Beware of a tenant there by the name of Fred Sona, he lives on the 39th floor. He likes to invite strange women to his apartment regularly and they aren’t in the best mind frame considering one keyed his door and his car! I know personally it would make me uncomfortable having strange people invited into the building, especially if you have kids and the security you pay for with the building only works if the tenants aren’t inviting constant strangers to their home. Hopefully no one gets hurt or gets property damage from his questionable choices. As well as we are still in a covid pandemic and inviting strangers back from the bar multiple times a week is going to cause a outbreak in the building! Hopefully management will step up and protect the safety and well-being of their other tenants!

We moved into The Atlantic in 2011, and that was the best move we ever made. The building is beautiful, the apartments are spacious and very well designed. The views are unobstructed and stunning. We have great staff, cordial and attentive to the residents’ needs. The building design is superb. We have a fully equipped club room, including a snooker room and a dining room. This is where residents meet for a fun get together, a social event or a private party. We have a heated salt water pool with great views of down town Atlanta. We also have a fully equipped fitness center, complete with complementary group classes. The building is located in Atlantic Station in Mid-town Atlanta. We enjoy walking across the road for shopping, theater, entertainment and all the amenities anyone can possibly ask for. Piedmont Park is about a 15 minutes’ walk away. We have a free bus service to the Art Center Marta Station. The Airport is a 40 Minutes train ride away. Can’t ask for more. And if you are a savvy investor, this is a great opportunity.

We love living here, the units are so spacious, the amenities are newly renovated, so totally new gym equipment, beautiful pool furniture. Everyone that works here are helpful and keep the place welcoming, beautiful and clean. We are perfectly located with everything in walking distance, supermarket, shopping, doctors, etc. The last thing I will mention is the friendliness of all our neighbors. We love living at the Atlantic. It is a beautiful and well-built building. We looked for 9 months before we decided to buy at the Atlantic about 1.5 years ago. We are very happy with our decision and love living here. We love the ever changing view from our condo during sunny, foggy, and rainy days. The walking proximity to restaurants in midtown, parks, and museums is a great perk. The Atlantic management team are doing a great job keeping the building safe for its tenants. The rules and regulations by the new management team provides a safe environment for all the residents. Having security based on the rules implemented by the management is a major reason we purchased at the Atlantic. The management team is very friendly, and do a great job in keeping the property in top notch condition. The new rules were implemented to prevent taking advantage of the loopholes. Their attention to safety is commendable. Our dealing with the Atlantic Property Management team including Doyle has been extremely positive. They are very cooperative, professional and responsible.Condo living is not for everyone. Whenever you live in a community then there is a give and take. Residents who are looking for total freedom might be better off to move to single family homes. We are looking forward to the remaining units to be sold so the building becomes 100% owned by its owners…

What a great view to come home to! After looking extensively at town homes and condos all over the Atlanta area, I bought a condo in The Atlantic in November because it had the best location, view, quality, security, amenities, and staff. Its been the positive experience I hoped it would be. The building is great and they continue to invest in keeping it up to date. The staff is extremely responsive and helpful, and the amenities are high-end. I especially appreciate the security of the building.

We have lived here almost a year, wow has it really been that long? Moved into the Atlantic Mid-February 18’. We were very skeptical if this was the right thing to do or not? As we needed a bigger place than the current apartment at 1000 sq ft. We started searching for more space..... there are very few options unless you want to spend a million dollars! So we bought here! We have been very happy here with the awesome amenities, pleasant concierge, valet parking for the guests, and large spacious condos. So if you want the condos that should be the talk of the town come live here! No regrets! --April Conti

I love my views at the Atlantic of the morning sunrise it brings me peace. Evenings are just as beautiful. Its been 4 years of convenient living, everything I need is within walking distance....food, clothing, restaurant, movie theater, museums, fitness gym, access to I 75-85 that I can strategically monitor my movement when needing to drive and finally my fitness walks to Piedmont Park. The Atlantic has necessary valet in place as enhanced security for the residents (limiting public access). The concierge team members are commendable and they really take care of your interest, I treat them with the utmost respect. The Atlantic is now under majority ownership of its condos and it was a great decision to be here over time. I met a new neighbor today (moved from the suburbs wanting city living. I was happy as I listened to why he and his wife chose The Atlantic, reminded of my decision to make this my home. Pics below captured off my balcony and during walks!

I moved here from a military assignment in Germany. I wanted to keep up my European lifestyle... i.e. walking to the grocery store/restaurants/pubs and easily getting other places by bike. The Atlantic hasnt disappointed. The views are spectacular, the staff is friendly, the amenities are great, and the location is even better. I almost never get in my car anymore, but when I do, the airport is 20 mins away and pretty much all of midtown/downtown/Ponce City Market is less than 10-15mins. We were here to see property this evening. As we walked in, our realtor explained that we were there to see units. The young black concierge lady was extremely rude. She seemed like she did not want to be there at all. If you’re working in customer service, there should be a level of respect and better attitude. It was a very bad first impression for my family and I with the atlantic. We had visited the condo across the street, twelve midtown residences, where the customer service and concierge was far more respectful. It’s really important to me that there is good management and service however it just doesn’t seem like that here. Also, it’s really interesting how there was a mask required policy while she kept her mask off half the time.

We lived in the Atlantic between 2017-2020 and I wish to summarize our experience while living there. Although it has not been smooth sailing over the past years, we felt sad to leave such a nice place behind by the time we moved out. We had 3 different leasing managers and we experienced a few issues with the building, however the current one (Nicole) has done an amazing job reforming the policies and she is overall a great person to work with. I would like to add a few things to consider before deciding to move here:- Location: great place for Atlanta standards, living next to the freeway helps a lot with the commute and the proximity of Atlantic Station provides easy access to Publix, shops, a few restaurants, a cinema and even major events, such as Foo Fighters concerts or Cirque de soleil.- Common areas: always kept in pristine condition and we have never experienced any overcrowding in the gym or pool areas.- Event planning: the building has a dedicated person organizing social events and distributing weekly updates on festivals and cultural programs around the city.- The Condos: this building was built as a flagship for the original development company and you can tell it the second you enter the units. Every appliance is high quality and even though they were installed 10 years ago, they still function perfectly and efficiently. The washer/dryer does its job in less than an hour and the dryer is easy to clean and fast. The units are very spacious, especially for high-rise standards. The best part is the air conditioning that is connected to the Atlantic Stations system, thereby providing arctic cooling in mere seconds and adjusting the room temperature efficiently and with 0.1F precision.- Elevators: we lived on the lower levels that are serviced by 3 elevators (+1 Service) and unfortunately we had quite some issues with them over the years. They tend to be slow during rush hour, but that is the nature of having 3 elevators serve approx. 35 floors (8 units per floor). The elevators are near their retirement age, so I am sure that they will replace them with faster and newer ones in about 3-4 years. Management may also want to install a second set of doors on the garage levels, since there is a very strong wind due to the temperature difference between the 100 degrees heat outside and the 70 degrees hallways that can blow through the elevator tunnels. Having this barrier may extend the life-span of the elevators.- Parking: we had our car with two parking spots and did not have any major issues with the parking. The guest parking policies changed many times over the years, but we did not really care too much about it. There is street parking behind the building and one can also park at the Atlantic station parking lot that is connected to the building. It is a high rise in Midtown Atlanta, not the suburbs, so it shouldn’t be surprising to pay for parking.- Dogs: the building allows residents to have pets, but we had some issues with dog walking over the years. Unfortunately, the area is being developed and there is less green space available behind the building. There is a dog park across the street, but frankly, it is quite a long walk 3 times a day and some dogs can be aggressive, so I would personally avoid it. There were discussions on developing a fake grass area on the Dock level, but that initiative did not take off by the time we left.- Concierge and staff: they are literally the nicest people we have ever met. We will really miss the fun conversations and the gossips we shared over the years. They also clean the common areas multiple times a day, so everything is spotless. The building is currently in the process of converting into a Condo, so renting may be phased out shortly and the current policies and management may change. There are some strict, sometimes unreasonable policies that could use some review, but I think these can be sorted out on the townhall meetings.Overall, I highly recommend renting or buying in this building if you are looking for a quality apartment.

My interactions with Doyle, Jessica and others at the front desk and building staff have always been positive. I do think First Service and Crescent Heights...the prior managers and owners, respectively, ran the building poorly and neglected maintenance and other infrastructure investments that Condominium Concepts and the new investment group have worked diligently to address. And as others have commented, the building is beautiful, the amenities are equal to or better than many other midtown and Buckhead hi rises, and the living experience afforded by the easily accessible shops, restaurants and entertainment options in Atlantic Station are truly at our doorstep. The Atlantic is a premier condominium tower in the heart of Midtown Atlantas Atlantic Station. It was built as Novares signature tower. Never have they built a tower as elegant or as well designed - before or since. Unfortunately, it was delivered in the heart of the 2008 -2012 recession and it was converted to apartments. It has since been restored to luxury condos and it recently passed the 50% sales mark, which is not easy to do for a building with 401 units. This buildings values have been climbing steadily and the amenity / common areas have been just been renovated. The walkable location makes for an ideal lifestyle choice.

Elevators for the high rises have broken maybe 10 times this year. Delivery drivers cant deliver to your door so you have to pickup all food which sucks if you have kids and cant pack up everyone to go down to the lobby 45 floors away. Parking issues for any staff if you have nannies, housekeepers or sitters who will be staying longer than 4 hours. Guest parking is a awful. Deliveries are awful. Attitudes are awful. Elevators are always broken. Trash chute always stinks. Watched Cherrios sit on the floor of my elevator lobby for over 2 weeks (and again, we pay for housekeeping). The security circles around the pool every hour like Sheriff Barney Fife, making some residents feel uncomfortable... then tries to use it as his own personal social hour and flirt sessions with others (yet another thing we pay for thats a waste of money). Im completely fed up with living at The Atlantic! Its severely overpriced, service is substandard at best and the bureaucratic policies make it feel like a PRISON!First of all, I dont understand why the valet system was ever implemented. My guess is that it’s a money-making scheme! Last year, guests and contractors (i.e. cleaning service, nannies) were able to just obtain a visitors pass and park in the visitor parking for FREE, like most other normal condos. Since NFC Amenity has taken over, our visitors are required to valet and pay up to $19 per day for any time over 6-hours or after 11pm (including overnight). Anytime my sister is in town and wants to stay overnight... $19 bucks! Anytime my significant other wants to come over... $19 bucks! If I park my friends car in MY OWN parking space, a space that I pay for... still, $19 bucks! I was even told by the concierge manager that if my car is being serviced overnight and I had a rental car, Id need to bring them a copy of my rental contract, otherwise... $19 bucks! What a joke! The Atlantic has NO free visitor parking and its gotten to the point that my friends & family dont want to visit because they have to watch the clock. Why are my visitors being CHARGED to come visit me at my home?! This is my HOME, not a hotel or an office building! Nena F (the reviewer below) was spot on when she said its like a PRISON living here... and forcing our visitors to pay for valet compromises residents overall enjoyment and reasonable living expectations.Additionally, I am still trying to ascertain what exactly is the purpose of the concierge?! Since they dont issue visitor parking passes anymore and they dont send up our guests or deliveries... what exactly are we paying them for?! The ONLY thing they do is sign for packages, and Im pretty sure we dont need them 24-hours to do that. And speaking of sending up our guests and deliveries, why do I have to come out of my condo and go all the way downstairs to pick up my food deliveries??? Again, management claims its a security measure, but it seems like yet another inconvenience and a BS policy to minimize their amount of work. At most other condos, the concierge calls the resident to inform them of a guest/delivery, and then sends them up to our floor upon our approval. Very simple!!! But not at The Atlantic, that would be too easy for residents and too much work for them. Apparently, sending up my visitors or my food poses a security risk and of course, The Atlantic is far more exclusive and important than the St. Regis, or any other 5-star condo or hotel right?!Oh and if you have a dog, be prepared for more bureaucracy! Pets cannot pass through the lobby during daytime hours. Instead, you and your pooch must exit the back of the building through the loading dock, where youll be met by the wonderful smell of the garbage from the trash chute. I do understand that not everyone is pet-friendly however, what do people expect living in a condo?! They WILL have to encounter pets on the elevator, period... and in that case, why does it matter whether we exit the front or the back?! Go buy a house if you hate dogs that much! Pets are going to be on the elevator regardless, so this is yet another ridiculous policy concocted by management/HOA that makes ZERO sense. At what point do these absurd security measures and HOA policies start to interfere with the quality of our everyday lives? Management can never seem to have all of our elevators working at once, but they can definitely find the time to come up with policies that make living here more of an inconvenience than its worth. This place doesnt feel like a home and the snooty, pretentious management act as if we should be thanking THEM to live here. I hate having to contact management for anything and I try to avoid the concierge whenever possible. And that short, fat, bald-headed SECURITY GUARD (Lonzo Wilhoit) is a naaasty, egotistical a**hole! I could go on about the woes of living at The Atlantic, but instead I just count the days until Im out of this PRISON!

I have been a resident in the building and have seen the management changes first hand. This new group being lead by Doyle Gorman is by far the worst. As some one who has lived in a few high end buildings , such as The Ritz, etc. I have never felt like a prisoner in my own home as I have felt since the new management has taken over.As I understand they are trying to manage a building that is leased and owned, however the balance of service and management is an all time low.The team continues to troubleshoot ideas at the expense of the tenants. And when they implement mandatory features to the building and it goes wrong they pass the responsibility off on the contracted company leaving residents to fight the battles of the company they have hired. For instance, VALET, my nanny called for her car ( the same way she has been for 8 months) she checked out with no fee. When she got downstairs, with in minutes ( luckily because the elevators are always being serviced on a weekly basis, no exaggeration) the valet attendant told her she was being charged and would not give her her keys until she paid. I came down, and we soon realized that when she called for her car, he was backed up with arrivals and did not close out her ticket, when he went to retrieve her car her ticket to appeared that she was there longer than she was. The front desk and management said we have nothing to do with that service and I had to call the valet company myself with no avail. Did I mention along with the mandatory use of valet, for guest, anyone visiting over 6 hours has to $14-20 and anyone visiting beyond 10pm is an automatic $20. Just food for thought... as to how you will be monitored and regulated with your visitors in the unit you pay 400k and more, not to mention assoc. fees but I digress.Lets Talk about the revolving door of concierge attendants. Dont be fooled by the brochure that says our team is here for your service if you need services such as a run to the store if needed etc... they now make you come down to get all guest, delivery, or even take-out. Whats the point of a concierge service if they cant even send your guest up, which you have to approve before they get there anyway. Why do I have to come down to get take out, when they call to approve your ordered it to begin? Again, they come up with the rules as if to protect you but really its to just take the responsibility out of their hands that come with providing a service. As a resident, you are approved to purchase- as a renter you are background checked, they have your required picture on file, yet if you need to be buzzed in, for whatever reason they will not open access to the building for you. One of the perks of having a concierge team is to provide added service value, walk guest to the elevator and push the correct floor to manage access. Know your tenants names and faces, there is no reason with all the checks we go through that they should question or prohibit a tenants access to their home.At one point, if you didnt have your access fob, they required you to park in 5 minute parking, come into the building, get a guest parking space pass, then go back to your car and to let in you in to park in your already assigned parking space. Rather than looking at the required photo on file, seeing that you are indeed to tenant for unit number you are required to give and simply buzz you in to park. Doesnt that seem to be a reasonable solution? And now, we have stickers to put on our cars to park. Which you are given a limited amount. In a high end luxury building, that has no extra spaces for your to rent/buy with your unit might I add, because they were sold to Atlantic Station across the street. Would think that tenants living in 500k units would not have more than two vehicles is beyond me. And that, my friend, is if you have 2 or more bedrooms. God forbid, you are single with no kids or spouse so you have expendable income to have more than 2 vehicles just seems beyond managements scope or perspective. Save Your Piece Of Mind...

I really wanted to like the new management in this building, I really did. But so far, NFC Amenity seems to be doing a worse job than the last company. They parade you through this building like its a palace, but the truth is this is NOT luxury living. And if youre a tenant (i.e. leasing from the building or directly from an owner), expect to be treated like a second class citizen! The concierge at The Atlantic continues to be substandard, at best. Im not sure why its so hard to find pleasant, competent people that just do their job. Since they took over theyve lost a package of mine, Ive seen them hang up on a resident and lets not talk about all the gossip that happens at that desk. Anytime you ask them for help with ANYTHING — i.e. from how to get the outdoor fireplace working, to just needing a paper towel to clean up a spill on the elevator — the answer is always I dont know. Having overnight guests is a nightmare, they wont send up your visitors (although Ive heard they plan to modify this policy) and the attitude you get from most of them is like youre a bother. Nakea S. is the worst! Seriously, what are they there for?Aside from the concierge, there are other little things that this building falls short on: The hallway carpet and the smells from the trash chute. The amenity floor is the only floor that gets refreshed and vacuumed daily. My floor constantly smells like spoiled garbage and I dont think Ive EVER seen our hallway carpets get cleaned (they only vacuum them every so often). One of the elevators is ALWAYS broken at any given time, which means you can literally spend 10 minutes waiting. There are no convex safety mirrors in the parking garage, making it difficult to see oncoming cars. I cant tell you how many times Ive almost been hit coming around a corner. And instead of spending money to replace the business center printer thats been down for almost a year, management wasted money on a ridiculous new coffee system that most residents dont know how to use and that we didnt really need at the moment. The building already had one. Again, wasted money.Oh, and this is super cute — half of the residents that actually live at The Atlantic are UNINVITED from the annual holiday party this year. Apparently, the new management feels as though the holiday party should be exclusive for owners only. So if youre thinking about renting here and are looking forward to a really nice holiday shindig... not happening! I guess they said screw us. Forget the fact that a large portion of the tenants in this building pay heavily to live here day in & out (including the HOA fee that pay their salaries). Why would they EXCLUDE anyone that actually lives in this building from a holiday party?! A lot of the owners are real estate investors, simply renting their units out anyway. Many of them dont even live in GA, much less have actually set foot in the building. Ive lived here longer than half of those on my floor, yet Im intentionally excluded? In all my years living in condos, this is by far the most DISTASTEFUL thing Ive ever seen. Last years building management held a WONDERFUL holiday party that was open to every single resident in the building, whether you owned or leased your unit. In fact, every condo/apt I know of holds some type of holiday event that is open to ALL residents! If you are paying to live there, you should be included in all social functions... period. Apparently, NFC Amenity thinks otherwise. Since they took over I havent witnessed ONE single legitimate social event, despite the fact that they boast wine & cheese nights and resident parties to prospective buyers & renters. The only thing they dont have a problem inviting us to are events that require OUR MONEY — i.e. those stupid food trucks and carwashes.Basically the new management is a joke and Id never buy here! The inside of my unit is nice, but thats where it ends for The Atlantic. You expect so much more when living here, but Ive been treated better living at a regular apartment complex AND paid less.

The security guards (specifically: Dennis Reynolds, Anthony Lomax, A. Martinez and A. Gholston) like to harass high paying residents in the club room area. Despite the fact I pay my overpriced rent on time for the past 2 years, my guests and I got harassed on the patio area on June 11th during my birthday celebration. We were super quiet, music was low, I dropped about $600 on a chef plus drinks and we were not bothering anyone (oh by the way we are BLACK). For some reason (i.e. because we are BLACK) the rent-a-cop security guards were threatened by our presence. They harassed each and every one of my guests and called Atlanta Police Dept to force us to leave. I had NO IDEA there was even an issue and if there in fact was an issue with my guests, protocol should have been to bring it to my attention first as the resident. I couldnt even complain to any manager because according to the RACIST security guards, property management wasnt on duty until Monday. Really? So if I have an issue with the Atlantic staff harassing my guests I have to wait several days to file a complaint while I have to sit there and allow them to ruin my get together that was planned with the Atlantic for several months? I almost cried because it was my birthday and all of the money I spent on the get together went to waste. On top of that, there were other residents that had at least 6 guests (they were WHITE) going in and out of the pool area, no questions asked, no wristbands. The white residents guests felt bad for me and couldnt believe how my guests were targeted. Super frustrating and unbelievable, though I am not surprised, its Georgia.DO NOT RENT or even BUY here. They expect you to pay for amenities THAT YOU CANT EVEN USE nor can your guests use. Why would you buy a unit with amenities that you cant even use??? What is the point??? Dont give them business, go elsewhere like the Twelve or Mezzo. I was going to purchase my unit once it goes on sale, but Id rather spend my $400k - $500k on a building more deserving of my business. And you should too!!Oh and top of that - the Atlantic has a shady business deal with Direct Path so you get shotty internet service that they force you to pay for as part of your rent and cable service that never works ($60/month only for non-working internet, gas and trash). On top of that fee, expect your utility bill (electricity & water) to be about $300/month in order for the Atlantic to also get a cut out of that as well (you dont choose how you pay, you pay a third party that tags a fee on top of your bill and another portion is a shared fee with the Atlantic based on your unit size). All of these fees are an undercover HOA fee. Have you ever heard of a renter paying an HOA fee?? I havent! I am in the business of flipping houses and the only time you pay an HOA is if you OWN. Save your money and go elsewhere before you get tied up in a lease that you cant get out of - just saying!
