The staff and management are really nice and great, but several of the tenants are hard to live around. Management does their best but tenants dont listen. People smoke on their porches, blast music during the day and well into the night, park in the handicap spots and ramps (who do not have handicap tags), park in the fire lanes, ding up your doors because the spots are so small, and are pretty thoughtless when it come to living in community.

Complex pulled a bait and switch on us by showing us a unit and then “rewiring” the fire alarm on outside of building and running the wire through our apartment without hiding it in the wall. They just put a big ugly cover over the wire running through entire downstairs creating a huge eye soar we didn’t sign up for.When me and my wife asked if the wiring could be hidden, they refused saying it’s a fire alarm and it is what it is... (even though when we previously viewed the unit that wire did not exist) and scott in management told us “we’ll refund your money if it’s just not a fit”Told him at this point we’re stuck because aborting now would cost us other expenses which I held him liable for for misleading us. I have spoken to a lawyer and will be resolving this through the legal system.

I lived here for a little over a year in a one bedroom. The best part of living at Sylvan are the trees and the hummingbirds I could see flying outside and the nice and big concrete private balcony. Nothing fancy - the appliances were outdated and my floors were mostly cheap carpet which I really disliked. It got very VERY hot in the summer which is why despite being a fan of the nature and location I couldnt keep living there. The place was more of a family apartment complex, lots of kids riding bikes in the parking lot. I should also note parking lot is PACKED in the evening, and I gained many unfortunate door dings and scratches. Sometimes the spaces were so tight Id literally have to climb out the trunk to keep from hitting the truck or SUV parked beside me. If you have a larger vehicle and plan to live here I recommend paying for her fee for the garage.

I love this place! The apartment is spacious, great appliances, and the community is excellent. Everyone is very friendly. One thing I hate is the parking lot. Please re-paint the lines because many people do not know how to park and doors get damaged. Some parking spots are horrible, and others are great. Lastly, my leasing agent Taylre was terrific. She guided me throughout the whole process, was patient with me, and great follow up. I cannot thank her enough. I was able to get approved and sign off my lease in 24 hours and via email. Thank you, Taylre, for your patience and for guiding me through the process. Make sure to ask for Taylre- she is the best!

Decent property for the price. However, they have landscaping crews that do not know how to take care of the property and will cover your car in dirt and pollen because they just sit there blowing the dirt and not actually cleaning the parking lot. They also have people come 2 to 3x a week to leaf blow the parking lot...so if you work from home enjoy dealing with the noise and the dirt all over your car and in your apt if you happen to want to have your windows open. Also park in the back lot because the parking spots near the buildings are small and your car will constantly be dinged from others car doors.

I moved to Portland awhile ago, from out of state and did all my searching and qualifying online before I got here. Sylvan Highlands was the best choice. They were always helpful and kind, (in emails and on the phone.) The place looked fantastic in photos and when I got here, I was so impressed. The grounds are beautiful and clean. You are surrounded by trees. You are only 8 minutes away from the city. The units have new appliances and are updated nicely. It is quiet and peaceful. The staff has been so friendly, knowledge, reliable and safe (regarding the virus.). I feel very lucky to live here.

The management and staff at the Commons is definitely the most top notch Ive experienced as a renter. Lee and his crew have gone above and beyond for me on multiple occasions. The maintenance crew has come out same day to take care of any and everything Ive requested. The property is clean and the landscaping is always pristine. Id give 10 stars if I could.

Opted in here the day after COVID closed everything! So we rented sight-unseen! But the peeps in the Management Office (Taylir, Lee, Charles) did everything they could to help us. They were up front, available, answered questions thoroughly, were friendly, and did the best they could operating under tight restrictions. Weve not been here since April 2020. Yes, its apartment living - some folks arent so community minded but thats not Managements fault. In fact, when there were a couple of issues, Management was RIGHT ON IT! Ex: There is no smoking on the balconies or in the apartments. You must be at least 10 feet from the building when you light up. The tenant below us was smoking dope and vaping in his apt and on his deck regularly which made it unpleasant for us to say the least. One phone call and the situation was taken care of. Maintenance guys here are also top-notch. We made a request to have a window fixed and Chris was in our place with reparations done within 2 hours. Likewise with The Bosnian Bomber (I cant remember his name but he is THE BOMB!) who responded immediately to a request for help and remedied the problem professionally. There is a young man on the crew too who is always SO pleasant when hes doing his work, inside or out, as is the Bearded/Goatee Bandit!Yes, depending upon where you are in the complex, you can hear cars, sometimes folks out in the lot, people on their balconies but only once in a while during odd hours. Never had a problem finding a parking space either, though if I had odd hours, it might be different?Bottom line: Stellar Management and Maintenance staff, great apt, great grounds, great location. We couldnt be more pleased!

Commons at Sylvan Highlands is an amazing place to live! The employees care so much about the property and residents. They are constantly updating the landscaping and units. The front office staff are always incredibly friendly and willing to help. Lee and Christian know my family and I by name and they are often retrieving our packages before we even enter the office. I couldnt imagine a better place to live!

Management was nice when I moved in, but the people working in the office change every few months. It has not even been a year, and there have been 3-4 complete staff changes. The individuals currently working in the office are extremely rude. Not only to they completely lack customer service skills, but it also seems like no one knows how to effectively do their jobs. Everyone has completely different answers to the same questions. Also, several times a month, they have walked through my back yard to check what I have in that area, which they are not allowed to do without 24 hours notice, but it still done. And the parking is a nightmare. You can barely find parking after 7pm, and there are not enough spaces for residents, let alone guests. Absolute madness in the evenings and on weekends. Additionally, the spaces are so small, you get scratches and dings from all sides. I cannot wait until my lease is up. The only thing that I like about the place is that the maintenance guys are super nice, quick, and actually know what they are doing.

I was visiting a friend for a week last month and every time I saw someone from maintenance or the office they treated me as if I was one of their residents. Extra nice. Always talked for a bit. Made me feel like I was welcome. I honestly think I want to move there!

My experience at the Commons at Sylvan Highlands was excellent. I was very impressed by the consistent attention to detail the Management provided towards keeping the property in excellent condition. The apartment I leased was very large, comfortable and quiet. The on-site amenities offered were very nice. The staff was extremely professional, helpful and friendly. I would highly recommend this complex to anyone looking for a high quality apartment-home living experience.

I just moved from Commons at Sylvan Highlands into a place down in San Francisco that is a reputable and supposedly a well managed apartment complex. The company is Prometheus, with apartments in Portland also. My move in process and first 6 days here has been terrible. This is what prompted me to write about how AMAZING Geoffrey and his team are at Commons.I am writing to tell you that I cant say enough about how fantastic the management is at Commons. It was always so clean, the management team were all as helpful and polite and wonderful as anyone could ever ask for, and then some. I remember on tenant appreciation day seeing Geoffreys smiling face at 645 in the morning with orange juice, coffee, and donuts for drive by hand offs. Holy cow, thats so freaking awesome it made my week.I could go on for longer but Ill end it there. Just wanted you to know that you really are doing a phenomenal job and it really does make peoples lives better.Facilities and maintenance are great too :)

We just moved out after living here for over 7 years, and if we hadnt bought a house we wouldve stayed even longer.First off the management is fantastic. Geoff has been nothing short of excellent from the day he took over a couple of years ago. He honestly cares about residents as people, and is passionate about making the complex a great place to live.Its refreshing to see someone trying new ideas to engage people and build a sense of community, something that doesnt usually happen in apartment complexes.Sylvan Highlands is a fantastic location, 8 minutes from Downtown and only 4 minutes from the trails at Hoyt Arboretum. Im gonna miss those trails...Yes, its an apartment complex. Walls can be thin, neighbors can be noisy on occasion. The trash is definitely a hike depending on which building you live in, and parking can sometimes get tough. I feel like these things are to be expected anywhere though.Overall, I definitely recommend the Commons at Sylvan Highlands as a place to live. Its clean, quiet, youre surrounded by trees, the pool and hot tub are great. The staff is friendly and professional and Maintenance is taken care of quickly.Thanks guys!

We have loved living here for various reasons. I would rate it a 5 star but there is one issue that really drives me BONKERS! That reason is two words... GARBAGE TRUCKS. If you live near the one garbage place you are SCREWED! The garbage people like to come multiple times a week at the crack of dawn. When I say crack of dawn they have come as early as 6 AM! Most of the time its around 7AM which is still bad! They LOVE to make as much noise as possible as well! Not only that, but my favorite part is when they come and pick up the glass that all the residents love to recycle! Hearing those glass bottles dump into the back one by one is my absolute FAVORITE thing to hear in the mornings. Its like music to my ears! NOT! And trust me, its not just one garbage can full of glass... Its usually 5 or 6! So. This place is nice, management is great, its in a beautiful area. But I advise you to stay away from the garbage area. But if you do that I hear parking is a nightmare. So pros and cons to both ends of the complex. Take your pick!

Recently moved to the Portland, Oregon area with a friend. We probably looked at around 20+ different places but were totally blown away with the quality and price-point we found at the commons at sylvan highlands. Amazing service from Tatiana and Anna during the whole process. Both were friendly and helpful. Right on top of it whenever we had questions. Highly recommend the property for anyone looking for an apartment with easy access to both Beaverton and Portland.

Do not move here. The apartments themselves are nice, but it is not worth the terrible parking and being woken up as early as 7am multiple times a week. The manager likes to have the leaf blower and lawn mower going early in the morning. It is such a loud noise that it wakes you up and you are not able to go back to bed. Myself along with others have talked to the manager and she refuses to make a change. She doesnt have a good reason why she cant start the lawn maintenance at a more reasonable hour. It happens multiple times a week, on the weekends, and early in the morning. It is not worth your money. If you like to have peaceful mornings and dont wake up before 7am I would not move into these apartments.

My husband and I have lived in Common at Sylvan Highlands over 4 months. We absolutely love this beautiful and convenient apartment. Every day is like vacation to us- the fantastic view, convenient location, peaceful and private apartments, wonderful amenities such as swimming pool, spa, gym, sauna, lovely events....Especially, the manager Geoffrey Colton and staff Kelly and Tyler are super friendly and professional. They work extremely hard with very positive attitudes to welcome people and help people with all concerns.We are so thankful for being part of this family, and we would highly recommend Common at Sylvan Highland to all who are searching for a quality place to live.

Wow the staff is great and I loved the pool bbq we had recently... I would say next time add potato salad, macaroni salad, and dare I say baked beans for the family touch... wish it was warmer so I couldve taken a dip in the pool but at least the hot tub was there and working good. Honestly I wouldve timed the pool party for 4th of July because people are off work and I think it will be warmer then so I think it would be a much better turnout

Parking? What is that? This place thinks it is more important that they can rent you an apartment than it is that you can park and get to it. There is extra street parking a good ways away and down a hill. And you get to walk down a street in the dark(hopefully it isnt raining). The street has no sidewalks and it isnt lighted, unsafe.I do not recommend this place.

This is a beautiful, well managed and maintained community! The amenities are well kept and really enjoyable. Management is super friendly, responsive and committed to taking care of the root of problems not just bandaging them. I had a first hand experience of my home being infested by stink bugs. It was a terrible experience but management handled it incredibly well and was able to resolve the issue. Things will always arise but having an outstanding manager (Geoff), maintenance (Steve) and management team provides great comfort, assurance and gratitude. Parking can be tight at times if you come home late and cell phone service is not always reliable in this area. This is a hidden gem in portland and I love my home nestled in the west hills. Thank YOU!!!

When you nearly blowout your tires from rebar sticking out of the asphalt in parking spaces. I also nearly tripped over one of these things and smacked my head into the curb. Speaking of curbs; they cut corners here and the management is quick to shut you down if you have any issues.

Very clean, tucked up in the hills, apartments are high quality. Felt like a hotel going to the individual apartments which was a little off putting at first. Reception for cellphones were horrible, little to no service in that specific area. We had to go down the hill to get a decent signal. All in all, I enjoyed my stay.

Moving from out of state, Ive heard of so many nightmare stories of properties not being what they seemed. This is one of those times where the property accurately reflected what they say they are and more. From the time we toured the property to the last few months living here, I can honestly say that the manager and team here care about their residents. They take the time to invest in their residents, from throwing events to bring residents together, to creating an inviting environment in the main office where you can work.Nestled in the hills, close to the freeway and only a 10 min drive from downtown. You also have various grocery stores, shops, movie theater a quick 5-10 min drive away. I couldnt have picked a better place to start my Portland experience.

Good apartments and good value. The only complaint is that the managers demand entrance for maintenance and inspections far too often.Update: the manager is condescending and sarcastic when tenants bring up legitimate concerns. Very unprofessional, and an unwelcome change from the previous manager, who was very sympathetic and tried to help whenever tenants had an issue.

The rent is reasonable considering the market for apartments in Portland and the quality of the complex. The management is genuinely helpful, and my only maintenance request was completed next day. The parking situation is a crap shoot. Anyone can park anywhere, which sounds nice, but it often leads to the spots in the front being unavailable, and if your live in the front (like I do) you will sometimes have to park more than a quarter mile away from your apartment. I dont understand why they cant just assign parking spots. It doesnt bother me as much because I mostly bike but its by far my biggest gripe. The closest bus stop is about a mile away which also kind of sucks, but the neighborhood is really nice. Cell service has been a problem for me since we are so close to the cell towers.

I have lived at Commons for almost 2 years now and I love it. The staff is always very helpful, and if there are any issues with regular maintenance I just submit a request and by the time I get home from work it is always fixed. The amenities are great, and the location is perfect. Quick access to the freeways whether youre headed downtown or into Beaverton/Tigard.

Have owned a dozen houses in 4 countries and recently decided to sell 2 houses in Portland. Moved in April 2016 a little apprehensive as I havent rented for 34 years; always an owner or landlord.Experience couldnt be better:- management team are professional, courteous, helpful, & remember me- maintenace are so fast they sometimes get to my door before me after request made at office- buildings are quiet. Sometimes wonder if anyone else lives down hallway- great location: drop down Burnside into City, or onto 26 to Beaches or Beaverton.Experience far exceeded my expectations in 7 mths Ive been here

Warning if you move here...The management is aware of the cheap permits they admister. They fall off every time you drive. God forbid if your permit falls off you will get towed and charged $300+.Other than that, these places are alright. Young community swarming with hot women.

My overall experience was quite poor. I would not recommend The Commons at Sylvan Highlands to anyone. I am normally not the one to write a review good or bad, but I felt compelled to share my experiences.The Complex:The apartments complex is very well maintained and the apartments are clean with many modern features. I rented a two bed/bath. It was bigger than most units and had a private patio that opened to a hillside. It came with all the standard amenities along with a full size washer and dryer which was very convenient. But, as with all apartments the walls were thin and there was a lack of adequate storage.Management:It was clear from the beginning these people were not my friends. Sure they were polite and friendly during the move in process, but the art of customer service was lost on them. They hide behind and ever changing list of rules and policies that only seem to benefit management. These rules and policies are modified regularly under the guise to benefit the community; however, it is very clear these rules and polices are just another way to receive revenue from the tenants. There was a community bulletin taped to my door each month to inform me of community events, but more importantly, to warn me of unacceptable conduct that is a finable offense. This was the first place I’ve ever lived where I actually felt like a criminal.Dogs:This is a no dog complex but if you know the secret code, you are allowed to move in with you beloved canine. I asked management about this as I was interested in becoming a dog owner. It turns out these are “service animals”. I assume this is the same concept as getting a medical marijuana card.Parking:What a nightmare. There are too many residents and not enough parking spots. If you do not have a parking spot by 8pm, there’s a good chance you’ll have to park at the bottom of the hill and walk. Management’s solution was to restrict parking passes, discontinue guess passes, and fee residents $200 if you’re caught without a parking pass. There were many night’s I woke up at 3am to check on my car.Just for fun:When I first moved in, I typo’d my forwarding address. Instead of management notifying me that some of my mail was being delivered to the main office, they just returned it to sender.During the repaving of the parking lot many residents had to park at the bottom of the hill for a week or so. I received a $160 parking ticket during that time for parking in poorly marked no parking zone.I lost a parking pass during the course of my 1 year stay. I asked if I could pay the $25 fee to replace it, and was told no.Conclusion:The Commons at Sylvan Highlands never felt like my home. I lived on egg shells while I was there and tried to avoid management at all costs. However, when my lease was up, they gave me the option to renew at a higher rate. That was an easy decision. The luxury lifestyle they portray is not for me. I put in my 30 day notice and vacated the premises according to the agreement. The checkout process was fast and easy. A few days later I received a letter from management informing me that they will be deducting $50 from my deposit for cupboard cleaning. I guess it wouldn’t be right without one last fee before I go.

I have lived here for about a year. The overall atmosphere at Commens at Sylvan Highlands has been enjoyable. Im always able to find a parking spot, maintenance for the most part does a good job at repairs, key fabs are made for the entrance of each building, the pool area is relaxing, and my packages are delivered at the office. (except UPS packages some how they leave the items in the hallway)Negatives about the appartment complex are as follows, my neighbors can be kinda loud at times, the gym is small, out dated, and kinda dirty. For those who have children please know that that there are residents who smoke weed. So if you dont like the smell it might be a bit of a problem. ( though I dont mind it) The environment use to be a lot better up at the front office. Recently they have had new staff come in and its not so welcoming when you walk through the door anymore. ( except for Anna shes nice ) Overall its not 100 percent the best apartment complex but it is one of the top places to live.around here. I would give it 80% and for the price I pay I been considering moving out .Update: the gym still stinks.... the new equipment ( just the treadmills had been replaced) but they still really don’t work dude to no WiFi. So there is no WiFi in the gym good luck if you get hurt on the shot equipment. I am thinking about moving down the road. The gym there is amazing, pool, pet spa, spa , tennis court, bod fire, outside lounge, dov and cat friendly, I raking spots , recreation room with pool table, office with computers, hang out area, storage in unit.... and the manager is so nice. Update 12/2018: I ended up staying here almost 2 years, would have stayed longer if I hadnt moved out of state. The agents in the office changed while I was there, but they continued to be nice and helpful. The rest of the positives remained so. Overall, the only thing that ever bugged me was parking. Spaces up front where my unit was would fill quickly, the middle range were all skinny parking spaces (door dings...), so I usually parked at the far end where the spaces were wider and there were generally open ones even late at night.Ive been here about 6 months now and it has been a really pleasant experience so far.• The management (Geoff, Lee, and Tatiana) has always been incredibly nice. They were very accommodating when I was inquiring from out of the area, and are always ready and willing to help. Ive never felt unwelcome or bothersome when Ive popped in to pick up a package or ask a question. Even though I have not yet had any issues, I feel confident that they would handle such things in a professional manner.• Maintenance notices are left at our doors when there is any chance it might be noticeable (e.g., dust in the air from mulching the grounds).• The property itself is pretty, and very quiet from my vantage point, even being near the entrance.• The apartments seem to be pretty solid, most of the time I cant even tell that I have neighbors on either side. The amenities are in nice shape, everything felt new when I moved in. The atmosphere reminds me of condos Ive stayed in on vacations.• The proximity to city and suburbs is nice, Trimet pickup is about a 10-15 minute walk away and its maybe a 10 minute ride either direction to downtown or Beaverton Center.• I feel safe here. There are families and children, no noticeable rowdiness, it is very suburbia.• I spent a lot of time looking for a place to live here, and its true that there are cheaper options in outlying areas. But factoring in location/commute time, level of service, amenities, and atmosphere/environment, the pricing seems pretty competitive and fair.All in all, I would have no problem recommending Commons at Sylvan Highlands to someone looking for similar attributes.

Ive lived there for a year. the design of the buildings and appartments is gloomy.the location is bad when it snows in winter because it is a highland and the cars get stuck. when we left our appartment they didnt return the deposit money to us and charged us extra money despite that weve cleaned up before we left 🙄
