Absolute garbage complex. Lets see if I can remember everything that didnt work. There was no lock on my sliding glass door so anyone could open it. The microwave worked one out of every three times you tried to use it. The previous resident burned the counter all over with cigarettes. The ash was so bad on the carpet I could still see the grey around the trim. The dryer would only dry one load a day, then needed to rest. I had to wash dishes in the bath tub because the kitchen sink didnt work. The previous cleaning was them using white spray paint in the drawers over old food. What really did it for me was the four separate times the AC quit working. Some times they would take days to come fix it. The last time in Late July it didnt work so I left. Ended my lease a month early. Now they want $3000. Horrible.Edit in response to Rachel C. You can lie to others but I lived there and I can assure everyone you are completely incorrect. I have emails from 10/14 and 10/24 where I said my AC didnt work. They came out multiple times on the AC. I was ignored about my other problems. You guys are slum lords.

If i can give 0 star definitely will do. One of the worst place and worst management. I moved here a week ago and already breaking my lease because of second hand smoke coming into whole apartment and they gave us apartment without cleaning. The smoke was Impacting our health and my wife is 5 month pregnant and they say its just smoke order and they say its a smoke friendly apartments and they cant do anything And no where in the lease agreement it was mentioned these are smoking community. Now they are charging me 2114 for breaking the lease, they reason is I did not want to live here because the second hand smoke will have adverse effect on health. They giving the clause from agreement saying I owe 2144 for lease buyout fee. For them life of people does not matters, money matters the most. Please people if you have an option to move somewhere please do it. This place is not good. You will regret moving here.

EVER SINCE MOVING IN THERE HAVE BEEN ISSUES THAT WERE UNRESOLVED BEFORE I MOVED IN... I DIDNT GET MAILBOX KEY UNTIL I ASKED. NO ONE GAVE ME TOUR OF NEIGHBORHOOD TO SEE WHERE LOCATION OF MAILBOXES OR TRASH DUMP. Now they are tearin up the wall in my shower to fix a leak in apt downstairs.... If I WAS GRANTED AN OPPORTUNITY TO VIEW THIS UNIT LIKE I ASKED AND WAS TOLD INITIALLY THAT I COULD BUT AFTER I PAID MY DEPOSIT AND ALL I WAS TOLD I COULDNT BEcause OF THINGS BEING DONE TO UNIT!!!! WHAT THINGS?!?!?! WOULD MOVE IF I COULD. TERRIBLE PLACE DONT BOTHER

Does anyone know the towing company that goes through here? Of course they would come when offices are closed & of course I never got any info on the towing company. Now Im stressing trying to reach anyone. Their 24 house phone service is a joke. It takes me in a circle, tells me invalid entry with everything & then hangs up. I tried 6 times. Sent emails.

Been here for a few months, every month the rent somehow goes up a few dollars (were at 100$ more since move in atm). Constantly putting in service requests for new issues in the apartment, including our washer and dryer which has been pending for more then a month now. Our front door lock ran out of battery within 2 months of living here, we told front desk and nothing was done about it. Eventually we had to change the battery ourselves because we couldnt even put the code in anymore. When everything was brought to the front desk, I just got attitude and still nothing fixed. Wont be renewing when the lease ends if things stay this way.

I was emailed at 4pm the night before my scheduled move-in saying that the apartment I had already signed a lease for and paid for isnt available. Management doesnt care at all, theyve been incredibly slow providing alternative options. Theyve essentially left me homeless and the indifferent robots they hire dont care anything about the situation theyve caused. This should be illegal.

Worst place ever they tow you if your in a visitors spot ! Then when you arrive at the spot they tell you you have to set appointments to pick up your car !? Apartments full of roaches and maintenance does not do a thing . Once they take your money your on your own . I would never recommend anyone in there right mind to stay here. Don’t waste your money , or time .

Get yourself a camera because they will break in your car here. Take forever to get feedback. Always new staff.

I would not recommend living here at all. Please read through reviews and dont make the mistake I did. Im currently on the 4th property manager and I havent been here a full year yet. In addition maintenance staff is not professional in communication and completes work orders without actually completing the work order. The overall place is a major headache. I highly recommend living somewhere else. DONT DO IT!!!!

Don’t believe their website. Apartments don’t look nothing like the site. And for the amount of rent they charge they have roaches!! Disgusting!! The bathroom towel holder is broken. The bedroom door is broken. It’s horrible. They don’t even have dumpsters near by. You have to drive practically out of the property to one dumpster for the community. There was trash all over the ground. I will def be leaving and requesting a refund!

After 17+ yrs. living in The Lakewood Place Apartments we are moving. What can I say? Started out just spouse and I in 2002 relocating from South Fl. Fast forward to 2008 it was us and 2 kids. Now here we are in 2020 moving on. Our experience is a good one. We have had the pleasure of having new neighbors next to and above us through the years. Never really had any major issues with anyone ever. Our cars and apartment were never broke into. We had one patio chair stolen from the grassy area once and 1 bike left unlocked stolen. Not bad for 17 yrs. We had our share of things breaking, leaking, etc. I will not list it all, however the fact that we did not move should speak for itself. Our unit was a never remodeled since built apartment with already really old carpet, that we never asked to be updated or have replaced. Never asked for paint jobs, upgrades etc. Just lived our life and never, ever paid our rent late, not one time. I will miss this place, lots of memories, lots of cool times. Great staff, great maintenance professionals. Just a overall great complex. Full of diverse people with diverse backgrounds. My kids benefited greatly from meeting all the different people and cultures at the pool, in the gym and on the playground. Hugo Schmidt elementary school, by the way, is the school assigned. Awesome teachers, dedicated staff.Hope this review is helpful. I will update if needed after we are moved out, keys are turned in, etc. I do not anticipate this complex doing us wrong after move out. They have been to awesome for all this years!

Based off the ROACH REVIEWS I’d never live here .. the office reached out to me via text, I let them know I wasn’t interested anymore b|c of the reviews & they just stopped replying as if they know their guilty. YUCK 🤢 $1300+ to be roommates w| roaches ? NO THANKSSSS.

Im living on this place and my AC is not working nobody care about the customer

They have the apartments falling over they dont care about their clients they said they fix the apartments and this is what they do they are nasty. They dont care of anyone if you want to move here just know they would make your life a living hell just like they did to my disable veteran father.

Our move in process was a little crazy lol. But, since moving in, every request has been taken care of. I cant say that about many other places that Ive lived in. They even took care of a complaint that I had no idea theyd fix.

I am only giving you one star because it didn’t give me the option of selecting zero. We had an appointment for 9am, We drove up from south Florida the night before very excited to see Lakewood as it was our first choice. South Florida has strict masks requirements so we entered with a mask on as the sign said “masks required” only to see one agent not wearing a mask as well as 2 other people not wearing a mask sitting at the same desk no less than 3 feet from each. We called before going into the office When we were told that we should have received a call with the access code to do the self guided tour, which we didn’t receive. Since We hadn’t received it I called and they told us to speak with the office to get that sorted out. I was on the phone with another apartment so my wife went in and they told her sorry that apartment was rented out last week and they moved in already so you can’t see it but we can show you this video. She returned to the car and let me know. I was taken back for a second since we made the appointment just 4 days prior. I walked in to figure out what was going on and they told me something different, that the apartment was rented out 4 days ago the same day I made the appointment. We didn’t receive a call about the apartment being rented out or any communication what so ever. I feel as though we may have prejudged when we walked in because we were wearing comfortable sweat clothes and did not look like someone they may have wanted in the community. Maybe not, but it’s the impression I was given. I did not drive up to look at a video I could have watched from the comfort of my home. After letting them know I don’t feel comfortable renting a place I’ve never seen before is there anything can do, she said no sorry. Nothing else. I said thank you and left, disappointed and annoyed that there was nothing done prior to us getting there. Waste of time, if this is how you treat future residents I am definitely glad we are not going to be living there.

Hello as a previous tenant I must warn you, don’t move here. I lived here and immediately noticed this apartment was not as quality as it looked. Imagine moving somewhere and having to deal with all this as soon as you settle in. Particularly in the kitchen and bathroom it was infested with roaches and I just moved in.. They even crawled on carpet and ceilings. But not only that! The water heater had issues. There were multiple times my husband and I called for maintenance. Mind you these things were happening within the span of two months. They never offered anything like credit for rent or discount for not having heat or essential things. They hounded for rent but gave a terrible living experience and are very sneaky people all they care about is your money not how you live. Here are the list of issues we had to deal with multiple times even after calling maintenance to come:Only cold water out of all sinks and bathtubA/C not coolingKitchen sink leaking into downstairs unitHad to have a set schedule for weekly pest control donePlease save your money and headaches, Charleston Landings is a much better apartment place and I’m sure there are plenty more places not falling apart.

I just moved in. i have nothing negative to say. people are very helpful even tough my car was towed but its was my error. maintenance very professional. I would love of course if some cabinets can be remodeled and dish washer can be a little bit newer version. I do feel safe but security will be a great additions since too many times already I saw some very weird people by the side gate not sure if they leave here or notbut no matter what I will put four stars.

If I can give them 0 stars I would, lots of problems with the apartment and CLAIRE at the office is the worst person that works for the community. She Tries to talk down to people and when I tell her about the Apartments issues she said they will fix it. 2 1/2 months later and we still have the problems we pay too much money for all these issues to be going on in this apartment hot boiling water coming out of the shower toilet leaks all day every day and a light fixture with the wires exposed and Claire said that that’s not a hazard with the wires hanging from the light. Don’t waste your time here. Can’t wait to my lease is up!!!!!!!

I completed my application 12 days ago and have not heard back from anyone. I have called multiple times a day, no one answers the phone. I have gotten no call back after leaving several messages. I have gotten no response to my email. Does this complex have any management or employees or just a voicemail box that never gets checked?

Let’s talk about the fact that we pay over $1100 to live her and are forced to pay minimum $10 a month for parking. This is crazy. Let’s talk about how visitors are limited to how long they can visit because they’ll get towed after 2 days. I have a babysitter who watches my children 5 nights a week and was towed for being here too long. What the heck!!! Please don’t stay here. It’s a headache.

Me and my husband recently moved here in April and love it so far. Solid buildings so you hear no noise from the neighbors. We had our unit changed last minute due to the unit being a harder fix than expected but we were just as happy with the one we did move into and the front office has been more than helpful from the beginning. Our unit was spotless at move in and renovated. We havent had a single issue here so far and its probably one of the homiest apartments Ive lived in. Definitely recommend.

I wouldn’t send my worst enemy here. I would sooner live on the streets! This place has the worst parking ever! They tow your visitors cars for not parking in a visitors spot, but all the visitors spots are taken up by residents without a permit. Their office staff are there to get your money and that’s it. Once they have it they no longer care about their residents! They don’t fix things, they blame you when they have to fix things, I know because I have been there when they do.They don’t care after you sign your lease! They don’t care if you’re a visitor! They just don’t care!

They dont fix nothing in ur apartment and charge u arm and a leg for rent .The landscape people are worst the blow dust all over ur car and never sweep up leaves ,If ur looking for a comfortable livingspace u cant find dat there so please dont waste ur time going to Lakewood place

This is the worst complex I have ever lived in. My dishwasher has always been clogged and the maintenance man told me to not run water down the disposal because it’s connected to the dishwasher. (For that fact I am to only use 1 side of the sink?)They control how often you can have visitors by having the cars towed. Your neighbor may or may not sell drugs and have odd men looking at you.If you know better, please don’t lease here.

The Lakewood Place is an amazing community to be a member of. All of the staff is very friendly and helpful, and they will not let you leave without resolving any issue you have. The community is very well kept up, unlike a lot of communities around Tampa Bay, and its been a pleasure to live here since my family moved in.

Worst complex I have ever lived in by far. There has been numerous break-ins on apartments and vehicles within the three months that I have lived here. Nothing has been done about it at all. They refuse to put up cameras despite the fact that numerous cars have been broken into within the past two weeks. Nothing has been done to correct the issue or to prevent further incidents from happening. I would highly recommend not finding a place in this complex. Not to mention the fact that the apartments themselves have black mold in them, not just mine I’ve talked to numerous residents, and the property is poorly maintained . DO NOT LIVE HERE !

Pros: Quiet neighborhood, fast maintenance, nice office staff, well manicured landscape.Cons: Thin walls (you can hear your neighbor cough and in the restroom), squirrels live in the roof and maintenance crew has no idea what to do about it, cheap cabinets, cheap doors, cheap walls. Pest control came once in the 10 months I lived there and I work from home so I didnt miss them coming in either. Ohh and the upgraded apartments are a joke... total waste of time and money.Overall this place is just okay. If they didnt take short cuts in fixing things and the walls werent so thin, it wouldnt be so bad. I moved out after 10 months and now live in a gated luxury apartment complex for $60 more than I was paying here. Lakewood Place in my opinion, isnt worth more than $800 a month. Make sure they show you the apartment youll be living in before you sign a lease. Also, ask about the garbage, parking and water fees and how theyre billed. Good luck!

Great place! Just recently moved in and would recommend it to anyone looking for a place. Staff is super friendly. Keeps all the people living here up to date on the UDR! What other apartments do that? Answers all my questions and concerns with no issues. I even got a house warming gift!!! For all the bad reviews ignore it. I always read up on stuff to make sure what I get myself into and this place is freaking AMAZING, just ask me I will keep it completely blunt with you!

I moved in because I was desperate and needed a place. Claire made it seem like an amazing place. I’ve been here since March 2018 and I’ve hated it more every month. First the apartment I signed a lease for the current tenant decided to stay so they moved me into an apartment that cost 90 more a month with no upgraded kitchen like my first one.My neighbors smoke and in the master bedroom I can smell it. I open the cabinets and it get hit in the face with the smell. I am allergic to smoke so I constantly am having issues with my allergies.The parking changed so I upgraded to reserved parking for 25 a month and they are still charging me a unassigned parking fees as well as my reserved parking fee.The maintenance guys go around taking pictures of every apartment if something is “not correct” yet when fixing the things that went wrong they never did it right in the first place! My dryer still doesn’t work I have to run it multiple times. And my sink leaks which runs up my water bill! There have been things that have been that the office said at the beginning that come to find out are complete lies!!! If it wouldn’t cost me 2,400 to break my lease I would have left long ago!!

Very good experience overall. Great office staff. The only issue I had was with package delivery. I hope Parcel Pending gets their service worked out.

I have lived here for a little more than 2 years. Its a nice quiet area. I dont use the gym or the pool much, but when my grandkids visit they love it. I see a lot of people complaining about the new parking policy, but if you read the parking rules, which everyone was made aware of, they are pretty easy to follow. I like it because now I am able to park exactly where I want too, where it was hard before because it was open parking. I also, love my apartment home, and you cant beat the area, close to everything.

Lakewood place apartments is not a good environment to live in. There isnt very many visitor parking spot, my sister had her car towed on a visitor spot when she was parked for a few hours. This place constantly messes with the rent and prices always are changing for water or random fees for things that we never use or knew about. If your looking for a place to live, I would advise not live here. Even last month had to pay for a late fee when I paid days before the 1st of the month without any notification. I would advise anyone looking for apartments, to go down the road instead because these people running this place only care about money.

I honestly feel like this place should be shut down. There is bugs, the apartments need maintenance, and the office manager is not fit at all. The office manager Angie is very much racist and horrible to residents. The apartments are dated and ridiculously overpriced. Also they just put in place the whole parking situation and for every 20-30 parking spots there is only 3-4 visitors spots! That’s ridiculous. They even charge you as a resident to park. So when all the visitor spots are full they will tow you to Tampa for $200-$300.. I wouldn’t recommend this property unless you want to pay the unnecessary money & are completely fine with the poor staffing this property provides.

Just moved into this community and so far its been great. I love my apt and its so conveniently close to SR 60 and the highway which is a huge plus!! My neighbors are nice and I dont have to worry about noise outside keeping me up all night. The gym is pretty much brand new and I love the hot tub, its usually always empty when we go which is pretty awesome. I have an upgraded unit so all of the appliances were brand new stainless steel. They were never used...the plastic pretty much still on them.

My daughter moved here and it has been nothing but headaches! There is always a vehicle that is being broken into at night. They say that they fix things and it takes 5-6 times for them to come out yet still having the same problems. Leasing Manager is very rude!! My daughter had a problem with a tenet addressed it with the Manager and she said there was nothing that could be done that her and the other tenet will be thrown out. I thought that it was bad where I am from but here tops it all!! they want you to pay for an animal that is only there to visit when your family come by!!! that is CRAZY!!!! the garbage is everywhere animal droppings all around yet want you to pay over 1100 a month when they dont maintain the place right!!! NO WAY THIS PLACE IS HORRIBLE!!

Either the management of this place is the most unintelligent group of human beings ever to exist, OR, they are working in tandem with the towing company that they have hired. It is very clear that they are trying to take advantage of the people living here. Im visiting my gf and we were ATTACKED by the LEASING MANAGER about it. Clearly it was her idea and she has been attacked a lot by it. But I have no empathy for someone who is that stupid, or working with a towing company to take advantage of people. Do not live here. Being homeless would be a better option. I almost feel bad for the leasing manager that attacked us. She clearly has personal issues that are gonna run this place into the ground. No wonder theyre ALWAYS leasing.

If I could give zero stars I definitely would, I never leave reviews but do NOT move here! Save your money and find something better! The leasing office cares nothing about the complaints being made, the manager is racist and she talks to you in a way that is very condescending. There’s a pest control problem that has yet to be fixed and you’ll have to come out your own pocket if you really want to see some kind of results towards that. Ugh! I honestly can’t wait to move out of here whether I can suffer until the end ot just break my lease. Things have gotten so much worse since implementing the new parking system, they just keep finding reasons, that was not stated in the parking policy, to tow your car. I don’t even have my visitors come now it’s so sad because I’m pregnant so I need the extra help. Again, do not waste your time here.**UPDATE** The parking agreement they made everyone sign off on says that the same visitor (car) can’t park in a visitor’s spot more than three days! To pay all this money to only have my family/friends come 3x a week, I would’ve never rented there had this been apart of my initial lease!

I lived there for two years. AC/Heat unit broke so many times that I lost track, also the braker outside the apartment broke and I had no power for a whole weekend, it took many calls and emails to finally have it fix. There were roaches in my apartment, even though they have pest control it does not work, I feel like I wasted my time and money, I had to stay because I couldnt afford to break my lease, but thank God Im out of there. I do not recommend this apartment complex to anybody.

I lived here. There was a German cockroach infestation. It was so bad and I was calling every day. Finally, they changed the from a mom and pop pest control to Terminex. But it took at least 2 years and the threat of legal representation. This place is a joke. I would not recommend living here. Its deceptively nice looking, but dont be fooled. Management changed every few months, it felt like.

I am a resident here and the parking here is ridiculous. They tow without any warning! My boyfriends car has been towed twice after just a few hours of parking there and as well as some of my friends. Also getting in contact with property management is almost impossible, the phone number is to a automated voice message system. If there is a 24 hour towing service there should be 24 hour management. Ridiculous.

The community itself isnt bad, we actually moved from a 1 bedroom to a 2 bedroom after being here two years. Unfortunately now the teenagers and young adults from the adjacent complex keep breaking into the complex by busting through the fence around the perimeter. They also have broken into cars and vandalized property. My neighbors and myself live near the fence and are now in fear that they will decide to try and break into our homes as well. The maintenance men keep trying their best to put the fence back up. The office staff has asked corporate to help them make the community safer and nothing has been done so far. We call the cops all the time and they tell us they cant do anything to the kids, the security staff is a joke because when you call them they act like its a bother for them to come check it out. I can say before this problem I was happy to live here. Im afraid to say anything to these kids because they are always in packs and could very well hurt myself or my 3 year old son.

If you would like to live life as a prisoner well then come on over. Over 200 units and 35 visitor parking spots and if your not in one they will tow you away. And when u ask the office what to do in that situation they stated your guest need to go bc they cannot park on the Premises!!!! So if you have an extra 205 for all your tows that you will encounter or no friends or family that will ever visit you then heres the place for you! I was here an hour in a half and found myself with no car and no way to get it until the office opened at 10 the next day!!!!! This place is a fraud!!!!

Although my neighbors are nice, quiet and respectful, my apartment (and my neighbors) was broken into a few months ago. The police were obviously involved and I contacted management to let them know of the situation. I never heard anything back until I got a note on the door, warning the neighborhood of the recent break-ins. I went to the complex manager inquiring about an increase in security and she said that they think their security is suffice at this time. I live on the fence line and see several people a day jump the fence. Building lights will go days or weeks without being replaced, even after a maintenance request is submitted. Last week my neighbor had an attempted break-in (someone claiming to be with the political parties.) He contacted management and police. Today, I had an attempted break-in as well. After calling the police I once again called the office to tell them about the incident and the lady simply said Ok, thank you. I am totally disappointed in the management.On a different note, I had problems with my shower pouring into the people below me. It took five trips (running the shower, filling the tub, emptying it, run empty dishwasher, run empty clothes washer, repeat) for them to figure out the problem and fix it. It was quite a pain but at least the maintenance staff is much more personable and caring than the management. The grounds keeping is less than satisfactory. Garbage and pet waste is not disposed of and line the streets and stairwells. The dumpster is always overflowing, quite the eye-sore.I, personally, would discourage anyone from living here and look forward to my lease expiring.

Was living here for a year : great place, staff was supper helpful, if I had any problems maintenances team took care of it right away. Great neighbors!!!! Unfortunately we needed to move out, they didn’t try to charge us with some rendom moving fees like all other places.Definitely will recommend this place!

This is a pretty average corporate-owned apartment complex. Never had any problems with noise or maintenance. There are free pool parties, fitness classes and a few other perks, and the complex is pet-friendly. Very close to central Brandon and the highway too. The only drawback is that the staff in the leasing office are not very organized.

I love living in this apartment community. The management in the office is always helpful when i needed or had questions.

Make sure you fill out the issues form completely. Even if they said its on the list to be taken care of. They will charge you at the end of your lease.

The corporate office sucks.. i would not recommend them to anyone.. paid my rent by the first if not before the 1st and just because i move out and they no longer have to serve me as a customer the true colors came out. they sent me a receipt of an outrageous amount i did not agree with them changing the carpet out. They wont show me pictures they said they will get them to me as soon as they can well at this point how do i know they wont take a picture of someone randoms apartment. they were disrespectful they spoke to me as if i was not a professional woman.. im so disappointed I can barley type..

This place is a disaster, from the ladies that work in the office to no maintenance people to help fix your apartment to roaches here and let me tell you about the parking they will tow in a heartbeat if you visit a friends and don’t park in visitor parking. They never mention this parking issue upon signing lease about the parking situation. People race in the parking lot like they are in a race. Please save your money and go elsewhere you will thank me LATER.

People at this community steals amazon packages. No security at all. Tennis court is destroyed and no maintenance done in several years. Pool is also in bad conditions.. This is my first and last year here, definitively a huge mistake to rent here.

Lakewood projects fits better then lakewood place if I have to be honest. Ever since they implemented the new parking system here there is no way getting around having visitors over often. Yes you can go register a visitor for maybe a week or so from getting towed but the main issue is the amount of visitor spots there are per resident ratio. What makes it even worse is how they will find ways to tow you EVEN IF YOURE A RESIDENT... we sign a contract that literally takes away any right we have to fight it and its really sad how the management made it this way. In my opinion they are asking for a law suit to anyone who has the time and money to plan it out, it wouldnt be hard. In a nutshell they maintain all the attractions to lure your in but once you sign a lease and actually have to live here, you better 1 not expect to have company over at anytime and 2 be prepared for literally anything negative when you have an issue and bring it to management. An example of this is how they make it out as if they have no control over the parking rules/ regulations as its Comtows rules and to go speak with them. But when you go pick up a towed car in a trashed location in Tampa they say the same thing but in reverse to the management here. Not to long ago my roommate WHO WAS ON THE LEASE AS WELL AS HAD A PARKING PERMIT HERE WAS TOWED BECAUSE HIS TAG WAS EXPIRED. If you look up Florida law, its NOT unlawful to park a car on PRIVATE PROPERTY with expired tags. Its only on PUBLIC PROPERTY where the law is violated and I NOT trying to come off as someone who breaks the law, just someone who knows a bit about law. Please save yourself some stress as well as time and money and find somewhere else to stay. If I could post pictures about what you sign and the example of how youre signing your basic rights away I could, its basically a form that allows them to screw you over in any way because you HAVE to sign it no matter what because this is their property and can do whatever is in their best interest to make the most money off of you. For all the residents here all I have to say is welcome to the new projects and i hope more residents make more reviews about how poor the management as well as the rules they implement.

The grounds of this complex are quite pleasant. Despite the proximity to SR 60 there is little road noise, due to being surrounded by wooded areas and a lake. The apartments are well-maintained and updated.

Enjoyable living , it’s been almost 2 years and we r still complaint free.

So many things I can say about my horrible experience but the absolute worst is the fact that this place is infested with cockroaches. Hated living here I would come home and there would be roaches all over. No matter how much I cleaned and requested pest control they would always come back. Save yourself the headaches and stress and look elsewhere.

Management is Disgusting, Lisa and Angeline are RACIST do not let them fool you!! They discriminate and harass their own tenants,there is no safety or security anywhere.The only good reviews on here are from staff.Its all truly horrible, they sell you a dream from the start. We wasted our money here for 2 years with hopes of improvement..

Amazing place to live great location close to everything you need with two pools an amazing gym and friendly staff and neighbors. The wife and I agree and that’s what matters so come live here you won’t regret it!

Don’t go there, dirty place, leasing office management is so incompetent, I lived here for two years and I had problems with the deposit refund, listen to me, these people steals your money, promises you new changes so that you stay another year and then they treat you with a lot of apathy, I have some friends there, some of my neighbors also want to leave that place. Dog poop everywhere, do you want to live in a dirty place? The worst thing is that they take part of the deposit although you have taken care of that apartment as if it were your house, the leasing staff the only they care about is money. Shame of people. Don’t go there.

I have to change my review from 1 star to three. I originally put one star down because of the so called relations personnel for UDR, but then got a surprising call from Lisa which is the manager of the place and I have to say she clarified and even apologized when she didn’t have to. So thank you UDR for hiring someone like Lisa.

Complex right next to train tracks kept me up all night extremely loud train horn night and day!! Worst place Ive ever lived in. Roach infested, carpet is filthy and stinks, fridge leaked water the whole time during my stay and they wouldnt fix excuse they gave me is that I have too much stuff in my freezer lol. Outside Grounds and pool are always dirty and full of leaves and junk, very rude staff! My opinion save yourself the hassle and avoid this place. You can get a better and way cleaner place for the same money... To top it off they charged me $52 for one day rent for turning in my key on a Monday when I moved out on a Sunday and couldnt turn in my keys because they are closed on Sundays!!!

I would not recommend this place to my worst enemy. Filty over priced apartment complex. Terrible staff. Flea infested. With consistent car break ins. Also maintenance only comes after the 8th call or so. Moving out soon, and can not wait to find somewhere better.I said it before but so over priced!

*update*We have moved out! 🎉I was not impressed with Lakewood Place at all. Here’s some pros and cons just to help you make a decision.Pros:• they now have parking passes which I actually liked. No one is parking on the grass anymore.• location is perfect• online portal is easy to use• nice community pool• nice gym• maintenance crew is ON POINT!! Very fast at fixing issues which we had a lot of.• the office staff is very approachable and kind. I have decided the cons section is not reflective of the on site staff so much as UDR, the parent company.• while i seldom participated, they have a lot of activity for the community kids and even adults. I think it’s a great option.• that Tex-Mex food truck they would bring on site was 🔥🔥🔥I will miss that.Cons:• had so many items break and fall apart: freezer continually leaked, pipe in bathroom broke — had to retile and re caulk (this one took a while and whoever redid the tile moved our stuff and then just left it and their drop cloth there 😡) , said caulking came loose not even a week later, AC broke 3 times in our 14 month lease (one time is was burnt wire that made our entire apartment smell like plastic), glass front of oven fell off 2 times, squirrels cause holes in porch screen they make you pay for (no there wasn’t anything on the porch except my chair), coat closet door randomly fell of its henge which was really odd.• back pool was shut down for half if not a majority of the time we were there.•gym was rarely stocked with cups, sanitizer, wipes• that’s if you could get into the gym. Our key fob hardly worked. Got it fixed once at the office. worked for one time. Gave up after that.• while the parking passes are great, there are some in the community that didn’t get their passes and are parking in visitor spots which makes it hard to have visitors.• the neighbors (in our building at least) - constant yelling and screaming. Pretty sure one dude is a gamer. The people that were above us I almost called the police a few times - intense yelling matches.• rent is stupid expensive for what you get. We paid a “base rent” (which I’ve never heard of) of $955 and then $70 to AUM which is like trash, parking...all the smaller things that are typically included in rent. So $1025 for 700 sq. ft. 😒• the power went out A LOT during rainy season. Not sure why. It wasn’t raining that hard.• I don’t really mind the pets off leash, but be warned, there’s a lot of people that do mind and will make it known via the web portal.• I’m not sure if it’s people not knowing how to use the compactor or if it’s that the compactor is full but a lot of the time, there would be trash piles next to the compactor?? Any time there was, maintenance was on it getting it thrown away, but still. Trash goes inside the compactor, not beside.So there you have it. My honest opinion is it would be great for a college student, or someone that wants to be in Brandon, or even just a short lease. It was a good first home for my husband and I but I don’t miss it.

When I first moved in I loved it. However, it is way too overpriced for the apartments. You pay for valet trash but u take your own trash to the dumpster thats always messy!!!! I know rent is due on a certain day which is the 2nd by midnight however, charging a $75 feeling on top of $10 extra everyday after that is a bit much!!!! Sometimes things happen! They dont wanna waive the fee and if they do it will be one time the whole time u are there! Pest control comes every blue moon even though I had no bugs so I was happy about that overall... When it was time for me to move, I was supposed to receive a deposit of $99 but unfortunately I had to clean the carpet with my money when the carpet was already stained out so once it dried, the stains started to re appear and guess what that was my fault!!! Soooo they are issuing a $3.80 refund in which they can keep. I will never move back here even if this is the last place on earth and I would not recommend anyone living here unless you have absolutely no other place to go, and the price is right at that time.. My whole building unit moved out I was the last ones to leave and they all said the same thing ! It is not worth it and the complex looks messy all the time! Paying that much, the environment is tacky! I now have a 2bed 2bath stainless steel appliances, full size washer and dryer with a laundry room and everything is updated in my apartment & only paying $1,000 in which I would have been paying that for a one bed one bath with just black appliances and stackable washer and dryer at Lakewood.. Sorry not sorry! My first apartment ever and I hated it... But I love Angie, thats my favorite in the rent office! If u need anything go to her :)

Wouldnt recommend this place. The apts are very small .Takes for ever to get anything fixed .The property manager is like a puppet and heartless. The agents are very nice ,However dont fall for the model apt that they show bc there are some upgrades but not all apt have them .When I first moved it smelled like mildew and the cabinet draws were broken dishwashers dont even fully work .and just way to expensive for a rat whole .also all the amenity they had for kids are taken out .Pool is always dirty. Pest control never comes and you pay every month for that service. Water is always shutting off and the light as well .

I thought this place was going to be a great place to live at boy was I wrong!!! They charge you for EVERY LITTLE thing!!!!!!! I saw a lady get car jacked cars have been broken into all of this in about 4 months!! They dont fix thing right the first 8 times.. Then want to apologize for any inconvenience.. THIS PLACE IS HORRIBLE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

I have to say I dont typically write reviews that often, but this calls for cutos to property management front office our agents name is Angie and she is the most patient wonderful and thorough agent that I have experienced. My wife and I are wanting to purchase a house in one year and so with that being said we have to sacrifice from the house that we are renting due to the increasing of the rent sky rocketing and we need a way to save money. My wife and I have never lived in a an apartment together just renting houses so this is a new experience for the both of us. Angie understood and has been so compassionate and accommodating. We had changed our minds about the apt we thought we wanted to choose another apt that will be done earlier then the one we picked due to the timeframe we need to move. Front office ladies are all nice. My wife and I checked the place out a couple of times and it is quiet. I would give it a 5 star but i want to experience living here for a couple of months to do another review.

This place was a disaster.My BF lived here and there was always an issue. Both our cars were broken in to & mine was hit with no note left. They have so surveillance cameras & when the front office was told the lady said I hope you have insurance, because that looks rough, They switched management twice while he lived there, and I stay with him when I go through treatment and had a letter to okay my dog to come when needed from the previous manager, and when switched they decided to charge him $800 for have my dog there yet he paid a pet fee & had approval. They asked if he wanted to renew his lease and we laugh its a joke there & disgusting. Also water issues, power went out multiple times, cops always there for issues, maintenance takes forever or never comes. NOT WORTH THE MONEY.

Wayyy too expensive, its ridiculous. Ive lived here when I was younger and they remodeled it and their prices went up tremidously. Your better off renting a house.

This apartment complex has the best maintenance crew ever, if only they had a great office crew. They charge $25 for trash disposal(although its always filthy and its only one disposal in the whole complex) you cant see your apartment till after you sign the lease so you have no idea the condition of your unit until after you pay up and sign. I waited over 2 months to get a new fridge In my unit, with no apologizes from the staff for the inconvience. Rent is due on the first, on the 3rd there is a $75 late fee applied and $10 after each day. I was charged $75 because their online system was down and was told I still had to pay it because i needed to clear the cookies on my computer. (WTH?!) They do not give you extension and claim they can not waive any fees. The first month over a dozen cars were broken into, they have no cameras, security comes every blue moon. The pool and jacuzzi is either dirty or not working, and its not worth $500 a month, let alone $1000. If I had the two months rent I would be out of this place. Save yourself some time and keep looking for a nicer place

YOU ARE CHARGED FOR EVERYTHING WHILE THEY DO NOTHING. PEST CONTROL HOWEVER THERE ARE FLEAS , TICKS , MOSQUITOS AND SPIDERS EVERYWHERE THE STAIRWAELLS THE PATIOS. THERE ARE SQUIRRELS THAT LIVE IN THE ROOFS AND MAKE SO MUCH NOISE . THE TRAIN NEARBY THAT HAS THIS LOUD HORN (DAILY) TONS OF POT SMOKERS. THE OFFICE STAFF ARE INCOMPETENT , THEY ARE ONLY NICE TO GET YOU IN AND TO TRY TO GET YOU TO STAY . THEIR APTS SHOULD BE $6 PER MONTH. DONT DO IT, YOULL BE SORRY AND I FINISHED MY LEASE WITH NO PENALTY SO THIS IS A REAL WARNING

I had the apt for 7 months. Office staff were not that friendly. There were lot of cockroaches in the apt. They charged me cleaning fees after I vacated though I barely lived there, left the apt in a very good condition and turned the keys early ( way earlier than my lease end date)

I LOVE Lakewood Place in Brandon ! I am VERY SATISFIED and I highly recommend it. I have been there for one year and I just renewed my lease. The staff is FANTASTIC, they do the extra mile and they always reply to my emails on the same day. They are very friendly and accommodating. The maintenance is FLAWLESS, it’s easy to place a service request, they respond really fast, they are very knowledgeable & qualified and they work hard to get the best results. They can be trusted and I find very convenient that they can proceed to the repairs during my absence while I am at work. They even replace light bulbs! The community is safe & clean and I never had any issues with the neighbors. The appliances included I have in my apartment are great brands & models and in excellent condition. I do a lot of trendmill in their 24-hours gym while watching tv. There is a total of about 12-14 machines/fitness equipment. From what I have seen, there are two swimming pools, one hot tub/spa, tennis court and a place for volleyball and racketball. There is always space in the parking. Big K-Mart is right next to it and they have everything. The Brandon Mall is very close too. With the selmon expressway, it takes me about 15-20 minutes to be in downtown south tampa. I think their prices are very reasonable but I am quite new in the area so it’s hard for me to compare. Everything is really well organized, it’s easy to do the payments online and to place service requests. They take my well-being seriously and I thank them for that. Keep doing the great work! -Jean

I signed a lease last month after seeing a beautiful model apartment. I was told someone was in the ONLY upgraded unit that they had available so I wasnt able to view it but was promised it was just the same & Id even have a gorgeous lake view. I even agreed to pay the extra $100 a month for the upgrades. On July 31st (move in day) I went to finish my lease and get my keys. I was not allowed to do a walk through until every document was signed and my renters insurance in hand, I felt that was odd considering we had to wait over an hour for my insurance to get figured out.. Finally, everything is done. I am handed my keys and shown on a map where my apartment is.. I finally find my unit and the first thing I see is a dried up retention pond (my gorgeous lake view).. A maintenance man meets me there to do my walk through. I opened the door and a smell of cigarette smoke/ mildew hit me in the face. I could not BELIEVE MY EYES! This place was DISGUSTING! An animal had scratched/eaten all of the corners of the base boards, there were black marks and nail holes all over the walls, the closet door was broken and not even attached to the tracks, the counters were covered in a thick white nasty film, the grout in the small (not large like i was told) was filthy, the carpet had stains all over it. I called down to the front office and demanded someone come there and meet me now to see all of this, instead they sent another maintenance man! He was even shocked and admitted they dropped the ball, offered to have the cleaning service come back, put foggers in my a/c unit for the smell and throw in accent walls for free as they touched up all the black marks and old holes ( I just want to add that their maintenance staff is amazing, they stayed with me the whole time and were very concerned over how upset I was, they treated me with nothing but respect and I appreciate that) This was still not acceptable. My whole life was in a uhaul truck in the parking lot with my movers waiting for now 3 hours and Im in tears. Thankfully, they let me out of my lease with out any question. Im guessing this happens a lot.. I was promised a complete refund and it would be mailed to me with in 10 business days. So all in one day I packed my house up, switched over my cable, mail & electric, hired movers and rented a uhaul truck.. All to have it all unloaded back into my previous place and everything now switched back over.. Here are 21 days later, STILL NO check in the mail.. I was told by Kim via Email that my check was generated on August 4th and was being mailed from Colorado. Today I emailed letter her know i have still not received it and this was her responseHi Brooke,I understand your frustration and apologize for any delay. I can place a stop payment on the original refund check and have a new one issued if you like however, once I do this, if the original arrives you will have to discard it. This process takes several days to complete however, once it is processed then I can request an overnight delivery to an address where you would sign for the package. Please let me know if you would like for me to do this.why would I want to have to wait several more days???? Its like this nightmare is never ending, I am SOO happy I do not have to be stuck in place for a year! I do NOT recommend Lake wood place. If it sounds to good to be true, It usually is.Update 8/26/14 after my original refund check got lost in the mail, today I finally received another one that had to be reissued and overnighted.. however, of course! Its not even close to the right amount, Called the corporate office, do you think anyone answered the phone?????? NO they didnt! so the nightmare continues.....

The magagement is confrontational, and accusatory. The building is full of roaches. The paint is poorly done and chipping off. The maintenance staff is unresponsive.

Moved in here couple months ago and the experience has been great: I see people complaining about dumb stuff don’t listen to them it’s actually good, and the location is great.

I wish someone had told me how horrendous this place is before I moved in. I have only lived here for 2.5 months and its been the worst 2.5 months of my life. The place is infested with roaches, even though I pay $25 each month for pest control, and also invest in my own private pest products. ITS absolutely nauseating waking up each morning to roaches all over my apartment, on the walls, in the bath tub, in the kitchen.... everywhere. my toilet intermittently makes gushes and the toilet water gushes up. I told maintenance and they claim there is nothing they can do. Whenever something needs maintenance in the unit it takes days to get maintenance out.The complex is old and dated and things go bad very often. They charge each tenant $25 each month for garbage, even though there is only one dumpster in the complex, and it is not kept up. Like the other reviewer noted, YOU DONT see your unit until you sign a lease. The fist day I saw my unit, I opened the door to the overwhelming smell of cigarette. They have sealed all the holes in the unit to prevent the smell, and still it is still here. My asthma have returned, and my 5 year old daughter is now a second hand smoker, I would estimate we are both breathing 3 packs a day.The first day I walked in the unit I almost fainted how old moldy nasty and run down the unit was. The office staff can be very mean, and act like your a bother when you have a maintenance request. To my knowledge non of the staff lives here, and I can see why. I am paying for a lake view, and my view is of a nasty retention pond. I am worried about what sort of infection must be breeding in it. I keep my blinds close, the lake is the last thing I want to see.... Save yourself DONT rent here. If you need to rent here take my lease, so I can get out of this Hell. I dont even think this place deserve a half a star, I see 5 stars on here and I am convinced that the staff are reviewing and giving themselves 4 and 5 stars. I have talked to other neighbors and they dont like it here, and here only for their own specific reasons, not because its a great clean place to live.Essentially, they have given me an apartment that is unlivable, yet I have to pay big rent for it. I am moving from New Tampa, which is much new and nicer community and my rest was cheaper there. I pay over $1000 each month, with my rent and all the fix charges they apply. Its definitely not worth the stress. I will try to help others the best I can by post on every social media possible, my experience at Lakewood Place Apartment. Anyone reading my post that can give me some legal advise, please do. I am very unhappy in this unit, I hate coming home and try to visit friends as often as I can to avoid it. If I had 2 months rent laying around, I would pay just to get out. I am worried for my health and that of my daughters. I went my entire life avoiding cigarette smokers and now me and my daughter are forced to breathe cigarette smoke while we sleep and or are just in the unit, HEPL!!

I am interested in these apartments but think its a little pricey for the renovations age.
