I would like to say thank you to all of the staff and maintenance members here at The Preserve at Spring Lake. Since you guys took over the property, it has been a pleasure knowing that the maintenance crew goes above and beyond to take care of any/all of the issues leftover from the previous company. The staff members/Property Manager (Jenni, Lynette and Judy) have been extremely helpful to me. If I’ve gotten anyone’s name wrong please forgive me ladies. I love all the amenities even with the upgrades going on right now. I never write reviews, but with all of the help and kindness that I have been shown it was only right to express my gratitude. It has been horrible experience the past couple of days and I’m not sure if it’s the new company that took over or just that these apartments were never well maintained. My A/c right now don’t work and it’s been going one about three to four days now. Me and my 3 little ones have been very hot and only having to stick with staying in the bedrooms. My little one already has heat rash on her cheeks. And it seems no one care. I been getting the run around and it’s not convenient for me as I work for home as well. I also have mold growing in my bathroom ceiling and it’s just been horrible to even put in maintenance request because one they take forever to come anyways and two nothing gets fixed properly.

The New management is horrible…. Stay away fromThis place all apartments all mold up.. and look at the pool ever since the new management took over they do not care about the apartments or pool . They will never answer your phone call… or when you put in request orders you have to beg for a maintenance guy to come see your request… The front office lady so rude and disrespectful . All they care about is money and not the people… Do not rent from here please stay away ‼️‼️They cover and paint over the molds so you will not notice…. This apartments and condominiums is hell

Gotta love when maintenance comes in unannounced and just sits on his phone at your dinner table. Weve had 5 instances exactly like this in 6 years and have been able to document 4 of them. All unannounced and just like this. Even after showing the property manager she claims this chin strap with an Aspen shirt was a friend of mine that I gave a key to. Management refuses to believe their employees actions even when shown and do not respect the privacy of their customers.

Fantastic place. Always helpful with anything we need. Fast move in and fair pricing. Nice area and very easy to access i4 right away. Nicky, Crystal, Porsche, Robert, and Alex are fantastic. They listen and take you very seriously. Nicky went above and beyond to ensure everything was great. They are always upgrading and it is a nice place.

My daughter moved in a year in a half ago and tried to get a reserved parking spot. She was told they had limited spaces and nothing was available. A few months later they got a new neighbor and when the neighbor applied for a reserved parking spot they gave her 5. Not sure who needs to be approved but as I told my daughter to try again and see if she was being discriminated against.

Worst place to live. I am a current resident. I lived here back in 2012 when they were under different management. The ladies n the office are very condescending. This place I money hungry. My upstairs bathroom clearly has water damage in the wall bc I keep gettin mold. Once they have your money they don’t care about you. If you can avoid it, please find somewhere else to live. I’m currently considering spending thousands of dollars to break my lease just to get out of here.

Called the office and got a person on the phone I mentioned I had adult college students interested in their community and that they would be first time renters and before I could ask about their requirements for renting they literally hung up the phone. I called back thinking it was probably just a drop call and they sent me to voicemail. I guess they arent young adult or college friendly. How sad and I believe illegal!

She made us feel super welcomed and did not rush us for anything. This place was good up until three months ago when they were bought from Bainbridge. I can literally go on about how incompetent the people who work there are now, but Im sure by the recent reviews you can get the point because it is very true. This place has turned into a dump, and God forbid you need something fixed in your home. They have no care for you or your home and personal property. For anyone looking at this place, keep looking because you do not want to deal with the people who work here, they have proven to be basically useless at their job during this transition they keep using as an excuse. I have had 3 bad experiences with the office staff so far since theyve become the new company and it makes this place not even worth it. The old staff and maintenance team really took care of the residents, the new people do not.

I have lived at The Preserve @ Spring Lake for several years now. It is a great place that gets better as time goes on. Many renovations have been done to beautify the property, and the apartment units themselves are great. I have never had any issues with the staff, maintenance workers, or other tenants. Maintenance issues are solved quickly by friendly and competent workers. The location is good as well, 2.5 miles or so from the I-4 and minutes away from many shops and restaurants, and easy access to the Altamonte Mall!This place is great and I would recommend it to anyone who is looking for a good apartment at a good price. SAVE your money DO NOT move here! This place is an absolute dump.1. The manager Nicole Sharp is a disrespectful, unprofessional and compulsive liar. She made up stories about my pets, and constantly harassed us sending letters threatening to evict us, due to unsupported claims that my pets were being walked unleashed, we were not picking up after them and they were being left out in the balcony unattended. Upon trying to have a conversation with her about this issue, since she so says she has an open door policy she refused and stated Just take it as it is; later on claiming that I had said I would NOT leash my pets, I never said that. She has hung up on me while trying to address multiple concerns regarding maintenance conditions of my apartment. the worst part is that her district manager Michelle is no different, she is an absolute good for nothing.2. Security is inexistent, various neighbors had their cars broken into while I lived there aug 2017-aug 2018. I found several syringes in the parking lot multiple times, open and empty alcohol bottles had them reported and it took weeks for them to pick them up, even when personally showing them to Cristalina (assistant manager). They claim to have a courtesy guard, never ever seen it.3. Construction was never ending, dust and dirt every-were, heavy noises in the morning and afternoon. Also, you literally live next to I4 so expect to hear noise all day long specially at night, from cars, accidents, ambulances and construction on I4.4. The maintenance of the apartments is ridiculous, they have a big serious MOLD problem, instead of properly fixing it or installing proper ventilation in bathrooms they keep painting over the mold. Literally the paint falls of the walls due to the humidity and mold issue. It was so bad it started affecting my health, every morning I woke up with my throat, ears and nose swollen, congested and itching, my allergies were as bad as they could be I even had to miss work because there was no clarinex or cold and flue medication that would make me feel better, when I finally figured it was the wall behind my bed that was full of mold and humidity. I had to request 3 times to have it replaced, instead they kept painting over it. Finally had it replaced when I sent out a big email remarking the situation, after putting out multiple work orders to have it fix.5. This place is not pet friendly at all!!! You pay a bunch of non refundable money to have your pets, and a monthly rent and they dont even have a pet park, nor they restock bags for poop, trash cans for pet waist are always filled and full of flies. Pest control is horrible, my pets did not have any flees or thicks before moving there, once I moved they were completely infested, even when having pest control come by they will still come back, now that I have moved out the problem is finally over.6. They tow cars all the time, even when you have them registered at the time you move in and you provide them with the tag number and vehicle information. To the point neighbors had to put up signs on their windows to not have them towed. They towed my car, a month after I moved in, because I did not have a sticker put on, I was never given the sticker! Towing company wanted to charge almost $200 to have the car back. I was going out to work and was not able to make it since nobody had an idea where my car was, I though it had ben stolen. When explaining to them I did not have the money at the moment since I had to pay for emergency flights for my family due to hurricane Maria who were in Puerto Rico, Portia laughed at me ! they finally agreed to give my car back and Nikki told me since we are so good to you please go online and gives us NICE review HERE IS YOUR REVIEW !!!!7. Parking is BAD, if you come home after 8 pm prepare to not find parking, only way to secure a spot is by paying for a reserved spot every month.I do NOT recommend this place nor any property managed by aspen square not even to my worst enemy!

Please do not move in on the phase 2 of the complex. It was called Altamonte manor, but was bought out by a company who does not care about the residents. No peace for the residents. Dangerous construction all over, wet paint. Flat tires because of broken glass and nails. When you call the property, They dont care!. Please wait until the end of 2020 when construction is finished. Renovation is the worse for those who live hear. It is not worth the headaches and stress of keeping kids and your family safe. Not a safe place

I love my new home. I couldn’t ask for a better community. Every one is so nice. They have been with me through my whole process of moving. The number one thing that I love about this community is the fact they cater to the residents. They are so understanding. It feels like family here. I’m so happy to be apart of such and amazing community. They have garbage sales, parties, pizza, kid friendly, dog friendly, quiet area, nice neighbors, and today was taco Tuesday and I was not able to make it because I worked and they made sure I was taken cared of. There were a few maintenance issues nothing major but they are on top of things. They are such a real group of people and they treat you with respect and love. I checked this place out one time and fell in love with the whole office staff they were the whole reason I moved. They are on top of things. I will be here for a long while. Everything I could ever want in a home.

I have lived here for a year now and everything has been great I must say. The staff in the office is always very kind and helpful. They do a good job at trying to bring the community together with different events which is always nice to see. Furthermore, the few times I needed some maintenance related work done in my apartment it was taken care of quickly. The neighborhood itself is pretty calm for the most part which is something anyone can appreciate.

This is my fourth lease renewal Ill be signing. Its a nice quiet area. I like the new updates and renovations. Also, the office staff has always been helpful as well friendly. Hilary has been awesome with helping me transfer to a larger apartment and with helping my friends transfer from out of state to their new town home at the Preserve. Any repairs Ive needed has always been fixed promptly. Overall its a great place to live.

I got the chance to speak with Nikki during my apartment search. With the plan of moving in the summer, her and her leasing consultants made sure to give me all the information I needed to prelease an apartment. The property was well kept and I couldn’t have been more impressed with the landscaping amenities. I am so excited to move in to my apartment! I have immensely enjoyed my time at this apartment complex. Prior to moving into my unit, I had an extraordinary experience with the staff here. I moved from Wisconsin and could not physically visit the apartment prior to moving. The staff was extremely helpful and placated all of my concerns, assuring me of the benefits that the community had to offer. When I arrived, everything was exactly as promised.I have lived in this unit for a year now and would have continued my residency at this amazing community if I was not once again moving for work. I higher recommend this complex to anybody considering a place to live in the Orlando area. Great commute times to any of the surrounding suburbs/downtown, great neighborhood, lots of public transportation options and plenty of shopping/restaurants only a short drive away.The office and maintenance staff are extremely kind, courteous and above all, helpful. Any issues that arose were dealt with immediately, the staff always going above and beyond to assist a resident. They hosted a Spring Cleaning yard sale that lined up perfectly with my move, allowing me to get rid of some items and make over $300! The office always does as much as possible to include residents, putting out a monthly social calendar full of fun activities. The entire community has also just undergone a massive beautification project and looks better than ever! My biggest regret is that I will not be staying longer to enjoy all of the added amenities, improved buildings, and new landscaping.A big thank you to the folks at The Preserve at Spring Lake!

My wife and I decided to rent mainly because we wanted less responsibility. I love being able to pick up the phone and put in a maintenance request. It is unbelievable how fast, friendly, and efficient the maintenance is. Donne, the foreman, has a great team. I wish I knew everyones names, but special kudos to Danny who obviously enjoys his job. I genuinely appreciate the care and enthusiasm from the entire maintenance team.

The staff is super nice and helpful, including maintenance. The apt is nice, clean, no issues. The grounds are well kept except construction of course.Good neighbors, mostly quiet area. Close to everything, including bus stop. Pools are very nice.The only negative thing is the playground is only swings, nothing for toddlers.

Whoever wants to pay a lot of money for a place that is not worth a cent can go ahead and live here. The walls fall apart literally. The so called “granite” is fake its just ply wood and the floor is laminated so also fake the walls get stained really easily so they will try to charge you at the end almost 400$ to repaint the place. The carpet from the beginning is nasty so be careful they will also charge you a lot for anything in the rug. Oh and also don’t try to put any frames up because when you decide to leave they will charge you for each hole on the wall even if they tiny. This was the worst place I could ever live in and I’m telling right now I just moved out in the ending of September and they literally charged me for everything!!!! I left that place good and they charged me like if I left it a dump! It was only my 2 adults and a baby living there and they made it seem like if it was 6 of us. They will charge you anything to take money out of your pocket trust me. One last thing don’t get convinced with them they are going to lie about everything they will treat you super nice in the beginning and they will treat you like your gold but then when like about three months or so pass by they will definitely show there true colors and if you don’t believe me ask the people that live there or just see the comments and reviews. Trust me your better off living in a real community not a fake one that just take any dollar out of You!

AMAZING! Thats all I can say after viewing the units and the staff is great!!Ashley is a sweetheart and is nothing but helpful !You wont be making a mistake by living here , very quiet nice area. The downstairs units have the pretty laminate wood flooring that gives the units a little modern feel.. They are older units , but have character and brand new items that have been added (cabinets, counter tops, floors etc.)

I would not recommend this place not even to my worst enemy, nor would I recommend any property handled by ASPEN SQUARE, they dont take care of their costumers and once they have you on a lease they make you feel like the own you. Trust me you are better off living in a low-income housing than in this place. I’m pretty sure most of the nice reviews are written by them, I encountered multiple neighbors and most of them were not renewing their leases and shared the same concerns that I did.

I usually don’t post reviews but they deserve 5 stars if not more. The apartments are gorgeous and the staff are THE BEST!!!!! I moved from out of state they made everything so easy for me. Nicki, Kelsey & Crystalina are some of the nicest girls I have ever met and they made me feel at home before I even got here. My family of 4 has lived here for about a year now, and it has been the best rental experience we have ever had. Starting with the move in process... We were moving to Florida from Pennsylvania and had only 3 weeks to find a place to live before I started my new job, and we didn’t know if Altamonte Springs would be the best place for us. They accommodated us by letting us do a short 3 month lease, without charging the short-term lease fee. We loved the area and apartments so much that we later signed a 1-year lease.The ladies in the office, Nikki, Stephanie and Crystalina, are all amazing! Easy to talk to when there’s a problem and they are also quick to react, as well as very accommodating. Just like any apartment, we have had a few things needing repair, and they were always fixed timely, usually within the same day. Mid-Summer our air conditioning stopped working in the middle of the night, and the on-call maintenance guy showed up at 1AM to fix the issue. Overall, the maintenance crew are extremely nice and knowledgeable.Other things I like... They keep the grounds clean, and the homes are bug free (and that’s a big deal in Florida). The office throws parties every month, and though I can’t make it to many of them because of my work schedule, I have been to a couple and they are really nice, and usually include free wine! They also just built a new gym and dog park, which we use regularly as well. The only thing we do not like is the parking situation, but we are not willing to pay for a specific spot. It’s just tough to get a spot close to my apartment when I get home from work late at night. I hear this is typical for many other FL complexes as well though, so I don’t blame the complex for that situation, and again they do offer special spots for an additional monthly fee.In closing, we will continue to live here until we save enough to buy our forever home here in Florida. I really don’t think we would ever find any other complex treat us better than they do at the Preserve of Spring Lake.

I lived at the Preserve at Spring Lake from 2014 to 2017. When I moved in July 2014 I moved into a newly renovated apartment; newly painted walls and new carpet. In June 2016 I wanted a unit with a W/D so was transferred to a unit I was told was newly renovated. Not true; the unit had not been painted; paint and dirty spots on carpet and wood flooring and the dining room and kitchen paint was visually different from paint in the other rooms. When I retired and moved June 30 I left the apartment in spotless condition. Yet Nikki chose to keep a substantial amount of my deposit for repainting the entire apartment. I have objected to the claim via 2 certified letters and no acknowledgement from anyone from corporate. Nikki wrote the forwarding address down on June 30 and asked me to verify it to make sure she had it correct; which I did. Nevertheless she or her incompetent staff left the apartment number off of the initial letter and it along with the partial deposit check was returned to the corporate office; thus I had to call to inquire about receipt of my deposit as no one took the liberty to call me to inform me that they received the letter back. Corporate staff is incompetent too. I do not advise anyone with any smarts to rent from Preserve at Spring Lake. Indell Johnson

Im normally not someone to write a review but I had to with the customer service that I received. I recently had an issue with my heat at 1:30 in the morning so I called and the gentleman came out quickly. He was able to fix my problem and was really friendly (for someone that I woke up). The next day a girl in the office called to follow up and make sure everything was working and that I was satisfied. I have to tell you I was blown away because I have never had someone clal to check on me after the issue! This was huge and made me feel confident in my decision to live here. I am only giving it four stars at this time because there is some construction of the clubhouse going on so right now there isnt a dog park. Otherwise, I love it.

**** Please Read First before calling****I would like to give the ladies at the preserves a big shout out for the work they do.Me and wife were searching for a place for us to stay. I had called many apartment complexes before to see if they can help my current moving situation. Each one shot me and wife down. I by mistake came up on this apartment. As a man of faith I believe why not give these ladies a call and see if they could help out. I thought this would be another dead end, but to my surprise Nikki, and Stephanie were more helpful than expected. These girls got me into my apartment less than 3 weeks. Without these girls my family could have been on the streets.The thing that makes the preserve worth staying is the level customer service the ladies provide.The ladies respond to all my request, but more importantly they are not robots. I do not feel like another number or body filling a roof with walls.The property has amenities for the family to use. The complex is quite.Your next to I4 so you can travel pretty easy from east to west. There are many restaurants within a 5 mile driving radius you have access to for the family. As the city of Altamonte continues to grow I am sure the popularity of this location will grow.If anyone is looking for place to have there family to reside. The Preserve at Spring Lake is a company I will vouch for.

This is currently my second year living at the Preserve. Moving from out of state and not knowing the area was a difficult thing to do. However finding the apartment complex was great. I have absolutely nothing bad to say about living here my first year. After renewing my lease my once 5 star rating has plummeted down to a 2. I dont want to say problems but moreso concerns, began when I found out the renovations were happening. My building has been under construction for 6 months! Along with limited parking, our back deck has been without stairs. I know that seems crazy to complain about but moving furniture in and out of our apartment depends on those stairs. Another concern is the hole the size of a baseball in our bedroom from the renovation. We have informed the office about the issue multiple times since hurricane Matthew, yet the hole remains. Overall my biggest concern is our Central AC. Since August our air has broke 10 times. Im not exaggerating. The entire week of Thanksgiving no AC and it couldnt be fixed until afterward. Yet we are still paying full price for this apartment for things that either arent working or not being fixed. Will not be renewing when this lease is up. :(

This is the worst place to ever reside in the area isnt so great to begin with lived here for a year and was nothing but complications they blame duke energy on why the electric was close to $300 dollars a month but even duke energy confirmed the AC unit was very old and needed to be replaced soon Ive made consistent requests on my AC to get fixed , secondly when living there they were renovating the entire complex put a whole in my window and nobody cared to fixed it until I reported it they also had a whole in my living room wall and window was coming off the wall in the living room and the other room the kitchen window was also cracked and they never replaced it while I was there and when I originally moved in made a request about them fixing the carpet because it was never on the rail and they NEVER FIXED IT! The only thing I should of been charged for was the carpet damage and a minor crack on the door . Lets not forget when you put in a request for a new filter or anything for maintenance to fix they take about a month just to get ANYTHING ACCOMPLISHED . And before mentioning I wasnt renewing my lease they tell me a month later about the cracked window in my kitchen I reported weeks ago basically a month ago before finally hearing it was gonna be replaced they never fixed it I advise anybody looking for a future home they over charge just for rent 2 bedroom 1 bath for 1050+? Thats what theyre raising it too the rent before was $975 plus paying for water and then sewer and etc which usually month came out to 1025+ monthly now imagine the rent being raised? Thats almost $1200 go anywhere else but there it is not worth their cheap cover ups for the cheap renovations they did once again will never in my life ever consider or refer anybody to move there just look at how many bad reviews they got its not the first time and I wish I looked at reviews before rushing into an apartment but now I found a better place did my research smarter this time and I dont regret not one thing about not staying in that cheap cover up place they say is completely renovated hope this helps future people before rushing into something take your time and DO RESEARCH there was certain things I knew to take a lost for but these people wanna keep a whole deposit and say I owe them an extra $150

I live here for almost 3 years I went through two apartments since in one there were rats and another one had many problems in the ceiling however I would be because all this was better the staff also however the new manager arrived really the worst management who lived there from In fact, I had to renew my third contract and I mentioned the things that are not working well, that if I could lower the increase that they made me a little, and he refused, he also refused to provide me with the painting, in order to finish removing more than half of my deposit which I do not find logical I only count this so that you do not move here in it does not care if not your money.

I lived here before their remodel and as of right now they are almost done. this place has been nothing but hectic, uncomfortability and struggle. When they started to remodel and were tearing down the outside walls one of the staff members or contractors told me that there was no insulation in three-quarters of our walls, now previously I had actually ask Progress Energy why my bill was extremely high $541 to be exact, I could not figure out the reason until I went into my back porch and saw that my AC was having an electrical fire.( all the ac units are from 1985 with the exception of a few they had to replace) So I reported it immediately and they fixed it within the three hours of my phone call. Hoping that that was the problem I waited for my next electrical bill and again nothing changed. Ive been doing this for about 8 months now and the office doesnt claim any responsibility and said they will only reimburse me $100 for their insulation screw up. Now my electric bill has gone down to 200 where I am usually at ( after they installed the new insulation). It doesnt stop there I had ceiling leak stains from my upstairs neighbors washing machine breaking, they never came to fix it and I can still today post a photo of it, a large deform Circle from water damage that is in my dining room right above my dining table. Its a complete eyesore. I can say the only thing they did right was with our latest hurricane our building got hit with a tree and they made sure we were okay. Very last thing I have to complain about this place is that it is extremely close to the I-4 I posted a picture on Google of my apartment on the right hand side and you can see the I4 on the left hand side of the photo the windows are not sealed and are very much not soundproof. Most of the windows are crooked and you can tell that squares have been replaced due to the extreme glue that they use on all the replacement windows. I had bugs but took care of them without the help of the office.... who said they have Pest Control but not really. This is just after all the remodeling so make sure if you are going to move in you look at the things that I said and see for yourself you can hear outside from every window I was forced to go to the Home Depot and get soundproof shades because the window was not properly replaced. They cut off the water about 8 times a year at 8 in the morning when youre getting ready to go to work. sometimes later afternoon like 1 or 2 p.m. so make sure you get your showers in the night before because youll never know. Ill gladly respond to anybody who has any questions about this community. They make it look real pretty on the outside after the remodel but once youre here and you start realizing all the little things that they covered up for example not having insulation in my walls, youll want to leave as soon as possible this is my last month here and I would hate for anybody to have to go through the experience I did.Thanks for reading - someone who wants to prevent a family from experiencing a bad living environment.

I am honestly shocked at some of the reviews posted here. My husband and I downsized from a 5-bedroom home last year. Because this was such a big change for us, we did a lot of looking and research before finally settling on a place.The location is to die for – right next to the I-4, the mall, beautiful Cranes Roost Park, and practically any store, restaurant, or service we could desire. The grounds are absolutely lovely – I love coming home and driving through to my building, and taking in all the pretty colors never gets tiring. Despite their age, the buildings are very well maintained – even after the hurricane tore through and caused some pretty bad damage in a few spots, everything was repaired within a couple of weeks.The main reason we chose The Preserve at Spring Lake is because the units were fully remodeled. They completely gutted the place and installed new flooring, counters, doors, light fixtures, appliances, etc.. Maybe what some of the other reviewers arent taking into account is the fact that despite being remodeled units, the buildings themselves are around 40 years old. That means there are going to be some quirks and blemishes. In my opinion, if one is looking for a perfect place that is completely scratch and dent free, then maybe a new build would be a better fit. Of course, a brand new place is going to come at a much greater cost.We have two small breed dogs, but I often watch our “grand pups.” Thankfully The Preserve is one of the shrinking number of apartment communities that allows large dogs, so our kids dont have to board their dogs when they travel. There are so many nice places to walk the dogs, complete with waste stations. And soon we will even have our own little bark park, so all the puppers will have a place to run and play!Nikki, the property manager, maintains an office that is always staffed with young ladies who are friendly and affable, yet remain professional and get the job done. On the one occasion I felt the need to get management involved in a situation with a neighbor, the issue was addressed promptly and in a way that didnt create hostility between the neighbor and I. The office staff hosts monthly events, which gives residents an opportunity to chat with them and get to know their neighbors. We always know what is happening via the texting service – something that was especially helpful during Hurricane Irma.I have never rented anywhere that is as prompt at taking care of service requests. Last Christmas one of our guests backed up our toilet and created a flood right in the middle of our festivities. On-call maintenance made it to our place in record time, took care of the situation, and was out of the way before we could even say “thank you.” Robert, the newest maintenance supervisor, takes the time to follow up and ask if repairs are to our satisfaction. Amenity areas such as the swimming pools and laundry room are always spotless, and we cannot wait to see what the new gym they are currently remodeling will look like!The only complaint I have is in regards to the towing policy. Weve never had a problem finding a parking space, and residents can pay to reserve a spot, yet vehicles must be tagged to avoid being towed. One night I borrowed my sons car and forgot to put the visitor decal on the mirror, resulting in an annoying and expensive morning. Ugh!We just passed our one year anniversary here at The Preserve. I can truly say that I could not be happier - we signed a new lease without hesitation. Going back and reading over my review to check for typos made me think to myself that it sounds like a paid advertisement. I swear I am really just a happy resident who was stunned to see some of the reviews other residents have posted. Im not sure why their experience has been so much different than ours, but I am positive that we will continue to enjoy our home here at The Preserve at Spring Lake!

Like one previous poster wrote, the good reviews are absolutely fake and most certainly coming from the leasing staff themselves. I moved to this complex three years ago. When I signed my lease, I was never informed that there would be major renovations taking place to the exterior. I had to endure several months of insane noise, hammering, drilling, maintenance staff, oh - and dark blue tarps covering every single window, so I had no daylight coming in. I lived through this with a newborn baby at home.The parking is extremely hard to find. I had to pay to reserve a parking spot in front of my home or else I would end up parking way too far from my door, while lugging my stuff and two kids. Speaking of parking, despite my Reserved parking sign, Ive had several residents park in that spot regardless. I had one lovely neighbor absolutely refuse to move her car from my spot, screaming at me that she didnt care about the sign.The pools were hardly ever cleaned.In three years, I have heard gunshots three separate times outside my home. I am from NYC and havent dealt with this much crime near my home. Ive also had kids knock on my door asking for food, just like one poster wrote.The complex may look nice from the outside, but it is a superficial facade. The flooring is vinyl made to look like hardwood, which bubbles up. The granite is fake, vinyl covering over fake wood. There are several leaks, and mold is a concern. My kids became sick several times and needed breathing treatments. I also went through a sewage leak due to unproper maintenance of the pipes outside my home. Maintenance staff told me it was all clogged up and caused my leak. I woke up to my entire first floor flooded by waste water a couple of days before Christmas, a year ago. The complex didnt offer even a tiny rent credit for what we went through. I lost family heirloom Christmas decorations and furniture, not even including dealing with that unsanitary conditions with 2 children, until it was cleaned up.Even better, right before Thanksgiving of 2017, I lost hot water for almost three weeks. THREE weeks. The maintenance staff changed the stem valve, not one time...not two times...but three times before realizing it wasnt the stem valve. I would ask the leasing office to call with updates and they never would. I would constantly have to call in myself to see what was going on. It seemed the leasing office was too busy laughing and talking amongst themselves to care what I was dealing with. A few of those days I had no water at all. This was an actual violation of the lease, and the way it was handled was unfailingly unprofessional. This was during a cold spell right around Thanksgiving, my kids were sick and I had only cold water to bathe them in.The leasing office staff may seem nice initially, but they are incredibly incompetent. They like to plan stuff like a Pizza Day, but when you have an actual problem, do not expect to have it handled in the proper way. They cannot call themselves professionals. They do the absolute bare minimum.Emergency staff lives two hours away, so if you have a problem after hours or during the weekend, you may be out of luck.I wish luck to the next resident of my unit. Be prepared to hear screaming, cursing, heavy metal music and video games blasting at full volume, and drum playing happening. I once knocked on my neighbors door because her teenage son was screaming at the top of his lungs and cursing at his little sister while she was crying for her Mommy. This happened nearly every day, and I decided to intervene thinking their mother wasnt home, but realized she was once I saw her car in the driveway. It was incredibly disturbing. The walls are paper thin, so you will hear everything. Also, be prepared for their multiple dogs to roam the backyard freely and not have their waste picked up. I would always keep my kids inside because of it. Truly disgusting. And that neighbor was the Property Manager Nikki.

We lived here for 3 years. They refused to clean and fix our a/c correctly for the 1st 2 years because they were remodeling. Meanwhile, our electricity bill, especially in the summer, was close to $300 each month because they did small fixes these still left our apartment 80 degrees. We had issues with the roof leaking in multiple occasions. Our a/c leaked multiple times. They raised the rent a month or two before the end of our lease the first year and it was nearly $100 more a month for nothing. They told us that water and sewer was based on our usage but it was spread out between the 4 units. We asked for help on the rent going up the 2nd year ($200 more) and the manager said she would try to get help through corporate. A week later I asked about it and she said she was waiting for the a/c to be fixed to ask for help. Why? Who knows? Ploy to get us to sign so she could still be a useless human being? Because we had to sign or be charged twice what we paid monthly. This year we thought about staying. They raised our rent for a 2/1 to $1205.... meanwhile, they were already putting our apartment up on Zillow for 1160. Only 30 more than what we pay. We moved out and they charged us over $500 for our carpet. We had been there for 3 years and they would have had to replace it anyway because they always do. They are ridiculous and not worth your money!

I love this place!!!!! i seen and read the reviews and compaints and ill be the first to testify that the staff here are AMAZING especially Nikki.... She will do all she can do to help you have an amazing living experience. If i have any issues with my place, they are quick to repair it. Not only that but also, educate you on what happened and why it happened and fix it with a smile. Often times when they are done, well have a few minutes of conversation just getting to know each other. so ignore the negative post and visit this place for yourself. I absolutely love the staff here, if it wasnt for those AC units being so ridiculously old I would have easily given this a 5 Star!The women in the office are the absolute sweetest. They were always helpful and took us seriously when we had issues in our unit. Things were fixed on time by their awesome maintenance.I wish the company would replace the AC units, my bill was hitting $300 a month and we attempted to keep our 2nd floor unit at no lower than 78 degrees, it was usually at 82 because it couldnt cool any more.The ac was a major reason why i had moved to another area, it was too expensive and not cooling at all.Besides that, the community maintained their pools, we had a swing set for the kiddos, and beautiful scenery.I felt safe and welcomed in this neighborhood

This place is a joke. Manager Nichole Rappaport is the biggest lying slumlord I have ever encountered. Please dont be fooled. My apt always has problems takes me months to get someone to fix it! My ac..... its so hot n my apt been complaining for months my light bill is ridiculous and had a leak n my shower took me three months till someone finally came and fixed it but than left the broken parts all over the bathroom my one year old could of got into.... theres always water line breaks and my ac is still broken! Leaks free on so its always hot! Hate it here takes forever to get anything resolved

The first impression is nice but after living here for for not even a few weeks things started falling apart. The maintenance is absolutely horrible and the staff isnt any better. They are all incredibly rude and dont care about any of the residents. Construction is currently going on (which we were not informed about before signing our lease) and the workers are rude and purposely loud. They cut all of the A/C cords and left the wires exposed. That caused electricity bills to Sky rocket and the staff will do nothing about it we were told to call duke. I have young children and the maintenance is loud and do not show up when they tell us they will causing me to have to push back my childrens nap time or just reschedule. If you are looking for somewhere to live I would suggest looking somewhere else

My boyfriend and I moved into a tow home unit in July 2015 and while we have had some issues- and come on if you are looking for ANY place to live that has no issues you probably believe in the tooth fairy- we love it here.As some other reviewers have stated, construction has been a bit of a pain. However, these reviewers are failing to see the big picture. I have been renting for ten years (I am currently a graduate student at UCF), and in my experience apartment complexes will call an apartment remodeled after replacing the shower head, the fixtures, painting the walls a new color, and calling the property by a new name. Preserve has, at least in the townhomes, completely redone the inside with new wood laminate flooring and brand new appliances. Im probably missing other improvements they made. The construction they are working on NOW is a comprehensive remodel of the outside of the buildings. PEOPLE: this is NOT accomplished in a week. They have to break up that awful old brick exterior, get rid of old struts, take out the old insulation, and God knows what else and then replace it all. In the meantime, they have to be extremely careful enough to keep the outside well covered to keep the new wood and insulation from getting wet, which cant be easy in humid as hell central Florida.In terms of maintenance, Ive never had any issues with response times. I think tenanta need to remember that its a large property and they are most likely not the only people experiencing an issue. The gentlemen who have helped us have always been friendly, respectful, courteous, quick, CLEAN, and explain things so that I can understand them.Now in terms of management, I believe they have gone through some changes for the better. Now some tenants who wrote reviews for some reason I cannot fathom have taken issue with one of the leasing agents, Laura. Now I may be biased because Laura was the first person I met here, she showed me the property and has always been wonderful. I have had some AWFUL experiences with property management, and I just want the ladies at Preserve to know that they do a wonderful job.If you are considering this property, remember to be mindful of WHY people are motivated to write bad reviews. Sometimes it is best to understand that you are only getting one side of the story, and it is probably skewed. Sure, the property looks a little like the set of a Final Destination movie with all the scaffolding and stuff, but if you see the finished units versus the buildings that havent been completed you will see why I am SO EXCITED about this remodel. The electric bill has been a bit higher lately, but I know once my building is finished the new insulation and proper alignment of the studs will make my townhome much more energy efficient. And then the landscaping will make it beautiful :)I, at least, cant wait to renew. And honestly if you dislike it so much, make room for people who appreciate the hard work and improvements that are making this property so much more valuable.

Moved in here and was promised a new renovated apartment however that was not the case. I let that go and decided to rent anyways. My apartment faced the highway and my windows were lose so i asked them to tighten the window or put in a properly sized window in place but they said there was nothing to be done. The sound of cars driving past I4 was heard all day. Not to mention water coming in when it rained, and insect and pests. The community neighbor hood is dirty and unkempt. The manager and employees at the leasing office are absolutely useless unless their trying to sign you into this horrible apartment complex. I decided to terminate my lease ahead of time and had to pay a $500 penalty. I spoke to the manager and she mentioned it would be the only fee and she would market my apartment first. Months later still no success in renting my apartment while multiple people around me moved in to apartments despite mine being available. Finally the apartment was rented and they decide to charge me a hidden fee on the contract stating that at the termination of the lease you are responsible for any discount they have ever given you, so now im stuck with a $400 bill from the first month. I say hidden not just because I couldnt find but neither could the manager when she tried talking down to me stating i will pay this portion. I had to call the regional manager and she was the one who was actually able show me. The new manager is very unprofessional and has no sense of customer service. She believes she is entitled to treat her tenants like garbage because and I quote I am your landlord, so in her mind that somehow justifies the complete lack of curtsey and professionalism. This has been a godawful experience and i hope you keep looking because im sure there are better options in the area. This might seem like a decent community at first glance but trust me when i say that contract will keep you imprisoned in this apartment, so youll have to deal with whatever negatives aspect of your one year there with very little options. By the way the management is new so beware of older positive posts.

The new management is horrible and had no true care or concerns for there tenants. The maintenence is horrible with being timely Ive waited up to two weeks for them to fix my ac which I was told they be there with in 20 minutes. They have construction going on and they construction crew is rude and has no regards for people. They cut everyones ac unit lines and told no one causing peoples power bill to reach up worth to $600 and the management says thats not our problem call duke those were her(blonde lady believe her name is laura something close) exact words. Nice apartments but not worth the hassle and disrespect and lack of concern. I HIGHLY recommend looking else where for some where to leave.

Hi, Im been living here for about two months now. Everything was fine at first but this construction has really been bad for all the tenants. The parking is very limited and the staff is very rude. Ive never in my life had an light bill over 200 dollars. NEVER. Last month my light bill was close to 400 dollars. My ac barely works and when i confronted the manager in charge they stated that i have to speak with duke energy. When I do run my ac, most times it does not work. I deal with bad allergies and cannot not be in a certain tempature for too long. When I contacted the emergency maintenance it took them close to two hours before they could try and attend to the problem. After the maintance person left the ac worked for all about 1 hour and shut right back off. I contacted the office again and informed them about this situation and sent the maintance people back over and nothing could be done. Since Sept.15 til today my Ac is still not running properly and Im being charged a high bill that Im not get any use of. I honestly believe that this construction has alot to do with my light bill bieng very high. I do not recommend these townhomes to anyone.

The Preserve at Spring Lake is the worst place that I have ever lived at in my life. Dont be deceived by exterior painting. These apartments are invested with live and dead rodents, multi-colored lizards, spiders, and BLACK MOLD. Please see the picture that I attached below as this entire property’s air duct system is thoroughly infested with this mold and a horrible smell of it to boot. As a result: me, my children and all of my neighbors stayed horribly sick with bronchitis and pneumonia, and other respiratory symptoms ALL OF THE TIME. But, after my 7 month pregnant daughter and I got sick with pneumonia, I left this place for fear of irreversible health and lung damage for us or my unborn grandchild :( And, although the mngmt let me out of my lease, the rude, unethical, and unprofessional assist mngr Laura, insisted of trying to come after me for more money, despite my family’s vast medical expenses, lost time for work, and emotional distress. She is very nasty. Also, these apartments were overly priced for such un-liveable human conditions and dangerous air quality. Also, if you want manageable and affordable bills, you CANNOT live there, unless $450-$500 monthly electric bills and $100 monthly water bills seem normal to you. I and my neighbors were livid every month. SO HAPPY & HEALTHY {mentally, emotionally, physically, & financially} TO BE GONE FROM THERE!
