This place is pretty decent. Ive lived in more than a few apartment complexes and while the rent is as overpriced as anywhere, you typically have a decent place to stay. I had some major problems with my original unit and the manager worked with me a lot to remedy it. The second unit does not have the same problems and as long as rent increases are reasonable it is easy to see staying here for a few years till life takes me elsewhere. I havent had any bug problems. Mold is what would be expected in the PNW - in the shower area, but otherwise I havent noticed any problems and I tend to be aware of such things. When neighbors are consistently loud late at night the management does take it seriously, which is really nice. Both units I have been in were very clean when I moved in which was a huge bonus since that isnt always the case in a lot of rentals.Maintenance - I find I have to request repairs a lot more frequently than other places I have lived and in general its due to the age of these units, plus the quality of work at the time renovations were done. But, despite needing more frequent maintenance it does get completed within a few days usually at most, urgent stuff is treated urgently. Im helping a friend sort through apartment complexes in a different city and its reminding me of how difficult it can be to find a decent rental.Id still rate this complex as 4 stars - pretty good, enjoy living here, friendly neighbors and staff. One star off for being overpriced, thin walls so hope you get quiet neighbors or are a deep sleeper, and a few things that are hard to describe but prevent 5 stars.

We moved into our place in December, 1986 with the intention of staying 2 or 3 years. After all of these years, it is still home. Great location and comfortable setting. Lots of green and trees surrounding the property and easy access to shopping and services. The current manager, Colleen, and her staff do a terrific job. They are responsive, professional, and easy to communicate with. They take care of any issues quickly and thoroughly. I have enjoyed my interactions with them and look forward to more time living in this community.

My partner and I moved in December of 2019. We were in the midst of looking at a lot of different apartments, and Colleen was very good with helping us out, even giving a tour of an apartment on a Sunday.When we moved in, there was an issue with the heating, a part of the electricity, and there was no hot water. Colleen and her staff were quick to respond and got all of it fixed within the week with the necessary specialists. No problems with the apartment after that.The apartment we were in had a nice view of a creek in the back, and there were a few trails nearby where we could take our dog, Luna, out to play. The pond in the center draws a bit of wildlife out to it. Throughout the year youll get ducks, geese, and cranes. A field off to the side of the apartment complex had a lot of rabbits and field mice.The community is full of very nice people, and was pretty quiet for the most part. It can be hard to have complete peace and quiet in the apartment lifestyle. We made a few friends in the area, and it was good to have other dogs for Luna to play with.Overall it was a great time at the Habitat Apartments. I still think our dog got the best experience out of it. Colleen likes to take time out of her busy schedule to give out pets and treats to all the pets in the area. Consider the Habitat apartments if you want a caring, responsive staff, and fun location with nice neighbors.

Colleen made moving in a breeze she was so helpful and knowledgeable. The updates to these apartment homes are fantastic, and the grounds are very nice as well! Also it is pet friendly 💜.To top it off for valentines we all got tiny boxes of chocolate!!! Love this place!

I want to inquire about a two bedroom that was advertised two days earlier. I had called and emailed them twice when the ad was posted with no response. When I went in person the woman at the office YELLED at me when I told her the ad was still up on craigslist. MANAGER MONSTER. DO NOT RENT HERE- I NEVER WILL.

I moved to the Habitat complex from another home close by during the first part of the Covid-19 crisis in May. Colleen, the manager, was quick to respond, answered my many questions with grace, and was so personable and sweet during that rough time. She has continued to be over the last 6 months. My daughter and I (and our dog) love it here! Were close to everything we need, there is nature all around us, my neighbors are friendly, the little fitness center has what most people need (it looks out onto the pond), and the apartments are updated. There are the usual apartment sounds that happen, but that is apartment living and expected. Rules are enforced diligently (quiet times, no smoking on the complex, etc) which is appreciated. Its been wonderful to live here thus far!

LOVE this place! Colleen the Property Manager is so much fun! The Habitat is a hidden gem for sure! The large pond is so soothing and The baby ducklings are precious and the pool sits right on top of the pond. Great ambience!

I lived in the Habitat for 7 years. The management is the worst I have seen. The apartments are cracker boxes. Overpriced. They raise the rent every year, including the utilities. Poor insulation. The apartment I lived in had black mold. The stairwell is rickety and noisy.I would not recommend that anybody live there. They look all nice and remodeled until you move in and....

I had a Postmates delivery at “The Habitat”. We loved the pond and lay out of the property. Located in trendy S.W. Portland. We absolutely love Colleen! ❤️ So helpful and kind. She always goes above and beyond. If we were in the market I would totally live here. 5 star for sure!!⭐️⭐️⭐️⭐️⭐️

AVOID PINNACLE MANAGEMENT!Ive lived here since January of this year. Unlike some other reviewers on here, I had no issues with the previous management company. They were upfront, answered their phones, and answered emails. It took several months for me to receive my washer and dryer, but they were honest with me about why this was and gave me money to do laundry in the shared facility in the meantime.The current management company, which took over around August, has none of these positive qualities. They do not answer emails and have not once answered their phone for me during business hours (and strangely, they still have the previous management companys voicemail message). It took over a month of me nagging them via email, phone, and in-person to finally get a new lease to sign. This should have been a signal to me to move out instead of signing a new lease with them, but I thought things would improve with time. Unfortunately, I was wrong.The issue which has made me the most angry and frustrated is that my utilities bill for sewage and trash went up significantly without any kind of warning or explanation. They increased so much that my monthly bill increased by $50. Obviously this doesnt seem like a lot, but as someone on a tight budget this is frustrating because it is out of my control. When I asked for an explanation, I did not receive one, only that the cost for these utilities is divided among residents here. This event made me lose any remaining trust in this company. I now worry they are going to up other costs without warning as well.Another issue I had was that my first rent check to them was lost. This was annoying because again, I had to keep nagging them about it. This issue went on for weeks and they never contacted me once with updates. Eventually, I was asked to write them a new check which I had offered to do several weeks prior.Another issue is the outdoor lighting. For months, the lights didnt turn on for several hours after the sun had set, and many of the lights do not work. When a maintenance request is entered, it takes several days if not over a week for the issue to be resolved. Ive entered multiple requests to have these lights fixed. Having a light outside of my apartment out should be a simple fix. I expect something like this to be addressed quickly because its a safety issue, but it took over a week for the light to finally be fixed. For a good part of a week, it blinked on and off after a new bulb was put in.Another annoying but less important thing Ive noticed is that the current management constantly bad-mouths the previous management company. As I said, I had a positive experience with the previous company so this comes off as irritating. Talking badly about them will not improve the job you are doing!The only positive I have for these apartments is that I like my apartment and the green space is lovely. Its also a nice, quiet area.My negative experience with the management have caused me to lose all respect and trust for them. As soon as my lease ends, I will be out of here and will avoid any Pinnacle properties in the future.

Its been 3 months since we moved out and still no move out sheet or deposit refund. They dont return calls and dont respond to emails.Not sure what is going on there but beware of moving to a place that treats people like this. I know they sold the complex after we moved out but this is BS. Hopefully you can find a more reputable place to rent.Good luck!

No emergency number. This is eIllegal. The number listed on the website and on the door on-site is for the previous management. It’s been 4 months since pinnacle had taken over management. Unacceptable! The manager is never on-site. I was locked out of my unit during office hours and waited from 4pm to 7pm on Wednesday night and no one responded. We do not recommend this place!

I lived in this complex for a year and since it was my first place I had nothing to compare it to. Regardless of my inexperience, there are obvious red flags I held onto. When I first moved in they were under another management team. The man who showed me around (Mark) pointed out things in the apartment that needed fixing and would be fixed before I moved in. Of course, as soon as I signed the lease these minor fixes were neglected. I didn’t get a screen door or a portal for an online account until this new management team showed up. Unfortunately, there wasn’t much of a difference in quality of service.The management team at my new place is attentive, checks in and sends reminders. They keep us up to date on what we need to do and know as to keep us from getting looked over or cheated. Moving out from the Habitat, the office manager (Coleen?) misinformed me in three separate emails of Three different lease end dates, telli me my lease was up in January - no wait, February - no, sorry it’s March! It was February. I was completely confused. On top of this, there was no reminder to turn in my keys nor was there a final walk through to check off the boxes of the apartment’s condition. I was completely moved out February 29th at midnight. The next few days the office was closed, and having not heard from the management team, I assumed that was sayonara. I returned my keys when I had the chance to maybe two weeks later. Then comes my deposit four weeks later. I was charged for those two weeks I wasn’t living in my apartment. I talked to Coleen (upset because it was a lot of money), and she informed me because I didn’t turn in my keys I was charged the extra days. I understood that, but it was my first apartment and I had no idea this was something I had to do.... why was I not asked by management to turn them in? Not even a kind reminder. Did they not walk into my apartment to see I was not there as I had agreed I wouldn’t be? The lack of communication made me feel like I got scammed out of ~$550. I asked her for the higher up’s number because I wanted to see if they could do anything. They never gave me a call. I felt so hopeless and unimportant.On another note:- Duck Pond was cute, but utterly gross.-Always dog poop all over the grass areas despite there beating baggies.-Management took a while to get out to my place and I had to keep reminding them

Constant management switches makes for extremely poor communication. Then when there is consistent management they do nothing at all to help the tenants. The last guy made arrangements for us to have our bathroom worked on but then he was no where to be found on the day of construction and all the workers didnt know what to do. The guy before him just never followed through with a single maintenance request. One notable time being the time we didnt have hot water during a snow storm. This current management has been here for 2 months and theres been so many issues I cant even list them. Now today, on a Sunday, there is loud construction being done next door. Love my apartment, but the constant management turn over is truly not worth it for the price were paying.

When we first moved to the Habitat in 2017, things were amazing! Recently renovated, beautiful view of the small pond. The original management company was also very responsive. Three years/three management companies later and things are totally different. Rent has went up significantly and for size and quality, definitely not worth it. Also no communication whatsoever about a move-out checklist/expectations on quality they expect for the apartment for a full security deposit. Overall:Pros: Perfect area - Raleigh Hills is close to downtown/mall/Beaverton, nice view of small pond, small, tight knit community, mostly quiet during the evening, upgraded appliances, washer/dryer in units, plenty of parking on my side of the community, little gym area with elliptical/bike and small pool that was perfect for hot summer days.Cons: constant changing of management companies, constant water issues with no warnings of when water will be turned off (water has been turned off at least once a month for half a day), plumbing issues - when neighbors flush toilet, it affects our shower, thin walls so we can hear the neighbors in the bathroom and price is on the high end for 2 bed/ 1 bath 890 sqft apartment building.

This place is horrible. There have been 5 different management companies in the last two years that have run this place and each one is worst than the last.The current management team fails to communicate at all by both email, phone, and even in person about maintenance requests or other ongoing issues. They never seem to care or know anything that is going on with the property. On their first week, we had an issue with our bathtub and the maintenance guy mocked my wife and I and didnt help out at all until we voiced our frustration.On top of this, there are smokers on the property who just smoke on the premises and management does nothing. For the prices they are renting units, there are far better places in the area to look into.Please avoid this place at all costs.

Living at The Habitat was a dream. Very pet friendly, and the renovations were beautiful!The mangement has done a good job turning an older complex into something much more modern and inviting.When I had a problem, there was almost always someone at my door within an hour.I would definitely recommend it.
