Ive lived in various apartments in the complex over the past eight years, and theyre pretty outstanding. Ive been living in a one bedroom (in the three story configuration, not the single story ones), and there is concrete in between each unit, and each floor, so Ive genuinely never heard my neighbors. The same is true of the studio apartments.Ive been recording music in the massive walk-in closets, and always ask my neighbors if they hear anything, which they dont. Its absurd in the best way. The amount of space you get, and the really competitively low rent price is excellent. Maintenance is always on the ball, and able to fix any issues that might arise too. Management is just as good.Im serious though about the studios/one bedrooms being absurdly quiet. Its an anomaly. Im a sound designer/musician, and being able to record foley sound effects, and albums in the giant walk in closet without hearing any neighbors is something extremely rare and unique.Great apartments for students, folks that work on base, or really anyone that wants to live in the Dayton area.

Ive lived here for 2 years and have nothing bad to say. The few times Ive needed to contact maintenance theyve responded very quickly. The staff is friendly and helpful. The grounds are well maintained. The price is in line with other similar apartment complexes nearby. I have no intentions to leave in the near future.

Originally was a 2 star review. Not sure why? I didn’t press anything. But when we lived here it was great. Office staff was great and our apartment was nice for the price. Maintenance issues were always handled timely and professionally. They’ve had the same management company for at least 10 years and the property manager does a great job. She’s also been there for a while and knows what she’s doing. Would definitely recommend moving here.

Moved in August of 2019, enjoyed my year here. My kids loved it as well. I did not expect to get any of my deposit back (Ive heard most apartment complexes keep it over little issues). I moved out August 2020 and received almost my full deposit yesterday. The 2 times I had to call for maintenance, they were quick and efficient. The ladies in the office were always polite and helpful. If I wasnt moving in with my boyfriend i definitely would have stayed longer. Thank you Yorktown associates for the wonderful experience.

If you look through my review history, youll see I very rarely post negatively about companies. So when I do, its really not good.I honestly wouldnt recommend these apartments to anyone. My furnace died 6 times last winter before they finally replaced it. Turns out that furnace was from the 1960s. I lost hours at work each time they came over to fix it. The maintenance guy was super friendly, so thats a plus.Also, they have a tow policy where if you dont have a parking pass they have hired an outside tow company to take your vehicle. My gf came to visit and I was unpacking her car. I fell asleep on the couch and when I woke up, her car was being towed. We were treated like criminals by the tow truck company when we tried to get her car back ($150 charge). When I complained about our treatment to Yorktown, they said this tow company was better than the last one.The walls are paper thin. I lived next door to an old woman who lived alone who was always screaming at someone or something.The office folks are friendly, but after the frustrations I experienced living there it doesnt matter.

I’ve worked with Yorktown as a vendor for over 6 years. All Office Associates are wonderful and very welcoming. Tina who manages the property is such a great representation of Yorktown and soberer Management!Highly recommend them for your living needs!

Tina (the manager) was making up excuses every time that I go to sign the contract just because she didnt want me to rent there! Instead of focusing on my studies I go to the office every day to see if I would rent it this month or not. I dont know what is wrong with me to ignore me. All I got from them is disrespect and dishonesty. If there is a zero, I would rate them with it.

Lived here since 2006. Have received excellent service the whole time. Staff is friendly and responsive. Grounds are well kept. They are pet friendly, dogs & cats. Maintenance staff is polite and helpful. Not a long waiting period to get work orders accomplished. Overall very happy here.

A new resident here. The application process was smooth, and the office team helped us every step of the way, easily answering all of our questions.The apartment was in perfect condition on move in, and before signing the lease we were able to do a walk through by ourselves to assess the quality. Everything was in place and perfect, and so far its been great!We got a two bedroom apartment with a utility room, which is perfectly sized for a washer and dryer. The rest of the apartment, when we walk it shakes very slightly, and sometimes we can hear our neighbors walking next door, but the walls are thick and we havent heard a peep from them as far as music/talking. And given the actual size of the apartment, Im happy with the trade off.The office team gives you one week to fill out a check sheet of the apartment, noting any issues with the apartment to be fixed after its turned in, which I appreciated.That being said, weve only been here 1 week so far. Ill update with any changes down the line, but so far Ive been pleased with the value of the apartment.Updated 9/29/21I moved out back in 2019 but i still think fondly of this place. It continued to be great up until i moved out of state.

Ive lived at multiple apartment complexs in the area and this was by far my favorite. Maintenance responded quickly when putting in a request, management was great and made the process of moving in/living there really smooth, rent was affordable, and the pool is huge! The only con is that some of the apartments do need updated because its an older style. I actually miss living here and recommend it to anybody looking for an apartment in this area.

I have lived at Yorktown Colony for the past 2 years. Management is extremely helpful. Maintenance has always come out the same day I call them. One time our heat wasnt working and it was 11pm. Maintenance showed up within 30 minutes and fixed the issue. If you dont mind the location, you can get a decent size apartment for a good price.In the winter time all of the sidewalks are shoveled and salted. They take really good care of the property, including the pool.

My boyfriend and I just moved into this complex and we absolutely love it! It is a quiet neighborhood and is very well kept/ clean. We have needed a few things fixed and maintenance completed the task the same day we request! Only thing I would change is the prorate they do for the first month of moving in, other than that, I would highly recommend this apartment complex!

Have lived here for 3 years and love it! Maintenance is very responsive and friendly! The property is well maintained. All the buildings have been recently painted and new shutters installed which really makes the appearance of the community look nice. The office staff is helpful and friendly . The size of the apartments are very large for the price you pay! Would recommend Yorktown!

Apartment itself was fine but staff was awful. Moving in there was one good person but she got promoted and sent to another place. I have been waiting on a deposit check for two months and they just accused me of stealing the money which they would clearly be able to see if i cashed a check from them. Every staff member has given me a different answer about when or where to the check may have been sent out. Work orders took a long time and a lot of bugging to be completed. Again, the unit itself is fine, but the staff ia offensive and leaves a lot to be desired.

Me, my wife and child lived at Yorktown for 3 years and it was a very enjoyable experience. The complex is well maintained and the maintenance staff are very responsive and courteous. The property manager and all of the rental staff are very polite and kind. There is a fitness center that was recently updated. In the summer time the pool is amazing. The tennis court and playground was a plus. In the winter time the complex is shoveled off and salted. They are pet friendly and there is a dog park across the street.Most of the apartments/townhouse’s have washer and dryer hookups. There is coin operated laundry rooms there. We were very pleased that there is a patrol car and security that walk around at night. Overall, I would recommend Yorktown Colony to anyone that wants to live in a peaceful neighborhood without the riff-raff.

In 2012 I was burned in a one level apartment... It was in the kitchen with no back door, Windows or fire extinguisher... After being burned in the apartment, I was hospitalized for 2 months... I lost my job and came home to an eviction notice... I tried going to the leasing office and explaining what happened, bit they were not trying to work with me to get my rent paid... They told me that they dont take partial payment of rent. It had to be paid in full... That was back in the summer of 2012. It is now 2017 and not only am I still traumatized from the experience, but I havent been able to bounce back and get another place since then... For 5 years Ive been forced to live with family and friends... Not having my own. I wouldnt recommend this place to anyone... They lack compassion and their apartments scream with safety hazards!!!

Took most of our deposit because of odors left behind by our animals. Despite the fact that when we moved in the place reeked of cigarettes and chemicals and had to delay our move in because we had an infant with us and only did something about it when i went in and complained in person about how badly it smelt, rjey were very hesitant to replace the carpet because they just replaced it. The smell doesnt compare to odors left by the animals we had there so im leaving a horrible review. Doesnt seem fair to me so dont move here. Their maintenance is garbage and will screw you over.

I have lived here for around 8 months I am in a 4 bedroom the apartment is huge and all on 1 floor the management staff is wonderful.Everything is well kept and has a beautiful pool in the summer I can see us living here for many years to come.

I had black mood growing in the attic areally and it took a week for anyone to come out and longer for them to fix it. I had two different apartment there and they would always give me the run around when it came to needed any work done for our apartment. I just didnt have a good experience there in the two years we were there

I lived here for a year in a studio apartment, and it was a pleasant experience. I have since moved to Cincinnati, but if I were to move back to Dayton, I would live there again.Pros:-CLOSE TO WRIGHT STATE UNIV. and WRIGHT PATT AIR FORCE BASE (if youre a student like I was, take the back roads route to campus, past the Air Force Museum)-EXCELLENT MAINTENANCE; very friendly, thorough, and prompt. I had several issues during the year including a backed up kitchen sink and a hot water heater that went out, and the office and maintenance handled all issues in a timely manner.-QUIET PLACE: they have a noise ordinance that you must sign when you move in. They ask that instead of knocking on your neighbors doors to ask them to quiet down, to instead contact the office and they will handle it. I had a new neighbor who moved in and would play his/her music so loud that the bass would vibrate my windows. I contacted the office and they handled it right away.-GREAT OFFICE STAFF; friendly and helpful, polite, and prompt in responding.-CLEAN; the apartment I moved into was clean (they even make you sign a mold contract when you move in stating that you will contact the office or maintenance right away if mold develops anywhere in your apartment/bathroom.-GOOD SNOW REMOVAL; prompt in the wintertime-SAFE; I felt safe living here. There were mainly WSU students and Air Force people living there. The only issues I encountered was the heavy stench of weed when I walked out of my apartment once. I contacted the office, but they said there was nothing they could do if I did not know the exact apartment it was coming from. Also, I encountered some college aged white guy peeing in the bushes on the side of an adjacent building. (gross!)-SERIOUS ABOUT PEST CONTROL (roaches, rodents, bed bugs, etc). If you encounter any pest, they take care of it right away AND using professional extermination (sparing no expense).Cons-OLD BUILDINGS; they make you sign an acknowledgement form when you sign in stating that you are aware that the outside of the buildings are coated in lead paint. The lead paint is NOT inside the apartments, so dont worry. It is only on the outsides of the buildings. This was not an issue for me, but if you have young kids, make sure they are not chipping paint off and eating it. I will say though, the apartment complex is very thorough with not only indoor but also outdoor maintenance, and they sanded and painted the entire complex and removed any chipped paint.-SCARY LAUNDRY ROOMS; are only located in certain buildings so I had to walk down stairs, walk 3 buildings away, then down another flight of stairs to a dank, moldy basement to do laundry. They care about mold in the apartments but apparently not in the laundry rooms. Oh, and the nearby laundromats have bedbugs (the one on Woodman Ave), so be warned!-BATHROOMS OLD AND OUTDATED (think 1970s blue or pink sinks, toilets, bathtubs, and tile. Its clean, but its ugly.-NO GARAGES OR CARPORTS-VISITOR PARKING POORLY MARKED AND TONS OF TOWED VEHICLES; Its just a money making ploy. The towing company pays the apartment complex to have towing rights, and the tow company cleans house when everyone is asleep.-RESIDENT PARKING FILLS FAST AT NIGHT. If you come in after working folks get home, you may have to walk the equivalent of a block or two to get to your apartment-THEY ARE ALWAYS IN YOUR APARTMENT for something; however, they will always leave a note in your mail slot or taped to your door 24h prior to them coming to let you know. I cannot tell you how many times I came home to have a notice that they would be in the apartment for something (e.g. change the air filter, test the fire alarm, they would need to open my door to paint it, etc etc.) Its good that they are on top of maintenance (especially in such old buildings), but make sure you keep your apartment clean especially in a studio apartment because between their routine maintenance and your maintenance calls when things break down, you will always have someone in there.

Older buildings falling apart on half of the complex, the contracted tow company has DRACONIAN enforcement. Theyve literally had a pizza delivery car (with the sign on top) chained up *while* the driver was bringing me the pizza.

Cleaning personal do not keep entry doors or hallways clean. Carpets to my sons second floor apartment are filthy as are the insides of the doors. Last night I was visiting my son and didnt realize I needed a parking pass and the next thing I knew I was chasing a tow truck out of a parking lot because my vehicle didnt have a parking pass. The tow truck employees were literally running out of the parking lot and admitted if they can get the car off the grounds, they get $100.00, but if I caught them on the grounds it would have only been $45.00. I caught them 200 feet off the grounds because they pulled over to call somebody. Seems like there is some sort of kickback going on somewhere. Lease is up, and my son will not be renewing. Parents of college students beware, your car will be towed if you come in late at night and cant get a parking pass from the rental office! The next day I spoke to the rental office and they gave me a guest pass but I still had to pay $100.00.
