There is a huge health risk with two ponds located next to our buildings. One is covered over with a green algae like growth (duckweed?). Its been treated 3 times, that I know of. Yet, the same issues still exist. The other is stagnant, and a probable breeding ground for mosquitoes. Not to mention the smell.And, its a good possibility that these conditions have contributed to the bacterial lung infections my mother is now facing.We applied for a medical exemption to break the lease, without penalty, and have yet to hear back on this: its been two weeks since submitting.The photos provided, are of the ponds, are from several weeks apart. Been dealing with this for nearly a year.

Overpriced, rent goes up every year for no reason, parking is a disaster and have to pay for one spot & good luck to your s/o, most office people nice except the property manager. Good location though. The Apts are outdated for the price. If they did away with paid parking & took rent down some theyll make more money. Greed at its finest

If you plan on getting an apartment here, DO NOT PAY TO APPLY if your background is a bit challenged!!!!! I was denied in March and have yet to get my $195 holding fee they charged me with the application fee back. I have called these people multiple times until I was given a phone number to billing because they couldn’t do anything at the complex I was told, a number which no one answers. I emailed the billing department a week ago after being given no help. In the times we are living in, unless you want to be scammed out of your money, DONT APPLY because I have had no help in getting my money back from anyone. I am still waiting 3 months later

Amanda Monday my leasing consultant is the best. She is so friendly and from day one makes you feel welcomed. Always answers any of my questions the best of her ability. The community is always clean and well maintained. The maintenance staff is kind and patient and they are always prompt and available anytime I need repairs done. I love how the community is so close to Cranes roost park and the mall.

I have only been here since July, but I must say this is by far the best apartment complex I had lived in. It is new, cozy, and comfortable. They are also so responsive, understanding, and efficient! I wanted to personally thank Angel in the maintenance department for going out of his way for me. He not only fixed a issue that was beginning to drive me crazy so efficiently, but also reset my batteries and cleaned my filters without me asking him. He noticed those things and fixed them. Thank you Angel for making my day and such a big difference in our community!

Do not move here! My fiancé has lived here for 8 months and she is miserable. I am over there a few times a week and I personally experience neighbors fighting, screaming matches, and her car was hit by one of tenants. She has filed complaints without any resolution. We have smelled drugs and witnessed drug deals go down right next door. I feel for her safety and she literally frightened every day. If you are thinking of moving please don’t and look elsewhere!!!

Hello, I am very happy and grateful to be part of the Altamira Place community, I am enjoying every moment, I still have a long way to go, but so far I am satisfied, thank you 🙏🏽 I almost forgot to mention the service provided by the office workers, people who are that ?! In addition to being beautiful, they are absurdly friendly and helpful, Jeremy in particular helped me a lot with the language I havent yet mastered, all the time on Google translator lol, thanks friend!🥰🇧🇷❤️🇺🇸🙌🏽💋

I just toured the Altamira Place Apartment Homes Lake Front with Pool view and for $1358 cost - I was told it will be going up tomorrow - NOT!For a lake & pool view that is really nothing but a dirty lake & dirty pool, junky shed. The lake is full over grown weeds, green nasty film & floating road trash, dont forget lake view that you share with run down condos on the other side that look and sound ghetto and I am saying Vinegar Hill in the Bronx baby.Advertising says the apartment is big, yea when its empty! if U have to put furniture, chairs, lights and home decoration then its a matchbox - extremely - extremely small for $1358 & the walls arent made of gold for that cost. With 40 available apartments you would think they would be begging people to move in instead of over charging for a closet!I could hear the neighbors arguing & their kid crying through the walls for the whole time. I can see a lot of long nights staying awake here. If it wasnt the baby screaming, it was the loud rude maintenance outside the shed carrying on about another tenant that wanted their windows washed & required a long ladder - hes not anyones maid he said & its not his job . kitchen is extremely small with little & limited shelf space. The stove, fridge & sink all look like they havent been replaced in 10 years, along with the carpet, tub and toilet. Carpet had a smokers smell to it & I have allergies & if it keeps a smoker smell then its going to hold on to dust, pollen & dirt & im going to feel every minute of it in my sinus.Top floor apartment with the ac going at 72 was hot hot hot and in the direct sun which means my power bill will be through the roof along with the heat during the summer!I was told over the phone that the parking is extremely tight, limited & you might have someone park in your spot. If that happens then just call a tow company that might show up. If there is no parking for my guest then they are welcome to use the Altamonte Mall parking - hold up this girl just told me my guest will have to park 1 mile away to visit! I cant buy another spot & cant use anyone elses even if they dont live there - maintenance might have to use it for their personal vehicles she said.I spoke to unprofessional, uncharismatic, manager and all around fake on the phone. I asked for a personal tour (questions) & was told that due to health & safety they no longer doing in person tours - which means they are letting a complete stranger free roam - this isnt safe! If they ignore me now, how will they treat me after I move in? This isnt a safe place for me & my family! On the way out of the community I pulled up to the gate for the doors to open and 2 cars, not one but two cars started honking their horns for me to move so they could enter through the exit. BLACK MOLD! In my & my daughters room, in the bathroom, in the kitchen! Living in a hotel until it can be cleaned and they refuse to pay for the cleainng - says its apartment living! The management insist I still have to pay rent in a apartment that is not livable, health hazard and dangerous!Black mold is everywhere and the bugs that come along with the none stop biting!!The billing woman told me either sign a NDA or else they would sue me, kick me out and charge me for not paying rent!!

I lived here 6 months out of a year lease. And I saw more of the drug dealers, heard gun fire, rims stolen then I was able to get maintenance to fix something that wouldnt break the very next day.The management and office staff are the rudest people you will ever meet at this complex. No one is friendly.This place isnt safe, This place isnt secure, gates were always broken and cops always onsite for one reason or another.The Florida Department of Housing and Urban Development against Altamira has taken my complaint and several others and building a case against them. If you have had problems with them contact the Florida Department of Housing and Urban Development

It was extremely efficient and an easy process. I’ve renewed with other companies and would spend an hour or more in the office. The staff is knowledgeable and professional. Hand sanitizer is always readily available in the leasing offices.

Very unhelpful property management. Terrible customer service. Charge outrageous fees for a late payment caused by an error by their software ($175) and unwilling to help tenants.In addition, there has been multiple maintenance issues with my unit.1. Shower water leak in my apartment that left my carpet wet and left smelling terrible.2. A/C unit also broke within 2 months of moving in.3. Upstairs washer leak that leaked into my bedroom.Will not be renewing and would not recommend to anyone to move to the property.

This place benefits from its location near Cranes Roost and Uptown Altamonte, but otherwise my experience wasnt that great. The responsiveness is terrible. When I reported issues and had to follow up several times. In one instance it wasnt until I emailed (in response to lease renewal) that I was told I didnt contact you because I didnt have an update. I dont know...I think you should always follow up even when you dont have an update instead of having your tenants chase you down for an answer.The are many more issues including cleanliness of community, malfunctioning gates, parking, neighbors (noise, not picking up after pets, etc) none or minimal surveillance. I could go on...When I moved in 4 or so years ago, they said they pride themselves in their screening process for new tenants. As I was moving out, a new tenant approached me and said they chose this place because they heard everyone there likes to party. Either a quick change in direction or a lie.

Overall a pleasant experience of our stay in Altamira place. We stayed there for 3 years and except for few instances where the communication could have been better, we have a nice memories of the place. Apartment sizes are not too big but the location is amazing, specially when you don’t have kids who needs to go to school. Nice location.

Overall decent place to live. Decent neighbors. The neighborhood is 5 stars. The prices are high due to that reason. Maintenance requests take anywhere from 2 days to 2 weeks. I asked them to change my air filter, and the guy just went outside and washed it off, instead of giving me a new one. Seems like they shifted their Management heavy, and now they have a few agents on site, but operate out of Tampa. Small unmodern apartments, and high prices was the main reason I only stayed a year. 3 out of 5 stars from me.

Today Im spending a season here, and unfortunately all that brought us here was the condominium structure with a beautiful pool area around the condominium and promises from the administrators, first showed one apartment and in the end rented me another, and when we found ourselves living with we started the problems, toilets not working, faulty fans, even flooding weve been through this here, and the service with much promise and no results, to be made repairs a tremendous delay, and we still have to place orders for email, worsening, because you can not wait so long, we have to go to the office and always with promises, and be careful because the contract is huge in the signature, with a minimum letter made not to read, and the promises continue until today , I pray it doesnt rain more than an hour because water invades the room. The price is not cheap, the old apartments but the location is good with shops and markets nearby but the rest really leaves a lot to be desired, a pity, a beautiful but poorly run place, the SPA is not working for weeks, waiting for my contract to close to go away, too bad grade 1 not to give zero.

This place is the most awful place Ive ever lived. Neighbors are inconsiderate and loud and the complex doesnt do anything about it. They enter your apartment with literally a single minutes notice instead of the required 24 hours. Worst of all they charge you a percentage fee to pay rent. Each month living here is my biggest regret ever. Not worth what theyre charging and rent will certainly increase by $100+ every time you release.

Lived here for a year. The only reason I moved out was because I was moving out of Florida. The grounds are well kept. The location is amazing with Cranes Roost right there. Safeway is the best place to shop for groceries. The fitness center is well equipped and maintained. The staff were responsive and I never had complaints about equipment not working. Overall had a very pleasant experience and would definitely recommend.

The only good thing this place offers is location. Look up community corporate ratings. Managed by UDR. Terrible policies and management. Had an on going issue for the last 3 months of my lease, got the run around till i finally had to move out without a solution. Which was super dirty air vents, and holes on ceiling allowing strong marijuana and pet smells from neighbors. Please re-think your choices before moving here.

Do not recommend this apartments to anyone ! Price is very high for an apartment complex were 1 amenities do not work the pool spa never hot or jets working . The gym are not clean . Get kicked out by security exactly at 9 pm from pool ! Pet fee is very expensive ! It’s not safe there has been stolen cars !

I have lived here for a couple of months, and it has been a great experience. The leasing staff respond to e-mails very quickly, they are always professional, and most of all, they are always kind. The maintenance staff are also very kind and welcoming, as well.The apartment complex seems really safe, even despite issues with the gate from time to time. The staff are always aware of issues and responding as fast as possible. The property is well taken care on a regular basis, and its honestly just a great place to spend time and call home. I love my apartment unit, it was so much nicer than I expected when I moved here only after viewing it online, plus the staff are just super awesome. I have my own parking space for my vehicle, and even though some people park in it, they provide a free towing phone number to have the vehicle towed.I feel very lucky to live here, and if you want a nice quiet place to live, then I would recommend living here.

I was looking for a apartment complex and came across this place , the office people are very nice but that’s where it ends the apartments are small for the price they are asking. I have a friend that lives there and i stayed the night at her place for a few nights and am I glad i did not rent here ! Weed smell , loud music , loud people , people out arguing at 2 am.. they lure you in with the gym and the smart home .. but she explained they have come in multiple times because “a leak was detected” I talked to the office people multiple times and they did ask me what my concerns were about moving there a big thing is paying $15 for parking per vehicle ! And the price of the hold fee and application fee for this place is crazy high .. but the people in the office were nice and respectful.. but $15 for parking i have 3 vehicles. A van I use for work a motorcycle and a car.. yeah that’s crazy

The location is five stars. Its great to be able to walk across the street to the mall, Cranes Roost Park, and a plethora of restaurants. Also, the pool area is nice and the trees around the property are beautiful. However, the apartments are looking dated and the buildings need repainted. I think charging over 1200.00 a month for a one bedroom apartment that has old, outdated countertops is crazy. There are luxury apartments we have found in Lake Mary that have modern countertops and are much nicer looking for the same price, and in some cases a bit cheaper than what we are paying. In 2010 I paid 850.00 a month for the same exact apartment in this same complex. Now, in 2019 its over 1200.00 and no updates have been made. Also, the quality of residents seems to have gone down. Trash ends up in the hallways and parking lots and half the time our building smells like weed. Its a great location, but in my opinion over priced and not as nice as it should be.

I lived here for about a year and a half before moving elsewhere for job related reasons. The Altamira is a very quiet and peaceful place to live. I have never felt unsafe walking to my apartment even if it was dark. The staff is understanding and fairly straight forward. We never had a problem with pests or rodents, the outdoors are kept very clean and presentable. The pool is kept well and is very spacious, grill is used often and in great condition. The apartment is surrounded by large ponds that are gorgeous.A bonus is that its next to a board walk that is so calm and relaxing to walk on.This apartment was easy to live at. I had a great experience there.

Location is beautiful given its proximity to the Eyesore on I-4 and the mind-numbing traffic where 436 intersects with I-4. Cranes Roost is a leisurely walk across the street. I was attracted to the area due to the dog park on property, but it is not well-maintained and might as well not be considered an amenity at all. Office staff seems very welcoming at first, but as time goes on, youll see that theyre excellent marketers who talk the talk. Maintenance people are accommodating and friendly. Rent will probably skyrocket after the installation of the Smart Home features on every unit.

Lived there for a year, the staff and maintenance crew are very nice, friendly, and responsive to my needs. I miss living there. The neighborhood is quiet, safe, and next to the mall, restaurants, and many department & grocery stores. It is right next to the I-4 so you are not wasting time just trying to hop on it. Plenty of parking for your guest and the amenities are great. Overall I had an excellent experience living at Altamira Place Apartments.

I am a real estate broker transplant that moved to Florida 2 years ago. I moved to Altamira Place and stayed for one year. My experience was incredible!! I had absolutely no problems, no complaints. The staff was amazing and very personable and professional. I only had one maintenance issue due to my ac not cooling and they responded almost immediately and the problem was resolved expeditiously. The community amenities were pristine including the resort style pool, hot tub, clubhouse, car care center and the doggy park. The prestigious location across from Cranes Roast is simply priceless with constant free entertainment and the huge 2 mile walking track overlooking the breathtaking lake. If you are looking for a place to live short term or long term I highly recommend Altamira Place. Honestly, there is no other place in the area that even compares.

Been a good experience living here. Not a 5 star resort, but not a slum by any means. Sometimes things go wrong, and theres not really anything the staff can do about it. If youre a gym goer, this place is great - the gym is free to use for all tenants. They have multiple treadmills and other machines. I have had some complaints about noise, but thats going to happen wherever you live. Overall, it is quiet and peaceful 95% of the time. Im only moving because my roommate is moving out of state, and I cant afford it on my own.Edit: Forgot about the parking situation. It is not ideal, but the place is full, and guests often park in front of the buildings. If you come home past 8, youll probably have a little bit of a walk, but nothing outrageous.

Ive been living here for 7 yrs and the first person I met besides the leasing people was Jose, at the time one of our maintenance people. He is hands on and will fix any problems i had in a matter of hours. Ive been fortunate enough to be his neighbor. Him and his wife are awesome. In 7 yrs, the leasing management has changed a bit but I most say that Tracy, Will and Andrea (dont know if she is still there) are by far the best. Yes, the rent goes up every year but youre paying for location, security and quality of life. You have the mall, cranes roost and restaurants, walking distance. Red Hot & Boom at Cranes Roost every year. We have had a couple of breakings but management always makes us aware of situations like that via email and by putting a letter in each door. The maintenance team now is pretty on point except when they are on call at night or weekends. Overall, I love living here and if you like to have a peace of mind then this is your place.

Lived here for one year. Amazing pool. Maintenance guy is very nice and works his butt off but they need to hire more. Had a leak in my ceiling from apt above. They never fixed it and tried to charge me when I moved out. Apartments are extremely small and over-priced. Lake view was nice. Kitchen was very modern. Bathrooms not so much. Parking was horrendous when I lived there (16 - 17.) Had to be home by 5 everyday or park several buildings away from my apartment. Especially bad bc parking areas very poorly lit. I hear they have assigned parking now so maybe better. Entry gates were frequently broken. Not worth the money at all.

Very pricey for a 2/2. However, they respond fairly quickly to maintenance requests and they furnish the kitchen with modern appliances. The community is quiet, well kept and secure with controlled access. Overall, you get what you pay for. Pricing could come down a bit though. Nice pool with barbeque. Nice and helpful staff at the office. AC unit is weak in power for the size of the apartment but we just had the exterior unit cleaned off. Seems to be working better. Interstate is very close as well. All in all, it is a recommended property if you value your peace of mind, familys security and access to the local mall and other businesses.

Would not recommend this complex to anyone. The only good thing to say about Altamira Place is the leasing agents. They are very friendly. The rest is terrible. Upon move-in, the apartment was disgusting: clumps of hair painted into door frames, kitchen floor literally black from grease, food and dirt caked onto cabinet doors, oven door rusted and jutting out, inches of lent all over the laundry room. I could go on about how gross it was (and still is despite lots of scrubbing), but I believe you get the picture. Their solution to everything is to layer more caulk on top of it. When I requested the head of maintenance to come, he actually told me it was my job to check out the apartment before I moved in (Imagine my fury at this statement, as I drove 1200 miles across country for this move). While they did fix the hazardous stuff, Im two months into my lease and still have a dryer that takes four cycles to dry one load of clothes. They have been out five times to fix the issue, and I currently arrived home to a detached dryer hose and a mess in my laundry room. And no one around. Your $1300/month is better spent elsewhere.

Seriously you need to get more feedback from your residents regarding your rep. Joe. Everytime I have called the office and Joe answers the call his voice or tone on the phone is so cold as if he is aggravated that he had to answer the phone. He never says Have a good day and NEVER says goodbye when the call is over....honestly he comes across as down right rude. I have spoken to my neighbor and he felt the same vibes. If he doesnt want to be there theres other people who could use the job that has excellent customer service.If I didnt live here already and called about renting I would put Altamira Place on the back burner for considering renting a unit! What a shame because the rest of the staff in the office and mgrs are so kind.

I know we too often write reviews when there are problems but my 2 years at Altamira was great. The staff are extremely helpful and made my transition from Ohio very smooth. The positive attitudes are also seen in the maintenance guys who will do anything you need quickly with a smile.The tropical grounds we big for me as I like to walk and it was nice inside the community then you can jump over the street to Cranes Roost. Being gated was key for me and it felt safe. I liked my apartment a lot but the only negative is the parking was tough if you came home later in the evening.The pool area is well kept to resort levels and the lake is right there for a background. I caught many Bass in the evening messing around with a fishing rod. I moved to relocate for my job but would come back here as a first choice. I think UDR management is doing things right so thank you all for a great experience!!

Disappointed that you guys don’t take working dogs. These dogs have gone through extensive training and multiple hours of obedience where as an ESA dog you just get a letter from a doctor and your good. Sorry K9 Officers who handle Shepherds we are not welcomed here.

I would definitely like to add to these reviews. Renters beware! The negative reviews are there for a reason. I applied and received my email on being accepted on Friday. Monday they call and try to raise the original deposit that I was emailed! Negligence on your Part does not mean I should fall victim. Ill pass on staying here. There are plenty other choices to choose from.

It looks like I made a very big mistake by moving here because I have not moved in my apartment yet and Altamira Place already charging me for rent and I asked Juan and Miguel in the very beginning before I signed this lease when I had the money is everything paid for and if I needed to pay for anything else and they told me no, so now I get a phone call from Juan this morning telling me about rent is due today and I don’t have the money right now I am disabled and in a wheelchair this is not fair to me and my payments only come in once a month I am sitting here right now crying and freaking out and worried about getting evicted and I have not even moved into that place this is not fair at all how I am supposed to get the rent money and they are expecting today? Why didn’t they told me about this in the beginning?

There are some good things about Altamira (namely the maintenance staff, location, and curb appeal - if you come for a tour, you will be impressed with how good the complex looks. Once you actually live here, youll realize that the reality of living here doesnt live up to your first impressions.Sadly, there is no screening to keep out trashy people. You’d think that the high rents would act as a filter, but unfortunately it doesn’t. By “trashy people” I mean people who are disrespectful and show no regard for the others around them.When I first moved in, it was relatively quiet (no loud music, parties, etc…) Then a particularly trashy group of people moved in above me. They are outside on their deck all evening and night, talking, laughing, smoking, yelling…since there is virtually no sound insulation in the windows/sliding deck doors, I can hear them as if they were in the room with me. They are out there 3-4x per week, and often late into the night - well past 1am. Altamira’s response is: call the Altamonte Police Dept. How can I call the police dept to report someone hanging out on their deck? I’ve spoken to these people in person multiple times about the noise they make, yet they continue to hang out there for hours on end. I have not slept well since they moved in, and because of them, I will not be renewing my lease.The windows are single pane and the sliding doors that connect the bedroom to the deck (or the door that connects the living room to the deck) have ZERO sound insulation. You will hear EVERYTHING that goes on outside: cars arriving/leaving, dogs barking, people talking, seriously everything. For the exorbitant rates Altamira is charging, I would really expect better quality windows and doors.Expect to hear a lot of dog barking. Being a “pet friendly community” means it attracts a lot of people with dogs…and some of those people clearly can’t be bothered to spend time with/walk those dogs, so they keep them outside on their decks all day and all night. These bored, neglected dogs bark at everything. It would be so simple for Altamira to have a policy that dogs are not to be kept outdoors on the deck (they could even just not allow it overnight) and then enforce that policy…but no, Altamira does not actually care enough to do anything like that. Once again, they will tell you to call the PD, which then results in…absolutely nothing.For all their lip service about how much they care about residents, they don’t behave in a way that supports that stance. They can’t be bothered to make - or enforce - very simple rules that could drastically improve quality of life for residents (like don’t keep your dog out on the deck for hours or overnight), and when residents complain, they smile and ignore them. Don’t get me wrong, the people in the office are very nice and will give the impression that they really care, but when it comes down to it, don’t expect them to lift a finger to make anything better.The biggest evidence of this is Altamira’s response to the growing complaints posted on the message board. Instead of trying to improve upon the the things residents were upset by, true to form, Altamira told residents to stop posting about negative things. Apparently, if people don’t post about them, the problems won’t exist anymore.Due to the new smart home tech they forced on residents, expect frequent and unannounced entrances into your home with the excuse that a sensor showed a leak. Theyve done this to me already when there was no leak, (there would have been some water damage on the paper items near the supposed leak.) You will have no expectation of privacy here now.

Probably a 3.5 community - I dont think a 5 star community exists, so its not a bad rating but could stand for many improvements.I had some concerns for my safety while living here. There were a few incidences early on that made me weary for the rest of my lease. Majority of the lease there werent situations that impacted me, just some one-offs.Parking is atrocious. They tried a few solutions, but none worked for this community. They have reserved parking, 1 per unit (not tenant) for most of the community. Another section is open parking, but some units have reserved spot - which are all the ones by the side walk or close to the buildings. This SUCKS for moving in/moving out, when you have big or a lot of items to bring in/out, when you have someone who has trouble walking, when you want to run in to your apartment quickly to get something and leave again. On your bill you see $16/month per unit for parking - it sucks to see that and know how inconvenient their parking is.Trash is bad. Its $22/month and the compactor is always jammed or full from other tenants. It will over flow onto the walk way. They sent a survey out asking if anyone would want valet trash for an additional $25/month! Valet trash would be better, but $47/month is OUTRAGEOUS!Gate is broken a couple times a month - you cant get in or its left open because they havent fixed it.I lived here during Hurricane Irma and the facilities were closed and under repair through the end of 2017 and into 2018. I believe theyre still repairing some parts of the pool deck.For pros, maintenance is quick and does a good job. The location isnt bad. Construction on I4 messes with traffic patterns around here regularly. Price isnt horrible, but could stand to go down based on what you get. You could get a newer apartment with a few more amenities in Lake Mary, Winter Springs, Casselberry for around the same price. Contrary to other reviews, they return your deposit minus your outstanding balance (water, trash, etc.)

We have lived at Altamira Place for two years and loved every minute of it. We had a friendly staff and maintenance crew. Our neighbors were all friendly. The property is well maintained. I have to agree with everyone else this is one of the best Complex to live in. Location location location.

Only been here 2 months and I must say I have not one complaint. If something is wrong, they are on it followed by an email completion of any repairs requested. We are looking forward to comfy living here. I will be back with an update 6 months down the line, but for now GREAT! close to everything and Whole Foods coming soon. EVERYTHING IS RIGHT HERE......EVERYTHING!!!!!

Stay away from this rental complex! Ive lived here for a while and things have been going consistently downhill. Dont be fooled by the gimmicks like the pool, gym, etc. They try to lure you in, but only after living here you will see all the problems and realized you made a huge mistake!- The tenants in the complex have become more and more ghetto, in spite of the overpriced rents. Expect to find litter, loud people partying or laughing and yelling on their deck until 3am, neglected dogs on the decks barking their heads off day and night, along with the occasional break-ins and car theft and vandalization.- The pool is often non functioning, or it has loud people partying (you definitely dont want to have an apt near the pool) or even people going in with their dogs (Im not kidding and yes, gross).- Speaking of dogs, the dog park is always full of dog poop, and the complex grounds are in general full of dog poop. Walk on the grass at your risk because tenants here dont seem to care about picking up after their dogs.- The gym has a bunch of things like screens on treadmills that are never working. If they show you the gym, ask them to show you the screens on the treadmills in action and youll see!- The parking is atrocious because its simply insufficient and on top of that they charge you $16 a month extra for the privilege. They have now assigned parking spots in some areas which are random, and they sell you assigned spots in other areas for, of course, more money!- There is only one garbage dumpster for the whole community that is always full, and when it happens a lot of people just throw their garbage around it. If your apartment is near the dumpster, the smell in the summer will make you throw up as soon as you walk out.- The rent goes up substantially every year, around $60-$100 a month depending on the apartment.- If you get an apartment on the first floor, watch out for mold and other issues due to the water being dumped by your walls by the non-functional gutters. In 5 years they have not cleaned the gutters once and they are completely shot.- Appliances are terrible and they dont care about changing them. We also have one of those dryers that take several hours to get stuff dry, along with an A/C that requires the freon to be refilled every few months.- The gates are often broken and are left open most of the times. There are always people trying to sneak in by driving in behind you, people trying to drive in from the exit (at some point someone destroyed the exit gate by trying to drive in), and people forcing the gates open to come in on foot. Honestly they might as well get rid of the gates. Its really obvious that there are a lot of people coming and going from this complex who dont live here and are not supposed to be here.The problem with this complex is that it looks beautiful when you first see it, and the leasing agents woo you with the amenities like the gym, the pool, the tennis court, etc. And then once you sign the really expensive contract (we are now paying 1200 a mont for a tiny one bedroom apt) you will realize that this place really has a dark side, and you will want to move out. Which is probably why all of our neighbors have changed once per year, sometimes more often.

So this apartment you can apply online and pay the deposit and theY approve you and after they approve you and you sign the lease online and pay the deposit. They call you right after and then tell you, you are not approved, and give the reason. And then you dont get your money back. Instead of them doing it when you apply online so it looks like it approves anybody that applies online and then take ur money. AND then they review it afterwards and say no and keep your money

The maintenance is not up to par, there arent enough maintenance workers on site. Front gates are on the frizz to often to keep track of, roaches swarm the garbage disposal area that needs cleaning, wifi in the main buiding is slower than molasses, garbage on the stairwell, floor and by doors, I love dogs but the constant dog barking is horrible and the office doesnt do anything about the complaints, people park in your assigned parking space, gym wifi doesnt work, Positive review: nice that its across from Cranes Roost Park but your paying for theconvenience, rent is raised every year $85.00 difference per month for me, thats an extra $1000 plus, they didnt even offer to clean the nasty carpet that should have been replaced before I even moved in. LOOK SOMEWHERE ELSE!

You have to pay $21.00 for trash... AND THE TRASH IS BACKED UP EVERY DAY.... :/ There is black mold in the vents and the leasing people are very fake! Mindy, the regional manager, is TERRIBLE. You can seriously find better deals at better places than this. Cant believe I have spent a year here. You live and learn I guess.

I have lived in Altamira for almost two years. I have no complaints the entire staff is awesome! If there is ever a time that I need something fixed maintenance is always there to get the job done. The location is great; we are within walking distance of: Altamonte Mall, AMC Movie Theatre, Cranes Roost, and World Of Beer. We are also within minutes of I4, I highly recommend Altamira if you’re looking for a place to live in Altamonte.

My dad liked living here didnt have problems with anyone at all. Tracy and will are great for the maintenance crew are quick to solve problems. but here are the main reasons on why he moved: rent increases every year and apartments are very small. Its more like a college area to live in instead of a family area since there are crazy parties. There is no park for kids to play in. The gates seem to be broken at least once a month. Look out for people flooding out there apartment or have a very high cat piss smell. Also people live to speed in the area a lot. Garbage area is always filled and is so far away.

This place is way overpriced for what you get, small apartments, community is very loud and the staff doesnt work with you at all. I would not recommend this place to anyone. dont be fooled by low move in rates they will do everything they can to get one over on you!

Con artists. Faulty charges on move out. At first the place looks amazing and seems like a dream location. After a while youll notice the lack of care by management. Grass and walkways litered with dog feces. Upping rent yearly by more than $200. On move out they will charge you for made up charges and when you inquire for proof of stated damages they neglect to return your emails or phone calls.Save yourself the headache and dont move into this overpriced landfill.

Please please .. save your self and your money! Dont be fooled with the gated look of this complex! The gates are always open.. why you ask? Because the gate clickers are always broken.. literally have to stop in once a week to get it reprogrammed... but wait wouldnt it be nice to have a gate code to put in .. yes in fact it would.. but when you put the code In to call your phone and that doesnt work oh yeah it also has to be reprogrammed.. oooh wait theres a 3rd way to get in a programmed card .. but yep you guessed it .. it needs to be reprogrammed.. you will literally sit at the gate waiting for someones card to be open it or for the car 3 cars ahead of you to call the office if they are there! And the people in the office.. geeze.. trying to get one of them to say hello to you is like pulling teeth .. just a simple hello is way to much to ask .. now lets talk about the apartment and complex.. hmm just a few days ago I heard my neighbor threaten to kill his wife .. a woman out in the parking lot try to have a WWE beat down because she wanted a certain parking spot.. oh and a motorcycle got stolen .. the complex is huge .. and is poorly taken care of .. if you walk around the buildings you will see AC units torn apart and trash hanging out in front of everyones door because the dumpster is in BFE .. and is usually backed up.. the apartment them selves gross .. they look great when you view them and then once youre in you see the years of dirt caked on the floor and walls.. around the tub.. on the cabinets .. the last tenants dishes were still left in my dishwasher as well as personal hygiene items left in the medicine cabinet.. roaches and ants galore.. Ive had the exterminator out here 4 times they say there are holes that need to be patched but the complex hasnt done that.. and have just decided to go with my own company and pay out of pocket for it. my dryer takes 3 hours to dry my clothes and my washer makes a sound similar to a rocket taking off for mars ..the gym is great! The complex is very walkable .. all in all my lease is up and I cant wait to leave .. your money will be better spent and appreciated somewhere else!

Watch out for hidden fees in the lease. Yes, in the lease, but they do an excellent job at making sure its worded very ambiguously. The front desk people were nice but managers and higher-ups just smirked at me when I asked about these hidden fees on my bill moving out. The machines in the exercise room equipment broke down for months and they didnt seem interested to fix them. Also, they show you a nice preview unit but the one I got had a gross smell. Bbq pits were rusted so they were not useful. Bleh, just not worth the money.

Initially this location was excellent. Pricing was okay for the small square footage and the maintenance was quick.However a few months in this is where problems started happening. We normally paid our monthly dues on the 1st of every month. Then we fell behind for two days and had to pay on the 3rd. We were accessed 75 dollars in late fees because of this. I attempted to reason with the leasing office and they simply continued to string me on until I had to contact the district manager Mindy. This is a woman who is just in it to take your money and does not see the benefits of a good customer experience. After explaining my case of having made every payment every month on the first she simply responded with I understand what your talking about but I am NOT going to do that for you.I was extremely offended by this response and handling of the situation. Not only am I willing to pay the full amount only two days late (Normally complexes give you until the 5th without late fees) she has the audacity to offend me directly like this and end the phone call with a fake personality and have a wonderful day sir.After this point I told her to have an awful day. I attempted to call back a few minutes later and it goes directly to voicemail. She was there minutes ago and now she is avoiding her customers. While maintenance may be good here the management is fake and below todays expectations.If you dont ever expect to speak to management I would recommend this location for you. Closeness to all the spots in Altamonte Springs, Maintenance is excellent. However Management will have you climbing up the walls.Another Update: 8 Months into the lease and we missed the rent payment by 2 days again. So they are charging us another $75. Once again WILL NOT WORK WITH YOU TO WAIVE PAYMENTS.By the way, this time Mindy personally signed off on a notice otherwise we must Deliver Posession. For any of you wanting the full name of this managerial anti-christ her name is MINDY CARRERAS. All potential renters be warned about the management. The tenant relations here are seriously starting to detract from the experience of living in such a nice location.

Well the place is nice and practical which was what I observed in the first place.But the manager of the office is rude, he always smiles with his back teeth.I made an application which charged me a total of 225.00 dollars we were negotiating by email and telephone the rent of an apartment 2/2 for the price of 1212.00 monthly when I finally go to the office to sign the contract the rent rose to 1300 which I asked an explanation and he said that it had been explained to me I told him that if for a reason he had come to sign the contract it was because we had talked on the phone and the agreement we had of 1212.00I did not want to sign the contract and he said he would lose the full application money which was not returned to me.Be very careful with these people who are not serious I had observed several comments but I thought that sometimes situations arise. But it was not so it seems that they always do the same.
