Their staff and maintenance is disgusting!!! I came to this place because the photos looked nice. Also, when they were recruiting me to sign a lease - they seemed like decent people. What a joke - as soon as I signed a year lease trouble started. The staff ignores your calls and maintenance doesnt exist. If ANYTHING breaks - you are on your own. I had to hire my own plumber because I couldnt use the toilet for a FULL WEEK - I couldnt keep using the neighbors!!!! Out of my own pockets I ended up paying. I kept calling and they kept ignoring me. I left management multiple voice mails. Nothing. I wish that was all - I could write a book on how horrible this place is. I will NOT be renewing my lease. See image for a simple WEEKLY occurrence. These images are half way through the week - I dont usually wait for the end of the week because then I cant drive through all the garbage bags. Ask yourself - is this where you want to live???

Move in here if you want to pay rent for a place falling apart. maitenefe doesn’t fix anything. everything’s broken and rotting. the dishwasher has been broken for months. cockroaches and broken laundry machine. trash is disgusting and piles up weekly

NEVER AND I MEAN NEVER come to this place… unless you want to live in a place where the front desk or maintenance don’t care about your existence. The front desk – especially that pretty Hispanic lady are only on their phones and/or flirting. ANY and I mean ANY work order or any kind – expect to wait for OVER 4 weeks. That is IF you are lucky to get it done by 4 weeks. If you call more than twice a week to inquire they ignore your calls.

This place is horrible ! Honestly just pay the extra money and go with another apartment complex, even though this place is cheaper price youll be miserable. The management is a joke, they ignore all calls and maintenance request. I put in a request to have my AC fixed, someone came and said they would have to come back to fix it, never showed up and they even cancelled my request, my last month there consented of an ac that was on all day and couldnt cool the apartment past 78. Everyone complains about the infestation of cockroaches. No matter what I did or if pest control came they were horrible.

Pretty on the outside - repulsive on the inside. Maintenance doesnt exist. Have something break - wait 6 weeks nothing happens. Staff doesnt pick up phone - but when I call from work they pick up instantly. Horrible staffing! When I moved everything was nasty!! A lot of fixing had to be done. I vacuumed HALF my bedroom brand new carpet and had to replace the waste bucket instantly. This was supposed to be new. Was a giant fan of the dozen roaches in my cleaned and new apartment too as I walked in.

My wife and I have rented here for more then 3 years now, initially we really enjoyed the home we got but after things started to break it didnt take long to realize a big issue with this complex. Getting a work order to go through is nearly impossible without constantly staying on top of them. I have two doors in my apartment not attached to the wall for months now. Our water heater has been leaking for weeks now with mold growing around it and when somebody finally came to address it, they tracked bleach on our floor and left it there even though we have cats that couldve died from it. Now I have a ridiculous bug, ant and roach problem that wont stop. With everything weve gone through here and work orders that have been marked as completed or even just completely deleted without anyone even stepping foot in the apartment, its fair to say theyve earned a one star rating. Maybe theyll actually be interested in working with us after reading this because Im tired of being taken advantage of.

My wife and I moved into The Park at Portofino about 4 months ago & WE LOVE IT HERE!!! For the first time since we have lived in the Brandon area are we able to enjoy a BEAUTIFUL pool area that offers grill access AND has a Jacuzzi. To top it all off, our beautiful two bedroom two bath is perfect for our growing family!! Thank you management & Maintenance for making us feel right at home!

I was a tenant for 2 years for the most part it was a nice place to live. Yes it took maintenance several times to fix issues but they were resolved. My family and I had to move out unexpectedly due to domestic violence. They slowly worked with us about changing locks and other issues but we still needed to move. This was the middle of April…it is now June and I have not received my deposit back yet. After a week of moving out I received a letter stating I would receive $$$. My understanding in Florida mgmt has 30 days to return my deposit, it’s been 45 … I have called office and mgmt and left several messages but not one returned call. Very very disappointing as we were very good tenants. I’m looking into getting an attorney. My advice is if your deposit means anything to you or getting repair issues timely…Do Not Rent Here!!!

I have really been looking forward to getting an apartment here. We have been waiting for something to become available since around March when we first viwed the property. On may 29th my cousin and I finally saw a 3 bedroom apartment available through the property website. We applied for the unit May 29th, paying both applications fees and the admin fee.After no word on if we were approved or denied, we finally start calling/emailing. Never got a straightforward answer. Another week goes by then we are told the unit is/was never available because it was a resident transfer not a move out.I still have no answer on when my money will be refunded to me. Theyre denying our application fees of being refunded even though the unit apparently should have never been listed as available for July 25th.I just checked my credit report and see they ran my credit. All this while knowing that the unit is not available.I keep getting told the manager will contact me. 2 weeks still no word.We are still highly interested in renting here because the price, location and floorplan works amazingly for us.However, right now I feel as if theyre doing shady business and its not sitting well with me.I am writing this review because unfortunately I dont know of any other way to get a response.Charmanne Kitchen.

Ive been here since June and Ive loved it. The floor plans are very open and the patio is extremely spacious. The community and staff is very nice. Ive needed a few things fixed since moving in & after talking to Kirt in the office he was super nice, understood my concerns and very quick to get someone over to fix my work orders. I will most likely be renewing my lease next year!

Apartment complexes are not what they use to be. Youd think since an apartment cost is about the same as a mortgage you get decent service from the office, amenities and repairs in a timely manner. Guess again!!! Do your research before moving here.

This apartment is not one you would want to live at they have alot of roaches the first day i moved in i saw a roach on the ceiling fan! i barely use the oven or the stove and the stove catches on fire! i can literally see the light from the oven through one of my back burners. when we call them to come exterminate our apartment they dont come so we have to pay someone else to come do it! the front gate doesn’t work so it stays open all the time why do we have a front gate as an amenity if we cant use it! This apartment complex is trash and if i could rate it lower than a 1 star I would

*EDIT* Thank you to the manager who contacted me and explained their side of what is going on.Nice sized apartments and patios. The overall area is beautiful with plenty of parking and lovely neighbors. Maintenance requests can take more than a week to be completed because it is a large complex. And they are continuously working to improve the trash situation which I appreciate.The maintenance man is very sweet and overworked. Overall, it is a nice place to live.

DO NOT MOVE HERE! ROACH INFESTED!Before moving in they wouldn’t let us see the apartment and only the model apartment. When we moved in it was not cleaned at all which is not ok since we’re in a PANDEMIC. The kitchen had grease stains on the wall from the previous owner, Juice stains on the patio door, windows weren’t cleaned, are screens to the windows are torn, the paint job is horrible.We constantly have to call the front office because they stop answering your phone calls once they remember your number. You have to call to be added to the exterminator list. If you don’t they won’t come out which is crazy because this place is crawling with roaches and they never answer they’re phone.We have been living here for 3 months without a working stove or dishwasher. We constantly have to remind maintenance to come out. When they come out they say they put an order in and then 3 weeks go by and they say they never remembered coming to this apartment. Every one who works here is at fault. If you’re looking to move here don’t! The good reviews left are from people who work here or getting money off on rent.

4/2/21: Management is unresponsive and rates increase every year with no improvement in the amenities or services. Emergency maintenance is often multiple hours away for true emergency situations (apartment flooding from upstairs) and reported damages go unfixed for multiple months. Terrible rental experience.-----Update 5/1/21: Shocking there has been no phone call from the corporate management office and zero returned calls from the local office when I left voice-mails everyday for a week. Now that we have moved out they are attempting to charge us for repairs as a result of their shoddy maintenance work (including mold and damages we lived with for over a year as a result of flooding from other apartments) and my voice-mail to discuss will likely go unanswered as well.

The worst apartments I’ve ever lived in. Our apartment is infested with roaches we’ve seen at least one a week since moving in (it’s been two months), we have mold in the bathroom, water damage and mail box is broken. We are breaking our lease and are demanding a full refund because under the Florida law these are unlivable conditions.

We just moved into our new apartment here and, its so nice truly beautiful. Im not sure why this place gets bad reviews . Everything was very clean and smelled good when we first got here. Theres two beautiful pools to choose from. I highly recommend this place. Its at a great price here to live very luxury.

On February 7,2021 the initial move in unit building 23 unit 2307 conditions was deplorable.Me and my wife was made to understand on the February 5,2021 by our then leasing agent that there was some work that needed to be done in regards to the flooring and thereby ensuring me and my wife that all would be good on the move in date February 7,2021 but this was not the case as I have already formentioned in this review.But thanks to quick action of leasing agent Kirt of correcting the problem going up and above to place me and my wife in a newer apartment unit making a bad experience turn good.Again thank you Kirt for going up and above by the way he was not our leasing agent he stepped in to make the changes that was much necessary

We moved in April, 2020 and this place is a disaster. The apartment we were shown is nothing like the apartment we got. Obvious that our apartment had be broken into where the wood for the locks on the door frame is split, bedrooms are MUCH smaller than what was shown, my flooring has LITERAL HOLES IN IT of which they refuse to fix. My fireplace has been leaking for a week and I was told it would be fixed last week, the unit below me has had flooding in their living room for over 2 months now. My laminate flooring in my kitchen has been ripped up since before we moved in. There’s leaking in my kitchen sink, leaking in my bathroom walls, they obviously covered mold smells and stains with bleach. Place was disgusting when we moved in. Definitely not cleaned at all. Staff is lazy when it comes to fixing up apartments, they literally painted over a wasp on my back porch. The private stairs I have leading to my apartment are dry rotted. Each time I submit a maintenance work order they mark it as complete so they don’t have to it. There’s paint all over my floors. Terribly patched holes in the walls. My ac has gone out 3 separate times in the 3 months I’ve lived here, one of which took them almost 3 days to fix because they didn’t feel like working on it, then when maintenance came over he tried to guilt trip me into him having to come over to work, then told me I needed to call management and tell them he did such a great job, when in reality he hadn’t even fixed anything! I have a baby and it blows me away this place isn’t worried that my family could LITERALLY FALL THROUGH THE SECOND STORY FLOOR and sue them. They do not care that their property is a literal health hazard. There’s even more issues along with these that are too many to name. The property owners are clearly out of breech of contact. This is horrible. I do not recommend.

I am a new tenant so I dont know what the future holds, but my move and my apartment and the staff have been terrific so far! There will always be an issue sooner or later, but I can share that the staff were amazingly helpful in helping me get my lease and documents set up under some very difficult terms for me. I am so happy that they were willing to go above and beyond to help me get into my unit. The unit itself is wonderful! My particular unit is like living in the garden of Eden! I LOVE my veranda which is really an extra room! If you love enjoying sitting on a patio or deck, you will LOVE it here. You have more than just a patio or deck, you have a true outdoor screened in room you can enjoy! My laminate flooring is easy care, my giant tub is ZEN after difficult days.....the property is landscaped beautifully, like TRUE Florida living.....tropical, water.......I have no reason at this point to doubt that I will LOVE living here for quite some time! Their website makes it easy to pay rent and communicate with the property staff! Way better experience than Ive had in the past! check them out, come on, well be Neighbors!

I have lived here for almost 3yrs and the place has its ups and downs. First off the apartment it self is great, Im on the 3rd floor so I have vaulted ceilings which makes it feel more open. It is a Big 1 Bedroom apartment with a huge screened in lanai which is really nice to have and it has its own storage closet on it. My unit has newish appliances black and stainless, and it had a new washer & dryer which was a must for me. It is just the right amount of space for 1 or 2 people. I do wish the price was a little better, a one bedroom apartment should never, never cost over $1,000 a month.Now when I first moved in the only problems I had were with the maintenance staff and some of the office staff. Id have to call a million times for simple things to be done. Our breeze way and stairwells were always dirty because they only cleaned them once a year and the dog poop stations never had bags or the garbage was always full. Now for the good news after several Office Managers, we finally have a great one who gets things done and has definitely improved the quality of the apartments. She was also the person who processed my first lease and got me into the apartment in the first place when she was just the leasing agent. Her name is Sandra and she definitely makes sure things are up to par. The stairwells are power washed on the regular now and everything else gets fixed or addressed quickly.Out of all the places to rent in Brandon, this is definitely one of the better ones.

From the day I moved in (End of Oct. 2019) it has been issues after issues every month. They didn’t give me the apartment that I selected. The apartment was nasty from the carpet, stove, microwave, the floor, obviously it wasn’t cleaned primary & no one checked to make sure of it. I went the first 3 months with nothing but hot water in the master shower. When they finally came they left me with nothing but cold water & that issue went on for a while. A pipe burst under the ground( out of their control) flooded every room in the apartment they brought in fan took them back after 2 days & the carpet in both rooms were still wet. Which they had the guy to just kick the carpet back in place. They didn’t replace the carpet or at least get it shampooed. The gutter felled down over a month ago so when it rains it comes in the apartment & floods the patio (still waiting for someone to a dress that issue). My refrigerator goes out a few times a month they just chip away the ice, have me leave it off for a few hrs & then turn it back on. It amazing when they do decided to get to 1 of many works I still have open it’s always the week when rent is due.

So i am visiting from out of state and this is the dump that is advertised as a beautiful place to live........not only is the pool entrance a stash spot for old mattresses and garbage but most people complaining about the roach issue are contributing to it by leaving garabge outside there doors for animals and bugs to invade. I had the best experience with the Park at Portofino! The apartments are so beautiful and spacious with updated kitchens, hardwood floors, and big garden tubs. Whenever I had issues with my apartment, they were fixed in a very timely matter by maintenance and everyone in the office is so helpful and nice! Caleb is so awesome of you ever need anything and helped me a great deal when I moved in and out! I ended up having to break my lease early because my fiancé is in the military and we had to move, and Caleb made it way easier than I thought it would be, gave me all the steps in order to get everything done, and made my move that much less stressful. Thank you Caleb and everyone at the Park at Portofino!!!!

Update: we now have a door! Not sure about our info being entered but WE HAVE A DOOR!We moved in 6/28 with a list of work orders. One being we needed a door for one of the bedrooms. After several emails and in person follow ups maintenance fixed what was asked on 7/23 and we were informed that an order was placed for the door. Well I followed up with an email 9/26 I would say two moths of waiting I was being very patient. Have not heard back in regards to the door. As well our guests still have a hard time visiting us seeing how our info has not been entered at the gate. I wish I could of given a better review the maintenance workers are very kind and Caleb is too. Would simply like these things to be fixed. PS the kids really enjoy the pool.

I lived at the park at Portofino for several years. It is a beautiful property. The grounds are always well-maintained, you cannot beat the pools, they are gorgeous. The staff is amazing. And the apartments are gorgeous. It’s a tropical paradise in Brandon.

This place looks beautiful but I had family move in here a few months ago. They were not allowed to see the apartment until the day they were moving in. The place is roach infested, sloppy paint job, dirty carpet, syringe literally fell out of the toilet paper holder, people don’t pick up their dog poop and the grounds aren’t maintained as it should be. They have no clue I’m posting this as they haven’t complained as they don’t want to create waves. My hope is they can be offered a better apartment ...

I have lived at Park of Portofino for almost one year now and thoroughly loved my experience here. The staff (especially Sandra) has always been extremely kind, accommodating, and helpful.The maintenance has been great as well and very efficient for example I had an issue with my AC and it was fixed immediately in the same day after office hours.The apartments are extremely spacious and the bathtub is a great size. I love the wood floor throughout the living room and kitchen.Neighborhood has been very quiet and everyone has been kind.The gym is a tad small, but with it being 24 hours it is effective. The pools are always nice and clean. The Jacuzzi is also a wonderful amenity.Overall I would be happy to stay here if it wasnt for my job relocating.

First off, I want to start my post off with five stars. I came down to Tampa, Florida to find a better life. Being raised in the streets of Chicago was no fun so I worked hard and eventually got out. When I moved to the Park of Portofino it was January of 2018. The first thing I noticed was that people werent that friendly as far as neighbors. The staff wasnt great at the beginning but now they will blow your socks off. The quick responses I get from them when I go in an report a problem to management is so quick. I usually expect a few days but management will get someone on it right away. I love that. I dont like that no one plays on the basketball court so I may try to start a league for the community. Other than that, the park of Portofino has made my stay here great and has allowed me to get my masters degree with a piece of mind knowing that I am taken care of. I was recently at Park at Portofino checking their property, apartments and amenities. I was very satisfied to see how the grounds are well taken care of, the pool and pool areas are clean, beautiful community. As for the staff, I was greeted as soon as I walked in the door by a young lady named Saile and she introduced me to the other 2 young ladies in the office, Raquel and Sandra. They were extremely courteous, answered all my questions and made me feel welcomed above all things. Go ahead and check them out :)!

I moved here in June 2018 and just moved out May 2019. My one bedroom apartment was perfect...lots of light, two sliding doors to go out to a very nice screened lanai. I especially liked the kitchen layout with a washer and dryer.I was concerned with bugs...had two in 11 months. Bugs are no problem. They are very responsive for repairs, Victor, the maintenance supervisor, is reliable and always does a great job.Anyway, if you need a centrally located place to live that has a great environment, look no further!

I tried not to repeat what others have said so in a gist everything is true...for us and our apt? we got it dirty, repairs were not completed prior to move-in yet the employee have been working at the property, work orders not properly completed, garbage in the lakes for days, outside hall area is dirty, allowing groups(10+) of people at the pool during Covid19 while restricting us from renting the bar-b-q area for our sons birthday for less than 10 people...its a disaster and we just moved-in to the property...you can only imagine

I have been living in this place for 2 years and honestly i would never want to leave this place .I already extended my leaseWe have a beautiful lake facing apartment with a patio as big as a bedroom !My wife and I love how friendly the staff is .We never faced any problem !It’s safe ,We have lots of facilities and events happening .They have a special room with computers available for the people living in the community to use .Great for kids and college going !We are surrounded by all the supermarkets!Location is perfect !

I have only lived here for 2 months. Maintenance here is terrible.. I placed several requests here since moving in.. and the only thing they have fixed was a whole in my wall they made ..to fix a leak going into the unit under me (that was within 2 weeks of me moving in) Currently my guest tub is useless .. the vent cover fell off ..the shelves in my sons room collapsed .outdoor light is blown... numerous requests are put in and someone keeps closing out my maintenance requests and putting completed ..only for me to get home and see no one has come and nothing has been fixed.... currently speaking to the property manager about the BS ..and hoping my unit will be serviced... I dont plan on staying here after my lease is up. Overpriced and UNDER-SERVICED

DO NOT LIVE HERE!! The manager will say yes we treat you like family here. But then turn around and you get hit with an eviction notice. There are roaches! They say they have pest control come. But I’ve never seen them. They never fix anything. Maintenance men tried to come in my apt. No warning or notice. Didn’t know. Just tried to come in. Stating the fridge wasn’t working right. And I never called them about my fridge. If you live on the first floor. Your porch will flood and they won’t fix it. So many issues with living there and none of them were addressed. They never answer the phone. But do t want to see you face to face either. Sandra the manager is always off property. Raquel the asst manager doesn’t know her job. I was told. She’s new and still learning but sent me numerous threatening eviction warnings for no reason.

I arrived into the leasing office frantic as I was very rushed to find an apartment. A friend recommended the park at Portofino and when I arrived tothe leasing office I was greeted Sandra, she quickly told me to sit down and don’t worry she would take care of everything. Her friendliness and professionalism was outstanding she was able to answer all my questions take all my fears away and assure me that my moving process would go smoothly. I have been very impressed with all the staff from your manager, leasing agents, and maintenance crew. I am so grateful to my friend to have recommend such an outstanding community. I am very happy and whenever I have a problem I can go to the office and ask for Sandra or one of her leasing agents. I am always treated with nothing but professionalism and a friendly smile. I thoroughly enjoy living here, at first like anyone I have concerns moving to a new location, but they quickly went away. The staff is more than help to take of any needs a may have, the maintenance men are quick to fix even the smalls problems that arise and come back to check up on you. Lastly the view I got has most places I’ve lived bet for sure. Of course they are small things like people don’t pick up after their dogs, but the staff has been doing a wonderful job reminding people to do so; therefore it’s getting better with each passing day.

Tried to submit through the website since they asked for my review but it mysteriously won’t let me submit it... so I’ll do it here.I’ve lived here for 3 years give or take and unfortunately this last year has been all but good. Neighbors stomping on our heads at 10pm or as early as 2am, when telling the office personnel they consistently say they will talk to them but nothing is done. Patio was being rained on for months due to poor gutter drainage. Our downstairs neighbor actually had to put sandbags outside her patio doors to keep from flooding. The gate was broken on and off for the extent of our stay sometimes being broken for 3-5 months at a time. When any service needed to be done it was very difficult to get maintenance unless it was an emergency. The gym consistently has broken equipment and at one point was closed due to a break in. The pool is always closed whenever it’s summer for “construction” but always looks the same. Every year our rent has went up even though things have consistently gotten worse. We made the mistake of referencing my mother in law who gets a great view of the piling trash outside the compactor that takes days to clean up. When wanting to leave 19 days before our lease was up the property manager (who until recently was nothing but nice to us) was cold and told us basically it didn’t matter that we’ve had all these issues. We don’t have to pay the prorate for April she’s just not gonna give us our deposit back. I’m very unhappy with leaving what used to be a great complex 3 years ago.

Post 2 of 2THE MAINTENANCEThe maintenance staff is amazing ; people need the realize that there are so many buildings here however not many maintenance staff . I also ask to please be patient as I see them working very hard to continue to turn this around . They always greet you with a pleasant smile and make sure your situation is taken care of no matter what . Yes granted it may take them a little time however please be patient - there are hundreds of us versus few of them and rest assured they will get to the work order pretty quickly NOW then ever before .ConclusionI can go on and on and tell you the experiences I have had in the past here but I want to focus more on the management and why they make this place A HOME and not just somewhere your just renting. It’s the people that make a difference and jasmine and her team are making a difference ! I’m finally at peace and happy to wake up every morning knowing if any issues happens they are on top of it . Thank you jasmine & team for making a successful turn around to this property and a change for the better . You truly care for your residents and treat them with respect and like family . I love you all and ask to keep on doing good and keep spreading the positivity and good energy . Again I ask all of the current residents to be patient as they work around the clock to make sure all of the back logged mess is being cleaned up . I realize that each employee represents the company however give this current staff a chance to work what happened in the past and have patience . FYI - if they ever change the staff again my recommendation to the new staff is to continue building on top of what jasmine has already created and continue the positive energy . This community is gorgeous and the apartments are gorgeous! However, getting anything done to fix issues such as the bugs weve had on going for almost 3 years, is like trying to get blood from a stone! Turnover in the leasing office is so insane no one is there long enough to remember their names. Children are constantly running around outside unsupervised screaming! People walk their dogs off leash and dont clean up after them. Our neighbors stomp up the stairs so heavily things fall off our walls. People leave trash outside of their doors for days. Trash is constantly piled high outside of the dumpster for days on end! This community would be so much better if the residents were held more accountable for keeping it clean and quiet and if the bug issue was taken more seriously. Weve had ants,roaches, fleas, and giant flies in our home! We are very clean people, all of our food is sealed tight constantly so this is not our fault. The issues that make this complex worth a 1 star rating is due to lackluster management and the owners being spoken to directly to no avail. Come next year we will not be renewing our lease.

Maintenance has been lurking in my apartment on 3 different occasions without my consent.. I don’t have any work orders in the system. They shouldn’t have been in my unit. Period!I am concerned for my safety at this point.I have the video and will be taking them to court.

Renters beware do not except key yo apt that is not complete, I was given keys to a apt that was not ready for tenants, I was promised by amanda in management that my punch list would be completed but never returned. I have broken cabinet doors, broken dishwasher, bathroom doors that do not close and stained ceilings. There is no pride here.

I think this was necessary because I just recently move out. I have lived at The Park at Portofino for one year! It’s quiet and very tranquil, I had a two bedroom facing the pond. It’s clean and yes I had a few minor problems normal wear and tear over the coarse of a year. Maintenance is a bit slow, but always got fix. I kept a clean home so I never saw no roaches.The staff was very polite and understanding. Especially Raquel! I have a young daughter and I felt safe and secure at The Park at Portofino

Havent even lived here for a year and Id rather move somewhere else entirely! The A/C would never go below 78°F and breaks every few months. Not only does it break in this horrible Florida heat but it always takes maintenance around 2 weeks to even get something done. The head of maintenance had to come after 2 weeks of no fixes and all it was was to clean out the system WHICH THEY TOLD US THAT THEY DID MULTIPLE TIMES EACH TIME THEY CAME!!!pay 1100$ for just a 1 bed appartment and you get a A/C system from the 60s. Thanks.

This Apartments Are Great!!! No issues for now . Leasing office employee are Nice. All apartment arent the best but this place is quiet and a Great place so when I can come home from work (night shift) neighbors work as well , not a place ,when only 1 person work and people outside all day and making noise , so you pay for want you want people. I moved here 2 1/2 months ago and it has been a terrible experience for me. When I first moved here, one of the guys lied and said that the carpets were cleaned prior to moving here. The carpet were very stained, dirty and infested with flees. The flees are still attacking our dog daily. I requested a work order after 3 weeks of living here and it took a month of me calling and complaining to the property owner and staff. They fixed half of what was on the work order and made terrible excuses for the uncompleted ones. Things are still unfixed. They also replaced a broken washing machine with an old, used defective one that broke 3 days after they installed it. I made a work order online 2 weeks ago, talked to and emailed Caleb, left voicemail messages and hand delivered a WITHHOLDING RENT FOR FAILURE OF LANDLORD TO MAINTAIN PREMISES AS REQUIRED BY FLORIDA STATUTE letter a week ago and still no response. I really regret moving here.

Save yourself the trouble. There is absolutely nothing luxury about this place except the price. I signed my lease April 26, 2019. The day after signing my lease I noticed a insect/rodent sized gap in the front door. It took over a month for that to be fixed even with weekly calls to the leasing office. I also had a cabinet door come off in my hand a couple of weeks in. My dryer & dishwasher was also not functioning correctly. Again it took multiple calls & over a month to have the cabinet door & dryer fixed. Four months into my lease & I still dont have a functioning dishwasher.Ive been trying to work with leasing staff because I understand that things happen but, this is officially ridiculous. Whenever I call Im told things will be taken care of but, that never happens. The only one that seems to ever get anything done is Saile & thats when I threaten to contact corporate. From looking at the other reviwes Im not even sure if that would get anywhere. Speaking to Raquel and/or Sandra accomplishes nothing. I feel really bad putting them on blast because everyone appears so nice, at face value.Outside of things not working, my apartment appears to have just been thrown together. The walls were painted without removing light plates, my door frame looks like it was kicked in & then patched, Im having to play musical sockets to find one that works almost daily in the master bedroom, the sinks were painted over with the wrong paint so it looks dirty regardless of how often you clean it or what you clean it with, the power in the building goes off at least once or twice per week & when it rains you have to drive through a river to get in/out of the complex.

I lived at the sister property via Rosa aka Dorchester for over 2 years. This management company is horrible. The VP Lisa is even worse. I’ve had to deal with not having AC for over a month with a new born in the house. I’ve dealt with infestation of roaches and bugs. I’ve been called a liar which made me record videos after videos in which I’ve sent to the property. Nothing has been fully addressed. The reason it was never addressed- the time frame it all happened this complex knew it was being sold - so they didn’t do anything. I talk to the manager 3 days ago on the phone about all the issues I am have - wondering why all the employees are being transferred to other properties and no one is here. I get told they all received promotions within the company. I call yesterday to talk to the property manager and Guess what? The property was sold and it’s a new company now. This is how the business operates. I have emails Regina the so called regional Director 8 times and didn’t receive an email back from October until now. This is the reason why. Please stay away from this company- the workers- management team, VP are all horrible.

**HOPEFUL MY REVIEW GETS SOME ATTENTION SO I MAY FOR ONCE GET ANSWERS** If I could take away stars, i would. If youre considering moving here, YOULL REGRET IT. Management is a joke. Office hours are changed without notification. I cant get anyone to answer the phone or call back. Two weeks ago, someone cut my screen in the middle of the night and Ive made at least ten calls to the office. Ive been promised return calls that have never happened. I guess nobody was going to tell me it happened to dozens of other people the same night. The gate, an amenity Ive paid for hasnt worked since November. Now, Im hearing there are new gate keys set to begin working this week. MANAGEMENT STILL HASNT HASNT SHARED THIS AND I FOUND OUT BECAUSE MY SON HAD TO GO TO THE OFFICE FOR SOMETHING ELSE. of course, phone messages about this arent returned. I guess I just wont be able to get in later this week? The trash compactor has trash outside of it because theres no consequence to just throwing the trash on the ground. The counters in my unit have started to fall apart so i cant even close my dishwasher. My calls and emails go unanswered. Ill be calling code enforcement next and retaining an attorney to recoup the damages. IF YOURE GOING TO PAY PREMIUM RENT, DONT DO IT HERE BECAUSE YOULL BE GETTING FAR LESS THAN PREMIUM ACCOMMODATIONS.

Save your time dont move here if its your only option. Since i moved here its been nothing but problems. Wall colors dont match that i was told 3 different time it will be fixed and still nothing. My air went out during the summer and it took 2 weeks to get it fixed and almost a week for them to bring me a small window unit. My apartment would get water in it when it rained water was coming from behind the fire place and took almost 2 months for them to fix it. Now my kids bed room has mold in there colest and still have not got it tooking care of after a week and going to the office 3 different times in a week. Never fixed my ceiling in my bathroom from a leak upstairs from my neighbors apartment. What ever you do dont move here even if its your last option.

From the outside of the apartment and look of model you would think youve found a hidden gem. But truth of the matter. This place needs major help. The front office screens the calls....like really. Please, Please read all reviews. And if you still choose to move here. Crystal is the most helpful person in the front office!!! Take note: If Im in process of getting a lawyer... that should tell you a lot.1.) Its almost impossible to get a live person to answer the phone.2.) The property manager seems to NEVER be on-site (EVER)3.) When we first moved in the floors were messed up and looked trashy.. they still till this day havent fixed them, its been 4 months. The plugs are to loose to hold a plug in the wall. The ac unit has cut off more than 5 times since weve moved in, they still yet to fix it. Theres dry rot under the sink and dishwasher. This place is a complete joke, the people that work in the club house are a complete joke, they could careless about what your problems are with the apartment as long as they receive a check they dont care!!! This place is infested with roaches, ants, and fleas! It took them over a week to come out and spray for the bugs. The roaches came back.. what a surprise. We pay over 900 a month to receive this poor service, cant wait to get out.

Very upset! The maintenance people run the show. I waited for 2 weeks to have some problems in the place fixed. 2 weeks! I finally had a friend do them for me. Manager is never in, 1 person only on Saturday ( Serious) biggest day to look for a place and only 1 on Saturday. I have tried to go over to pay my rent only to find a sign that says we will be back. It’s been a horrible experience. I wish I had stayed at the Paddock Club on Causeway. Don’t come here. Maintenance will never ever get over to fix your problems, but will all be sitting on there golf carts all day talking.

Ive been exceedingly unhappy with Hamilton Bay Apartments (their new name). Their staff habitually ignores maintenance requests, when they do put in an order the maintenance is done poorly, and once youve signed generally cannot be bothered to help you.If you enjoy roach free living (from the mouth of their staff we dont do proactive bug prevention, if you see a roach call us, then well come out and spray. NOTE: I did complain about four times and they never came to spray), helpful courteous staff, not having to drive through knee high water to get home (because their staff cant be bothered to clear the drains), getting your packages from the office, not being sprayed by water sprinklers getting to your apartments or having your maintenance requests looked into, then Id suggest looking somewhere else

This place is A SCAM. Dont let nice grass and smiling employees fool you. Outdated Nasty Rooms, bugs, constant problems, work orders never get worked on, somehow there is ALWAYS a price hike. I have been in these apts for almost a year now. I love my apt, but due to rent increase i will not be staying. The cabinets had new doors installed when i moved in and they look great. I love the floors. But i would have to say that the bathroom vanity will need to be replaced soon, a it old and has damage due to prior sink leakage.Staff has been great and extremely helpful and i never had a problem with them.I have to admit that there is a slight roach prob but pest control comes once a week and they were taken care of. Unfortunately not all tenants are as clean and attentive as others so unfortunately neighbors will suffer when it comes to pest.Maintenance has always come thru when needed. Minor issues may take a day or two but they come. I had issues with a bad thermostat after hours and he showed up that evening within less then 2 hours.Thank you for a great year.

This not a good place to stay in the paint on the outside of the apt looks really old. On the pictures fool you of how the inside looks. When they show you the inside of the house it looks so nice but really it doesnt. When get your own it doesnt look that nice. The hot tub stay dirty, most of the things in the gym doesnt work, the alarm system doesnt work they are really late to fix things and sometimes they dont come at all.

If I could do negative stars, I would. This place has been nothing but problems. It started when we first moved in. It was a complete infestation of cockroaches and sugar ants through the entire place. I reported it within an hour of us moving in. Also the dishwasher fell out of the kitchen cabinet because there was so much dry rot from water damage. Once I reported all of this, it took over four weeks to repair anything. They sprayed for bugs but nothing helped. The water continuously was shut off due to a water main break. I guess water mains break twice a month for entire days at a time. The bathroom door locked behind me one day and I was literally locked in my own bathroom for three hours. My husband came home and had to break the door down to get me out. When I called the front office and spoke with Courtney, she didnt even apologize and just said she would send maintenance out within a week. (Every time I felt with her, she was more and more rude.) The garbage by the compactor piles up so high, no wonder there is an infestation of bugs in this complex! There is not one positive thing I could say about this entire place. Dont move here! It will give you nothing but a headache! After we moved out, we received a bill for over $800. Saying that they had to replace the carpet, clean the entire place, have an Oder neutralization fee, and had to reglaze our tubs. What a joke. I have pictures of the day we moved in and the day we moved out and it was cleaner when we moved out! All the staff is extremely rude and will do anything to make you go away. All they care about is planting some new bushes and painting the buildings... You can paint a turd, its still a turd. Dont move here. Please save yourself the trouble!
