I lived at this Apartment in the South Side for almost four years and I will cherish every single moment! Not only was my apartment beautiful but the friendships, events, neighbors and especially the staff were all absolutely amazing. I grew so close to the staff (and so did my pup, Susan) and everyone around me and they will always hold a special place in my heart. Thank you Hot Metal Flats for the wonderful memories!

Hot metal Flats is a great apartment! The manager is really kind, the staff are friendly, and maintenance is efficient. Public areas are always clean and neat. Lounge areas are comfortable. Facilities in the apartment includes a gym, pool table, a meeting room, and outdoor BBQ area. In terms of transportation, Hot Metal Flats is convenience too. Its near the several bus stops. The complex is also secure and safe. Lastly, pets are welcome!

I thoroughly enjoyed living at Hot Metal Flats for 3+ years. The apartments were beautiful, the amenities were everything I was hoping for, and the staff members were always courteous and helpful. Theyre also very dog-friendly, and our new Akita puppy benefited in a huge way from frequent socialization in the fully-enclosed outdoor pet area. Overall a great option for a young professional!

I have been a resident at Hot Metal Flats for almost a year now. I couldnt think of a better place to call home. The staff are all friendly and welcoming. The amenities make it feel even more at home as do all of the events going on each month. I am so happy with my choice to live at Hot Metal Flats and would recommend it to anyone looking to live in the Pittsburgh area.

We lived in Hot Metal Flats for over two years, and we extremely lucky to have rented there! The location, leasing agents, management, and maintenance are extremely kind, responsive, and helpful. The monthly events are top-notch, and when we lived there, we looked forward to them every month! The gym and common room are also great. Made frequent use of the pool table too!I could not recommend Hot Metal Flats more highly! You won’t make a mistake by renting there.

I’ve been a resident since the building opened about four years ago. The Pros is this building are the location is great and the floor plans are spacious. There is plenty of grass around for walking dogs and a easy access to bike trails. They even hold monthly resident events and it’s been a great environment to meet neighbors and dogs.The Cons are: poor building construction which caused water leak issues in many apartments and some common areas with even small amounts of rain. Ours has leaked every rainfall for the four years we have been here. They have been in multiple times trying to fix it. Mostly right before we sign the lease again and in the 2-3 months following only to be forgotten about the rest of the year.There have been ongoing security and cleanliness issues over the years as well as failure to maintain building amenities. Patio grills are always dirty and need to be replaced. They have known about homeless people living under the bridge in the backyard on and off over the years, but the fence has only been fixed once. There also have been constant staff turnover and have had five different property managers in the four years since opening making it difficult for big changes to be made.

While living in Pittsburgh, the Hot Metal Flats team really made me feel at home! From the extremely fast response time to any issue/question (maintenance and/or billing) to the well kept common areas, everything was perfect! Most importantly the apartments speak for themselves! Everything you could need and very spacious, even with a studio or 1 bedroom! Even when I had to break my lease to tend to family issues out of state they were super understanding and helpful. They were able to show the apartment and rent it very fast. If/when I move back to Pittsburgh Hot Metal/Walnut Capital will be the first call!

We love living at the Hot Metal Flats! There are so many parts of our living experience that make it five stars. From the spacious bedrooms, kitchen, family room (and closets too!) - its fantastic! My fiance and I are balancing a lot each day with our 9-5s and we need a place to stay that is simple but also cares about us too! From the maintenance team to the leasing office, were so appreciative with the Walnut Capital group. The management is always so thoughtful. (They throw the best and most creative monthly gatherings!) Their shared spaces are great too; from the gym to the pool table room (with the coffee!) we couldnt be happier to call Hot Metal Flats home.

My boyfriend and I moved to Hot Metal Flats about 8 months ago and have decided to stay for another year because we love it so much! The management staff are attentive, receptive and always great to work with. The maintenance staff work to keep up with all of the residents and are always on top of any little issues that come up. Its so convenient to downtown and Oakland, and the trails are great to have literally right outside the door. Weve really loved living at Hot Metal and genuinely feel like its home. Id recommend it to anyone looking for a convenient location, great amenities (laundry in every unit, a gym on the ground floor), and great management!

Lived there for a year with husband, dog, and baby boy. Couldnt think of a better or more convenient place to live within walking distance to daycare and the public library for our child, restaurants/bars for date nights, and a short drive to UPMC where I worked. Great community events (including cookouts, yoga, etc). Great bike storage room and access to great biking trails which I will miss!

Nice, clean and cozy spot on Pittsburgh‘s South Side. Very convenient also for people that work nearby and do not want to use a car. The management staff (especially Kahla) are very caring and invest a lot of time to make the community a little better every day. Complimentary coffee for residents in the community room and also a spacious patio. One of the best decisions of the last months. ^^

Weve been here for three months, and already are obsessed! Everything is new (and not cheaply made!). Havent had to call maintenance once so far. All the staff and other residents are so friendly, and the resident events are great and a great way to make friends in the building! Management has been super responsive to any questions or concerns we have. The location cant be beat - walking distance to bars and restaurants, and right off the riverfront trail for taking walks or going for runs. Would highly recommend!

Current resident and I believe this is the worst kept “luxury” building in Pittsburgh mainly due to poor property management. There are several problems that have been brought up to management on multiple occasions and have not been addressed. There are dog feces littering the entire property. The dog designated area in the back houses homeless people that have had bad run ins with residents. Residents have been promised a fenced in dog play area and that not been followed through with at all. There is blood on elevators that has been there for weeks without being cleaned. The hallways are constantly dirty and littered with trash and the walls are stained with coffee and other spillage. Security is usually asleep on the couch downstairs and does no walking around the building. 2nd floor lobby is very poorly maintained and not cleaned up after. Turnover is very high amongst the cleaning crew and management has not addressed the issues themselves as they should. Residents have been told to call tow truck companies on their own in order to move vehicles that are present in their assigned spots. Packages have been withheld and threatened to be sent back as they had an incorrect name on it. There has been construction going on in garage for months now with poles just laying around and making vehicles tight. Pet wash station only runs sub freezing water. There have been thefts in the bike storage room. Property manager is rarely in her office and when needs to be contacted it takes several attempts to even reach her. Previous property manager did a fantastic job but has gone downhill since then. Again multiple residents have complained but nothing has been done.

We are writing to share our experience at Hot Metal Flats during the last year and a half. Although we always enjoyed living here, because of the convenient location and well-designed floorplan, recently things got even better. We are very happy to have Kahla as the manager of the building. She is constantly working on improvements to increase the quality of life of the residents. She is always available and carefully listen to our suggestions and concerns. She is pro-active, fast to solve problems and friendly. The building had never been so clean. The coffee machine is always clean and ready to use. We feel confident about recommending the property to anyone who would like to live in a modern and cozy apartment on the South Side with a 5-star management.

Definitely check them out. From my experience, the building is in the top tier in terms of the actual apartment and building amenities when compared to all the new developments across the city. Plus, the staff are just cool, reasonable people. Bryson is awesome at breaking down all of the different options you have and giving a thorough tour. Kahla, the property manager, is ready and waiting to make sure all of your options are clear and, if necessary, take a deeper dive into what is or might be available and the best fit for you. She couldn’t have been more friendly, accommodating, or transparent through the whole process. They both email or call you back quickly, and you never get a feeling that they are just dying to get their hands in your pocket like some of these other places. It was all very refreshing.

Pros:- newer building with pretty nice appliances (though it would have been nice to have an icemaker in the freezer)- responsive staffCons:- All these ratings are inflated. They pay you to write a review. They don’t ask that it’s a good review but, come on.- Trains at night. The sounds are unavoidable- Overpriced- Doormen/security are effectively useless. Not always present and the don’t have spare keys. I was charged $50 for accidentally locking myself out. Literally the only reason I wanted a doorman in the first place was in case I locked myself out.- several instances of building-wide fire alarms going off (without any actual fires). One night I had to leave and stay somewhere else- Most disappointing are the terms of the lease which you can’t do much about. They are designed to screw over the renter. I was not only charged for locking myself out (by the way, there is no mechanism to make it so your door doesn’t automatically lock), but I recuperated about 40% of my security deposit. I’ve rented from 4 units prior to this one and have never received less than 80% of my security deposit. They charged me for shutting off the electricity while I wasn’t occupying the unit (i moved out a month early and still paid full rent). I thought I was doing the responsible thing by not wasting energy. I remember spending a good 18 hours straight trying to clean up the apartment before I moved, basically for nothing. They expect everything to be spotless and don’t forgive any type of normal wear and tear through 4 years of use. Simple things like holes in dry wall to mount things (which is easily fixable and will inevitably be addressed with any turnover to a new tenant) end up costing hundreds of dollars. When you pay more than market value to rent a unit like this, that extra revenue should be used for the expected turnover costs. That should not be put on the previous renter. At least in my experience that’s not how respectable management companies go about it.Overall, nice building. Would not rent there again. Would not rent from Walnut. I advise you do the same.

Hot Metal Flats provides beautiful apartments and a complex with all the amenities you would ever need. I will never rent from Pittsburgh slumlords again!I was a Pitt student and dealt with Oakland slumlords for years. I wish I would have avoided the headache and extra charges upon move-out by renting at Hot Metal Flats.The staff is very responsive to emails and calls, they have fixed broken appliances within a day, and are attentive to our questions.Apartments have in-unit laundry, central AC/heat are modern, have updated appliances, food disposal, lots of cabinet space. Studios feel larger than typical ones with lots of natural lighting and an open, spacious floor plan. I lived here for a year with my girlfriend and we never felt cramped!The actual apartment has a gym (staff have purchased requested equipment like kettle bells and foam rollers). There is an amazing outdoor patio with games, grills, fireplaces, tables, and lounge chairs. Great for hosting or enjoying a meal/drink outdoors. The community game room has pool, couches, and free coffee. The conference room is nice for working from home or studying and has convenient free printing.An awesome perk was monthly events with the friendly community. We went to free events with food and drink at Southern Tier Brewery, East End Brewery, McCormick and Schmicks, and attended fun holiday parties!The apartment is dog-friendly if thats your thing. I am actually very allergic to dogs, yet still very much enjoyed living here and didnt have issues.Hot Metal Flats is located in South Side Works, near the rest of South Side, Oakland, Mount Washington, Waterfront, Squirrel Hill. It is walkable to Pitt/CMU and with a car a short commute to anywhere in city (my commute to Bakery Square is 20 min). Nearby city bikes for cheap rent and trails nearby for walking, running, biking. Lots of bars and restaurants nearby (we love OTB). Aldi (newly renovated) is just 2 blocks away, as is a GetGo for gas or alcohol (wine & beer).Money break-down during my time here. Rent was $1,257, garage or outdoor parking for $150/month or $125/month. Not included: Electric (~$50), Internet (Verizon or Comcast, your choice) (Verizon for ~$50). Included: trash, sewage, hot water.Amazing value! Worth every dollar! Thank you, Marissa, Bastian, and staff for making our stay so amazing.

I love everything about living in the Hot Metal Flats! My journey started in March where I literally went into 15 apartment complexes with a clipboard to find my new place to call home. I had four specific things I was looking for: covered garage, dishwasher, laundry in unit, and not having to drive my trash to a dumpster in my car (all the things I wished I had from the last place I lived). At the time, Marie was the building manager and answered all my calls and emails - and was so polite when I took three tours towards the end to make sure Hot Metal Flats was the place for me. What really sealed the deal was that they have monthly events for residents. They have incredible monthly specials for signing a lease. When I was finally ready to move in the summer, Marie walked me through the process and made it extremely easy. When it was time to move in, Marie reserved the elevator for me and even checked in to make sure everything was ok. That night was the monthly resident event - a happy hour at a local restaurant. I was so happy to meet the residents and mingle.Fast forward 7 months - I’m still loving every single second of living here! Kahla is the new building manager and she is incredible! She responds quickly to any question or comment I’ve ever had. I love that we have a suggestion box! I know someone put in a request for another mat for the gym (which is spectacular) and she had it ordered the next day.I’ve only had one maintenance request when my washer stopped working. They had figured out the problem the very next day and then it was completely fixed shortly after.The communication, the location, the events, the common room - I could go on forever about how much I love Hot Metal Flats! In fact, when they sent me my renewal paperwork, I signed it immediately. I’m so happy to have such a beautiful place to live.
