I have lived here for a full year now and informed the Lofton Place of Termites. It took them 4 months for them to come in and fix the problem. When I asked for compensation for this matter, they had told me that it was a livable condition and it was my problem that there was termites. I would not recommend this apartment to anyone...

The plastic covering they use on our cabinets do anyone knows the best way to redo the kitchen over Ive asked the office & no help, my kitchen drawers are falling apart, my cabinets are peeling. I have pulled it off in one bathroom but that was only 4 cabinets, the kitchen is to big. I was promised cabinets doors since last year, still no doors or drawers. My tenants neighbors, I need suggestions. HELP!

The residential environment of the apartment I live in is excellent.Easy access to traffic and well-equipped.The neighbors are friendly, the apartment management office workers are friendly, and they work hard for the residents.Im proud of myself living in a place like this.

Ive been at Lofton for a number of years now and have been overall very happy. Quiet apartments, well kept property, responsive to service calls with friendly service staff, and they have finally provided a mailbox system that provides a safe means to have packages received, which was my biggest pain point before. If I had to pick something to improve on, I would appreciate if renewing tenants could receive the same rates as incoming new tenants, but overall I am happy with my experience otherwise

Been living here for 2 months so far. Only have had a few minor issues. I love my apartment. I have a beautiful view of the lake. The grass is well kept. The apartment has w/d which was huge for me. Neighbors are quiet. My dogs love it here. Overall Im very happy.Current issues: ant problem, stove temperature is off. Blinds were dirty when i moved in.Other than that. The pros outweigh the cons. Like I said, I love it here.

Fantastic assistance during both great and difficult times. Ive been at Lofton Place for three years and recommend living here to anyone that asks me. I always recommend that they speak directly with Danielle because of the amazing experiences, and amazing communication, she always relays. The apartments are great inside, the community is peaceful, and management is helpful. What more can one ask for?

After recently renewing my lease during COVID, I was very pleased to see they’ve adopted all digital signing process. My service issues (few that they’ve been) get answered in timely manner. I’m looking forward to another year at Lofton Place! Only gripe is that I wish “gym” had more options.

Thanks for the heads up. Reviews are extremely important in apartment hunting. This was on my list to check out, Im so thankful for these reviews. I dont have time to deal with rodents and bad attitudes. I can tell by their responses to the comments that the staff could care less.

There’s rats in the walls and top floor ceilings (I’ve heard the crawling and squeaking on multiple occasions). Rat poop all over stair wells. Only good thing about this complex is location.

Did a tour of a unit I was interested in. Saw roaches in the “model unit” several in the closet, kitchen, & living room. Clearly they have a major roach issue. The day before my scheduled tour I asked what where the income requirements I was told 3x the rent. Get there it’s 3.5x the rent. I also inquired about do they have mandatory technology packages I was told “no” reconfirmed and they actually do make you get a technology package. I was told over the phone one thing get there & told another thing. Leasing office is not on the same page. I dodged a bullet with this apartment complex from roaches to not valid information.

We were residents here for a year and after moving out we were still charged another month of rent even though we weren’t living at the apartment anymore. After talking to the office they informed us it wasn’t our fault but that we should had cancel the automatic payments (something I don’t understand since my contract was over there was no need for further charges) I didn’t remove the payment information yet since we had just moved out. We were given a corporate number but they don’t pick up the phone. We are in the middle of a Global crisis and were charged full amount for the rent even though we weren’t there, all I know so far is that we are right but we have to wait for corporate to look over it and send us a check.I understand the steps that need to be done but we are a family of 3 with a little girl and both without a job due to the Covid-19 virus and besides then making a mistake, no one is going out of their way to help which is the only thing I would’ve hoped for at this point!

Great response time with maintenance when needed. Clean and quiet. Vallet trash is very useful. Appartment is very spacious and comfortable. The gym is nice but wish it was a little bit more bigger. Pool area is beautiful and peaceful at the right time of day.

I have been living here for approximately 5 years. I am very happy with the Maintenance staff as they do a superlative job of completing work orders submitted in a timely fashion. They are extremely courteous, always greet you with a warm smile. The complex is charming and the amenities are very nice. Parking space is always available within a short walk to your apartment. The management staff are always very professional and courteous.

A place that I would not recommend to anyone, first of all the first day we came to make the contract they told us a deposit price and the day we moved they told us that they had made a mistake that we had to give a deposit of one months rent, the second was that our stay was horrible the apartment was full of cockroaches something totally unsanitary we quickly called and they never came to make us pets control we had to go out and buy poisons and powders to see if they were eliminated but it worked very little because as they did not do pets control They kept coming from other apartments, another situation was that due to the corona virus we were left without work and even so we continued paying the rent but the time has come when we could not continue assuming and we decided to speak with the condominium office so that they would let us go before that the contract expired that only had a month to finish and when I called they told me no, the truth is that the person who He attended me was very unpleasant and he did not care because of the situation we were going through, so we decided to go talk to the manager and we told her that they could keep the deposit that was a months rent because we could not pay the last month , She told us that if there were no problems that we did it like this, to finish a few days ago after we have already left that condominium they send us a bill according to them because we did not notify them in time that we were not going to renew but we have the emails that we sent them that they were more than one because they did not answer us and we called and they did not answer us and in those emails we told them that we were not going to renew, we decided to go to the office again with the emails so that they could see that we had told them sent with time and they did not open the door and they did not answer the phone and we even left them a voice message that they have not answered us either, it seems to me all a lack of respect, ethics, humanity and not professionals, we are still unemployed and I am a full-time student but everything seems that they dont care.

I have had such a great experience with this complex. One of the main reasons has been on account of Brenda in the front office and how much she truly cares about the residents here. I have called about different situations regardinf the building and services with the complex, she always has an answer and is able to provide assistance right away.

Ive been living here for 8 years and never had any major issues until now. I found cockroaches in the kitchen. I reported it to the office twice so they came and sprayed twice. Now the roaches are everywhere!! I paid over $100 on personal supplies to get rid of them and still see them!! I keep my apartment clean and always throw my garbage away and theyre still here. For what I pay a month this is UNACCEPTABLE!!

For the most part, I like the apartment itself. Parking is never an issue and I have a lake side view. However, management are not very helpful. I have called about a noise complaint many times. Its almost every morning and I am sure Im not the only person that has complained. There is someone that is always screaming and banging on doors and walls and management has not done anything about it. Also, they have a cockroach problem but it has got better.

My mother and I recently visited Lofton Place for an apartment. Brenda showed us around the community. The community and the 2x2 that we looked at was very clean. Its an older community but you can tell that the company takes good care of it. The carpet was clean, it had stainless steel appliances, and the 2x2 was very large. Ultimately, we decided to look for a home instead of renting an apartment but Brenda was a pleasure to work with. If we didnt decide on a home, we would have rented an apartment at Lofton Place.

I have lived at Lofton Place for almost 5 yrs and they have the friendliest, productive and quick acting staff I have had the pleasure to deal with. Brenda and the office staff are awesome! ALWAYS so sweet and helpful. Maintenance orders are typically done within a 24 hr period unless its a situation they have to wait on another party or a part and Miguel, Pedro and the maint crew are always so nice and courteous! I have had nothing but a great experience living here. My family and I love it here!

And lately, I have been experiencing too many issues with how management has been handling my concerns. No matter how friendly they are, if you are not aware of how things have to be handle, you better informed yourself! There is no communication with the vendors, there is no follow ups the the tennants... I cant wait to move out of this place!

First impressions, not impressed at all. Apartments seem nice enough for the price, but the staff leaves much to be desired. The property manager, Joanna, I believe her name is, did not offer a greeting or any gesture of welcome when I came in person to complete a tour. I understand, as Chris, another leasing agent explained, that they are undergoing renovations, however they do not seem to be in the market for new residents if their initial introduction is any indication, and no units were available for view so if you do lease, you do so blindly. Chris was nice enough, but Joanna literally closed the door when I came into the office and sat in a chair awaiting assistance. That kind of service makes one leery of how management treats their staff and residents. Hopefully she receives this feedback directly and will apply to future applicants.

The leasing experience here was fantastic. Great prices for what they offer. The process was very smooth. We really enjoyed working with Brittany. She went above and beyond, taking pictures of the unit, allowing us to email her information instead of coming in and the whole staff has been super friendly ad helpful.

Apartments in the area are terrible to begin with, lofton place is no exception. The a/c units are dilapidated and outdated. We were paying an extra $200 a month in electric because the a/c unit could not keep up. The unit had to burn itself before they replaced it, and on top of that they tried using a cheaper unit that was too small for the 3 bedroom apartment. Management constantly puts the tenants lives in danger by encouraging tenants to park in front of fire hydrants. There is no tow company contracted at the apartment so many parking spaces are taken up by inoperable cars that have been in severe accidents. Parking is always an issue, the apartments now reserve spots for their friends so they can park in front of their apartment leaving other tenants to take a walk. Most exterior wood shows signs of rot, management paints over it in an effort to conceal it.

I’ve lived here for about a year now.It really isn’t that bad,I like the layout of my apartment and the big bathtub and the spacious kitchen, it is in a super nice area,but the management is terrible.They are super friendly so that’s not a problem but the thing is they are never on the same page with anything.They will tell you one thing and another person will say something totally different.They never answer the phones.Ive called them twice today and no one has answered.You can’t even leave a voicemail.Ive worked in customer service and I understand that sometimes it gets busy especially if you work alone.However you should answer the phone and put the customer on hold or get a callback number.Simply not answering the phone is extremely unprofessional,rude,and lazy.It is just bad business.Other complaints I have about the complex is the apartment they show you is beautiful but when I moved in my apartment a year ago,it was infested with ants.There were lines of them trailing up and down my walls, on my counter tops,the drains.It was disgusting.The blinds had mold on them and there was a leak in my A/C so my carpet had a puddle of water in it.My building is constantly infested with wasps.I knock them down as I can and use repellant but they really need to take better care of it.That shouldn’t be my job to do that for what I’m paying for my apartment.There is not enough parking either.I always have to park 3-4 buildings away.Im a single mom.I have to carry a baby and groceries up 3 flights of stairs which I don’t mind.I knew what I was getting into with that,but to have to walk a block away on top of that because they didn’t think the parking lot through is a problem.There aren’t enough spaces available and it’s extremely frustratingly.They should have guest parking somewhere else but they don’t.I feel like I’m paying a lot for an apartment that could be better.It is in a nice area and I feel safe but overall I’ve been pretty unsatisfied living here.

Originally, I liked the staff and the apartment seemed to meet our needs.After 6.5 months of living here, I cant see how it could meet anyones needs. You pay premium pricing that youd pay in a luxury apartment or even mortgage on your own home to come to battle with:A/C not functioning (it would be set to 62, continuously going with my electric bill reaching upwards of 165+, and thats not even summer yet, and only getting as cool as 73). They do not have licensed technicians on call ever, and they didnt offer to replace an over decade old unit.Authorities being called 3 times in reference to a neighbor breaking noise ordinance at times of 5:30 am, 6 am, and past 11 at night. The music can be heard through EVERYTHING. One cant exactly care about having a nice garden tub if its also peeling and the child cant be respectful or dealt with properly.Cabinetry with just a vinyl wrap on it and coming off the track so bad you cant close or open it properly, which also inhibits you from opening your oven to get out your food.Cabinetry in the bathrooms not staying up and causing product to fall and sometimes break. Yes, in BOTH bathrooms.Pipes creaking any time hot water is used.Fire alarms going off constantly.It simply becomes tiresome when the utter lack of customer service and satisfaction is so abhorrent. After attempting to get our concerns properly communicated to the front office, the representative Carla met us with upset, with no solutions, no empathy, and wanted to leave before either of us could properly voice our concerns.In short, this has been the biggest waste of my fiances time and mine, and we cant wait to move into our new beautiful home that met us with kindness, proper care, and WAY better amenities.Oh, and the 24 hour gym they offer here? They padlock it when office hours are over.End scene.

I lived here for only 6 months. We had a situation happen, will not go into detail. The front office was more than willing to work with us on getting everything taken care of. Damages were replaced the same day. Brittany and Brenda are beyond helpful and nice. Property manager also came out and was extremely helpful. They allowed us to do payments to liquidate our lease, which was beyond helpful. Maintenance was quick to respond and fix issues. I personally loved our apartment. The cabinets would be the only thing I would say was a con due to them sagging with any weight placed on them. Full sized washer and dryer, which is placed inside of the bathroom.... That might sound weird at first, but it made washing clothes very quiet so no one was kept up. We lived in a 1/1 on the lake, and on the first story. Screened in patio with storage. Property was well maintained other than the paint job. I would recommend living here. Utilities were not included in rent, so it is a little pricey, but to me well worth it. In a good location. Security patrolled the area at night. They are very pet friendly, they allow dogs of all sizes, which is a huge plus!

Ive lived here for almost 3 years now. I ONCE had a problem with the roaches, but the extermination company kept coming back until the problem was eliminated. I have NEVER found the office staff to be rude or nasty and ALWAYS helpful! Maintenance has been prompt AND efficient. On the negative side, the rents are higher than other places, but the community is quite, safe and well kept!

Ive seen a few roaches here and there but nothing huge like Ive seen in other places! The applications fees is $194 non refundable and the deposit non refundable they asked me for $600 the monthly rent for one bedroom for11 month only is $890 + $35 water so with simple math the rent here is almost $1000 the last time they renewed was 2014 bunch of scams I feel dump but it was good lesson I lost my $194 fees good luck people

Ive lived here for a little over a month and from the first day the place was infested with cockroaches. Pest control was supposed to come when they were here and never showed up. So I had to wait another week and all they did was spray. Im still dealing with the cockroaches and even have raid spray and the cockroach traps. Other than that I like the place but its frustrating when cockroaches are crawling over your food.

Roaches!!! 3 years and nothing done. New manager Elizabeth and Britney horrible. Left due to them and the new rules which are ridiculous. Final bill for a carpet that had been flooded on 2 times. Trying to charge for a broken drawer that was never fixed properly but the thing is theyre replacing all of them, I know I was home for the team to make new measurements. Pricing way to high for those apartments which I understand is corporate. At the end of it all the property lost its homely feel once Elizabeth took over. Glad to have left her and the roaches behind. Oh and they will tell you you cant transfer to another property not true I did. One star for the assistant manager really shes a five star and 1 star for the transfer loving my new location -NO ROACHES!

As pretty as these are, the management not so much. Please please please make sure to interact with management before you move into any complex. Carla the manager threatened my mom with eviction before she even moved in! I paid all the application fees for my mother to apply and she thought we were doing something fishy. She yelled at my mother and threatened to evict her before even approving the application. Who speaks to someone’s mother - a veteran, and retired military at that WOW - like that?And of course in order to get my money back it has to be sent through the mail 200 dollars just floating around in space. They told me there were deals for veterans, and she acted confused when I reminded her.They took my money immediately but it’ll take 3 weeks to get it back?So glad the true colors were shone before she moved in. Imagine being such a bad manager you lose a potential resident before you even approve or deny the application lol.

Please Beware before renting or signing a lease from this apartment complex. Since I moved in four months ago, my experience has been Horrible. Management and the corporate office have been noncompliant as well. The Model Apartment displayed to future tenants is gorgeous, but when you walk into the real apartment it’s a complete nightmare. Upon move in, I noticed a few issues that needed to be addressed which I reported numerous of times verbally and via email to the Manager Carla, and corporate office. After not receiving the proper response, and having the issues fixed, I took it upon myself to file a complaint with the Health Department. The apartment was dirty, infested with Roaches, Spider webs, dirty appliances, and Termites. The Termites were discovered by Pest Control with a proper inspection. Pest Control advised Maintenance, it’s likely the other apartment’s in the complex has Termites as well. This issue was temporary resolved by placing a plug. According to Maintenance, no other tenants have complained of Termites, so there’s no need to alarm tenants of this issue. Because of this, I was left with no choice but to treat my furniture for Termites. I have decided to vacate the premises and break my lease because of unsanitary living conditions, and it’s also a health risk to my medical conditions. I was told by Carla, I am unable to break my lease and I am responsible of paying a fee of $1,300.00 to vacate the premise. I have yet to receive a call back from corporate and per Carla corporate has no intentions of returning my phone calls. Please see attached photos as proof of my complaints.

Been having dish washer issues for months & months. The office manager Carla has a nasty sarcastic attitude with this matter saying the maintenance supervisor said its running good AND ITS NOT!! Dishwasher cycle takes a hour or so to finish, the water still be in the dishwasher once done. You have to fickle with the dishwasher on the rise cycle to make the left over water completely run out. But she says the dishwasher is fine. All the money I pay to live here there shouldnt be no issues with fixing things. 😡 this is horrible, not to mention theres rust in the racks of the dishwasher the last maintenance guy brought why I dont know. The entire inside needs to be replaced, not a door & rack. There has been no work done to the actual dishwasher itself .No one has thoroughly checked it.

I wanted to renew my lease, got the cold shoulders from the management team. Not very friendly any longer as they were when they first took over. I raised my son here thru all the complaints and bad service I stayed. My place hasnt been remodeled and they want me to pay the same as a remodeled apartment. I was told it was across the board. Doesnt seem fair. They talk to you as higher authorities, very shrewd group of people.

I hate Pegasus Residential and the Evergreen at Lofton Place community so much that I urge people not to live here, they have such stupid rules in place is almost unlivable and this place is so small if you have children and want to purchase bikes, birds or any kind of toy you better not have any furniture inside your house so you can store because you cannot use your balcony what so ever to put those items even though you pay so much money for the place and the balcony. Do not rent from this people they are a-holes.

Wouldnt recommend anyone to live here unless youre okay living with termite swarms (literally hundreds flying and crawling around inside the apartment), roaches, sugar ants and appliances falling apart.Prior to moving in we were told EVERY unit had either a built in entertainment system or a fireplace; our apartment supposedly had a fireplace. We were not aloud to view our apartment until the day of move in, and to our surprise, there was no fireplace. The leasing staff told us our specific unit had one, which was a complete lie to my face. Our carpet was also brand new but not put in properly, so there are places all around the apartment where you can feel a space beneath the floor and carpet and is also where the roaches usually come out from.Aside from that, within the first two months living here all of our appliances were falling apart. Our AC unit was the first to go, which was unbearable during the Florida summer. They gave us a bedroom unit but it wasnt enough to cool down the whole apartment and we had to deal with this for almost 3 weeks, and all the office offered us was a $25 gift card. Not even compensation toward our electric bill, which is what other apartments Ive lived in have done. Then our dryer stopped working, then the water heater had to be replaced, and dont even get me started on the dishwasher...the food trap for the garbage disposal was so backed up that whenever we used it, everything drained into our dishwasher. We never used the dishwasher because we didnt have to, but for about a week we had the most disgusting smell in the kitchen and couldnt figure out where it was coming from. After trying everything I decided to check the dishwasher, and upon opening it found all of the food and muddy water from the sink had collected into it. There was at least a few inches of water just sitting in there. This obviously was a problem prior to us moving in and shouldve been fixed, but it never was, and still hasnt been.Literally the only good thing about living here was the vaulted ceilings made our overpriced 650 sq ft unit feel roomier.Theyve also had 4 different managers in the 9 months weve lived here so it doesnt seem like anyone can handle running this complex properly.

Not worth the price. Its very spacious but A/C sucks. New manager did get things replaced but still not any better. They charge for every little thing. Rent $1030. Pest control $2.00. Water fluctuates $20-30. Maintenance fee $4.50. admin fee $5.00. Its just crazy. Total your looking at $1090.50. Smh theres a pool and spa but you cant use it after 10pm... We are all kids. Im ready to move. Office staff is good just prices need to drop.pool hours need to be taken off. I do like that ups can drop my packages to office if they miss me. Which is great! I hope this package system stays.

Roaches. Had extermination come multiple times. First it was German roaches then extermination came and American roaches started popping up. its very disturbing as not only do we have our own roach spray but the extermination you pay for every month does not work. We are clean people, but the way the apartment is set up, its impossible to prevent other people disgusting habits coming into our home. Moving asap

If you are looking for an aesthetically pleasing location and extremely dog friendly, this is your place. There are many amenities such as a large kid friendly pool, barbecue area with an outside TV, a gas fire pit with swing benches and Adirondack chairs. It is close to shopping centers and grocery stores and a short distance to the Veterans highway. This place is worth a serious look.
