Safe feeling place, with great amenities. Experienced a roach problem here for a few weeks but was handled very well by management. Pest control came by and was fixed pretty quickly. Lots of parking spots.

I had really high hopes for this place upon viewing their floor plans and such online. Unfortunately, i had made an appointment with them on Tuesday, called on Wednesday with no response, and emailed Thursday with again, no response. I still decided to show up to what i thought was my “appointment” only to hear the only leasing agent on staff tell another family that had made an “appointment” that they were not set until sent confirmation. I tried contacting them to get said confirmation with no response. I inquired about a unit they listed was available again only to find out that unit was now unavailable. Pretty much a total waste of my time, and i felt bad for the person working by themselves. It’s really a shame that they have such poor communication with prospective residents.

One of the worst places Ive ever lived at. Property management was rude. They try to make it seem like its high end quality but in reality everything is cheap and poorly built. Maintenance staff was nice but also took awhile to complete service requests. Not worth the money.

The complex of the Arbors at Carrollwood is a wonderful place to lease from. It is filled with a healthy variety of individuals enjoying the many amenities it has to offer. The manager Sandy and her team in the leasing office are wonderful to accommodate and make sure that you are very satisfied with your stay. Kimberly in the leasing office did a fantastic job at being very professional, responsive, and accommodating to my needs while leasing from them. Kimberly practically bent over backwards to make sure my stay was extremely pleasant and helped me with any questions I had about my lease. She also went out of her way to search for packages of mine that a postal agency delivered to the wrong place within the complex. I would go as far as to say she deserves recognition for her dedication to tenants that reside within the Arbors at Carrollwood. Also the maintenance team here are constantly working hard to make sure the grounds are well kept and the need of any maintenance request is met. 10/10 would recommend them for anyone looking to lease an apartment in the Carrollwood area.

All stuffs employees that I have met are amazing outstanding warm welcomed starting with beautiful Ms. April & Ms. Sandy and others. They were smiling at all the time and they helped us with a lot of time. I wish that I can do anything for them . I lived here for 8 years under another ownership, moved away, and now I’m back renting from the new ownership.The staff is super friendly and attentive. I’ve had the pleasure of working with Kimberly and she has gone over and beyond. The improvements made on the property Has made this place so much nicer. Living alone, I genuinely feel safe and you can’t beat the location. I’ve enjoyed my time here thus far and plan on being here for a while!

We want to show our appreciation. We moved in during Covid-19 and restrictions everywhere. We definitely can Say the staff was so professional and friendly during our move and now our stay here. There are always improvements to be made in any complex, you’re not buying a home... you’re renting out a place that will naturally have wear and tear.With that being said, Ashton from the front office was beyond exceptional. She processed our requests rather quickly, called us with updates, and even came in on her day off so we could move in early. She was very professional and honest.The community is very nice and clean from what I’ve seen so far. There are a lot of dogs in this neighborhood, they’re unavoidable. The front and back gates of the facility allow more than one car to go through at a time which means even non residents can easily have access to the complex. We were told by maintenance to be careful ordering packages to your door unless you’re home that they may disappear.The apartment we moved into had new hard wood floors, which was nice. There were a few things to be fixed and are still being worked on but Kimberly from the front office has been so awesome at helping get those things taken care of ASAP. Maintenance so far has come in a timely manner which I appreciate.Overall great community. If you’ve read this far this was an honest review not just posted to leave negativity but to highlight that the community is making improvements aside from what you will read.Best of luck.

We did a lot of research in the area as carrollwood is out favorite part of the Tampa bay. After a wonderful tour of the property we were excited to call this place out new home. On our tour we were told that the only difference between the models would be that some had a coil stove and some had a flat top... however, that was not the case. There are many differences in the upgraded appliances, security system etc. If you’re looking to move in here make sure you get the correct information so that you’re not tricked into something it is not. On our move in date, we arrived with the movers and the apartment was far from being ready to hand over. It was still super dirty (cleaning lady had just started cleaning), paint on the floor, etc. After about a week, the manager came by and took note on the various things that were not acceptable when you turn in an appartment . She was very responsive to our concerns and offered to send a cleaning person again to ensure we could get the paint off the floors and over all clean again. However, it’s been a few months, a few email reminders, and we still have not had someone come clean the paint drippings. These apartments are not cheap by any means, and for the amount of money you pay, I would not recommend them at all. The hallways are generally always dirty, it feels like we live in an alley with people leaving out their trash and trash cans 24/7, dog poop in the hallways at least 2-3 times per week. On one occasion I had to ask an employee who lives in the building next door (she was off the clock) to please do something about this as it had been a week that there was dog poop in a bag and trash all over our hallway for a week and no one responded out emails or calls about it.Maybe we’ve just had bad luck, but regardless, I would not recommend this complex, especially if you have kids. If you’re a dog person and this kind of stuff does not bother you, then by all means, check it out.

I just moved in and I’m very pleased with the complex so far! I love the layout of the whole complex as well as my apartment. Searching for a one bedroom that was actually spacious was hard to do but I was able to find it here at Arbors and for a price that was well within my budget. Kimberly has helped me through my whole moving process and she has been GREAT! Any questions I have she’s done a wonderful job at answering them. The few people I have come in contact with here have been extremely nice as well. I definitely recommend looking into Arbors to be your next place to live!

My girlfriend and I LOVED working with Kimberly. From day 1 we were so excited to work with her in applying for our place here due to the outstanding customer service we received right from the start. It makes it such a better application experience when you are working with a good team/office. The complex is awesome from top to bottom we love all of the amenities and cleanliness they provide. The Arbors at Carrollwood is a great place to live if you are seeking a quiet resort style community that is centrally located in North Tampa, has unique floor plans and several amenities! We have a tennis court, renovated gym, new pool, bark park with agility equipment, Amazon lockers, new resident clubhouse and more. The new management company has owned the property for less than a year and they completed major renovations within their first six months. New roofs, interior and exterior painting, replaced interior doors, updated lighting, appliances, counter tops, flooring, etc. We have great curb appeal and spacious homes. All of the updates are great but our leasing staff is AMAZING! April deserves special recognition for her many acts of kindness throughout my leasing process and as a resident. She was not assigned to me initially but she went above and beyond to fix every single issue caused by a former employee. She is knowledgeable, professional, courteous and she still makes me feel like a valued resident. April has assisted with training the new staff and they are super responsive too. I highly recommend living here and I also want the Robbins RE Team to know how much I value my leasing agent.

When I first moved in I was a little skeptical on the reviews I was reading of past tenants and past management but ever since new management has taken over there has been nothing but wonderful changes and renovations, my leasing lady Kimberly, Was amazing from the start to finish, she was very informative and worked with me on move-in dates as well as unit style I preferred. She was very sweet and patient during the process, highly recommend her if you’re thinking about leasing here. Even the new leasing manager is amazing, I couldn’t be more happy and I can’t wait to re-sign my lease here .

No complex is perfect but I can truly say that I love living here ! The location is amazing and you won’t find amenities like the ones here anywhere else . The entire office staff is always friendly and helpful which is only one of the reasons why Ive signed my renewal lease to spend another year calling Arbors home .

They are fast and efficient handling any issues.Since the new owners took over (Robbins) this complex has taken a completely different turn Come over and check it out! I am now proud to say I live here. . If you ever lived here before and had a poor experience with previous ownership, you will love it now!!Totally remodeled units, pet spa, pool and fitness updated, trees and palms manicured, landscaping finessed. The list goes on and on.I just renewed my lease and am thrilled I have stayed! If the new owner and management were not here, I would have moved.And no, I wasn’t paid to give this review. They have really improved this complex that much!

Arbors at Carrollwood is great complex to live and it has the ability to retain long-term tenants because of its countless amenities, resort style living, friendly and urgent management, and overall aesthetic. It’s location rests conveniently in North Tampa and is close to literality everything in the area. I love that they are continuously investing in the community with renovations, updates, and other pleasantries (though this may soon increase rents ha-ha). Overall its a great place to call home and it has the potential to become a 5 star community.My biggest gripe with Arbors is their approach towards waste disposal. It is extremely off-putting when dumpsters are constantly overflowed with trash and furniture to the point where it’s literally sitting on the side curb. Unacceptable. This issue takes away from the overall beauty of the complex by making it look like, well, a dump. If this issue is resolved Arbors can certainly bolster 5 stars. Please find a solution.

I moved into Arbors about four months ago right when the new management company took over and I have to admit at first I was a little worried about it but they took care of me everything I needed. The manager was extremely nice and made sure my move-in was a great experience. I love the upgraded apartments and can’t wait to see it all come together

My mom and I have been living here since Jan 2016. This is a great property in a great location. There are many stores within walking distance - my mom is 82 and she feels safe going to the store by herself. She can keep her independence since she doesn’t drive anymore. The current management Robbins Property completely renovated the property - they installed upscale, brand new appliances and they redid the interiors. The gym has been upgraded with new equipment, the pool has been remodeled and got new furniture. We have a new very fancy dog park. The leasing office people are friendly and very efficient. To sum it all up this is a very upscale living experience in the heart of Carrollwood and I think it’s worth every penny we pay in rent. My mom and I love living here, we wouldn’t live anywhere else.

My lease was coming up and I made the decision to renew for another year. The staff is both professional and courteous in addition to being responsive to needs and requests. Also, the recent upgrades to the property and individual apartment units makes for a nicer living experience.Id highly recommend this apartment complex.

I recently needed to move in a short amount of time and the Arbors at Carrollwood and especially Ashton in the leasing office were able to accommodate me wonderfully. The apartments I am moved into was clean and updated with a beautiful kitchen with stainless steel appliances and White stone countertops. I am very impressed and pleased with the community overall thus far and would highly recommend!

My daughter and I have lived in this community since January 2016. I am 81 and I don’t drive anymore. This property is in a great location that’s very walkable for me - there are several major stores within a few minutes. It’s a very safe area and the complex is gated. The entire community has been recently remodeled - it has a beautiful pool area with a barbecue place, a very nice gym, a business center with IMac computers and daily coffee. Our apartment was also completely upgraded with new Whirlpool appliances and new flooring. The leasing office people are very nice, very efficient and very helpful, and maintenance is responsive. I love living here. We are not planning to move anytime soon.

First time renter on my own and I stumbled across Arbors at Carrollwood. It always looked like a beautiful place driving by and with running out of time, I decided to stop in and get some info. To my luck, they were running a move in special. I worked with April who was beyond helpful with my needs/requests, devoted and showing me all open options. In the end, I ended up with the PERFECT place for me and my pup. I couldn’t be more happy with a place, especially my first spot on my own. Great amenities- dog washing station, amazon hub lockers, clean, beautiful and relaxing pool area with hammocks and day beds and always making improvements, which I’m excited to see the outcome of the new gym! So far, so good. Would highly recommend!!UPDATE:Although I thoroughly enjoyed living here as my first place on my own, it was cut short due to my dog being attacked by someone else’s dog living in the Townhouses that share the same property within the apartment complex. Unfortunately for me, nothing was done to resolve the safety of myself or the others living in the community as the Townhomes have separate management jurisdictions. Very unfortunate situation so beware if you have animals or kids!!

I moved here about 6 months ago and I have nothing but good things to say. From the moment I moved in until now- the staff, especially Kimberly, have been nothing but helpful, respectful, and understanding. Each and every person I have come in contact with management has been delightful (even the maintanence staff). Incase anyone has felt hindered by other comments, the new management team is entirely wonderful. Any issues I have ever had and brought to Kimberly have been properly addressed and resolved. I am already planning to extend my lease beyond what I had decided to. The maintenance crew responds to all apartment issues quickly and efficiently. l want to thank the manager and Kimberly for continually making living at the arbors a wonderful experience!

Wow!!! Wow and just absoutely beautiful!! The new company Robins Company taken over and has turn this complex to 100% Resort living!! Still under construction...but take a peek at the pool and gym area...its resort style at its finest! And Im an owner here for 2 years now! Please come and enjoy this top notch area with us!!

This place is ridiculous with construction noises and dumpsters parked all around the buildings and obstructing traffic w constant dumping. Don’t pay $1700 a month to deal w high noise levels and constant dumping in the parking lots 6 days a week because they aren’t smart enough to park the dumpster outside the tenants parking area so people that live here have peace and quiet!!

All I can say is GREAT CUSTOMER SERVICE AND HOSPITALITY !!! Ashton was Awesome 👏🏽 and Answered EVERYONE OF MY QUESTIONS EVEN THE RIDICULOUS ONES 🤣 I HIGHLY RECOMMEND THIS PLACE !!!

Don’t move in here. They charge way to much for rent. I’m in a non renovation unit and they increased my rent $175 for a year lease. They said it’s what other people are charging in the area, however, those other units are nicer and updated compared to what I’m living in. They always need to get into the apartment for all these different reasons and they don’t make any accommodations to people who work nights and need to sleep during the day. Also, lots of cops for multiple days outside my unit, not comforting. Very noisy and hear all of the “renovations” they are doing to the outside areas, not to mention they start all the banging at 7:30am. Very inconsiderate workers. The stove is old with coil burners and only 2/4 burners work properly. On setting 2/10 for the stove it’s either not on or boiling when it’s on low. The staff told me I have to leave it because they aren’t going to fix it because new stainless steel appliances will be here soon (but couldn’t give me a date). Update: new management took over and want to charge $34 to process a payment through their online portal. That’s crazy. Also, hope you don’t want to grill in the only grill on the property because it’s a gas grill that people have put charcoal in and it’s totally unsafe to use.

My family and I have tried off and on to move to the Arbors for close to 5 years. Negative reviews and the inability to set a time to view the property made it impossible. That being said, times have changed and so it seems has the Arbors. At the beginning of the year we tried once again to get our foot in the door...and we were welcomed by Pamela Pruitt. She was incredibly accommodating. The property exceeded everything I had previously read online. The area is quiet, clean ( although when we first moved in there was an issue with a neighbor and their dogs business, but it was quickly resolved ), and extremely conveniently located to businesses and places we frequent. Palmetto Bugs ( BIG roaches ) are unfortunately a Florida staple and I have yet to find a place void of any and all of them, however here I have found them few and far between. Get a cat...they do wonders!We are fortunate enough to have been able to move into the 3 bedroom townhouse which makes this apartment feel much more like a single family home. Neighbors are quiet and polite and again the front off staff have been nothing but helpful with questions, concerns and assistance when needed. Sad it took so long to get in here, but overall, happy that we finally did. I surely cant speak for everyone and their own personal experiences, but my family and I are residents.

It is funny how must of the five star reviews you see here are from past or current employees. That alone should make you think twice about trusting this community. For example: Griselle works at the leasing office. And Tiffany was working here before they fired her last month.

Ive been a resident since May. The new property management team are making improvements weekly. I put a request in & it was fixed within an hour. When the new company took over, the property manager knocked on my door (in regards to a issue that was never fixed from previous company) to introduce himself & let me know they will be taking care of alot of issues the last company ignored. Front office staff are great & friendly! Great place to live!!

Excellent place, very nice and clean, when I first came I met Kimberly , she was very professional and took the time to show me around and answer all my questions, after I move in I have a little incident with my towel rack and my mail box key and Kimberly went the extra mile for me to make sure that everything was fixed specially the key so I want to give kudos to Her , thank you so much for providing me with an exceptional customer service Kimberly, I will definitely recommend this beautiful place to anyone and if you are Spanish speaking person Kimberly is the person you should see.

I have lived here for almost a year and love it here! There were a few hiccups here and there but for the most part, everything has been great. Everyone in the office is pretty awesome but Kimberly is an angel! She is so helpful and always gets things done super quick! By far one of my favorite people there, as well as Griselle!

I have lived here for already 4 months and have never had any issues! I can honestly say I am very happy and thankful for my place here at the arbors. The apartments are super clean, renovated, and comfortable!! The best part about the arbors at the Carollwood is the warm staff especially Kimberly Amely. She has always been beyond willing and happy to help me every step of the way. I would recommend the arbors to my friends and fam!

Im a current tenant, I been living here two and a half years. I simply love living here. When ever there is a problem, it is fixed almost immediately. Ronda is super awesome, always there when I need her. I really dont use gym so I can not speak on it. But the several times that I have used the pool it was clean. The apartment is spacious. I feel safe here. Its quiet.

This place went downhill FAST!!!! Infested is not even the word..... my kids are terrified of showering because 8/10 times there are giant roaches crawling about the bath tub coming out of the drains. Pest control comes and goes and theyre back within 3 days.... the outside of the buildings, the hallways, and stairs are filthy!!! My kids have to hop over puddles of god knows what while going down the stairs. Ants, spiders, lizards, you name it, youll find it in your home!!!! A couple months ago, we got a serious spider problem in our kitchen. This place is beyond filthy. How its considered livable... I have no idea!! I wish I had been smarter and kept moving past this place. Dont let the lofts fool you, this place is outdated and just dirty. Im embarrassed to have people over because Im scared of what infestation theyd come across, thats no way to live! We are eager to end our lease and be done with this place.And I get the whole apartment living and understanding their will be noise and such but that term, to my understanding; also means having some sort of consideration for your neighbors??!!! Not here.I had a friend who just moved to another apartment community in the area and I will be following suit.

Im going to give a very serious review about living here. Give in mind my one star review (would be zero stars if Google would allow it), 100% of this is going to be negative. Ive been staying here for about a year now so I have plenty of knowledge about how this place works, the staff, and the advice to give people who are considering moving here. If you dont feel like reading a novel about all of this, let me save you some time by telling you NOT TO MOVE HERE.To begin, many of the 5 star reviews are from employees, past or present, and people who have just moved here. Of course the staff is going to falsely boost this neighborhoods rating online, because no one who actually lives here for an extended amount of time will. All of the negative comments in these reviews are TRUE. I have had more negative housing experiences staying here this past year than Ive ever had in my entire life. They RARELY pick up their phone.Which brings me to my first point, and the most urgent. This is a CURRENT issue that I am dealing with. My boyfriend and I have been calling about a leak in the apartment for almost a MONTH now, and yet they dont see it as an emergency unless the entire apartment is flooded. How inconsiderate! I was told those exact words over the phone after speaking to someone at the front desk. Two weeks later, I was told someone was going to come out the next morning. The next morning came and no one arrived. I then called the front office, they picked up after about 10 times calling them, and the lady at the front desk told me that someone would come the following morning to fix it. That would be today, the day I am writing this post. NO ONE SHOWED UP. Our ceiling is ripping open, falling onto the floor, cracking throughout the entire dining room area, probably causing damage to the floor as well, yet this is not considered an emergency to these people. I was told someone will call me back before the office closes, but theyve already closed and I have received no phone call. The staff here is extremely inconsiderate and do not care about the people who live here whatsoever. How is a leak not an emergency?? It has ruined our furniture, floor, and the ceiling is LITERALLY falling apart. The staff is completely aware of this, but decide not to do anything about it and wait until its too late so WE have to pay for any damages that occur.Our old neighbors were evicted because of failure of rent payment. On top of this, there was a couple who lived there who was involved in a domestic violence relationship, so there was screaming every single night until stupid hours like 4 AM. The office did not care about this. They told us to call the police, but the police told us to let the front office handle it after the police were called out here multiple times on these people. The staff knew they were getting evicted, so they figured theyd just wait the situation out. How inconsiderate again! These people were screaming at each other at absurd hours of the morning, had about 3 babies screaming and crying as well, and 3 dogs living with them that would defecate all over the stairs and hallways. The office did not care about that either, despite the pet and living restrictions. After these people were evicted, new neighbors moved in and there was an immediate problem with them. They had 2 birds that would scream all day and night. One would scream all day and the other would scream all night. It took the front office THREE MONTHS to do anything about this. The people that lived across the hall from us also had 3 dogs that would bark all day. That was never handled. They dont even look at what pets these people have before moving in - could be a plus for pet hoarders ;-)There is so much more I could write, but there is a character limit for a review. Let me make it short: inconsiderate and useless staff, gun violence here (people shot), car robberies, no maintenance attention, dog poop EVERYWHERE, potheads everywhere and the smell goes through vents, basically GHETTO. LIVE ELSEWHERE.

Let me say first that I am not a resident, however, I was considering the property for a move this Summer. I live almost an hour away and was up in the area so I tried to take a quick peek at their model and amenities. They close at 6:00pm and we got there at 5:35. I know no one wants to stay late, so I explained right off the bat that we just wanted to take a quick look while we were here and they wouldn’t have to stay late by actually leasing to us because we aren’t moving until the Summer. We were told it was too late, they had the golf cart already put up and there were only two of them to do closing duties. Maybe it’s because we aren’t looking to commit right now or maybe they just aren’t very accommodating, but either way, they are in sales (as I have been for a long time) and they just lost my future business because of this. It’s not our fault they put the golf cart up early, and If they can’t even take a few minutes of their time from the beginning, it makes me question how well we would be taken care of if we move here. It’s a shame because the property looks very nice and would be very convenient for our jobs, but we will be looking somewhere else unless staff changes.

I moved no long time ago and I want to say I’m very happy in here I want to add to my review that Kimberly from de leasing staff is beyond amazing, she is very puntual, profesional and very friendly.

Ive lived here for almost a full year and have had little to no complaints. I do wish the gym offered more in terms of free weights. True, personal trainers do use the gym at times but Ive never had an issue getting in between their sessions and doing my own workout, all of the trainers/trainees have been very accommodating. The front office has always been very helpful and none of my maintenance issues have taken longer than a day or two to be addressed. The only reason Im giving 4 instead of 5 stars is the hike in rent prices for the area, granted the units are nicer than most around here, it would be nice to not pay an arm and a leg. That being said I am still signing a new lease on a loft unit in the next month due to the benefits/staff/units outweighing the cost of living here.

Ive lived here for two years now, and the place has been pretty good all around. My only complaint is that we pay good money for the amenities provided, and the gym is virtually useless. They allow personal trainers to use the gym for work, and the trainers have anywhere from 2 to 5 clients there occupying 90% of the gym at ALL peak times. I have since joined a local gym, but if this place having a gym is the reason youre looking here, then just keep looking.

We moved to the Arbors 5 months ago and have been really happy with our choice. We rent a loft apartment and besides a couple issues with the closet doors, its been smooth sailing. Our neighbors are really nice, its a quiet neighborhood, and so convenient to everything in Carrollwood. Im honestly surprised about the other complains - roaches, horrible management - because Ive seen nothing like that. Yes, the dog poop can pose a problem, but I think 80% of the dog-owners in the neighborhood are respectful and clean up after their pets.

I have lived at the arbors for seven months now and just re-signed for another year. I was really surprised when I read the reviews on here because my experience has been completely different. The management has always been very sweet and accommodating. Also they maintain the property really well.

Arbors at Carrollwood has been nothing short of AMAZING since moving in this past month! After touring almost every apartment complex in the Carrollwood area it was clear that Arbors at Carrollwood offered the most for your dollar. We were one of the first to sign since Robbins Property Associates took over and had the best experience working with April. Its hard to believe with amount of stuff weve brought to this one bedroom apartment, that we still have a massive amount of room to spare. Not to mention the massive walk in closet that we struggle to fill up. With any transition youll have your issues to fix but April has been spectacular about staying on top of any issues that arise. As for the bad reviews, I wouldnt let it discourage you from coming and at least checking it out yourselves. Arbors at Carrollwood is already an amazing property and I cant wait to see it when theyre finished upgrading it.

This place is very much dog poop place and infested with roaches. I lived there for almost 2 years they never returned my deposit back and put my name in credit agency for breaking the lease . I gave them enough noticeas I just signed the lease so shouldnt matter what they said was I had dog I never own dogs or any animals in my life . By the way I have an allergy with any kind of pets. if they look at my lease they know the truth. This people are lairs and cheaters.I never been late in my rent payments. When I left the place I comply everything I should of taken pictures of the place .But I was not aware this people are so liars and thieves. stay away from this place if you could please. I use this place as a temporary housing to come and just sleep very late night and I leave very early morning. Very unprofessional greedy people and liars runs this place.

I recently moved to the Arbors and my experience was quite pleasant. I was apartment hunting for 2 weeks and every where I walked into felt like a business negotiation. When I called the Arbors its was totally different Annie was very helpful and made me feel comfortable took her time and showed me the different options I had to choose from. She wasnt pushy on running my application or back ground check. She made sure it was what we wanted before going any further. Im glad we leased at the Arbors and hopefully we can call this home for many years.

And for the most part, they keep the landscape very nice. It was also one of the only apartments that accepted our breed of dog. They wanted a meet and greet to make exceptions. We thought that was very reasonable idea. Apartment is really pricey at $1600 a month, but it appeared between the clean grounds, breed exception, valet garbage, etc, it would be worth it.Down side: Dog poop and pee smell everywhere. Horrible customer service in sales office. Don’t think you will ever get anyone to return your call once you signed a lease. We have even walked in and since they can’t keep anyone employed, they always tell they don’t know what they are doing and can only take message for the manager Wanda. Paper thin walls, horribly noisy traffic off Ehrlich. Rif-Raf people, two shots fired calls already brought deputies out and Marijuana smell in the parking lot all the time.

This place is beautiful and the people are nice but you will never believe how INFESTED it is with roaches. You cant go outside past 8:30pm because you will see at least 10 outside your door and they fly!! It is infested and I cant believe they havent done anything about this!!!! For the amount that rent is, they should be able to afford some extermination on the grounds so that tenants dont have to live like this.

*If you are thinking about moving here please read entirely* I have lived in the Arbors for over 5 years. When we first moved in we loved it mainly for the location but everything was always clean, friendly neighbors, and friendly staff. Then they sold to Avesta and things went downhill fast.I complained on multiple occasions that my neighbors smoked weed in their apartment 24/7 (Idc if you smoke but it made my entire apartment and personal belongings smell, they did nothing) and had people in and out 24/7. This same unit had the door kicked in and robbed, which is when I called again to complain that it was creating an unsafe place to live, nothing was done.Then on our HONEYMOON I got a call in Rome from a Hillsborough County Fire Chief asking me where our personal belongs were because the unit was flooding and may collapse entirely (at 4:30 AM local time). The unit above me was robbed yet again at gun point and a shootout ensued, one of the stray bullets hit a water line. It took the emergency maintenance man 2 hours to get on site. After several hours of water pouring in to our unit and ruining almost everything we own we were finally able to talk with the office 6 hours later, and they said they would move us to another unit but we had to pay all moving costs!!! We refused to sign a lease for sometime as we just wanted out of this neighborhood but wanted our original unit back, they let us know this wasnt an option and we were stuck. To get us to sign the lease they said they would waive our termination fee and let us out in 30 so when we found a place to live we could get out easy. Well we just bought a house and gave our notice and now theyre making us pay an extra months rent (so the new management is just as bad as the old). When new management took over it took me WEEKS to get a response from the manager and when we finally did she said oh youre those people Ive been meaning to talk to you. Thanks.On top of all of that I (along with several other neighbors) had their tires slashed by some kids.If this was happening in a $700 apartment by campus it would be one thing but to spend $1300-$1800 you expect top notch service and safety, the arbors has neither.All of their efforts go towards sizzle that gets you to buy a unit when you tour (fancy office, new pool chairs and cabanas, hammocks).Since Im sure a lot of this seems to crazy to be true I will post pictures as well and feel free to message me there is also a news story about the shooting and our apartment, now I wish I had sued and called the news. The pictures attached are what we came home to days later after we got home from our Honeymoon.

It would be a 0 if Google would let me. Ive never had worse neighbors in my whole life, people dont pick up after their dog, my car has been broken into, and that is just a few things. The only good thing about this place is the location and thats it. Honestly, just dont move in here...seriously dont!

I have had literally the best experience here! I’m confused as to how there are so many one star reviews. I moved here from Jacksonville and fell in love! The apartments are beautiful, clean, modern, and super spacious. the location is perfect and central to everything I need, the neighborhood is quiet, everyone here is extremely friendly. While there are a few people that don’t clean up after their pets here and there that’s pretty normal and it doesn’t cause a huge problem that I’ve seen. The office staff is soooo amazing and they have been beyond helpful with any and everything I’ve needed including my last minute move in time. I’ve had only one maintenance request and even the maintenance man came on super short notice and was so nice about fixing everything. These other reviews don’t reflect the experience I’ve had at all. I highly recommend you at least come take a look for yourself and don’t believe just all the bad things you see on the internet.

Seems to be a nice conversion from condo to apartments. It does appear to be old and smelly in the model. Check it out more than once. Nice at first glance!

Honestly, we had such high hopes for this place before we moved in. Once we moved in we had about half a dozen items break right away. One (shower rod) broke in half and it took them 4 days to come and fix it. After that we had things here and there break with normal wear and tear but the worst of them all was the flooding in front of our door/hallway. Every time it rains the pipes outside of our door/hallway clog and floods the area. It has not yet come into our apartment but it has come up to our door frame. I have told the management staff multiple times and they just say sorry we will fix it and they never do.As of two months ago, they got bought out by a new company and things have gone even more downhill. The flooding is still continuing and they still have yet to do anything. We were charged an extra $30 (convenience fee) for our rent payment and were told nothing about extra charges prior to our payment or when the new group took over. No one there knows what is actually going on. I talked to Amber the Manager and she told me we inherited a bad facility where nothing was kept up with. They take no responsibility for anything there.As of the other day I was talking Griselle (an employee there) about our last rent check before we move and we were told by someone else (because Griselle didnt know what to do) that we were getting charged for their own company rental insurance even though we have had our own since we moved in. I asked Griselle if we have been getting charged that fee last month since they were bought out and she said no. While sitting there I jumped on our portal and noticed that we were in fact charged last month for that extra insurance. All she had to say was oh.Honestly, no one there knows whats going on and do not care or even try to fix things. It shows as we continually see people moving out in droves every day due to the poor management at The Arbors.Please look elsewhere to live in this area and I can guarantee you will be better off.

BUDGET QUALITY AT A LUXURY PRICE! Since move-in there have been nothing but problems at this community. First week, my garage was broken in to. They gave me an apartment that was filthy dirty with hair, dirt, roaches and stickiness everywhere. When I called to have my leaking “understatement for pouring/running” bath faucet repaired it took them a month to get it resolved which resulted in a higher electric bill. The staff is super incompetent and negligent. Now it has been a month I have put in a service request to have my washer repaired because it leaks all over the floor; still no repair and the result is my new white clothing that was in the washer is now completely destroyed costing me several hundreds of dollars. When I moved into this place they advertised the hot tub as as an amenity that I have never to this day been able to use because it was never working; and recently they decided to fill it in with dirt to put a fireput in its place. You know making executive decisions to save them money but renigging on the promises they made tenants. It’s been a terrible experience living here because there’s all kinds of rift raft going on at all odd hours of the nights. Not to mention they don’t keep the halls and walkways to the apartments cleaned; it’s disgusting. These people don’t know how to manage a property, the employees are running around like chickens with their heads cut off accomplishing nothing. I’ve heard from several employees that they are 500 work orders behind which is why my needs are being pushed off for over a month. I’m completely dissatisfied and do not recommend this community to anyone. Look elsewhere, take your money elsewhere because it’s gojng to be a rollercoaster ride at the arbors carrollwood.

Never had so many problems with an apartment complex. The unit was infested with giant palmetto bugs the entire time I lived there, even after pest control, the AC froze twice in the summer (it was kept at 74 degrees the whole time), the dishwasher leaked water all over the floor when ran, the sewer line backed up twice outside and literally overflowed sewage up onto the sidewalk, and the power went out every time it rained. Add on the fact that they are raising rents almost 20%, smh dont waste your time with this place.

Place is horrible to live very noisy infested with bugs. People don’t get desperate and move here cause it’s nice you will regret it. Got people moving in and out . Place a nightmare! Only good thing about this place is the LOCATION THATS IT.

This whole place is so depressing and hostile. There is not one night that there hasnt been an argument outside or just blatant domesticar violence coming from one of the apartments. Honestly, the most depressing place Ive ever lived. The walls are incredibly thing. When I sit on my couch and the people upstairs flush the toilet, I can literally hear the water running down the wall right behind my head. Its so disgusting.Their are roaches everywhere. I wish I had stopped for just a minute when they were showing me apartments. I would have seen 2-3 of them crawling outside in the hallways. It just feels so gross, everything about this place feels so gross.The rent is crazy high for the hole in the wall you get. The mailboxes are so outdated and tiny that your mail gets crammed in their and all crumpled and bent. The little salon in the front... the owner is an older white lady that chain smokes outside all day talking on her cellphone with a very loud and hoarse voice. She just stands on the sidewalk and belts out her life problems ALL DAY!Weekends are a drunken mess here. I saw a drunk driver literally accelerate his car into the main gate. He left a piece of his car their and kept driving through. Then there are the profanities at all hours. People banging on doors, yelling all sorts of things.This is NOT A KID FRIENDLY COMMUNITY! He playground is reserved for the people who own. Speaking of which, they have all preference here. So if you are just renting, and are living close to someone who owns, and you happen to have serious issues with them... youre screwed because you rent and you mean nothing.Parking is a joke. People without handicap tags illegally park in the spots. Every time it rains, the electric will go out - EVERY SINGLE TIME. Maintenance hates their job. I mean like they walk around with attitude and make it known by giving you the side eye. They dont really repair things... just cosmetically cover everything up. Its pretty obvious they despise their job.Office staff gets replaced so often that I cant even keep up. Since Ive been here, Ive been to the office a few times. And every time I have an issue, I get the same line, Ive only been here three weeks so Ill have to ask the manager and get back to you. Employee retention?! None existent.I can confidently say this is the worst place Ive lived in. Glad I left because it was honestly causing so much stress and depression. If youre a cheery person who enjoys life and is looking for a happy and calm place to live, if you have children, and like to sleep... then stay away from here! Trust me.

I PAY FOR PEST CONTROL AND VALET TRASH NEITHER SERVICE IS RENDERED AND I GET THREATENED WITH FINES FOR TRASH ON MY DOORSTEP BECAUSE VALET TRASH DOESNT PICK IT UP. MY A/C HAD TO BE REPAIRED 6 TIMES MY FIRST MONTH, I HAVE 0 CELL SERVICE, THE PIPES BEHIND THE WALL IN MY SHOWER LEAK AND IT SOAKS THE FLOORS AND DRYWALL. IVE BEEN HERE 45 DAYS AND IM READY TO TERMINATE MY LEASE!!!

I wish I could give 0 stars but google won’t allow it. Place is the most overpriced dump I’ve ever been unfortunate enough to live in. At first they made it seem like heaven. So my fiancé and I signed a 15 month lease and I’m pained everyday because of it. I want to carve the days in the wall like a prison inmate until the final minute rolls that we can leave this place. Neighbors are horrible and disrespectful. To call the office staff and “management” useless would be a down right compliment. We’ve been complaining since day 3. Have emails and phone call records that either went ignored or without resolution. “Exceptional living” isn’t the biggest lie and false advertisement I’ve ever seen in my life. I would’ve recommended a refugee to try and find shelter here because living in a box behind a run down gas station would be more acceptable and it wouldn’t cost $1500/month to not be allowed a moments peace in your supposed home because the management team is about as useful as a gas station condom and your neighbors behave like 2 year olds because you don’t want to listen to them slam every step like they’re practicing for a parade. Please whatever you do... look anywhere else! And I mean ANYWHERE. The best part is someone from management is going to respond to this claiming they’re sorry and that I need to contact them to resolve the problem and then I will publicly post proof that they are lying and ignore everything possible because they’re overpaid to be worthless. Long story short. Live anywhere else. The cost isn’t worth it. The location is the only thing this place has going on for it. You can find better living and better price anywhere else in the Bay Area. Biggest mistake ever signing a lease here. They will make sure your bills are paid on time and if they’re not they’ll have the sheriff kicking your door in. But if you have a complaint and expect them to keep up their side of the contact they’re nowhere to be found or act like they don’t work here. Bravo!

My fiancé and I loved our apartment, but there was a definitely lack of storage space. It was so bad we were actually forced to rent a garage to hold the extra stuff we had. Also, rent went up like crazy the last two years to the point that it was much more financially smart to buy a place. ONE closet for a 1/1 loft apartment and NO pantry. We had to build our own shelves to hold food since there was lack of cabinet space as well. Not worth the $1100/mo we were paying for a 900 sqft place.

Still the absolute worst place in the world to live. Leasing office and staff are worthless, the neighbors are complete a**holes. I live on the ground floor and my previous neighbors had a horse for a dog that stampeded all hours of the night and now the new neighbors are moving in playing parade at 10:25pm with no respect for anyone else. The office won’t do anything about it. They’ll respond to everyone on here like they actually care but you’ll go to the office and they’ll just give you BS excuses. I’m surprised this place has a 2.7 star review. Luxury homes? I wouldn’t call this place luxury for a homeless person.

The units are very noisy. You can hear everything your neighbors are doing. The managers in the club house are very rude, which is surprising since they work in customer service. Don’t live here there are much better places out there for the money.

Management here is so horrible!!! For the money your paying, management sure doesnt care at all. People never cleaned up after their dogs, smells like dog crap every where. Definitely NOT worth your money

Edit: The new office staff that has taken over recently has been fairly wonderful, so I have to bump em up a few stars.This place used to be great. Then Avesta took over management. In an attempt to re-brand the complex as luxury apartments, theyve managed to increase peoples rent by $200-$400 a month on average while letting the amenities such as the grill area and pool deck go without maintenance for extended periods of time. At one point the hot tub was so bad that it was making people ill. There have been extensive move-outs resulting in an abnormally high count of stray cats roaming the complex. In short, the new management company is attempting to maximize profits while minimizing service. If youre looking for a nice place to rent with up-kept amenities and a responsive office staff, look elsewhere.

I WANT TO START OFF BY SAYING THIS PLACE DOES NOT DESERVE ANY STARS. This is the most disappointing place to visit let alone live in. My car has been hit while parked and threatened to be towed for no reason. Every single complaint that my roommate and I have made has been ignored. The employees, Grisselle especially, that work in the leasing office are nothing short of incompetent. When I say we will NEVER renew at this complex again it is meant with most sincerity. I heed everyone else to follow and stay far away from this embarrassing excuse for an apartment complex.

This place was great before Avesta took over. Theyre horrible. Putting in a cliche kitchen backsplash and raising the rent over 20% doesnt make you luxury.

We decided to rent here upon moving to Tampa since we did not know the area. Two weeks until closing on a home and we cannot wait. We stayed here a little shy of a year and a half and heres my honest feedback.Its an average place for the price. Thankfully the constantly broken gate on the west side has been functioning correctly for the last six months. For a while there I was ready to hook it up to the truck and rip it out. My biggest gripe is the pool. We live on the side closest to Ehrlic and if you want to use the gym or grill, you have to walk all the way around because the front gate to the pool area is constantly chained. It must have been about a year ago a couple kids got in and busted the windows and now everyone on the South side has to walk around. I know it seems petty but when youre carrying two racks of ribs and all the cooking supplies an extra four or five hundred feet is a hassle.It is quiet here and the parking wasnt bad until a couple months ago. I do have considerably more dings in my vehicle than when I moved in but what can you do? Dogs are pretty easy going and all in all it is a decent neighborhood. I also wish they would rip out the entryway gates to the buildings that latch shut. Im not sure what purpose they serve besides frustrating me and breaking grocery bags as I have to reach over to unlatch with my hands full (another item I have wanted to hook to the truck and rip out). My husband always wanted to grind off the latch so atleast you could open it by foot when you have both hands full. Thankfully one guy has been persistent about wedging a rock into the sidewalk to prop it open.The only other issue I can think of is the notices that occasionally get posted about fire extinguisher inspections and such. We always get a notice the night before they are coming in which makes it a bit inconvenient to plan for. We had to scramble once to get them a key the same night and had loaned out our backup key to a friend. A little forewarning would be greatly appreciated.Other than those issues, this place has been ok. I cannot say anything about the management since we rent directly from a private owner who is wonderful. I believe this route may be a little cheaper than renting from the complex. Check it out first though. I am positive that there will be an opening in two weeks! Regards

Very unproffesional.. the office manager kelly .is very rude and lied about which unit i was recieving..when i decided not to continue with lease she would not give me my deposit back.. and would not forwared me to corporate.. when she found out that i contacted corporate she then called me on the phone and started arguiing.. and she hung up in my face .
