They do not return phone calls. When trying to sell and a client calls multiple times and every time they are told someone will call back it is very frustrating to the client.

Reviews on google are not monitored or checked for facts or accuracy.Kalli Knod-Schwabe, was given a flood addendum stating that this property was known to flood, that is why the rental cost for this property was so low and that the tenant would be required to carry renters insurance and notify the office anytime it did flood so that the office could send contractors out to clean up the area and do any necessary repairs. They leased this property being fully aware that this property had a history of flooding.Wes Martin, is not a tenant and would not know that the office has notified anyone how has lived at this property that it is know to have flooding issues and that they are leasing the unit being fully aware of this.Nik Nak, received notices about rent because they did not pay on time and are writing a negative review on this premises. Rent is due and when you do not pay you get a notice.Maddy Moo, not an authorized tenant.Christie Hollyfield, moved out claiming that their house was flooded during Imelda. It was not. Requested to bring in dirt for the yard and level it out due to concerns with flooding. The office went out and made repairs to the drain. Tenant never did the yard work and did not give office knowledge that they did anything with the drain until they attempted to break their lease and move out due to concerns of flooding. They also resubmitted an application and tried to rent another property from this company after writing this google review so they were willing to do business with this company again.

Rented for a very short time (property at 475 Hillcrest in Lumberton). They do not work with you or listen to anything you have to say about their property. We were promised our deposit back only to have a a portion of it taken ($25 for a Air condition filter, $4 for a light bulb, etc.) after we spent $300+ to change out the French drain in the front of the house due to flooding (which of course they would do nothing about). We were told the house only flooded during Harvey to find out this was the 4-5th time it has had water in it. We have well over 400 pictures to prove their lack of concern for their renters. They are money hungry.

I would leave no stars if I could. Management is absolutely horrible. Washing rooms are disgusting, AC went out 3 times in the summer and they took 8 days to send someone out to fix it, the management is super difficult and very rude. We will never rent from them again.

They have a terrible staff, I been renting since November and I had a window broken hasnt been replaced. Their online app never works. Its a hassle dealing with them.

Slum Lord at its finest. He owns a House near me that floods every time it rains . I feel so sorry for the tenants who have all their furniture ruined as well other personal belongings. Dont do it. Scam!!

I currently live in an apartment owned by this establishment. I have been here for some time now. Upon moving in they told us to write down any problems and they would come fix it. Its been months and my hallway is constantly flooded. My bathroom has a gaping hole in the ceiling due to a leak and they have done nothing. They are careless, neglectful, lazy and only care that they get their monthly payments. DO NOT DO BUSINESS WITH THESE PEOPLE.

Alan Cramer Investments Inc. of Beaumont, Texas is the most incompetent property management firm in existence, or at least that Ive dealt with. And, quite possibly, the most unprofessional, poorly run business Ive ever come across. I moved into a dirty unit that had no working air conditioning. The AC stopped working again about a half dozen times in a year, and the most recent time (June 2014) it took them over two weeks to send someone out to charge up, if not repair. If you like Section 8 slumlords who do as little as possible to collect money, Alan Cramers your guy. If you want a properly maintained property, Alan Cramer is not your guy. This company makes itself scarce anytime you need anything.PS - theres a girl named Ashley who works the phones (worked? They change personnel all the time, like most poorly run businesses do) and shes the only one in this organization Id hire to do anything that involves the public.

I rented thru them at the Timbers in Silsbee! Dont live here if you want to be taken advantage of! Every month youll get a notice saying you didnt pay rent just so they can try and get more money from you even IF you paid ahead of time. They jacked up rent prices because of the hurricane and I can guarantee you 645 for these 2 bedrooms are NOT worth it AT ALL! Water pressure is always down. Pipes bust regularly. Washing machines and laundry room is ALWAYS filthy and taking your money. Crystal the property manager is ALLLLLLLLabout the money and not a care in the world about residents needs. Be careful because they try to use the witts to outsmart you. Preying on the poor and elderly is their forte! DONT MOVE HERE EVERRRRR OR RENT THRU THEM!!! YOUVE BEEN FOREWARNED!
