We lived there for almost 7 years. We moved a month ago. We dealt with 2 managing companies. The first managing company was atrocious. The second company seemed to be better, but they started falling into the same habits. Its true, Morgan Properties did a lot of things to the outside of the property, like finally giving us back a playground & they made a dog park. However, those residents who had lived at Governors Ridge under old management, like us & a few of our neighbors, they seemed to ignore. It seemed like they wanted us to leave so they could redo the townhouses & let new people move in, probably charging them more rent (& the rent was astronomical to begin with). When we were moving out, I was given a letter to call the office to schedule a moving out assessment. I tried on 3 instances over the course of 3 weeks to schedule an assessment. I called at both Governors Ridge number & their sister property, the Cascades. I left messages & no one got back to me. After we moved out, we got a bill for our former townhouse. We were billed for things that were going to be replaced (like we got billed for the stove being dirty, even though I cleaned it & they replaced it anyway. I have friends who kept an eye on the place after we moved & was told they replaced the ancient stove). We cleaned the heck out of our old place & still got billed for every room. Plus, in the letter, Morgan Properties didnt even mention our security deposit. Same old same old. Even as nice as they make it look on the outside, it doesnt help that the walls are paper thin, there is constant mold in the basements & bathrooms and management is difficult to get ahold of unless they want money (which they are always finding ways to charge you for everything). You have few options if you rent, want to live in the North Hills & have a dog, but Id look elsewhere if I were you.

My husband and I have lived at Governors Ridge for almost 2 years. We live in the 2BR townhomes. We love the layout of the apartments and enjoy living here. The maintenance staff are incredibly efficient and do their best to address what issues are going on at your rental. Management continues to make improvements to our community like adding a dog park and playground across my house! How convenient! They have also improved the sidewalks and added a new roof to all buildings. They are respectful and communicate with us exactly when to expect change or delays to our daily routines. We both really enjoy living here! Cant recommend it enough!

DO NOT RENT FROM HERE! THEY DO NOT CARE ABOUT THE RESIDENCE! THEY WILL TAKE YOUR MONEY. MOLD, DOORS OFF HENGES, THEY START WORK AND DONT COMPLETE WORK. AIR CONDITIONING ARE BROKEN, LEAKING ROOFS ETC

I reported all of the issues while I lived there and you never did anything about them. Now that it is a public post you care all of a sudden? Smh. Moving out of that decrepit townhouse was the one of the happiest days of my life.

Lots of trash and rats in this area because nobody uses dumpsters and the maintenance man has a bad attitude with neighbors asking us why do you care about trash lying around? Well, our neighborhood is meant to be kept clean, its not a trash dump, please tighten it up!

Do not move in here! The apartment was in poor condition when I moved in 3+ years ago and now that I moved out, they are trying to charge me $1,900 to replace the carpet and for cleaning fees. I was never given the opportunity to walk through the place with whoever said these fees were applicable. Avoid at all costs!!!

I have no idea why there are negative reviews. I lived at Governors Ridge in the early 90s when I was in junior high and now that i am getting divorced I am moving back there. It is a fantastic place to live if you have to rent. The townhomes are very nice and the price is way cheaper than other places I have seen in the North Hills. Rachel who works in the office is wonderful. She is so professional and friendly and will go out of her way to help in anything you need. I never had a problem with noise, parking, bugs or anything else these people are complaining about. When you rent you have to understand that other people are living very close to you and it is not always going to be perfect. The maintenance staff is great and handles things quickly. Compared to other places Ive rented this place is by far the best!

I did not take a tour or live here. I drove up and took a look. So if u don’t have a townhouse with a garage your screwed, either way you have to hike up or down the side of a hill depending on where u park. Couldn’t imagine buying a case of water. The townhouse look old, that’s fine. But some of the places with the garage is a narrow lot u can back out of to get out regardless of the garage. You probably will have to back ur car down this lot to get out. People’s trash and personal belongings laying around everywhere. If you have guest good luck with the parking, especially if that person is disabled. Disappointed. It honestly looks like someone tried to fit as many buildings and tenants, on the side of a hill, as possible. I believe behind the one apartment on top of the hill is more permit parking, not sure. But who wants to park their car in a residential home area behind a wall of trees up a steep hill? Not me. Disappointing

They do not take care of walkways when it snows unless you call maintenance multiple times. Every time I have a work order called in to have the walkways taken care of, they are very rude and cut me off while Im talking to ask me multiple questions, which Im not sure why they need any information other than the forecast to go salt the walkways. I dont recommend living here at all. Front office does not respond to emails/phone calls in a timely manner either. Weve had an issue for 6 months with being billed for not having a renters insurance policy after resigning our lease and they already had the information provided. Then they didnt even reimburse us for the full amount until we fought them on that too. Its just issue after issue living here and is not worth the money we pay in rent.

I moved in in 2017 and still cant find anything I dont like about this place, which is kind of surprising seeing as I almost didnt tour here because of the negative reviews I read online!Looking back now, i think at least some of the negative comments are from really old posts or written by competing apartment places. Much to the contrary of what I expected before touring and moving in, experiences here have been really great, if nit exceptional! Office staff is welcoming, well-informed, and they clearly care about residents more than just keeping up appearances!I have also had great interactions with maintenance, who seem also very kind, and dont hesitate to answer questions or come check on things! Best of all, I pay a fraction of what other places charge for a HUGE place and moved in to NEW everything, from flooring to appliances, and with my own indoor parking! If you want a quality place with friendly neighbors close to the city, listen to some more unbiased advice and definitely take a look for yourself first before you make a final decision!

It is run by trashly people. Nothing ever gets done. We had mold in our basement for over a year. Some of the worst people you will deal with. If you enjoying being repeatedly lied to your face, this place is for you. Wish I could do less than 1 star.

I don’t know how anyone rated this place bad. The maintenance is the best I ever had. I have been here 13 months so far and couldn’t be happier. Every issue I have had has been fixed right away. The only issue is some people don’t clean up after their dogs but the office is trying as hard as they can to fix it. Everyone is always super nice and the grounds are maintained. There was even an issue with my rent and they worked with me to get it fixed.

The neighbors are horrible. Rude and very bold to come straight up to you and harass you. When moving in, noticed lots of things broken (dining room window, stove, etc). When notifying maintenance of the window issue, they came to fix it and said yup, its broke. Youll have to contact someone else to fix it. Without telling us who or any help at all. Truly regret signing this lease, unfortunately stuck here until something better comes along. I do not recommend this place to anyone, way overpriced for how youre treated as a tenant.

I lived here for 2 months but I had to leave and break my lease (they sued me, I lost) after hearing about the girls place on the news that was broken into in the middle of the night through the window. I saw rats several times near the garbage, huge rats!!! There are a lot of meat head type guys that live here that are always outside trying to bum money off of you if you walk near them. Better values elsewhere for the money.

I resided at Governors Ridge for several years in a townhome, I continually had water leak issues that led to mold. I had contacted management on numerous occasions. July of 2016 the Property Manager Gemma and the Regional Manager her boss and a head maintenance guy for Morgan came and looked at my apartment, I was told that the problem would be dealt with, the way they dealt with it was to paint over the mold in my basement, the mold immediately grew back, I complained but nobody ever returned. I moved out of Governors Ridge the end of 2016 after 2 years of putting up with water leaks and mold. The outer wall in my living room was soft from water leaking in I had mold growing on my carpet the window was loose in the wall from the soft wallboard. The stairs going into my basement were unstable and leaned to one side, the entire basement was covered with mold. When I spoke to the leasing agent she told me that most of the townhomes had the same problem and that corporate is aware of the issue but is not doing anything. When I decided to move I was told there would be a $2000 break lease fee for moving out early. Morgan Management is a joke, they are slum lords they raise your rent every year but never fix anything and when they do fix it the work is so shoddy it doesnt last. I would stay away from here you are better off sleeping in your car then living in this mold infested pit.
