Here I am leaving another bad review besides the roaches……. My parking pass was STOLEN off the back of my car. It is very clear where the parking pass was. They refuse to give me a new one free of charge and instead want me to pay $100 for a new one that was STOLEN off my car. That means someone was tampering with my car, so I assume the security isn’t as good as they say. I asked about the cameras, they have cameras at the entrance only…. What good does that do. There are no cameras by the cars or entrances of the buildings. Which is concerning to me. Warning everyone to watch your cars and be safe since the security isn’t as good as we thought. In order to get a new tag free of charge I have to bring in the sticker… how am I supposed to do that if it was stolen. Be careful and try to rig your sticker so no one can take it off. Hoping you guys can save your self the mental and financial stress of having to pay for something of yours that was stolen. The office and management is no help at trying to help me solve this.

Do you work late and like to be able to park in the place that you live, dont move here. Many people somehow tricked staff into giving out more passes then there are residents so there are individuals with two or three cars here parking free, when residents with one car have nowhere to park at the end of the night and even with a parking pass sticker have to risk getting towed.Tow company told me last night that management told them not to tow cars that are not in number assigned spaces so if you dont live here and get here early enough you can park free as much as you want in a non numbered spot, and freely take a place from a resident living here that doesnt want to pay extra for a reserved spot. I think management is doing this to try to force people to buy reserved parking.

ABSOLUTELY DISGUSTING. Wish I could rate negative stars. I had recently written a nice review about the staff but after moving in I want to make a correction. This place is the grossest I’ve ever seen. When I moved in, they hadn’t cleaned literally anything. Had to rent a carpet steamer because my carpet was so bad it felt wet. Took 5 different times until the water wasn’t completely murky. On top of that, I know they didn’t clean because when I went to move my dresser I found dirty underwear from the last tenant stuffed underneath. Baseboards were black. My shower doesn’t work. Windowsill has been RIPPED OFF. And for the grand finale, ROACHES. EVERYWHERE. When I first moved in I checked behind the fridge to find 100s of them right off the bat. Went down to the office and complained and they sent up one of the staff with Raid and a vacuum….. it got so bad that I ended up having to leave in the middle of the night after finding larvae. I’ve tried to put it many maintenance orders to fix the many other problems I have and no one has come to help. After calling the office to complain earlier they just said the maintenance staff is on their own schedule and they don’t know when they’ll be able to help us. And I know this has happened to many other residents. And mold on my ceilings on top of that. I am so disappointed that I ever even considered signing the lease here. I had really hoped that this place would be up to basic expectations but it didn’t even reach bare minimum.

Please listen to all the bad reviews!!! This place is terrible I dealt with gnats/fruit flies or whatever it was infested in my apartment just little flying bugs. They would be ALLL over my bathroom no matter how much I cleaned or sprayed. During different times the outside would become infested. Once it was moths, beetles and caterpillars. My apartment had a huge spider problem. The area that leads to the patio was filled with dead roaches when I moved in. It didn’t help that my roommates were not clean at all!! If I didn’t clean the apartment would be gross they let the fridge pile up so bad and it smelled the floors were always dirty. I felt so nasty being there I stayed with someone else for the last couple of months.

I lived here on two separate occasions. I lived here two years ago and the place was fine. You paid for what you get and it wasnt bad for being around $600/month. Its a nice quiet place. A bit sketchy at night because its not gated but thats fine. Then I lived here last year and they bumped up the price to $690. I guess they increase the price because they renovated the buildings and added great amenities. Still a bit overpriced in my opinion. My issue is that during the first half of the year everything was okay but the second half was awful. For some reason a roach infestation happened in our apartment. I lived with my roommate and we are pretty clean guys. We wash our dishes right away and take out our trash every night but roaches emerged from nowhere. It got so bad that I stayed at my girlfriends apartment for the last half. I felt nasty being there. I did not want to walk into the kitchen and see a swarm of them. I am pretty sure the complex knew there was an infestation because I saw an exterminator van on several occasions. So I warn people on that. Management is pretty cool and maintenance comes through as well.

Overall not a bad place to live if you are okay with roaches, valet trash not picking up the trash outside your apartment and maintenance coming in unannounced with no notice prior. Valet trash hasnt picked up the garbage in front of our apartment or our neighbors in a week. We can’t even take it out ourselves because there are no dumpsters to bring it to. I have seen several roaches crawling from under my fridge even after they’ve sprayed with chemicals. Also don’t expect the front office to be helpful with any questions or concerns!

Horrible apartments. I have experienced a guy running around with a gun, bugs, my car was infested with bugs from their parking lot and they did not help. No matter what you do the roaches wont leave, management does the bare minimum to alleviate the issue. Smoke Detectors go off all the time. packages get STOLEN.There are barely any visitor spots so if you have someone come over after 6pm there will be no spots for them.

I’ve been living here for 4 months and so far I like it a lot. The staff are really sweet and will genuinely try to help you with whatever you need. Great sized rooms, I wish the amenities were open more on the weekends though since they’re closed or have limited capacity because of Covid. My favorite part is how there’s so many nice big trees so it’s shaded and peaceful. Also there’s a ton of cool wildlife like ducks.

I love the trees and the simple amenities. As well as the staff are so sweet! 42 north really does go above and beyond for their residents, having days where they give out prizes and food. I can only complain that the wifi we have to re login to use it which can be annoying but other than that cant beat the price of this nice complex and apartments ! Astronomically horrible place to live. I already left a review, but I had to make another one because IT GOT WORSE. Not only is the unit filled with mold, an unfinished paint job, cracked and scratched floors, terribly patched holes in the walls and doors, the employees do not care. I was the only tenant charged for “damages,” even though my 3 other roommates should be equally responsible for the “damages” (there was no evidence I damaged any property). Why was I the only one charged? Because I left a bad review. Beware of speaking up. I’ll make a 3rd review if I get charged for making this one :)

DO NOT MOVE HERE! When I first decided to move here I was so excited because I expected a comfortable, nice and clean apartment for my last year of college, I didnt mind having to increase my rent budget for it and I was sadly mistaken. I had lived at campus lodge prior to this and wasnt a huge fan until I came here and I truly wish i wouldve valued my time there because its a better experience and less $. Management at 42 North is unprofessional and doesnt offer any actual assistance. They leave you without air conditioning for two weeks without any compensation or sense of urgency. They charge you over $100 in violation fees for putting your own apartment chair on your own private patio? Doesnt make sense. This is definitely a scam student housing just looking to take money from students in anyway they can. They dont care about your concerns. They spend too much time planning and spending on little events they do for residents which should definitely not be their main focus when they have so many other issues at hand. Ofcourse these visitor spots are under oak trees and the leaves often block the tiny letter sizes. They also have other fees like leaving your trash can outside past a certain time so be careful with that one its about $100 fee. RIDICULOUS.I documented all the damages done to my apartment and room prior to moving in and this somehow disappeared from what was on the document when I moved out. They threatened me by saying the charges would be sent to a collection agency if they werent paid. They were inconsiderate and unwilling to see past THEIR OWN MISTAKES. Funny how they dont say anything until youve moved out. This apartment complex also lets employees who havent been to trained ride around in golf carts. One employee ran into my dads car while he was visiting, his car was parked in the parking lot like normal, and the employee crashed into the side and bumper of his car. This cost my dad over $1,300 in damages and cost him about 2 weeks worth of work since his car is his main source of income.Save yourself the frustration and find a better place!

I am only giving one star so that I could leave my review. This apartment complex is a scam and is ran by people who only care about MONEY! They gave us an apartment with a stove that hadn’t been cleaned in years. They claim to do room inspections but never say anything about the conditions until you MOVE OUT so that they can charge you $300+. The walls are paper thin I knew my neighbors entire life schedule. They are completely rude and feel they can deal with everything on their own time. I’d rather live in the projects than live here ever again. If you have ANY other options CHOOSE ANOTHER because 42 North will just take your money and it’s not worth a penny they charge. The beds are harder than the cots in prison. Washer and dryer are both broke. Washer leaves a pool for your clothes and dryer shreds them and leaves a burning smell throughout the building. Steps are covered in blood, throw up, animal feces, condoms, beer bottles, pizza boxes ALMOST ANYTHING YOU CAN THINK OF!!!! There was mold in the vent in the kitchen and the bathrooms. The small signs are behind lines of cars and at night are barely visible. The signs all have different arrows on them, double sided or pointing one way, but all look the same. Its easy to get confused. I got towed for parking one spot to the left of a sign pointing the other direction, which I couldnt see. Management is extremely worthless, they even told me the wrong tow company over the phone. Be careful before visiting or living here. Ive heard nightmare stories from residents too. They threaten residents by saying they will take you to collections if you dont pay the charges. Whenever there was a broken or maintenance issue, it took multiples days if not weeks to complete. Water pressure is non existent. Washer and drier did not do what theyre meant to do. They sent a tow truck to tow my friends car, who was parked in the visitors spot. I felt disgusting every time I was in my own “clean” apartment. Had maintenance come 3+ times for the bugs and they never left. Nevertheless, I am EXTREMELY disappointed and ECSTATIC that I’m finally moving out. Just waiting for them to pour on the moving out fees cause by reading other reviews I can tell that it’s all a scam. FIND ANOTHER PLACE TO LIVE TRUST ME THERE IS BETTER. It basically says that if you sign this document, you are legally binded to take the apartment IF they assign one to you.I applied for accommodation online, and I didnt hear back anything from them for 20 days. After 20 days, I got an email saying that they have assigned me room. During these 20 days, I found a place and had signed the lease so I told them they didnt tell me in time. But now they are threatening me by saying that I am legally bounded by the online application lease and they will take legal action against me if I dont take it. Like other housing application, I though applying online was housing application, and once I am selected, I will sign the lease so I can look for other apartments during the mean time.SO PLEASE BE VERY CAREFUL!!!

My expectations were not too high considering this is a college apartment, but nevertheless, I am still disappointed. When I first moved in, my room was not cleaned at all (including the toilet and shower!!!). My other two roommates received welcome signs on their bedroom doors and goody bags on their bed... mine lacked both. It was almost as if they completely forgot about my room, which was pretty insulting considering they remembered to prepare for the other residents within my apartment. My window pane was also cracked, the caulking was not done, and the pipe for my shower head had a hole, leading water to shoot out the side and get everywhere. I contacted the office on move-in day and they handled it really well, sending a cleaning lady and a goody bag. The window, caulking, and water pipe were all fixed within the first week.My biggest frustration here is the air conditioning. My body temperature always feels really hot to begin with, and living in Florida, the heat can be unbearable. While my two roommates with rooms situated in the front of the apartment have very strong A/C, to the point where they are freezing, my room and the bedroom next to mine (both located towards the back of the apartment) have very baseline air conditioning. It barely does anything! I have mentioned it to maintenance twice, and their response is that the air conditioning works so hard in the first two rooms that it does not have much left for the back two rooms, which does not make any sense to me. I have never heard of anything like that. The air conditioning systems are apparently only a year old, virtually brand new, and I have been told that there is nothing that can be done about it. So, temperature-wise, I can never be comfortable in my own home, which is not okay. Air conditioning should be a high priority since Florida is such a hot state. My only other major concern is that the trash system here is absolutely flawed. Rather than having a trash chute in each hallway (or even building) that you can carry your trash to, there is trash pickup. This sounds nice in theory, but it is actually awful. Trash pick up is Sunday through Thursday between 5 pm and 7 pm. If you leave your trash outside your door at any other time, you will be fined, which I find ridiculous. What if all roommates are at school, work, or another commitment at these times? Then we are left with smelly trash in our apartment. It has resulted in conflict amongst my apartment. The office once vaguely emailed something about a trash compactor somewhere on the apartments grounds, but did not inform us where it is. Plus, it is just inconvenient to have to lug the trash around the property. The quality of living here would improve so much if they would just install trash chutes in each building.Overall, 42 North is an alright place to live, but it is absolutely not worth the money. My rent is $666 (a bad omen in itself), which is too high for what you get. The place is rather outdated, with uncomfortable beds, very little storage, and a VERY tiny kitchen. There is barely any room in my kitchen, leading to a constantly messy state with dishes and pans strewed all over the counter. There is also no hose on the kitchen sink, which I have never seen before, and makes it difficult to clean the sink entirely. I lived in IQ Apartments last year, which was only a year old at the time, and very nice-looking. It was $699/person in a four bedroom apartment, and came with a sink hose, large bathrooms, a walk-in closet, beautiful pool area, smart TV, humongous kitchen, and more than enough cabinet space/overall storage. I miss it every day. It blows my mind that my rent is only $33 less a month here than it was at IQ, considering 42 North is so much worse. In my opinion, the rent here should be $500/person in a four bedroom. Between four residents, this apartment is definitely NOT worth $2500+ a month!!!!

I’ve lived here for a year. 4x4 bedroom on the third floor, room A. I was put into random roommates. This is my second apartment complex. Overall I’d give this place a 3.5 rating out of 5. I really liked it but there’s always little things. Here’s an extensive review!!!PROS: beautiful outside scenery. Wildlife in abundance and very well kept, super clean. Close parking and lots of parking for residents. Renovated kitchen and bathroom, new carpet and closet mirror. Valet trash is nice! Management is really kind to me, I’ll miss them when I leave. Maintenance is also super quick in fixing things. Honestly what you need to get by. Not many parties here and is usually pretty quiet. Decently clean outside apartment and I felt mostly safe here! Very cheap too. New hot tub and 24 hour gym that is locked. People here are kind, so many cute pups. Roommate matching was pretty good, asked for clean and quiet people and that’s what I got. Large balcony. I have never had an overage here either.CONS: parking lot floods a lot when it rains like up to my ankles, limited parking for visitors. I feel like random ppl from across park here. They have a printer in the lounge which they just fixed after 10 months. They have been renovating the pool for the entire time I’ve been here, the pool looks the same but they added a hot tub. Gym is very small. No study rooms. Maintenance walks in so abruptly here, 2 knocks and in. There was a time where I was changing and they walked in and saw me.. very scary. Many times I’ll be changing or just waking up in Pjs they barge in and knock my door. Small everything. Not enough room for a 4x4, during the semesters I was so stressed barely had time or space to cook. Best for less people. The heater set off a fire alarm. We had to turn off our detectors bc they kept turning off. Power went out whenever there was a storm. My closet door mirror broke the first 2 months here, still breaks whenever I move it. Small bathroom, had black water come out twice in my faucet and once in the tub. There are some sketch people walking around sometimes but overall felt safe, carry pepper spray. I had a painting towel on the balcony and they said they’d charge me 20 bucks if I didn’t move it. A bit far from campus and no elevator. When I moved in: it was absolutely filthy. I spent the entire weekend before school on my hands and knees cleaning... so dirty. The dishwasher was soo bad it was black inside like they never looked in there, I called maintenance to clean it, full of mold. Everything was dusty and dirty :( maintenance did help in repairing and cleaning up so I’m glad about that!

Management here will look for any chance to nickel and dime college students for “damages”. My unit had been occupied for 3 years by some friends before I moved in and took the 4th room when one of them moved out. He left a cigarette ash tray on the patio when he left (none of the other tenants were smokers). We were slapped with a $250 fine for his ash tray even though management had been in our unit multiple times to clean his old room before I moved in and never said a word about it. Even better, we were told about this fee on the day it was due and it would’ve been even higher if we waited an addt’l day to pay it. Upon my move out I got slapped with another $130 in charges for very basic cleaning. All in all, this place is managed very poorly and preys on college students with unreasonable fees for what I’d call a sub-par living experience. Not to mention, they come around and police the units with room checks 4x per year like it’s a college dorm. If I know of anyone considering living here, I would actively dissuade them from doing so.

For student affiliated housing, this place and its new management have made it a consistent basis to pressure the pockets and lives of residents. Maintenance occurs whenever most inconvenient to residents. Communication of charges is piss poor. Trash pick up is also very inconvenient, but make sure you keep up with the ludicrous policies or you will be charged. Generally just not a nice place to live for anyone that breathes oxygen and/or carbon dioxide.

Its college housing so youre going to get ripped off but this place is okay relatively speaking. Keep in mind that if you live here, or anywhere in student housing really, youre going to end up paying way too much rent. I leased out a room in a 4 bedroom apartment for $570/month. The apartments are definitely NOT worth $2280/month, even if its fully furnished or utilities are included. Theyre often times dirty, the carpets are stained, laundry machines often work incorrectly and the furniture feels and looks awful. Subleasing, if you choose to, requires a $200 sublease fee and an additional $275 fee for anyone trying to move in making it very difficult to break your lease. They say the fees cover cleaning but its hardly believable that cleaning an apartment costs $475. Ive also, on two separate instances, lost my housekey. The housekey consists of a small plastic chip key. If you lose it, you get charged $50 for a new one. I dont really know where that $100 went since all they had to do was grab another little plastic fob from the crate in the office and spend 10 seconds reprogramming it. Its a sham if you ask me. Overall the place strikes me as very greedy, financially. However, its in an OKAY enough area just barely out of the poverty-stricken high crime area west of Bruce B Downs so you feel KIND OF safe walking outside if its not too late at night, which is more than I can say for most of the apartments around the area. They have a pool, a basketball court, and a place to wash your car for free. Also their maintenance team really isnt bad. I give this a 3/5 in the playing field of student living complexes, which is probably what youre looking for, and a 2/5 generally speaking. It was okay but I would not renew.

You can definitely find better places that are cheaper. When i moved in my apartment was filthy and there was a dead cockroach on the floor so i had to scrub down every thing in the room. We had cockroaches until they came in a sprayed and there’s always lots of bugs in the hallways. Not well lit at all and when i Came Home late there was always a man wandering around outside. They charged me and all of my roommates $30 each for “patio violation” when we put the trash out on a trash day. All of those things were minor inconveniences until one day the maintenance guy unlocked my bedroom door to put in a shower guard while i was sleeping and i woke up to a man in my bedroom which as a girl it freaked me out so i tried to tell the main office to give better notification out and the manager was always in a “meeting” everytime i called which bothered me a lot because i should not have woken up to a man in my bedroom. They did give out notification but the guy came a week after the scheduled times that the email said so there was no warning

42 North is one of the best complexes for off campus housing. The staff is incredibly helpful, maintenance is so sweet and works quickly, and the residents are all so nice. Not to mention all of the community assistants are students like us and know how to communicate with the residents. They really go out of their way to get to know you and make sure youre doing well. Specifically Carly and Geena (Carly more than Geena). If you guys ever come in and meet them youre going to get top notch customer service. They know what theyre talking about and are so funny! Anyway Its five stars for me, maybe we could have screen doors on the balconies though. that would be nice.

42 North is not the best place to pick for an off-campus apartment, but then again it has its pluses and minuses like every other place. 3 Bull Runner stops in total, helpful for finding a stop to reach USF without having to drive to and back. Saves a bit on gas. ~ The apartment complex itself is okay. Rent is a bit expensive (payment is made per room, not unit, but does include utilities). Main office has a pool, exercise room/gym, and study room/clubhouse. Both the gym and clubhouse are only accessible by key. ~ I did not mind living here. The only things that were bothersome were having a roommate that was not so friendly, dealing with a relatively high rent, and on the minor side, the occasional cockroach/bug that flies and infests things. Spraying RAID wherever it was necessary made it less painful to deal with the roaches (its Florida, go figure - theyre bound to show up). ~ As far as management goes, the staff there were very helpful. If there was an issue or something that didnt make sense, it was very easy to call and to sort things out. ~ Maintenance here is very good at getting to the apartment next-day for whatever problems arise. If something doesnt work, something looks like its starting to chip, they immediately show up the next day after a work request is filed online. One good example was when the microwave in the kitchen was not working (no light on, no power at all). Once a work request was put in, the maintenance people were there the next day and replaced the microwave with a new one that worked. ~ Overall, 42 North is a place that is convenient to campus, has good management, good maintenance people, decent club house and gym room, and despite the monthly rate, is worth living here.

For the money, the apartment is not bad. The only problem I find is that the kitchen is way too small and the noise problems. I can not only hear the people that I share a wall with, but I can also hear cars blasting music at stupid hours of the night. Luckily, signal 88 is in place and have helped with these problems. I love the valet trash and the fact that they just put up about 20 hammocks around the complex. My room wasnt cleaned when I moved in and there are weird black marks around the apartment flooring that I cant seem to scrub out. Other than that, you really get what you pay for. Never have had any bug problems. Maintenance has been more than on time in fixing repairs and havent had any problems besides my showering clogging twice since the day I moved in (8 months ago)

Be prepared to be falsely charged with bogus charges when you move out. This has happened to me and everyone I know who has recently moved out.My apartment was flooded after a pipe burst in the apartment above me, due to renovations they imposed during the middle of the year. After being displaced for a week, because my carpet was ripped up and fans put under it, as well as people walking in and out on the wet carpet in their shoes, I gave them no flack as I understood things happen that are sometimes out of their control - even though they make no emergency maintenance number readily available. After scrubbing the apartment clean after leaving, I receive a $300 bill to replace the carpet that is obviously damaged due to the flood they are responsible for. They will not discuss the bill over the phone as too keep a record - understandable - but after a week of sending them various emails they just ignore you. They dont have to deal with you by refusing to talk on the phone as well as completely ignoring emails.Despite all of the inconveniences this place has to offer, I breathed a sigh of relief to move out, but was followed by these FRAUDULENT charges. These shady business practices are an example of what this company is like once they get your money.

Literally don’t know where to start. At first living here was ok. But quickly went down hill. THE walls are thinner than paper. You can hear people arguing, playing video games, people stumping up the stairs. You name it. Trash is always on the steps. Cat liter, throw up, blood, food, dog poo, people. You name it. It was always random people knocking on our door. Seeing as thought it was an apartment with all females that wasn’t cool or safe. Management comes to your apartment to do inspections more than they should but really wasting time because they don’t check anything as far as the conditions of the apartment..as you can see everyone complaining about extra charges at the end of lease. They also give you little to no warning when you are having a new roommate. Forget the roommate paper you fill out to match you with a good roommate. They move anyone in so they can get money. Everything was old and run down while living there. Then at the end of my lease they renovated & still charged us for the run down stuff they had. The paint on the walls was primer which scuffs easy & doesn’t wipe off well. The carpets old and pissy, the kitchen equipment dirty. To be honest everything at this apartment was terrible. Garret who works in the office. Rude beyond words. He came by one day beating on our door with headphones in his head about trash we sat outside to take right out. Alijah is never anywhere to be found. They are just all around horrible. Got in the pool once bcus it always had stuff floating in it, from the trees it was under.. moral of the story if you can help it DO NOT MOVE TO 42 north. When you move out they charge for nothing! Oh yeah it’s almost impossible to get out of your lease. Seeing as though this is a college setting people move on & graduation. THERE IS NO WAY TO GET OUT LEASE, no customer service skills, no organization. 42 north is pretty much a finesse. Also don’t forgot all the residents staying there but not students. 42 north is a joke.

If you dont mind listening to ignorant loud curse word filled rap music on a Sunday afternoon, then this location is perfect for you! The front desk girl claimed that they do not monitor the volume outside of quiet hours. I actually live down the street from their clubhouse, the parties are that loud that when you call the non-emergency police line theyll tell you, youre the 4th caller so far, deputies are on their way I respect people having parties, but there is no need to have the music blaring to the level that you can hear it from BBD! Have fun living in the hood.

This is by far the worst apartment complex I’ve lived in. The management is god awful and doesn’t know how to run a complex, always making up excessive fees out of no where. This place should be bulldozed over and made into something else with purpose, because all that’s here is a piece of garbage.

Good location, decent price, TERRIBLE management.I lived here for 3 years because of its convenience and rent (~$530 for a 3br3bd at the time of writing this) and thought it was a good place until my final year living here. If you are looking for an apartment complex that will not rip you off when it comes to miscellaneous fees and well-organized management, THIS IS NOT THE PLACE. Rent is reasonable, sure, but then theres the $200 application fee, $200 subleasing fee (what does this EVEN go towards if not towards covering damages?), and random overages even though you keep the temperature at 77º - it adds up! Not to mention the shoddy internet, mediocre gym and lounge, and unsafety (can anyone say, car robberies and apartment break-ins?)This place is your typical student housing - cheap looking, unreasonable, inflexible management policies and bad communication. Steer clear of here if you are not wanting to get ripped off and frustrated with ticky-tacky charges. There are far better places that are either fully-furnished, cheaper and/or with honest management.
