The office will go above and beyond for you as long as you do what u have to do as a resident to make a peaceful school/work environment possible. Kayla is extremely helpful! Move in is always a little rough but once u meet everyone its not too bad. I have never been overcharged here for anything out of the 4 years i have stayed here. Never been late on rent and always take my trash out. There is a price u pay when u move in as a student and dont treat other residents as a neighbor. Some tenants are loud and disrespectful. Eagle flatts tries to make it a nice environment. πŸ‘

PUBLIC SERVICE ANNOUNCEMENT ‼️ Please read the reviews and don’t stay here‼️ I moved to Eagle Flatts (student living) because I thought it would actually be cheaper and fun to be around fellow college students. However I was wrong, they are charging us college students more than an actually apartment. Before I moved in I was told that all utilities were included with the 1-bedroom. But it’s not. I had to pay $945 for rent plus the utilities which added up most of the time to at least $1,500. The apartment was already not deep cleaned before I moved in but hey it’s no problem I just cleaned it myself. Moreover, cleaning up my couch was already torn/peeling and underneath the floor was coming up but it’s no complaints I just covered it up with a couch covering and place a rug underneath the couch. I did let the front office know so I wouldn’t be charged. *so they should have that noted right*They have so many different workers at the front office nobody can remember what is said and what is going on so everyone is not on the SAME page. You can’t even spend time with your family or friends without getting a noise disturbance and actually getting charged $350 for that. They don’t have enough visitors parking it’s all the way in the front by building 8 and the front office. If you don’t park in visitors you will get towed and have to pay $275 to get your vehicle. Here comes Move Out day. They sent us an email to make sure unit is cleaned and disinfected before move out due to COVID. Which my friends and I deep cleaned the whole apartment before leaving. In result of all this I’m getting charged an outstanding balance of $1,537.26 for damages that were already there before moving in. With that being said Please don’t make the same mistake I did by moving here they are ripping college students off and taking money we barely have as students. If you do stay here please take pictures before and after move in because they will still charge you no matter the case. Please believe the reviews and don’t make the same mistake I did

Worst apartments in Hattiesburg. I hope you like listening to people loitering outside your apartment throughout the night screaming and fighting. They do not check to see who’s vehicles actually belong to residents so you’ll be parking as far away from your apartment regularly. The dumpsters are disgusting and these buildings are maintained poorly to say the least.

2020 resident here, I lived in this apartment complex for only 6/12 months I leased. I am not a picky person and try to be as forgiving to people as possible but unfortunately, this complex is MONEY HUNGRY. They rush you into a contract and they will tell you Oh this is the last room left! dont fall for it. They have implemented a lot of great things like taco Tuesdays which I loved! That was about it. The apartments themselves are not cozy, or homey. Cheap repairs were done to the apartment, for example, paint splatters all over the toilet, sink, and other areas in the entire space. The first day I moved in I was charged a cleaning fee only to find the apartment covered in dirt and dust. The smell of WEED was so strong the first few weeks I moved in. We were also charged over $100 after moving out for cleaning. Random damage fees with no evidence provided. The printer was almost always out of paper, so bring your own to the computer lab. The noise was also a hard thing to look past, people would come in around 2 in the morning from bars, etc. blasting music which is understandable were college kids, but I do think a small sign would help with that. Also, the walls are very thin you will hear every neighbor walk, close a door in their room, talking, etc. The breezeways get really gross also and they would take a few weeks to be cleaned. One of the only positives was the location and thats about it. During the wintertime (this is pretty gross) the window seals were not sealed correctly and they grow mold every week bleach did help a little! Parking also sucks there is almost never parking for guests who have to walk from the movie theater AT NIGHT, so unsafe for women or anyone late at night. SO all in all I loved the location and they put on a great show in the setup apartment and their website but this didnt feel even close to home. They are 110% going to charge you fees over $200, so be prepared for that. I want to help future kids my age looking for a fun place to stay and It is incredibly overly priced for the apartment you move into. I highly suggest the Cottages or even the Crown. Please dont be tricked by the nice new paint job on the outside and the photos from 3 years ago. Best of luck! :)

Occasionally there are parties happening at the complex and that can be difficult to sleep through, but a pair of earplugs seems to do the trick. Overall, it’s a great place to live for cheap. My overall experience at this apartment was not a good one . I stayed here for 2 years & in those 2 years I had multiple problems . The rent went up after the first year without notice . Once I moved out I was charged fees for β€œcleaning” when the room was clean when I left . If you wait 2 months before inspecting the room , of course dust is going to accumulate & settle . When you move in , the room and common area isn’t even clean so I’m not sure where the fee for cleaning is going . They hold their tenants to a standard that they do not even uphold . If you do choose to live here , write EVERYTHING down that is wrong with the room , to the smallest piece of dust , because that’s how they rob you of your money once you move out . There is little to none visitor parking , the outside is riddled with dog poop that other people living there do not clean up , and the amenities inside the apartments are out of date & barely work . Maintenance does the bare minimum & that’s because there’s only two maintenance men for the entire complex , so don’t expect quick service . There are much better options in Hattiesburg, cheaper is not always better .

After I stopped staying there I had to call and ask 3 times just for someone to go and lock my room, because for some reason my room had been unlocked. I also kept paying almost $600 every month for the remainder of the school year and at the end of it all i was charged an additional $450 for β€œcleaning” and for supposedly not turning in my keys, which i did. Been a little frustrated with Eagle Flatts as a college students parent who pays the rent each month. The token amount allowed for power for each unit is that, a token. Be prepared for constant overages. Even when everyone home for holidays or try to conserve power. Hard to believe. You receive an e-mail to pay rent toward end of the month; however, if you pay it before the first (imagine that) they have not calculated the overages yet. You are required to pay a fee each time you pay online even if paying with an on-line check. The will not accept cash at the front office either. So I just had to pay another fee to pay this months overage which was not posted on 05/31 when they sent out their rent due reminders. There are better options that this place in Hattiesburg. One more month and out of here.

I didnt want to give them any stars, but it was the only way I could submit this review. Eagle Flatts/University Edge are the worst apartments ever. Sadly I wasnt told the negative comments&failed to evaluate the google reviews before moving here. Eagle Flatts called my room mate and I at least twice a week before moving in,because they continue to change the deposits &rent prices. Also the compatible form for room mates is a waste of time because we specifically asked for a person that was in college and had no animals. They gave us exactly what we didnt want in a room mate. The gate is useless, there is litter behind the buildings, the officer workers are unprofessional & maintenance never completes anything on time. Last week, half of the apartment complex went 5hours without electricity. Not to mention, I am a work-at-home agent &have to hear loud construction workers and barking dog next door throughout the day. 2months ago the workers damaged the apartment beside mine &caused a bad flood in my room which left a unacceptable odor in my room. They left fans in my room to dry the rugs for 4days. In addition, the rug had to drain, so they left a long cord taking up my bath tub. No emails apologizing for the inconvenience. There is intermittent leak in the front of our door that runs into our apartment and on top of everything we get a 2day notice informing us how a 4th room mate is moving in & we need to clear majority of space to make room for her. I cant wait till lease is up, the experience will definitely make you want to pay more for a better apartment

Absolutely terrible. Everything about this apartment complex is awful. Management is rude and ignores you when you come up to the office. Roaches are EVERYWHERE; the whole building is infested and management does not care. They have broken many Mississippi state and health laws, but since mostly students live here, the manager does not care. She sits at her computer and refuses to talk to you (I waited 2 hours for her one time). Nothing about this apartment is good. Save yourself the money and the trouble and live somewhere else. I leased a 1-bedroom apartment for a 9-month (academic school year) lease set to expire end of May 2018– not only was I never emailed concerning the move-out process, but they mysteriously found 2 leases that had different expiring dates and now they want me to pay another month’s rent and I haven’t been here for the past two months. They also claim they’ve never offered 9-month leases and the young man I signed my lease with that could vouch for me β€œno longer works with the company”. In addition, the utility overages are completely outrageous and none of the staff can ever answer your question(s) and are usually he least bit concerned with your issue or rude. I made this google account, just to write a review. Listen this place is a joke! All of the negative comments that have been made about this apartment is true. This place is over priced, for the bad living experience that residents have to endure. I had a 1 bedroom and was paying almost 1,000 dollars a month for a roach infested, weed smoking, molding toilet stool, thin walls apartment. The security is HARD to find at this place. The residents smoke weed, weed, weed, and weed. Yall this place added so much stress on me, being a graduating senior. The people in the office tell you multiple things. One person says this, and the next person says that and no one word is solid. Its always the resident word against whoever behind the desk; that dont know what they are doing!! This place had me paying almost 100 dollars for utilities. I constantly had maintenance issues in this apartment, with air conditioner problems all the way to things being broken. I stayed going to the hospital because of this place. I was a very clean resident, and even the maintenance guy knew that. The roaches took over my cabinets, and the termites took over my apartment this summer. This place is nasty. The residents leave their garbage in front of their doorstep. The manager at this cite is always Busy. It was always a challenge for me to meet with her about the negligence of the apartment. This apartment will stress you outttttt!!!! If you looking to live comfortable, this aint it#Period This place looks good and eye catching, but on the inside this place IS ridiculous. Never pay online, these people will claim to have not received your bill. Dont pay up on your rent either, you need to know what where all your coins are going. In conclusion this place is a zero in my eyes and Im soo happy that my lease is up. THANK YOU JESUS!!!

This is by far one of the worst apartment complexes in Hattiesburg. The management is poor, they mix up paperwork, and forget to send emails to some people but send emails to others; especially important emails like when to move out, which I never received and still have yet to receive even though I moved out one month ago. The walls in the renovated apartments are very thin so its very easy to hear your neighbors. I had a few sleepless nights due to partying neighbors, not to mention the wretched smell of weed that came through my apartment all the time. If you are looking for a quiet place to live, this is NOT the place!! The complex may seem very convenient because you are responsible for your own individual lease and you have the option to be furnished but dont let it fool you! My roommates and I discovered on our accounts today that our charges from moving out are all mixed up and we are being charged for the rooms that were not even ours. Not only have we experienced this trouble, we were told when we signed the lease that we could move in early in the summer and every time we tried to move in it was delayed up until the date for everyone to move into the complex! Eagle Flatts is also not in the best of neighborhoods. My roommates bedroom was shot through from a house in the neighborhood behind Eagle Flatts and the bullet went in one wall and out the other leaving two gaping holes in her walls. Thankfully, she wasnt in the room at the time but heard the gunshot while she was outside of the apartment. Had this been a more enjoyable experience, I would be living in Eagle Flatts today but I enjoy living in a complex with much better management and no irrelevant confusion.

Maintenance takes forever to fix things and the people in the office can be of no service to anyone. Ever . They have no idea what they are doing. Renovations look nice but they dont tell you that theyre jacking up rent and overages are a pain. Not to mention they dont do background checks so you can literally live with a drug dealer and not know it. The carpet would turn dark from just walking on it , and they charged us to replace it. We had gnats, ants, roaches and even other types of bugs inside the apartment. The bug spray they used never worked. A lizard even got inside through one of the window seals. Small ants would always be crawling around on the window seals. The workers dont know anything. They will each tell you something different. The assistant manager never even acknowledges you when you walk in. We sat in the office one day and continuously called, and we watched her sit and ignore the calls. The stairwell on one of the buildings was filthy and disgusting for two months. The maintenance are not properly trained to fix and respond to issues within the apartments. The will basically stick people in apartments together just so they can have either empty spaces or alone others to have apartments to themselves. I suggest keeping the regional management phone number handy because that is the only way to get things taken care of promptly.

First day I moved in my bed wasnt even put together, after calling them it still wasnt done that night so I had to sleep on the couch, then put it together myself the next day. After time I realized that they want all this money for cheap apartments that just look nice, until you start living in it. Dish washer constantly breaks, and then the fees are out of control. Theyre trying to be like the Vie, but at least you get what you pay for there, because this is not it. Staff is just nosey and rude, think they are your parents. Occasionally they pass out food, but its really a tactic to see what youre doing in your apartment. Once again, to be nosey. If I hadnt paid my rent in full for the remainder of the lease, I would have gladly been left. Today I was just at the pool, and I know we were the only ones that were ask if we stayed there. Then he asked me was I sure, Im not gonna go into detail about that situation, but it really blew me. If its gonna be like that, why not come make me sign in or something, since its just so unbelievable that I stay here?? Anyway, whenever people ask about these apartments, I always let them know not to waste their time. Just move to the Vie!

This is the worst place I’ve ever lived. During the application process I told them not to put me with people that smoked. Not only did they put me with smokers but also with people that smoked weed. The people in Room D (I was in Room C) would have loud sex almost every night and I would complain and they acted like there was nothing they could do about these issues. The overages charges are ridiculous. This was altogether a horrible experience and I don’t recommend anyone stay in student living. You’d be coming out much cheaper finding a regular apartment and splitting the rent with someone.

I hate this complex so much!! The management is the worse Ive ever had to deal with! I had a closet light and a sink that needed to be repaired and it took management 3 months to get around to fixing it! The A/C constantly went out, and the water as well. Dont bother calling the office.... THEY WILL NOT ANSWER. They will be too busy trying to sweet talk other residents into staying in this crappy establishment! One more thing! I want to see them because we were paying 425 for FULLY FURNISHED and I have yet to get the 3 bar stools? I would not recommend this to a friend, an enemy, satan himself, or the homeless men down the street! Do not move in here for your first apt. THERE IS A REASON THETE ARE SO MANY BAD REVIEWS!

My experience here was awful. I honestly cannot wait to move out. When we moved in, the cabinets smelled like something died in them and they did absolutely nothing to fix it. My roommates shower and door were broken, which took at least three weeks for them to fix. The management is rude as well as most of the staff. I wish I had read the google reviews before moving in because the bad ones are true. The staff wrote some of the good reviews on facebook. The visitor pass rule is a little ridiculous. If they arent in the office for you to get a visitors pass then they say for your guest to park in visitors parking, which is only 10 spots maximum. If those are full, they say to park at the movie theater, which is not safe in my eyes. The people here are always loud and yelling late at night. The neighbors across the fence like to blast music, which is disruptive and annoying. It always smells like weed outside. The overage charges are a bit ridiculous. During their renovations, they have started super early in the morning, which woke me up many days. I would not suggest living here to anyone, even if it seems cheap. You get what you pay for. The only positive I have is the separate leases.

It would seem University Edge or Campus Edge apartments would be the perfect housing solution for any frugal college student in Hattiesburg. It is about a 30 minute walk from campus, a short hop to the movie theater and walking distance to a few restaurants and a variety of stores. It is also a short walk from a Hub City bus stop. Convenience aside, University Edge doesnt offer much unless the life of a Fraternity appeals to you.Upon moving in, I was moved not even 2 weeks later because they were renovating my current unit into a model. News flash: Youre not getting what they show you. They will also tell you just about anything to get you to sign a lease - promising new appliances and going as far as telling you that you are allowed caged animals (then telling you 6 months later you have to get rid of them or youll be fined). DONT FALL FOR IT. Im telling you, you dont even get what you pay for.Apparently its in the lease that tenants can play loud music and have parties in the Pavillion until 10pm. Also, if you live under someone and they make a lot of noise and often have disturbing parties and purposely make noise to aggravate and annoy - management does nothing. Courtesy officers are merely there to convince you theyre pretending to do something. All in all, if you are looking for a place where you can feel safe, secure, and have a quiet and comfortable place to study - pass up University Edge and go somewhere else. Ill save you the hassle. Its not worth it. It doesnt help there was a shooting here some months back.

I have experienced nothing but problems here. I guess its just me. First it was the air conditioner then I had to move then my bicycle went missing. Then there was the issue of the roommates. Whats the point of filling out a compatibility survey and you dont use it? Then there is the issue with this rent. It may get better but currently its not and I am not happy with the lack of response I am getting from staff. My work schedule is pretty hectic and Ive sent emails and no one has tried to call or contact me via email. I did have high hopes for this place but I cannot wait to get out of here.

This apartment complex was horrible, everything about it. Gnats were outrageous, they didnt come when you called. The employees in the office were rude. They are really over priced. In living here I would tell you not to do it to live somewhere else. Once you sign that lease you could forget about anything they told you.

The Campus Edge Apartments have been a nightmare after nightmare. It started from small things: loud complex, unfriendly neighbors, negligent staff. Then a snowball effect happened when we started finding bugs in our kitchen. We complained over three times from the day we moved in (Mid-August) until we had to talk to someone outside of the office staff about the bugs (Early-November). Supposedly, they had been spraying. One staff member would say their maintenance crew put out their own powder where another staff member would say that they only go through Hattiesburg Pest Control. The keep no record of when pest control sprayed. When we finally saw the Hattiesburg Pest Control guy in early November, he said that he had not seen the bugs this bad in these types of apartments. The staff would not listen to our complaints. The day after we complained we found a used condom placed on our doorstep and we found mold in this room that had our heater and A/C unit. One of the two maintenance guys told me that there was mold in our A/C for 6 months because there was a leak in the unit above ours. We then called the Regional Manager because aside from the bugs and horrible staff we were simply scared to sleep there and we were told that our lease was over and to confirm by email. We sighed with relief for a moment, only to start looking for another place to live. Today, I received another bill for the month of December. I am already in the process of moving all my things out and paying for rent somewhere else. The staff is unorganized and rude from the lower positions all the way to the top. I would recommend couch hopping before Campus Edge Apartments or any Campus Advantage facility. My two other roommates and I have been calling for the last two weeks to speak to the Regional Manager again and have yet to receive any communication.

First we were moved into an apartment with no power and stuck for 4 days with no solution. Our fridge broke soon afterwards and it took them over a week to find us a new one, which also didnt work. We lost all of our food. Now we have no A/C and weve been waiting for them to fix it for two months. Its the hottest month of the year, Id love to see them live in a hot apartment like us for this long. Also I was told upon moving in almost a year ago that the laundry facility would be fixed soon? Long story short, they dont fix things quickly and dont care much about their tenants, or else I wouldnt be drenched in sweat right now. *CORINTHIAN COURT

Overall my stay at eagle flatts has been amazing this is my second year living here. The staff is really friendly and work so well with you, I honestly feel at home here. I dont live in the hattiesburg area, I live two hours away so it great knowing I found my home away from home. I only had one major problem when it came to my apartment but maintenance was on it as soon as possible and even the work staff themselves came and checked in at least 2/3 times a day until the problem was completely fixed. I had a water leak in my ceiling, and in order for that to get fixed they needed to let it dry which took 4 days so the staff came in to check on it. I totally recommend eagle flatts to anyone who needs a place to live!

My experience at Eagle Flatts has been terrible. I wouldnt recommend anyone to stay here. The maintenance people are never on time and they dont even have pest control to come spray your apartment every month like they should. My rent is 350 a month but since I been staying here Ive never paid 350. My rent has been 400. Thats because of my utilities are $50 every month. Eagle flatts suppose to pay $120 of my utilities. I have 3 roommates and we all pay $50 apiece, so thats a $320 utility bill. I never seen a utility bill that much. The people at Eagle Fatts will try to get every penny out of your pocket. We called for the pest control to come out because one of my roommates had bed bugs and now for them to treat the bed bugs they say that the cost is $200 per room. It doesnt say it no where in the lease that the tenants must pay for the pest control. If there was a way that I could get out of this lease I would because the apartment arent built correctly. There are lizards crawling under the wood outside of the building and coming into the apartments. Eagle Flatts just isnt a good place to stay.
