Management of this property is unbelievable. Problems of all sorts, some of which have lasted for months, include: water leaks that damaged the the walls and floor, a broken dryer at move-in which wasnt resolved for weeks, the pool being unusable, a broken elevator that lasted six days, a garbage room that becomes so unbearably smelly that its noticeable throughout the hallways and nearby units, unannounced and unexplained changes to locks, gym towels left for months in a hamper in the gym with no others made available, and above all, rude and unresponsive management. There are many properties in Des Moines with equally competitive rates, even newer units, and far kinder management. Look elsewhere.

Lovely veneer but absolute worthless underneath where it really matters -- I have been here a month. I had no AC for a week. Electrical outlets dont work, stove and microwave dont work. No access to pool and courtyard without walking 2 blocks. Elevator out for 2 days. Trash everywhere. Huge large loud pool parties in middle of night. Pool is not well maintained - turns green.Standing stagnant water in garage. No response from management. Talked to lawyer....I will lose a lawsuit against big corp so I will have to pay 3K to get out of here. DO NOT RENT HERE!

After being approved, I had been trying to get my lease agreement sent to me for at least two months after I went and toured at District@6th. I have called multiple times with new excuses(the person doing my lease was out sick, the person’s boss was going to talk with them and get it sent to me first thing the next week, etc.) and still no follow-ups with me or any promising information on when I could get my lease agreement so I would at least know for sure I had a place to be moving into. Due to this prolonged delay, I had to talk with my current property to see if they had any vacancies and I decided to go with them because they at least gave me better communication then the District@6th. I made one last ditch effort to call the District and get my lease agreement and I finally got a response due to the regional manager coming in(apparently). Personally, I don’t think it should take two months of me calling and a regional manager to have a lease agreement emailed out. Not sure if they want to fill vacancies or what’s going on here, but avoid this place if you want to save yourself a headache and personal/work time lost. Would give less then a star if possible.

I visited District at 6th and couldn’t have been any happier with what I saw. Hallways were clean, really nice looking apartment. The office staff was phenomenal. Very attentive to my request for a showing and very friendly. I would recommend District at 6th.

Went to tour these apartments. The office ladies were really friendly, and the apartment was beautiful. The hallways were quiet, which is definitely what I need at this ripe age. Im looking forward to moving in, in a couple of weeks.

Although these units are beautiful, I’ve had nothing but poor treatment and poor customer service while renting here. The unit I originally wanted was rented out from under me. My lease had to be rewritten 3 different times to finally accommodate what I had been asking for since the beginning. It took MONTHS to even have a lease written up after stating I was ready to sign for my apartment the day after I toured, and I have been lied to multiple times. I have since moved in, and having only been in my BRAND new unit for 1 week, I already have electrical issues. My bedroom fan hasn’t been wired correctly and will not work. I’ve spoken with “management” about the issues but nothing seems to have been done. Also, both buildings have been without water for at least 12 hours now with no end in sight. Apparently there’s a “resident portal” that I was not made aware of before moving in that includes pertinent information to residents about these issues. Once again, no one made me aware I was informed by a fellow resident that this is even such a thing. I have been asking for upper management contact information since before my move in date, and have been denied many times. The units are beautiful, but they are not maintained and management is not on your side. I would not recommend any of my friends or family renting from here. I suppose since I haven’t been given the proper contact channels, it is unfortunate that I need to express these concerns via the internet but they have left me with no choice. Instead of taking care of or resolving the issues, I have been ignored. Would not recommend.

Horrible experience. Took forever to get any response from management. No one ever seemed to know what was going on or have answers. Ive had an easier time purchasing a vehicle in 2 hours than finalizing a lease here. Save your time and go elsewhere.

Morgan and Krystal do a great job trying to make everyone happy. We have been without maintenance for awhile now and they still have the property looking beautiful!Would definitely recommend leasing here.

I would not recommend moving here until they have fixed all the bugs in a new complex. They continue to move people in when people’s refrigerators, dishwashers, and air conditioners are going out. Our pool was not open until July. And the leasing office does not respond to anyone’s email. We currently have a group chat with about 30 residents who all have the same negative issues.Two days ago I my dishwasher flooded my apartment. I just went into the office, one woman did not even look at me. They basically told me there’s nothing they can do. I just learned my neighbors dishwasher has been out for two months and he has been washing dishes by hand. Some of the residents did not have a running air conditioner for a month at a time and they still have issues.Some of us had contacted the regional manager when our pool was not open. They told us the pool does not affect the price of living here and they couldn’t compensate for lack of amnesties.I’m going to assume my dishwasher is never going to be fixed.

TL;DR - This a beautiful building with a lot of potential. Until the management issues have been resolved, I would not recommend moving here.I’ve lived at District @ 6th for a year, and have noticed a definite decline in customer service as the management has turned over multiple times.As one of the first people to move into this building, I was understanding and expected there to be a few ‘bugs’ to be worked out. Upon move in, my dishwasher and washing machine weren’t connected to water and I had no water pressure. These things were immediately taken care of by the maintenance person, who was phenomenal.I didn’t receive mail for the first few weeks, which was brushed off by management. After four weeks with no mail, I was told to go to the post office, where it was discovered that D@6 had not set up mail service and everyone’s mail was held at the post office. There was also not a way for any package delivery to get into the building for several months until the Callbox was installed. (New residents are not being added to the Callbox and are being told “that’s not what it’s for” when they ask.)Things seemed to be going fairly well for the next several months after moving in and the property was well-maintained. Early this spring, there was management turnover, the maintenance person left the company, and it was immediately noticeable. The trash chutes were out of commission for over a month and trash was not picked up from the trash room for weeks at a time, resulting in massive piles of trash that smelled awful.The landscaping has not been maintained at all, there are massive weeds around the exterior and most of the interior foliage has died. There are no trash cans in community spaces or around the building, which results in litter everywhere.Last month, both buildings were without water for 24 hours due to complications with opening the pool. We were provided a rent credit, but communication was poor. The pool wasn’t opened until July, it was supposed to be opened by Memorial Day. It’s now mid-July and they still haven’t put out all of the pool/patio furniture, pillows, or umbrellas. One grill was finally provided 11 months after the building opened, which does not have propane.The building has a really great gym, but it has never had cleaning supplies, even though there is signage guiding you to supplies in the closet. The public restrooms were also without paper towels for several months.The underground parking is very nice, but the garage has completely flooded twice. Upon move in, I was told we’d be provided an assigned parking space and a separate fob for entry. Management later made the decision not to assign spaces or provide a separate fob, which is a pain for many residents.Management does not respond to emails or phone calls, and treats residents poorly when they are in person (including ignoring us and telling us issues are not their problem).On a positive note, this is one of the only complexes in the East Village with a pool and underground parking, which are great amenities. There are units with massive patios and impressive views of the Capitol, downtown, and Principal Park. The location offers plenty of dining, shopping, and entertainment within walking distance in the East Village and Downtown.

These apartments are beautiful and have all the amenities I’m looking for in the perfect location. However, I recently moved in and have had nothing but horrible service from management. To even get ahold of someone to tour the apartment took about a week. I left messages sent emails and had zero response until I actually went to the leasing office myself. After touring the apartment I knew this is where I wanted to move to so I went home to fill out the application. I pulled up the website to fill it out and of course the website wasn’t working to get it filled out online. I called and asked if they could help me and was told “i don’t know but you can come fill out a paper application” so I went there a few days later to do so. All these issues they were having led to the apartment I told them I specifically wanted to get leased out from under me. Then it took the actual application almost 10 days to get approved and this whole time I was afraid the new apartment I’m applying for to rent is going to be leased to someone else again. I called multiple times in those 10 days to check the status of the application with zero answers. I was just old “it’s pending” Then when it got approved I came in to get my keys and the manager sent me my lease via docusign to sign and then gave me the keys and was like “okay have a good day” didn’t show me my apartment didn’t give me a mail key didn’t explain parking didn’t tell me what my actual address was. I have had to go back to the leasing office multiple times to ask questions about things that should all be explained before sending me off to move in to the apartment. Also I have told management that my key doesn’t lock my patio door from the outside (I live on 1st floor) since the day I picked up my keys and I was told someone will be there to fix it and it’s been almost a week now and nobody has came to fix it. I have rented multiple times and I know how apartments are supposed to treat new residents and help them settle in easily. That has NOT been the case here. I have tried to get ahold of upper management with zero response as well so that’s why I must voice these grievances here. I’m hopeful that during the duration of my lease new management will take over and allow this property to shine the way it deserves.

Moved in almost days after the facility opened, and I have had zero issue. I’ve also seen nothing but great customer service. When comparing this to other apartment complexes downtown I am saving on average around 150 a month for an apartment that has a notable view of the capital from my balcony and a walk in closet. It may not include utilities, but my apartment is 72 degrees without me using ac (not sure how but i don’t complain) and most other places in town don’t include them either, that or their prices reflect that of them including such amenities.I’d recommend this place to anyone wanting to live close to downtown. Also please disregard the comment about the thin walls because they are a lot thicker than the two places i have lived previously. I can’t hear anyone.Ps: happy to have a pool and be just blocks away from late night mexican and margarita flights.
