I have lived here at Arcadia Villa for 2 years. My overall experience has been great! Last summer, it seems like they were working out some issues with the chiller system (A/C) and there were various times where they informed us in advance that we would have no hot water or water in general, but to be honest, the communication was there and to me, thats what you get when you live in apartments. Issues can arise, but how its dealt with is most important to me. Having said, theres a new AC unit and it has been great this entire summer thus far! There is no washer/dryer in unit, but you know that going into it, and its not a deal breaker for me. There has always been an available washer and dryer when Ive needed it. Susan and the maintenance team are always so nice and friendly. The price for the area makes sense and I would say its respectable considering the age of the apartment. Its all about location here and they have definitely done a good job with keeping it as updated and clean as possible. My rent did go up by $60 a month in May when I signed for another year. Im hoping it doesnt go up like that again at the end of my lease - that would probably be the only thing that would make me look at other options in this area. Happy to call this place home!

Absolutely terrible experience. I have lived here for 2 months and Ill be terminating my lease and looking for an apartment complex with basic communication skills and some empathy for people going through a hard time due to Covid-19.I originally signed a lease by myself with a temporary employee that was told I have a girlfriend with two small children that will be there frequently. Within two weeks of me moving in her living situation became dangerous as her 2 year old has a pre-existing condition and a family member of hers tested positive for Covid. Naturally I said she could stay with me and quarantine. Within two weeks we were told she had to be put on the lease. I didnt think this would be a problem but apparently they didnt like her credit. They have since denied her application and will not provide any solutions to get her on the lease.Terrible customer service, awful communication and a total lack of empathy for residents going through a hard time due to a global pandemic.

We lived in two different models here over the course of two years. While we moved out in April, we had nothing but a good experience. The office and maintenance staff were friendly, quick to resolve issues and answer questions and all around a pleasure to deal with. The grounds were well kept, neighbors largely respectful (cant control common courtesy) and the location is tough to beat if youre looking for be in the middle of it all. The only thing I wish wed have had were washers and dryers in the unit, but that by no means reflects negatively on the management; its an understandable obstacle retro-fitting an entire community with new appliances.

After living here for two years, I have a lot to say. I was overall happy with the location, but I saw a rapid decline in the two years of living here. Arcadia is a great neighborhood, and thats the only thing that kept me here. Now that I know of many more options with better value, Ive moved. When I first moved in, most people were friendly a quiet. There have been more instances of disturbances, strange people, yelling, and even violence that Ive heard in the middle of the night. Anything that is broken at this property is slow to be fixed. It took MONTHS for a parking gate to be fixed (I have pictures, recorded it). The back walking entrance was broken every week, and management couldnt think of a better solution than to keep replacing the door with the same lock. What about a key pad? Washers and dryers are always broken, and multiple friends and neighbors have had things stolen out of the laundry room because none of them have ever had locked doors in the time that I lived there. Upon moving out, I specifically asked in person and over email about whats needed in the move out process, and its not until I asked a THIRD time that I was told that my keys and fobs needed to be given back, and I was told that I was charged for them... and thats the final straw as to what made me finally write this review. Also, new tenants do be aware of the bait and switch scheme that Maxx Properties is running. The rent is low the first year, and then they increase it drastically for the second year with no negotiations. I placed THREE phone calls before my rent renewal last year to discuss this with ZERO phone calls back. There is also very inconsistent treatment between tenants in the handling of rents and fees, which is sad. I would consider other options before deciding to live at this place.

My husband and I took a tour of this complex twice about a year apart. They did a great job on remodeling. Still a small unit, but cozy. Seems like they are almost full, which is a good sign. The only problem I have, and just cant sacrifice, is no laundry in unit. They have a coin laundromat on site that takes credit card. With 3 year old son, I dont think itll work. Otherwise I would move in

I moved to Arcadia Villas February 29. I absolutely love it here. The management couldnt be better and the maintenance is very, very good. Usually things are taken care of the day you report it. They are planting new flowers and bushes and adding new gravel which makes the grounds so pretty. I walk around the complex every day for exercise and it is a wonderful place to walk. The neighbors are so quiet you would hardly know they were there but mostly they are friendly too. I plan to stay a long time.

The only good thing about this place is the location and that its dog friendly. Even though my apartment got flooded during a heavy rain, had some bug issues, constant water outages (not kidding, every month), issues with the air unit (you will also literally smell everything from your neighbor units), overall, I didnt mind the place.. until my move out and they charged me with a $700 fee for smoke damage.. I DONT SMOKE. After explaining that I dont smoke to the manager, she basically called me a liar by saying well somebody did, dont know what to tell ya and told me it was her employees words vs mine. If the unit smelled like smoke it was from my previous neighbor who was a heavy smoker (both cigarettes and marijuana), the smell from his unit leaked over to my unit through the central air system daily.Needless to say, as a manager in the hospitality business, the way this issue was handled was extremely poor on the management team and left a really bad taste in my mouth and would never recommend this place to anybody.

I moved here without ever seeing Arcadia Villa in person because I lived out of state and was moving to AZ for work and needed an apartment FAST. I was forced to trust the reviews I read online and my interactions with the leasing office over the phone. I have not once regretted my decision to move here. We have beautiful grounds, 2 well maintained swimming pools, everyone is friendly and I love my apartment. Tina and Senada in the leasing office had kindness and professionalism that definitely made my move to AZ easier. Thank you for everything!

I am happy to see that Arcadia Villa still thrives. Thirty years ago, I live in a studio, there, and worked at Nosh-a-Rye Deli, around the corner.I am currently in Idaho, and I do miss those swimming pools!Cheers!

Ive never renewed a lease on an apartment until I moved to Arcadia Villa the units are older but nicely renovated but the real reason I renewed is the management especially Susan always so nice and professional and the maintenance staff really goes above and beyond cant reccomend this place enough

I used to lived at Arcadia Villa for a year. And I must agree w some previous reviews that the apartments are a bit older and with that comes some issues like the water pressure and the AC units but other than that not a bad place to live. The reason for my one star is the management specially the property manager. She is a JOKE!!! She could care less about anyone. She lies to your face and then tries to justify herself by saying she is only the middle person and she is just following what the lease contract saids. I had to contact MAXX properties to get any real answers and it wasn’t until then that the property manager actually starting paying attention. Just a little FYI if you are planing on moving there.

I lived here for 18 months. In the beginning I thought I had found a jewel! However, I had someone trying to get into by patio door at around 12 am. I informed Management and they said perhaps someone was drunk and tried to enter through the wrong door! I later moved to another unit and I had to file a police report, as someone entered my apartment and took some personal things. No forced entry (as I could see), however I took pictures of my lock which appeared to be compromised. Management couldnt explain why it had been tampered with. Interesting enough the maintainence guy quit one week later. After notifying management about my concerns of safety and wanting to break my lease. They imposed over $1k to break the lease even though I gave them the police report! I was informed my management that the secured pin pad gate has had the same GATE CODE for 10 years! (Im sure this was a slip up! Why would they keep the same gate code for 10 years? How safe is that?? I noticed the air conditioner units make alot of noise when they come on. I reported this to Management and they said unfortunately since the units are older there wasnt anything they could do to fix it. Dont waste your money if you are looking for a safe place to live.

Not just a rent check: April & Senada (management office) & maintenance staff (Arturo & plus one) are incredibly professional, sweet & totally take care of me!I am enjoying living at this complex managed by April. It is always kept clean & landscaped. It feels cozy & safe here. I was really sick for over a week & forgot to pay my rent & couldnt call to tell her until my voice came back. When I did call; April was amazingly genuine in her concern for me (since it was unusual for me not to communicate with them). She said she was about to knock on my door to make sure I was okay. Isnt that just the sweetest?!?! I am definitely not just a rent check to them.They have been very helpful and attentive to myneeds. They always make sure that my requests were completed to meet my standards but also to their standards. For example: during an inspection; April noticed in my ceiling, where there was a leak, that it wasnt patched cleanly enough & had it redone to higher standards. There are many other instances of her high standards to make sure I feel at home but too many to list.They are currently updating, modernizing with many improvements around the property. I am very pleased by Aprils & Senadas attentiveness and kind demeanor. I would recommend anyone to rent from any property managed under April.

I never thought living in a new apartment in Scottsdale would be so awful. I moved in and the roof was leaky and the management was rude and hung up on me. Do not live there, do whatever you can to stay far away. I am so disappointed that I am breaking my lease and moving to a different complex after just 2 weeks of living here.

THe best rental experience EVER!! From standing by the move-in specials, providing a quiet, clean and friendly living environment to ABSOLUTELY NO SURPRISES on move-in or move-out, THEY WERE GREAT!!! Neighbors went out of the way to respect each others privacy. This is a walking neighborhood, REALLY. You can go grocery shopping right next door at Fresh & Easy, get a great meal at Chelseas Kitchen, North, Ingo, Postinos or a great cup of coffee and breakfast at LGO - all within a 5 minute walk. The Camelback trailhead is a quick bike ride away and the Biltmore and Downtown Scottsdale Shopping areas are a 10 minute drive. Our dog made lots of new friends and getting anything repaired was EASY!!Wow!! Just read the other reviews. We did not have any holes or any leaks anywhere and we were not even in a remodeled unit. They are/were doing alot of work on the building and in active renovation of many older apartments, so maybe thats why the two previous reviews were bad. We moved in January 2014. Has been awesome.

Dont live here. Look at my profile picture.- Building leaks from the ceiling- Management is terrible and even hung up on me- Management would not give me keys to the apartment because they messed up the credit report- My bedroom has a 12 hole in the ceiling open to the attic- My bathroom has a 3 hole in the ceiling open to the attic

If you want to live in a noisy complex that has construction and renovations, this is the place. There is always some sort of noise going on, landscapers, various contractors on a daily basis. We moved several months ago, as we felt we were living in the middle of a construction zone.
