Frequent leasing company changes and lack of communication about construction, renovation projects, etc. made for a lackluster living experience. The rent was very high, granted it is Arlington, but not close enough to Ballston/Clarendon/hubs of activity to justify the price. The renovated apartments were nice overall but my unit smelled like cigarette smoke and the walls in my bathroom wept tar after I showered, presumably from the smoke of previous occupants. Combine that with a difficult move out process and confusion over move out fees made for an extremely unpleasant experience.All in all, would not recommend living here. Please find elsewhere to stay if you’re looking for a responsible leasing company or pleasant community experience.

I lived here for 3 years... and for the most part it was average or below average. I have a bit of an axe to grind here, but I will try and be as unbiased as possible. I had an old unit originally leased from the prior management company before Bainbridge Companies took over. I got the unit uncleaned on a 14 day turnaround from visit to move in. My unit was about 700+ sqft at about $1500 a month. For Arlington, thats a deal. The 55 bus line goes directly behind the complex, so it was easy to get into DC, or take the Dulles Toll Rd out west to the airport for travel. Walking into Clarendon took about 30 minutes and was fun. The neighbors were mostly quiet and respectful. Occasionally you got the odd noise through the wall, but it was never enough to notice others were around you.Now to the complaints...My unit did not have laundry, and so I used the communal laundromat on the 2nd floor. That would be acceptable for the price, except that the inside of those washers and dryers are basically coarse sandpaper. The management company is either disinterested or unwilling to insist the laundry company fixes their machines. Of the 12 or so washers, about 4 of them wont turn your t-shirts into shrews after the 10th or so wash. Dryers are fine...The animal policy...I love dogs, cats, and anything in-between. However, theres zero accountability for bad resident animal behavior. Theres a small white terrier that consistently marks its territory in the elevator and in the halls of the east building. For whatever reason, it remains unaddressed. I myself do not own a dog. However, my neighbor mentioned the dog park in front of the east building is largely unused by the more discerning residents because theres a consistent case of ringworm they cannot track down. Pet owners beware, take a walk around the lovely neighborhood instead.Onto the management...For the first year I was there, I had about 6 different points of contact before the building changed ownership. I never filed any service requests, but I never had a consistent PoC I needed information about how the building was running, or clarification on rules. Through COVID, I never saw anyone. The building was basically not managed as far as I was concerned. Besides Sonny (the kind handyman) and the cleaning staff there was not a soul in sight.Fast forward to my departure. It took 5 separate calls across the course of a week to finally get a date set for a final walk through of the unit. When I did get a walk through with the assistant manager, he refused to hand me any itemized list of damages or deductions he would make from my deposit. He only said any cleaning charges would be removed from my deposit. If someone damages the unit between now and then, am I just to take their word for it? Its impossible to get a detailed inspection report before you turn in your keys. In addition, I gave 30 days notice that I was moving out. Under the new management company, they demand 60 days EVEN AT THE END OF THE TERM OF YOUR LEASE! Adding insult to injury, they charged me the 200% ($3200) month to month rate for the month after I left, EVEN THOUGH they had a resident ready to move in to mitigate the loss in revenue. Theyre basically taking my mortgage payment on the way out the door for not existing for the past 2 years. Any good will I may have had for this place is spent. Document everything, and may you have better luck than I did. If anyone at Bainbridge wants to explain why charging me $3200 to leave in the middle of a pandemic is appropriate business, I am the former resident of 703 east.Edit 9/28/2021: After multiple attempts to call the office and leave messages, I have come to the conclusion this place is truly a rip off. The assistant manager appears to have moved my move out day exactly one day before the end of my lease, and I have not received any of my security deposit. I forgot to mention... you get your first month rent free if you give a glowing review on move in... watch out for those I just moved in reviews.

Pleasant community with great connectivity to major roads, and very close to DC. Improving amenities including a bike room and comfortable entry lobbies for relaxing in. Apartments with plenty of floor space and windows, make for light-filled living. Walking distance to many small shops and restaurants.

Very expensive for old and dated! Parking is a disaster! Management is a warm body trying to cash a pay check. Location is very close to the city but not worth the price. Money is hard to make, so save it for something more affordable, newer with amenities!

I recently moved in from an apartment up the street. The apartments at Horizons are bright and spacious, with large balconies, but what makes the rating are the staff. Everyone is responsive and gracious. As an example, at 5pm the other night, my car battery died. Even though Omar was on his way home, he stayed late to help and was really ingenious in a way to get my car started, since my battery is very old and not 100%.

If I could give this place zero stars, I definitely would...where to start:1) the place smells2) expect at least one maintenance issue a month3) the apartment amenities are far below average compared to other Arlington complexes4) bugs continuously crawl out of the bathroom vent5) does not cater to young peopleLived here for 2.5 years, and finally moved out. Much happier with our new spot.

I lived at The Horizons for three years in a 2 bedroom apartment. My roommate and I really enjoyed the spaciousness of the unit and the updated kitchen...Also the big balcony was great.It is an older building, so we had a dishwasher that never fully cooperated. There were leaks, one actually bad enough to take down our half baths ceiling...But Sonny (maintenance supervisor) was always quick to help us out! We also did have a few packages go missing over the course of three years, so if they could get a secure mail room I think that would be a huge improvement. Another bummer of the older building was hearing the upstairs neighbors. It got really old for us, especially when three guys and their dog moved in year three. If there are any top floor units, go for those!In the time we were living there they were doing lots of beautifying, however the carpets in the public hallways could really use a redo (this is totally an aesthetic opinion). I think it would up the buildings game exponentially. Cleaning and maintenance kept us content here, they are really nice people.

My wife and I have lived here for a few years. We love the space of the apartment, the open balcony, neighborhood and convenience of the location. Regular maintenance is required for the building but Sonny and the staff are superb at repairing the unexpected maintenance issues in a rapid manner. Nate and the rest of the front office staff have also been very responsive to any leasing or payment questions we have had. Additionally, when renovations needed to be made to our shower and closet, Jessica from the front office ensured we had another apartment to stay in during the renovations. Denise and his renovation crews from Western Link listened to our requests and performed tasks above and beyond what was initially estimated. Special thanks to Danny and the rest of the team for quality work. Thank you for the entire Horizons staff for ensuring maintenance and renovation projects were performed professionally and completely.

I lived here for six months while we were renovating our house. Our apartment had not been renovated but that was reflected in the price. Overall we very much liked our time at the Horizons Apartment. We have two dogs and found the place very pet friendly. Importantly the apartments are super quiet. The place is made of poured concrete. We were surrounded by dogs and dog owners and the only time we heard a neighbor was when someone was hammering a nail into a wall to hang a picture.

The cheap rent is not even worth the CONSTANT repairs and lack of communication. The location and apartment size is the only benefit and even with that I am counting down the days until I can move out. We moved in with a broken fridge, went a full month without a properly working oven, and five months with peeling countertops that we ended up having to finish ourselves. The maintenance team here are the only ones who know what is going on and are responsive. This complex is definitely not worth your time or money. The complex takes advantage over the residents, look elsewhere.

I have been a long term resident, and the improvements that have been made by Gates Hudson are to be recognized. Renovations to the units that i have seen are amazing! As well as the common Areas. The office staff has had some turn over but since 2016 with Walter & Ladonna they have turned the building to another level. Their Customer service goes beyond what i have seen in several years. The Maintenance team is Great and gets things done quickly. I truly recommend anyone that is looking for an apartment to check out horizons! You will not be disappointed!

I love living here! Its the perfect location, 15 minutes from work and 5 minutes from Clarendon where all the fun is at. Theres tons of hiking and biking trails, restaurants and shops that I can walk to. Not to mention, the apartments are huge and parking is free!Everyone on staff is great and very helpful, especially Sonny! If you have any maintenance issue at all, he will be right out with a smile on his face and he gets the job done! I really love living here.

We moved into the Horizons a few months ago and have been pleasantly surprised every step of the way. Sadie was incredibly accommodating when we were just looking. She made herself available to fit our crazy work schedules, and showed us multiple units until we found the one that fit our needs and budget. Contact signature was a breeze, and prior to move-in, LaDonna and Walter went above and beyond to ensure the place exceeded our expectations. Move-in day is always hectic, but the team did everything they could to make it easier for us. There have been a few minor repair needs, and Sonny has attended to them quickly. Were thrilled to be here and happy to call Horizons home. :)

Dont believe these fake reviews left by staff members. I would give this place 3 stars if they treated residents half as well as they treat you when youre touring and looking to sign a lease. This place will do anything to improve their score rating on various rating websites. Mary Smith was a former manager who worked for Gates Hudson for over 30 years who passed away a year ago- this is a fake review left in her name, which is really disrespectful and gross. Sadie, another reviewer, is a current GatesHudson employee. Other reviews are really suspicious in how they laud the leasing staff and new management. Obviously bogus staff-written reviews.Ive lived here for a few years. The place is affordable for the area, but that comes at a cost. Poor, snarky customer service from the management team when issues arise are frustrating.The maintenance staff is very friendly, hard working, and does their best, but are obviously overwhelmed and overworked with only two of them for two large buildings. The building is old and falling apart and it shows in every day use. They keep renovating units and the lobby to try to make the place look more upscale than it is, but even then they cut major corners that youll notice once you move in.You only get either heating or air conditioning at one time- never both. This means management has to spend days switching the old system over during which you will be very uncomfortable in your home. The old systems in both buildings frequently break down during the hottest and coldest days of the year, leaving you in dangerous temperatures without recourse. Management tries to fix these issues, but is often very snarky when they occur, instead of offering other accommodations or apologies.Rent increases every year and is non-negotiable. For the same amount of money, go rent at a newer building with staff that cares and is empowered to take care of residents, not just staffed to sell empty apartments to new leases.

Moved here at the end of January and love this place! Found them through Padfinders and within the week had a showing and signed the lease within 2 days of seeing the place, so loved how quickly things moved here. What really sold me on moving here was the free parking, location (about 10mins from downtown DC & all the beautiful parks), Size/price of the apt, & overall friendliness of the staff & residents here.I love the leasing office/staff here! I have dealt with some pretty bad ones in the past, so finally finding a place that has super nice, helpful, tentative & respectful people that can help me out has made a HUGE difference for me. Also I love that they keep up with maintaining the building here and they have people on site at all hours in case something comes up.Am really enjoying living here so far and look forward to the rest of my time here!

Roommates (M 26, 27, 28) and I just re- signed for another year. Location/Price is unlike anywhere else we could find in the Arlington area, so we are saving a ton of money per the value (950/month). Uber to Georgetown is 6-7 bucks if you need to get some city time/shopping, uber to clarendon is even less. Blend of newly graduated young professionals and families- nice community. Updated Washing Machines and refurnished granite counters are a nice touch. Just was bought out by a new management company which seems to be focused on classing up and making improvements. Maintenance guy Sunny is always on prem to help out, the property Manager Steve even called the towing company when I left my car in the wrong spot overnight to get the fee removed.

I have been living in this apartment for about a week. I came here last minute. I booked a viewing on a Friday, viewed and signed the following Monday, and moved in on the Thursday of the same week for a rapid career change. Therefore, I have not been here long, and take everything I say with a grain of salt.The Mona and Ladonna are the two current lease office hands. They might have some minor coordination issues, but my rushing probably did NOT help them, and Im super grateful for their effort getting me in so fast. They were both polite, responsive, and clear as to their leasing operations.The apartment I have was VERY quickly turned around, and I have to say that Nicholas and Sonny have done an awesome job. Sonny showed me the site before it was completely done, and assured me everything would be repaired in time for my move in. True to his word, everything was awesome. I have an older style apartment, but it is completely functional, clean, and safe.On my second day, my bathtub clogged. I had to rush out the door for work that morning, and didnt get a chance to report it until I reenter the building that afternoon. I passed Sonny on the way upstairs and asked me how my move in was (thanks!). I happened to ask where I could file a ticket, and he said not to bother and immediately said someone would be there to repair. Nicholas fixed my bathtub in 20 minutes flat, and everything is right with life.Ive been talking with the residents since I moved in to get a feel for things / expectations for the next year, and it certainly seems to be a really lucky find for me. The walls are a bit thinner than Id like, but no one has complained to me about my noisy gaming or movie watching thus far. The most I honestly hear is the occasional scrape or bump once a day.I will update this as things progress, but Im fairly confident that its worth a look if youre looking to move to the area.

Edited: 12/05/2018I recently moved out of Horizons as i bought a new home after living there for more than 4 years i miss it. And for the lady that said Mary Smith passed a way a year a go, she is incorrect she passed away on June 2018 and i know this because i lived there and i have her obituary. Mary Smith was the former property manager then retired but still lived in the building. Mary was a great person and human bean. Negative people like Audrey should just move out, the overall experience in the building was great but then you have people that live in the building that cant even say good Morning or hold the door. My niece is going to go to Georgetown university and i will recommend her and her friend to live there.This Property is a hidden Gem in the Arlington Area, It is half way to Tysons and DC and so close to ballston area where all the fun is at! Despite of all the negative reviews I see below, I can assure you that the management on site is efficient and the improvements that have been recently does not reflect at all. I would truly recommend this place to any one that is looking for affordability and free parking!!!

Horrendous, they do not have anyone on call at night for any emergencies, the rude managers act as if you are bothering them with complaints, They lie, and try to weasel their way out of every single issue and pin it back on you. I had previously lived here and moved back again for my second time in 2016.....my wife and I broke the lease because the newer gates hudson management is trash, they are horrendous. The only good people are the trash people and the maintenance men.

I currently am a resident of Horizon and I would NOT recommend this place to anyone. First off, although they are nice to you when you sign a lease, understand that they do NOT care at all about you once you actually sign that lease. I currently have the apartments directly below, directly above, and to the left of my apartment being renovated. That means that EVERY DAY starting at 7am I hear construction sounds. I dont mean occasional hammering...I mean the sounds of SAWS, automatic drills, and loud music and screaming from the workers. From ALL directions!! I work from home, so as you can imagine this is a nightmare.I have talked to the staff multiple times about it, and nothing seems to change. They essentially cut me off when I even try to talk about it. This morning the construction people began before 8am - on a SATURDAY! I understand that buildings / companies need to make renovations, but to do 3 that are all direct neighbors of the same apartment is just horrible business. Good management would know to keep a balance of keeping current tenants happy, and being able to renovate for the future.Its quite disappointing, especially given the rent is ridiculously high considering the condition of the building (extremely old) and the terrible location. You cant walk ANYWHERE from here - Lee Highway (the street its on - it meets w/ Old Dominion) is literally a highway....so no walking. I tried to walk to Dunkin Donuts once...that was a mistake (I almost got hit by a truck).The AC/Heating system is a joke. The building decides whether it is on heat or cool. So you are either freezing (im sitting in my 62 degree apartment writing this because I cant turn on heat) or living in 90 degrees. Literally. Also, no ceiling fans. The AC / heat is 1 vent in each room that blows out dust with it. Its like a terrible hotel.Bottom line, you can get a LOT more for your money around here. and find a building thats more modern - and that you wont be paying the price of their renovations while you actually live there.Take it from me, someone who has lost my ability to concentrate, and even SLEEP due to the management of this property... do yourself a favor and look elsewhere.

Ive lived here for 3 years. It is terrible. Ive had leaks from the ceiling every few months. The AC/heating vents leake red liquid. (Ive spent so much money on laundry from my own towels being needed to mop up this buildings problems. ) The rent skyrockets at the end of each lease. Staff used to be the reason to stay, but resently its gone down. I had a guest stay the night, and went to the office for a guest pass. I was told that they dont have passes for guests, it would be fine. We woke up and the car was towed. $185 fine because a staff member didnt care. We went into the office to ask to give staff a memo about how their WAS guests passes (save someone else the pain of getting towed). And a woman was very rude to us. She said everystaff member knows all of the policies, implying that we were lying about being misinformed.Cant wait to leave!!!!Edit: So I finally moved out an found a great place in falls church - but I wish I could say I was done with the nightmare that is The Horizons! I was told that I earned my entire deposit back, and after 30 days of my lease being over I would receive a check in the mail. It has been over 50 days and nothing. Ive called multiple times and nobody could tell me anything! I finally went in person today & they told me that not only was the check not in The mail yet - it hasnt even been cut! They told me Ive been put on priority and will have the check in a few days. - thatd be great, except thats what they told me last week and apparently its just a lie.Edit 2: I’ve been living in my new place about 5 months. But unfortunately I forgot to update my address to some friends. And I thought it was strange I wasn’t getting any forwarded mail to my new place. So I stopped by to pick up a package and also a letter. They lost (threw away) the letters. And when I asked they said they “don’t forward mail” which is fine, but they also don’t return it to the sender, which is illegal.

Our rent was just suddenly raised by $500/month.Since we are renting on a short-term lease, awaiting a house renovation, there is nothing we can do, since we have no other place to go.This apartment has an old kitchen. A leaking gas stove that required several requests to management until they finally replaced it. Cracked refrigerator door seal and shoddily made drawers and cabinets. No hooks or hangers in closets. Need I go on?Perhaps our new rent is covering the renovations they are making to other apartments?
