Ever since Avenue 5 took over quality has decreased drastically while prices have increased. The maintenance team avoids work. Most front office workers are filling in for a day and can’t give any good answers. Packages everywhere. Would not recommend.

My wife and I moved into Waterscape after being displaced from our home due to a Christmas Eve fire. We looked at multiple properties, including rental homes, but ultimately chose Waterscape. We have been extremely happy with our decision - great 2 bedroom unit, nice location, and close to our home as it gets restored. A special shout out goes to Ryan, as he was a pleasure to work with during the application and move in process. His friendly and professional demeanor will forever be appreciated. THANKS

Be aware, the door lock in this apartment is digital. If you lock you outside your room after 6 pm, you will be charged 250 bucks for having someone just come here less than 5 minutes. Super unreasonable charges!!!

I am very disappointed in this property. I have come in to try and tour two different times over the last few weeks and both days I arrived, one a Monday and one on Thursday, I was told to come back by which I assume was the manager since she was in the back private office. She told me to come back in an hour didn’t offer me any info and just said I’m really busy, come back in an hour when my leasing staff is back from lunch. I mean you’re to busy to show someone an apartment? Luckily I ended up renting across the parking lot at Salix apartments. I wasn’t even considering them since the specials advertised for waterscape at Juanita village were significantly better. Clearly my business wasn’t wanted here and she made it clear.

We lived in Waterscape Juanita apartments for about 18 months. One thing to note first is that this place is not designed for a family with small kids, which is the main reason most of the tenants are young single/ couples, short term stayers or the elderly. An example is that the apartment doors cannot be locked from the inside... Also there are are no amenities for this class of residents at Waterscape.Also to note is that there is no limit for the size of pets at Waterscape and some people have 2-3 big dogs they cant even control, which makes having a small kid more difficult.The worst part of the experience is when we were about to leave the place. Quite contrary to when we came in for the first time to inspect and sign the contract, the management team turned their back on us. We were treated disrespectfully over and over again and didnt even receive responses to our emails.We had to extend our stay a couple of months due to the government mandated COVID-19 pandemic lock-down. Even then the management increased our rent by about 15% and added a $1000 month to month fee on top of that. The new rent was more that what our unit was advertised for on their website. The didnt event listen to us when we told them they shouldnt do that until a new management team took over.We spoke to some of our neighbors in the community and everyone agreed Waterscape has gone nose down in the last year or so.

I have mostly positive things to say about living here. The one complaint I have is the noise of Juanita Village, which isnt Waterscapes fault. Garbage/Recycling trucks arrive almost daily by 7am to handle the dozens of bins from all the apartments, gardening and leaf blowers for long periods of time to maintain the nearby buildings, pressure washing sidewalks early morning, moving trucks daily, etc. Apartment living has its challenges for sure, but Ill be seeking a quieter location to live after my lease is up. Not knowing the area at all, Im glad this was a first stop for me upon moving to Washington. The building is very secure, which is more than I can say for my previous spot. Living by the beach park is a real perk. The people in the leasing office are nice and helpful.

Just completed a short term rental for about 5 months. I cant say enough good things about Waterscape at Juanita Village. The rental market in Kirkland is expensive no matter where you live and this place more than makes up for the expense....beautiful, clean, well kept, apartments in a GREAT location (I walked to everything) and top shelf customer service -- honest, responsive, caring. Caroline (mgr) and her team -- from leasing agents to maintenance to housekeepers are superb. Thanks for a great experience.

We absolutely love our home! The location is amazing right near the water, parks, and walking trails. The office members are so friendly and helpful. We have the best amenities compared to all the apartment surrounding us, and the security of the building is great. We would recommend living at Waterscape to anyone!

I have lived at Waterscape since it opened in the summer of 2013 and am in the process of re-signing my lease again. I have really enjoyed the location and the park like setting. I feel very safe walking my dog out in the late evening. The residents are multi- generational which makes it feel like a neighborhood, not just a building full of people. The staff is quick to address any concerns. I am looking forward to another good year here!

This is definitely the best apartment I have lived in. Not only is the location amazing (Juanita Village - shops, restaurants, and more!), and steps away from the beach, but the apartments are clean and modern, and this is by far the best management team Ive ever had. Caroline has been amazing since before we ever moved in, and she and her team have made our experience nothing short of great. We love it here :)

Nice apartments. We stayed here a year back so the staff was great as well. We had to move out as they increased the rental and it became too much to pay for a 2 bedroom apartment. I took off two stars for the rapid increase in rent on renewal.

The maintenance staff is spectacular led by Steve. They go above and beyond to make sure the community is kept in working order while fulfilling apartment maintenance requests in a timely manner. They are on call 24/7 and actually respond during early morning hours, which means they are truly on call 24/7. Not only do they do their jobs well, they are very personable and friendly. Steve has strong leadership skills and has led his team efficiently and effectively. Compliments are due when it is deserved.

Ive lived at the Waterscape at Juanita Village for over 4 years now (in the same unit) and I think its a great spot because of the 1) value for money relative to distance to the water, downtown Kirkland and Bellevue, and the freeway, 2) super helpful leasing and front office staff, and 3) hands down the best, most responsive, most friendly maintenance staff Ive ever seen. Steve and Cody and the team are hands on, capable, and exemplary in their work. Most of my requests are completed the same day if not within 1-2 days. The grounds are kept clean, theyre safe, and issues (like garage and parking) are communicated well.

This place used to be great when we first moved in. New apartment, gym, resident lounge, friendly service. Things have gone down hill since Wes (the property manager) and his assistant (Emily) left. The new management team here has a couldnt-care-less attitude and have ignored my emails multiple times. I need to reach out to them multiple times to have my request done. Now they charge $125 just to use the lounge from 1-4 hours and $225 from 4-8 hours. Seriously? As if the rent here hasnt been expensive enough. Definitely will move out when our lease expires. Not recommended anymore.

We have lived at Waterscape for a total of 3 years and have loved our experience! The location is steps away from Juanita Beach (it doesnt get better than that!) and you have restaurants/Walgreens/dry cleaning/exercise/cafes/salons conveniently located right in the village. The amenities are the best in the area, esp their rooftop that overlooks Lake Washington. But what really tops this place off is the staff, everyone is so friendly and helpful and youre always greeted with a smile. The maintenance manager and team goes above and beyond, Steve and Cody rock!!! They too are incredibly genuinely nice and help in any way they can. I have not been paid for this review, we are moving due to purchasing a home and while that is exciting it will be sad to leave this place filled with so many amazing memories and experiences!

Huge thank you to Wes (property manager), Steve (facility manager) & the rest of the Waterscape team. We decided to move in to this lake-front apartment complex late May of 2016 and it turned out to be the best living experience thus far in our lives. From day one, the team showed us respect, courtesy and more importantly treated us like family. I credit the leadership style of Wes and the expertise/know-how of their facility manager Steve. About 7 month in to our time at The Waterscape, we decided purchasing a home would be our next venture. Wes worked closely with us to ensure our living situatuation & exit transition process was not only possible, but would not hinder our dream. We cant thank him & the team enough for their unyielding support. If you are looking for a centralized yet small town feel, lake front views, proximity to great eateries and modern/quality living experiences - I wouldnt recommend anyone other than Wes & The Waterscape.

Very rude people. We were charged for carpet and painting although there was no damage to the walls or carpet.Blinds just break with normal use. Beware they will charge you for them when you leave. The water bill is about 150$ on top of the rent. Also there is extra garbage disposal fee although the garbage room smells frequently. Parking is quite expensive for the area. Please stay away if you can.

Wow.....what a trap. If you want to feel terrible about the state of the Seattle rental economy then rent with UDR Management and Waterscape at Juanita Village. The hidden fees, the move out cost (nearly $3000 for our final 5 days) and the carelessness with which the management operates is stunning in its cold, corporate greed. Please avoid these leeches.

We toured this place and the agent wasnt very knowledgeable. We went out onto the terrace and the grill had been left on. Also, they have a nice terrace but they dont allow dogs on it. Prices were good, but I worry that management is rather poor.

I’m happy to share the experience we had in waterscape in the past one year.I love everything about waterscape.It is located much nearer to the Juanita lake, so I could go there for a walk often.It helps me to be physically active.There are many shops around waterscape including few grocery stores and coffee shops, so that I could walk and get anything that I need in case of urgency.I joined yoga after I moved to waterscape since it took me few minutes to reach there by walk.I’m thankful to that since yoga brought many positive changes to my life.Coming to the apartment, it is spacious and well designed. Especially, the patio in the second floor is beautiful. I have never seen anything like that before. In summer, I could come out and get some fresh air.The people here are friendly and the maintenance team is great! Doing their job in time. These are all things that made me resign my lease:)

My fiancé and I lived in this building for a year. We would have lived here forever if we didnt end up buying our first home. Waterscape was more like a home than any other apartment community either of us had lived in. We moved from busy, bustling, hip Capitol Hill and we like to joke we traded the drunken disorderly and fire sirens to birds chirping and children laughing here in Juanita.Waterscape is clean, family friendly, homey, and warm. Its feels more like a hotel than it does an apartment community. The amenities are amazing, residents barely use them - if you live here: be the people who use them. They are worth it. Weve spent countless evenings barbecuing on the rooftop deck, walking along the water on the boardwalk, and in the theater room. I use the community room as my office a lot and it is always my favorite place to work. We have made great friends with our neighbors whose friendships will continue even after moving.All of this is great, but what sets waterscape a part is the people. The front desk/leasing staff has changed a few times but they are always sweet, helpful, and knowledgeable. Wes the manager does a great job ensuring the team he builds is top notch. The two pillars of this community, Wes and Steve, are irreplaceable. They have become part of our family.Wes would do anything for his residents and goes above and beyond his job requirements. He is kind, caring, fair, thoughtful, professional when its called for, and neighborly when its called for. He is constantly working on improving himself, his property, his team, and the experience his residents have while living here. If you ever have a complaint or challenge, Wes listens, expresses compassion, takes action immediately and updates you with progress.Steve is the kind of person thats makes you feel like youre his best friend or youve known him forever. He is smart, quick, and personally invested in every project he works on. He will stop whatever he is doing to say hello and ask how your day is going with the greatest sincerity. He treats every resident and project as his #1 priority and has excellent communication skills. He is equal parts professional and personable. I always looked forward to him coming to do projects in our unit- if you live here make sure you bake him chocolate chip cookies and give him a Diet Coke, he loves them.Both gentleman made living at Waterscape a truly amazing experience and I will never forget them. The most notable part of both of them is how safe I always felt. As a young woman, in past buildings I had felt uncomfortable being alone with staff or not always secure in the building. Waterscape is the complete opposite. I would trust Wes and Steve with my life and always felt safe alone in my unit with them. Beyond that, it was always comforting knowing they were there and only a phone call or elevator ride away. They are both men of outstanding character.If youre debating living here, go sign a lease. It will be the best move youve ever made. We will miss the neighbors, team, and area dearly.

Waterscape is a great building in an ideal part of the East Side. Its right next to the Juanita Bay Beach Park - a beautiful dog and kid-friendly park on the lake. The immediate area is very chill, despite being close to DT Kirkland and Bellevue. Excellent restaurants, like Shibu Ramen and Padria are just a quick walk away.But the best part of living in this building is the awesome staff. Theyre friendly, responsive, and just great people to run into.

If I could give negative stars, I would. I moved out because I essentially got kicked out of my apartment due to electrical issues and poor customer service (see attached picture). I would also add that parking was always an issue and I could always hear my neighbor through the walls. After I moved out, I received a $300 cleaning fee when I cleaned the apartment for 3 days and hired a professional carpet cleaner (see other picture). I attempted to get in contact with Waterscape to provide EVIDENCE to why I needed to pay $300 for a cleaning fee. They sent me the same attached document (see 3rd picture) three times even after I told them, I cant view the pictures youve sent me. There Xed out. After I thought this was enough, I told corporate that I would contact an attorney for not providing evidence for my cleaning fee and they sent me to NCC Collections.
