This is my last month in this property. I would say Im satisfied with the apartment itself and amenities are OK but the management team are very disappointing.We moved in a year and half ago and knew we will need an upgrade sometime. At that time, Irvine company allows for an internal transfer if we pay a $1000 admin fee. I think that is pretty fair but this policy was changed without any notice. Now if we want to upgrade, we have to pay one month of rent instead.OK, I accept the change. We decide to upgrade after our lease ends. When we were communicating about upgrading, the leasing office was not helpful at all. They were not helping us discover units we can consider, but telling us we need to pay another application fee, run credit score again, we can only hold apartments for 7 days and we need finish paper work to move out of our current unit. Ok, I know those all. Youve told me at least 3 times already, through in person conversation and in writing. My entire impression is that, we not welcome to stay at all.We have full freedom to explore other apartment complex. While we tour other apartments, we received welcome and their management team showed eagerness to solve all questions about our transition to move in. I hope the management team of Hamptons will be aware of the difference and make some changes.

I have lived here for 12 months. This is my last month living in this community and my experience has been nothing but exceptional. I wish i could stay here longer. Great amenities and helpful management. (shoutout to Elva Fabian). Maintenance requests are handled swiftly and efficiently. Beautiful surroundings with bbq, trees and greenery. Live on the top floor to get the best experience of this place. Highly recommend this community for a seamless living experience.

I had a great experience with my recent move to the Hamptons. The management team worked hard to find us the best apartment and responded quickly to all my emails. A couple of repairs were needed upon move in but the maintenance team fixed everything within the same day. More recently, we had to move some heavy furniture into our apartment on the 3rd floor and the staff on site offered to help us. It’s been a great experience so far!

The apartment has OKish quality but has many issues: For our unit, bathroom door was installed incorrectly and cannot be closed. Bedroom blinds are basically completely useless and daylight just shines through it. (They dont allow you to install darkening film). The front door lock is extremely cheap and insecure. The carpet is installed incorrectly and can slide on the foundation. The smoke detector is extremely sensitive and can sometime triggered by you opening the front door, letting in the summer heat wave. And if you use the oven or range at all, good luck with that!Parking is difficult with small parking spots and narrow roads. And if you have more than one car, you will need to use the surface parking but the parking spots are usually full from the evening so you may need to park at a spot that is very far from your unit. The covered garage is small and expensive and if you have an SUV, it will take you multiple turns to park your car from the narrow road.Management wise, they dont give out gate access code but randomly leave the gate open and multiple entrance can be unlocked by reaching in to the door handle from the outside. If the gates are closed, you basically need to walk to the leasing office to pick up your Doordash order. (If your complex is not secured anyway, why bother closing the front gate to inconvenient us?) The waste disposal team often leaves the huge garbage dumpsters in the middle of the already narrow road during the days.The rent is not competitive at all considering such quality.Move out process is a nightmare and the company is very greedy. They charge $240 for cleaning even though my unit is already professionally cleaned to the state better than we moved in. They will point out missed spots like a few coffee grinds or fingerprints or hard water stain (which is basically impossible to be removed) here and there. The carpet is pH dyed, so when our cleaner came in, a few spot on the carpet turned pink the second day after we moved out. So instead of neutralizing the pH to remove the stain. They decide to charge us a $1270 carpet replacement fee. (Or by the way their receipt shows the carpet is cleaned by their contractor. Why bother cleaning it if it is gonna getting replaced?)I DO NOT recommend living here.Reply to the business: Yeah thanks for reviewing the balance. Just telling me hey you owe me an outrageous amount because the amount equals A+B+C doesnt change the fact that the charges are outrageous. Imagine charging $240 for a 10 mins top job. This is the equivalence of walking into a restaurant. And they give you a bill with a $20 charge for your water and tells you. “Hey we already reviewed the charge with you. The water IS $20 and the calculation is correct.” Oh and why dont you actually replying my email and show me that the carpet is actually replaced instead of pretending to care on a public reviewing site. hey should you have any question feel free to contact us I ALREADY CONTACTED YOU. What a pretender.

I have been living at this apartment complex for 3 years and we are very happy here. I am very happy with the maintenance team working here. Every time I have an issue it has been fixed in a timely, efficient manner. It is a beautiful complex that is relatively quiet and very safe. I love to walk the complex to get my daily exercise.

Elva was really helpful with helping us find the perfect place. She went beyond to help us. We ended up renting at a different place, after filling an application here. But the place is really nice and in a great neighborhood.

Friendly, helpful staff, great location, but the apartments are very low quality and the parent company is greedy and unpleasant to deal with.The complex looks great from the outside, and the model unit looks very snazzy, but the actual apartments are not what youd expect for the price. Theyre very old and have been half-heartedly renovated with sloppy paint, an inconvenient design, and visibly cheap, mediocre appliances/sinks/etc. A lot of the apartments have issues like you cant open the refrigerator and the dishwasher at the same time, for example. My unit in particular had the doors mounted poorly, so they wouldnt latch closed unless you pulled up or down on the handle after closing them.This is probably just a one-off problem you wont face, but my unit was very dirty when I moved in. Usually apartments are pretty dusty when you move into them, but every surface was gritty to the touch when I came in. It took me over a week of sweeping/mopping/scrubbing to get it in shape. I never managed to get all the caked-on dust off the windowsills or fan grills. (In retrospect, I wish Id raised more of a stink over this, see the end of the review..)Whenever I had trouble with maintenance or any questions, the staff was great. They responded quickly and got things done, even during the extended COVID lockdown.After an OK first year here, the parent company absolutely refused to come anywhere close to the market rate for renewing my lease. They wouldnt even offer me the same deal listed on their website for new residents. I ended up finding a much nicer place nearby for cheaper, and I was able to comfortably afford movers who did most of the work involved with the money Ill save.Sure enough, they proceeded to send a move-out bill of over $350, claiming that a little dust, some fingerprints, etc required $200 to clean, and ~$150 for paint. To be fair, Ive had even worse experiences with landlords in Washington, but this was still frustrating and disappointing.. now I have to either pony up this fee or duke it out with them.

I love this community and recommend to all who is in love of cooking on gas stove and green grassland!But first and for most, I want to express my thanks to Eval, who is the assistant manager of the leasing offie. Hamptons was on the top of our list when we were looking for a new comfy while affordable apartment. Ive been very sensitive to the smell of new paintings and carpet so I switched my apartment selection 2 times before I finally moved in. To be honest, I have met with Eval 5+ times just to make sure I am okay with the smell, lighting and location of the apartment. Shes been super super patient and understanding of my concerns, questions and my sudden show-ups :) I am pretty happy with my current unit thanks to Elva! Its the best renting experience Ive ever had. Thank you again Elva!I also like to mention that most apartments are newly renovated and the interior design is very feel-at-home. I have no issues so far with sound isolation or anything. Parking is great because it offers a lot of shared spots apart from your assigned one.Overall great experience so far! If you are picky about your new home or have special needs like me, Elva will be the best person to help you find your best choice!

I have lived here since November 2016 and so far, the experience has been great. The apartment is well maintained and clean. We had small common maintenance issues here and there but the office staff/maintenance staff took care of it promptly and professionally. I have seen the negative reviews from other people about the office staff but my personal experience (again, it is just my personal experience) with them have been great. I always felt that they are professional, courteous, and helpful.

Leasing office and maintenance staff are all very friendly and helpful. Work orders are addressed and resolved incredibly fast, all of mine were completed within 24 hours. Windows are old but thats my only criticism. Great location and the apartments, grounds, and common areas are all well maintained and clean!

Sound isolation between different floors is very poor. Since I got a new neighbor upstairs with kids, I have been troubled by hearing sudden heavy footsteps. I guess their staircase is right above my bedroom. Imagine it is a Sunday morning and you are woken up by 10min long footsteps. Or it is a quite Friday night and you suddenly hear heavy “bang” and worry about someone might dropped down from the ceiling. This is not what a $3300 apartment (2B2B) should have. Staff will tell you that the quite hours is between 10pm-8am. Not suitable for residents who likes to sleep in. Choose top floor or wish you have a quite neighbor upstairs.Update 1: AC is terribly loud. My roommate and I have to close the AC before going to sleep, or we will be woken up in the middle of the night when AC automatically turns on.

Unsafe. Unclean, no security cameras, property gets stolen almost daily from their parking garages. Can get in an apartment with a credit card. Cannot believe Apple puts their young employees up in this unsafe apartment complex. Manager is well trained in slum lord management. Owner obviously fakes security! Apple should be ashamed of themselves for housing new employees here. It is unsafe living, wrapped in a pretty package. I would not let any of my family ever live here again.

Friendly staff who are fast to respond to maintenance issues. Of course, like everywhere Ive lived in the bay area, it has its flaws. The walls are thin meaning significant traffic noise entered my as it faced toward the freeway, and it was difficult to maintain a constant temperature throughout the apartment. Lighting was mediocre, but of course I could have added my own lights.On the plus side the pool is great! (and if youre quiet and fancy a swim in the morning nobody calls you out on it for being in there before official pool opening, just dont be an arse). The pool is great, the little BBQ areas are also awesome and the location is fantastic, being right across the street from a plaza (mostly asian food which worked for me!).All in all a pretty decent place in an excellent location, especially if you work in the spaceship!Update:Finally here looking for a permanent place to live in the bay and they were closed when my viewing is supposed to start at 2:00pm the door wasn’t held the extra second for me to enter behind the staff and overall received pretentious service.

This post isnt about the apartment itself, it is about the staff at the leasing center.* Dont trust these guys, they will change their position on availability in hours.* Staff is astronomically ill-informed about their own leasing procedure.* They wont give you a courtesy call to inform you about the changes being made to the availability. Excuses they provide are just like a 6 year old.* Do consider the construction taking place before moving in, especially the eastern side.* Well, expect huge raise in rent the coming year for the fact that Apple will be next door. You will find it evident in their lease offers (check out their different lease terms and perhaps make a wise decision in case you are planning to live here for few years).These said, the apartments are real good, especially if there is ample light.

Ive been living here since 4-5 months ago and I totally love it! The management and maintenance is phenomenal! They maintain the complex very well, for example after a month I moved in, they managed to wash all the exterior of the buildings which was great!! The leasing office has very nice staff, specially Theo, alumni from UC Santa Barbara is the rockstar :-)I really recommend this place to others specially if you are planning to work at Apple simply because its only a few feet away from the new campus :DUpdate:I submitted a maintenance request today at 3:05pm and received an email at 4:12pm the same day that the task is complete. This is another clear indication why I love this place so much!

Management is not responsive. I am current resident here. I would not recommend staying in the apartment. Apartment is not safe for residents. Few of the valuables were stolen from my car, when parked inside a basement garage. Management informed me that this happens regularly and they have not taken any preventive measures to solve the problem.

Leasing office people and maintenance are ok; Irvine company headquarter management and contact window are indifferent to anything, especially when having lease renew and negotiation. They stopped to negotiate the leasing price 2 yrs ago, and they ask for 10% increase every year, for 1B1B. More for 2B or 3B units. Safty is another concern. Few of the valuables were stolen from my car, when parked inside a basement garage. Management informed me that this happens regularly and they have not taken any preventive measures to solve the problem. I can only inform and documented twitch local sheriff. Leasing officer personnel even BSed about his MS degree in Homeland security and how this could have contribute to their security measures. The Construction from Apple campus or internal renovation constantly happens date back to 2014 till now (2018 and on). Dont expect compensation or price reduction on any inconvenience. They just dont care about you.

AC and heater breaks down every 2 or three days for a month they send the maintance every 2 or 3 days and it bearkdown again.What a hell !!!!!!! I have tow kids one is 3 month. AC unit is 20 years old and it is dead and they refuse to pay any cent to change it.The stuff is rude and lairing all time they stay saying we will send a professinal mantainance but they dont .The maintanance guy told me that they ask for a new unit but the maneger (luke) refused.In a very hot day i called them to do any thing and replace the unit my baby is crying form the hot weather (elva) told me use the portable ac and stay in living room .. Are u kidding!!! She want me to let my baby to sleep in the living room .They said For me that you dont know how to turn on the AC and heater .. what a hell!! We moved form texas and we know how it works.The try to make any thing for not changing the dead unit and wont pay any cent , We r paying thousand of dollars.Every thing is bad mangement , stuff , and maintanance. Stay away from here i will not recommend this place for any body.
