Great community. Management team and office staff are courteous, responsive and handle issues appropriately and timely. I love living here. Amenities are top notch. The pool is amazing !! Free coffee and community events. Very pet friendly.

In general: disappointed!I think 6 month is long enough to review this place. I was hoping to see better quality housing and the surrounding area (after my virtual tour). Please come and see this property in person if you can, otherwise I dont recommend anyone renting over a virtual tour.IMHO, this place is not worth the price (compared to other apartment complexes). The very first thing I didnt like is how my unit is not cleaned at all. Hairs everywhere in the bedroom. They didnt even bother cleaning it!!. It took me a lot of vacuum cleaning before I stopped picking hairs as I walked in the house. The hallway is dirty, and spider nets everywhere (it makes it look like a cheap place). Also be careful some of their buildings do not have elevators - this makes moving-in very unpleasant. The only happy side of this place is the spacious swimming pool and I never see it crowded. I hope this will help others to make informed decisions.

My husband and I lived at AMLI on Riverside for 3 years and LOVED our experience here. We are from the Dallas area, and the apartment is conveniently and centrally located in town. The AMLI staff are responsive, very friendly, and kind. They were prompt to respond to all our maintenance requests over the years. The apartment homes are not only beautiful, but situated in a safe community. The free Starbucks coffee, resort style pool, Amazon locker hub, proximity to walking trails, and good parking were all benefits we enjoyed living here. We could not more highly recommend!

Cheap tactics- they sucked us into property with decent price for first year and then when renewal time came they increased our rent by 50% for 3 months and 20 % for 12 months $4800 increased per year . We heard construction noise for whole year and still bearing it . There has been plumbing breakage and closet was damaged and then this caused roaches . I would not recommend this overpriced, cheap tactics property to anyone. They are not even courteous to reconsider rent. They are like it is up-to you .Maintenance was good considering the rent

AMLI on riverside has been a great place to live for me. The main thing that makes it so great is the incredible staff. They are so magnanimous and very caring. They truly do everything possible to make sure that everyone has the best customer experience. The entire team is what makes that property work so well. Haley, Jen, McKenzie, Nelson, Victor, Larry and of course the wonderful Clay. I can’t name everyone, but I can tell you they all contribute 110% every day.

AMLI on Riverside is a great living community and offers most amenities people could ever want. It is very convenient in location to restaurants, grocery stores, and convenient stores. Great if you have a dog or dogs.

I have lived at AMLI on the Riverside for about a month now. So far my experience has been pretty great. The front staff and maintenance staff are amazing. Super nice and will help you with any issues that arise. The only complaint I would have is that the trash valet service people dont always show up on there assigned days. Other than that I love this place and this area.

If you want your community to smell like nasty food, construction to go on constantly. Construction workers walking around the complex constantly. and when you leave they will milk every last penny they can from you. DO NOT SIGN HERE. you will be much happier leasing a house or from a different complex. also if you for some reason live here live on the top floor because you can hear every step someone takes above you.

We have lived here for several years and have moved in to different size apartments as our lives have changed. We have also lived here through the office management changes and we have to say the current management and office staff is the best it has ever been!! Even with the outside construction going on, which is a part of life, this is a pleasant and beautiful property. The maintenance staff is pretty much THE BEST you will ever find!!!Normal life issues happen at your residence, what is truly important is how they are handled by the property team. If it had not been for the current (amazing) office staff and maintenance team here fixing the random issues we have been faced with this review would be A LOT different. As a matter of fact the absolute stellar way they have handled the situation is what led me here to finally write my review after all these years.

We just moved in a couple months ago. And so far our time here has been pleasant. The grounds keepers are very nice. This apartment complex is by far the most detailed and on top of everything regarding trash, balconies, garages. And not to mention very clean! I have been back and forth with the leasing office regarding issues and they never fail to communicate and to help me understand my doubts. i wish the best to Amli as they grow and hopefully branch out!

I have lived at the AMLI on Riverside going on 3 years and I love it! The staff is great, the amenities are awesome, and the apartments are beautiful! This is by far the best apartment I have lived in while here in Dallas.

I absolutely love it here!I love living at the Amli Riverside. The apartment itself and location is amazing. The grounds are always kept very nice and clean. The complex is very peaceful and all of my neighbors are really nice!The office staff is amazing! Mckenzie made my move super easy and stress free.I can go on and on but I highly recommend this property. You will not be disappointed!

If you want peace and quiet, do not live here. Already a noisy place with the surrounding businesses and construction, now were dealing with a full scale demolition and repair of the exterior facade. The best part is that were forced to work at home during the COVID-19 crisis, now we have men on scaffolds pounding away on our balcony and exterior walls, and heavy machinery below constantly in motion and beeping. Managements solution? Use their conference center to office in. Not acceptable as were unsure of cleanliness in this area plus I need multiple monitors to do my job. I tried contacting corporate and no response. Again, rent at your own risk here. Way overpriced for the hassle.As a side note, the maintenance team here is outstanding. The two star rating doesnt apply to these guys.

Nice, clean community and really helpful staff.

Overall, our apartment and community is beautiful. The management at this location sold us when we were apartment hunting, but it is clear that the staff has since changed for the worse.We moved into a unit with a yard for our dog, and it has been consistently unusable (even though we pay $150/mo extra to have a yard unit). We have reached out COUNTLESS times and have been ignored for multiple weeks or sent vague/unhelpful responses. When we finally got a response, it was unsympathetic and frankly pretty rude. We were basically told to deal with it and made to feel like we are being dramatic. They did agree to eventually re-landscape the yard but I can not stress how poorly the management communicated with us. They did some work, but it was poorly done and an ineffective solution. They are now telling us that the issue has been resolved, but it is like they are looking at a different yard because it is clear the yard is still unusable. I am now realizing this problem will never be fixed.We understand TX weather can be unpredictable and we know that when it rains we will have a muddy yard, but the issue is that the landscaping is not done properly so the rain consistently pools in our yard and it almost never actually dries enough to use.We have spoke to many of our neighbors and we are all having the same issues with the management and it is forcing many people to leave this community. People have been continuously disrespected specifically by one representative in the office that responds to resident concerns. (When a neighbor reached out about her issues with her yard, she was told that she will not be getting any rent credit or otherwise because we still have access to all the other green space to take our dogs out. That is not the point!!! We are paying for something that we cannot use! When we moved here, we intended to stay for about 3 years before buying a house, but the way we have been treated is making us question resigning.I cant say enough great things about the maintenance staff. I am just unsure where the disconnect is with the office staff.The pictures are showing the flooding that happened anytime it rained, and then the solution with the drains, and the results.

My wife and I moved here 2 months ago and we are absolutely loving the place. The apartments are always kept cleaned and staff is very nice and helpful. The neighborhood is really good with lots of space to walk and every major store are within a 5 minute drive. I’ll update my review if anything changes but so far everything has been amazing.

My tour here was perfect. I believe Halee (I think im spelling it right) assisted me. Her personality is perfect for the multifamily industry and i appreciated her attentiveness.

I moved in July and this is the worst experience I ever had. Spacious floor plans and the maintenance team (especially Michael) are the only good things in this community.First - the day one we moved in , the unit wasn’t cleaned. I had to call the front office and they had the maintenance team come and clean it for us which took them 2-3hrs and we had to wait.Second - the package system is the worst. It’s a shared locker room where all the packages are just dumped.Searching for our packages takes atleast 20-30 mins and Even then most of the time they are missing. In the first 2 months we lost 5 packages and 2 were returned saying delivery issues. We are living in overpriced apartment and still ended up giving our friends address for online shopping.Third- we live in the first floor. For The first 3 weeks the balcony smelled like urine; we complained to the front office and they said they can’t smell anything.Then we observed that the water/some kind of liquid dropping from third floor. We complained and they did nothing. Michael from maintenance team came to fill some work order and I requested him to check . He checked and found that the dead leaves of the plants lining our balcony smelled like urine.He couldn’t stand the smell and cleared it for us.I appreciate him. What’s the use of having spacious patio if we can’t use it.Fourth- the worst part , it’s been over a month they have closed/ covered all the windows and balcony door for the building repairs. We haven’t seen sunlight in the home for a month now and that constant pounding on the walls is very disturbing. It’s depressing.My kids teacher gets angry with all the noise and she gave low grades . It’s very frustrating. Not a single room in this 3 bedroom apt has a quite atmosphere. All my patio plants are dead as there is no sunlight.we couldn’t get access to our bicycles ,scooters and the storage room for over a month now.Th worst choice I have ever made.paying $2200+ for having the experience of living in prison.we moved from Lavillita lakeside and landings for spacious floorplan so that every person will have quite atmosphere for working or schooling from home .

We just relocated to AMLI on Riverside from Florida and its truly one of the best apartment complexes we have lived in nationwide. The facilities are awesome but the key is the service. Maintenance is lightening fast and friendly and Lance in the leasing office is the best! We did everything online and he provided four seasons caliber service the entire way; awesome experience! My wife and I are very happy residents.

Very nice community, with good amenities. We moved from Atlanta and we’re looking to lease an apartment sooner. Leasing office team, specifically Lance worked with us and the turn around time was Amazing. We actually moved in in less than 48 hours. Thanks to other members, too. Glad we came here. This was our first Amli experience and its totally worth it. Thanks again.

Have been living here since July and love it. The staff are very helpful (shout-out to Lance) and maintenance requests were completed very quickly. Neighbors are friendly and the complex is always clean. Really glad we moved here :)

I have lived at AMLI on Riverside for over 2 years and have thoroughly enjoyed every moment! The location is wonderful, convenient to shopping, yet surrounded by ample green space and various walking trails! The amenities truly make Riverside feel like home - and fit my lifestyle perfectly. The pool is gorgeous, quiet, and feels like a resort! I sit at the pool often just to read and listen to the sound of the water. I love the fitness center also, and the fact it faces the pool, which gives you a lovely view while on the treadmill. The staff are incredibly responsive and professional and service issues are taken care of immediately! I could not imagine living anywhere else and being this content. A++ community!

We’ve been living in the Amli on Riverside for 4 months. We love it here. Convenient location for both our jobs and the airports. Beautiful quiet neighborhood with lots of places to go for walks with our dog. Our AC bill is a quarter of what it used to cost us in a similar sized apartment. Parking is never a challenge. The pool is great! A special thank you to Haley in the leasing office, who went above and beyond for us when we were in a difficult situation! We would highly recommend living in this apartment. We’re so happy we moved here!

Really bad experience with the staff, staff at the office are very rude and disrespectful not to mention creepy maintenance team. I always feel unease and unsafe.The quality of the apartment is very cheap and environment is not well kept.I wouldn’t recommend to anyone, overly priced but poor services.

One of the prettiest communities in LasCo and close to so much retail, restaurants, and bars! From the start, we were treated like VIP guests at a nice hotel - specifically from Lance - he showed us around and answered all of our questions. We were stuck between like 3-4 other similar properties in LasCo, but we received the best service and deal at AMLI on Riverside (and for way better amenities)! Once we decided to lease here and had even more questions about move-in (especially during COVID), he responded to my emails within like 15 minutes on any given day - I was amazed at that level of customer service. Once we did move in, our unit was so clean and smelled great!! Lance even called us on move-in day to make sure everything was going well! I’m still so excited about living here; we haven’t experienced any issues at all, and honestly, we really don’t expect to! Feels like home!

There was some false information giving to me by a manager. And she didnt recall telling the information she gave me. Thats all right everyone makes mistakes. I would have giving it a five * if not for that error and the fact that I dont live there,sadly. But let me tell you this, I would love to. I would work there. Its heaven! My daughter and I were treated respectfully. The leasing consultant was AMAZING!! What a character and I mean that in a good way. I believe his name was Lance. He was nothing but sports and spice and everything nice. I couldnt have asked for a better experience on an apartment tour. My short term goal is to become a resident if only for a year or two. Thats how beautiful it is there. Thanks so much Sir.

Worst Management and maintenance.

My family and I have lived here for over a year now. We just recently renewed our lease. The location could not be better, quiet and close to so many walking paths, parks and trails. The staff is always upbeat and willing to help with anything we need. I decided to write this review today after a nice resident event they had for us, which they do often. A+ experience!

Moved here from out of state and Lance has made the process a breeze. He handled all of my paperwork in a timely manner and everything was set and ready for me when I got here.Apartment complex is a quiet and safe building. Open kitchen, huge bathroom, and updated appliances. I love the staff that I have met so far and the neighbors I have met are friendly as well.Also, didnt even realize how close the complex is to food and shopping until I moved in! Great location.

My mother and i have been to AMLI on Riverside twice now and they never seem to disappoint. Lance and another wonderful man who i cant seem to recall his name were very nice and answered all of our questions. In the beginning of last year Lance remembered us from the wonderful review my mother sent. I wouldnt mind calling this place home for my years in high school.

UPDATE: Initially I gave the below review with 5 stars. However, the construction noise has been horrible lately (we were NOT told about construction when we signed lease in May). They close all windows and doors and patio access is not there when construction is going on. Initially they said 4 weeks for our apartment to complete the work, which now became 6 weeks and still going on !Worse, the construction crew will come inside the apartment to check if any damage is done and repair it ( WE WERE TOLD 6 WEEKS AGO THAT THEY WONT COME IN). I do not understand how they can come into the apartment and work on stuff during COVID without tenants permission. I told them I dont want them to come in but they say it is mandatory. We have some high risk people also living here and if they cannot make changes to these mandatory rules during extra ordinary times, I do not know why I am paying such a huge rent !!!! Is this a prison !!-----------------------------------------------------------------------------------------------The apartment complex has a great ambience and good quality. Haley from leasing office is extremely helpful and followed up with us on all requests and saw it through that we had everything we needed.

I just relocated to Dallas and have been with AMLI on Riverside for a little over a week. I love it here. From the tour all the way until now, the staff have proven to be extremely helpful and caring of their residents needs. I looked into about 20 other apartments when considering where Id be moving to, and no other apartment staff compares to how thoughtful they are here. They will do anything in their power to accommodate an inconvenience. They even went as far as to deliver cookies to me at work during my first week of orientation. Honestly, who does that? 😆 very sweet staff. And the community is also beautiful, clean and quiet. There is even a gate at every building so you have to call someone in when they arrive which is great for privacy. When looking for apartments I had a bunch of key points that I required (Im picky) and AMLI on Riverside had them all ^_^

As good as it gets. My place is amazing. Quality finishings (not cheap stuff), built solidly (walls arent paper thin), great open floor plan. You dont have college kids booming music. Its adults/families here. Very nice area to be in as well. The staff and their service is what youd see at a 5 star hotel. Very friendly, always offering their help even when not asked for or needed. If anything needs to be fixed or a light bulb needs to be changed or something like that, its done fast. I just moved to Irving from out of state and been here 4 months now and my apartment is my favorite thing so far. Is that sad?

Nickeled and dimed upon move out, which was disappointing. Apartments are nice but cheap finishes. Pool not maintained well.

I have had nothing but a great experience while living at this residence. The community is very well kept and is quiet and safe. The staff is very prompt and professional and any maintenance requests I have had are handled immediately. 100% recommend this residence. I dont foresee myself moving anytime soon.

Great place, super quick response on any questions and repairs. Grill ran out of gas by the pool, called, fixed next day! Very clean and super new! So happy I moved in here! Amazingly nice staff and shout out to Karl for helping me pick the best place for me! :D

I am a new Amli on Riverside resident. I had a few viewings and can compare to other apartments. This apartments are much better than others. First, They are brand new. Second, interior decor is very good (table top is made from natural marble, wooden floors and etc). Third, surrounding area is beautiful and well-kept.There are also a very friendly and helpful staff at Leasing office (Lance, Karl and Cristal) and a Maintenance team are also great (especially Michael). They all always help very quickly if some problem occur.So, I highly recommend you living there.

Karl and Lance have been awesome! They did the walk through with us when we initially were looking at multiple Amli properties. Karl assisted us over the phone, via email, and face to face. The 1st apartment he showed us is the one we ended up going with and we couldnt be happier! He was understanding of our time frame and he followed up with us he week we moved in to make sure everything was ok. Cant thank you enough for not only helping us move in but also giving us tips and recommendations on what to do around here. You are awesome and we appreciate you!

I like the apartment unit but I do not like package management service luxorone. Amazon hub is much better than this.

Renters Beware: Paper thin walls and ceilings, you can hear every step your neighbors take, let alone music, dogs barking, etc. There were often loud parties on weekends and no staff to assist. They provide low quality appliances - for example, they expect you to damage your ceramic cooktop and then charge a service fee to fix. We had a horrible experience moving out - they said we could do a joint move out inspection, they got too busy (on a weekday morning when they werent busy), promised we would have a joint inspection, and then told us three days later (after checking in daily) it was too late, work was already done and hit us with ridiculous damage fees that we do not believe that we were not responsible for. Amli Corporate does not return calls nor emails. Property management doesnt seek means to resolve but rather threatens to send you to collections and hurt your credit score. Weve lived collectively in at least 8 various apartments over the last 15 years and never experienced any of these problems before.

We have received a very poor treatment from AMLI during our move out process. First, we were charged to replace the glass cooktop because of scratches. The cooktop was not cracked or broken. It was scratched. A glass cooktop is notorious for scratches. When googling glass cooktops, 100% of people agree that a glass cooktop is one that scratches easily. As this website says: Glass top stoves, although attractive, are notorious for scratching. Worse, many of these scratches occur during routine use. Amli decided to outfit their homes with cooktops that scratched with routine use. With that decision, they should also take financial responsibility when they do scratch. They should assume that their tenants will use the stovetop.We were also charged because the carpet was too heavily stained with black spots and heavy traffic stains in the bedroom”. I would hardly call the eight less than 2 mm size dots on the carpet “heavily” stained. Moreover, we were two people living in the apartment for 13 months. We did not even wear our shoes most times in the apartment. When looking at the pictures, we see normal wear of a carpet, not heavy traffic stains. Is the expectation that we not go in and out of our bedroom? Is the expectation to rent but not to live in the apartment?Second, after Amli Riverside would not waive the fees, I called the Corporate Head Office. After several attempts, I spoke with Sergio. In our conversation, Sergio admitted that glass stove tops do scratch and he would call Amli Riverside with the deal that Amli Riverside would could keep our $250 deposit, and we would not be responsible for the remaining $286.11. I did not hear back from Sergio or Amli Riverside and assumed the matter was resolved. On Saturday, we received a letter from a collection agency.I called Sergio the last three days, leaving a message and asking for a return call with no response. I also left a message at Amli Corporate Office for a return call with no response.The business practices of Amli Riverside is disappointing. We used our apartment. We did not abuse our apartment. They should not be charging us for normal wear and tear. Secondly, rather than communicating with us, they just sent our bill to a collection agency.

We recently moved to AMLI on Riverside, Its an ok apartment,looks great from outside but ok from Inside.The main thing I dont like in the apartment is the sound quality.We have the park adjacent to the apartment, we can hear the sounds from the park and also noises from the Top floor specially when they have kids. I do hear the sound and vibrations from the neighbours woofer..Apart from the above, the leasing office team is very informative and kind.

This community is pretty, but I would not recommend anyone to live here.We were living near the pool, its noisy, people have party, music and drinking. Rats running around the pool at night, people yelled and stay after midnight.We stayed in AMLI apartment 7 months. We bought a house, so we want to early termination. Regarding to the leasing agreement, it requires 60 days notice, but it did not mention how many day of penalty for early termination. At the end we paid over $9,000 (3 months+ 60 days notice) to get out of the lease. IF I would have known 3 months penalty in advance or it shows in agreement, I could have different plan or find another complex.

The Worst, Lived there for two years ... Staff super arrogant.. covered up multiple foundational issues ... Not to mention they over charge for everything

I dont know where to begin. I lived in this community for two years and my experience was nothing short of spectacular. I was always treated like a family member as anyone else received the same treatment. Prompt responses to your maintenance needs. The prices are fair. Extraordinary leasing and management team including, Krystal, Paul, Lance, Carl, and amazing maintenance crew is part of the deal. I have nothing but saying great things about this community. The service is unparalleled. I would greatly miss it and recommend it to anyone who lives in Irving Las Colinas area. Thank you for such an amazing experience.

I have been living here for a month now and I could see that it is really a well-managed community. The leasing staff - Karl, Krystal and Lance - all are really awesome and helpful in understanding the needs and resolving any concerns. The entire lease signing process was easy, and Karl helped me get through it in a breeze. The maintenance team is also amazing and completes most of the service requests under 24hrs which is really great for any apartment. I had a few minor things like A/C filters, Bulb replacement, Dishwashers etc. and all were fixed on the same day. I was really surprised and really appreciate their efforts.Regarding the amenities - the Swimming pool, gym, laundry services are all cool and well maintained. They also have a Luxor one centralized package room (for all our package deliveries from UPS, Fedex) that opens the door when we key in the code sent as a text message. That is really convenient and is much more secure with the Security cameras and stuff.There arent any major cons except the below two and that is the only reason I did not give a 5 star.1) The valet trash guys do not do their jobs cleanly most of the time, the stairway and the concrete corridor near it are mostly dirty which is the result of them spilling the trash over the area. When people walk over it, it makes it even worse and creates a big a hygiene concern. When reported, community maintenance team do a quick clean up, but most of the times the stains and the odor remains. Within a month I had to raise 2 service requests for a cleanup due to a left-over mess from Valet trash. I believe either the Valet trash team needs to be monitored closely or there should be more frequent scheduled power washes and degreasing of the Stairway and concreted area nearby to keep the community clean.2) The 2nd reason is my annoying neighbor who is right above my apartment. Every day - including weekends they wake up almost at 5.30 a.m. and start stomping the floor as if they enjoy the sound of heels on the floor. They sometimes even start running which make it worse. All apartment bedrooms are supposed to be carpeted, not sure if they do not have a carpet or it is something else, but the sound of the steps is so loud that it wakes me up in middle of my sleep. Since this is reasonably a new apartment construction, I thought they would have done proper insulation between the floors so as to muffle the foot step sounds but seems like it is not true. So, if you are stuck with such inconsiderate folks like this above your floor, then it’s a real problem.Hope this helps!

I absolutely love this place! My wife and I got married back in May and moved in together that month and weve been more than happy with everything since day one. So far its been about 7 months living here and nothing to complain really. Below is a quick pros/cons list:Pros:- Super nice, friendly, and professional staff. Carls my favorite! Hes always so helpful and has a great attitude. Staff is always there to help you and answer any questions you have at all.- Complex is overall very clean and modern looking. The staff maintains the area very well.- Love the pool. Luckily our specific apartment is only a like a minute walk from it so easy to be spontaneous and grill at one of the two grills there without hassle.- Gym is great but would love some more weight lifting machines.- The Luxor package room I think was a great addition. I know people are complaining about it but its honestly so convenient for residents to utilize instead of trying to make it in time for office hours to get packages since this is 24/7.- Maintenance staff is on point with getting requests done on time; within 24 to 48 hours.- Food Truck Tuesdays are the best! Lots of community events that are amazing like free omelets, food trucks coming on Tuesdays, wrapping gifts together, etc.- Its in a great area, in the middle of DFW so travel time to most places is not more than 20 minutes and food/groceries is within 5 or 10 minutes.- Safe area and theres a las colinas patrol that goes around tooCons:- Most of the cons were fixed once we talked with the office.- The only bugs we see consistently now are spiders but as long as you request pest control every couple of weeks, youre fine. When we first moved here, we did see a lot of those little worms but after lots of pest request and once they changed out the mulch in the grass, they have completely disappeared but well see if they come back in the summer.- You cant really leave anything outside your door. We tried to put a Christmas welcome rug in front of our door to be a little festive and have our guests wipe their feet but one day my wife said one of the maintenance guys randomly came by and knocked on the door but when she didnt answer fast enough, he just TOOK the rug and started walking away with it till she opened the door and stopped him. He told her we cant have them outside our door so she said thats fine and took it inside but I was more mad that he just started walking away with our property. Could have left us a note to remove it since we had no idea we couldnt have it there...Suggestions:- TVs at the pool. I saw some of the AMLIs have them in the pool. I know this complex is an open plan so probably dont want to risk theft but Im sure theres security systems they could put in place. Would be great to be able to watch a football game with some close friends and family while grilling.

Issues still with packages. I required signature on FedEx package, the item still gets logged into the mail-room....they scan a different bar-code to say a package is delivered. I have escalated to management and they just blame FedEx for the issues with LuxorOne...

Great place to live!

In terms of safety this is not the good place to live in. In two month period more than 3 times false fire alarm happen during mid nights, just few mins back we went three times in and out of the house
