I gave them 5 stars because they have been super helpful especially during these tough times in Covid. They are all very understanding. I am very grateful that the whole office staff, including maintenance, have been putting a lot of hard work and thought into making these apartments a wonderful place to live.

Complex allows 6-10 adults to live in a 2brm apt. Your water bill is divided evenly. That means you’re overpaying when the complex allows this to happen. It’s also a fire code violation. Reporting this soon. Maybe the complex will start following the rules.

Unsafe. Do not rent here. They lease apartments to large groups. I am 100 percent certain they all don’t go thru background checks. Loud parties. You bring this to the office and keep getting the run around. You ask a question and never get any responses. Over priced. If safety is something you want don’t rent.

We have lived here for close to a year now. Our apartment is on the top floor of the K building with a really great view of the pond. Once moved in our two bedroom apartment feels warm and very homey. Every day we see improvements in the property being made. The staff in the office as well as the maintenance crew are very helpful and do everything they can to help us when needed. This complex is very large so I find it impressive these people do so well managing the property. We are looking forward to staying another year!

To start with the good, I love the location - Everything I need is very close to me. Other than that, its hard to find something good to say about Woodlake. Parking is all right - Not particularly bad or good. The work out equipment in the rec room is terrible and almost unusable. They dont refill the dog waste bags for a while when theyre empty, leading to people not cleaning up after their dogs. The staff has not been friendly or very helpful since Woodlake changed owners. I rarely get notified when I get packages. Maintenance does a poor job and has left a mess almost every time, plus they dont notify you when the job is done. Rent is high (Though its high most places around here). Finally, as if all of that wasnt enough, I filled out a survey once and got an email from someone high up (I forget their actual title) asking to send him an email if I wanted to talk about the issues I was having. I sent one and never heard back from him. Dont live here - Its not worth it.

Would give zero stars if I could. Towed my car in a covered space that I pay for. they sent a confusing map of pavement repainting days that were not specific. As I pay for this spot it shows how poor the service is that they couldn’t call before towing and needing to pay $310. these people will rip you off, go elsewhere.

Ive lived at the Woodlake Apartments for over a year. The complex is overall nice, and the leasing office is very friendly and helpful. The property manager, Eduardo, is top notch and shows genuine interest in his tenants and into improving the complex. Overall, my wife and I feel safe here and have not had negative experiences with other residents. I do believe the office takes any concerns seriously. One aspect that weve personally enjoyed is the park next door which is being renovated and turned into a dog-friendly park with trails winding through the trees. This was a good improvement as prior to this it was secluded and prone to some sketchy activity.

Woodlake management is super helpful with anything you need as far as they are able (they must abide by fair housing laws and they do so.) They give you options for whatever you need help for. Maintenance is on top of fixing things in the apartment. Freeway may be close, but you can really hear it. Close to a dog walking trail but even if you dont have a dog, its nice to go on.

Ive lived here for 7 years and Ive never seen any crime or drug activity like the one star reviews below describe. Im not sure who those people are but they havent ever lived in these apartments. Theres not prostitutes and theres definitely not heroin needles everywhere, I take my dog out several times a day and Ive been all over the complex and have never seen anything like what they describe. The community is nice and quiet, the green areas around the complex are awesome, and theres plenty of parks in very close proximity. The park & ride nearby and the highway make getting anywhere relatively easy.Management changed a couple of years ago and they seem to be doing better regarding packages (theres an amazon hub now) and refilling the dog bags, as well as maintaining the grounds a bit better. The apartments are generally nice and relatively well updated.I havent had many interactions with management but they have been friendly, and a couple of the maintenance guys I have met have been nice and helpful.I just wish everyone would stop upping the rent so much every year!

I have lived here for a year and a half. The atmosphere is warm and the neighbors talk to each other. The pond is wild and there are trees and moss. Not everyone like wilderness, but if you live in a city like Kirkland its rare and valuable. The maintenance staff is prompt and effective. The do have several people work on every problem, but they replace anything. The apartments are old. I had to have a sink and the entire porch replaced. The maintenance is scheduled and courteous. The office staff remembers me by name and apartment number and are always available for any questions. Its a friendly atmosphere that I value.

We had conversation with the manager, Samantha and it’s was in long weekend. She said that they drop the price because of holiday and if we submit the application before the holiday, we would get excatly price she told us. And she wrote down the price for sure. When we start the application, we found the price on web was different and we had nowhere to ask because of the long weekend. I sent her a email about the price and all other question before I submit the application, of course, she didn’t reply immediately! After the application got approved, she said sorry the price is the price on web everything is done online. You can’t got the discount!! And we cannot get $330 for application back!!! The other guy call himself as manager Ignored the truth and just covered for her. Shame on you! Liars!

I have been living here in this apartment since 4 mths, I never had any complaint with the previous staff, however, this month, I got charged extra amount on my rent bill, so called them for a query. One of the new staff member (Dan) answered the call and without checking and assisting us, rudely said that he cannot do anything and hung up on me. This is not the customer service we ever expect from any staff.Next very minute , I called again, and finally was able to get Shannon who quickly checked and responded back patiently by waiving that wrong amount on our bill.I feel that Dan should really learn something from Shannon and should be polite with his customers. This is not the way the customer service should be done.

If you want to deal with black mold, rat infestations and a horrendous staff, this is the place to move. When told we had a rat infestation, the staff ignored us saying we were incorrect. They had done some maintenance previously. We had to DEMAND that a crew come and investigate, and even then- the crew insulted us saying where we believed the rats were coming from was highly unlikely. Low and behold, we pull our stove out ourselves and there is the hole from their construction that they lazily left... and rat droppings. My across the way neighbor had the apartments come in to check for black mold.. this was concerning. So we suggested that they also check our apartment. When confronted, they acted as though the situation was completely false, lying to my face about what was really happening. When I saw them demo the walls outside of our buildings during their MOST RECENT remodel, you could clearly see the black mold they painted over and ignored. They leave the garbage bins over flowing, glass everywhere. They dont refill the dog bag stations. The icing on the cake of our entire experience with woodlake apartments.. a YEAR later they send our cosigner into collections without one notice of owing anything. Apparently when you move out, you must pay for the standard rental payment grace period, which was never explicitly discussed during the move out process. When the new manager at woodlake was confronted about the fact we never received one notice, he mentioned it wasnt his problem and that you ruined your own credit.Overall, the buildings are infested with vermin and mold, the parking is horrendous, the staff is lazy, rude and just absolute garbage. Do yourself a favor and find a different complex.

Woodlake Apartments are a haven for illegal activity. I moved to Kirkland from Tacoma, WA because I wanted my son to have an opportunity to grow up in a safe neighborhood and get a good education. Well, during the time of living in woodlake my son who is 14 years old was jumped and robbed on his way home from Juanita High School by what he said to 5 mexicans who were wearing blue bandanas over their face. He told the police that they jumped him for being black. These apartments have am issue with open air drug sales and prostitution as well. Oh yeah i forgot to mention my family heard gunshots 2 times as well..

I have been here for 5 months, they are ALWAYS charging me late fees for no reason. The very first month I got a bill go over $2,000 dollars!! On late fees because they misplaced my check, didnt cash it till the 14th and I was being punished for their mistake. Try to fix late fees every month since then. They always say they will fix it but by the next month I still have the dumb fees. They were absolutely rude when we try to fix the issue. And yes, the spider thing is just out of control. I dont know what I hate more, spiders or the management team. Last time I was I that office I told the lady that I will call a lawyer cause I have all the papers to probe I have been paying and they keep on saying that I have late fees. Cant wait for the lease to end so I can get the hell out of here.

I have lived here for about a year and a half now, and would not recommend this place to anyone. When we first moved in, the office staff were great, but since then they have left. There is an issue with communication and basic kindness with some of the current staff. We have had some very unpleasant interactions with some of the staff regarding legitimate issues like garbage/recycling recepticals being constantly overflowed, the immense pest control problem inside and outside of our apartment, etc.One of the previous high rating reviews was written by an office staff member (Cody) who lives here and then replied to by the manager (Kevin), his boss. It is also the same review he wrote on yelp, after he started working here.A year ago, even before the remodeling, I would have given Woodlake a great review. But now, I would not recommend this complex to anyone due to the lack of maintenance, customer service, and the increase in prices that are nowhere near the worth of living here.

Ever since switching management to Pinnacle, Woodlake has seriously gone down hill. The maintenance team is unreliable and never available and requests go weeks without being addressed. Due to the lack of upkeep, the spiders are out of control. The rent is FAR too high for the amenities provided and I would not recommend Woodlake to anyone under the current management team.

To start with, I have to say I’m pretty shocked to read the one star reviews about the crime activity and drug use. I’m not saying it’s not true, but just I never saw or experienced at woodlake. My neighbors were super nice and kept to themselves. I once went overseas for 3 weeks and left my car parked outside of my building as usual and it stayed untouched. The area seemed actually nice to me- close to shopping and a library. It’s a few minute walk to the park and ride, which I never used but I know many did so I’m sure they found the location convenient. My apartment had some issues, such as mold. Some of the appliances could have been upgraded, my washer and drier didn’t work that well. The thing I disliked the most about my apartment was how dark it was. I had to have the light on at all times throughout the day. It also made staying there quite depressing. But on the flip side, most appliances were good, the unit was spacious and updated.Toward the end of my stay they renovated the gym and made it really nice with decent equipment, it was a joke before that. The staff was always nice and professional, they always answered my questions in a timely manner and were very fair with returning my deposit after I moved out.Overall, I think woodlake is an okay place to live. What’s unfortunate is how expensive the area is in general. I made decent money working in Bellevue and woodlake were what I could afford in what I thought was a nice area, close to my job. I eventually decided there was no point staying in Kirkland or the greater Seattle area in general as it’s way overrated, with sky rocketing cost of living, crappy weather and a general sense of gloom.

Writing reviews for places really isnt my thing but after I saw the nasty reviews on here about this place, I wanted to add my two cents in.Ive lived at Woodlake for about two years now with my girlfriend and Ive enjoyed it quite a bit. Nadine was the person that helped me out when I got here and she was so sweet, I got a cavity from just touring with her. Shes gone now to do her own thing and her replacements (Cody and Mikayla) have been nothing but nice. I generally keep to myself but every time I go down there, I am greeted with happy faces and they help me with what I need. I went down there to have someone fix something in my apartment and within a day or two, the maintenance team came in and fixed it while I was at work! Like sneaky little repair ninjas. As for the place itself, it is old as hell and its nice to see them doing something about it. The new guard rails for my balcony and paint job for my building look sharp. Its weird to see what my downstairs have on their patio since they took our the barriers there but it gives me a reason to wave at them when I walk up. My apartment itself looks a ton better since the renovation. Was all this inconvenient? Yeah at sometimes but its nice to see them not let the place get run down. One thing I love about this place the most is the location. I am a terrible car owner and as a result, I havent had one for a few years. With the Totem Lake Transit Center and Kingsgate Park and Ride, I havent need them. Its about a 10 to 15 minute walk and they have buses that go everywhere I need. Walking to the store can be a bit of a trek but my butt needs the exercise. This place has its cons like the entry sometimes turning into a swamp and parking getting a bit crowded but all in all, I like living here. Its a great location, good apartment at an amazing price!

I lived here for a year. I was counting the days untill my lease was up. Some of the outlets didnt work. Every time I turned on my microwave it threw the breaker for the kitchen. They tried to tell me my microwave was too powerfull but I have used it in every other apartment Ive been in and it didnt do that. When my roomate turned on the shower in his bathroom it sounded like an air horn going off. When I moved out there were 2 different people sleeping in there cars in our parking lot. This was the worst apartment Ive ever lived in. I dont recomend it.

My friend and I have lived here at Woodlake for almost a year now. I can already tell you that it will be almost impossible for them to get us to leave. They could double our rent for all I care. When we were searching, the woman who showed us our apartment was just about the sweetest person I have ever met. Herself and the rest of the staff have continued to be so polite, and quick to address any concerns weve ever had. The few times that we have had a maintenance issue, the staff has been over to the apartment within a few minutes. They are always very kind and respectful of our space, and are out of there in a very timely manner. The location is amazing. There are about 3 grocery stores within a mile, three or four strip malls, a few different gyms, the park and ride, and the freeway. My room mates car broke down a few months after we moved in, and he didnt even bother fixing it. The park and ride is close enough for him to walk to in the morning, and so is the grocery store. I commute to Tukwilla every day, it takes me about 2 minutes before Im on the 405.The property is gorgeous. Even though its right off the freeway, it feels like you are in the middle of nowhere. Its very quiet, open, and full of trees. The pond is awesome, We spent a lot of time playing catch in the picnic area this summer. Theres a landscaping team that cleans the property every Friday morning, and every time there is a wind storm. It always looks beautiful. The privacy and space is HUGE for me. I hated living in the city. Its very quiet at night, Ive never even heard my neighbors from inside my apartment. I have met a lot of the people around me, and they are so nice. There doesnt seem to be very many teenagers, or party types in the neighborhood, which is very comforting to me.The one complaint that I did have, was that he cabinets were a bit dated and the kitchen looked old. Everything worked great, it was just lacking in aesthetic appeal. HOWEVER, they recently told us that they have been renovating the entire property, and they will be rebuilding our kitchen for us in January. The price is increasing a bit, but from what Ive seen our rent will still be cheaper than just about every other complex on the east side. There are a few more affordable options, but like I said, they could probably double my rent and I would still stay. Ive never been happier with an apartment. This place pretty much takes the cake for me. Love it.

Normally I dont write reviews, and I wasnt going to in this case either. However, as I was looking for the email address to email the apartment complex about yet another problem Ive been having, I noticed the most recent five star review by Cody Neilson, which absolutely infuriated me… He works in the front office. The only competent person working at this apartment complex moved out of state in February. This complex has gnats everywhere in the summer months. Clouds of them. There is a terrible spider problem as well. The pond is a smelly swamp. The recycle and garbage bins are constantly overflowing with trash. I live on my own and take it out about once a week… every time, I have to maneuver my trash into the receptacle. About a month ago, one of their carports fell on top of my car on a Friday evening around 430 due to someone hitting it. I was told by the office manager that he was trying to get a forklift out, if he couldnt get one that day it would be Sunday or Monday at the latest. Meanwhile, the firemen are there, balling up the rotten wood of the carport in their hands. My downstairs neighbor, Patrick, expressed his concern in parking under a neighboring carport due to the rot and explained that about a year ago another carport had fallen due to rot in bad weather. To this, CODY NEILSON the five star reviewer replies I dont blame you. I received no phone call from anyone all weekend and had to walk to the front office Monday evening to get an answer. Tuesday morning, FINALLY, they were able to get my car out. That day, they were supposed to call my mother and let her know when the forklift would be there so she could drive my car out. It was supposed to be there by 11. At 130 PM, my mom drove to the complex to see that the carport had been removed from my car, so she left. A little while later, the woman working the front office called her and tried to play like the forklift people had just left. When she explained she had already been up there, the lady changed her tune and apologized for the delay in calling. After that Friday, seemed like the apartment manager was avoiding me like the plague.Over that weekend, I stepped out only to have my foot go through the soggy mess that they call a deck. They replaced the deck in a timely manner, probably only because I would have been seriously injured if they hadnt. That next week I was due to have a live in renovation done. They started charging me increased rent for the renovation when I signed my lease in February. They started renovations April 20th. I was told I would be getting all new flooring and all new appliances. Come the end of the renovation, I have used and absolutely FILTHY appliances, they only replaced half the flooring (I had literally joked in the past about them sawing the carpeting and only replacing half of it. Not so funny anymore.) I was also under the impression I would be getting a new washer and dryer, but was told that was not included in the new appliances. I had to fight in order to get a new one, because my current is probably the first stackable ever made. There is literally a hole burning in the back of it. I was supposed to be getting that new washer and dryer the next week after the renovation, but still have the same old fire hazard. Thats what I was emailing about this morning when I found Codys review and had to write one of my own.Every time I see someone drive into this complex with a Uhaul ready to move in, I pity them. Seriously. I am kicking myself for signing another lease. I cant wait to get out of here. Mind you this is coming from an ACTUAL tenant that DOES NOT work at the complex. Yes, this complex is newly renovated but with cheap flooring and used appliances. The same rent you would pay here would get you a much better deal at a different complex… Even if its just not dealing with clearly quick, polite, and helpful staff! Right. Please do yourself a favor and DO NOT MOVE HERE!!!

Though all the front office staff are great and friendly I would still say do not live here. The apt has had some bad reviews regarding mold. The only mold issues that I have had are around all of the windows in-which I have to clean about once a week so I would say that they finally got that under control, but I notice that all my clothes, and my hair, smell like mildew. Its quite potent in my opinion and I think the problem is in the wood. They also have HIGH FEES. Though this one is my fault I didnt realize that their rent is due by the 3rd and not by the 5th of each month. Their fee is 10% of what your rent amount is PLUS another 5 dollars a day. Their WSG is also not included. I wish that I wasnt in such a hurry to move because I could have had a better deal somewhere else. They hardly ever answer the phone at the front office which is really the most frustrating part for me living here... They may answer the phone, and return a call, about 10% of the time.. Also when I needed to call their emergency line they NEVER answered passed biz hours!! Not only that there is a communication problem with putting in emergency calls because they never seemed to have recieved the order lol. ALSO, last thing here, everything is falling apart. Two of my kitchen cupbords have just fallen off!!!! Im lucky I was never hurt... both times lol. The handle from a kitchen drawer just came off, my towell rack keeps coming appart no matter how hard I tighten it... the place is put together very poorly with cheap parts. Like I said all the staff are very friendly and try to help as much as they can, but the place smells, its expensive, its put together very poorly, there is poor comunication, and the staff are hard to get a hold of.
