I live here currently and it’s cool. It’s a nice 2 bedroom townhouse, they’re older apartments with not many updates but it has what you need and is appropriately priced. The ladies in the office are so sweet and professional. Whenever I have a maintenance request, they are on it! They say 24 hours but the guys are always at my door within hours. You honestly can’t ask for better service. They’re conveniently located near the freeways and there’s not much traffic in the area. As far as cons, there’s not enough visitor parking. Your unit only comes with one assigned parking and no, you can’t purchase an additional spot monthly like most properties. There’s only enough spots for each apartment to have one space. Secondly, none of the gym equipment works. Even though it’s only a few pieces of equipment in there, it would have been nice to be able to use it. This wasn’t made known to me before moving in. I went and got a gym membership elsewhere which is probably better anyway. I also don’t like that the walls are so thin. I can hear my neighbors often and I’m sure they can hear me as well. Last con is not being to utilize my front door really. My apartment is off the main road and parking is in the back. It would be nice for my guests to enter through the front where it is more aesthetically pleasing but we all go through the patio door through the kitchen which I don’t like. It also looks rougher when you walk through the parking lot and often smells like pee because of all the pets. It’s not a good first impression of the property for my guests. For the most part though, it’s a decent property and I plan on living here for a couple more years.

Slightly cheaper than some Apartments in the area, but it does not have a proper GYM, and the apartments is pretty old.Its average.

My wife and I have lived here for over five years (moved in 06/2014) and while weve had ups and downs during that time the past year and change has been transformative and remarkable.The current management is by far the best, not only here, but anywhere weve lived, and they are funny, lively, people who really show that they care and are doing a lot to invest back into the property.

I have lived here since 11/2018 and so far it has been great. I live in a one bedroom that was remodeled and is close to my covered parking. The office staff is so friendly they truly are sweet ladies. They love their pets my dog gets a treat everytime he comes to visit them. Maintenance is on top of everything. I had an ac issue and Daniel came and made sure my ac was working. Being on the bus line helps when I want to just jump on the bus to go to school. The area is very pricey since its inner loop, they make it affordable. Customers service is the absolute best.

Having seen a few of my sons previous rental mistakes my wife and I were pleasantly surprised when we arrived in Houston to check out his digs. Nicely appointed and larger than expected.The on site manager Theresa was a delight. Nice to hear can do and actually feel like they take an interest in the clientele.I guess the change in management has already been effective.

Been here for a few months and its been great!Most of the negative reviews were for the previous manager.Theyre in the process of growth and upgrading everything!The ladies at the office were very nice and helpful with everything. Its a quiet area and not too far from the city yet not too far as well.Prices are reasonable and its a real safe place to life at. Theres also a nice running trail right across the street.Youre in the middle of everything yet far from all the noise and crime.Were all working to put food on the table here. Cut them a break and give it some time with their new team!

Ive been living here for last 2 years. Its just the right apartment I was looking for. Great price, nice support staff, convenient location, friendly community. The manager Theresa is nice and helpful person.The change in management has already been effective and they are changing/upgrading everything.I will recommend the property because of nice management and maintainance are really nice

The new manager Mrs.Perla is AMAZING! The maintenance team is quick to respond to any work orders I’ve had. one night my AC went out at 12AM,Pedro was quick to make sure I was taken care of. They really do care about the residents. It’s also in an AMAZING location! Would 10/10 recomend

I lived at the Felix for 2 years and would have resigned if I could have. Sure the place is old a bit run down and you can pretty much never get anyone from the office on the phone, but its the most pleasant complex Ive ever lived in. Parking is awesome, neighbors are nice and quiet, and I never worried about my safety there. I never had any issues with maintenance or water/power. Nothing like that, and when I moved out, I got my deposit back no problem. Another thing I really liked about this complex is the location. It seems far from everything, but the minimal traffic in that area makes it a short trip to anywhere youre going.

Lived in the apartments since 1996 and am still here. These apartments are well maintained since I have been here. They built a wheelchair ramp so we could get to the pool and laundry rooms, Bus routes and close and easy to catch. Library near by. The apartments are nice in-side.The pool and grounds are well maintained. The manager and maintenance are very professional. This is a really nice place to call home. Pets are welcome but you pay a monthly pet rent and deposits are required but my cat is worth it. I will recommend the property because the people in the office and maintainance are really nice and very willing to work with you to get any repair issues resolved.

Everything being said by the person before me is true. The leasing office is ridiculous here. They are now closed on the weekends and the woman who works there now leaves early on a regular basis. The sign says open until 5:30pm and shes left as early as 4pm on a FRIDAY, which is unacceptable considering we have no access to the office on the weekends. Its infuriating.Ive been here for two years and have had multiple maintenance issues. For awhile it felt like something was breaking down weekly but I will say that maintenance is awesome -they fix everything and anything you need within a day if that. The community itself is really diverse and pleasant. Ive enjoyed my neighbors. The prices are just getting too high for such out of date units. Ive been looking around and am completely wowed by the little things that most modern apartments offer that this complex doesnt. They offer upgrades but its not worth it considering whats included and what the price per month would be. Its been ok while it lasted but Im definitely moving to get more for my money elsewhere.

Worlds best , Cleanest , healthiest Environment to live .... These apartments are amazing .... Under Cover Security guards with Shoot on sight skills.... Worlds best Gym here . Elevator for elderly people . You name the amenities they got it. Chinese management running the Show Like Never Before. Unbelievable satisfaction Makes me wana SUICIDE sometimes .... Feels like life is complete at these apartments.

It was okay woulda been nice if it wasnt for nasty neighbors causing a pest problem but the office manager Pearla is a sweetheart & AWESOME❤😇😇

Management team is stellar, maintenance is fast and the rent is reasonable.

I lived here for three years and stayed here for location and affordability. There is a variety of residents who live in this apartment complex who have been long time residents including families with small children. The office staff have always been friendly and maintenance was quick when work orders were placed. There is an elevator in the complex which made it easier to live in the third floor. I lived here for two of the major floods these past couple of years and unlike other places the water did not reach the apartment complex and it cleared up quickly allowing easier access to 610. Management has changed over the past few years since the apartment complex was purchased by a new owner I think. Angel and Teresa the office staff were very helpful, they know residents by name and apartment number and are also quick to resolve issues if any. I highly recommend this apartment complex to anybody considering living in this area.

DO NOT EVEN CONSIDER RENTING FROM THESE PEOPLE!!! Management is horrible and never available. Just today me and about 3 other residents were waiting at 4:50pm and the manager was already gone. People couldnt pay their rent, talk about lease agreements, or pick up their packages since the manager is so hard to get a hold of. She does not return calls, even weeks after. They no longer have weekend hours, so if you work an 8 to 5 pm job, there is NO way you can get a hold of management. They leave early on a regular basis, this is not the first time.Neighbors have also complained about having bedbugs and fleas in the apartments, it is really disgusting. There is also pigeon poop in the walkways, it seems that there is always something that is being fixed or renovated but its just because these apartments are falling apart. Unless you cant afford anything better, I would strongly recommend against renting here....

Because there are too many details to list for a review, let me bottom line that, at this point, all the remodeling post-Harvey was for naught.Prior to Harvey, it was a cockroach paradise in my first apartment. Harvey then flooded my apartment with 17 of water.Post-Harvey, this is what my life was like in my apartment:- 8 total leaks in the bedroom, 7 from weather, 1 from a dish machine. Dish machine leak managed to destroy a mattress in the process.- No working dishwasher because nobody wanted to fix its major water retention problem. (That means that the water from the last wash was retained, making the next wash questionable). Ate from paper plates after I got tired of washing dishes by hand.- 2 spook knocks and a fight to get the light fixed outside my first apartment to deter strange people from knocking- Breakers that would trip due to age- Outlet breakers that would trip because the blender used too much electricity- Promises to move me that were then met with its better if you can stay in your apartment. The 8th leak and spook knocks changed that.- Cars with fake or expired paper plates canvassing the area- Loud shouting and music from time to timeAfter finally being moved to another apartment on site, this was life at that apartment:- 4 leaks, 3 through the A/C filter (try and figure that one), and 1 in the dining room. Dining room leak left puddles and ruined papers and property. The dining room leak was 8/13 and the current A/C filter leak was 8/14, back to back. A/C filter leaks were all due to weather.- 16 gun shots at 3:15a on a Friday morning. Confirmed that they were from the next door complex, but still way too close to the bedroom window, so spent the rest of the night on the floor behind my bed in the event more shots were heard.- A potential freon leak from the A/C due to the 8/14 leak. This has forced me to stay with family in the area for the remaining two weeks of my lease, or at least until they do proper repairs.- Constant bass reverb from whatever neighbors in upstairs apartments were listening to.- More canvassing by cars with fake/expired platesBecause this happened in two different apartments on site, I cannot recommend these apartments at all.

AREA AND SURROUNDINGS ARE GOOD! SO MANY UNETHICAL INDIAN STUDENTS ALL OVER THIS APPRTMENTS COMPLEX , TALKING LOUD AND WALKING ARROUND HERE N THERE.... GOING UP TO THE ROOF TOP EVEN IF ITS RESTRICTED DUE THESE WILD UNATHEICAL STUDENTS THIS PLACE LOOSING REAL RESIDENTS!

Ive lived here almost a year and love it.Great place, with great staff.Quiet, cozy, stress-free.

I moved here in November of 2018 when the new management owners had already come in (from Felix to Forty Fifty Five). This is one of the few areas in the Inner Loop where you can find such a location for the price. Perla and Monica are amazing hands down. My sister’s front desk at her complex a little more than a mile away wasn’t nearly as friendly, maintenance has always been quick to fix an issue, and I often see the owners of the complex working to solve any problems. Staff and owners are truly the best in this regard. The buildings are old, but each individual apartment underwent renovation from my understanding. My apartment was outfitted with new carpet, granite countertops and new appliances before I moved in so it looks beautiful. I’ve made amazing friends here in my short time, both among the staff and my neighbors.Some things to consider, there is a railroad nearby, but I don’t hear it very well when I’m indoors. I’ve seen some reviews about how loud it is, but I’m in one of the buildings closest to that side and don’t have a problem. It is also a very quiet community! This was a big dealbreaker for me because I came down from Kingwood where it’s very quiet and peaceful. I was very worried about “city problems” but have had not one issue. This community is very safe, the neighbors watch out for one another, and most of the residents here work in the medical center or are students at HCC or UH. This is the inner loop, you won’t find an apartment at this price anywhere nearby I can guarantee it.

Lived there a year ago and the property is not worth the price. I was not happy with the behavior of the office staff and they clearly did not care about the residents. Nothing was on time and they did always forget what they promised. Garbage collection was a mess and numerous times during the month the collector did not show up and you were still forced to pay the extra 25$. Have been living somewhere else since and I am happy I did not renew the lease with that high price. I even visited the office after a month because I had some online purchase which arrived at my previous address, the lady promised to call me back after asking the new residents and this never happened, no surprise!

Horrid management! Overpriced. Changed ownership 3 times in 3 years. It did flood 3 times in the last 3 years this one being the worst ever. If you like swimming stay. Glad we got out when we did. NOT RECOMMENDED!

Been here for almost 3 years. It has improved greatly over that time, in looks and management. Great Location and maintenance issues are often taken care of the same day.

I personally highly recommend the 40 fiftyfive Braeswood Apartments. Thanks to the very nice and considerate management persons like Angel, the apartment feels good. Bus 68 passes by the apartment to the TMC conveniently. The riveside of the Brays Bayou was re-constructed and it is definitely a pleasure to take a walk or jogging every morning or evening, as many people usually do!

My lease is approaching its end in February but I wanted to take the time to leave a review of my time here. I havent had a single issue with management or maintenance; the place was a great deal given price, size and location. The layouts are super cool, I almost got a 2 bedroom single floor plan but once I saw the townhome I fell in love with it. 3 patios, 2 floors? Super cool stairwells in some of them, I have suspended stairs- kind of a trendy, midcentury modern look. Granite counters every bathroom and kitchen. My front door also gives that old mid century look.The staff is also super helpful, Ive even gotten locked out twice before, middle of the night and knew a maintenance guy lived a couple doors down and he was not only willing to assist me but was very prompt and polite about it regardless of the fact I had to interrupt his life to help me with mine. I was very grateful for that.Ive had multiple packages brought to office and I get a text reminder that its there.Neighbors are decent for the most part lol. I try to keep to myself but I have some neighbors that are kind of annoying, not loud or anything though. But I mean that can happen anywhere. One lady came up and accused us scratching her car right in front of my sons medical supply delivery while we were signing for it, kind of embarrassing but whatever. Funny thing about that situation is that her cars nose is facing the left side of my car- given how the parking spaces are aligned- and she tried saying it was the right side of her car? Haha idk she was a little coocoo and ended up moving her space and never said a word about it again, so whatever. That incident speaks nothing of the complex or management itself though.Over all I loved my time here, still have a few months to go but I havent had any complaints thus far. 👍💖

The locality is awesome wheareas he customer service is pathetic. we lived at S Braeswood. The room we lived in had a water leakage issue from the AC Vent. despite numerous complaints, there is no response. The room is on 2nd floor and still it was flooded one rainy day and our kitchen and living rooms were wet. we havent got any compensations on top of that we were charged for maintenance. No replies to mails reg complaints. It is very nice place to live if there are no such issues. i hope the management will take it lil serious.

It was okay when i first moved in here, after like few months we were forced to have garbage container outside of the apartment with the fee of $25 so i started paying for that even though i was not happy, and recently i had to pay the penalty about $50 to leave the container outside of the apartment, it made me really upset after my explanation to them, but they didnt really care about it!expalined th

Unprofessional staff they commit something and dont follow Very Imp thing nobody has mention yet but be very caefull there are tonsssss of lizard roming around u r door as soon as open they run here and there its because ground are not clean plants are not taken care thats worts part of this apt leasing people dont do any thing abt it ground are so dirty i wont suggest this apt to any one stay away they fool u washer dryer in unit and just simple washing machine no dryer washing maching is so small u can fit 7 clothes at a time

Horrible, waaaaaay over priced for a rundown apartment. You can forget about taking a morning shower, and in the evening count on sewer gas rising for the toilets. Horrible place
