Last week, my wife and I came to Dayton looking for a new apartment to move in a couple of months later. Per my friends recommendations, I visited this complex. Mrs. Lindsey Fugate, the leasing consultant, was there to welcome us. Even though we came with no prior appointment scheduling, she was happy to help. We got familiarized with the apartment types, the price, and the community, thanks to Mrs. Lindsey. We liked it there, and we decided to make it our new home, so we filled out the application. We faced some technical issues, but the supporting team was there to help. We could apply at the end.

The office staff is nice but when it comes to things getting done nothing ever happens. Ive been here over a year and theyve been saying a dog park was going to be put in but that hasnt happened. One of our tennis courts was taken down so a patio could be put in and that was almost six months ago and nothing has been started on that. You pay a one time fee of $100 for resident events but theres only been three since Ive lived here. The apartments are outdated for what youre paying. The layout of them is nice though and if youre on a second floor you get vaulted ceilings which is nice. Youre paying for location and thats about it. The community is also quiet and feels safe which is a plus. Its also very dog friendly. Overall its not a bad community. Just wish the things that were promised would actually get done.

My family and I have been living here for almost a year now, and we absolutely love it here. Quiet, peaceful, and the lake view is our favorite! the staff is so friendly and maintenance is always so helpful! The location is great and the apartments themselves are a great space. :)

I just moved to Mallard Landing and my experience was great! The application and move-in processes were incredibly quick and easy, and management was very helpful. The community and apartments look amazing, and it is in a great location near tons of shops and restaurants.

We just moved in and already love it here at Mallard Landing! The units are spacious, clean, up to date, and the ammenities are well worth it! The complex itself is beautiful to look at and well-maintained. Even though we’ve been here for a short amount of time, we already know we’re going to love our time at Mallard Landing!

I’ve lived here for almost a year and renewed my lease for next year. The location is great, it’s a 5 min drive from everything you need yet the complex itself is peaceful. I’ve really enjoyed living here!I do wish there was an option for recycling for apartment residents. I have asked about getting a recycling dumpster put on the property since I moved in and was told in December that one would be added in January. It’s now May and every time I’ve mentioned it since then they say that I’ll be notified by email when it happens.I also think they should consider adding doggy bag stations. I’ve seen other complexes do it with success. Since it’s gotten nicer out and I’ve been taking walks around the property, and there are specific patches of grass where people won’t even bother to pick up their pets’ poop. If there were posts with dog bags scattered around, there would be less of an excuse to leave it.

Warning to non-smokers. When I signed a lease less than 1 year ago, I signed a non-smoking agreement. Management has since gotten rid of this policy. Smoking inside apartments is now permitted. The couple that moved in below me smoked inside their apartment. Due to old construction, the second-hand smoke came up around the pipes into my apartment. My entire apartment was saturated with smoke. My clothes smelled like smoke. I complained repeatedly to the leasing office. Everyone I spoke with had to speak with Adam. And Adam never seemed to be available. Nobody would return phone calls or respond to emails. Maintenance came a few times and did temporary fixes, aka sprayed something that lasted a few hours. When I called to speak with maintenance directly, they claimed they were not familiar with the situation, and had to talk to Adam. I spent most days with windows open, heat off in the middle of winter, trying to get fresh air. A month and a half later, I finally tracked down Adam. I demanded further action and got maintenance to give me a filter that still could not keep up with the smoke coming up.Warning to smoker. Because I complained to the leasing office about the smell of smoke in my apartment, the people who lived below me were asked to stop smoking in their apartment, despite being allowed to per the lease they signed. Whether they did or not is still up for debate. Regardless, my apartment continued to smell like smoke. I kept reaching out to the leasing office. They people below be were served a final warning. 1 month later, if my apartment did not stop smelling like smoke, they would be evicted for something that was permitted per their lease. I did not wait around to see if they were evicted or not. Fortunately, I am deploying with the Air Force, and that seems far superior to staying at Mallard Landing.

Friendly staff, very pet friendly and a great location. Everyone is willing to help and maintenance is very quick to respond. Was in the complex when the tornado was through and while there is still damage, they are working as fast as they can getting quotes and implementing the repairs. Considering a neighborhood very close to Mallard Landing was totaled out, its moving as quick as possible.

The performance and professional of the staff at Mallard Landing is unmatched and unlike any other place that I have have lived. They were all amazingly supportive from day one and I can’t tell you how much I appreciated their efforts. They truly are people of great personal character, professionalism, and dedication to excellence. The pride and meticulous effort they put in on a daily basis—from the front office to the fantastic maintenance crew—is seen by all residents and is contagious. This was especially apparent with the Memorial Day tornado aftermath.Their efforts to build cohesion amongst residents and establish a strong sense of community through their parties and get-togethers is admirable and differentiates their brand from any other apartment complex I have lived in.These people legitimately care and continue to bring value to this community. You won’t regret a day that you get to live here with the support of this phenomenal staff.If you’re still reading this, what are you waiting for? I agree with the bug situation I am also killing bugs every day.They also have an issue with trash pick up not showing up in a timely manner so you are constantly looking at an overflowing dumpster.Plus they do not enforce cleaning up after your pet which is becoming a major issue.When you go complain with pictures they say they will look into it standard issueThey definitely need to step up there game they are definitely losing ground here.......

My vehicles tires have been slashed now TWICE! Management has yet to set up cameras or do anything about the situation. So yeah, move here if you want your car vandalized

I have been living here for 2 years; I love this place; the staffs are so nice, but the service is very disappointed. There are some squirrels have been living in the rooftops of my apartment since last year (after the tornado). I have talked to the office multiple times, and I dont know whether or not they did something to solve the problem, but the squirrels are still there. The stinky smell from its waste spread out my apartment, especially the master bedroom and two closest. They run around on the roof every night, and its very noisy. Im very tired because of the smell and I couldnt sleep. Its 2:45 am now, and Im frustrated. It has been a year, and the problem is still there. Very disappointed!

Absolutely love Mallard Landing! The property is beautiful and great for walking/running. The actual living areas are very well designed, and the clubhouse has great amenities. The staff really makes the place top notch. They have great monthly programming, and even gave residents with pets treats for Love Your Pet Day! Super thoughtful and go above and beyond.

The Mallard Landing complex does a horrible job at getting rid of bugs! We had a tornado come to this area in May and it is now October and the complex still has not cleaned up. I have a tree and gutter hanging in the back of my yard brining all kinds of bugs into my apartment. I have to get rid of spiders and various kinds of bugs every night! My 2 year old son was bit in his room by some kind of bug on his leg. We had to bring him to the ER and he had to be on four weeks of antibiotic and his leg is still swollen! I have had to spend my own money getting rid of the bugs in my backyard that crawl into my apartment. So far I have pent $2,500 buying a heater to get rid of bugs and over $800 on bug spray. This is horrendous that the apartment is this bad and needs to spray more often and do some cleaning up of the apartments! Worst place I have ever lived!

Ive lived here for over six years. Its well maintained and other residents are quiet. Its a more upscale and older crowd than most apartment complexes. My only complaint is there have been a few minute work orders that I had to remind the office about, but that was at least two years ago, and compared to every other complex Ive lived in, its a rare occurrence. Its really a great complex to live in.

I have been living at Mallard Landing since August. I was going to move to the downtown area but my friend suggested Beavercreek and I am so happy I decided to rent with Mallard Landing.I love my spacious 2 bedroom apartment. I love the open concept and the patio doors that lead to an outside area for each individual apartment. The employees in the office are always super friendly and helpful. I have never seen any of them be rude or be in bad mood no matter how hectic it gets. I love how you can pay rent or put in a maintenance request online and the maintenance team actually gets to your problem very quickly no matter how low or high the priority is. I dropped a nail in my garbage disposal, I put in a request in the morning from work, and by the time I got home they had taken it out and solved the issue.The neighborhood is great! Everything you can possibly want or need is a few minutes away and aside from that it is safe. I always feel safe and people that live at Mallard Landing seem to be all professionals and/or nice families. I was thinking about buying but I love Mallard Landing so much that I would not mind signing another lease. Great place to live! I recommend it.

I think this place is one of the best places to live around, the best staff, fast maintenance, good neighborhood, and it has been 2.5 years now and I am really very happy to have chosen Mallard Landing after my friends advice back then. I really thank to Lindsey (both of them), Cass and Logan together with the all maintenance staff that makes my life in Mallard Landing fabulous.

We are very pleased with Mallard Landing. The entire complex is dog friendly, and it feels like a little community. Safety was a huge factor in choosing the place we wanted to live, and Mallard Landing has been nothing but that. Our two bedroom apartment is spacious and comfortable. I can not say enough about how clean it was when we moved in. The apartment buildings themselves are kept clean as well. The office and maintenance staff are wonderful! There is always an activity going on, which is really nice. It may seem to be a bit expensive, but this apartment complex is totally worth the price.

I have lived at Mallard Landing for just under a year and a half. I recommend it in every respect, as I would any other Hills property. As a resident at Mallard Landing you will receive/enjoy 1) excellent value for your money, 2) prompt assistance with any and all maintenance requests (e.g. Mallard Landing did not bat an eye when I requested a new oven due to the old one having temperature issues), 3)excellent customer service from the leasing staff regarding package delivery, leasing questions, etc., 4) prompt and thorough snow removal, 5) great landscaping services, 6) a quiet community, 7) Mallard Landing sponsored social events that are a lot of fun, and 8) ample parking. In addition, its location is fantastic—anything and everything you could want do to is within a very short distance; but it is not loud or busy in the complex. I also find the apartment complex aesthetically pleasing—the buildings always look freshly-painted and are well-kept. As someone who has been through a number of apartments in a short number of years, you cannot beat this place. I recommend it to anyone and everyone in the greater Dayton area.

We found Mallard Landing by chance. After entering the Clubhouse/Leasing office, we were 3rd in line for service. We spoke with Donna, a resident at Mallard Landing, she told us that her family was enjoying the breakfast provided by Mallard for the apartment community. Since we were in a hurry to return home, we left! Much to my amazement, Lindsey L., came outside and told us, Ill be with you in 5 minutes. She was! A 1000 sq. ft. 2 bedroom & 2 bath apartment was ultimately leased. THANK YOU LINDSEY L. FOR RETRIEVING US FROM THE PARKING LOT!

We moved in about 4 1/2 months ago with the thought of living here just long enough to find a house to buy in the area, but it has been such an unexpected, wonderful experience, we arent in such a hurry to leave. The maintenance and repair folks are great and they have fixed anything we had concerns about in a timely manner. What a treat as past home owners to be able to pick up the phone and let someone else make the repairs in your home, and for free. Mallard Landing even had someone come through the subdivision and shovel snow off all the sidewalks, and sprinkle salt on the snow on our driveway around our parked cards. The lawn crews mow for us and keep the bushes trimmed. They even did some new landscaping this past Fall with a new tree added in every yard, and some ornamental bushes. Over all, we have been quite pleased with Mallard Landing and will would recommend it to any of our friends or family without hesitation.

My roommate and I are both college students who came from a apartment complex that was very much focused on the party atmosphere. I can tell you that at Mallard Landing it is the opposite. The community is very quiet, friendly and safe.The location of this community is perfect: close to campus, the mall, stores, food and the highway. We have a 2 Bedroom floor-plan and we love the open concept layout, the vaulted ceilings (second floor only), the large bedrooms, the walk-in closets and our balcony views.The office staff is fantastic. They are very friendly and helpful. We appreciated that they were always there for us when we had issues and they resolved the issues quickly. I read some of the previous reviews before writing this review and saw that some people thought the office staff were rude. This is my first year here with them and I believe I have met every office associate. I can tell you that there has not been a single employee that I have ever thought was rude or disrespectful. The office associates the previous reviews referred to must be gone because anyone I have ever spoken to has been nothing but professional and friendly.The Maintenance team is great as well. All of our maintenance requests have been resolved within a week of requesting them (even our low priority requests). They are really friendly and very effective. Even when the maintenance team has more work than staff, they brought in more maintenance members from the companys other communities to help out. This was just to satisfy requests (low and high priority) from residents quickly. I was very impressed. Again, I read that there were some people disappointed with the maintenance staff. There must have been a lot of changes because they have been nothing but helpful to us and very timely about resolving maintenance related issues.I have been extremely impressed with this company because I think they truly care about their residents and they prove it with their excellent customer service.

TLDR: This is a five star complex with staff and facilities to match, the caveat is, you do pay for it.My wife and I lived here for 18 months. We loved our apartment. It had a great view of the water and the ducks were always coming up and sleeping around our patio. (As a side note, if you do not like animals this is probably not the place for you.)The facilities were well maintained and the pond was kept clean by the use of the three fountains therein. Various proactive fixes like replacing the wood enclosures for the dumpsters were done while we lived there even though the old ones were not overly broken down and the hallways are cleaned regularly. In this way you see how your money is being used to improve your experience.Its easy to get to the attractions down Fairfield and WPAFB from here. Wright State university can also be reached from the bike trail from here with ease.There are detached garages available for an additional fee and the complex is pet friendly, though again, for an additional fee.This place was both much nicer and more expensive than the other two apartments I have lived in around Dayton. If price is your main point you can find another apartment for around 60% of the cost of this one. However, you do get what you pay for. For us it was worth it while we saved up and shopped for our house and we would recommend it to others.

I have lived at Mallard Landing for almost 6 years and have noticed some of the complaints IN THE PAST. We now have new ownership and they seem to be very responsive to the tenants. I feel that the price per amenities is much more in line with other apartments available in the Beavercreek area. Those who were unhappy, take a new look. Mallard Landing has changed.

The apartments are over priced, their app does not work and the staff is incompetent.When my roommate was not able to make rent I broke my lease BUT I paid in full. They still say I owe them money.They are not good with keeping track of payments and I never received a receipt from them.Save yourself the trouble, look for another apartment. Dealing with their office IS NOT WORTH IT.

We had a short term lease for 3 months here. We moved out after 2 months in to our new home. We paid for the last months rent. We did our out processing cleaning and turned in our keys. They called a month later and were upset because we hadnt turned in our keys. My husband went and talked to them and eventually they found our keys but charged us over $150 in utilities that somehow we used when the apartment was empty. He confronted them and they seemed upset because they got caught. It has been 3 months since they told us they would give us the money back and we were told it would be another 45+ days because they forgot to send the problem to the adjuster in order for us to get our money. Shady, untrustworthy company.

We lived there for a year, these apartments are very nice place to live. The maintenance are so quick and do a very great work. I highly recommend it. I lived in this residence for a year, in 2016. The accommodation is excellent, safe, spacious, neat, clean and lovely. The maintenance team is very fast. Also, emergency maintenance responds 24 hours during the day and their service is excellent. The housing is generally great, I lived in a townhouse, in two floors: three rooms and two toilets on the first floor + a washing machine and a dryer. Ground floor has a good size kitchen, a fairly large hall + bathroom. There is a garage for the car, a front yard, a back yard for the house, and its rent was approximately $ 1,300 a month without bills for water, gas, electricity, and the Internet. Also, they have small apartments on request. The complex is very choise and i would recommend it.
