Due to unforeseen circumstances in April 2021we had to move my mom and nephew into University Terrace Apartments. The entire application process and renting of the apartment was handled with excellent customer service. The office staff was so accommodating and inviting even during the pandemic. While there the maintenance staff completed all request in a timely and professional manner. My mom loved the view of the courtyard and my nephew was able to walk safely and exercise daily. Unfortunately my mother passed and we have had to move my nephew.I would like to thank Ms. Claudia and her staff for the kindness and care they have shown us.This is a great place to live and I highly recommend it.

My husband and I have been residing with the complex since 2008 within the heart of Norfolk, surrounded with nearby shopping malls, restaurants, movie theatre and small businesses within the community. The staff is very friendly and very supportive (especially the complex manager Ms. Claudia, when I have been faced with life events and losing a loved one. She has reached out with support and compassion for myself and family).The maintenance staff is phenomenal, friendly and work with speed and efficiency. The grounds are kept clean and manicured as far as having roaches (I have not encounter that problem ) except ants which was taken care immediately. I would recommend this apartment complex to friends and family. Thanks for everything !!!!

I don’t know what other people are experiencing but I leave this review because I was just like people reading reviews and not about to move here. I don’t have any problems out here that are not minor fixes other then getting my car towed where everybody else parks at. They are very good with fixing stuff they have the best maintenance I’ve seen also very quiet neighborhood no trouble with neighbors. I recommend this place to people they just need to get the roundabout fixed because I should not get towed if everybody else without a parking pass doesn’t get towed but overall everything else is a great experience

I’ve spent over a year at this apartment complex and I can say that the experience is beyond word could have ever explained. From the maintenance team to the staff to the neighborhood itself, was just amazing. I had no complaints whatsoever. As a transition to another state, I will surely miss this peaceful and profound apartment complex. You guys keep doing the great job.

The staff is amazing! These are great apartments in a great area. The maintenance and office staff are always friendly and quick to respond to any issues. I have loved my time here and will always recommend it to others. I only moved because I purchased a home.

After 4 years my husband and I upgraded from1bdr/1ba to 2bdr/2ba. We greatly appreciate Claudia,Cheryl, and the other young lady who helped us yesterday.All are patient, kind, and professional. They handled our transfer with care, and made sure to answer all of our questions/concerns.They are hardworking and have made us very comfortable living here.

Been here for about 3 years now in the military & I’m from North Carolina, great food around and the interstate is very close so that’s a plus all day!

The rental staff are very nice, pleasant , patient, and they always help me through trying times especially during this pandemic . I love my apartment, the neighborhood Is quiet , people mind they’re business for the most part so it’s cool .

Ive been living on this property some time and my past year was miserable. The office has no accountability for their employees or their mistakes. They also do not care if these mistakes cost you extra money.Getting an employee from the office on the phone is nearly impossible and they will blame this on havingover 300 units. Maintenance is nice but they have to be called several times to fix one job. Parking is awful and the towing company pretty much only comes on holidays and weekends. Weigh your pros and cons before moving here.

Wow I was going to call to rent but so many of your reviews say you have roaches !!!! That’s my pet peeve and what I look for when renting. This is disgusting and if you want future tenants I suggest you get to the bottom of it. I don’t like properties who only care about money but not the overall experience of living. Roaches can cause medical issues in some individuals.

I give University Garden apartments four stars. I love the community. I love the staff. My first experience was wonderful! From start to finish of the process was amazing! Office staff was very professional and kind. I love how beautiful the grounds are kept and the extra lighting in the parking lot. The inside of the apartments are so beautiful!

I wanted to move here, I got a few inquiries all with different answers. Their page said the were running specials that I qualified. The next day I was told they didn’t exist

Best place to live this apartment complex is minutes away from all restaurants and shopping centers. My husband and I lived here at University Apartments going on 4 years and I must say our apartment is beautiful and have plenty of space. The apartment complex is well kept and all staff is amazing from Claudia who is awesome always pleasant friendly and if there is a problem she is on it, to Cherelle and the other ladies in the office who is always friendly kind, courteous, and professional. Maintenance is always there when you need them. If anyone is looking for a nice place to live I would definitely refer them here. I look forward to spending many more years with this apartment complex.

I was sort of excited about the idea of moving here but apparently I have dodged a bullet. Don’t bother applying or wasting money for the “holding fee” they will not give it back to you. Zero stars if I could help it.

Getting someone on the phone and by email is a hassle. Im trying to inquire about a one bedroom apartment but cannot get in contact with anyone. I will look elsewhere.

Edit: my one issue with the complex was addressed!Wonderful place to live. Maintenance responds very quickly to any appliance issues or leaks, normally within a day. Located near everything we need and the front office is super friendly.

Since the time Ive moved my experience has been great, my apartment is amazing. Very spacious, cozy, and very comfortable. Outside is groomed very well. My neighbors are great. Office staff is awesome. Really enjoy living here.

I have been here for eight months. I don’t know where to begin with the issues. First, you can hear everything through the walls; from your neighbors yelling to the dogs barking. Second, they are always doing some type of maintenance where they turn the water off. So if you don’t happen to see the notice they post in one spot you’re probably going to have a delayed shower. Third, every apartment I’ve stayed in I spray the same pesticides and am VERY CLEAN and don’t have any bug issues. This complex is run down with huge roaches. My building doesn’t have a laundry room in the basement but I went into one of the buildings that do just to check it out and there were roaches crawling EVERYWHERE. The office staff is alright not very educated on a job basis since each one tells you something different. We are breaking our lease because we are buying a home that we just viewed 30 days ago. If you don’t give them a 60 day notice be prepared to pay for more than just the break lease fee. I wouldn’t recommend this place.

My roommates and I moved in Sept 2017., it’s now June 2018. We have decided to end our lease and go our separate ways. Maintenance is always on it! They fixed all of our issues in less than 24 hours. No bug or pest infestation. I’m giving them 4 stars only because: finding parking can sometimes be a bit much after a certain time. They allow residents to park in visitor spots (only about 8 spots in total, which is ridiculous). And it would be nice to be notified when remodeling is being held. I work overnight and the apartment next to me was being remodeled(loud banging and moving things around) for almost a month which totally didn’t help when it was time for me to get some rest. But overall, I loved the complex. I felt safe, the appliances/cabinets are beautiful, the neighborhood is always kept clean, and it’s a very convenient location!

Being a current resident here I don’t have many complaints . The front office are kind helpful people, whenever we call with a question they get right on it. The apartment is great and spacious. Only complaint is, because I am a dog owner it’s hard to walk my dog around here because people clearly don’t know how to pick up after their dogs. Always having to watch your step while walking your dog gets tiring after a while. Not only that but it’s utterly disgusting, there were certain occasions where my dog would pick it up in her mouth and try to eat it. Very nasty. And it also causes a nasty smell when you’re out there walking them when it’s hot.

I love the apartment that I am living at. I do not have any problem with bugs or rats. My walls ARE THICK. I know this because the people below me just had a baby and they asked me if I could here her crying and that they were sorry if I had. I told them I didnt even know they had a child. Everything works fine and the grounds are nice. I love the office team. :)

Posting on an anonymous account because we do not want to be personally attacked.Love our apartment! Very spacious & cozy! Friendly workers & service too! But our family loves to be & play outside. But from what I’ve seen & noticed.. NOBODY that’s walks their dog into the backyard of our complex picks up their dogs feces. There is even a doggy bag/trash can!! And we just got back from the ER because our child has nonstoped pooping. So we ended up finding out that he has pinworms!!! The doctor said that it most definitely came from the dog feces in the grass & soil. We are not to happy because our baby is now in severe pain because people are too lazy to pick up after their dogs.

***BEWARE*** THEY HAVE RATS AND ROACHES!! I lived at University a couple of years ago therefore; when i was on the search for a new home I returned to University. My previous experience was excellent. Wonderful office staff, prompt maintenance personnel however, my return to this community in the past 60 days has been a nightmare. My daughter discovered a RAT in my apartment not even 30 days of living there. As of Friday the 5th, the rat was still there all in 60 days. The rental office, maintenance office, and corporate office has been called because of this situation. Finally, maintenance decides to do their job and pull out all of my appliance which Ive requested to be done NUMEROUS OF OCCASIONS. To say a shocker is the least, the entire floor board / base board behind my stove was completely gone! Not to mention the condescending tone i received from all personnel including the Property Manager frustrates me. My kids and I have yet to quietly enjoy our home because of their negligence and fear of RATS. If you move here please be sure to check behind all of your appliance because you could be living with pest. Not to mention my neighbors have COCK ROACHES!!

Overall it’s ok for your first apartment but you have to stay on them about doing stuff and it’s a hassleWhen someone is moving near you or when it’s really hot because they have roaches and spiders badly.

Although no place is without its flaws, I found University Gardens Apartments a great place to call home.The office and management staff , Claudia, Cherelle, Cheryl, and Tayjah are so very helpful and easy to deal with. Right down to the very last day of almost 5 yrs living there, they were understanding and went above and beyond to assist me. Even Rebecca in the maintenance department was wonderful. If it werent for my health, it would probably have never moved. So I just want to take this time to thank each of them. As long as youre willing to work with them with respect, they will do the same for you.

Since the day my husband and I moved in weve had only great things to say about living here. From the front office (Ms Claudia) to the maintenance department (Chris and Dennis). All problems have been completed promptly and satisfactorily. Thanks a lot. The Stringfield.

Location wise good but lots of cocroaches everywhere in the apartment. Reported to Apartment service desk and they have sprayed for pest control but no use.

Staff at leasing office is very very rude. They dont even how to talk politely with the tenants. Having mistake on their side and they try to blame it on the tenant, they should have some manarce and decency, Idont know how University appartments management will hire these people as a front staff.

This is the absolute worst place to live! Me and my roommate have been moved out for over a month now and they are still trying to charge us rent even after breaking the lease! As military personnel we were told we could break the lease with orders and we were told multiple different things on one topic from everyone in the leasing office, the leasing office does not know what they are talking about whatsoever. Personally this is an outrage, I do not recommend living here ever especially if youre military! Horrible customer service

I love my apt its updated and remodeled Maintainance always addresses my issues QUICKLY and Ive had no issue with bugs or pests. The office people are friendly and helpful. Rent is pricey because this is a good section of Norfolk as Ive experienced nothing but peace here.and I love the oool just wish it was open later or had adult swim nights

Deserves No stars infested with roaches no NOT waterbugs ROACHES. Pest control would come out every week! Apartment management took no further actions, lived there a year still had roaches! Almost 3 years later Im being charged 250 for the carpet not being cleaned !?? Theres was no stains no damages to the carpet..... and three years later really come on! I suggest you save your money and look into a clean place to live.

Where do I begin? This apartment is way over rated. Rent is way to expensive and they dont even help you when you need help with something in the apartment. Maintenance is ok. When I first moved in I dont believe they cleaned my apartment because it smelled like cat. Spent two weeks going to the hospital because Im allergic to cats. The ladies in the office always have a attitude and make it seem as if you are asking for too much. I was very disappointed living there. The only decent thing about the complex is the pool. I would never recommend someone to live here.

This place deserves NO STARS at all. Talk about a joke for a place to live. They have a massive infestation of COCKROACHES. These are the largest I have ever seen in my life. The staff here call them water bugs lol really they are really just COCKROACHES. This place FLOODS meaning you are not even able to drive to your place that you live instead you have FLOODING that prevents you from getting out or even going home. I can not tell my employer that flooding cause me to not come into work. Seriously if you value your health, stuff and your vehicle to not rent here. There is never water when you need it. The plumbers are always here to do some type of work that requires the water to be turn off. NO WATER AT ALL. Oh I almost forgot how do you feel about sewage flooding the hallways when you pass through the buildings to get to the main office really. I really do not like the idea of having to walk through someone SEWAGE. The water has been turn off at least 1 to 3 times per month. Which can last up to 3 days. Also you can hear your neighbors all the time even if they tell you that they have remodeled the apartment. First time I came here I found some homeless drunks sleeping in the hallways which management said thats common here. The public access to your apartments allows anyone to come in so be careful for drunk homeless people that will try to ask for money and a place to stay. Also there are people that stay between the apartment fence and the Walmart fence they are also homeless so be careful they like to stay there late at night. According to some data that I have located that they local crime here are THEFT and ASSAULT. Their have been some gun shots here and people driving to fast they are doing burn outs. Some idiot almost ran offer a little kid. SAVE YOUR MONEY!!!

I would recommend searching and investing your money else where. The walls are thin I could literally hear my upstairs neighbors phone alarm go off on VIBRATE. Huge roach bugs despite the pest man coming. My ceiling fan would leak water. The water pressure is low. All my outlets were worn out had to call maintenance 3 times before they completed the task. And the maintenance office never picks up when you call. Rent is overpriced for the quality of the apartment.

First off I want to Thank University Apartments as well as S.L Nusbaum for approving my family for a 3 bedroom unit during a stressful move. We moved here after looking at one of their sister properties that did not have everything we were looking for in an apartment. One of their leasing specialist reached out to me and sold me from there.Secondly, I have not had but one major issue thus far, with a clogged pipe leading to the outside but they took care of it quickly and called me when I was at work (I didnt even know it had backed up.)I see a lot of reviews about rats and roaches. I have not seen neither. In this area (Hampton Roads) we do have field mice. Im from Maryland and Baltimore has huge rats. And all they can do is try to prevent them but you have to help do your part as well by keeping a clean unit.Anyways I did not give 5 stars because no place is perfect. The parking and spots for visitors is not great but we make it work.My neighbor above me smokes so much weed my house tends to smell like it. I dont smoke but all I had to do was kindly talk to my neighbor.My dishwasher sucks but all Hot Point dishwashers suck. Thats not University Apartments fault, especially if you dont put in a work order for it. They dont know what you dont mention.I like my unit and the location in general, very convenient to everything.

The apartment is infested with rats, roaches and fleas, also there are stray cats that have made themselves at home right behind the apartment building that contributed directly to non-cleanliness of the grass area of the apartments. The chose not uphold the military clause, which is clearly stated in the lease agreement. I complained about everything thing listed above and the complex chose to do nothing. With that being said I also contacted the navy housing authority and the complex is in a on going investigation. Save yourself the time,money and effort, because it will all go in vane.

I moved in back in January and despite all the bad reviews about roaches and rats Ive had neither. When I first moved in I did have maybe four roaches but I bombed and the apartment sent someone out as well and havent seen any. The reason Im give them 2 stars is its currently 1 in the morning and Im awake because of the people UNDER me, I can hear there kids running back and fourth almost every night, Ive spoke with them and they continue sometime up until 2 in the morning. The walls are very thin. Also my rating came from the parking, I have spoke with the office and they kinda gave us more visitor spots. The overall size of my apartment is nice I dont have any issues with getting my work orders done I just have to call them. But based on the price I pay I should be able to sleep peacefully but due to the thin walls I cant and dont. Just wish I wouldve known the walls were so thin, we wont be renewing because of this.

I live in their sister properties Norcova Gardens which University Apartments owns and operates. It was an awful living experience. They call roaches water bugs. The bugs are terrible. Weekly i would find roaches(mind you i have an infant my house stayed spotless due to the baby playing on the floor)Gary the maintenance guy is awful and rude and does not know what he is talking about. For 3 months i had AC issues. Constantly being told it was just the thermostat. Finally after the apartment constantly sitting at 80 they came out and realized it was the actual AC unit. Water came in through my lights causing mold around the lights. They only painted over it with KILZ, Which did not do anything. Also the community is not quiet. Late at night many people come in blasting their loud music even after 10pm. It not a place i would suggest for a family with younger kids. There is a lot of traffic on the side of the building from people walking across the train tracks. Especially on the weekends there is a lot of drunks out walking around.Not to mention when i first moved in the walls were poorly painted the lines were crooked and you could see writing underneath the paint. The counters in the kitchen have a one inch gap in there where the were not caulked. I made this known when i moved in nothing happened. i had to caulk several of the windows myself to keep bugs out. The flooring in my bathroom has started to come up along the edges. The whole apartment is absolute garbage. The neighbor above me moved out and 3 days later a new resident had moved in. Proper cleaning was not done. They turn these apartments around so fast they do not do quality work. My carpet does not meet the walls in some areas. I only moved into this apartment as a last resort. I notified the leasing office of a drug dealer living across the street. Someone who brings a uhaul truck in every two weeks but does not move any furniture in or out of the apartment. Leaves his apartments way to many times only for short times. It has made it very uncomfortable for my mother in law to go outside and walk with the baby. Nothing was done on this issue. There is a lot of weed smoking around the apartments for the first six months the hallways always smelled like weed. I am in the military with a baby i do not smoke weed and do not want it coming into my apartment. Overall i would not recommend this place to anyone to live in.

This place is a piece of crap. I had to call maintenance at least 3 times to get my closet light reinstalled when it fell out of the ceiling. My dishwasher has never worked and I gave up calling. It floods the entire kitchen when used. The water can only be on or off in the kitchen, you cant change it to a higher pressure. Packages have been stolen on multiple occasions. And the mail boxes can be pulled open on accident let alone on purpose. Utter trash. Never live here unless you have no other option.

Worst experience ever, Can you say BEDBUGS!!!???? Proir occupants had them and the rental office never told me. I had them from day one but did not realize it until the neighbors got them. I lost my sofa and my brand new mattress set is encased in a bedbug cover for over a year.It took 6 months for them to repair the bathroom floor. When they finally did repair it, they had to totally gut it and rebuild.I will never rent from any place associated wit SL Nusbaum again.

My wife and I have been living in the apartment place for a little over a year and half, the apartments themselves are not bad for the price. The MAJOR problems are the way the residents are treated. First off they let people who dont live in the apartments sit out in the parking lot and blast music from there car at all hours of the night. Then they give you less then a 24 hour notice for any major maintenance being done to the complex. We have had our car towed twice even though we have the approved sticker on our car. Also my wife and I are both in the military and we have gone on leave back home and when we got back our car had been towed because the apartment place failed to give and notice on that they were repaving the parking lot. So while we were on vacation our car was towed and sat fro 6 days with the towing company for 6 days because they failed to inform the residents multiply days in advance. The way the apartment complex is run is horrendous and I would not recommend anyone renting from this complex.
