Tried to tour an apartment on two separate occasions. The first appointment I was turned away due to them being short staffed that day. Ok, no problem, stuff happens, I get it. I rescheduled my appointment for the following weekend. I show up and this time I cant even get through the gate. No one at the leasing office picked up my calls from the call box nor my cell phone. Absolutely absurd. Waited for 20 minutes and then just left. If thats any indication to how this complex is managed I would stay the hell away.

Can’t speak for the rest of the units but our neighbors were awesome. Clean grounds, amenities (never got to use them because of COVID-19 but the pool looked groovy), nice staff, and they have an old oak tree named Lincoln who is a riot once you get a few beers in him. Location is close enough to things to be close but far enough from things to be away from them. Nice little sweet spot. Beautiful view of the sky at night. Lazy-opening gate with an arm that will bonk your car if you’re not fast enough through. Gas stoves. Easy to clean floors. The paint is a little thick on the walls and kind peeling everywhere out side. Lends it a nice lived-in feeling. No assigned parking, but plenty of it. Getting the mail is a nice walk or you can drive up to the shelter if things sent and received and do it that way. But the walk was always nice. Made a good, solid home for the time we were there and I’ll miss it.

I’ve been living here for a year now and I just renewed my lease for 15 more months.I couldn’t be happier or more pleased with the whole community and the management of this place. Dania and Tiffany are the kindest souls who are always ready to help and resolve any issue addressed promptly. Something that really makes me evaluate a company as trustworthy is to see how they position themselves professionally, how they care about others and go above and beyond to make sure that residents are happy. I’m 100% sure that I chose the best place to live. Thank you Dania for the excellent management and for providing us with a fun, safe and well looked after community.

This place has gone waaaay down! From the bugs, to the rodents (take a look at the hundreds of rat traps all over the complex), to sketchy neighbors, to the gate being broke every other day. It is so over priced, and definitely not worth the money. The management will easily lie to you, so please dont let the smiles fool you. Also, if you have a major issue and are trying to contact the management company, thats literally impossible. Find somewhere that is actually worth the money love.

I love this place! Especially the front staff! Kevin is so helpful and really cares about the people he rents to. I love how clean and well kept this property is. I feel like I’m at home when I’m here! I know that sounds silly but I’ve been in apartments for many years and it seems like most don’t care about these things. I am very grateful to the element for their attention to detail and caring of their renters. Definitely would recommend(and have) to my friends!

I have resided at this complex for the past two years and I have personally witnessed the changes. I’m excited and relieved to say that the team that’s currently in place is awesome. Ms. Dania is a great manager who cares. She’s a woman of her word and I can physically see the good around. Her team is representative of how she leads. I’m very comfortable and happy as a resident.

This is a great apartment complex! I’ve been all over the US living here and there, so I’ve experienced many. The best part of the complex that sticks out to me personally is the customer service. They make you feel like a human, more than just someone occupying space. They actually care about you as a person! When I say they, I want to give a special shoutout to Tiffany(Tbaby) for always being happy with a smile! Every time I see her, it’s complete joy and laughter!! They have a team that allows us to be us, while enjoying a beautiful safe living space!! I would recommend these apartments to whoever wants to live somewhere and be valued! We have a great gym as well, love having a gym so close!! Come visit if you’re a great person who appreciates great neighbors!! We are friendly here, and so are the people that runs my complex!! The Element at Kirkwood is an excellent property with a wonderful staff. All of the leasing agents are engaging and encourage community. When it comes to maintenance or any general needs, the response time is amazing and the followup by the staff is generally appreciated.We have fantastic amenities: a fairly spacious gym with most workout equipment and machines, and the pool is wonderful.Additionally, I have about 700 square ft in an awesome location with an amazing price (as it seems Atlanta is getting more and more expensive by the minute)

I enjoy this community, coming up on my 1 year renewal. I love where i live, the resident events are fun, much different from previous communities Ive lived. The staff can be unresponsive at times though. It takes a few days to get a response from them which requires me to stop in the office when i need something done.

My husband and I have been here just over a year and we love it! The staff is amazing and so very welcoming! We stop by just to chat often. Whenever we’ve had a maintenance request, there is never much of a wait. They have social gatherings so that we can get to know our neighbors which I appreciate.The complex grounds are well maintained so much so that the rabbits love it.😂😂😂😂 In the Spring and Summer, the pool is the place to be! The interior of the apartment is so nicely remodeled with an upscale modern look.But my favorite thing about living here is the fact that Brandon, the new manager, knows every resident by name and makes everyone feel at home. I’m sure as we interact more with community gatherings his entire new staff will know everybody as well!We signed a two year lease and we are looking to sign another! That’s how much we LOVE it here.Oh and for pet lovers, there are two dog parks and soon there will be a pet spa!

Living at The Elements at Krikwood has been a great year! During my year here despite Covid-19 it has been an amazing experience. The maintenance team is responsive, and fast to respond to any request. The Manager Dania provides excellent customer service with being very commutative and active. She has proven to be very knowledgeable of current events and ways to keep our communities safe especially during the covid-19 pandemic, While at the same time helping with any task that you may need. Some of the amenities have been closed do you covid but they still organized a donut day to say think you for also being here during the hard time. It is really the little things that matter sometime and they do have a fine eye for detail here I will be renewing for another year.

My boyfriend & I were looking for our first apartment and we came across The Element at Kirkwood. As soon as we saw it we fell in love and scheduled a viewing with LaKeara Jones, who was AMAZING. She was super flexible with us and was thoroughly enjoyed to bring us into the community. She was able to get us in and approved within 3 days and was so willing to contact us and be there for any questions. I am definitely excited to move into these apartments later on this week!

So this was my first time apartment shopping for my own apartment so I didn’t really know what to expect or look for but I do know that the reviews were just as important as the locations, prices, and everything else to me. And the reviews did not disappoint! The leasing staff is AMAZING. The apartments are nice and updated, the neighborhood is safe and relatively quiet. And of course the location is EVERYTHINGGG! Right off of Glenwood, 10-15 mins from everywhere you would need to be. Of course, starting out I had my fair share of problems, as I’m sure everyone does when getting a new apartment but Tiffany has helped me out every step of the way no matter how big or small the issue (she’s amazing!) Maintenance is quick and efficient, even with Covid they make sure you are taken care of, I tell everyone I know about this complex because I’ve seen how hard it can be to find a good apartment complex. Overall I’d say a solid 9/10.The biggest cons:No true balconyAnd of course if you are on the bottom floor, as with any apartment i guess, you will have occasional bugs (but pest control is in the complex every week)

I really liked the tour at The Element at Kirkwood. The leasing Manager I believe that is who he was without a doubt phenomenal. I’ve seen about 4 places already before coming here and I can say he was nothing short of amazing. His personality is what made the tour enjoyable. The model apartment was set up so nicely great use of space. It was a 2 bed 1 bath and the rooms were a good size.Amenities include your furbabies with doggy park(s), a nice gym, and pool. A wow factor was they even had electric car charging stations behind the clubhouse that was definitely a first. If you need to be close to MARTA there is a bus stop outside of the complex. I just wish it was more in the surrounding area walking distance since I don’t have a car yet. I’ll keep this place on my list though. You guys should check it out!

I lived here for two years now. The management used to be amazing and on top of everything. There used to be a guy named Brandon who was awesome and everything you ask he got done in that day. Hes the main reason I signed up to renew my lease last year.I havent seen him in the office for several months now and the quality of this place has fallen. They hardly ever respond to emails. If you call and ask them for something, they say theyll do it but never do. The only way to get something done is in person. The apartments have a huge pest problem with roaches and rats. You pay $35/mo for mandatory valet trash service, where they come pick up your garbage from your doorstep (which was added on to my rent in the middle of my lease without my consent). But some weeks they dont come. So your trash sits outside your back door for days, providing a nice place for hoards of roaches and rats to gather. I frequently find roaches and rats in my apartment.You also pay for pest control here but the only thing they do is put glue traps down. They dont do anything for roaches. Maintenance just comes in, unannounced, without knocking, several times a year for random inspections. Management likes to stick notes on our back door, which we dont use every day, to relay important information. Theyre building a lot of things, like the dog parks and pet spas, but theyre also adding fees onto our rent, without ever telling us, and saying its mandatory even though we dont want to use them.I wouldnt recommend people to live here, especially at the current price point (~$1300 for one bedroom). There are lots of better options even just in this neighborhood. Because its an apartment complex, you are under the Managements mercy for getting things fixed, for privacy, for hygiene and for whenever they want to randomly upcharge your rent. If the rent was a couple hundred lower, I can argue that these downfalls are tolerable.

Ive been at this location for over 7 years and the new management company is by far the best. Friendly staff who are always eager to make sure the residents needs are met. The apartments are tranquil and conventionally located near everything. If you want the location of a city with quiet respectful neighbors then this is the ideal place to live. Only con is this location isnt for people with children. No playground etc.

After living in a one bedroom for a year with virtually no issues, we decided to stay and upgrade to a two bedroom. Unfortunately, we had issues from the start of the process. Management (which has changed hands a few times) was unorganized when it came to the transfer process, and when we actually saw the apt we would be moving to days before the move in date, we were upset to find that it was not up to snuff as far as cleanliness. Against our better judgement, we proceeded with the transfer after having management clean the apt.About a month and a half in to living in our new space was when the real problems started. We first noticed something in the walls, and called maintenance to come investigate. They placed a rat trap in the hot water heater closet, and caught one rat. The rat has since been removed, and the droppings swept out, and another trap placed. We still hear the rats in the wall, yet no others have been caught - i’m attributing this to the fact that they don’t come into the area where the only trap that has been laid is sitting.I was disappointed when I had to call maintenance to come remove the droppings, as I feel that should have been taken care of when the rat was removed.The next issue is the valet trash service. One morning, I opened the door to take my dog out only to find shards of glass from a broken bottle strewn about my welcome mat, and the surrounding concrete slab. These were large pieces of glass. I picked up the big pieces, swept up the smaller ones, and found that the trash bag had ripped. Instead of cleaning any of this up, the valet trash collector simply placed the ripped bag back into the container and the two largest parts of the bottle on top of the trash bag. I had to clean this up as well, putting the old bag into a new one. Given that we are required to pay for this service, it is unacceptable for glass shards and trash to be left out. It is a safety issue for everyone in the area including our neighbors, their pets, and visitors.Two months into the rat issue, nothing has been resolved. We have contacted the leasing office multiple times, asking for resolution and eventually asking to be let out of our lease. We have called code enforcement through Atlanta PD and are currently waiting for someone to come inspect the unit. When we told management we would be doing this, they said go ahead if thats what we feel we need to do.Overall its been a very disappointing experience.

The Element at Kirkwood have the best Leasing Agents that I have dealt with since 2014. The apartment met all of my needs (budget, location, and amenities.) If I need anything to be fixed, it is done within 24 hours. This is my favorite apartment I lived in ever! I would definitely recommend this apartment for anyone who is looking to be closed to the city, great restaurants, and want a modern apartment.

I was driving down Memorial and saw the cutest apartments ever!! Let me tell you, the staff there is so dope and so helpful! I spoke with the manager originally to schedule a tour, and was shown around by Lakera and Myesha who both are just wonderful and have completely sold this community to my roommate and I.

I am extremely displeased with the customer service of the management and staff at the Element at Kirkwood. My boyfriend and I applied for an apartment. We waited almost a week and a half before I called to check on the status of our application. I was told we had been approved, was given price quotes, and assured that I would receive a welcome email with our leasing information in about 30 minutes. A week later, I had not heard back from the staff, so I called again. The gentleman acted surprised and told me that he would send it to me that day. I called back later that day, and was told that they were reviewing me file. This was kind of a shock since I was told we had been approved. Then after another week my boyfriend called to check the status. He was told that the apartment complex had been audited and that the regional manager did not approve my credit/past financial history. He pretended that he had called us and emailed us, which was not the case. We had been receiving advertisements and other email from them, so clearly they have our correct information. Then he was told it would be reviewed again today, and we would find out if they could agree to accept us.Needless to say, we did not receive a call, and my boyfriend called the office several times, and no one answered. I am not upset that we were not accepted. I am very aware of my past credit history, and I knew that could be an issue, despite my current good standing. However, even if we were to receive a call this week approving us for the apartment, I would not hesitate to decline based on this overall experience. It would have been very easy for them to give me an explanation, rather than lying to me, and then ignoring me for weeks. If that is how the tenants there are treated, then I am glad we dodged this bullet. The management and staff handled this in a very disrespectful and unprofessional manner.

It is not a perfect place to live, but the people in the leasing office, including maintenance, are perfect in their attitude. The Element is not what it used to be. Please take a look at all the rat traps around here, that will give you a clue to the pest issue, which is getting worse by the day. No matter how clean you are the bugs (roaches, waterbus, etc.) are inevitable. Also, the floors are so old that the neighbors below can hear your every move. The emenities have all been closed do to COVID-19 (pool, gym, etc.) And dont dare try to complain, because First Communities property management will never get back to you. So not worth the money!! Save yourself the headache, and find another apartment that is actually worth it!

We have had a rat infestation problem in our apartment since we moved in. The General Manager has hung up the phone on us multiple times, when we plead for the issue to be resolved. She is very confrontational when any issue we have with our apartment is submitted for a maintenance request.We have been repeatedly told that someone from corporate will reach out, but its been over a month now. They are not concerned with our health or with resolving the issue.The rats get into our trash constantly, so there is always trash strewn around the complex.The maintenance staff came by yesterday to fill up the hole that they think the rats are getting into, effectively trapping the rats that are in the walls and ceilings in with us.We heard them all through the night last night underneath the bath tub trying desperately to claw their way out of the now closed hole. This apartment complex is not capable of making these dwellings habitable and we are desperately trying to get them to release us from our rental agreement, but they have no interest in doing so.They are reluctant to spend money on professional exterminators and state that their maintenance staff are experts in extermination. No one has requested access to the apartment in some time to check the walls, ceilings, and cabinets which we can hear them through.Think of your health! Stay away from The Element at Kirkwood! Their management clearly doesnt care. It is a living and audible nightmare.

Like another person mentioned, it can be a little weird when you start the process of moving in. Its kinda hard to get someone on the phone or communicate via web. But dont let that deter you. If you go to the office, it more than makes up for all of that. The staff is great, very patient, friendly, and professional. Their maintenance response is great as well. They are quick, friendly, patient, and professional.The area is extremely dog friendly. The big dog park looks like it was a playground converted to a dog park. It has large wooden structures that my dog loves to climb on. The tiny dog park is on the other side of the complex and its a nice place if your dog is shy about peeing on a leash. The dog spa is amazeballs.Something I really appreciated about the complex is that for a week or so, people were noticeably not picking up after their dogs and were letting their dogs out without a leash. Just a few days later, every unit had a flyer reminding them to follow the pick up and leash policy. I didnt even have to say anything, but apparently others had. So they listen to the residents and also care about the appearance of the property.Its a really quiet complex as well. I could be fortunate in the unit that Im in, but I have no complaints. I can hear the upstairs neighbor walking around and talking sometimes, but they keep normal hours and have never woken me up or disturbed me. I dont even hear the neighbors beside me. The only connecting barriers to the neighbors are the ceiling and one wall. So that will naturally make it a little quieter.Its 8 mins to the East Lake train station, walking distance to a couple of bars, 8 min drive to EAV, 15 mins to the Dekalb Farmers Market, and 10-12 min drive to downtown Decatur. Im excited to get to know the area more as Im sure there are more stores and restaurants that I need to try.I love it at the Element.

Im sure this wont be shocking if youve been looking for an apartment in Atlanta... but this process has been an absolute nightmare for me and my boyfriend! We looked endlessly for over a month and werent having any luck until a friend suggested we try looking on Craigslist and thank goodness we did, because it lead us to an add for The Element at Kirkwood. We move in tomorrow so I will keep you all updated further down the road, but thus far, the experience has been absolutely flawless. Me and my boyfriend have to move in by a specific date and Kori has done everything she can to work with us diligently enough to ensure we are in our place by that said date. She has gone above and beyond in making sure we were in a unit we preferred and has answered my countless calls, which has helped take a lot of stress off my shoulders because I know Kori is there to answer anything and help make this transition phase as easy as it can possibly be. I could not be more happy with The Element at Kirkwood thus far! Excited to be moving in so soon :)

Gunfire inside the community TWICE in the last month!Also, the amenities have been a fantasy for months. No pool, no fitness center, no community events, etc. They put a load of equipment in the gym 2 months ago, but wont let anyone use it because they havent received their dumbell set yet. There is no dog park either, (a must with these tiny floorplans) and not a single pet waste station in the complex. Just a mixed bag of sweet or creepy neighbors. Its always nice being hustled for change, rides, or services in your own neighborhood. Maybe I just want to work on my car in peace?The management rarely gives notifications for inspections, maintenance, or anything else more than 24 hours in advance. The maintenance crew is very quick, but there is always something broken. Ive had cabinet doors fall off, broken thermostats, pipes fall off under the sink (twice), a broken condenser tray drain on the AC ruin the ceiling of the unit below mine, a shower that wouldnt drain for the first two months until they gave me the chemicals to clear it myself with, and the doors for my closet that are supposed to be sliding doors are mounted on hinges that keep swinging open because the doors fall off the rails easily. No exhaust fan in the bathroom, so the ceiling is bubbling from humidity.No floor plan here offers a porch. Storage and square footage are minimal. The AC units are in the living room and very loud. In-Unit wash/dryers are hideous; No modern front loaders. Community laundry facilities keep leaving marks on my clothing.It hasnt been miserable living here, but it would be much EASIER to live elsewhere.

Unfortunately, my experience in this apartment complex has not lived up to my expectation. Had I known what I know now I would have never signed a lease here at this time during renovations and transition. The tenants, the bugs, the classic units, all of these things have made me regret my decision. Its not the worst, but for the price they are charing for renovated units and are going towards with all the units are that of Buckhead and obviously the east side of Atlanta off of Memorial Dr is not Buckhead. There are pockets of development in the surrounding areas and not more than five minutes from the Kirkwood area and Little Five Points, so the location seems good but transition is still in full effect. If you are not familiar with the Atlanta area I would not make this your first apartment.

EDIT 6/23// They took down the picture I posted of one of my roaches.I was sold on the price. The driving distance to downtown is only about 15 minutes.I grabbed a renovated unit at the pre-amenity and pre-gated price of 899. In comparison to what I was paying in midtown- this seemed fantastic.And then I moved in. I have more roaches than I know what to do with. Ive had the pest control requested almost weekly and have gone out and bought at least 60 dollars in product to help keep them away....or at least have them die a few feet inside the door. No matter what I do- I have to go on a roach hunting adventure EVERY single day. My neighbor calls them water bugs and doesnt seem to mind them. Im pretty certain that all the trash thrown all over this complex contributes to how much the roaches enjoy being here. Ive never seen so many roaches in my life. Theyre in my sink, my bathtub, the floor, the ceiling, behind the mirror, under the couch. Havent found them in my bed yet. YET.There is also some phantom chicken wing eater who walks through the complex throwing chicken bones all over the ground. Have yet to see him, but have talked to other dog owners who are well aware of this, as chicken bones are very dangerous should a dog consume them. This is also a common occurrence.The kids in this place have learned from the phantomchicken wing eater and similarly throw their garbage wherever they see fit. My boyfriend was driving behind someone in the complex the other day who threw a BEER can out of their car window. Really.Huge pro for this place if youre into the consumption of less than legal goods. Customers and sellers alike all over this place. I realize that with the renovation and the price hikes they are trying to drive out this type of tenant, there is a lot of legal red tape involved and in the mean time- lots of deals going down- always. Sometimes I get the pleasure of listening to addicts fighting 10 feet outside my window at night.The renovated apartment we moved into wasnt cleaned before we moved in- there was mud and dirt stuck all over the floors from the people working on installation. It was a pretty rushed reno. The walls have this thick- Ill call it plaster- that doesnt even hold screws. Anything you try to put on the wall falls right back off- including the towel rack which weve now learned to live without.The security officer is very nice, but Ive seen him sleeping in his suv on several occasions. Other than narcotics though, it doesnt seem like there is a lot of crime happening here. At least nothing has happened to me personally. Unless you consider all the roaches breaking into the apartment, in which case-lots of break ins.In all seriousness- the office staff is very friendly and they do the best they can with what theyre given from corporate. Unfortunately the price of the renovated units (not the pre-amenity price that got me to sign-much higher now) is bringing a tenant with a very different lifestyle and expectation than those who have called this place home prior to the renovations. Theyve made this leap a little too fast. They should have worked on weeding out the narcotics and addicts before trying to draw young professionals and college students.TLDR: lots of cracktivity and roaches. So many roaches. Office staff does their best. Theyre very nice and they are aware of whats going on. I should have taken notice that no one who worked here wanted to live here. Felt like my tour was the Truman show.
