I moved in Nov2020 , Pleased with my apartment, the area so far is quiet, dog owners clean after their dogs. Request are attended to as quickly as possible. I pray I don’t get mice.

We lived here for a year and wouldnt recommend for many reasons, the most concerning being our neighbors. Ours in particular was a very sketchy apartment building. Our neighbor next door was dealing drugs and had a warrant out for his arrest with guns inside. Our neighbors above seemed to have severe behavioral issues and kept us up with extremely loud noises so we only got maybe 2-3 hours sleep each night. It took a serious toll on our mental health. Until management starts to seriously question and limit who they are renting the apartments out to, I would stay away from this place.

I moved into Falls Village Apartments in June of this year. My experience has not been a great one. I purposely had taken a top floor unit because living on the bottom can be awful if you have inconsiderate neighbors. Well, my neighbors who reside below me are terribly disrespectful, loud, and just plain ignorant. I have written to the management office twice this month to express my displeasure with the situation. It has fell on deaf ears. There is no follow-up communication regarding this situation and all the while my households work-life and school life is suffering not to mention lack of quiet enjoyment. Why even put quiet enjoyment in the lease if it will not be enforced. I telework full-time at home. I have an eight year old who attends school 100% virtually right now. Is my 17 year work history with the State of Maryland supposed to suffer because my rest and quiet enjoyment is consistently non-existent? Is my daughter supposed to have a lack of concentration in school because she cant get her proper rest. I understand we are experiencing a pandemic right now and everyone is spending more time at home but respect and consideration goes is a must when residing in an apartment community. I wish I had never moved here!!

We lived here for 5 years during my wifes doctorate program. Its a very nice apartment complex. We had a lot of good memories. The staffs are quick and responsive for maintenance request.The place is close to Royal Farm (love the chicken) and Shoppers.Only downside for me was just in our floor there were a few little critters, but the management did frequent pest control, so all was good.

Outdated apartments, charging current rental rates .Apartment building 6257 Pimlico is infested with mice . The wall and flooring are extremely thin. The leasing office does not take matters seriously. You will need to complain several times before they truly show any concern. The Community Manager Ayah Howard - Bey has horrible communication and customer service skills.

Update: Problem with the marijuana has been solved thanks to the management (Ayah) staying on the issue.I have lived here for 4 years and have really enjoyed living here until the past year. I have neighbors that smoke. I have a baby and when its nice out I cant even enjoy sitting on my balcony or even have my windows open because of the smell of smoke and cigars and weed. The smell of weed stinks up my apartment through the vents. Its horrible!

I rented here between early 2015 - late 2016, and had a good experience. I would strongly recommend if you are looking to rent in the area.My apartment had a nice little balcony that was great to hang out on, at least when the air unit wasnt running. This is in a great location just by Quarry Lakes and other shops/necessities and very close to I-695. There is ample parking and the community is gated. While the laundry is small, it has four or six big machines and I did not have any trouble with them. The staff was usually easy to work with, although I would say they are certainly busy and sometimes brief. The grounds team seemed to do a good job, and when I had a repair issue, they were pretty quick to take a look. The prices were competitive in the area.

Have been a tenant since December 2016. Very Satisfied with the value. Rent is very affordable, and the grounds are clean and well tended. Maintenance was quick and efficient with the one repair I had.The buildings do show their age, but are well kept. Within the last few months, Falls Village has been doing a lot of work to update and make grounds and facilities look and function better. Pleased Resident with no complaints.

I lived here for a year, my experience was really bad, since the first day I moved in the staff was rude and unhelpful.The apartments are paper thin, meaning you hear your neighbours talking, moving, watching T.V and other things as well.When Talking about staff members, I would like to mention: Marcus Hale, his skills when It comes to Managing people and fixing problems are 0, his way of talking to people are 0, he shouldnt be working in an office that Interacts with people.Apartment prices are not bad, amenities are fine, including gym, pool and BBQ area.

I have lived at Falls Village Apartments for nearly 3 1/2 years and it has been the most amazing experience. The staff (leasing, maintenance, and grounds/porters) are always professional and responsive. The pool, work-out room, and laundry facility is always clean and well maintained. I have felt safe and comfortable and this is by far Baltimores best kept secret. I would recommend this place to anyone and although Im moving on, I would not hesitate to return if the need were to arise.I am going to truly miss this place and am happy to have had this experience. Margie and her team is absolutely the best!

If you look through these reviews you will notice a pattern of reported abuse from many former residents, especially with regards to ethically dodgy behavior towards the disabled and other protected classes, including veterans, or persons on the basis of their race.The unit requires near constant maintenance and has paper-thin walls. All interactions with the staff were an extremely negative experience.

We have been here now 3 months and we are glad we picked this complex. The common areas and grounds are always pretty well kept and maintenance has been great, turn around time has been super quick on all the requests weve made so far.The area is nice, safe and quiet. We have enjoyed seating on our balcony and watching the deers.Big plus that there is always ample parking right outside your door!

Lived here for about 8 months with my boyfriend and 2 children.. the building is ALWAYS CLEAN.The service from employees is impeccable and they are more like family than anything else.They had various activities going on in the building for children and the overall building.My children and I loved our stay here and Brent and Daisy were amazing to my children.Was very saddened to move but, who doesn’t like a bigger home?Thank you for such amazing hospitality. You will be missed🤗

Falls Village is a great community to live in. The location is close to the highway/shopping/restaurants, and most of the people who live here are friendly and welcoming. The staff is helpful when needed, and usually will address any problem that you have very quickly. There was a situation where my freezer stopped working. I opened a ticket through the phone app about 8 am and the issue was fixed before 11 am. There was another time where the hot water stopped working on a Sunday and they came and fixed it the same day. I honestly have nothing negative to say about this location. I am more than satisfied for the price I am paying and what I am getting for my money. There are not too many places in Baltimore City that are safe and affordable. My only complaint/suggestion would be making sure the security gate is properly functioning at all times but without a 24 maintenance person, it would be very hard to keep it running ALL the time.

NON-SMOKERS BEWARE I lived here for about 9 months and had to break the lease when I couldnt take any more. My downstairs neighbors (while very very nice) smoked constantly inside of their unit. Because the buildings are TERRIBLY BUILT and have not been updated in decades, My unit smelled constantly of secondhand smoke. At first, leasing tried to be helpful by sending them a letter which helped temporarily. I ended up buying a hepa grade air purifier that required me to change a 12 month filter after 6 months because the air was that dirty! (When showed the used air filters that were completely grey from dirty air, Dawn the property manager said okay. and nothing else) After months of begging them to do something with no results because the property manager is totally incompetent (I would have to reach out at least three times to even get half of a response!) I asked to be released from my lease because of the severity of the problem which they admitted was severe. They did offer to move me to a different unit, which was a good offer, except every building is structured the same so if a smoker moved into the neighboring units Id be in the exact same place after moving everything I own and all of my accounts to a new place. With no guarantee that my problem wouldnt repeat itself, I asked to be let out of the lease. They tried to charge me over $1800 to break the lease despite the extreme situation and the negative results the secondhand smoke was having on my health. It took weeks of back and forth to get them to compromise on half that because I needed to leave for my health and sanity. There are cheaper, bigger apartments, with more utilities/amenities included within walking distance of this place. Save yourself the trouble of never getting solutions and putting up with unprofessional people.

Ive lived here for over a year and just renewed my lease. I appreciate the location and overall maintenance of the facilities. The gate system and community gym have recently been updated. Washer/dryer in the units is a major plus. I have been able to hear my neighbors from time to time, and I would prefer notifications from the leasing office to be communicated via email rather than postings on the bulletin board.

Great Place to Live!I have been at Falls Village of Mt. Wash since January 2017, and I am very happy to be here compared to my last apartment which was a disaster. The grounds are very well maintained, and (most important for me) are QUIET. There are no loud noises and the local sound ordinances about loud noise after 10pm are posted and enforced. I appreciate that a lot, because there is a lot of beautiful wildlife that I wouldnt be able to enjoy with noisy neighbors.My apartment is a 2 bedroom, 1 bathroom and the size and price are perfect for me. I also get a teachers discount, which a lot of apartments dont do. Ive had to call maintenance about 3 times for minor issues, and each time they came the same day. The leasing staff is very friendly and I appreciate their responsiveness.The pool is great, never crowded, and they even have lifeguards. The apartment is perfectly located for my needs: I work downtown and I can hop onto I-83 in 5 minutes and get to work on North Avenue in about 15 minutes. I can also get to the Pikesville Target (which I am in way too often) in 10 minutes, and Mt. Washington Tavern is about 5 minutes away. I can always get a parking space in front of my door, and I really love the gates---helps keep unwanted solicitors away and also friends/family who have the urge to drop by when I dont want to be bothered!Ive been in other apartments in the Mt. Washington area and some of my friends are paying more than me for far less pleasant living quarters that are way more crowded and dont have features like tennis courts, a pool and a diverse, professional community. I love coming home to my apartment and highly recommend Falls Village!

At first I loved living here when we first came in 2016. But there is always so much going on! We cant park because theyre are fixing the parking lines. Then we cant park because they are fixing the curb! The gate never works and I dont understand why rent is raised when the main source of safety is never working. They put up new lights about 7 months ago which shined directly into my bedroom all night! So they put a half coat of paint on the light. Positives are maintenance is great! The staff is friendly and the environment is cleanBut its hard to enjoy when theres always something going on. Beeps and all coming from my window disturbing me in the morning is not my favorite alarm.update We moved because of the roaches that they did not properly treat.

I’ve been living here for a few months now, and it’s ok. I kind of wish I would have looked around this area more. There’s literally no cell phone service anywhere. It’s a dead zone. The walls are thin and my neighbors have a baby that cries CONSTANTLY. I’ve had the water cut off with no notice while I was showering for work, and the leasing office said I should shower at the pool. The pool bathrooms are DISGUSTING. There are dead bugs everywhere, it looks like an abandoned rest stop from a horror movie. So I know how little they think of me to think I would shower there. Also, the pool is closed on Mondays. Of course that’s the ONLY day I’m off work. It’s livable here, I’m just not very happy with the quality of life I’m having here so far. I feel like I could have the same experience somewhere else for less money.

It Is sad when a company cares more about money, and not enough about earning customers trust , money you can always make back, trust is earned and once lost never recovered.Sadly this apartment complex is run by people who do not care about customer service, they do not know how to solve problems, they are rude and like to pick a fights.Apartments are noisy, paper thin walls and roofs.cheap apartments with hidden fees, definitely not worth the trouble, keep looking at other places, you do not want to live here.

The area is awesome, but this people dont like to replace things when they broke they continue to fixed over and over when the thing need to be replace. This apartments are old and there is not enough storage space, the kitchen are super small even in a two bedroom apartment. I think that even though the area is great, the apartment are not worth the price that Im paying.

If your only qualification is safety, then this is a good place. Other than that if you can afford a better place I would go elsewhere. They raise the rent every time you have to renew. The office staff is rude and unprofessional and try to charge you for their mistakes. The pool is only open from mid-June through August and has very limited hours and space. The gym is pathetic. The maintenance staff does a good job, but will come in unannounced. One time the office told me they were going to be in the apartment the following day and I said it would be best for them to wait until the next day as I was getting off an overnight shift, yet they ignored my request.

These people scammed me out of thousands of dollars and made my stay very unpleasant. Basically the AC unit did not work AT ALL. It would just blow limited amounts of air that was barely temperature-adjusted. Also, it was a non-efficient unit that was 30 years old. The end result was a very cold/hot apartment and electric bills of FOUR HUNDRED DOLLARS on avaerag. I reached out to them repeatedly and they kept saying everything was great and nothing needed to be fixed. ONLY when I threathened to leave did they say specifically oh you know what, we actually had set aside a budget for replacing that faulty central AC unit, but you have to renew first. Needless to say, I moved out of that dreadful place.

Great gated community. Close enough to the city to Uber or Lyft to Downtown; far enough to still feel like your in the county. Quite niehgboorhood. Pet friendly. Great pool. Washer and dyer in apartment.
