Im former resident of park summit managed by Fogelman properties My apartment got flooded on may 3rd stormsAnd when i move out they charge me for mold and mildew(damages that they have no proof no pictures)When nobody even came to clean the carpets that were drenched in waterBut instead we have to pay for the damages caused by floodingWorst experience ever they are scammers please dont waste your money with these people

I have nothing but good things to say about how this company operates. The property where I live is managed by Fogelman. They have consistently maintained the hallways throughout the past year even with so many more people being home all day every day. I had one instance where I felt like I should reach out to the corporate office. My calls was returned the next day by a very friendly lady. She needed to get clarity from the property and once she did was able to answer me completely. That all happened the same day from the initial call. I would definitely choose to live in another Fogelman managed property in the future.

I stay at the Crestmark Apartments in Lithia Springs, GA. This place is horrible. Ive had nothing but issues since moving in to these apartments one month ago. Maintenance or lack there of is really bad. Its taken them a month to repair the AC. Now the HVAC from the unit above me is leaking into my unit. Flooding the laundry room, and kitchen. The walls have gotten mold growing on them. When I turn the AC on. It spews musty, moldy air. There are even more issues with the plumbing and electrical. The manager of this property has just put me on ignore. If I had to do it over again I would definitely not be living here.

Currently residing at The Mill at New Holland. Folegman is the new property management as of January 22,2021. So far? Horrible Tenant services from staff, unprofessional and unresponsive despite numerous request and complaints. Considering termination of lease. Ants are everywhere here and never resolved despite mass community concerns. Delayed or never addressed promises.

Despite frequently posting during this pandemic that “Fogelman Cares” this company has not done much in the way of supporting residents during COVID-19. When a life change required me to make a decision, Fogelman offered me a renewal extension without clearly stating the caveat that I was agreeing to extend my lease as a month to month. Now my $961 apartment is going to cost me $1576 + a $100 moth to month fee for the days of 9/21-10-19 despite me giving them 60-days notice.After having an attorney review the lease, I see how they are legally allowed to do this but truly- is that morally sound? I highly suggest you do a critical review of your lease and it’s highly manipulative terms before signing. Shame on you, Fogelman.

UPDATE: after a few email exchanges the regional Senior Vice President picked up the phone and called me which was the right thing to do. She very sincerely apologized for “getting it wrong” and assured me the decisions that negatively affected my family were because of the transition. She assured me the Fogleman goal was to support us and learning the community to fulfill the needs of residents was their priority. As such, she agreed to relax the rules allowing the girls to utilize the club room for virtual classes. KUDOS for getting it right!During these changing times only two weeks after Fogelman acquired The Barrett they have implemented sweeping rules regulating tenant use of the amenities. Resting on their power because of an addendum in the lease they changed the scope and rules for use if the pool and club room. Management outright refuses to let my daughter and her three friends (all A students) attend virtual classes in our “gathering” space. Mind you, their use did not exceed limits pursuant to COVID protocols and no residents were denied access. Upper management is just as callous and clearly didn’t think their position through only offering a disingenuous thank you. Believe me, if I knew then what I know now I would not have renewed my lease and moved out! Future residents beware! They are currently conducting tours promoting amenity use and their website does so as well! Most people think with high rents and high end amenities tenants are entitled to use. The addendum you sign in your lease says you are not! My suggestion is you look elsewhere so your patronage will be valued and you can enjoy the sanctity of a true community. Don’t be hoodwinked, bamboozled or led astray!

The two years I lived in Two Blocks Apartments was a roller coaster of issues. First I had a roof leak for months that I reported over 4 times that was unaddressed. The complex finally sent a roofer, but never sent maintenance to come repair my peeling walls from all of the water damage caused by the roof leak. Upon studying my account charges, I discovered I was being charged a non compliance insurance fee for several months I lived there eventhough, I had continuous coverage during my entire duration there. I had to go as far as having a 3 way call with my insurance company and the leasing staff to prove I have had continuous coverage on top of providing them with my declaration page and policy data that they already had and it still took months for the charges to be rectified. The leasing office was unhelpful at resolving all of these issues. The most frustrating interaction came once my lease ended and I was charged for paint fees, but my walls were no where near wear and tear beyond occupying the unit for 2 years with the exception of the area with the roof leak damage. I made constant attempts to work through my final balance with the assistant manager Lydia H. but she was very rude, unprofessional and vague. It got to a point she was responding to my inquiries with one word responses and avoiding my calls when trying to clear up my final balance. I had to have a friend call the office on 3-way to get her to answer and when my friend called she answered on the first ring. I was told via final balance notice in an email that I had until the 25th to pay my outstanding final charges but they were written off of my account by the 23rd, so I was reaching out via email and phone to figure out if I still had to pay anything and if so how, since the office has been closed since covid-19, and thats when all of the vague responses started coming in from Lydia. This has been a nightmare dealing with the team at two blocks, but when you have leaders such as the assistant manager, Lydia, I can only have the expectation that those reporting to her have the same cadence. RUN FROM THIS COMMUNITY!

WORST COMPANY EVER. NEVER LIVE AT ANY OF THEIR PROPERTIES. YOU WILL REGRET IT.MOST OF THE GOOD REVIEWS ARE OF EMPLOYEES THAT WORK THERE.We lived at Addison on Cobblestone in Fayetteville for 12+ years and had 4 or 5 different owners/management teams, but we never had a management team like Fogelman (This management group doesnt care about their tenants) The time we lived there the management team was lead by Michelle Marie Murphy. She and her management team were one of the most unprofessional people I have ever met. We had to cancel our lease because of the way the management including her treated us. When I called the corporate office to fill a complain, they told me she is no longer part of the company and the people at the Corporate Office are the same. This is what their Company Culture is. They have 0 respect for their tenants and based on the reviews, others have experienced the same treatment as us.

I was told that I was threatening and sarcastic - even though I never threatened her, I was upset. She said that was her perception. I was also told that “while they appreciate the fact that I have lived at the property for 2 years - there are others who have lived there longer.” I have no idea what that has to do with anything. Extremely rude and condescending. Especially to people who are the reason you have a job. They really should take into account that people who are unhappy with your service will tell a lot more people about you than people who are happy.

I am very displeased every since Fogelman Management has taken over last year from Winn Management, they were excellent. The grounds andgarbage valet service is horrible. It went from a clean respectable complex to an embarrassment . I have voice my frustration with no resolution.

I have been calling the Atlanta, GA corporate office for the past few days and Genesis, the operator, does not return phone calls. Debbie, the assistant property manager at my complex, The Lexington, was also very unhelpful with resolving an issue regarding the astronomical break lease fees ($1500 buyout fee & $584 reletting fee). I am purchasing a home which is virtually impossible to time it exactly when my lease ends. Debbie could care less and wasted my time asking me to come back to speak with her and the actual property manager. When I arrived she let me wait 15-20 mins before telling me we cant do anything about it and not letting me speak to the property manager.

I Live in a Fogelman property that I moved into over 20 years ago. Since Fogelman took over the level of service and the property are managed with a work around attitude. The only thing that has gone up is the rent. There is a lack of accountability and service... there is no doubt that tenants are merely a revenue stream.

The apartment itself is as good as could be expected, but if you have a problem with the property manager on site, dont expect fogelman to listen to anything youve got to say, they dont return emails phone calls or messages on social media. The local property manager threatens my family with eviction if we complain about other residents breaking lease and state laws. Then when we call fogelman we get absolutely ZERO response. Local property Ansley at Roberts lake has the most UNPROFESSIONAL property manager I have ever been around..

The Berkeley, formerly The Marquis on Berkeley, but under new management again. The second or third management companies within the past 3 years. I cant keep track.The complex has declined within the past few years. The pool was out of service for many months at a time (green, smelled like old settled water), dog feces every where, the gate goes out quite frequently, maintenance takes a month or more to fix repairs with no mandatory contractual compensation returned to you after the 48 hours recommended period (HVAC unit is still having issues -- a month to repair it the last time, took a month to replace the dishwasher (two weeks before they checked on my request and a month to replace), bedroom outlet still has a short over 3 years now, gave a moldy used sink sprayer - had to complain to receive a clean one), still waiting 3 years later for our carpets to be cleaned, no concern for any life emergencies that may occur (told them my retired ARMY VET husband lost his NEW CIVILIAN job and can they give me 3 days after the late rent due date grace period to pay...no empathy for my husband losing his job, but more, a hesitant okay, we will waive the late fee but you better be on time or else we will file an eviction...with a two email reminder of how we will be evicted -- mind you, we are never later than even the late rent date...ironically, afterwards, which by the way, ended up paying on time anyway, I made the my HELP US call out of being courteous; later, we paid on January 1st and received a late notification reminder on January 3rd telling me to make my payment...it is the holiday week right?!? I already paid my rent on the 1st?!? I have never received a reminder to pay my rent notice...EVER...why, cause...WE PAY WITHIN THE SCHEDULED TIME PERIOD...ON TIME), the garbage area is constantly overflowing, they always have an attitude in the front office, and yet rent continues to increase.I complained about the entire property filled with dog feces and the fact I didnt receive my contractual compensation for being without a dishwasher for over a month. The front office told me it was the holidays and the maintenance crew was going to be with their family, but wait, I reported the issue three weeks prior to the Christmas holidays along with the hallway lights being out. My husband reiterated this in the front office too. The complex just recently replaced the hallways lights and made them more up to date. Two months after my report of walking down dark hallways. The leasing manager told me to call and talk to Amber, property manager, about my issues and she sent me an email to ask me to call the office to discuss our issues. Im the tenant, I believe you should be calling me to make sure I am okay with all the issues that have occurred within the past three years.I AM NOT calling Amber. I would prefer to receive a call from the corporate office or Amber and a credit for my previous month old contractual mandatory maintenance issue. Icing on the cake, I just went to check my leasing documents and they are not on the portal. I called the corporate office and I cant get anyone on the phone. I am sent directly to voicemail.After being loyal tenants who always paid on time for the past 3 and half years, we wouldve loved to leave a positive review but instead this place is a worthless money pit that is going to hell fast while draining your pockets with no empathy for their tenants. Have been trying to communicate with upper management for several weeks. Messages ignored, calls unreturned. A corporate shell game in communication avoidance.*Your assumption in your response is incorrect. And the fact that you call this review exchange a conversation tells me all I need to know. Believe it or not, some of your tenants are professionals, and I will waste no more time on trying to get someone from the Fogelman Corporate office to respond. Your tenants are the customers. Your lack of response shows us that you feel it is the other way around.

Now a former resident of two blocks in dunwoody georgia i must say since this management company took over the complex has gone downhill. You are now nickle and dimed for everything. You must pay a monthly fee for a box to receive packages. The water is now averaged out for the complex which means my bill jumped from 40 a month to now $92 a month and I moved out a month ago. The leasing office clearly does not care at all about residents as they are rude and unprofessional. My rent was raised each year with no change to the apartments and was told the only way they make upgrades is if no one is living there. My response was then why should I pay more in rent? They are supposed to change the filter out in the hvac but obviously didnt and it caused the compressor to freeze and skyrocketed my electric bill which they refused to work with.This place used to be great and it just is terrible now. Its the little things that made the complex great and now its just another business for them. Oh and great job for a $25 mandatory valet trash fee that only takes one can and has to be perfectly tied off. I literally walk by the trash going to my car and take it out myself. Plus they never empty the dumpster over the weekend so its constantly overflowing. Terrible company and I recommend anyone who rents stay away from them.

As a renter at Ansley at Roberts Lake apartments in Asheville, North Carolina (owned by Fogelman Management Group) I felt compelled to write an online review. In many ways leashing from ARL has been a disappointment. Tenants sign a lengthy detailed lease that clearly specifies their role and responsibilities. This includes consequences tenants will suffer for not meeting the expectations specified in the lease. Truth is, this is the way it should be.However tenants can have absolutely no expectations of ARL. Their communication is poor. They are indifferent to how their actions impact tenants. They are unwilling to address problems that impact all tenants. They simply do not care. Numerous tenants have reached out to the corporate office (Fogelman Management Group) but cannot even get phone calls returned. Management is disengaged and apathetic.There is absolutely no accountability. It is unprofessional and embarrassing.They are very interested in getting new tenants to sign leases, but very uninterested in keeping tenants. They do however put a great deal of effort into getting tenants to write positive online reviews. This is not one of those reviews. It is unprofessional and embarrassing.

I reside in wynfield trace i love the area love the community. The schools are excellent here. Its the reason i decided to renew my lease. But in the last year the cosmetic appearance of the property like trimming the bushes keeping it manicured has gone down. I dont know if they cutting costs but i work hard to pay for a cosmetic exterior and interior where I chose to live. I give them 2 stars until i get my maintenance issues fixed that were submitted on aug 16th 2016. I just reached out to corporate today and i am hoping this will be handled in a professional manner. Really love the place and just cant understand why its taking so long for not corporate but the office to respond.

I am really disappointed by moving into Belmont at park bridge apartment. I moved into the apartment on 5/26/2017. Below are things I found out on the day of moving in.1. They are charging $15 for intrusion alarm and alarm is not working so why am I getting charged for $15?2. Bathroom toilet is not cleaned properly as I could see yellow stains left over bathroom toilet bowl., When I said this to Leasing person I worked with, she cleaned the toilet immediately but still it is not looking good. But we adjusted for this.3. Kitchen and bathroom floors are not cleaned properly as we could some dust left over on the floors when I checked in the leasing person called the maintenance guys to clean it immediately.4. Air Conditioner was not working and it was repaired on 26th May 2017 before we move in. Then AC was stopped working on 26th May 2017 night as when we switch on AC we hear lot of noise from AC machine and room was not cooling. Due to long weekend, was not able to talk to anyone in leasing office and we stayed in the apartment without AC and it is 90 degrees outside. This is HORRIBLE.5. Since it is hot inside we tried to open the windows in hall and bedroom so that it would be cool. First, I was not able to open the window as it was kind of stuck but finally was able to open with lot of energy. Then When I looked at windows, it was completely rust and lot of dust. We are afraid that there any bugs in the windows closing gaps.6. The complete apartment smells smoking whenever we go outside and enter and the smell is not going away though we have kept opened the doors since we move in.7. And now the water is leaking into the HALL window when it is raining and the carpet is getting wet.8. We have opened patio door one day in night since it is hot, we got lot of insects into the apartment.We are paying approximately $1000 for the apartment and the apartment is like some old apartment without any basic facilities. We will talk to leasing people on 5/30/2017 but we are not sure if these problems get corrected.We have complained to front office about AC problem and smoke smell today i.e 30th May 2017. Yet no one cared to show up and still these problems are not fixed. We have really done mistake in moving to these apartments. Will continue to post these review in every website about these apartments so that others will not the mistake we did.

I live in the Hamptons at East Cobb as well and this is the worst propety management company ever and YES they are definitely money thieves. Since theyve taken over, I have had so many bugs and now roaches in this apartment. Bugs that have crawled on me and that I step on just walking in the dark. I literally feel like Im living in hell. Im staying throughout this hellish lease if I dont find a lawyer first. They expect a full months buy out in rent for 15 days remaining on the lease and the bug spray the spray is apparently roach juice, because Ive seen more bugs and roaches. I have videos and plenty of pics of the bugs that Ive found and will make sure I post everywhere. My suggestion to anyone considering this place is to NOT move in these apartments.

This apartment is getting worst by the day ....My apartment a/c unit has been going out for two weeks put in work order they come out next 2 days a/c goes right back out , they start working on the property and no notice you just have random workers on your porch .... They are not licensed I looked the company up after I saw one pouring paint in the woods .....AND MY A/C IS STILL OUT AND I HAVE A CHILD IN MY HOUSE AND ITS THE MIDDLE OF THE SUMMER AND 17 UNITS DONT HAVE A/C ......

I notified the apartment The Hamptons at East Cobb of my ceiling leaking Nov. 6. They sent someone out twice to come and check the prob and both times the maintenance guy reported back to the leasing office that their was nothing wrong. Instead of the mm following up with me they just wouldnt even contact me. I waited 3 weeks are several attempts to contact them before they finally showed up and realized that their was in fact a problem. I had contact corporate about the issue before the leasing office would even come out to take a look for themselves. I had also explained to corporate that I felt something should be be compensated towards my rent for the lack of communication from the leasing office and for my ceiling becoming worse over time.Corporate told me that they would have to dicuss that with the property manager, which I dont know why because theyre her boss. Once I had to continuously check back with corporate to find out what the result was going to be (they would never contact me back) they finally told me they werent going to do anything the the property manager said their was no leak and the problem had been addressed. Mind you I have plenty of photos and videos from the day my ceiling starting staining and vent leaking until the day the damn ceiling peeled off into my back tub. I would come home to puddles of water on my floor. I asked bothe the leasing office and corporate would they like me to email those and they both have said no. Guess they dont want the paper trail, but that paper trail shows exactly why they should have be doing something about my rent!This fogelman company and The Hamptons at East Cobb are full of it. Nobody wants to take ownership for their f*** up. I also attempted reaching the regional manager and shes also hard to get in contact with. I still have a freaking black bag over the whole that maintenance cut to find the problem of the leak. Do you think anyone has contacted me yet or followed up with me to know whats going on??? NO. They dont have a sense of urgency when it comes to any maintenance issue or just following up with you unless its them wanting their rent money.

My home flooded due to a water leak upstairs.I wanted to talk to my property manager she ignored us for the whole week and kept sending her leasing agent to Handel us. This happened on the 7th of Nov. Today is the 16th of November and still I wait for stuff to be resolved and fixed in my apartment.I called the atl location for fogelman no reply. I leave Voicemail after voicemail no retired calls of emails. Today Im going to call the corporate office in Tennessee and so if I can go overhead. I am beyond upset that I have to pay for rent in a place that I am not comfortable in.Oh and to make matters worse they hired a horrible contractor and my roof start leak water today.MY PROBLEM WAS NEVER FIX AND MY COMPLEX, GROVEPOINT CARE LESS. MY NEXT STEP IS TO CALL THE NEWS SO I CAN SHOW THEM THE WORKERS OF GROVEPOINT COMPLEX AND FOGELMAN MANAGEMENT.I AM PREGNANT AND LIVE IN THIS APARTMENT WITH MY CHILDREN AND WE HAVE TO S2UCK AND DIVE WATER EVERYDAY FOR THE PAST TWO WEEKS THIS IS NOT OKAY. Based off some of the other reviews Ive read it appears this company has communication issues across the board. I called corporate, sent emails and left voice mails and still no return call. I live in Two Blocks apartment homes in Dunwoody and the communications from the management team is poor in most cases downright rude.
