Ive been at Block 17 for 2 years and I cannot wait for my lease to be over next March. Along with most businesses in Portland, Block 17 appears to also have suffered. The building is consistently filthy, residents are disrespectful of others (large obnoxious parties on the roof--not abiding by the 2 guest rule), lack of social distancing, and the pathetic and cheap attempt of rare building events. Also worth mentioning is the leadership of the building. Its appalling. My wife and I feel awful that the leasing agents will consistently wear masks while the assistant manager (Mo) never wears hers (Ive walked by their desks consistently, and she is the ONLY one not wearing hers).Her lack of managerial experience, respect for other residents, colleagues, and this pandemic is a disgrace. She should be embarrassed and is setting a poor and tasteless example in front of her employees.Ive heard of many previous residents that left when Avenue 5 replaced Wood Residential. Unfortunately hearing of the classy way this building was ran and to what we have experienced is sad. We definitely sought out a luxury experience living in the Pearl and at Block 17, but weve only received lackluster customer service and respect. Trust me when I say, some of their employees will fake smile their way until you sign and then talk so poorly of you when you walk away. *IVE SEEN THIS!*I will say the layout can be nice and great rooftop views, but seriously, thats where the buck stops. I would be very surprised if you renewed after the first year.

I think the leasing agents are kind, funny and as helpful as they are able to be. Property is beautiful and the location can’t be beat. Rooftop is incredible. A different food truck is brought in every Wednesday which is pretty cool. Apartments have high quality, beautiful materials for the most part (see complaint #3 for the exception to this). Building has security guards roaming at night, which allows me to feel pretty safe.My only complaints:1. The common utilities bill is my main reason for not giving a 5 star review - common area electric, trash, sewer, etc. is more expensive than I’ve ever seen anywhere else. I’m used to paying maybe $30 in other high rise complexes, it is $102 for my 600 sq ft studio here and I live alone. Expect to pay MUCH more for 2+ people and higher sq footage. So while rent may be more manageable here, they make up for the gap with the utility charges. It’s not anywhere near what I was told to expect to pay upon touring the complex.2. Cigarettes being dropped onto my patio from units on higher floors.3. Flooring should have been replaced prior to my move in. It was in horrendous condition and I can see why, it’s terrible quality. You can’t drag a cardboard box across it without it scratching.4. Unless you’re a top floor penthouse, access to the rooftop is cut off at 10pm. Which feels a little early. My one friend and I were up there quietly drinking wine and enjoying the view on a Thursday and we were asked to leave promptly at 10pm even though no one else was using the rooftop.Despite the above, overall I think it’s great place to live. I anticipate staying here for several years until I decide to purchase a home.

Moved here last June & just renewed our lease- very reasonable prices for a great location & building!! Super modern units, lots of storage, nice natural lighting. The staff is friendly, helpful, & the common areas are always clean. They have regular happy hour & a nice coffee machine. The neighborhood is really dog friendly & our dog loves the park across the street. We checked out many other buildings in the area & are really happy we ended up here.

Moved here during COVID and had a horrible experience. The price of the apartment was was too high for what little amenities they had open. You don’t need to gouge people on the price when there aren’t even perks to living at the building. Move somewhere cheaper

Me and my Husband have lived here for 2 years. The new building management is terrible. The building went from bring great, clean, safe, and fun to always dirty, broken, and scary.There is always dog waste in the public halls and it takes sometimes days for management to clean. The walls and door frames and honestly the rest of the building is not being cleaned or maintained. When something breaks it days months to get fixed.The amenities are all closed for Covid, even more so then any other building in the pearl. But the management and employees that also live on property get to use them freely.The property manager will lie to your face that she did something when she has done nothing.

I have lived at Block17 for over a year and as a first time resident of a large high-rise apartment community, this has been a wonderful experience! I love my apartment and how modern and peaceful it is. Ive greatly enjoyed all of the amenities, especially the stunning views from the roof- top deck and easy access to the onsite gym. The apartment is in a very walkable/bike-able area and the management and staff are always very responsive, caring, and professional. Its been a great place to live!

This used to be a great community until they started letting short term rental company Stay Alfred rent out dozens of units in a hotel/Air bnb style fashion. Hordes of loud, drunken, messy strangers treating your home as their spring break vacation spot. Last week these short term guests were vomiting on the outdoor furniture, and last night my dog and I had to walk through broken glass shards from a shattered vodka bottle to access our apartment. I suggest you look elsewhere to rent - $2000/month for a small one bedroom isnt worth it here, and the angry residents are powerless to do anything about it.

I toured many buildings before choosing Block 17. The location is the best. Next to the vibrant Fields Park you feel like you live in a neighborhood but so close to the city. The rooftop is one of the best in Portland and is a great place to enjoy the beautiful view day or night. The finishes and extra touches you do not see in all buildings makes it feel like a home instead of just an apartment. Highly recommend.

Block 17 Apartments was indeed a phenomenal place to live under the previous management team, Wood Residential. Avenue 5 management team took over last fall and the building unfortunately has gone down hill since. Its really difficult for me, a customer service rep, to witness such impeccable customer service from the previous team to the lackluster performance of Avenue 5. Prior to the lockdown, the leasing team would drink (sometimes excessively) during resident happy hours leaving me waiting more than I wanted for packages and/or dry cleaning. The building also has suffered. The floors are constantly dirty, furniture stained and worn, and the gym is never cleaned and pathetically outdated (equipment broken and left that way for months). There are a few members of the leasing team who clearly do not take any pride in their job (and it shows) and often have a puzzled/glazed looked expression during most resident interactions. The reason why this review is finally being posted is because Block 17 under Avenue 5 desperately need 5 star reviews. They are offering mini snack packs (while were all under quarantine) to residents in exchange for 5 star reviews (see attachments). Unfortunately, this is and should appear tacky to any business and to its patrons. Avenue 5 please...STEP UP YOUR GAME! The apartment game is strong in Portland, please utilize these less than 5 star reviews as an opportunity to gain the trust and respect to the many residents that call this place home.

(VERY CHEESY REVIEW) I see the negative reviews about the management change and I can’t help but want to chime in. We moved in right after the management switched so it was a new team that helped us. The leasing agent even told us we were their first residents to sign up. We were moving in from a different state so there were many questions we bothered the staff with, and although they didn’t always have an answer right away, they tried their best to make sure we got an answer soon. I’m not going to lie that things seemed rocky in the beginning because of the completely new staff, but can you really blame them?? They’re human and they were learning a new job/building/residents/team that everyone expected them to be perfect at right away. It’s been 7 months now and this seems cheesy, but I’ve seen the staff grow and learn how to do their jobs well and I applaud them for propersing through the learning process. I’m very thankful that they are relationship-oriented because they make sure you feel at home here. We’re looking to move closer to work when the lease is up, and we’re both sad at the thought that we may not be at Block 17 later this year. It has been an AMAZING place to live. I love the staff, my neighbors, the community aspect of living in the Pearl and living right next to the park where you recognize people from other buildings all the time.Thank you Block 17 for making us fall in love with Portland that much more!

Roof top is awesome, the area is great and the ladies up front are very nice and actually care about how my day is going. Where do I start? This has honestly been a great place to live as far as city living goes. Especially for a place in the Pearl. I’ve honestly never been so close to so many parks and outdoor running options.Great staff, controlled access buildings, 24/7 parcel lockers, and you can’t beat the social life here. Not that you can’t keep to yourself here. . . But if you’re looking for a real and genuine Portland experience I’d suggest Block 17.

We have been residents since the building opened... I couldnt imagine living anywhere else in the Pearl. The amenities are fantastic - great gym, rooftop, clubhouse, pool table, etc etc etc. The building has a great sense of community. We love Block 17!

1 star to help offset some of the 5-star reviews that were purchased by Block 17, as noted by others leaving comments. When signs point to a bigger problem (ahem, management), the fact that resident resources were put into sweeping the real issues under the rug by offering residents a free gift for artificially inflating the Google rating with 5 star Google reviews (not 4-star, or honest reviews. Only 5-star reviews qualified for a free gift), is alarming. Meanwhile, the building and its amenity spaces are in dire need of an overhaul. The furniture is old and in need of repair, the carpets, the spaces, etc... Instead of using that budget towards making Block 17 a better place, we are using it to buy fake reviews so that only the perception is improved. Sad!

Me and my boyfriend are looking into renting an Apartment here and we were in contact with a girl named Angela over FaceTime and phone, She was super sweet and helpful and we are strongly thinking about putting in an application soon as my boyfriends lease is up. Its a big plus to the Happy hour beers and free coffees. And the roof top also looks amazing.

This is a great property! The team here is fantastic as well! They have awesome amenities with their roof top view (BEAUTIFUL!) and their happy hour throughout the week! The sense of community here is amazing! Whenever a resident with a pet comes through the Lobby, both the resident and the animal get lots of love and are always addressed by name! Super impressive!

Block 17 is no longer a place that you can call home unless you are comfortable with the unknown. Since Avenue 5 took over, we have no idea what is going on. There has been no communication other than 1 letter posted on our doors with the names of the new staff. The monitors in the elevators that tell you when you have packages or laundry no longer work. The building website for paying rent, booking amenities, and events hasnt worked since Avenue 5 took over and they have no idea when it will be working again. The staff are nice but have no idea what is going on either. When you ask a question, they say we dont know or I am not sure about that. The manager rarely comes out of her office and they have made no effort to have a meet and greet to introduce themselves and answer questions. Thankfully the maintenance and cleaning staff is still the same so those things still work well. The overall sense from the residents is that we all are in the dark with no idea what might happen. When you dont receive ANY communication, all you can assume is the worst. I can see why Avenue 5 has a 1.5 star review!!!

I really respect the new owners (Avenue 5) and the office staff. They are all very genuine and honest. Whenever I have a question they answer me honestly and in detail. They have made my, entire living experience here, 100% better. I feel as though I have privacy as to where I did not feel that way before. The last office team was constantly coming up with miscellaneous excuses to enter my home which I found to be very unprofessional.

This property is absolutely incredible. I love the views and the location is ideal for me. I can walk everywhere I need to go for fun or or just to even wander around. I like that the grocery store is within walking distance and the rooftop lounge is incredible. The staff is really personable and helpful. You wont be disappointed here at all. Management of this building during the COVID-19 pandemic has been poor at best. Communication has been bad, and building management has not made lockdown any easier for our residents. Neighboring properties are handing out bottles of wine and care packages to help residents cope with the physical and mental stress from these uncertain times. Avenue5 hasnt done much of anything. A food truck event was hosted and to many residents surprise, they asked us to pay out of pocket for the food and refreshments. As others have commented, with amenity spaces closed, management seems to be hoarding cash for their own benefit.Today an email went out to residents offering a free cocktail gift package for the first 10 residents that leave a 5 star Google review. I am not even kidding, I have included a picture of the post in this review. You cant expect an honest review when you are offering residents a free gift in return. With that being said, look at the 10 back-to-back 5 star reviews that were written today, just before my post. So obvious! Also, this was another community event where they are trying to get residents to pay out of pocket to attend. This event was not inclusive to all residents, as it only benefitted those that could afford the $30 entry fee.

An absolute nightmare of a place to live and work. Its the type of place that looks really nice but thats about it.We moved in recently and are preparing to break our lease. Its pretty clear why they are having 2 months free rent type deals to get people in here with a signed lease.You will get to wake up each morning at 7am (at best) by the never ending street construction right outside of your window. The construction will likely continue for most of the day making any amount of thought or talking on the phone basically impossible.Your neighbors will play loud music whenever the like and nothing will be done about it. Your neighbors will half the time be a bunch of people who are there through AirBnB and only want to party. Dogs sometimes bark for hours at each other triggered by people walking through the hallway.The people who work here are nice enough but it really doesnt change the rest of it.Also they will spam your email telling you 20 times a week that there is a carwash service they offer.

These apartments are simply amazing! The units are modern, beautiful in every way possible and the views are breath taking. The staff are wonderful! So friendly, helpful and they truly care to make sure that tenants are always happy and getting what they need. I only have positive things to say about Block 17!

Poor Management!The new management team at Block17 is nowhere close to the previous company. I live in the small building and the stairs and hallway have been dirty for weeks. Stains, paper, leaves, even dog vomit have not been cleaned. It is embarrassing to see such a lack of pride from Avenue 5. Since the virtual office has been implemented, the management team has been completely out of sight...not that they were around much before. You might find them in the park during the day walking their dogs, but rarely in the building. During Covid times when the common areas are off limits to residents, the staff who also live in the building have no problem using the spaces themselves for parties with their friends upstairs or even blocking off the coffee/tv area downstairs and letting their dogs play on the furniture like a doggie daycare. When things break, they dont get fixed...the oven and fridge in the clubhouse have been out of commission for months and the coffee machine (when it was available) was always dirty and messy. The monitors for packages and dry cleaning hasnt been updated in weeks either. Instead of offering cheap popcorn and dollar store candies for a virtual movie night, they should focus on keeping the building clean and professional. If you make friends with the management that lives here, you might get lucky and get some extra perks (parking spaces are available depending on who you know.) The location is great and the perks used to be ok but with so many buildings offering more, you would be better served to live someplace not managed by Avenue5.

The location within the Pearl, proximity to the Fields park, building amenities, and floor plans are all reasons I moved in. I truly enjoy living in Block17. Unfortunately, the experience living here has dramatically changed from when Wood Residential managed the building to how it is currently operated by Avenue5. The staff is all very nice and welcoming, but I feel the strategy behind the management of this team makes living in the community feel like a downgrade from the previous management company.The building has suffered. The building always looks run-down and nothing appears to be clean. The common space rugs and furniture are very dirty and worn and the elevators seem to have dog pee in them for extended periods of time... far too often. The entrances to the building always smell like dog pee, especially warm days. Its unbearable.During the Covid-19 crisis, there has been limited communication, empathy, and support from building management. I absolutely understand that this is new uncharted territory for everyone and dont want this to come across insensitive. We pay a pretty penny to live in a modern building, in a great neighborhood, with nice amenities. Its shocking that management hasnt passed out a bottle of wine to each unit, or a care package, or literally anything in place of being able to get our daily coffee or happy hour. The money that were paying for these amenities must be just collected as profit at this point, because its been 9 weeks and the building certainly isnt incurring any expense for those amenities that are going unused. In fact, Ive attached this image as a poetic representation of how they are handling this. If you are one of the first 10 residents to leave a 5 star review, then you get a prize. Otherwise you can purchase happy hour. Its cringeworthy, knowing that regular happy hour and coffee hasnt been provided in over 2 months, but we can purchase if wed like to participate OR be bribed by leaving a 5 star review.I signed my current lease under the previous management and will have a hard time renewing under the current circumstances.

The building has gone way down hill since the new management took over months ago.There have been break ins in the garage damaging peoples cars and belongings.You constantly see strangers in the halls as tenants Air BnB out their apartments.Our lease just came up so with a perfectly spotless apartment, professionally cleaned, theyre also keeping $450+ of my security deposit.What was once a great building, with a friendly and helpful staff, has gone tremendously downhill.

This was a luxury apartment building in its heyday which has since passed. Long time residents will remember the glory days and new residents wont know what they missed out on. About a year ago the property owns went with a new management company, a cheaper property management company and you get what you pay for. The new office staff is lazy and plays favorites. Before they stopped doing happy hour I heard Angela tell a resident who enquired about parking that the wait list depended on who you talk to. EVERYTHING in the building is dirty, animals urinate in the elevators and it goes without clean up for hours at a time, the employees animals run in closed off areas or areas where they ask animals not to be. The employees dress code screams unprofessional from see through leggings to too short dresses the only person who appears to be professional is Rigo. The pricing has increased and the quality of the building has gone down. The overall feel in the building is unwelcoming in a way it never was before Avenue 5 took over. Happy hours got cheaper and they would run out of wine regularly. Gym equipment is old and needs to be replaced. They sent out email addresses of every resident (while an NBA player lived here - note pass tense) Im writing this HONEST review because they are trying to bully residents into leaving 5 star reviews by offering them happy hour which used to be free 4 nights a week. Its one thing to ask for a review but to demand that it be a 5 star is ludicrous especially when its far from earned.How can Block17 make it right? Well Im glad you asked, first of all you need to hire the right people. Mature people with experience in luxury living that care. You need to ensure that those people are utilizing their time wisely by picking up a vacuum or a rag and cleaning regardless of being office or maintenance staff. If your staff lives onsite they and those that live with them are the image of the building 100% of their time and they should always be professional, courteous, and aware. You need to be inclusive of residents especially at a time where you cant have happy hours or coffee. Youre saving a FORTUNE on it and youre probably still getting rent from 98% of the people in the building. It doesnt cost that much to get mini bottles of wine and beer, or provide individually wrapped snacks and frequent coffee giveaways since most residents go to Ovation.To the property owners: I cant understand why in your right mind you would let Wood go as the property management company. That team was phenomenal and if I didnt think that you only cared about saving a dime I would urge you to reconsider your options. Remember you get what you pay for so when you look at the reviews and wonder why people leave less that 5 stars remember you shot yourself in the foot when you hired the WalMart of property management companies in the neighborhood that used to be Street of Dreams.

Block 17 is a great apartment complex in the Pearl. The staff is always professional and very helpful. They have also made an effort to do some really great events during COVID like the Netflix watch party and the Cinco de Mayo margarita gift basket. The experience Ive had at Block 17 has far exceeded my expectations. I absolutely love it here. It is truly a unique, modern, and upscale high rise in the heart of Portlands Pearl District, and I am looking forward to a very long stay in this incredible community! The neighborhood is perfectly situated near Fields Park, the tenants and the Block 17 are all very friendly and dog-friendly too, and the local restaurants and amenities make this the perfect place to live a simple, urban, and even car-free life in one of Americas finest cities. Block 17 has and continues to be a phenomenal place to live. In fact, weve just renewed our third lease! On a side note, I want to also point out that the most recent 1-star reviews appear phony and carefully crafted. Again, when I share my concerns and experiences, they were ALWAYS welcomed, well received, and followed up by the management team. Always with a smile, the entire staff, from maintenance to management, have always gone above and beyond in resolving any issue weve encountered (kudos to Hans & Kim). This very pet friendly building has been incredible and I look forward to future events and even more beautiful evenings and sunsets views from the rooftop. I am extremely disappointed regarding the recent changes to Block 17 over the past few months. Alta management company was replaced by Avenue 5 from what residents have heard was because of cost. I have been a resident for over 2.5 years at Block 17 and shocked of the poor service, lack of communication, and overall quality received of what is now Block 17. There have many multiple break-ins in our secure garage and staff appear clueless to current and upcoming plans/events. The building still provides happy hour every Tuesday-Friday between 5-7pm, but be aware that the staff partake in multiple drinks throughout happy hour leading them to be very unaware of residents requiring assistance with packages, questions, or even acknowledgement. This NEVER happened with the previous team as they deemed it unprofessional to drink alcohol during working hours. Lastly, the previous team provided multiple resident events throughout the year (Block 17 isnt cheap, so these events made it worth it). Again, Block 17 is an expensive high rise apartment building in the Pearl. Unfortunately, the high price tag will leave a bitter taste after you sign your first lease and experience first hand the poor service and quality that is now the new Block 17.

They replaced the management team overnight, now this place feels like living on a used car dealership.Have lived here for several years. Last week they fired all of the friendly personable management team and replaced them with a group of extremely rude condescending salespeople. A lot of the other reviews address the problems the previous team had (though rather harshly), things werent perfect here but at least they were extremely friendly.If you are reading this review to check if this is a nice place to stay/party for a few day or weeks through AirBnb then 10/10 would recommend.If you are reading this review to check if this is a nice place to live, 0/10, RUN AWAY, look literally anywhere else.

After a year here, my experience has been wholly positive. Its a pleasure to call this building home, and I am happy to be staying for another year.Quality finishes, quiet apartments, great public spaces, stunning roof deck, daily happy hour, on-site security for those late-night doggie walks.Block 17 is a beautiful building with an even more beautiful and caring staff. Highly recommended.

New owners of block 17 are awful – Avenue 5. Terrible communication and they don’t know what they are doing. We moved out a few months ago and paid all our fees to break the lease (a month and a half rent) and left our place spotless and they told us we were all set to go and didn’t own anything else and said we would receive our deposit back within the month. We never received our deposit back and five months after we moved out after not hearing from them they claimed we owned over a thousand dollars for reasons that made no sense. We told them they can’t just charge us for terms we didn’t agree to or sign. We’ve also been moved out for a while and they could have contacted us sooner... They threaten to take us to court if we didn’t pay.. don’t trust these people. They’ll try to scam you! Very un-personable, unreasonable, un-trustable management.

Management was under Woods. I like the staff and they took care of thing. And in October last year the management change to Avenue 5 just right around end of my lease.I had a conversation with Nikki, Angela, and Rigo about my new lease and I really appreciate the effort and the communication they put in to make sure I’m satisfied with my new lease and new apartment and I end up moving from 4th floor to 9th. THANK YOU TEAM. I look forward to stay here for another year and to many more beautiful memories yet to come. Not to mention it’s the best rooftop around Pearl district and comes with the view, covered spaces and indoor community lounge to enjoy in all weather

It hit me that we have only been here for 3.5 months. It feels like weve been here forever. We have made some great friends so quickly. The community events are so great, such a smart idea to get you to know everyone better than just passing by. We show off where we live all the time because its so beautiful. Its making it really hard to ever want to leave.

We moved to Block17 about 5 mounts ago and there are several reasons why we are still happy for the choice we made to live at Block 17.Neighborhood is great.The location is excellent. There is always something going on around the building. Lots of places to eat and drink. It’s all very walkable, great little parks to relax and the whole area is safe to walk at night.BuildingEverything works as it should. We’ve never had to call the repair people for anything major. And for minor things they come right away and fix it.One thing that we found out after living here that they should tell everyone when they show the building is that they are always walking the floors to see if the carpets or walls need to be cleaned. They always make sure that the building is maintained really well and kept looking new.Also we have free Yoga classes during the week and the teacher is great …Highly recommend it! Yoga on the roof top with the amazing view to enjoy helps to relax you.Kim, the manager, is always there for you if need anything and always thinking of things to engage the people that live here. The Front Desk staff are also great. Very polite and welcoming.The only bad thing that I have to say from the 5 months that I have been here is the night security guy that works her some nights. When I park in the garage he still asks if I live here and he is never pleasant. Never hello or good evening, just unpleasantness. It’s a shame because everyone else here is super nice.

I do not recommend this building. First off, the community manager is simply awful. It seems like every time I try to contact her, she is on vacation somewhere, or not working. I’ve had an issue with my lease term and have been trying to get in touch for weeks to no avail. Talked to some long term residents in the building who said ever since her promotion she has been doing nothing but traveling (for leisure) and the rest of the staff is forced to piece up the mess she leaves behind. Its ok to party and enjoy life, but doing so at the expense of an entire community is completely unacceptable and downright shameful. The last manager was always interacting with residents and making herself available, sometimes even sitting in the lobby during staff hours to help out. The new girl is a ghost, which makes sense given what I said above. I wouldn’t mind all of this as much if the building was being taken care of, but this place is clearly lacking in oversight and leadership.The mailroom is a disaster, the community events are just awkward and only attended by the same few residents. This isn’t a community, it’s a building filled with residents that don’t make it past their first lease term. Like a revolving door. The lobby is filthy. Has anyone seen the dust on the chandelier thing in the B2 lobby area? Disgusting! I have lived in several other communities in the neighborhood and chose Block 17 because of the gorgeous rooftop and apartment views, but that’s honestly the only thing I can say good about this building. It’s a shame this place has so much potential, but is being ran like section 8 housing. I will not be renewing my lease and do not recommend this place until major changes have been made to reshape the community.Block 17 corporate - PLEASE send a engagement/satisfaction survey to the residents so you can capture the communities concerns. Let’s fix this and make Block 17 live up to its potential.

It has a month since Avenue5 took over the management of the building .ProsThe cleaning and repair crew is still the same people and they are great!They take great care of the building and are super friendly and responsive.I have gotten to know the manager, her door to her office is always open and there if there is anything you need, she is there to listen. We are having the first Building party now and for first time they are asking residents to get wristbands to show you live here instead of having a neighborhood party. Great move!Front office - Rigo is always there for you and if he does not know an answer he will find out and always gets right back with details. He isalso always polite and even if he is busy working, he says hello and is friendly. He is an example of how you should be welcomed to your home building.ConsThe tv monitors in the elevators for dry cleanning and packges are still not working and we dont know when they might be working again. This was a great way to see community events and to know if your dry cleaning was ready. Also, communication could be improved a little more to let residents know whats going on. Overall they are doing a good job and learning about the building.

Only been here about 2 months so maybe too early for review buuuut no complaints with this place so far. My partner and I have lived in a few apartments buildings that were similar to Block 17 and this has been our favorite place yet. Its very pet friendly ❤️; I never hear noise from our neighbors (maybe were on a quiet floor?); maintenance requests have been taken care of on the same day; rooftop is an awesome and chill place to hang on sunny days; and I always get hellos and smiles from staff. The only thing I would note for people to be aware of is that the floor plans online might not match the unit you get. We arranged our move-in remotely and didnt get to see pics of our actual unit until way late. The floor plans made it look like our apartment would have a balcony which in fact it did not. At the time we felt purposely deceived however after moving in and meeting the staff, I think it was most likely (hopefully, right?!) just a miscommunication because our experience as residents has been awesome. Due to the latter fact, I feel comfortable rating Block 17 with five stars.Ill review again after a year but like I said other, so far so good.

I lived here for one year. It was ok.. the only great thing about living here was the location which you just cant beat. I do NOT recommend living in the short stack building. You can hear EVERYTHING that goes on in the nearby apartments, especially if you have someone above you. The gym is also located in this building and every single time someone is there using weights it feels like there is an earthquake and a bowling ball dropping in your apartment. It is super fun to deal with at 1am or even 6am on the weekends. For the price you pay, you would think they would have a little better sound proofing or maybe move the gym out of the wood framed building (the tall building is concrete so much less sound issues). Other than the terrible noise issues, there are like 5 different ways to receive a package which is sometimes confusing and frustrating. I would sometimes come home to a package at my door, a package on the mailboxes, a package in my mailbox, a package with the leasing office, or a package in the Parcel Pending (which I never even signed up for.. very strange). The maintenance team was awesome. They were always very courteous and fixed everything in a timely manner.. my apartment was kind of a lemon, so either they or I fixed alot. I also never had any issues with management, although I honestly rarely ever went into the leasing lobby or had any major complaints. Ive heard the taller building is better.. I would live there if youre sold on Block 17.

The old management was replaced overnight by Avenue 5. Theyre basically slumlords. Everyones in the dark, nothings working, you cant ever find the property manager, nobodys accountable for anything. And on top of it all, now theyre hiking everyones rent. This place is an absolute disaster.

I love Block 17! As a native Portlander, trust me when I say this location is ideal. You have the feel of a residential with the convenience of city center living. If you’re looking for a pet friendly building, look no further - there are so many friendly dogs and the building does an amazing job of making sure they are included in events and happy hours. The apartment amenities are unparalleled - between the onsite gym, weekly happy hours, loads of bike parking, and killer rooftop views it has everything I wanted in a building.I had limited availability to be able to tour the property and the Assistant Manager Becca was amazing, she called and helped me find a time after my work hours to tour - she kept it quick (for my schedule) and was highly knowledgeable about the units and found me a great one!This place immediately felt like home to me - I absolutely love it here.

Management sucks, worst place I have ever lived. I swear nobody even works here. There are so many issues and nothing gets resolved. It took 2 years to replace some stupid grills. Also they rent out to short term rentals (stay Alfred which rents to Airbnb) supposedly this is a secure building but they let people stay here who aren’t screened? So why do you have to screen anyone..? Also the stay Alfred people just trash all the common areas.Regardless of those people I want to make it clear that the worst aspect of this place is the management. It has so much potential as a community but it’s being dragged down by some people who are more interested in building their own self brand at least that’s how the Instagram portrays it.

Disregard for residents created occupancy problems and as youll see many people left (hence turning into hotel).Now pretty much a hotel which sucks when youre paying quite a bit to live somewhere.Now, if you want to go party somewhere, go through stay Alfred and book the place.

There are so many issues with Block 17 that I dont even know where to start. First of all, the management team is inexperienced and incompetent and will continue to drive residents out the door with their unprofessionalism. I thought fair housing laws were a thing before I moved here, but then I heard about all of the discounts and concessions being offered to select residents that appear to fit a certain demographic. My friends joke that Block 17 is like a revolving door, people leave as soon as they come in.I made it through 7 months of my 12 month lease before deciding it was in my wife and Is best interest to terminate and move elsewhere. It couldnt have happened at the perfect time, as dealing with Kim, the new property director, is like having a meaningless conversation with a bag of worms. Stock at Block 17 is down, and this is definitely not a time to buy low. Consider elsewhere.

Just moved into the Building about 3 weeks ago and so far very impressed. Our leasing agent Kimberly Zepeda did a great job of listening to the needs of my Fiancé and I and showed us several units that matched what we were looking for. The move in procedures were very easy (locked down elevator for us) and the building itself is great. I was a bit hesitant at first given some of the negative reviews here regarding the Stay Alfred situation but I havent had any issues here so far whatsoever. The building is very clean and the technology here (finger prints, mobile apps) is great. Hans and Albert in Maintenance are great guys and even hung up our flat screen TV in the living room for free when we moved in. We had a maintenance request with the thermostat and it was fixed within a day. The amenities here are second to none; free coffee in the lounge, great 16th floor rooftop deck, special events etc. They have armed security guards here that are very friendly and help us feel very safe here.Overall very impressed so far and happy to call Block 17 home.

First off I want to say the location is great and I love the park, but live anywhere else except the Block 17! Get ready this is going to be a long list of complaints.The building looks great and I don’t have any complaints regarding my neighbors. But the management is the worst Ive ever had to experience. They rarely answered my calls, gave me their attitude, and were never willing to work with me. I’m not a difficult person, but they made me feel that way when it came to simple tasks. My package got delivered, but I received no email. So I checked everywhere on my end and went to ask management to check their mail room in case they got it.The first thing they asked was if I got an email and I informed them I didn’t. Then they replied confidently that they didn’t have it since I didn’t receive an email. I asked them to please check anyway; they did reluctantly. Guess what? They had my package!This has happened SO many times!Now, I had an urgent issue I needed to discuss with management so I called right when they opened, 10 am... I kept calling until they finally answered at 2:30pm. I had called 28 times.Now why didn’t I leave a message you might ask? Well that’s because any message I’ve left them, I have never received a call back. So I had to waste my time by calling and calling until they finally decided to pick up.This is not even the end 🙄 I don’t even want to write this review wasting my time, but I want anyone coming to live here to understand what they are agreeing to.After we moved out, they sent out a deposit check. After we put it on our account, the check bounced charging us a $12 fee. I sent the manager every screenshot of my account. The email I got for the charge, my wellfsargo mail with the check number included, even my statement activity. There was a previous charge from another company and it had my name listed right above the check bounce amount.APPARENTLY, the accounting doesn’t want to cover the $12 fee because my name is not RIGHT NEXT to the $12 charge. In other words, they know it’s my account, but they want my name right next to the “transaction.” Which not everything you buy or get charged will say your name right next to it. Even the statements list the name at the top of the transactions.It’s only $12. It’s not about the amount. It’s about how they are even trying to be cheap and cheat me out of twelve dollars! For a check that bounced because something going on their end!I sent them 6 schreenshots all contains my name and they still didn’t issue the $12 refund.Final conclusion: They will be incredibly nice to you and seem super helpful as you are looking at layouts. But as soon as you move in, they will forget about you and treat you secondary. They prioritize getting people in, that’s it.I lived in the Indigo for a year. On 13th and burnside, in the pearl district. They never once forgot to email me about a package. They answered my call almost every single time. The only time they did not answer was if they weren’t in the office at the time, but I would get a call back within 15 minutes. Everyone was so incredibly nice and polite. Always very helpful!I’m used to this kind of service. It’s what I’m paying for along with the city lifestyle.Block 17 management is worse than when I was a tennager, being broke, and I lived in a low income apartments. At least at the low income they answered my calls and didn’t give me their attitude when I had a question.I never understood how important management is until I lived here. Once I’m back in town, I’ll probably be moving back to the Indigo because of their professionalism and their ability to do their work.I HAVE TO ADD... 8 months laterThey also created an account with wave broadband under my name without my knowledge or permission. I later received a bill from the collections agency for $450 for internet that I did not know about!They used my personal information and created an account without asking or even telling me!Which is Fraud.Spare yourself the headache. Plenty of other nice places to live.
