I would like to first say this place is literally the most unprofessional place I’ve been in a very long time! The management at leasing office are lazy and don’t communicate at all! I would not recommend living here to anyone who wants a safe, quite, and diligent management team!

Management is a joke. They act like they are being inconvenienced by having to put a work order in. Spoke to a women in the office that was incredibly rude. I’ve never heard such horrible customer service. Our garage has been broken into 2 times. Our tires were slashed and we didn’t even get an apology from the office in fact the guy Eli said he probably knows who slashed the tires but wouldn’t tell us. They just came through to make sure fire alarms were working and said that both of ours aren’t working and then left without fixing them.

Called them today to set up an appointment to see the apartment. Spoke to their agent, was told that they have a representative over there who would show me everything. Arrived exactly at the time agreed (Saturday, 1 pm). The lady (manager) was talking with the other people. Told me she is on lunch and could be available only in an hour. My time (especially on Saturday) is more valuable than your lunch, guys. We made an appointment. You need to fix the communication issue within your company. The agents dont seem to know what the schedule their representatives have on-site. Or maybe the manager just didnt tell the truth. I dont know. If you dont respect my time, you are not getting my money.

I just signed my renewal for year two of my lease here and I have to say that Im really happy. I didnt have an assigned parking spot at first. That took about I think 6 months if Im not mistaken. I was disappointed about that but the office staff got me a spot as soon as they could. Spots are limited and I know that at other apartment complexes around here that is the same situation. The office staff are always really nice to me and very organized. When I file a maintenance request I hear back in less than 24 hours. The rental rate that Im charged is completely Fair. I would say its probably below market for my second year of my lease. Although its true that the cabinetry and the flooring are not of the highest quality that is also the same situation at most apartment complexes. I mean honestly what do you want? Its an apartment. For me living in an apartment is about the service. And the service is excellent. Life is very quiet here at Hidden Oaks. They keep the grounds looking immaculate. It is a beautiful complex. Bottom line Im really happy here and you probably would be too.

With the panedemic upon us and orders to stay at home given by our Govenor I had fully planned on doing exactly that before hand simply because I am more introvert than not. When I do venture out to check my mail or shop I can still count on a quiet tranquil atmosphere and I am glad this is my home!!!!!

Cons:Don’t bother cleaning your apartment spotless when you move out. They take ALL of your deposit. I left the place SPOTLESS & had never mounted anything to the walls & received only a $37 refund from my $300 deposit. Ridiculous. There were always the smell of cigarettes lingering through the vents. Be prepared for a ridiculous increase in renewing your lease after your first lease is over if you plan to stay. After my 12 month lease ended($1099), a month to month lease was $2,554. I was charged $500+ For extending my stay for another week. They are a ridiculous money hungry corporate. The washer in the unit does not even provide a sufficient level of water to wash your clothes. When brought to their attention about it, they say that’s how all of them are. 610sq ft definitely feels more like a 510sq ft apartment. There is dog poop all over the lawn. The gym is quite stuffy as they did not ever turn the AC on in there. & you will find all kinds of crazy looking spiders in your unit.Pros:-It is a beautiful complex & very peaceful.-Maintenance guys were fast to respond about issues.

In this review i have attached a response to the 3 day to quit notice left on my door Apartment 23. I want it to be know that the current manger of this property is acting like a child. She first forbid me from speaking to her in person. As of 1100 Sunday June 21st refused to accept my response to the notice. My letter is attached.

Unfortunately this complex has unsealed granite countertops, which means any drop of water not immediately wiped up stains the counters. Also, when I moved out, the complex sent my security deposit to the wrong person and address.

I called this place made an appointment show up no ones there so I called the number and theyre telling me it is a call center the office never new we were coming no one was there in the office miscommunication not worth time going to and parking is very limited there only parking for 1 car per unit very disappointed and unhappy of how they run things

Moved here in recent months, really love it! Management is friendly and on top of all concerns. Maintenance is quick and productive as well. The community is well-maintained. The amenities are nice. The large, but only problem, is parking.

Now I understand why the previous tenant left from the apartment were renting, because no matter how many times you complain about the upstairs neighbor having his bass From his stereo shaking the pictures on your wall, nothing is done about it by the management. THE MOST IMPORTANT REVIEW YOULL READ:I would not recommend my worst enemy to this place. We lived EIGHT months with ROACHES. We had dirty, rowdy neighbors and when they were evicted their apartment was infested with roaches. Might I add, the problem was not fixed when we moved out recently and they already have new people in the original infested apartment. If we still had it I cant imagine what theirs looks like. NO ONE WANTS TO LIVE WITH ROACHES, right? Apparently our situation wasnt so bad though, according to the leasing office, who told us when I complained that I was paying rent for a home I couldnt even live in, you only had to leave for 4 hours (while they sprayed our house, which they did many times without even 24 hour notice). Im sorry, I only had to leave the house for 4 hours? And then what? Come home to fumes, dead roaches on the floor, appliances pulled off the wall and not put back, and STILL LIVING ROACHES?? Yes, thats what I want to do after a long day of work. Come sit on my couch and have roaches crawl on me - which did happen!! You tell me if youd like that, Hidden Oaks! NEXT TOPIC: lack of communication. My roommate and I had to call so many times to have someone let us know what our final rent would be and when we finally got it and she went and turned it in, a staff member, who was merely ease dropping, called out that we supposedly owed more money. Long story short, she didnt even have the correct apartment number! NEXT: maintenance sucks. Doesnt come on weekends and when they fix things they work for a week and break again. We had to fix stuff ourselves. If you want the job done right, do it yourself, right? LASTLY, we have apparently forfeited our deposit refund because the living room carpet is stained from 2 people living there and walking across it every day for a year. That is called NORMAL WEAR AND TEAR. But to them, it calls for a whole new carpet that I have to pay for. They already charge so much for rent, the next tenant should just get a complimentary new carpet for how bad theyre about to be screwed over. If youre going to live here, at least ask the roaches to pay rent too.

Lived there for almost 2 years in the front newer units and then once my husband and I had a baby we moved to the back units for the 2 bedrooms...and that was a mistake. The older units are in the back and we had cockroaches, and they were coming from the vents from one of the neighbors. It was disgusting. And their only option was either spray outside or bomb the house (which pregnant woman and children cant be in or around the house for 6 hours) and wed have to move out all of our clothes, remove everything from cupboards and cabinets...what a hassle for something that shouldnt be a problem in the first place(so obviously we opted for spraying outside). Literally day 2 of moving in and upside down from under a vent is a dead cockroach. Then came the cigarette smoke. These apartments arent smoke free. People can literally light up in their houses and as long as its not by the park...GO FOR IT. My now 10 month old has asthma because our apartment smelled like a dirty casino from the next door neighbor. I asked for them to help remedy this and they suggested to put filters in the vents to help since they said they cant do anything about the indoor smoking. I asked if thats something they will do, and they said no. So under California law I told them it was a health related matter and it needed to be fixed and if not I will fix it after 30 days and deduct it from rent as its my California right to do so if they dont comply in 30 days. Well that got them up in arms but nope! Still never got fixed. Do yourself a favor...if your going to rent here. I recommend the front newer units, or better yet dont rent there at all.

This was the worse place I have ever lived. Dog poop everywhere, downstairs neighbors took my plants and tennis shoes from my front door and threw them in the bushes. Druggies everywhere and garbage areas were filthy, loud music, racing cars and neighbors fighting. Smell of cigarettes and marijuana were overpowering. Office staff ignored complaints about the dog poop and maint did nothing to clean it up. When I moved because they were trying to evict me, the management company tried to charge me over $10,000 due to broken lease. Horrible place to live. I was there 1 year and 1 year too long. Stay away is all I can say. Office staff lies through their teeth and are rude and very unaccommodating. I asked it they patrol the property to see the dog poop and junky looking outside of apartments. Denise said they walk it daily...what a crock. If they did they would do something about the pig sty.

I lived there for 4 years with my boyfriend and had a pediphile living above us at first and was not told there were any around, then one of the lazy blonds that worked in the office around 2008 or 2009 lost our rent money order and after we got it taken care of gave us a late fee notice 3 months after the fact even though they lost it and had both money order stubs. then I was talking to by best friend who also lived in those apartments about the missing rent issue and the girl comes out of the office and tells me to get in her office like I was a child, freedom of speech I have the right to talk to my best friend about what I want to, then she has the gull to tell my to put in my 30 days or she is going to evict us, I told her to go ahead and I would sue her, found out after I moved that she got transferred to another property... I would never live in another FPI managed property after living there and Autumn Ridge both

I have been looking to move since I got here. I had to find a place fast because my previous landlord decided to sell. Been living here for 5 months, wish I could move today! They charge you rent which is ridiculously high for an apartment, fluctuating WSG fess, and have plenty of drug dealers all up and thru here daily. Since being here Ive seen people move out left and right. Ive even seen one family live across from me for 2 weeks and was gone!! Im only here to try to fulfill my lease but as soon as I find a place thats more affordable and worth my money Im outta here, lease or no lease!! They have so many vacancies now because theyve increased their rents, which is not making any sense to me. Im really starting to hate big complexes like I hate big churches... You get thrown in the bunches. I dont like getting surprised with extra fees every month.. My paycheck doesnt work that way.

Update!After four years they got back in touch to throttle me with a bill from the Sec deposit forfeiture paperwork, which I never saw until now, a violation of Civil Code 1950.5 (g)(1). Plainly, they are claiming normal wear and tear in the break down of charges which violates cal. civil code § 1950.5(b)(2).I have never had any property management company try to do this much shady business with me. This is absurd. Id say to stay the hell away from them, but Id hope that youve already come to that conclusion yourself.______________________________Im really regretting ever living at Hidden Oaks. When I first moved in, it was awesome, the place is pretty, and everything, but experience has hardened every good thing into more of what I hate.Theyve threatened us with eviction and lawyer fees when we have always paid our dues, have never been bad neighbors or difficult. And now because I dont read their newsletter or remember everything from the lease after over a year and a half, Im forced by binding contract to spend nearly 800 dollars to stay here until the 26th of April, not even a full month, where a months rent has been 585 for me- when a simple phone call from them a month ago would have been sufficient to avoid all of this stress. If you do go with them, make sure to check the lease before signing and MAKE SURE its a FIXED TERM LEASE.They dont care about keeping you as a resident, and they wont spare a single moments thought for you in any regard that matters. Stay away from them - there are better/ nicer / cheaper places to live that have far better service than here.Oh, and if your appliances go out on you or your fridge leaks (because its all old and cheap), dont expect to get any help after the 5th complaint.Cheers! We went to look at one of these apartments and had driven 50 miles. My husband had to use the restroom and the property manager said there was not a public restroom for him to use. 😣We left and didnt came back.

The parking situation is horrible! People are hogging all available spots. The apartments are nice and renovated. Maintenance experience significant delays fixing even urgent issues. Dysfunctional and often rude management.

Do not move here. Expensive and very noisy and crime infested. I have been here almost three years and the safety has diminished. Car break ins and tire slashings. If you complain about the noisy neighbors they start building a case against you. My car had six tire slashings in ten days and just for putting a note warning any perpatrator to stay away I have to leave.People can smoke ciggarettes indoors and the insulation is very bad. It smells horrible from it.For the price it is not worth it.

Love it here. Such a very friendly staff here. Been living here for a year now and I have absolutely loved it. It is a very luluxuris apartment and I live in the rennovated 2br apartment. Im not paying that much now but after this lease (1 yr), the prices have gone up much higher. Very diverse and friendly neighbors and a complex full of kids. Very family orientated and the management team here is very helpful and quick at getting back with you for your needs/requests. I love it here but unfortunately I will be leaving due to the rent increasing. If youre willing to spend $1400-17/mnth for a 2br, go for it. You will enjoy your experience here very much so.

Lipstick on a Pig: Buyer bewareOh how I wish I had read the Yelp reviews before I signed a 15 mo. Lease. This place is a terrible place to live. I am counting the days till my lease it up. I regretted the decision the first day I moved in, and there has not been one single good day from the beginning.1. The quote: should be your first clue. They use high pressure techniques to get you to sign. The price they quote is only good for short time to induce you to sign without having much time to really evaluate the property. This is by design.2. The model: Has hardly any furniture in it so you do not realize how small it is. Go into the bathroom and try to close the door without stepping into the bathtub. Just try it.3. Utilities: Sound reasonable, but are not. You pay water sewage and garbage. The bill is over $60.00 per month. There is no way I am using $40.00 per month in wastewater as indicated on my bill, so I must be paying for others. The bill is completely opaque. This is by design.4. Lease: 15 months = 455 days of regret. That is a lot of regret.5. Neighbors: All smoke. Every. Single. One. Of. Them. I cannot enter or exit my apartment without passing through a toxic plume of stink. I cannot open my windows or use my balcony. Ever.6. Construction: How long will my sliding glass door be covered with plywood, cutting off 60% of the light in my apartment and turning it in to a dark hovel? “Not more than two weeks”, they tell me. Another lie. Why all the lies? This is by design.7. Maintenance. If something breaks, expect it to be replaced with junk. Not figurative junk, but actual junk. Junkyard junk8. Management: Clearly they know that this is a terrible place, because the reviews are so bad that people feel compelled to let others know how awful it is. It is easier to respond to the yelp reviews and give the appearance that they care than to do anything to resolve what are obviously systemic problems with this property.9. You. Ask yourself whether you are prepared to become a confrontational jerk in order to advocate for your needs. Once you sign a lease, they have captured you, and as such need not further concern themselves with your needs. In order to be heard, you must be willing to get ugly. And being the squeaky wheel will not necessarily yield positive results. Being nice gets you nothing, while being a jerk results in sharing the misery. Neither effect positive results. Staff is unwilling or unable to help. The thing is, I have lived in great apartments with competent and caring management. By contrast, this is a terrible place to live with incompetent and uncaring management. The question is, do you want to put yourself in this position? I am currently looking for another place and performing a cost-benefit analysis of the consequences of breaking my lease. It is that bad.

They were so bad that I had no choice but to break my lease and one of the managers was sleeping around with a few tenants in the complex(so unprofessional) !! They are crooks and for the amount of rent they charge Im telling you IT IS NOT WORTH IT!!!
