The property is amazing! I liked how everything is included in the rent, and all processes are hassle-free: I dont have to worry to contact the electricity and water departments when I move in. I dont need to get my own wifi, etc. It makes a students life much easier.

Do not live here. The apartments are not clean upon move in. There are insect infestations. There is enough parking for maybe 20% of the residents. The internet provided by the complex is literally no existent. They prohibit against using a personal router or modum. Everyone is on a single wifi router The office is hardly ever open or responsive. Packages get delivered and are left in the main lobby for days at a time. Every door to the building is unlocked 24/7 because they never delivered keys to new residents. They threaten to impose fees because trash is overflowing, but they do not empty the dumpsters or waste compactors.

The best apartments in Toledo! Right next to campus and can do plenty of activities nearby. Staff is really nice as well as maintenance! Everything is up to date!

This place is the place to be, everyones attractive and overall nice. By far the best designed apartment even if its built a little cheap. Maintenance team is elite! The security will annoy you but they are soft, however, beware of the creepy ones. Theres everything you could need in an apartment complex.

Edge Apartments are amazing! You get so much for your money. The staff there are very friendly and willing to help. Yeah there are some issues, but that is everywhere, I love Edge 1120 and would recommend anyone to live there

The office staff here is WONDERFUL! They love their jobs and the residents and it shows. I love getting to stop in and talk with everyone and enjoy their company. Plus the property is beautiful! Definitely recommend signing a lease with them!

The parking situation at Edge 1120 has deteriorated horribly over the past few months. I pay $25 per month for a reserved parking spot. In the last one week alone, I have called the Edge 1120 office or security 5 times to report unauthorized residents who have parked in my reserved spot. Every time I report this to the office, I have to wait for over 20 minutes while the office calls the resident to get them to move their vehicle from my reserved spot. Tonight, I spotted an unauthorized vehicle in my spot and reported it to security so they can tow the vehicle. It has been 6 hours since I reported and Edge security that has not been able to get a tow truck to remove the vehicle tonight.Furthermore, Edge has one of the worst methods of marking reserved spots. They paint numbers directly on the ground. These numbers fade away over time or become completely obscured by snow. People have a hard time seeing these numbers and park where they are not supposed to. One would think that by charging $25 monthly for reserved parking, Edge should be capable of affording much better signs or indications for reserved spots. Unfortunately, this is not the case at all.

I would not recommend living here. For the price you’ll receive substandard amenities. I lived in a townhouse for 2 years. They provide WiFi for your apartment, but it is slow, disconnects frequently, and you aren’t allowed to decline this service and find a separate provider. From my conversations with the IT people, the WiFi isn’t dedicated to your apartment home, and seems to be shared (they would regularly monitor for routers and disconnect internet from units with routers). And as others have stated, you can hear casual conversation, among other things, through the walls. Parties can feel like theyre happening in your unit.The winters are horrible - the door to my unit was so drafty that the lock would freeze and ice would build up inside of the unit. Expect your electric bill to be around $300-400/month in the winter. The provided furniture looks sleek and nice, but it is very cheaply made.Parking is atrocious - you have to pay extra to be guaranteed parking near your unit. Otherwise you could be walking 5 minutes+ from the “overflow lot”.Lastly, the staff (not the management) are very friendly and mostly helpful. The ceiling in my bedroom/bathroom began cracking and chipping. Maintenance took about 2 weeks to address the situation and splattered the bathroom with mud/paint and didn’t attempt to clean it up. There were several times that they instituted “policy changes” and did not communicate this effectively causing much hassle and headache. I was charged for “excessive cleaning of the bathroom” when I moved out with no explanation of what needed excessive cleaning.

The apartment complex is clean, safe, and a fun place to be! Out of all the available living situations for students in Toledo, Edge is by far the best. The rooms/units are nice and up-to-date, and management is very accommodating.

Ive lived at Edge 1120 for two years now, and really appreciate the community here. I was able to find an apartment here after my living situation changed and I will be eternally grateful for that! And even with a pandemic happening, the office & maintenance staff are very friendly and helpful. If you attend UToledo, the location is really convenient (within walking & biking distance).And the units are fully furnished, which is a bonus!

Nothing but awesome things to say about Edge 1120! The environment and amenities have a really cool luxury feel. Staff is absolutely amazing and super helpful — especially Hunter! Would definitely recommend to anyone looking for modern, upscale housing close to campus!

The WiFi upgrade is for a better experience… they said. The WiFi will be so much better… they said. The WiFi didn’t get better. The WiFi became slower. The WiFi signal weakened. They added a technology fee to rent. We are now on day 4 with completely no internet. But yea… living on the edge I guess!

This place is lit, by far the best apartment complex in Toledo for college students. easily has the best environment socially, never a dull moment. the pool is beautiful and makes you feel like your at a resort instead of at school. also if you get a chance I highly recommend you check out the edge1120 tiktok, they stay up to date with all the trends and have the best content in all of Toledo.

I moved to Edge because of how convenient it is to be so close to campus. It is a nice apartment complex with so many great amenities provided to us. I personally had an issue in the beginning of the year and they provided a great way to help me out and show that they acknowledged the issued. It showed me that they cared about it and took my issue into consideration! It is a great first college apartment with it being fully furnished and there’s no worries about whether you can live comfortably or not.

I have loved living at edge 1120. This was my first apartment away from home and it’s been a great experience. Great staff, great amenities and if there is a problem staff would help me out fast.

I’ve wanted to live here since my freshman year of college (I’m a junior now) and I absolutely love it! I live in a townhouse and it’s so spacious and I thoroughly enjoy the layout of my room and the common spaces. The staff is so sweet and helpful and the amenities like the gym and the pool are wonderful additions to the lease. The prices are fair and I definitely recommend living here! Edge also makes residents feel welcome by hosting giveaways and providing fun events where there are often freebies like food and merch! The only reason I didn’t give 5 stars is because there aren’t a lot of parking spaces in the main lot and the WiFi can be a bit spotty but it’s an easy fit if you get an Ethernet cable!

Property is beautiful, always clean and staff is very friendly and helpful. The amenities are great, love the pool and common areas! Location is perfect, close to campus, shops and downtown. Couldn’t ask for a better place to stay!

Absolutely love EDGE!! Ive lived here for a year and have had a great experience. They have a lot of fun and safe events which are really nice for stressed college students. They also have a pool and volleyball area, and they provide us with great services. Their staff is very nice and respectful, and I would definitely recommend this place to people.

I had 2 of my children live at this complex for a couple of year while they attended university of Toledo. The facility was very well maintained and clean. And the office kept me very informed of any status regarding rental information. I recommend this complex .

Edge is a great place to live with many amenities to help you succeed. The only problems I had were with my move in experience to which my room was not ready and there was no one available to even speak to the day of move in. No response from email either. Other than that I have enjoyed living in the community!

Edge is a nice, upscale apartment community with great amenities (when they’re open or working). The apartments are decent but clearly made with cheap materials. The upscale feel is really the only thing that will make you attracted to this place, but as a college student, who cares?! If you want to feel like you’re in a “spiced-up” dorm with constant monitoring and surveillance of you and those around you, this is the place for you! I’ve had numerous “noise complaints”, which are clearly just an excuse that the “security guards” give because you’re talking at 9:15 p.m. or playing games with friends but your blinds are closed and they can’t see in, so they want to knock and check it out to be nosy. They also will come to your door when the fire alarm goes off but several hours later to “make sure everything is good and your apartment isn’t burning down” but they really just want to know if you are smoking something in your apartment. Listen… this place is a spiced-up dorm and if you want that, then cool, this is for you. This business won’t protect you though and they are clearly worried about themselves which is the reason I moved out early and had my apartment subleased. I’m moving somewhere that I can talk to my friends at 9:15 p.m. and not worry about somebody standing out my door constantly monitoring everything I say. And yes… I’m not scared to say it. THIS PLACE IS AWFUL IF YOU ARE 22+ YEARS OLD AND DO NOT LIKE TO BE WATCHED LIKE AN 18 YEAR OLD IN A DORM ROOM OR LIKE A CHILD AT HOME.

My daughter lived here while at UT, she really liked it! They have lots amenities, pool and gym, it’s great for busy college students who don’t have a lot of time, everything’s right there.

Edge is a great place to live! The contemporary housing and student community are great features. Maintenance is also great. The issues here are with the WiFi, especially with everyone now working from home due to the pandemic, and parking. Especially if you come home late, there is essentially nowhere to park and you must park in the overflow lot.

I love that there’s a 24/7 gym in the complex, and my favorite is laying out by the pool during the summer! the office staff are all super friendly and it’s super easy to get packages or help with anything you may need!

Edge 1120 is an amazing option for student living! They definitely foster a sense of community and host numerous events to make a student’s life a little brighter. They’re a good value for the price, and the amenities blow the competition out of the water. These amenities include a 24/7, free tanning, a beautiful pool, sand volleyball court, outdoor fireplace, and outdoor grill. I highly recommend Edge 1120 for any UT students.

This is a great place to live right off of the UT campus. I live in a townhouse and it is super nice for any college student. It is a little pricey and the parking can sometime be an issue but you probably aren’t going to find a nicer place to stay, especially that close to campus!

Edge 1120 is a great place to live! You get your own bedroom and bathroom so it’s good for privacy! They have free tanning, coffee, gym, pool and much more. The apartments are all very up to date and well furnished! Whenever there is a problem with the apartment it is easy to contact maintenance to help get your problem solved as soon as possible! Overall, edge has been a wonderful place to live and I highly recommend it!

Everything in the apartment is cheap. Laundry/ washer has broken seven times in less than one year. A/C doesn’t work (Goodluck if you’re on the upper floors).Parking is a mess. Every spot on the main parking is full by 3pm. Overflow is full by 9pm. Security will tell you to park on campus and walk 10 minutes in the dark. Parking passes are impossible to get.Don’t get an apartment here! It looks nice on the outside but the inside is a cheap mess.

Ive wanted to live here since I started college and I really like it! I live in a townhouse and it fits all of my needs from laundry to the kitchen and big closet. The staff is extremely nice and always professional. I also appreciate the coffee machine and the cleanliness of the gym area. The prices are fair for the size of the place and I definitely recommend living here!

Worst place I’ve ever lived. Was disgusting when I moved in, and none of the amenities worked. Had to get a new phone plan since the WiFi worked 1 day out of the whole time I lived there. Floors were peeling up and cabinet doors falling off. Parking is a joke. Don’t waste your money living here

The best thing about edge is the furniture and appliances provided by the apartment, TV included! I appreciate only paying electric, the 24 hr gym and coffee/tea station! The only downside of this apartment is having to purchase a parking spot to guarantee close parking.

I have been extremely disappointed with living at edge. The apartments may look nice, but they are cheaply built. Something is always falling apart in the apartment. Some of our amenities have been taken away without explanation, or even a warning. They have not given a refund for taking away the pool, outdoor furniture, volleyball net, common areas or gym. I chose to live here and pay extra because of the amenities. Rent is supposed to be posted at the beginning of the month; one month it was posted around the 15th, the next it was posted on the first and I was charged a late fee because I did not expect them to be posted so close together. It is very difficult to get a package picked up if you work often and if they dont respond to emails or phone calls. The WiFi is absolutely terrible with everyone here, so dont expect to be able to use it. If I wouldve known this apartment complex has such terrible communication and customer service, I never wouldve lived here.

This place is perfect for Engineering Students, its directly across the street from all the engineering buildings and I would walk to my class almost every day. Staff is also very kind and helpful :-)

Edge 1120 is a nice place to live! They are quick to respond with maintenance issues, polite and kind when asking questions about anything and security is always walking around making sure everything is good.

I took a tour of the complex with Taylor and loved it! Great tour guide, location, and the complex are well maintained. Definitely on the top of my list for apartments near campus!

I am currently a resident at Edge and I love it! Maintenance is amazing they always get what I ask done the day of or next day. The staff is always friendly, the look of it looks exactly what you see online, a bit pricey but you get your money’s worth especially during exam weeks with all the giveaways and prizes!

The rooms are very nice. The staff was experienced and very friendly! Close proximity to the University makes this a perfect place to live.

Absolutely the best student housing in all of Toledo! All of the apartments have brand new appliances and good furniture! The staff is so friendly and are always ready to help you whenever you need. Not to mention the on-site gym, printer, study rooms and free Starbucks coffee... Just perfect for that finals week grind!

Came in for a tour with my friend today and Katie made both our families comfortable and took away any anxiety we had with transferring schools. You can tell that management cares about their residents and you’re not just another number. I’m excited to call this place home this Fall!

I don’t live there but my friends do. I come over like every day and go to the pool with them and play volleyball. Everyone that works there is really nice and my friends have never had any problems with their townhouse!

I have lived in Toledo, Ohio for four years after moving here for college and decided to move to Edge 1120 to be with my friends. Edge appealed to us because it was close to school, and appeared modern and clean.However, in our one year of living here, we have had major issues with Edge 1120 management. We quickly learned that the staff are not on the same page and do not communicate with each other. If there is an issue, whether it is on your side or on Edge 1120’s side, expect to have several conversations with different employees about the matter. Edge does not have a system in place to know whether an issue was resolved with another employee.If you go through with Edge 1120 housing, it is my recommendation that you communicate strictly through email or other written forms of communication so that management is bound to their words. Otherwise, they could change their mind depending on the employee you are talking to, as they did to my friends and me.Also, be sure to read small print on the leasing contract and expect Edge to take full advantage of a bad situation if it is profitable. In my case, I subleased my apartment to my cousin, and since we are both living with family in Cleveland during the lockdown, I called Edge and asked if I could hand the keys to her in person since the office was closed and my cousin was in Cleveland with me. I was granted permission to do this and my cousin took over the lease and started making payments even though she has been staying at home with her family during COVID-19. Although she signed the lease and was making payments, Edge charged her with “trespassing” because she had not signed additional paperwork to move in. She was never told about the additional paperwork and had even called the office multiple times to make sure everything was good with the sublease. They never picked up the phone and the voicemail box has been full and she got no call back. The leasing office was closed due to COVID-19. We brought this up and were told by the manager that, because we had not emailed or instagram messaged Edge, she was illegally trespassing because her things were in the room she was PAYING FOR.Edge then tried to charge me a “lost key” fee because I did not give Edge the key to give to my cousin, instead I just gave the key to her myself, which they said I could do. This fee would be understandable had I not called ahead of time to make sure that the in-person exchange was okay. They then spoke to the first employee that granted me permission, and then said they would drop the fee, as long as my cousin sent a CC email to me formally stating I had transferred the keys.Then, two weeks later (and now a month after I had made my final payment) the manager at Edge called me for a THIRD time to say I was being charged for “lost keys”. I say to the manager that I have now talked to two employees at the office who have said the exchange was okay. He asks me for written proof that his employees said that, which I did not have since it was all over the phone. After others testify on my behalf, he again drops the charge. However, my cousin is still charged with the illegal trespassing of the room even though she is paying for it and doesn’t even live there during the lockdown.I recommend looking somewhere else to rent. If you stay at Edge 1120, again, read all of the small print of the contract, and keep documented proof of all communication with management because they will not be sympathetic to your circumstances, and will not hesitate to make money on a bad situation.

Edge has been home for my fiance and I for the past three years. the management has been nothing less than exceptional. The quality of this complex is among the best. I would highly suggest living here, you wont regret it!

The staff has always been very attentive and helpful when I have questions. The maintenance came in a very timely manner when I put in a request as well. The amenities are amazing , I use the work out facilities nearly every day and the Starbucks machine has been great for last minute coffee. Most importantly, I always feel safe here as there are security guards walking around at night every night when I get back from work. I feel the price is very reasonable for what comes with it , needless to say, I am very pleased with Edge 1120 !

Very accommodating staff and quick on maintenance! WiFi performance could be improved and reserved parking spots are hard to distinguish in the winter. but the location is hard to beat and the amenities are excellent.

I am able to call edge my home because of all the amenities they offer. I love love love the starbucks coffee machine for quick on the go coffee on rough mornings!! Also, its been so nice having my own room & bathroom, definitely beats dorm life!

If you are looking for a closed-campus housing this is your best choice. You won’t have to worry about furniture nor internet/cable/parking. Environment is pretty cool, facility includes study rooms, free printer machine and free Starbucks coffee. Plus apartments are pretty nice and beautiful!!!!

I think Edge 1120 is an amazing place to live because the staff is very helpful and on hand. If you have questions some of the staff actually lives on campus so if you see them dont hesitate to ask them! I also love that no matter who you ask in the staff they all usually know how to go about your problem. And not to mention the fun you can have with the amenities are limitless. If you dont live at Edge you might want to look into it!

Edge was a beautiful place to live, but they are so money hungry. They will charge you for just about everything. They placed me in a room where I would not be able to resign because someone else had signed to live there. They were going to charge me $200 to move units when I had no other option because I wasn’t able to stay where I was. I ended up resigning my lease, but after a while I found a new place to live. I found someone to take over my new lease BEFORE the term even started and now I’m being charged $350 just to get out of my lease when I found someone to relet. This information was never disclosed to me until after I signed over my lease. And when I asked the workers what the $350 was for, all they said was “It’s a relet fee”. I still have no idea what this fee is for. Needless to say I’m very frustrated and edge needs to stop taking advantage of their residents.

I have lived here for my second year now and I canning image living anywhere else during college. Edge offers fun activities for residents, tanning, a pool, and is very convenient to campus. I would reccomend Edge 1120 to anyone and everyone!

Living at Edge has been a great experience! The amenities are great, I have had little to no problems since moving in. The staff are super great and are very prompt with every work order, logging packages, responding to questions etc. 10/10 would recommend living here!

Terrible place to live. They provide gas but the electric bill is what you have to worry about every month $300 to $400. The overflow parking lot is a joke parking is a joke. The staff is not helpful. Of course everything seems great until you sign your lease and move in. They beg people for reviews by offering them money or gift cards that’s why they have so many good reviews. Save yourself and look else where.
