You would think that paying $600+ every month while living with 3 other people that your issues would be cared for and you wouldn’t get scammed. WRONG ! You will get BOGUS move out charges from damage that was already in the house. I am talking $500+ move out charges. my AC was broken on move in/move out day. We had a literal pumpkin patch growing in our yard that they mowed around. My shower was constantly breaking and was covered in rust when I moved in. These people are scam artists. All about that $$$

If I could rate this below a one I would. Be prepared for extra charges and a big fat bill when you move out. Like $ 600.00. We documented everything and spoke to management to no avail. Money machine.

I’ve lived at the cottages for the past 2 years and just signed my renewal for my last year! I really enjoy living at the cottages, if you need anything it’s really easy to reach out and get assistance quickly and the amenities are beautiful and maintained well! Update:Thank you for your response, however she was in there more than once before she moved home and you would do nothing about it. Thats why she was forced to stay in a hotel and then return home since there was NO action or support from management Even threw in her face that since her dad had called about it she should just talk to him. And maybe Ill add how last year her locks were changed on her while out of state then she was CHARGED to access her own apartment since she was given no new keys!! Absurd.My niece is moving out and hasnt been there in almost a month due to a huge termite infestation. They were flying up her drains, sink and bathtub, and flying all around. Termite guy said at least a 2 year problem. Cottages nor their upper management will do anything about it and shes paying for months shes not there and even having to stay in a hotel before she left. Despicable behavior towards college students!!!!!!

Living here is great! I live with two of my best friends and it’s honestly just so fun. The staff has always been nice and as helpful as they can be and I appreciate it. The only issue I have is with the change that was recently made with the front gate, other than that it’s pretty nice.

Really loved the people i met living here and do love the space. Out of the three places i have lived the cottages have been the best and felt the most safe!

Stayed here my first year at USM and although its a nice place the prices are outrageous. I shared a 5 bed and payed over 600/month for what was essentially a room with a bathroom and a shared living space. And the 5 bed is the cheapest you can get.

They are always so helpful with any questions i have and the cottages and all the amenities are so nice and clean!

Living here is so fun! It is close to campus, and they always have fun contests, events, and giveaways to keep the residents involved with each oter and the community! They are always quick to respond with solutions to any problems, and they are always willing to help out! The gated entrance provides security and allows the residents to feel safe and secure in their homes. I love living here at would highly reccommend it to all USM students and anyone else looking for a great place to live in Hattiesburg!

I love the feel and the look of the community, and how friendly the staff are. The apartments are well kept and I just love all the amenities and the safety!

Before I moved into the cottages everyone kept advising me not to live there due to all the bad experiences. However I did not listen to them and I regret it so much. The staff is very inconsiderate. The houses appear very nice but are made so cheap. They are also all about the money and are only worried about charging damage fees that do not make since. I got a hefty damage fee bill, yet when I checked my move out inspection, my room PASSED every inspection. I advise anyone to save their time and money and DO NOT live here.

The community is nice and etc. When you move in just know you are going to get charged for things that should’ve been replace before your moved in for example upstairs carpet and carpet on the stairs. My lease was up in July but I Moved Out June 4 I Still Had to pay for utilities that I didn’t even use ($75 for only 4 days) . There’s Just So Much Things ...You can move to WAYY better places in Hattiesburg And pay cheaper than to stay here . I currently stay in a Better community and my lights be $60 A Month for Only a 1 bedroom. This just lets me know that everyone is being overcharged .Best manager to talk to us Maggie . Loved the look and feel of community of the Cottages.... however, not worth what you pay for it in my opinion.You can get much better elsewhere and have less roommates for the price. Because it is a college community, there will be parties and they will be loud. If you want a quiet community, this is not for you!Also, when moving out, just know they will charge move out fees for things that needed to be replaced BEFORE you moved in!

I love living at the cottages. My apartment is great right around the street from USM. At first, I was a little nervous about living with people I didnt know but now we are closer than ever! the cottages helped me meet new people and i feel like I have known them forever. I feel so at home living in this community! Any issues that I had with the apartment, they came super fast and were always extremely nice. Everything is so easy to find and close. I highly recommend moving to the cottages if you haven’t already. I love it so much, I renewed my lease.

Dont waste your money. Rude staff that will charge you for damages that were there before you moved in. Its ran by a bunch of college students that cant fix anything for you and tell you the manager has to deal with this Much nicer and CHEAPER places to live in Hattiesburg :)

The Cottages has won awards from the Mississippi Apartment Association for its beautiful landscape, and it offers so much more. Possessing a unique townhouse-style architecture different from other student housing properties in the area, it has a true community feel that residents have loved.I worked there for three years, and since my departure, Courtney and her team have continued exceptional service while leading several A+ renovation projects. It’s a perfect choice for students and non-students alike.

If you are a student, or the parent of a student, and you are considering signing a lease with The Cottages, I can personally tell you that you will regret that decision. My daughters lived at The Cottages for three years. We CONSTANTLY dealt with rude management and ridiculous levels of ineptitude. My daughters moved into The Crown apartments right next door to the cottages two months ago. I can honestly say that it has been a WORLD of difference. The people at The Crown are super helpful and kind. I wish we had chosen the Crown for the entire length of their college careers! Three years at the Cottages was a HORRIBLE experience!! Believe me. There are better options.

I have enjoyed my time living at this resort-style community where I have met some amazing friends! The Cottages is a great place to live if youre attending USM, as it is super close to the school. 10/10

Living here during your lease is cool, until you move out and they charge you for things that literally don’t even exist just to file insurance claims. Avoid student living and get a regular apartment.

I have lived here for almost 2 years now and hands down it is the best rental place to live in Hattiesburg. My experience has been nothing but exceptional. If you are looking for a great apartment in the Hattiesburg area I would highly recommend.

I have been living here a little over a 2years now, and I’m currently in the process of renewing my lease for the 2020-2021 year; which by then would make me a 3year resident. The staff is wonderful, the maintenance team is very dependable when it comes to fixing a issue in a timely matter, I personally would definitely recommend the cottages to upcoming college students or college students looking for a nice apartment in the area or surrounding area.

I love living at The Cottages! I have lived here for almost 3 years. The staff is very friendly and maintenance responds to any problems the same day. The neighborhood is very safe and cozy and less than 5 minutes from campus! I love having my own space. Some of the lowest prices you’ll find for a community this nice in Hattiesburg.

I like staying at the cottages, it’s right around the corner from the school so you don’t have to worry about gas or a long drive. The amenities like free printing, computer lab, and gym are very useful. Staff is also very friendly and welcoming. The only thing I would say is that my dryer takes two rounds for it to dry my clothes completely. It’s not a huge deal breaker but it is annoying at time. Other than that I think it’s the better student apartments you can find in Hattiesburg compared to the others.

This is my first year at The Cottages of Hattiesburg, and I couldnt imagine living in another place! The Cottages experience has greatly contributed to my overall perspective of Hattiesburg, MS. The overall neighborhood is extremely nice and clean. It certainly gives you a sense of community from seeing residents walking their dogs and sitting on their porches on a bright and shining day. The bedrooms, as well as the living rooms and kitchen, are spacious. In a rare and unfortunate event that something breaks, dont worry! Maintenance will be there bright and early to repair it! The leasing office offers free printing, and a cute little study area to all of their residents, as well as a friendly staff to greet you when you enter the building. The leasing office is also equipped with a nice gym, tanning room, and a pool. In addition, they also do frequent giveaways and free lunch! The Cottages of Hattiesburg eliminates the hassle of having to type in the gate code every time by giving us barcodes on our cars that open the gate! Lastly, the Cottages have guards at the front gate to give you a sense of safety.

Great customer service, and everyone in the office is so sweet. Also love all the upgrades being made to the clubhouse, helps me to feel right at home!

I love the cottages

This is my first year living at the cottages and I absolutely LOVE living here! From the free printing to tasty tuesdays to the friendly neighborhood environment of the whole complex makes it such a great place to live! The staff is always so helpful with any concerns or questions and maintenance is usually very fast! I highly recommend living at the cottages if you’re looking for a fun, friendly, definitely college student environment!

The staff is so friendly and then maintenance workers are always prompt. They have tasty tuesday where they cater door to the office for you for free! They also have green printing and free coffee in their 24 hour access clubhouse! It’s a great place to be.

I love the cottages and having a private and safe home. The security is good and the neighborhood is beautiful. My only complaints would be that when I moved in it was clear the apt was barely cleaned. I also am paying way more in utility overages than I was at my previous complex which is owned by the same company and also did all inclusive utilities. That said, it’s still fairly affordable and I like living here a lot. My maintenance issues are dealt with quickly and efficiently as well!

Its a different style of living compared to the typical three story apartments around Hattiesburg. I like that they are super pet friendly and that the managers / staff actually know who I am, and make an effort to talk to me when Im in the office. The maintenance workers are very friendly and get things fixed quickly. Not a bad little community at all.

Horrible experience will not renew..This should be your last last choice in looking for apartments if you are in Hattiesburg.. The reason they have good review is that they send out emails telling the residents to write good reviews so they can enter in some bogus contest..This is a warning! The Cottages is the epitome of luxury and homey student living! It has given me everything I need and more. The homey feeling made me so much comfortable and the staff is so understanding and nice!

The Cottages offers a nice living area however I have had some issues here. The overages are ridiculous, I had my wallet stolen from my car, and the pool hours are awful. I work hard to pay for amenities (such as the pool) and then cant even enjoy it by time I get off. They blame the hours on their residents being destructive, however the real issue is the security at the gate not doing their job and letting strangers into our living space and trashing/damaging our area, stealing from our cars, and speeding around the parking lot drunk. Overall, my stay here went smoothly but not smoothly enough to renew.

I’m going on my second year here, my first year was rough because a manager was very rude and talked to me like trash. But they fixed that problem, and now the staff is very helpful and very informative. I love the atmosphere at the cottages and everything they offer their residents!

I renewed with The Cottages because it is a beautiful place to live and I have never had any problems. Maintenance comes to work quickly, the view from my cottage is pretty, and the environment is mostly quiet and peaceful.

DO NOT MOVE HERE IF YOU CARE ABOUT SAFETY and PRIVACY ! They give out master keys to temporary workers during move out months! My daughter, and her roommates have come home several times, and their doors were unlocked, knowing they locked them before leaving! Also, my daughter has had money taken from her room during the time the temps are on site! Also, there have been many complaints from girls having people just walk in their building unannounced, and had no reason to be there! They staff is very rude, and not helpful at all! Also, they have no clue who is working where at any given time,and keep no record whatsoever! Risk management is something they know nothing about!I really hope this post saves someone else the problems we have had in the future! As I plan to go out of my way to let everyone know how poorly this property is!! PS, I cannot even begin to count the lies from the manager, and staff!!

My roommates and I just renewed for our second year here at the Cottages and we love it! Its in such a great location, being just minutes from the school, restaurants, and entertainment! Both the office staff and maintenance staff are sooo friendly and quick to help with any problems! They have security at the gate every night, so safety is never a concern for us. The pool, tanning, and gym are just a few of the amentities that we enjoy! They also frequently have free lunch, give-aways and prizes, and other community wide events! Definitely the best apartment community in Hattiesburg!

DO NOT sign a lease with the cottages!! We have had termite INFESTATION in our unit for the past few months and no one has come to do anything about it besides spray the outside of our unit which is where the termites are not located at all. We have holes in our walls which LIVE termites crawl out of along with our crown molding being eaten away and windows leaking water when it rains because theyve eaten all of the trim.

Find somewhere else to stay and find it ASAP! I recently renewed my lease here against better judgement! I was supposed to change houses and my rent would go up just to later get a you can keep the same unit, but the rent will still go up! On top of that, if you do not pay your rent on time which this has recently started since change of property managers they leave a nice little letter so the whole house can see! Lol! If only they fixed things and their professional attitude was as fast as they slap charges onto your account and ask for money!

The Cottages has the worst, most unprofessional, rude, untrained security ever! They have no respect and constantly harass residents. They need to hire a new security company ASAP or get rid of security completely. The purpose of security is to make people feel safe and secure...they do the complete opposite. I have reported this issue several times and nothing has changed. I have even had to call the cops on them and they lied to the cops about harassing people.

Love the cottages. Great location, friendly staff and environment, not to mention all the extras (pool,free printing, crawfish boil, tasty Tuesday, member appreciation week).

I only lived here for two months, and it was the most annoying experience. The key to the front door only worked half the time (it rarely worked on the back door). It takes THREE cycles in the dryer for my clothes to finally be dry. And be careful with paying rent because if your money doesn’t transfer by the time they cash your check, instead of waiting for it to transfer or letting you know about the situation, they’ll text you and say “we are charging you an extra $35 for insufficient funds. When can you pay.” They are so disrespectful, it’s unreal. Rent is already way to expensive for the quality of the apartments anyway. Would not reccomend. You could find a nicer place for probably HALF the price of this place.

This is the place to be!! I absolutely love it, it is the next big thing to student living! Such awesome staff, and maintenance is so respectful and on time! I looked at several different properties and I am still very glad I chose The Cottages. The carpet is fresh and new, granite countertops, each room has a bathroom, excellent wifi, and many many more reasons to love this place. I moved in my freshman year and I plan to stay until I graduate. I could not ask for a better place to live! The Cottages is the place to be by no means.

The key to happiness is food, good thing there is a grill right next to the pool!! What else do you need? friends?? Well the Cottages of Hattiesburg gots those too. DO NOT WASTE YOUR TIME OR MONEYI had nothing but trouble with this place since I moved in. Our unit flooded. I had to contact the VP of Capstone Development before someone came to fix the situation. The carpet looked like it was 50 years old, it is stained black somehow, and the air filters turned gray after a week (I used the white Filtrete Allergen filters); they turned black after a month. The maintenance team was highly unprofessional. Once, I put an order in for someone to fix the dryer because it took two cycles to get our clothes dry and the maintenance team came out, LOOKED at it, and said its fine. Something in the dryer would catch clothes and twist them to the point they broke or tore. Maintenance came to fix the problem, and I still had problems after that. Even after telling them, they wouldnt fix it. The plumbing knocks. Theres very little water pressure; sometimes I couldnt even take a shower because the nozzle would fall down on the bath faucet for lack of pressure. After visiting my doctor about not being able to breathe, he advised me to move. Management NEVER contacted me back even after I tried going into the office and calling several times. Poor service all around. Entire staff lies about everything.

Worst place ever. The people that work there are rude and unprofessional. The gate is always broken and mantience never comes when you put in a work order in. If they do come, they dont come till a month later. Dont live here. Its too expensive and so not worth it.

Dont let the idea of having your own house fool you. They will get money out of you in anyway possible. Ever since switching companies everything has been screwed up, including the payments which used to be sent out towards the end of each month. Advertise having a gated community, gate is always broken, and the parties have to be over by 2am rule is false as well since there have been many occasions in which I have been woken up at 3am due to people singing, dancing, and yelling in the street. Honestly, save your money and go live at either another apartment complex or rent a house, you will be happier.

House was filthy when moved in. Being charged bogus cleaning fees on move out. Management didnt care and dont waste your time writing corporate as they care even less. Avoid if you can as it is expensive to have a management company that is unprofessional and lacking in customer service.I only gave one star and that is too much

Terrible maintenance, terrible management staff, terrible security, terrible apartments. Everything is extremely cheap. You will pay overages for water and electricity even if no one is there. The staff working in the office is VERY rude and unprofessional.
