Honestly I don’t even know where to start from I don’t usually post reviews, I am just simply DISGUSTED with the management here at AMLI at Escena Jennifer was the agent that was attending she was just TERRIBLE.I beg of you PLEASE DON NOT COME HERE AND STAY AWAY. There are way better Apt Complex than this. Yes the scenery is really nice but please don’t be fooled. The way they treated us was so unfair and unprofessional. Never have I encountered something like this. Please if you read this just look somewhere else.

Most (not all) leasing agents were helpful and professional.What makes this property good is the handyman. The handyman is very friendly (hes always smiling and friendly towards the tenants) and he really know what hes doing when it comes to fixing anything in the unit.

Lived here for 2 years! The apartment was great quality, staff is nice, and the amenities are great as well. The only thing is this place has more kids than a elementary school and they take over the parking lots in the evening. This place is cool but it’s not fit for a young stunna

Excellent homes to live in. Just relocated to Texas and found Amli on google maps. What a great find. Consistent service in all locations as I am familiar with south lake union location in Seattle. Apartment is beautiful and the best part was being able to do all the signing up online and just come in to sign and receive keys. Quick, easy and painless. Love the place.

Came down from New Jersey to look at apartments. After looking at about 12 properties AMLI at Escena was the last one that I looked at and is now where I call home! I wanted to wait until I have lived here for a few weeks before leaving a review.From the time I started searching, Zach Mosley, was extremely helpful. I was no walk in the park trying to find an apartment. Zach showed me multiple units, and even allowed me to come back multiple times after to show me...the same...exact...apartments. He was happy to help. Coming from NJ I was really stressed about getting everything together. I spoke mostly with Zach, however I did correspond briefly with the other workers in the office (I do not know their names) and everyone was just extremely inviting which was a nice switch up from Jersey!The property is beautiful and really well kept its actually quite impressive. Maintenance is ALWAYS around and I always see work being done to maintain the property. I live on the second floor and have no complaints about any noise issues.Very close to lots of restaurants and is only 20 minutes outside of the city. I highly recommend!

Moved here last year and so far it has been amazing experience. The quality of the apartments is top notch, amenities like Gym and swimming pool are of great quality. Management takes utmost care of the property through regular maintenance and is extremely responsive to any queries. Closer to lot of eateries and all major grocery stores. Highly recommended as one of the best apartment living options in Irving.

If you are a leasing agent, you MUST have patience to deal with prospective clients that have kids. I have two small kids, who were jet lagged and tired when we came for our appointment. The leasing agent Jennifer Martins disgust with my kids was pretty apparent. If you dont want kids to put their feet on your mediocre couches, make a play area, and show some darn soft skills!! Needless to say, I ran out of that building as fast as I could, never to come back again!

We drove 13 hours from Indiana and had no idea we’d be moving in with ROACHES. They knew 2 weeks prior to our lease that there was an issue and never informed us. They handed us the keys when we arrived and didn’t inform us. No one ever told us that our apartment was in an unlivable state. The assistant manager attempted to act surprised when we reported the issue, but she later revealed that she had known all along. We also noticed that the neighbors had their uncovered trash sitting outside their doors all day.. this was not the upscale apartment we thought were getting. So disgusting and negligent.Overall, management was unbothered. The manager never once tried to reach out to us to apologize or check in on us.The assistant manager, Angela, arranged a temporary guest suite at AMLI Riverside for us since we were now homeless and because we said we were willing to let them clean the apartment. Otherwise, we would have had to pay for hotels until we found a new place. She had many excuses and no answers to my questions. I asked her if the neighbors had this issue and she said “we can’t just enter the neighbors’ apartment.” I was stunned. Not only did she not answer the question, she completely contradicted the lease agreement which states that they have the right to enter your apartment. Her response showed a general lack of concern and knowledge.Jennifer, the front desk person, was very rude. She called me to find out why I had not completed the Apartment Condition form for the apartment that I never even moved into and then put me on hold for 10 minutes. She then proceeded to yell at me because we didn’t inform her that we would be signing a lease somewhere else, when we had just made the decision.Thankfully, we got our money back and went with a new apartment.

I wanted to update my review since I posted when I first moved in and I have now been living at these apartments almost 10 months. I am overall very pleased with the property and staff! I enjoy living at this complex and I dont picture myself leaving unless the rent skyrockets or a big issue arises.Quick notes:1. The complex is in a residential area so there are a lot of kids nearby, so expect some noise. The office is good about reminding residents/parents to not allow kids to play in the parking areas where it is very dangerous to do so as well as keeping toys out of the common areas.2. Landscaping has gone a bit downhill, but Ive brought it to the offices attention via survey and theyve assured me they are aware and an overhaul is happening soon. Ive also had to reach out a few times about the area in/around my building being dirty with trash, etc. The mail area is especially dirty most times I go. *This is the only reason I took one star away. When I first moved in the property looked MUCH nicer/cleaner.*3. Apartment is nice and I havent had any issues with the quality or anything breaking/not working. I LOVE the layout.4. Pool is nice and well kept. Gym is nice but very small.5. Office staff is very responsive and solution oriented. I never hesitate to reach out with issues and I always get a quick response. Ive even asked for favors a few times and theyre always willing to help out in any way they can.Ill repost if I do move out regarding move out procedures!

Update:The way Angela communicated in regards to setting up the treatment was unacceptable. She backed off her own word, her tone was rude and she was implying its my fault. I have the emails if corporate is reading this. We have always been patient with the management and never had issues with anyone else.The community itself is great with great maintenance staff. However I in particular seem to have gotten the cursed unit. I moved here from Philadelphia in the middle of the pandemic. It started of with the cooling/heating issue with one of the three bedrooms. Then we had the worst upstair neighbors and making the case worse the upstair unit had such a bad case of cockroach and bedbug infection that it had us killing upto 6 cockroaches EVERYDAY. It felt like they were spewing down from the walls.seems no end to it. It has been two months with us working with the pest control. I have to say I am disappointed.The management is poor in communication.

Escena is located in a really nice suburban neighborhood but management is terrible. We just relocated to state of Texas and Escena was our top pick. Escena had a few unit available but many had some floor designs that didn’t work with our vision. We decided on the 1 bedroom, 1 bathroom unit with the bathroom entrance outside of the bedroom, so that if we have guest they will not have to enter through the bedroom.On our actual move in day, our selection was unlivable. Our unit was infested with bugs which was not only off putting but highlighted poor preparation of our arrival by Escena. This issue also showed that, while in a pandemic, extra care in cleaning the unit was not done. When alerting the staff about the bug issue, The head of maintenance lied and said it was just ants. the bugs were not ants.The community property manager became aware of the infestation and decided to change us to an unit with the bathroom inside of the bedroom (not our request) and attached garage below the unit, but informed us we had to extended our 12 month lease to 13th month.At this point, again noting that we relocated to Texas, our hands were tied. We essentially were homeless and needed a place to live. We did not want to extended our lease, but we did not have another option as our moving company had arrived with our belongings. So we moved in.Fast forward to dwelling in this space, I have put in repeated maintenance orders which were still not fixed when we moved out.Furthermore, The community also has a lot of action in the parking parking with children playing and people exercising or walking their dogs in the path of traffic or directly in front of our unit constantly. This became a safety issue for us. I contacted the property manager about this issue on numerous occasions, references safety but they stated via email that they could not do anything about it through email. The complaint was about safety, so in essence the property manager wasn’t concerned about our safety. I complained because when my wife would enter and exit the unit there was always a stranger greeting her like they lived there. The individuals who would do this daily were not our neighbors and had no business loitering in front of our unit. No one, especially women, should have to worry about entering and exiting their place of living worrying about who is going to greet them when they open the door. Please note, the term “greet” is not being used in a welcoming manner. Due to management not addressing the safety and loitering issue, living in this safe became unsafe.Upon moving out, we have learned of a carpet charge. There is no reason for this change. The carpet has normal wear from contestant foot traffic as the carpet is located in the bedroom. Again note, we were originally selected a unit with the bathroom outside the bedroom where carpet was. There is no intentional damage to the carpet. There are no rips, tears, stains or even bleach on the carpet. When alerting the community about the charges they replied stating that the charge is from a vendor and they could not give a full explanation. Without an explanation, this leads us to believe and take for fact that the charges are not valid and should be removed.With the issues at this establishment, I do not recommend AMLI at Escena. There are other apartment communities in the area that will render better service for tenants.

Lived at AMLI for the past year and really enjoyed my stay. The property is quiet and quaint, the pool is lovely, and there are a lot of great areas around the complex to walk, shop, etc.The units are clean, include high-end finishes, and you practically never hear any of your neighbors above, below, or around you. My one-bedroom unit was perfect for my needs, I had a great balcony that I used often, and I met some really great people. No complaints and enjoyed my experience!

I think I’m now two and a quarter years into the same apartment, and four total years at AMLI properties in a row I would say. I have had, overall, positive experiences with staff. I believe they do want to work hard for the community. Rent has been steady for such a high demand area. This particular community has lots of active walking when the weather is nice, which is great. Amazon package hub right at the mailboxes reminds you to check the mail you never check.Location is extremely good. Gas station within walking distance. Multiple pizza places within close delivery. Whole Foods is close with Kroger and a Super Target just a little farther up MacArthur. Easy access to and from easy ramps for local highways.Definitely would recommend giving them a look when you’re shopping around! I haven’t found reason enough to leave yet.

Apartments halls and exteriors being renovated , dust everywhere , scraped paint particles in the hall way , plastic cover for a flooring is a trip hazard . No other paths to access the apartment. Highly inconvenient for residents . When called and asked management they don’t care . Is it safe to breathe the scraped paint dust ? They don’t give a S. Is it being cleaned up soon ? They don’t give a S. Balcony was not cleaned after it was used by painting team. Dust from hallway gets in the apartment when while entering .

I was really trying to refrain from writing a review but things are getting out of hand at this point. I moved in, in November 2020 and before I even moved in or filled out the application I made management aware that I had my own washer and dryer so that I would not be charged extra. I came to get my keys and went into the apartment and there was a washer and dryer in the apartment. I immediately called the front office and Zack answered the phone and looked over the lease and stated he did see where the washer and dryer was supposed to be removed and wasn’t, he also assured me he would get it taken care of and removed immediately. Well that request was never put in and this went on for days. When NFM came to install my washer and dryer they were still there, so NFM ended up having to leave without installing. The issue did get resolved by Angela who is very helpful and nice, the rest of the staff has no idea what to do when you call. Zach is not very knowledgeable and doesn’t seem confident in his job. Fast forward...so I finally moved in completely at the beginning of December and that is when the nightmare started. The neighbor upstairs is so loud when walking, there have been at least 4 fights, they stomp hard as ever, slam doors, yell outside at each other. The authorities don’t do anything so it’s pointless to call them. I am a POC and the neighbor is not, so you know how that goes. I have had the authorities called on me and I have been accused on a couple of occasions for loud music and have even received an email accusing me of banging on the ceiling. These people are a joke that work in the office. The authorities even said they couldn’t hear my music when they came. I feel that this is retaliation from the neighbor. At this point it is harassment and I don’t like that kind of environment when I have reached out to the office on several occasions about the situation. When I first moved in and up until now this particular neighbor has been loud and I honestly thought that work was being done on the apartment by the level of noise that was coming from the apartmen which is why I never said anything and ignored it. They move furniture back and forth all night and I also hear hammering noises coming from the apartment. I can’t wait until my lease is up, unfortunately I have several months before it ends. BEWARE! these are the noisiest apartments I have seen, kids play in the hallway and outside in the street. I travel for my job alot and saw at about 9:30 AM before business hours one of the staff members walking past my apartment on my camera. I later received an email today about my trash can being outside after a certain time. I work and don’t have time to be worried about a trash can and what time it comes inside if I am out of town. It was suggested by Jen Bottoms to take my trash to the compactor myself when I am out of town and if that is the case I am not paying $20 a month for VIP trash service when I can just take the trash out myself. If you do move here DO NOT get an apartment by the mailboxes because the mailman and Amazon parks sideways which will block you from being able to get out of your parking space until they’re finished with the mail or delivering packages. I really dislike these apartments and as I’ve stated before I cannot wait until my lease is up. Moving right now is a big hassle due to work but if I had the time I would’ve left a long time ago. There are other things they could be worried about but they are worried about a trash can outside of my door. I called last week about 10 kids stampeding up and down the stairs as they do everyday which makes it hard to wfh when I do have to and I was told an email would be sent out regarding the issue, yet it hasn’t been.....Once again today 4/16/2021 I was contacted by an email from Jen Bottoms being accused of knocking on the ceiling. I am at my breaking point, the neighbor is still making noises which causes me to stay away for days at a time. I’m only home maybe 2 to 3 days....stay tuned for more updates!

We lived here for almost 3 years. But read below - theyve absolutely screwed us over months after moving.We lived in one apartment for 2 years (July 2018-July 2020) and moved into a different floor plan from July 2020-October 2020 before moving out of state. We JUST got a notification from a debt collection company that Amli sent us to collections for an outstanding payment from July...... AS IN WHILE WE STILL LIVED THERE, paying them thousands in rent they sent us to collections for a little $80 fee we had outstanding with the first apartment. They didnt tack it on to our new rent fee, we received no notifications about it being overdue. Just got a letter from a debt collections company about an $80 fee that will affect our credit for 7 YEARS. Im beyond irritated. Dont live here.

I’ve been living at the AMLI for 3 weeks now. At first I was super pleased and impressed by the apartment as a whole but 3 weeks later and I’m feeling different. The stairs are unclean, there are trash bag trail marks in the halls, I’ve had to put in 2 work orders for my stove and the maintenance man can’t seem to fix the problem. I’ve seen multiple roaches in my unit and there is a crack going across my living room ceiling. I’m feeling very disappointed. With the amount we pay month, I feel like these issues shouldn’t be occurring.

I just moved in about 3 weeks ago and I love it so far! The whole move-in process was easy and the leasing office (Jennifer) was great. I especially loved the 360 virtual tour that’s available online for all units. It’s what made me schedule an appointment to view in person. The neighborhood is great and the property is well maintained, especially the outlying grounds.General pros of the property: I live on the first floor and I’ve never heard anyone above or on either side of me. Property is beautifully landscaped. Units are well kept and have high end finishes (granite, high ceilings, nice light fixtures, garden tubs, etc). Nice, new, dog park and gorgeous walking trails and parks in the community to walk your dog. Area (Las Colinas) is very nice. Overall, you get good bang for your buck here!I’ll update as I progress in my stay here!

Rating Concerning Move Out:I have lived in a few apartments across the country as well as am a landlord myself. I have never had a dispute because I always ask for a walkthrough and we agree on the situation and proceed. This was not the case with AMLI Escena. A walkthrough was requested in advance and performed as expected with me; however, afterwards AMLI did not honor what the representative said during the walkthrough.Recommendation- schedule a time for a walkthrough and request they bring the move out assessment and have them sign off and get a copy. Despite asking in advance mine was informal and no paper record. Be especially aware to define general wear and tear of the carpet in walkways. In addition, film the entire process. I dealt with Angela who was very pleasant at the time but charged me for carpet despite commenting during the walkthrough, carpet looks good. We clearly outlined any potential charges and carpet was absolutely not one of them. In addition, they took weeks to give me an assessment and only provided so when I inquired. There is no transparency. I would not feel comfortable handing over keys without documentation as I left my apartment in good shape and had it verified by Angela yet was still charged several hundred dollars.

Walked in this morning through the front door to the office to ask questions about apartments and I was “greeted” by someone who demanded to know how I even got in there and I needed to leave because it was too early. Nice. I was able to laugh it off because I was alone, however if I would’ve walked in there with my family that would’ve been a much different situation to be verbally challenge like that. It’s safe to say you lost my business.

Honestly, this is great place to live! I have been living here a little over a year and half and I cant find a place that I love more.The reviews are kinda crazy. The only times that you get a trash violation is if you break the rules that they let you know about... They do their best to keep a CLEAN community. The leasing people are nice. It does get busy on weekends with tours, so Id keep that in mind if you have questions on the weekends.Again, great place to live. People are pretty easy to work with. I like that my service request are actually completed here to. I just wanted to make a review because most of these are crazy or sound like these people havent even been to this place. I love my apartment.

I moved into this apartment complex in November, and I have had the best experience so far! The leasing office has been friendly and on top of everything from day one. The maintenance team fixes things extremely quickly. The actual apartments are well maintained, and its in a safe area. This is one of the best apartment complexes Ive ever lived in - highly recommend!

Have lived here for 6 years and have never really had a good experience with the office. Especially front office worker Samantha. She literally hates everyone. Avoid her at all costs she will ruin your day. Wouldnt move in here again.*Edit* also they hold your mail hostage. Packages get delivered by Amazon(not just once, every time) at the office at 6 pm or sometimes they let the drivers in after 6. I went there yesterday to grab a package that I couldnt wait on and it arrived past 6. After it arrived I ran over to the office. It was only 605. Was told that I couldnt get my mail even though DRIVER WAS STILL INSIDE PACKAGE ROOM. then I proceeded to get bullied by Samantha and treated like a child... Sad sad lady she is...

I’m in my 3rd- 1 year lease, obviously I love it here! I have a one bedroom with a great wrap around patio and a direct access garage.Did I mention the kitchen? It’s great if you enjoy cooking and/or entertaining. My floor plan made it easy to have 16 people over for Christmas dinner comfortably.It’s an easy commute to and from work downtown and to both airports. Minimal traffic, seems as if traffic is heavier going the opposite direction during my commutes. I studied the traffic flow in this area for a while before choosing my place, I couldn’t be happier that I’m not stuck in traffic.Easy access to 114, 635, PGBTP and 35 is around the corner.The management, leasing staff and maintenance are all fantastic and professional. Neighbors tend to stay to themselves.

Seems to be a frustrating environment and i have not even visited it. Im staying this community since 2016 and renewed my lease for fourth time this year in June. The reason we liked this community was because of floor plans which are really spacious and bright.However, we saw degrading quality of overall maintenance of the apartments. The services offered either are poor in quality or keep changing without intimations. I had notified leasing office that the carpet quality is very poor and there are bubbles in carper floor. So it required either replacement or repair. Plus I requested whether we can get the walls painted since the kids have marked some of the walls with pencils/crayons. I had specifically mentioned that I would renew my lease only if these things are taken care of. And these were mentioned in email as well. The mistake I did was to renew my lease with the trust that leasing office would complete what was promised in a months time. However, there was no response once I renewed my lease and all the requests were subsequently turned down through email communication. I would not have renewed my lease had the office refused to take care of the changes before renewal date.Out of frustration, when I asked to end my lease, Im asked for paying full rent for two months and lease breaking charge as well. This is really bitter experience. The staff would agree to something and then later on change their earlier commitment stating that the rule have been changed. And on top of this all, the staff keeps changing every now and then without proper knowledge transfer. And the staff members do not seem to have adequate knowledge for most of the requests as well.I want to check how much Ill be charged for exit process. Because there is normal wear and tear of equipment, walls etc in the apartment - because these people absolutely never bothered to respond to our requests.I had in-fact brought some of the construction issues to their notice - because there are cracks in walls and pillars at some places. Even those things are comfortably ignored.In my opinion, these apartments are not worth the premium rent they charge for.

OUTRAGEOUS FINES AND PENALTIES, NO WARNINGS! as soon as you move in on your first week. My fine was $500, negotiated down to $250 and I had to be thankful ok.However, for all the people with pets (about 70% of the time) never pick up after their pets if no one is looking, there is no camera or fines obviously.Is just some of the creative ways these people find to make up for more of their penalty revenue bonuses.

The location is very central to many restaurants and shopping centers yet set apart from all the heavy traffic. Three different interstates run close by. Staff is very attentive and residents are all very polite.

My boyfriend and I moved in to these apartments in February, and so far, it has been a good experience. Marielle assisted us with the move-in process, and she was great. Maintenance has been quick to resolve any issues weve had. Community is very clean and well-kept.The ones complaining about the penalty fees most likely dont follow the valet trash rules that was explained to them at move in and provided in their move in packet.The only complaint I have is if your upstairs neighbors are heavy-footed, you will definitely hear them walking around their apartment.Until we are ready to purchase a home, I am very happy to be a resident at AMLI at Escena!

Friendly and Polite staff - Jordan, Stephanie, Jack, Neci.. amazing service technicians-Olayo and Feely who quickly responds to any service request, friendly and ready to help. 24 hr amenities, Secured community, a mile distance from police station, clean and upgraded units.. Pricey but worthy🙂

This is a beautiful and clean community. They have spacious units with attached garage. Rent is expensive but units are good, no pest issues. Maintenance is very prompt in addressing the requests. However beware of the move out charges. Im not a person who rants about being charged for everything when moving out, I accept reasonable charges for which Im responsible for but they charged me $200 for a bathroom mirror which turned black at the bottom edge, its not broken, it just lost its silver at the corner. Mirror gets old and loses its silver and there is no way I can intentionally make it happen, it should be considered as normal wear and tear. The management kept saying it was not there when I moved in so I had to pay, that $200 charge is a ridiculous rip off..

Trash continues to pile up where their contractors hang out which block several parking spaces. Have to constantly watch what my dog is doing when we go on walks since theres tons of chicken bones, cigarettes and other trash. This has been going on for several months now.

I came back to my apartment to have lunch and i see that the fire alarm has gone off as soon as i enter my apartment and did not shut down even after opening the patio door. So i decided to go to the leasing apartment and its annoying to hear that please log a complaint on the online portal. They don’t have the patience to even listen to the whole situation.

Very disappointed. We recently moved here. roaches from day one. If I open patio doors in the evenings , we get mosquitoes inside..and smoke alarms turns on with out reason in the mid of the night .. it happens very frequently for us.. even after getting the battery replaced, they are still turning on and scaring us..we had to run waking up in the mid of the night ..Update: fortunately we dnt see roaches anymore now .smoke alarm is fixed after many requests.

There should be a 6th star. The leasing agent and manager were extremely helpful during my move in process. I had an odd situation where I was breaking a lease because of an air conditioner issue with my old apartment and they took all of that into account when I applied. The property is outstanding. Very well kept, and any time I have had an issue it was resolved immediately. You cant go wrong with this property.

Nice apartments and living environment which you more than pay for. Management is incredibly difficult to work with and inflexible. They will take every opportunity to milk you for cash with penalty charges...As for the reaching out sure go for it, but so far Management has been woefully unhelpful and I have already moved. Now paying into the second month after my move due to office confusion...I guess that was an empty gesture of a response, as there was never any follow up or attempt to reach out...

I am a current resident at AMLI at Escena.My washer broke recently, and they replaced my 27 in washer dryer, which is a full size and I pay for it, with a tiny 24 inch one. They are arguing with me that this is in fact the same size as the previous one (uhhh, volume, diameter, capacity calculations) anybody?I did have to jump through a few hoops, but finally got to speak to the property manager and they are going to find a suitable replacement for the dryer. AMLI corporate policy has them tied up though :/

You can hear everything if you dont live on the top floor. People walking above you the footsteps and everything. The neighbours are NOT cooperative and make a lot of noise of the footstepsIts all hard wood floors so you hear a LOT OF NOISE!!!!

Worst place to live. Outrageous fines on first mistake. We moved in and were not provided trash cans to put the trash outside which is their mistake and they are proud enough to count it as a warning instead of counting it as their own mistake. Management is not at all accommodating or friendly.Do not move in here or you will be visiting leasing office a lot for waving of petty fines.

Noise. Noise. Noise.My apartment is near the pool and every weekend has been a nightmare to me. I have been waken up at 4AM by drunk people who were talking and laughing loudly near the pool. I have been constantly disturbed by loud music different people play during each weekend. During the past month or so, I had to call police four times with four different noise complaints.The office workers, depending on who you are talking to, can be really defensive and protective about these unlawful behaviors. They claim that they have done everything for you, and somehow I still have to suffer from the same issue over and over. They can easily enter into an argument with me, and eventually I feel that it is sometimes actually better for me to suck it up myself, so at least I dont have to deal with their attitudes towards me.This place is not livable by any standard. Im counting the days until I can move out.

I visited the property and leasing staff Marielle Barbot was so rude. not professional at all. I hate to see this . Amli will lose its business if this trend continues.I am staying in Las colinas Urban center area and honestly, i dont want to enquire with any of AMLI properties now. Either its Escena or Riverside or One next to my apt Campion trail. Learn some professionalism and etiquette from Zrs management Jefferson . Amli at Escena in Las Colinas is one of the worst places to be in . Main Management is rude & non resident friendly, be ready to pay hundreds of dollars of fine for ur mistakes but they will get away with literally anything on there management part . They win every time. If this is how you manage all your properties & your company , Good luck .

I’ve finally found the AMLI apartment community with all of the amenities I want, yard and all!! (Now let’s work on bringing hot tubs to all of the properties).Absolutely love the AMLI family and I couldn’t imagine going to a property under another company!I was searching for a apartment home with a small yard and was becoming discouraged when I found none in my budget around the time in which I needed to move, but thanks to AMLI they helped me out!I was at an AMLI property (Las colinas) and LOVED it but I really wanted the whole shibang, amenities and a personal yard for my dog and myself. AMLI Las Colinas doesn’t have yards but they were kind enough to offer me a transfer to another AMLI community before my lease was up, if I found something I liked.Off to Escena I went and that’s where I met Marielle and Mallory! I told them that I was looking for an apartment with a yard but I didn’t see any online and that I was starting to get discouraged. WELL GUESS WHAT!? These ladies went above and beyond and called me within a week the moment a unit became available!!!I had the opportunity to tour the apartment and property a few times before making a final decision and it wasn’t just the apartment and yard that had me smitten. The entire experience over the first week was pretty darn awesome. I met almost everyone that worked at that property within 3 days time.The STAFF was so incredibly kind, the residents that came into the office to pick up their “secured packages” in the Luxor room (fancy) stopped to chat with the leasing consultants (Marielle, Mallory, and Jordan) and introduced themselves to me, the maintenance crew that came in had me laughing so hard as I cracked a couple of jokes about how needy I was going to be with requests, and even the property managers CONNIE and JACK were kind enough to thank me for being a continued resident with AMLI for so many years.It’s true what they say about employers, employers don’t leave company’s, they leave bad bosses. Well the same goes for apartment communities. I’m sad that I left AMLI Las Colinas but thankful that I’m with another AMLI property and found such a great group of people at AMLI Escena!!!Note:I was reading all of the reviews about these penalties and fees and considering this is my 3rd rodeo with an AMLI property I’m fairly educated on the process. It’s simple really, your contract and your first “fee” will tell you what the rules are. (Trust me I know because it’s happened to me a few times - which was my own darn fault).• valet trash service - don’t leave nasty trash unbagged or out after ours (don’t be gross)I was fined for this one because I didn’t follow the rules and left a bag outside my door without the trash bin. Welllll my bag was leaking and I didn’t know that. That would explain why they require the bag to be tied up securely and in the bin. (Learned my lesson).• pick up after your dog (trust me if someonecatches you - you will get fined)I was fined for both of these and technically the dog poop one was waived because I didn’t have a bag on me and I had to go get a bag from my apartment. I went back to pick up the dog mess, but the person that told on me didn’t see that part. (The front office took my word for it and waived the fee - they’re humans just like us).I hope this review paints a much better picture of the community and you check it out for yourself. Some people do have bad experiences but I’ve been with AMLI for 4 years and at 3 different properties and I’ve had a great experience.

DO NOT MOVE HERE!!! If you are thinking you may move here because they look pretty. I suggest that you run from them quickly! And as the others say, they add extra holding fees when the apartments stay vacant for months at a time. And when we lived there 2 1/2 years ago they saw us coming and ripped us off! I was diagnosed with a blood/ immune disease suddenly. So I could no longer work so our family went from a 2 income home to 1 income. We were desperate so I took all of my medical records to the office and begged them to help us by knocking additional fees off. Nope! Then finally I was told that certain circumstances allows them to get upper management to let us out of lease with reduced monies. But when my husband called to get amount for us to pay, they said Asst manager spoke incorrectly. So we tried to stay there but couldnt. My husband had his truck voluntary repoed for 1st time in his life. We lost everything plus I had a life threatening disease. So we finally gave up and left. We had to move in with his father. Then AMLI had the nerve to up the fees on our balance and put it on our credit report. We were destroyed financially and they kicked us when we were down. And oh yeah all the holding fees we paid for that small apt were fraudulent cuz that apartment stayed empty for almost a year after we left. And we left it SPOTLESS btw! They are liars and crooks. I pulled through my illness but never recovered fully. I can no longer work and I will never forgive these people for cheating us! Susan Rodriquez

Nothing in the apartment worked correctly and I had to have multiple repairs for the same thing done over and over. The management shows no concern for tenants. The grounds were nice. Apartment was nice enough but as I said nothing worked. The shower head was leaking, the dishwasher NEVER worked correctly if it was working at all. The refrigerator did not keep groceries cold enough and the stove exploded on me one day. The Laundry facility was awful and I had two washer loads of clothes ruined and even though they were aware of these problems they did not ever do a PROPER repair on anything. If I had not decided to go with another Amli property I have no doubt they would have tried to keep my deposit and blame me for the disrepair of the unit. The apartment next to me was a corporate lease of some kind and very loud tenants. I Completed my lease and went to another Amli property where the apartment was in good repair. All Amli properties I have lived in have a high turnover of management and leasing agents. None of them are even the least bit concerned when a tenant has an issue. They are very attentive until the lease is signed and paid for then GOOD LUCK! If you do lease from them try to find a newer build that is still in almost new condition. Look at the unit carefully and get it in writing that all appliances are in working order and proper repairs will be made if something does go wrong.They are not the least bit concerned about working with you on even a few day difference in move out dates and if they tell you your apartment is there for you once the lease is over do no believe them unless you get in writing. I travel a lot for work staying at their properties in the past and would not consider any of their management tenant friendly. I would not give any of their properties even close to a TEN! They should be willing to make your stay pleasant. Most people rent to avoid these kind of headaches. Get a clue AMLI.

Stay away... No run away fast...!!! The apartments are not to bad but they will milk you for every dime they can. I work for a nation wide company and travel a lot. When I first moved in I did a short term lease which I did renew a few times. Everytime I renewed the rate would go up even thou I had been there over a year. At my last renewal the office rep said I should just reup for six months to save money. Told them that I could get marching orders to go somewhere else at anytime and was told that would be no big deal. Its wasnt to them but cost me almost$5000.00 to buy out my lease for the last four months. As they would not give me a break, the property manager who I told I was moving 30 days before I did move wouldnt acknowledge that notice because after being told I didnt need it in writing by him they wouldnt acknowledge the verbal notice he had received. On top of that the BBQ grills didnt work the whole first year I was there and the T.V.s near the pool never worked and still dont to this day, thou it all looks very nice when they show you around. The pool is very heavily used so it is hard to use the BBQ anyways. And the place is far from smoke free with alot of people smoking and drinking at the pool. Will not rent at any AMLI APARTMENT AGAIN!!!!

I am moving to Dallas from an overseas location and must rely off review to determine if I want to settle with a certain community. I am very concerned about the complaints on multiple sites. Ive actually paid the application fee but based off numerous complaints about management service and noise, I think I will look at a different location. I really hope that management takes this serious to avoid losing future customers like myself in the future.

Great location Apartment ok, social areas as pools need to be Clean more often. Side walk and stairs need to be Clean also. They need Do something about speed limit inside the community, some times is dangerous with children around or my self Walking with my dogs, some cars dont respect the speed limit.🏠🏡🏘🏚🏠🏡🏘🏚🏠🏡🏘🏚🏠🏡🏘🏚Good ubication. Apartment well, social areas, such as the pool, should be cleaned max often. The sidewalks and stairs should also keep them clean. They need to do something about the speed limit within the community, sometimes it is dangerous with children around, or myself walking with my dogs, some cars do not respect the speed limit.
