I enjoyed it when it was the preserve at woods lake. But then it became Braxton at woods lake and things have quickly gone downhill. Grass hasn’t been cut in about 6 weeks (it’s up to my knees) and the trash is ridiculous, causing rats and roaches. The trash service the offer rarely actually takes the trash from my door as they’re supposed too. I really didn’t mind the place before it was bought out and became Braxton at woods lake but now it’s just depressing here.

This is a NASTY place. Stayed here with a family member while waiting for my Loft to be ready. There is nothing nice to say about this place. Old..outdated...palmetto bugs... poor upkeep. Grounds are ugly and unkept. Does not feel like a safe enviroment. About a half step above what I have witnessed government housing to be like. Absolutely shameful.The list goes on and on.

This apartment complex is not exactly suitable.The apartment I am in have several issues and maintenance did not solve those issues in the time they were supposed to. Most issues are still not solved. The apartment smells like cigarettes and was not cleaned properly after being told it was cleaned and had to wait longer to move in prior to it being “prepared” for my arrival. Also, a family member experienced an incident due to the very poor lighting at night.

Horrible place to live. Moved into apartment 8303 via hello landing to later discover it was infested with BED BUGS. When I originally reported the findings I was told that I would have to go through their contracted exterminator in order for it to be paid for, and that I was unable to get another company’s opinion. They proceeded to do the LEAST cost effective treatment, and only treated my unit. Bed bugs easily are able to crawl into cracks, vents, and through walls into other units. They also can go dormant for months at a time, unless treated properly and in full. Weeks later, the same apartment was up for advertisement on Hello Landing’s website at reduced price as a “special offer.” There was no mention that it was recently treated for bed bugs. Obviously they are trying to incentivize someone into the same unit without disclosing that their future lives will be at risk. Not to mention half of the light switches don’t work, shower stays hot for no more than a couple minutes, wasps everywhere, and there was a constant must smell. NEVER LIVE HERE.

The staff/management team is awesome! Angela and Ferris have been a pleasure and always provide excellent customer service. The monthly resident events are always a huge hit and fun. The pool is beautiful. The balcony is super spacious and the apartments and grounds are well kept. Work orders are Typically completed in a timely manner. Definitely happy to have called the Preserve my home!

Great location and spacious rooms. After living in multiple other locations in Greenville - even the downtown apartment (Trail Side and The Greene) these are the best apartments.The apartment complex has padded ceilings and floors, so you’ll never hear your neighbors.The location makes it a prime spot for practical commute and a late night Uber to downtown.The staff cares about you and are the realist management you’ll find in an apartment.(I wish they had more photos of the property to show off their nice apartments)

Today I saw a beautiful 1 bedroom apartment with Jessica. She spoke to me on the phone and we set up a time to go in after I got off of work. Before I saw Jessica at Preserve at Woods Lake, I went to a different apartment complex to see a 1 bedroom. I liked that one but really liked what Jessica had to say over the phone. When I got to Preserve at Woods Lake, Jessica was so inviting! She was speaking to another person but I loved how she welcomed me. I loved that what she described over the phone is what I saw. When she took me to see the apartment she told me You are about to fall in love as she opened the door. She was right! I applied right on the spot. I can not wait to move in. If you are looking for a beautiful place, go and see her.

I would recommend (and have) The Preserve at Woods Lake to anyone who is interested in moving into a friendly, beautiful and bustling Apartment Community. The staff was always friendly and helpful and seemed genuinely excited to be of service. They have a pool and tennis courts, gym and even a lake with a walking path... the landscaping is beautiful and charmingly southern. During my time at The Preserve, I always felt right at home and if I ever had any questions or requests for the management, they would jump right on it! 10/10 would recommend to anyone looking for a great apartment community, not just an apartment complex.

Our son lives here, with his fiance and their daughter (our granddaughter). When we visit we have noticed that they are in a great area of town. Their neighbors are very kind and always say hello when we are there. Our sons apartment is big and from what I remember is reasonably priced. If we move closer to our son, I could see us renting an apartment with this community until we purchase a home in the area.

We just moved in and I loved the luau that took place a few weeks ago. I am happy that they have great events for me and my family. The staff is really friendly and helpful. They did everything they could to make my move as enjoyable as possible. I had a few work orders put in and they called me today giving me an update, they are behind but told me they were working hard to get it taken care of. Makes me feel great knowing they are looking out for me.

If I could give fewer stars, I would. Felt unsafe here, staff would leave trash outside my door, management never responded to any complaints/issues. No response when I reported a dog I saw being abused, took forever to fix my ceiling that was literally bursting open, maintenance staff would hop over my balcony railing (1st floor) late at night with no warning, I was charged at the end for stains in an old carpet which were not caused by me. Heard stories from multiple tenants about the way theyve handled some serious, criminal issues. They simply do not care and take advantage of many residents. Avoid this place at all costs

The Preserves at Woods Lake has been a dream since new management has been implemented. I have been treated with kindness and respect ever since. Anytime Ive had an issue (there have not been many) it has been fixed quickly and efficiently. The convenience level is a strong 10 for me. Its very close to I385 and the Haywood Mall, as well as a plethora of nice restaurants. I feel extremely safe here, and thats mostly because of the Service Technicians. They are so alert and helpful that they might as well double as security guards. One of them lives onsite and I actually came home from work one day to find him putting out a fire that could very well have turned tragic (some genius two buildings over had thrown a lit cigarette on the wood) No one had even reported the fire because I suppose that people were still coming home from work or sleeping? He just noticed it by smelling the smoke, left his apartment, and ran over there to put it out!! By the time the fire department arrived...their job was already done. All anyone could say (including the fire fighters) was thank you If he hadnt been doing more than his job....well I dont even want to think about what could have happened. I love the pool and the clubhouse! I really have no idea how every rating isnt 5 stars. Im very happy here!

Moved in back in June of 2013 and it has been great!! When I moved in the pool area was kinda boring and dead. The new manager has added a fire pit, TV, and new pool furniture. The gas grills are wonderful my family and I use them every time we have a chance. We have not been able to use the pool table yet but I hear from my neighbor that is has been a great weekend past time. Thanks for the updates and my friendly neighbors.

A family member lived in this complex for 4 years and definitely enjoyed her time there.She said it was a great location and the management team and maintenance staff were generally nice and available. Though slightly overpriced it was definitely a great time.This still was all true until she moved out. She did have to break her lease early and made sure to read all the leasing terms and talked to the management staff about how to remit payments in a timely manner. The management staff had agreed with her that she could pay in a monthly manner any penalties and fees she would owe from breaking a lease early. Keep in mind she paid her rent on time and was a great tenant from my understanding.In the end the management team were unprofessional and never communicated with her until they turned the debt over to a collections agency. The lack of communication and to ruin someones credit who always paid on time and never had many issues is unacceptable.I will be reporting this to the Better Business Bureau and the Institute of Real Estate Management

Nice apartments that feel like a home but maintenance is understaffed. I love the look of these apartments and the office staff is extremely friendly. By extremely I mean EXTREMELY. Theyll make you smile even if youre going it to grab a package. I wish they had more people on maintenance, although I heard that they were hiring new staff last time I requested maintenance. Lack of parking at night makes for long walks to and from the car and bugs on the floor level apartments can be a nuisance.

I have lived at Preserve at Woods Lake for just over a year now. This is, by far, the best community I have lived in (and I have lived in quite a few). I hope I never have to leave. The maintenance crew is exceptional and have resolved any issue Ive had in a timely manner. They even took the time to explain why my air conditioning was acting up instead of just fixing it. The office staff is also very pleasant and a joy to converse with. If I ever need anything they bend over backwards to accomodate me (and Im pretty needy). The Preserve feels like home instead of just a space I rent to live in. From the friendly staff to the to the beautiful grounds and buildings, I love it here!

Currently living here... and I cannot WAIT until our lease is up. There is an AWFUL roach issue. The carpet is absolutely DISGUSTING. It is full of dog/cat hair etc. when we first moved in, we filled up a whole vacuum by just vacuuming the living room. When we first moved in the apartment was filthy and looked like it had not been cleaned at all. The drain in our shower stays stopped up 24/7. After only being in the shower for 10 minutes, the water is right at my ankles. And after calling/emailing it took them right at 2 months to come to fix it. And it still is not fixed. Parking is awful. Just tonight I had to walk right at 5 minutes to my apartment due to no parking spaces. If I would have known what a disappoint this would be, I would have never moved in. Convient location, but way too high of a price for what you get. The model apartment looks perfect, but dont let it fool you.

I was a resident of the Preserve at Woods Lake for the last 3 years. Like most of the resident reviews before me, my major complaints are with the management, facilities and maintenance. The management and the entire staff rotated out constantly (3 times during my residence at least) making it very difficult to get problems resolved and impossible to talk to someone that knew the right way to handle things. I ended up with a lot of empty promises that were shot down by the leasing company after communicated to me by the staff. The amenities that were provided and sold to me when I made my lease agreement like the pool, car wash, fire pit, and grills were out of service 80% of the time and were not cleaned or maintained the remaining 20%. I lived in the biggest one bedroom apartment offered and was very dissatisfied with the quality of work performed before moving in. The counters were chipped, the sharp end of screws sticking through the end of cabinets and drawers, the nail strips for the carpet were not hammered down so when you transitioned from room to room you would get a nail in the bottom of your foot, and carpet glue was spilled everywhere in the bedroom. There was obviously no inspection even a week before me moving in just to ensure the apartment met some kind of standard. Cockroaches and Wasps also were a big issue. Not necessarily inside the apartment, but they littered the stairs and walkways. I once made a request to have a huge wasp nest removed from my stairwell and after two weeks of no response or action my girlfriend was stung while climbing the stairs on crutches. I had to remove 7 nests myself before someone else was injured and I strongly voiced my dissatisfaction to the management. The last but probably the worst handled thing that happened during my residency was a power outage in my apartment that lasted 6 days. It was caused by a lack of maintenance to the main power box that supplied my building. I understand something like that can be over looked, but it was how management handled the situation. They only put us up in a hotel room for 2 nights at our own expense with the implication of reimbursement and asked us to document any damages caused by the power short. A lot of my electronics were destroyed and all the food in my fridge was lost. When I brought my list to the office they told me the only option I had was to make a claim with my renters insurance ($1000 deductible). If a tree had fallen on the building would my renters insurance have to cover that also? There was no reduction in rent that month to help cover the damages and I ended up having to eat all the expenses. I can not recommend this place to anyone who is looking for an apartment in Greenville. The cost of my one bedroom was up to $1100 a month when I moved out and with all of the new places popping up downtown you should easily be able to find a better option.

Sold my home in Atlanta to live near my family and new grandson, and saw at least 30 apartments, each of which were very disappointing. THEN, my family and I just stopped by The Preserve, spoke to 8 residents (who lived here one to 6 years) and asked how they liked living here. Without exception, everyone said they loved it! Quite a biggy!. Went to the office to enquire about availability, and the staff was so gracious and knowledgeable, and went out of their way to show us (their were 5 of us) all the amenities, the available apartments, and we were all thrilled! Went back to office to do paperwork, and leave deposit, and went home to CELEBRATE! Have not changed my joy of finding this wonderful HOME. Any little thing that needs to be addressed is addressed immediately, and followed up on. In my area, everyone picks up after their dogs, (which tells you a lot), and I am surrounded by the loveliest neighbors. This is a beautiful, fun and safe place to live, and I am grateful that we found it. It is quiet, pretty and safe. Coming home is a treat...chance of running into a neighbor is always great. Love the staff, and just my good fortune of finding this gem! Have not had a negative experience and would recommend The Preserve to any nice people looking for a new and lovely home!

I cannot recommend this place, not at all. Let me start on the place in general. The pool is closed most of time because the maintenance team is unable to maintain a pool system, the tennis court is in a terrible shape, the gym is a joke with not even close to enough equipment, the laundry room is really bad, often there is brown water halfway standing in the washing machines. The management is not better. They give u a hard time on everything they can, come up with all kinds of extra fees and if there is an issue somewhere all youll hear are cheap excuses but no solutions. Move somewhere else where your business is appreciated, because here you get treated like an intruder or criminal and not as an appreciated customer.

I have lived at the Preserve for over a year now, and for the first while I enjoyed my experience. However, after things settled in I started to realize how bad this was. The place is infested with cockroaches and on multiple attempts at trying to call the office to get it fixed they have seemingly done nothing to rid them. Dont bother calling the office because nobody will answer the phone. We kill at least 4-5 cockroaches a night. Also, they say that they provide grills as an amenity but they dont provide propane. Since there is no propane everyone uses charcoal and has ruined the grills. Way overpriced for what you get.

One of worst apartments that I have ever experienced. We couldnt wait to move! Terrible roach problem and the maintenance is a joke! Do not move here, there are much better apartments in this price range. I wish I had known sooner, please take my advice, this place is awful!

Boy do I have a story for you guys.. so today my fiancé and I went to check out the apartments today as my birthday gift me (it’s tomorrow) we decided to move out on our own! So we call and the property manager such a sweet lady set our appointment up and made us feel so welcomed just over the phone. So we get there and she gives us all the details (btw best offer we have ever gotten for apartments) so we go see the apartment and I fall in love couldn’t let it go so we decided to jump on it now note we have the sweet lady with us the whole time notOnly that she has a great personality! Well we get to the office and start signing up and my fiancé goes to get the money so it was a speedy process well the worse thing could of happen he locked himself out of the car with me at the office. I was so sad but she came and saved the day she drove me all the way to my fiancé not that she needed to she offered and got me to him I HIGHLY recommend this place not only is it beautiful you will be taken care of by the wonder staff they have so blessed to have her as a manger so if your ready to feel at home and have a great apartment life I would start here ❤️

It took me a while to recognize how genuinely kind and caring people could be around here. The entire staff at the WoodsLake and tbe residents have proven that never judge the book by its cover. The staff is always there to listen and address anything to make the tenants feel comfortable and safe. Realizing that it IS an appt (not a custom built home in the woods), and knowing that the staff like Karen and Melissa will go out of their way to take care of ANY concern or expectation, I would stay here as long as I need, and will highly recommend to anyone moving in the area.

3 stars says its okay. This is true. While to location is nice i can attest to other reviews by saything the bug situation is not good. Granted i have a cat so i personally dont kill the bugs. I just come home and find them scattered about the apartment. The walls are very thin, and you will be able to hear your neighbors flush the toilet or get it on from time to time.They have this great trash service that allows you to put your kitchen garbage bag outside your apartment and a few folks com by and pick it up for you. Amazing right? This service was sold to my roommate and myself as complimentary. Dont be fooled...it tacks on an additional $30 bucks a month. When asked if we could opt out and just take our own trash out they said no. They agreed that i could take out my own garbage, but id still have the pay for the service. On top of this great service, if you leave the special black garbage cans outside your apartment once the service has picked up the garbage, you will be fined $25 bucks. Looking good right?Maintenance responds quickly, however their solutions for fixing things is elementary - or at least that might be the highest education the staff has received. It shouldnt be difficult to apply weather stripping to a door, nor should it fall off every week. After a while you just give up and move on.Parking is a bit of a problem sometimes, unless i just happen to live in the building where families of residents come in droves. There always seem to be more cars there than residents and while i understand people have visitors, they become consistent and result in no available parking spots - at least not within a 10 min. walk of your building.The grills have been ruined by folks using charcoal in a propane style grill. I suspect everyone was under the impression when signing their leases that the complimentary grills and propane actually meant the apartment would provide propane. Another lie. I dont want to paint an ugly picture of this place because there will be times where i do enjoy it. My lease is ending soon and there havent been enough good times to stay. Hope this helps someone.

IF I COULD GIVE THESE PEOPLE A -10 RATING I WOULD.This apartment complex is just a dog and pony show until you sign the lease. They take no responsibility when unforeseen circumstances occur. They have no genuine intent in the safety of there tenants. They much rather cut corners and mitigate cost than insure the safety of the people living in there unit. Huge issue with bugs, and cockroaches, although they use a different term for them...palmetto bugs Theyre still cockroaches people. Dont let an unexpected circumstance happen because they will tell you that they are not responsible even if it was the fault of there own equipment. You can find a way more cost effective solution for your renting needs than Preserve at Woods Lake. Stay away if you want to avoid being subject to never finding a parking spot especially on friday and saturday nights. The people that go to the blindhorse tend to park at the complex. The apartment manager doesnt do anything about it. Noise, we could hear our neighbors cats running across the floor above us. Grounds, there is dog poop everywhere! Dont walk on the grass..if you step in it...they will apologize and go pick it up instead of responsibly fining the person that was careless enough to leave it there...even if you can undoubtedly identify the culprit. Construction, I cant say enough about. There were consistently electrical issues in our unit, AC leaks that went unnoticed. The maintenance people are nice but not certified. The construction was built poorly. The staff doesnt care about anyone who lives there. They only care about you paying the rent. Thats it! I WOULD NOT RECOMMEND THIS PLACE TO MY WORST ENEMY IF IT WAS THE LAST APARTMENT AVAILABLE IN A 1000 MILE RADIUS!!!

I have lived at PWLA for over 7 years -- my plan originally was to rent for only 1-2 years.Location? Doesnt get any better. Im living in a unit that overlooks our beautiful little lake surrounded by wooded preserve, making it feel like living in the country -- but its just a hop skip to I-385 and in minutes youre downtown or at Woodruff Rd shopping, Haywood Mall is a few blocks away. You can walk to a Starbucks, Barnes & Noble, or restaurants. I often just bike to the Swamp Rabbit Trail downtown.Amenities? Beautiful saltwater pool and landscaping, clubhouse with business center (or lounge with your own computer and use the wi-fi), fitness room with good equipment, and car wash area (which is in need of some maintenance) -- all of which I use regularly. Also tennis courts if you play. But the best amenity is the staff -- every one of them a really nice mix of professionalism and friendliness. In 7 years you can imagine Ive had issues arise (some really irritating) -- and every significant issue Ive raised has been received and addressed professionally and to my satisfaction (and sometimes even amazement). I’m an architect, and I find my small unit plan to be well designed, with amenities like good storage, smart layout, good acoustical construction, bay window and ceiling molding. (Other PWLA unit plans I’ve seen seem to offer similar, very livable, design.)I enjoy living here very much, and I wouldn’t want prospective good, considerate neighbors who are considering living at PWLA to be put off by some annoyances (like occasional bugs that I find to be controllable with minimal effort, and part of living in the South) to the extent that they miss out on one of the nicest living experiences available in Greenville.
