I have been living at the Verdir for about a month now. I absolutely love my apartment. My only complaint so far is that there is some construction going on on my side of the building so sometimes it keeps me awake during the day (I work night shift). However, I know this is only temporary!Maintenance has a great response time which I appreciate.Kayla in the leasing office was incredible during my tour and move-in process. The only issue I had with move-in is that the moving truck couldnt fit in the loading dock which took up a lot of time. I went past my two-hour window for the loading dock and I got a lot of calls from the front office. I didnt really feel like they understood the issue that we had and I felt a lot of pressure to have the moving guys move faster (even though there was no one else waiting for the loading dock). However, aside from that, I have had really great interactions with the leasing office staff.The building is clean. I have not had ANY pest issues. The grounds are kept nice. Valet trash is super convenient.I would definitely recommend living here.

I signed a 14 month with Verdir. It wasnt a bad price for a 1 bedroom, $1067. The location is awesome, only 7-10 min from downtown. The parking garage is nice, never had issue with anyone breaking into my car. Small pool, but I only used it like once or twice. Decent gym, half of the treadmills dont work, but theres usually no one in the gym anyways. As far as communication with the leasing office, it was o.k. there was a water leaking issue with my dining room window that never got resolved, which was inconvenient at most. The water warped my wooden window trim. But besides that everything here was pretty nice. Elevators take a while but theyre better than the stairs. And the maintenance guys are really nice and good at what they do.

I just so happened to be looking for a new complex that would be closer to work for me and was looking for apartments for a friend of mine as well. Thats when I decided to tour Verdir at Hermann Park.From the very beginning I was so impressed with how professional and lovely the staff were! It was Allie who helped me and she was so sweet! She gave me all of the information that I needed and really went above and beyond to make sure I was taken care of throughout the leasing process. I did not end up leasing here but my friend did and she did an amazing job taking care of them as well. I could tell that Allie truly did care about securing the apartment for me and making the process as smooth as possible. There is something to be said for the leasing agent who not only knows their stuff, but takes the time to get to know you.I spoke with Kayla a few times as well and she was more than helpful! Very impressed with how responsive and professional the leasing staff is.Aside from the staff, the complex itself was really nice and I could tell they do a good job keeping up the property.The units that were shown to me were clean but I was surprised by how spacious the units are! Very nice.All in all, I think its a great option especially if you work in the medical center!

I’ve only been at Verdir for about a month, but have had a good experience so far. We’ve had to request services for some plumbing and parking issues, but these were always attended promptly by the staff. Management is friendly and attentive.

Kayla and Allie are super professional and responsive to every email and concern that I have. I have been living here for a year decided to lease another unit here at the Verdir. This place is ranked high for security and makes me feel safe. Truly the best bang for your buck.

Nice apartments, prices switch daily for the apartments, so keep that in mind if you choose this place. Kayla was the only one working there on a Sunday and she was great. Only asked to see one place but she showed us two and was very personable.

Friendly staff. Responsive. Maintenance very responsive and always on time. Quiet place no issues lived here since November 2020. No apt or car break ins, or robberies. Close to the medical center and downtown. Also near Herman park and the Bayou to go walking or bike riding. Very convenient place to live. Affordable. They are renovating some things. Its been a really positive experience living here since June 2020. Kayla was my leasing agent and she was so helpful despite all the chaos caused by the pandemic. The apartment was renovated before I moved in and it is amazing. The maintenance team is always available to fix any issue in the apartment. We are definitely planning to renew our lease here.

I have enjoyed my last 3+ years here at Verdir. I experienced no break-ins, never noticed any other cars broken into, and have never had any noise complaints issues or problems. The only issues I experienced were during Harvey in which my room had a roof leak (Im on the top floor), and elec/water running out during the Winter storm. The front office is professional and respond very quickly and are extremely kind and forgiving if you come in with the right attitude. I see other comments of them being mean, but if you come in acting a fool, then youre going to be treated as such. Definitely going to miss this place and its great location! Kayla at the front office is the best!

Made an appointment for a self-guided tour online (like the sign on the front door said) and there was no one there to let me in to the building. I received an email confirmation so I know I was on the schedule. If you’re not going to check your online scheduler then you need to take it down and come up with a new form scheduling.UPDATE 03/16/21: I received an email from the office manager and they said my appointment was at 10:30. I told them I changed my appointment to 1:00 one week prior thru the online scheduler and received an email confirmation for it. The office manager then said that was not reflected on their end. It’s not my problem your technology isn’t working properly.

The air conditioner was not working for a few months. We kept telling the manager but the issue was not fixed for four hot summer months. We paid double money for electricity and suffered under the heat for four months. The problem finally got resolved in December. The manager said he could compensate us but it never happened. Other than the air conditioner problem, there were ants everywhere when we moved in. The manager even asked us to pay for the pest control. It seems like this apartment complex just want to collect the rent and does no want to take care of the tenants.

This apartment complex is very beautiful and I cannot say enough about the office staff especially a young lady named Kayla......my wife and I went in to view apartments and she was VEEEEERY nice......knew exactly what she was talking about and went above and beyond to make sure all our questions were answered.....she deserves a raise and if you are looking for an apartment.....Verdir at Hermann Park is the way to go.....ask for Kayla

I have lived here for 2 years and absolutely loved my time at the Verdir. As a student in the medical center, I really enjoyed being able to ride my bike to work and run across the street to hermann park. I had lived at another hermann park complex before Verdir and Verdir was exceptionally better. I felt safer here (key fob to elevators), gates are very rarely dysfunctioning, maintenance is responsive, etc. And the leasing office staff was so much nicer than others in the surrounding area.To lay out pros and cons of my time at Verdir:cons:-youre still near hermann park area where car break ins/bike theft is not uncommon. You just have to learn not to leave anything out-I had a few water issues in 2 different units that I lived in here (one leaky AC and one garbage disposal) but maintenance fixed them immediately so it wasnt a huge deal-amenities could use some upgrading. The gym is not that exciting but the equipment actually does work which is more than I could say about my last place-parking is below the complex so I had a few times where I had to move my car during storms (but this was more to be on the safe side not because it actually flooded)-mail room is a mess. The packages are just left for anyone to take. With that being said though, I never had a package stolen in the 2 years that I lived there but I was very diligent to pick up my packages as soon as they arrived-internet. Verdir has a contract with ATT that limits your internet speed which was really annoying when trying to work from homepros:-Incredible leasing staff. Kayla is absolutely amazing and I feel like I can trust her to get anything done when I need it. She was super nice when we toured and she continued to be that helpful the entire time that I lived there.-Maintenance is really responsive. I love the maintenance team at Verdir and you always see them on site and wave/chat with them. I had two emergency occasions where maintenance was there within 30 minutes (after hours)-Location, Location, Location! I absolutely loved running in hermann park and being so close to work. Verdir really is the best bang for your buck in this area-Really spacious units-Really clean complex. Like I said maintenance is always there cleaning things or making sure everything is running and you can tell. The elevators are usually always clean, there isnt a bug problem, etc. (this was a big issue at other nearby complexes)overall, I recommend living here, especially if youre a student working in the med center. Its less expensive than the surrounding properties for the same safety, quality, and convenience.

One month into our lease, very happy with our experience so far. Our leasing agent Kayla was very helpful and we were able to find a great apartment during COVID.Pros: Maintenance is responsive, the complex and the immediate neighborhood feel safe, and the garage parking is secure and convenient. The proximity to Rice/Med Center is great as well as easy access to the bayou and Hermann park.

Due to employment in the Texas Medical Center I was searching for an apartment in close proximity to where I work. I came across Verdir at Hermann Park and felt like it would be a good fit for me. The amenities, location, and shuttle service would greatly accommodate my day to day lifestyle. Over all, This is a great place. It is located in just the perfect spot so you are literally close to downtown, the Galleria, Medical Center and even the Park for working out! The staff are amazing and quick to help you when you need it. My dog was welcomed and the pool and resident center are perfect for entertaining. I really like these apartments. The Apartments have alot more space than you would expect. I would most def advise people to check it out, I am very happy I did!

We just moved into Verdir, but we are already so impressed. The entire property is beautiful and very well kept. It feels very safe, you have to scan a remote to even get into the elevators or parking garages. As a young female, I feel very comfortable being alone here. The prices and location are amazing! Kayla was so attentive and helpful with our whole move-in process. Would definitely recommend to anyone!

Kayla is the most professional, caring, and attentive staff member at Verdir. She provides excellent customer service at all times. The lady that complained on Kayla seem like she is deliberately trying to paint a negative picture of Kayla. The grounds are well maintained and I love the location of the apartment community! My only suggestion would be for the carpet in the hallways to be replaced.

Verdir is located in a very good location and they have a Complimentary shuttle service for all of their residents! Its upsetting to read some of the reviews. Kayla has been extremely helpful from start to finish with our application process. My husband and I was very pleased with how quickly Kayla followed up and emailed our lease agreement to sign electronically within 48-72 hours after applying.

Made an online appointment. Showed up on time. The lady in the office seemed irritated by my inquiry to visit the place. She only gave me a map to visit the model apartment, which I couldnt find. Just wasted my time.

I absolutely love my experience at the Verdir. The office staff is extremely helpful and nice and the maintenance team is attentive and quick. I have put in work requests and its gotten done the same day. Every time I have an issue with anything (which is not often) the office staff is willing to help and gets on top of it QUICK and PROFESSIONALLY. The Verdir at Hermann Park is more than a residential building. It is a community of loving neighbors and staff that have provided consistent support in a safe environment during my years of living here. The location is in central Houston, and is convenient to any area that you may need to commute to for work or school.I really enjoy and embrace living here at Verdir!!!

I have been living here for approximately one year and have had zero problems with the complex or the office staff. They are attentive and available. My apartment is spacious, affordable and exactly what I was looking for. The complex is well situated right off 288 and close to the medical center and museum district. I would definitely recommend!UPDATE: unsafe and not secured mail room leading to theft of items from myself and other tenants. They are aware of this and have made no effort to increase security (video surveillance being the obvious choice). Literally ignore everything written above (Written approximately 1 to 1 1/2 years ago) if secure package delivery is something you need. I’m certain there are better options in the area. This place has disappointed me.

Ive lived here almost three years and I absolutely love it! The staff is friendly and always accommodate my requests within reason. Whether you have to go north, south, east, or west, having quick access to Hwy 288 makes it so easy. I rarely hear my neighbors (maybe once every other month). My upstairs neighbors sometimes walk heavily, but only for a few seconds. I love having a parking garage so I dont have to run to my car in the rain or cold. I also like going from the garage, to an elevator, through an indoor air conditioned hallway, and to my apartment. It makes me feel like a VIP sometimes. The only real qualm I have is that I pay for community door-to-door trash pickup every month but Ive never used it since the trash chute is on my way to the elevator. I have never had a bad experience here. I highly recommend this location for your next home!

My husband and I lived here for a year and are sad to have to go. We have loved everything about staying at Verdir. The location is AMAZING and the apartments are beautiful. Dontua (manager) and Kayla (leasing agent) are so helpful and patient with residents. They are more than willing to work with you and make sure you have a great resident experience. If you see negative reviews about management, it was probably from people who didnt follow the property rules and are butt hurt that they got the consequences. Verdir apartments are very well kept and the maintenance crew is so sweet and helpful! They respond to request very promptly and really know each of the residents just as well as the front office staff. The price can not be beat in this area. We have always felt that we as well as our property were safe and secure. Verdir is a great place to call home!

I love love love this complex and my apartment. Everything is brand new when I moved in, it was just renovated. I have the Moscow floor plan on the city side view!!! Perfect location!

While not perfect, this place has been a blessing for me and my family. We moved into a recently renovated unit and have been very impressed with the staff as well as our neighbors. Being so close to the medical center and reliant stadium is very cool - I also dig being close to the subway to go downtown.

We are moving from Canada down to Houston this summer, and have been on quite the search for a place to live. We toured Verdir at Hermann Park and had a warm welcome right from the start. Ashley was a great source of information, not only for the building, but the area around Hermann Park and Houston in general. She was very knowledgable about the building and was able to answer all of our questions. She was professional, informative, courteous and a pleasure to work with. Luckily we have been approved and are set to join the Verdir community in July!

This is a horrible place to live. Office staff is incredibly rude and unwilling to help their residents. Their only desire is to be left alone and cant be bothered with anything. The complex is filthy with dog urine all over the elevators. The elevators break down every few weeks and take forever to be fixed. One elevator is still broken since Harvey. There are roaches everywhere and the complex smells terrible. There are frequent break ins to cars and safety is a concern. One of the worst places that I have ever lived.

Honestly, I have had absolutely no problems since moving up this past summer. Everyone always compliments how nice everything looks and the location is tough to beat, especially if youre outdoorsy. As long as nothing crazy happens, I can see myself here for a good little while.

ABOUT THE MANAGEMENT:I know that they changed management right before I moved here in May 2014, had I of seen these reviews I wouldnt have come. I am glad that I did though, management was so nice, professional and personable. I only lived there three months and multiple people knew my name and my apartment number when I would have packages. They were always pleasant to work with in every encounter I had.I had about three or four packages come in and the conversations went like this:Me:walk inAny of the three people who work there: Hi Mr. ___ what can I do for you?Me:I think I have a package waitingAny: Okay, Your apt number ___ right?Me: Yes!Seriously so impressed that they know their tenants this well.ABOUT THE PROPERTY:It was very clean. Pool was always in service. They take out the trash for you every day. The 4th floor hallway gets hot in the summer. Our apartment was clean, had new floors and paint when we moved in. The garage is a little tight for bigger vehicles (I have a Ram 1500) but there is a lot of extra parking so I put my truck in both our spots (that were next to each other) and my wife parked in the extra parking all the time. Garden areas were very pretty and well kept.

Ive lived here for almost 2.5 years and it has been through many different companies in my time, but I do feel that the current staff (which to me, consists of Dontua and Kayla and of course the amazing maintenance staff) is the best we have had. They know the tenant and care about our issues. They have always been quick to help and solve issues without any fuss. To be honest I have only known about two of the managers out of so many that have been here, but they have almost always showed little to no interest in the residents or the property. It is honestly the girls at the front office that take care of everything that is asked. Maintenance is quick to fix everything and will even come out late at night when its an emergency issue. I am so grateful for the people who play a big role in the complex. They have kept my very happy in my time here.

I am very impressed with this property. This is my first time living in an apartment complex alone. I feel totally safe and secure entering and leaving the property no matter what time of day or night.

The apartment complex is well kept up and the assistance of Rasean Robinson is excellent! He is very knowledgeable, kind, and extremely patient while inquiring about the property.

I moved out in May of 2016 and maybe theres new office staff but the property manager I dealt with was far from pleasant. I was notified by a collection agency that they charged me $1,200 for carpet replacement but was never contacted by anyone from the management company so I could handle it outside of a debt collector. They said they didnt have a forwarding address for me but never made any attempts to call and get one. The final move out document stated I was notified of these charges during my walk through when I wasnt.

Nice complex, however, my daughter was robbed at gunpoint in the middle of the day in the parking lot at Verdir. No cameras captured anything. Could use more security in parking areas. Also, one small stain cost us over $300 on our deposit.

YOU WILL GET WATER DAMAGE IN YOUR APARTMENT IF IT RAINS. My apartment and many many others have suffered significant water damage from the rain and Hurricane Harvey. The contractors may have cut corners when they built it because it is definitely not up to code. Many apartments on all four levels suffered significant damage. My issue with them was that it took 15 days from me putting in my first service request(1 of 3) to finally get all the work done. I had my 1 year old son in my apartment, camped out in our living room because both of our bedrooms suffered water damage and the carpets were moist and smelt like mildew. They left it like this for 11 days. We couldnt turn on our AC because we didnt want the smell to travel from our rooms into the living room. I expressed this to the property manager and area manager Ladonna and Susie and they said they werent gonna compensate me because my apartment was habitable. They stated they took care of the issue in a reasonable amount of time, considering how many repairs they had to do. (Thats a red flag right there, all the work they had to fix in so many other apartments) The managers are hard headed and dont care about residents. I have sent Ladonna and Susie multiple emails and have been ignored. These are the managers that are supposed to lead by example. Also, The leasing office will try to sell you on saying they serve brunch on weekends and wine days on Mondays-thats such a lie. They did it once, posted it to their facebook page and thats it. Theres a new manger in the office every 3 months and it seems like no one knows whats going on. Please save yourself the trouble. Move to The Circle or anywhere else but here. My lease is almost up and I cant wait to leave. Please look at my Yelp review so you can see the damage that was caused in my apartment and what I had to live with for 15 days, camped out in my living room before they could complete the work. This is a terrible management company. Stay away

Third time I came here for a tour and received bad service so we’ll just choose something else near Herman Park. One woman was working with a couple when I walked in which is completely understandable so instead I greeted the agent who wasn’t working with anyone. I said hi, I was coming in to do a tour? She just looked at me blankly and didn’t respond at all so the young African American agent- who I was not talking to, who was already working with someone paused what she was doing and greeted me. I’ve been in customer engagement my entire career- I’m just sick of the rudeness here, it’s been continuous and I don’t even want to do a tour anymore.

Keep a detailed paper trail!We moved out of Verdir and a year later received a call from a debt collector claiming we owed money.When we moved out we checked with the main office and they told us we were all settled, so we were surprised to hear otherwise. When we disputed the debt they conveniently lost our information and therefore not contacted us about the debt.Bottom line, document everything! We had to pay for our mistake. But be aware they are not to be trusted and will quickly sell you out to a debt collector!

Such an awesome staff and lovely apartments. If you are reading this, you should choose Verdir at Herman Park your next home. You will NOT be disappointed.

This is a great location close to the Medical Center and Museum District. The property is nicely refinished and I like the wood floors and stainless appliance upgrades. Appreciate the convenience of an elevator building.

When I first moved in the office staff were very nice. That ended quickly. It was all fake. These people are crooks. They are just out to screw their residents. Would recommend anyone who wants to maintain their sanity to look elsewhere, I have had nothing but headaches with them. On top of that the complex is a disaster, nothing works, elevators always break down, hallways are dirty...the list goes on and on.

Warning: office staff EXTREMELY unprofessional and incompetent in SERIOUS ways.I just moved out of the building two months ago because of work and had to pay termination fee. The manager agreed to let me pay over the period of two months. It took me a month and several calls just to find out the exact amount that I owe. I sent out the check and AFTER they cashed my check, I found out that they had turn my debt to a debt collection agency. I paid for it right away, otherwise my credit could have been hurt big time. I am in the middle of getting a morgage. Its IMMORAL and UNPROFESSIONAL and can SCREW somebody OVER big time. VERY ANGRY at them.EDIT: Id like to say that I am very happy with how the staff handled the situation. It was an error with the collection agency and the staff pursued and solved the problem for us. Thank you.

About 18 months ago, I discovered black mold growing in the water-stained drywall of my apartment. I reported it to the management and when maintenance arrived, they only suggested PAINTING over it. That never happened, and my family and I were forced to continue living in an apartment with a festering mold problem. Our health began to decline and eighteen months later, after I had reported the mold for a third time, they finally moved us into another unit. However, the management has done nothing to help with our move or the expenses. Instead, all expenses of the move have fallen onto my family and I. In addition, they moved us from our somewhat quiet courtyard unit into an upgraded apartment right next to the extremely noisy freeway. To make matters worse, theyre dramatically increasing our rent, even though we were forced to move by no fault of our own. The management was grossly negligent and showed complete carelessness for our poor living conditions. When we started renting here 3 years ago, our rent was $1070 for a one bedroom study. Now, were looking at renewal rates around $1500 and up for the same floor plan. So, theyve been jacking up the rent every year to keep us in a moldy apartment. Our lease expires in two months, so we will probably have to move all of our things again to find a more reasonably priced, SAFE apartment. In addition to mold, the amenities are NEVER maintained. There are gas grills around the property which rarely have propane. There are 3 computers in the club house and only 1 has worked for over a year. There are constant elevator problems. There is a light post in the courtyard that was damaged in a storm about 6 months ago and it STILL hasnt been fixed. There is hardly ever any coffee in the clubhouse and they rarely refill the cups. The hand sanitizer in the trash chute area is hardly ever refilled. Trash overflows from the wastebaskets by the elevators. The pool always has dirt and trash floating around at the bottom... I could go on and on. The management tries to sell you on amenities that arent maintained, and as a resident who pays for those amenities, I am beyond frustrated with their carelessness. If you are planning on renting from this health hazard from hell, run as fast and as far as you can.

I made a referral for a friend to live at this apartment and I completely regret it. I havent seen the referral check since she moved in September, and her experience here has been a nightmare. She was moved next to the trash shoot and had huge flies and roaches coming in from her air vent. To make matters worse, the floor above her had pipes that bursted and flooded her whole apartment, and she was forced to remain in the unit for the rest of her lease term. Funny enough, I was studying in the lobby one night when it was raining really hard, and water seeped through the cracks of the ceiling and flooded the lobby. I moved the couches, computers and printers to save them from being ruined, and then I used the vases to catch the water. So I went above and beyond for a company that cant even send me a 500$ referral check that I deserve. Very disappointed and will not be returning next year.

My apartment was a total disaster. When it rained the water would come in through the cracks in the door, the ceiling would leak. I called management 4-5 times about this. Everytime someone would come to fix the issues. Nothing actually got fixed. They hire cheap repair people to ix things and they never get it done right. The elevators have broken down maybe 10 times since I have been here because they never do things right and always cut corners to save money. Much better places to live nearby.

Lived here for a year in 2018 and enjoyed the price for the value of space/location. The people in the leasing office got to know me and were very friendly and so were the other residents I met. Any work order tickets got resolved pretty promptly. However, this complex does have some issues. They give you an assigned parking space and mine always had someone parking there so I would always park in the guest parking which got really full at night. When I informed them someone was parking in my spot they didnt really do much. On top of that the elevators broke down constantly to the point where a few times none of them worked. Its kind of a hassle to have to use the stairs and even harder to go down to the 2nd floor of the garage due to the security. After the hurricane in 2017 it took them around 9 months to get one of the broken elevators fixed. They also did not have an easy way to let guests inside except for me to go into the garage to pick them up. Additionally, there were constant ants in my garage everywhere - bathroom, bedroom and kitchen that never went away even after multiple WOs. They also only allowed us to use AT&T for internet and cable. All in all, not bad, but they have some kinks to work out to make it more friendly.

If you thought Century management was bad... JMG is even WORSE. Black mold on my ceiling due to a leaky roof and has taken forever to get them to come and fix it. They didnt come until after I started documenting via email. And then it wasnt even fixed properly the first time. Cant get my packages (they always tell me theres nothing there) and then eventually find it after I have to keep asking them to check again. When Century was managing, my door was kicked in and my unit was robbed. New management saying they have no record of it. I do NOT recommend anyone to move here. Its been a nightmare for me!

I have been a resident at the Verdir for 15 years. I chose the Verdir to be my home because the location was very convenient to everything I wished to have......employment, world class healthcare facilities, centers of higher education, shopping centers, restaurants, sports, arts and entertainment. More specifically, the Verdir apartments are very close to the Texas Medical Center, Hermann Park (which includes the Houston Zoo and Hermann Park golf course), Museum District and finally downtown Houston.Because of the above factors, my stay at the Verdir has been, and continues to be, an enjoyable and comfortable experience. The largest influence to my time here is the Verdir’s management team (JMG Realty). AWFUL MANAGEMENT!!!!!!! Ive been here four years seen six management companies, this one is by far the worst! The manager is rude condescending and incompetent, lacks leadership skills and her team shows. Everyday there is something new that they screw up and the tenants end up paying for it. Simple request cannot be handled, such as I asked for a print out of my account and payments they gave me five other tenants personal information. The apartments themselves are nice, they have great views of downtown, and a convenient location, however all of this is not worth the headache that management brings. I suggest other apartments in the area.

Great place, great staff at the leasing office. Only problem is parking and barking dogs.

Ive always maintained that the true experience of apartment living is defined on moveout day, seeing how the management handles return of deposit etc. However, we have moved in rather recently so that experience will need to be updated down the road. For now all I can say is we are very pleased with Verdir. We had a budget of 1600 to 2000 and for that this location was excellent. The units are well designed and everything works as expected. The hallways are unusually wide (seriously the hallways are at least 2x wider than any apartment complex I have seen), which gives the place an open feel and makes moving easier. We have not used the amenities much besides the starbucks coffee machine, which is always well stocked and starts operating at 5am. The people we have encountered have all been nice (from employees to residents). All the entry points seem to have several cameras (now if they work or not is a different question, but they indeed have them) and most doors need a fob to access. Our particular unit is extremely quiet. But that may not be the case for all the units (depending on the proximity to the road or the garage) so make sure you take your time assessing the exact location of the unit. I recommend this location to those wanting to live close to the medical center or hermann park. Ah and as a last note, maybe because it is a newer property or perhaps just well maintained, but the AC is excellent, the air is always very breathable. I have lived in equally priced (or higher) apartments where the central AC unit did not perform up to par.

I loved living here for the past few years, but this new group of managers are terrible. I know, who doesnt complain of the managers, but honestly the managers before were so willing to help. So customer service oriented. Terasa Jacobs and Michael down in the office were a fun group, always helpful.Now this new manager yells at Michael in broad daylight. You know the Michael everyone who reviews this place loves. The only bright spot down there. This new assistant manager closes down for lunch on weekends and doesnt come back until 3-4 like no one would notice. She no longer operates on office hours. She creates her own office hours.They always make up reasons to why they cant help me, Terasa Jacobs never gave me those excuses, she helped me. I only go down to the office once a month, how hard can it be to just be helpful that one time that I come down? If this were one incidence I wouldnt complain, but this is becoming chronic.Anyway, this review isnt going to get this new lady fired. Fingers crossed it does, but doubtful. *tear*

The management company is a joke. This complex is poorly run and the onsite managers are clueless. It takes multiple calls to try to resolve issues. What a waste of time. I would give them 0 stars, 1 star is being generous.

This apartment was a notch up compared to others that I had stayed in the past. I was in training at the med center for 2014-2015, so if there is a new management company this might not apply. A word of warning to anyone staying only 12 months- I was only offered an 11 month lease and told I could do month-to-month after that. No problem right? Well when the time came they gave me a figure for that last month that was 50% higher than the lease rate!!! I mean that just sucks to be trying to finish a training program and getting a job and then having to face this. So look out people in case you are in a similar situation.When I showed up in Houston, they ended up giving me an apartment overlooking the freeway which was very loud. Also, there were issues with my parking spot getting taken by visitors and not having a place to park, which really sucks when getting home at 8pm. Otherwise, I felt safe there. The grounds were well kept and the apartment was finished nicely. I liked my apartment. They rent was a bit high for me but it honestly was reasonable given the market in the area. I wanted a place where I wouldnt have to worry about getting shot or having my stuff stolen... apparently that does seem to happen anyways based on what Ive read here. There isnt much really close as far as nice places to eat or shop but hey it was a year for work and being near the freeway did help to access other areas in town.

The grounds are nicely kept and the leasing agents are extremely helpful! living here is so convienent to get to so many places in the city as well as work, and i’m so glad a stumbled across this outstanding property!

This building is a total disaster. Trust the bad reviews because all of them are true. Since the day one we have pest issues. No matter what you do they come back. Because the building is purely maintained and there are cracks every where. There are cockroaches, fire ants Yesss fire ants in our apartment. Yes as some one mentioned earlier there are water leakage in the bedrooms during each rain...dont forget about the thieves at least every months someone will break to the cars in garage! A total nightmare!! I lived here for 3 years and everything was okay until it was time to move-out. I made the office staff aware that I was purchasing a new home. We updated my new lease with my new move out date of June 5, 2017. No one ever told me that I needed to let them know AGAIN that I was moving out. Why should I? They already had in writing on the new lease of my move-out date. They even mentioned it to my referral that I was moving out. When it was time to turn in keys and pay my prorated amount for June, they told me that I would STILL be responsible until July! Darrianne was very rude and told me that I need to read my contract. Darriane, maybe your staff should read the contract as well and become informed before they provide incorrect information to residents. I turned in my keys and prorated amount that was originally agreed. They still charged me for the entire month of JUNE plus a termination fee. They didnt have the decency to send me a final bill. Instead, they sent my payment to a debt collector for over $2000. Now I have to lawyer up to fight this because I was mislead and misinformed. Finally, I asked about my referral bonus. Darrianne tells me since I am no longer a resident then I dont qualify. Again, this was NOT communicated to my referral nor myself when she signed her lease. IT WAS A TRICK! Im so sorry I referred her to this place. Im so glad I do not have to deal with uninformed individuals at apartment complexes any longer.

When I moved into this apartment I loved the security features in the building i.e. the gated entry and the fact that you couldnt access floors where apartments are without being fobbed or allowed access. This was actually the selling points from the leasing agents and management. Since moving in I have had several guest who could not access my apartment because when they enter my apartment number it says invalid. I went to the management office two times and they acted as though something was wrong with programming my unit. Since talking to several residents on the property this system has been broken since about Nov of 2014 and most people just use the VERY SIMPLE CODE TO GIVE TO GUEST. I am appalled by this, because this is no different from the gates being wide open. For the price point get something better in the area. Century Hermann Park is not worth it!!! I can understand the gate breaking but to blatantly lie and pretend there is a user error or programming issue really pisses me off

My mom lived here for 3 years and thats the reason why I opted for this apartment. I have to say maintenance people are the best!! They are very friendly people and you can see them working hard everyday so that everything is good and clean.They are a bit disorganized with the parking though. When I moved in I was given a parking spot (perfect location close to the elevator) only to find one day (like 3 months later) another car parked in there. I complained and even though theyd given me the parking spot to me first they did nothing. They said it was because the parking was already someone elses and they were on vacation. (Sure! for 3 months, no I dont think so. Cause I asked them!)So yeah, besides that little lie, everything was very good for me. You can pay online, and request maintenance online too. They finish maintenance request quick (I tell you, they are the ones that make this place awesome)Pool was great during summer. Gym is ok. Computer room is good though the printer sometimes doesnt have ink. They have a starbucks coffee machine and it is awesome. And free too!They changed the hallways carpets shortly after I moved in. The old ones were stinky. But it seems like dog owners let their dogs pee on the carpet inside the building!! You can see the spots on it and its a bit disgusting for me. But this isnt the management fault I guess.Oh another thing is if you are on a 1st, 2nd or 3rd floor you will hear your upstairs neighbors all the time. I swear I had elephants living on top of me!! Theyd wake me up at night every night it was so horrible! I was sleep deprived for the whole year! The day I moved out the lady from downstairs came to my door to complain about my steps...We told her its the way the building is built! There are no carpets except on the room! Also we were moving that day so nothing else we could do about it!I recommend this place it is very well maintained and the pros overcome the cons. It is great quality of living. A little bit expensive but the location is great.

Do not move here.updatedunno if management just got lazy, hiring new people or what, but it has been VERY subpar. lackadaisical and just seem to not care about solving your problems at all. the 300lb overweight dude above me creaks the floorboards when he walks, this is VERY loud in my apartment and is so intrusive i cant even describe it. clearly not installed properly.... brought this up to management over a month ago to fix the new flooring they put it above me. said theyd send it to their contractor, ok sure, no problem. this issue not only is still a problem but i was told they were sending it to the contractor today.. thats odd... i was told that before. i was also told they might not be able to fix it... implying i would have to live with this. very unhappy after being here for 5 years. the second, third and fourth floors are paper thin, you can hear every step above you. ive had enough and am literally moving out because of this.this has nothing to do with the management, but at&t is robbing people at this location for internet service. you can get 15x faster advertised speed at the same price elsewhere. that is absurd.original reviewAfter seeing such scalding reviews, I have to give my input. Having been in the same apartment for 2+ years and have gone through a couple groups who have managed the complex. The new group, JMG I believe, has been doing great things to the complex and property. From interior and exterior repainting to a few security increases along with a package delivery system that you can go to on your own time, any time of day. Though the renovations have been going on for a few months at this point, at no time has it been cumbersome to me in any way. If anything, and I would assume the purpose of all the work being done, it has made my time living here more pleasant. Added security cameras in stairwells and the parking garage are excellent as well as adding a fob entrance on the rear side of the building which is ideal for using when taking my dog out. I live on the north side of the building next to the highway and rarely have any problems with the sound as someone else mentioned.I dont know what else I can mention; my time in this complex has been good overall, and even better since the new management has taken over. The previous management was downright horrible, friendly in person but just terrible at getting anything done. They take care of things quickly and very well.There have been a couple robberies since I have been living here which are, of course, concerning. I havent heard of anything happening since the new security systems have been installed though.

I have been in these apartments for nearly 10 months and for the price I am paying for a 1 bedroom apartment ($1300) which they advertise as luxury apartments , I have been quite dissatisfied. I agree with the other reviews in that the management is horrible; the only person working down in the office who knows what is going on and is helpful is Michael. My apartment is on the first floor with a downtown view; what they dont tell you is the downtown view also comes with a view of the highway and the noise along with it so dont expect to be opening your windows anytime soon. There is a persistent weird smell in my apartment that I have never been able to get rid of which I think is due to a shared ventilation system between apartments. I have gone through multiple air filters on my own air filtration device as well as air filters for the AC system that were just covered in dust and who knows what else within a months time. The first floor is right above the parking garage; in the winter when it got really cold, my floor was ice cold. There is no insulation whatsoever. They also do not like to turn the heat on in the enclosed hallways even when it got down to 15 degrees this winter which caused me to use more electricity to heat my own apartment. They offer a trash service where you can put your trash outside the door and someone comes along to pick it up. The smell in the hallway is so atrocious during those times it is unbelievable.There have been two incidents of water flooding and soaking the carpet in the hallway near the elevator and near my apartment; I called to report it and both times the staff seemed oblivious as to what was going on. They ended up tearing a huge hole in the wall to fix a water leak and have left it covered with plywood. One of the elevators went down that was supposed to be fixed quickly per the posted flyers; it took over 2 months to repair the elevator. There is an alarm control box that sits in the hallway outside my apartment. A heat sensor defect message is written on the display which is accompanied by non stop beeping that is loud enough for me to hear in my bedroom. This has been going on for a week, every day, non stop beeping. I have called to complain about this and ask when they plan on fixing it only to be talked to in a very rude and disrespectful manner that the fire suppression people will be coming to fix it tomorrow. I received no apologies whatsoever from management for this extreme annoyance.The only good thing I can say about this place is the maintenance staff is very friendly and for the few times I needed a light bulb replaced or dishwasher repaired, were quick and responsive to fix it. The location is good but there are better complexes nearby that I would recommend over this place. For the price that I am paying, I expect better management and better over quality for a place I choose to live.

Do not lease here. The manager is crazy and will yell at you for calling. Every other person I spoke to there was not knowledgeable since they just started work. Signed an application to lease and never heard back from management. I had to fax in a formal letter of complaint and drive back to the actual office multiple times before I could get my deposit back.
