When I told them that I wanted to move, I didn’t HAVE to move, that I was shopping around for the best place for me— they hung up on me! It took them days to call me back from my initial contact anyways, which gave me enough time to figure out that they own most of the affordable housing in Toledo and Detroit. So I asked them about these poor reviews, and how they looked so bad online, what do they have to say about it? Then I told them^^andI can’t even believe it!Im not from the area but drove hours up to view their properties vs their online profile, even after my experience with the one call representative, and it is SHOCKING! I asked a couple of people who seemed to live there about their experiences.They are real 2021 SLUMLORDS and they know it!!!!!!!

Jack is a really fine real estate agent however the office doesnt return the calls they missed three appointments without explanation and Im not personally best friends with the recording machine

Lyndsey is a very responsive property manager and quick to reply to email. I have had a great experience living at a Beal Property. They have always fixed and maintained any issues Ive had promptly.

DO NOT LIVE HERE. THEY WILL NOT FIX ANYTHING. I AM SPEAKING WITH LAWYERS ABOUT THIS TREATMENT. advertised ac controlled apt and then refused to install one for the duration of my lease. It ends in a month. I am not accepting this behavior. (Btw the new ac unit they installed and even foamed in is busted.)

It seems like Kenny is the only one in my corner to be honest.my apartment has been flooding for days and hes trying to help me the best he can. I reached out to beal directly as well as the property manager and havent heard a thing. The mold is making me and my fiance sick. Do not recommend living at any of his properties.

When I first moved into my apartment there was no hot water. They never answer any calls so I had to send an email to request maintenance. They took about a week just to tell me there’s not much that they can do about me not having hot water. The lady that set me up to sign the lease forgot to tell me that they do in fact pay for the heating of the apartments but do not pay for the gas for the stove to come on so I have to wait two weeks for Columbia Gas to come out to do an inspection just to be able to turn on my stove.Now here I am months later all electric is out so me and my two year old are baking in this apartment because we have no electric for the ACs to be powered on. Nobody will answer to pay the rent either! Terrible experience

TRUST THE NEGATIVE REVIEWS. They pay people to leave 5-star reviews. If you want a rent credit, ask what the going rate is for a 5-star review. Most of them are employee/fake/made up accounts. Read and trust the 1 star reviews. You will absolutely regret signing a lease with Beal. Once they lock you in there is nothing you can do but accept living in subpar conditions. This company buys properties and allows the grounds to deteriorate...It does not care about who it rents to or how the grounds look after they are bought..If you see a beal sign in your neighborhood you better run for cover because its just going to be another place not taking care of.And dont even try to call to get things taken care of because the people are just as rude as you would expect

Kenny (Toledo) is an awesome maintenance man and always goes above and beyond to keep my apartment and the property in great condition. Very consistent and reliable!Thats about the only positive thing Ive got to say about Beal Properties at this point.

So i recently called to ask some questions about how the company operates when it comes to maintenance and pest control before apply. I ended up talking to some girl named Sarah who was beyond RUDE! The company is known to have pest in some buildings and a poor maintenance system which i am fine to deal with if we can come to a common ground which i was trying to explain to her. She cut me off several times, made me feel as if i was bothering her and that my question weren’t important. I am desperate for a place for my child and I, so for her to not even hear me out was heart breaking and made me think “ if she treats me like this and I’m not a resident, how would i be treated after i sign the lease?” If she is what the company hires to interact with potential customers then they need to rethink their hiring terms.

I looked at the reviews within the last few days and there was one describing awful conditions on one of their properties with photos of significant mold and even mushrooms in the building. this review is gone now, which is really interesting. i had one experience with beal myself, in which they refused to allow me to tour a property and instead pressured my to sign without seeing it in person.Edit: it seems like another person has recently posted photo evidence of the terrible condition of their apartment, well see if it stays up this time. dont believe the 5 stars reviews, read the rest and youll find they discount rent for 5 star reviews. They are not genuine and even if they were the evidence that beal properties are total slumlords is staggering and outweighs a handful of positive experiences. Join the beal properties against slumlords facebook group and see for yourself. As a renter in Toledo I am consistently frustrated and disappointed knowing how many of my options are owned and maintained by Beal.

Rented an apartment. Couldnt see it until I signed a lease. Found out the building was sold about a month after a lease was signed. Took Beal two months to give lease agreement to new owner.

The process, response time and professionalism I witnessed when a family member moved into one of the properties was unmatched. Lyndsey helped a family member get moved in and it was so hassle free! She was knowledgable and also made sure to check on my cousin after she moved in! I’m sure if I ever need to find a place, Lyndsey will be the one to call!

This is purely for the maintenance man Jake, weve had many serious issues at this apartment, and while I cant honestly recommend the apartment or the company, Jake was here within minutes when my bathroom was flooding due to a issue outside of my control. He did a fantastic job vacuuming the water, and assuring me we wont be charged since it wasnt our fault. This maintenance man, Jake did a marvelous fast job in responding to the emergency 5 out of 5 stars for Jake.

I have been a resident at a Beal Property since November 2019. I have had the pleasure of working with Ms. Brittany Stanton during the COVID pandemic of 2020. She has been helpful and available to help me with my needs. She has even gone as far as posting on all the apartment doors in my building, assistance that is available during this dreadful year. If I send her an e-mail she is quick to respond the next day if not the same day. She is extremely helpful and is a great asset to the company.

Lyndsay helped me out so much! She was responsive, kind and knowledgeable! I dont know any other words besides awesome!!!!!Updated 10/17/2020!20 days later! My Father has now moved in and the stove has not worked since moving in. There has been more than 3 requests and phone calls and the ticket was closed but NO ONE CAME! There are exposed wiring and it has been reported. Although Lyndsay was very helpful she has nothing to do with maintenance! So the only reason I am giving 2 stars is because of her! My father will be putting his rent in escrow, until its fixed! If we pay for it to be fixed it will be deducted from his rent. I can imagine how others who are elderly and dont have a support system would suffer. This is not good!

The WORST place Ive ever lived.Cheap, greedy owner, lazy or rude office employees.

I have visited two of their properties in the last month,and both experiences were atrocious. The first one I had to find a current tenant to even let me in the building, as there was no instructions on who to wait for for the showing, and the person they sent had no knowledge of Beal rental policies.The second showing I went to, the individual was over 20 minutes late, and the apartment wasnt even clean. Dirt, fecal material in the bathroom, and the smell of mildue was prevalent at this unit.The lack of professionalism by this firm has disgusted me, and I will definitely not be renting from them. If the front end employees are this bad, I cant imagine what the back end ones that work in their maitenance department are like.

After reaching out to Beal over the phone, leaving several voicemails, and sending multiple emails over a couple days span, directed towards a “Maya”, Lyndsey was the one to answer my email. She was very helpful for our move in process and made it quick and easy! As far as the apartment, you do get what you pay for...

Jake on the maintenance crew was extremely helpful today. My furnace went out late last night and he was kind enough to bring me electric heaters until the heating guys get here. Thank you Jake!! Hopefully Ill be toasty warm again here soon!! Lol. Thankfully Rick was able to give me every phone number I needed so I could get these heaters and let the correct people know that my furnace was out. If it wasnt for him I wouldnt have known what to do. Lol. Both very professional and good working guys!

I just moved on this property in Jan. 2021 move in was easy Lyndsey Moore was very helpful and understood the importance of my need for a decent apt. Had a shower issue that was taking care of in a matter of few days Brian from Plumberz what a awesome dude took care of my issue in no time.

Ive been trying to contact someone from the office and the emergency line since Friday. Our building does not have hot water. No responses to emails or phone calls. They have no problem calling for money and online reviews meanwhile I have to go to my familys house to take a shower when I pay rent at my house🙃

Then to have their stuff thrown out during a pandemic when you should be outdoors not in a complex with people...there is no reason at all for not giving a warning .

Kenny, Toledo came out to an emergency and was the quickest response time Ive had in three years of living here. Very professional and very informative about the questions I had asked.

I would rate them negative if I could. I have been in this apartment for almost a year and not one of my maintenance requests have been answered. Mind you, I had water leaking out of a LIGHT fixture in my kitchen as well as other places in the ceiling but not one time has anyone contacted me or tried to come find the issue. And top everything off, my apartment has been broken into multiple times! Still no answer from the office even though I left messages. During the first month I lived there my car was stolen. The car I have currently has been broken into nearly 10 times and still no response from the office. There are no security cameras so its not like anyone is trying to catch the people stealing. I know Im not the only one thats been stolen from either. Multiple people in the building have told me how their cars were broken into as well. But somehow the office managed to find time to call about my rent being late. They cant guarentee the safety and security of their tenants but they sure do expect their money. DO NOT RENT WITH THEM. Oh and btw, our building also has roaches, none of the washing machines work and they refuse to shovel the walkways and parking lot.

The owner seems like a guy who just wants a pay check. Many locations have major issues. Floors cave in. Stoves take hours to heat up. Mold in bathrooms. Takes days for a plow to come and remove snow. Not worth the $1000 price tag

BRITTANY STANTON from Beal properties was a big help to us with helping my son to get rental assistance due to Covid. My son had a serious case of Covid-19 and was unable to work for a month; His job gave him no assistance or guidance. Without Brittanys help getting the pathway relief for that month he would not have been able to pay his rent. we appreciate her.

The dont fix anything, there places are so outdated and doors didnt close properly in my apartment. Middle of the winter in 2019 the furnace went out.. they never once sent anybody to fix it. Cant get ahold of anybody at the office mo matter how many times you called. Just trashy!

I keep hearing about tenant portals for any maintenance that needs to be done. You can not get a response from calling. You can no longer visit the office. We have an elderly woman here that doesnt have a computer or a phone. She doesnt even have a email address. I do what I can for her but if I put a maintenance request in for her under my portal they think its mine. She has an issue that effects the whole apartment complex it was there before she moved in. But Beal wants her to pay to treat her apartment. She is on ss. And cant afford to pay for an issue that was there before she moved in.

DONT DO IT!My townhouse was previously owned by Andrews & Andrews who were bomb! Beal properties took over and it’s been hell! I was given the option to sign a lease or my rent would be raised to over $800! All communication is done online which no one responds. When they do respond it’s always unprofessional. Maintenance requests are responded to late or ignored. My ceiling leaked in my bedroom for weeks before anyone came out. Now that my lease is up and I’m done with their bs, no one can tell me how to get my deposit back. They are bullies and only care about the money! Don’t do it!!!

Please listen and consider the bad reviews people have left for this place.They were responsive trying to help me look for an apartment. When I finally chose the 3 bedroom apartment I was interested I paid $45 for the application got approved and received an email asking if I was interested in a 1-2 bedroom when I emailed back that’s not what I applied for it took days for them to get back with me eventually they did and told me they do not have a three bedroom available, it was like pulling teeth trying to get them to answer my questions, will there be one soon? Will I be refunded for false advertisement? No and No. Oh and now the person that I was in contact with doesn’t work there I believe I don’t think any decent person would want to work there let alone live there. This is the worst apartment I have ever lived in! They want your rent but won’t fix anything! I have called the office with no response and maintenance looks at service issues but won’t come out to fix anything. I currently have a leaking kitchen sink, broken shower, and my door to enter my apartment won’t close properly. DO NOT MOVE HERE! I wish I believed the reviews before moving in.

We have been with Beal since Novemeber 2019. They helped us when we were in a nightmare of a situation with Sierra Reality after they were taken to court for not doing what they needed with properties etc. The staff was very nice and helpful and we were shown a few places and they helped to accommodate us by getting us into our apartment asap. When we msged about things that needed repairs we were met with a timely response. Also Sarah is very on top of stuff and helps with whatever she can.

Kenny from Toledo is very progessional i had trouble with my plumbing for weeks, he came out and fixed it right away.

Due to the inclement weather, the company does not plow or shovel and the cars cannot get out of the parking lot, they never answer the phone

Ive been trying to call this company for 4 days now to get a tour of an apartment. Every time I call it goes straight to a voicemail that tells me to go to their website along with informing me that they do not respond to voicemail messages they are left.
