I love renting from Bay Management. In my honest opinion, my property manager Chelsea has made my experience and exceptional one. Shes prompt, thorough, understanding and resourceful. Whenever there is a maintenance issue the problem gets fixed fast!!. Even the custodial workers are polite amd informative. We rented 18 E Preston st apartments with Bay management group since last year. Although the apartment had high ceilings and it was located in prime downtown area, we were highly dissatisfied with their maintenance and management during our stay. First of all we were only given a video of the apartment stating the pandemic, which we were ok with. But when we moved in the condition was bad. The wooden floors were broken in multiple places which was very inconvenient. Then there were roaches and many other pests all round the year that we had to deal with our entire stay. They did arrange for pest management to look for it, but it took many months to control the roaches, but was not completely solved. The ceilings were leaking and breaking apart when there were heavy rains. They said they were managing it in the roof but it didn’t get resolved. Apart from all these we were charged with unnecessary dues for broken things we never knew what they were (was actually that way when previous tenants moved out, as per the management records) and hefty cleaning charges even though we took lot of effort in cleaning the unit. We were highly disappointed, at the least they could be reasonable with the dues after all the flaws in the unit that they didn’t seem to repair before we moved in. We had to endure all these during our entire stay in the apartment with a toddler and a newborn baby. Hopefully the future tenants would look out for these before renting.

I’ve been in recent contact with Bay Property Management. I must say the communication is very prompt and professional. What I didn’t like was one of the places I went to view a couple of days ago was filthy. Clumps of what appeared to be dog hair was all over the unit, and there were no actual steps leading up to the entry way. There’s no way that place should have be shown in that state.Just now I waited around for an hour after an appointment to view another property just to be told that the property was rented earlier. Although the person who was to give me the tour was apologetic, that still is my time. I may give this company another chance but I’m not sure.

Use this company at your own risk. My wife and I were charged for damages that were already present and documented when we moved in. We requested to have the carpets cleaned before moving in and the request was declined. When we moved out, we had it cleaned to the same condition it was when we moved in. The refrigerator shelves were broken when we moved in. The first property manager told us that the owner of the property would not repair them and to use tape to secure them. We were charged $1000 out of our security deposit for pre existing damage. When called out, the property manager, Johanna Faye, doesn’t even have the guts to reply to emails, accept or return phone calls. DO NOT RENT FROM THIS COMPANY and DO NOT RENT 15003 Wheatland Place, Laurel, MD.

I was in a pickle when my door would not open to my apartment, the day before I was going to travel to the other side of the country. I called the emergency services, and John Garbieri called me back with haste after he finished assisting someone else. He gathered information from me, he was polite, and he took time to explain the process he has to go through in order to complete the work order. Once everything was in place, John took time out of his day to simply talk to me and share life stories while I had to wait outside of my home in order to keep me entertained. I appreciate the services I was given, as a lock smith came and opened the door, and adjusted the alignment of the door in 15 minutes which served as the problem. I took maybe a little over an hour to resolve the situation, which on a Sunday was a miracle.

Be prepared to do extra like calling and waiting on the phone before maintenance comes out for any request. These are the same people that asked if it was okay if they come out tomorrow when we notified them we had no heat in below freezing temperatures with plenty of notice for them to come same day. They will email you after you send a maintenance request to appear like they are doing something but really they just want it to appear that way. I’ve probably lost a week off of work because of the way they handle maintenance and the problem is not always fixed, they have actually caused us more water damage in the past when trying to help control the issue. At least they are professional whenever you do finally get to talk to someone.

We lived in a BMG row house for two years. We paid our rent and reported issues in a timely fashion. We took care of the rental very well in our time. It was fine, other than we had 4 or 5 different property managers in that time. Our troubles with BMG started after we left after giving 90 days notice. It has now been another 90 days since our lease ended and we left the property, yet we still have not received our security deposit, nor have we received any indication as to why this might be the case. Our requests for information have been met with silence, evasion, or incompetence in every case.

John Garbieri is awesome! We had a weekend emergency with our hot water heater. John made sure that he kept us updated throughout the process, followed up when the plumber made the repair and then the following day to make sure everything was working well. I haven’t had this level of customer service in a tremendously long time. It was so refreshing. Thanks Bay Management for choosing such an awesome staff member.

5 stars for after-hours maintenance - particularly John Garbieri - this gentleman went out of his way to assist me though a multitude of after-hours repairs and FUBARS.Without John, this would be a 2-star review at best! When I took possession of the property, just about every major appliance was in non-working condition. The 3 of the 4 burners on the gas range were broken (I noted this over a month prior to move-in, and was assured it would be fixed. Lo and behold it was never fixed.) John helped me to get a working stove that could be safely used without risk of explosion.John helped again when I discovered that the gas dryer was exhausting back into the house. John was there when the basement flooded with 12+ inches of raw sewage for days on end. Save John, nobody else appeared too concerned about the situation.I owe an enormous gratitude to John Garbieri. Thank you!!

I recently applied to rent at one of their Northern Virginia area properties after being told it was first come, first serve after application. Both my co-applicant and I applied (and each spent $50) and were told it should be approved within a day (we met income requirements and didn’t have any evictions, liens, etc) Then leasing manager told me landlord would like an earlier move in date and I proposed one and never heard anything again. They didn’t show for a showing and went from very responsive to no communication at all. And the listing was posted the day after the no show on yet another rental website. Renters, beware! This place is scamming.

Jorge Suarez is outstanding. He is warm, friendly, professional and very skilled at property management. Being a good property manager requires excellent communication skills and the ability to be fair but firm with tenants. He has all of these skills, and he used them in dealing with a recent stressful situation involving a tenant who failed to comply with her lease. I was very upset and he kept me calm while he resolved the situation with the tenant. I give him my highest recommendation.

We (tenants) had a good experience with Bay Management over the last two years but the current property manager (CHERRY YBANEZ) is the worst. She is very polite but wont respond to your calls or E-mails. Our refrigerator stopped working and the technician said it has to be replaced. It has been a month since all this happened and we still dont have the refrigerator replaced. I request Bay Management group to replace our property manager first. Also if it is possible to report about her, How do I do that?In Response to your reply - I completely understand that you need approval from the owner to replace the refrigerator. As you have mentioned that the manager will have a working relationship with the owner, then why would it take a month after the inspection to get an approval from the owner. Is it that hard for our manager to even reply for our emails and calls and keep us posted of what is happening?

I had a maintenence issue on a Sunday and I called John Garbieri on the 24 hour line. I left a message telling him about my issue and within 5 minutes John called back. He said he would get right on my issue and he had to make some phone calls to make the arrangements. Again within 5 minutes he called back and told me somebody will be at my residence within 20 mins to fix my problem. 20 mins later the problem was fixed, on a Sunday, and I was satisfied with the work.

Ive been a renter with Management Company for over 7 yrs and I had many issues that needed resolving. I felt that they just patched things up to keep the tenant quiet not really putting any real effort in the work. Then they hired Garrett! He is so professional courteous, and does great work. He takes his time to make sure the issue is resolved. He gets to the bottom of everything. He takes his time is efficient and always on time to his appointments. He doesnt look at us as just renters but as people. He takes pride in all of his work and I truly appreciate the work he has done in my home. I lived in an apartment managed on North Calvert Street in Baltimore City managed by Bay Property Group for over two years, and I had an amazing experience. I worked primarily with Bridget, Nate, and Lauren at the N. Calvert St. office, and they ensured that I had everything I needed as a tenant. Requests for maintenance and repairs were handled quickly and professionally. They maintained regular, steady and professional communications with everyone, and were very responsive. I had to end my lease early, as I had bought a house, and they did everything they could to help me find someone to replace my lease. Bridget, in particular, runs a very organized ship, and works hard to ensure each t is crossed, but will still find time to chat if you have a chance to stop by the office. Lauren, too, is wonderful - she is cheerful, professional, and very responsive to any concerns. I give the North Calvert Street office 5 stars out of 5 for their professionalism, courtesy, and responsiveness!

Nina is very helpful and responsive to emails. We have had a few issues since moving in and since she has become our property manager, things have been handled faster and in a timely professional manner.I actually wanted to come back and reiterate how wonderful and responsive Nina has been. We have had somewhat of a personal issue in our home, and no matter what the question Nina has always been so responsive. She has always taken the time to answer my questions (whether text, email or phone call) and never has left me questioning what she meant. She really has been the most helpful property manager I have ever had.

I’ve had an ongoing terrible experience with this group. They have been completely disrespectful and unrelenting in the face of hardship. When my roommate died there was not a single effort from then to show remorse or work with me on getting out of the apartment (all of this during a pandemic.) All of this let alone no plenty of problems with building and management while living there AND after moving.I highly recommend avoiding these people, it will save you money, time, and grief. Terrible service and heartless company.

Horrible management group. Advised them when I moved in roof is in very poor condition and in need of replacement. With this tropical storm, shocker my roof is now leaking. They do NOT care about any living conditions WHATSOEVER. Had my basement flood a few weeks back, they sent someone to “extract” the water. Joke. Water was still left in the basement. The company didn’t leave fans or dehumidifiers. I now have mold growing in the basement. As well as a root growing through one of the basement windows. Requested to have the mold and root addressed. NOTHING has happened. I still have mold I still have the root, no update whatsoever. Good luck getting someone on the phone. I’ve requested numerous call backs and haven’t gotten more than 2. But they have plenty of time to email. I’ve advised them of leaking gutters and exposed insulation, causing squirrels and birds to infest the attic. That maintenance request has been put in since April, SHOCKER, I still have squirrels in the attic. The house is a lovely home for a swarm of carpenter bees, because they love the rotted roof wood. Put in a maintenance request for that in June. No action taken. Stay FAR away from any property this poor excuse of a “management” company handles. You’ll be living in pretty bad conditions your entire lease. Bay management group is a DISGRACE

I live in their apartment building at 817 St. Paul Street. For the price, it’s a good starter apartment. There were some issues at move in that we were promised would be taken care of before our move in date, but weren’t:1. apartment hadn’t been cleaned at all after previous tenants2. bathtub still needed refinishing, so we couldn’t use our shower for 3 days3. carpet was meant to be replaced as it was ripped up and stained from previous tenants, but that didn’t happen either.However we pay 850/mo for a studio close to the harbor, and I know you get what you pay for. Neighbors are friendly, and so are the staff that work the building. It can be loud, and it’s not going to win any awards, but if you’re new to the city, or just looking for a place to call your own, while being able to beef up your savings account, this is a great option.

John immediately responded, sending someone to fix the problem in which They arrived less than 2 hours. During the wait, John consoled me letting me know he was on it and not to worry it will be taken care of. You see rumors of how property management do not respond or help. I am here to say, with folks like John Garbieri, bay management picked the best. A lot times if a problem, people don’t mention name of an individual, they mention the company name. No respect for my property.Adding in response to their reply: There were no proper inspections of my property other then when I had to physically drive by and saw damage to blinds and had to explicitly request someone conduct an inspection which seem to not been occurring. They then found that the tenant had caused water damage in addition to other unusual damage which would of been discovered if they had been properly managing my property. After the lease was not renewed for the tenant I asked if they could properly recover the costs of full repairs but they (Bay Management) declined to complete their property management services.

Bay Management is a pretty solid group in terms of efficiency on the web. I would say what puts it above 3 stars is the interactions I have had with the maintenance men. John Garbieri is an amazing guy. He was prompt with getting our issue checked out in after hours maintenance. He also continued to check up on us and keep us updated as well ask for updates on the situation. He genuinely cared about our predicament and made it a priority to get fixed. He even suggested ideas to make things more bearable until it can be fixed. Hes great!(Now the property Kelly Stinson on the other hand could be better, but thats another review for another day)

The agent who helped me secure this rental property (Mr. Sean Donahue) made this the easiest and most streamlined move I have ever experienced. Immediately upon contacting Bay Management Group, Sean was extremely responsive and honest with everything regarding the property, lease agreement terms, and logistics (even during the middle of the current health crisis/pandemic). Although I was not able to see the place in person prior to signing the lease, I will say that the video did not do this property justice! I am very satisfied with everything. Thanks again, Sean!

Please beware of this property management company. We have never had such a poor property manager for our rental property. They advertise a 1% eviction rate... that’s because they cancel your contract before the tenant that they selected, is actually evicted! The property managers are unresponsive and do not care about anything but collecting their monthly fees. Our property manager, Kristin Gregg, and her boss Chelsea Lewis, were especially horrible. I wish there was a way that people could reach out to me so I can personally warn them about this company and show them our experience with them. We never had to evict any tenant until Bay Management selected a tenant for us! This is the ABSOLUTE WORST property management company! I urge you to select ANY OTHER property management company if you value your rental property. Dealing with this company is ABSOLUTELY HELL! Stay far away from this company!

Working with Bay Property Management has been a wonderful experience. Sean was amazing to work with! He is a wonderful representation of the company and showed true passion in his work. My current property manager is Kelly S. I’ve worked with her for over a year now in the management of my property. She has been tremendously helpful in resolving many issues related to owning property as well as making sure my property is well maintained and my tenet’s are taken care of. Bay management in general has been a good company to work for from a landlord’s perspective because they keep me informed of everything that’s going on with my property and advocate for me as needed. I highly recommend if you have property in the Baltimore Area that you give them a look.

*After they reached out (as they requested below) as a response to this review, I emailed them and never heard back. Seems like they just wanted their effort to be seen on this review, but nothing came of it.*We smelled mold 2 weeks before we moved in, alerted Bay Management to it and it took 3 months for them to fix it. Their communication is extremely spotty, going weeks without response and they wont own up to the mistakes they made. We lived in a great deal of black mold for 3 months and their only response when I called them out on it was, sorry that your move in experience was difficult. Beware, this whole experience has been a living nightmare. With how common mold is in Maryland, youd think they would know how to deal with it, apparently not. We love our place, but will be moving out as soon as our lease is up, just to get away from Bay Management Group. Attached is a small portion of the mold.In response to their response below, we tried to talk to a manager about the issue, but they said that there is nothing that they can do for us even though we couldnt use 1/3 of the property we are paying for for three months because of the mold neglect on Bay Managements part.

*addendum* We received our deposit and that was great. On our last month of renting we were there 11 of 31 days. We were told we would only be charged for the 11 days we were there however we were charged the whole months rent. We are owed $709. Our old property manager for that location confirmed that we should be getting refunded with the deposit however we have not received anything and have not heard anything. Now they are saying they don’t owe us. I have reached out and gotten no response. This is not good business.I rented from landlords that used this management group for a year. They overcharged us multiple times. On our last months rent they overcharged us $700 and now I cannot get through to our old property manager. I was told it would be sent out but it’s been over 3 months and I’ve heard nothing.

Dont waste your time applying my credit is good and i have proof but there system saying i have a 580 when my score is 807 pretty much wasted 80 bucks and i put app in late evening by 6 am i was denied for credit which is bull

Worst property management company I have ever dealt with. We lived at 1612 s charles st. It flooded 8 times throughout the winter and received zero response from my property manager for our maintenance request.The day we moved in we found 2 dead mice under the fridge and the back steps fell apart after 2 weeks. We also had 4 different property managers during our horrible 12 months there... DO NOT WORK WITH THESE PEOPLE

I had an issue with the property im renting so I called the after hour line and I spoke with John Garbieri and 30 minutes later he sent someone out to look at the issue and resolve the issue and he was also very informative and he spoke so well and polite over the phone and he made sure that the issue was resolved I really appreciate him

Management was very helpful when something comes up in the apartment. Leaks, bulb replacements and even fixed my food disposal. Thankfully I didnt have too much issues at the apartment. They were also easy to work with when I requested a transfer in another unit.Will recommend this management company.
