This is my final month at Venue, and most reviews aren’t thorough, so I hope this helps some people in their future decision:Pros:1. We got a corner unit room, and the room itself is nice, spacious, and overall as advertised. Furniture is fine and any issues inside the room were fixed immediately2. Maintenance was incredibly fast, you’ll hear about some complexes having multiple week backlogs in response to maintenance issues but that was not the case here. Maintenance staff is friendly and good at what they do3. The package system is tremendous. Zero risk of being stolen or lost and you don’t have to come in contact with anybody to get your package.4. I personally never had issues with parking, towing, guest parking, etc.5. My roommates and I are pretty clean people, but even so, it’s impressive that we never saw ONE SINGLE roach the entire year we lived at Venue. Not a single one.Cons:1. The walls are thin, and you may think “oh, whatever, if it’s a little noisy it’s alright”. But I’m serious, this is a real issue. If music is being played anywhere in your unit, you will hear it no matter how many layers of wall are between you and the music. You will hear those above you, you will hear those outside. Particularly troubling is how clearly you can hear people outside, there are often parties in the courtyard until the early hours and you will hear it until it ends. It will affect your sleep and your mood.2. The gates were broken for probably 90% of the time I lived at Venue. I didn’t really care most of the time until there was a literal shootout in our parking lot, then I started to feel a bit sketched out. Later there was a party in the courtyard that featured gunfire as well, I’m assuming it was a BB gun but still, not the easiest on your psyche.3. I got my (locked) bike stolen within 3 days of living here and was offered no help by the office. Later, my friends bike, which had both the steel U-lock as well as the braided metal lock, had the braided lock snipped, assuming that it was attempted stolen but The thief didn’t realize the U lock was also attached.I wouldn’t live at Venue again for the price, nor probably even if the price was lower. My peace of mine really became strained in the later months of living here and it is not worth it for me. You can make the decision for yourself

I moved to the Venue after a month at Station 42 (they had bedbugs). The Venue was a great improvement from station 42! There are great amenities and the staff is friendly. The only downside would be that the walls are a little thin so I could hear everything that my roommates were doing but I found ways to sound proof. Also on the weekends there are lots of parties and so it can get quite loud.

The apartments are very nice. The best part is the walk in closets with a lot of space. I wasn’t able to see the second pool they had, however, the first pool with the waterfall adds a nice touch. The separations of the two gyms of cardio and weights is one thing I liked here compared to other apartments complexes in the area.

The Venue is no more then mediocre. The staff is awesome and kind. But when I moved in there was paint on the furniture and dark black spots around the vents. Also the walls are VERY VERY THIN, the hallways were always dirty and there are fruit fly’s.During my stay at Venue. Things would constantly break/Not work. For instance:(Dishwasher,Washer and Dryer,A/C,Window blinds, kitchen sink,TV, WiFi,Entrance gate and elevators.) It’s a real inconvenience to have to deal with…considering how much rent is a month. The Maintance/extermination staff was efficient and kind. They took care of all complaints and problems. The amenities are enjoyable and safe. When calling the office nobody hardly answers.(Even when you leave a message.) So make sure you go into the office in person. Lastly there is ALOT of fun and good times the Venue can offer. The positive vibes and college atmosphere can make a great experience.

Please for your own sanity DO NOT move here. I know you may think “it can’t be that bad” but it is. Trust in my word. Firstly they have a tendency to leave YOUR door unlocked after check ins/installations when you are gone. And recently they’ve decided to move a roomate into our room with no call, no email, no communication on their part whatsoever. The towing company associated with them just represents this place to a tea, sketchy, dirty, and sussy. Half the time you can’t even get to your room because their elevators are not it. They never answer the phone and when they do the service is highly questionable. Just a down bad establishment. The “Venue Vibes” are absolute toilet water.

The venue is great in regards to location (walking distance from USF & a Publix + more) they have a convenience store and a food truck on site as well which is super useful for late night needs. The study rooms are super useful and they have free printing which is a major plus. The maintenance people are super friendly and helpful and respond to requests quick. The apartment comes furnished and there’s no cap on utilities. I can’t complain about management, the only reason I don’t give them more stars is because of the behavior of the other residents. Management is not at fault for how people act but the residents are super messy leaving trash everywhere, dragging around their leaky trash bags down the hallways, and not cleaning up after their dogs (in the hallway too). I commend the maintenance people for picking up after people all the time. residents can also be super noisy either near the study rooms (blasting music at the gym or playing at the pool table that’s literally right in front of the Study rooms) or down the hallways late at night (running up and down/yelling).

If you’re looking to move here - don’t. The office has lost multiple packages of mine and my roommates. It also took an extremely long time to get our ice maker working and other appliances fixed. Our door doesn’t even have the normal lock that we’re supposed to have. While the rooms and closets are spacious it doesn’t make up for whats outside. There is vomit and other fluids on the floors and it takes days to clean up when they say the halls get cleaned often. The elevator constantly breaks and smells horrible. In my opinion, the price to stay here is way too expensive for the quality you receive. Also, my car was hit by the towing company they use and nothing could be done about it because there are no cameras so I have to pay for the repairs out of pocket. I’d recommend finding somewhere cheaper that is better quality - there’s plenty of options around here.

After being here a year , I can finally say The Venue is a solid 4.3!Positives : Staff is extremely kind. Through my lease staff changed completely at one point and personally I think everyone is even more friendly than before! They are so helpful, easy to communicate to, and level headed. It’s a great first apartment . I’m not a student atm but your are still able to lease! My roomates I got paired with are now friends for life. The leasing process is also very easy. Nice to have the Bulls Market right there as well as a great food truck.Negatives : The walls are very thin. Especially being in the middle of two rooms. I can literally hear everything my roomate says and I can’t stand it. During fall of last year, the venue had strict covid restrictions, but people still held parties at the pool (which was closed) and it was frustrating because cops really didn’t care. In that time as well, I bought a reserved spot and people literally parked in my spot every day. But towing didn’t start until a certain date so I couldn’t do anything about it. I’ve towed like 5 cars in my spot during my lease, yeah it’s mean but I pay extra for that spot. Also be warned of creeps. There are some people here that are way older than the college age range (I personally think they shouldn’t be able to lease here) and they’ve followed my roomates and I, cat called us and made me extremely uncomfortable , as well as parking next to me every day.I don’t wanna get nit-picky , overall I’ve been happy to lease here! But I couldn’t love it as much without my roomates and the staff. Thank you to the staff at The Venue! From maintenance to front desk, you guys make this place great.

Ive been living here since August 2019 and its been a good experience. The staff is very friendly, maintenance is quick to respond and the office staff is helpful. There is some noise due to the college lifestyle which youll see anywhere around USF but it really just depends on where your apartment is located. I feel safe as the whole property is gated and theres security cameras, as well as Signal 88 security. Resident events are nice where you have the opportunity to win prizes both on their Instagram page and in-person. Resident appreciation week is probably the best part of the year where theres free food or some kind of event every day. Publix is right across the street on campus and the Bull Market is on-site for whatever snacks/drinks and basic household supplies you could need. Truly a Venue vibe.

There are so many things about this place that make it unappealing. first off there’s really no type of security. everyone knows the gate code and for some odd reason they took the doors off of the apartment buildings? there also seems to be only a few security cameras around the property. management says that they have a security guard that patrols yet i’ve never seen anyone. there’s constant noise at night (so good luck trying to do homework/study) with no one to report it to considering their security team doesn’t answer the phone/it’s an unbelievably long wait time. additionally, hallways and stairwells stay dirty for weeks despite them saying they check and clean everyday. the elevator is also constantly broken which is annoying. last but not least i requested a replacement bar for the freezer shelf before thanksgiving break and still never got it. i talked to someone in the office and hannah on the phone who told me they would have it replaced but still nothing. i also emailed autumn when i first moved in since i was being overcharged for rent and she never answered. the only positive thing about living here is the proximity to campus. it’s clear that management doesn’t really care about their residents or they would do better.

The staff is very friendly and tentative. Where as the units give the illusion of quality, the walls are paper thin. The grounds of the property are covered in fleas and ticks. Good luck finding a dog poop bag in the containers that are never stocked. The amenities are closed and locked early. Prices are high for what you get... a good thing is they accept all credit levels... Also don’t sign a contract with them before moving in. The only give you 24 hours to back out,you only have 24 hours from signing the agreement.

Move in day we found an HIV test kit, unfurnished units, dripping dishwashers, power outlets do not work, etc. Over the course of residency, many security issues have arisen with people who do not live here punching in the well known gate code and causing trouble. Property was broken into over Christmas Break. Have incurred a flat tire from broken glass in the parking lot, and another LITERALLY STOLEN OFF OF MY TRUCK. When I called the front office, they told me there are no security cameras and that it was a case of tough luck. For a complex that you pay $700 a month for, you would expect a lot better security and not having to deal with personal property being stolen.

I would never recommend any body living here. Easily one of the worst places ever. Move in day was horrible- our apartment had never been cleaned from the summer tenants. Fridge and microwave were filled with moldy food. The apartment was infested with roaches. The water also smells horrible. There was even a kitchen drawer filled with dead roaches. On top of that the AC was broken. Our washer broke about 2 months after us living here, then our dryer broke. Good thing is we got a new one of each, however the washer is a mess and will tell you that it’s only going to wash for 1:44 minutes, but the wash cycle will be almost 2 hours and sometimes leave your clothes drenched in water. Our “new” dryer that we just got a few months ago broke and I had to go the laundromat for almost two weeks to dry my clothes. Finally got a new dryer 2 days ago and it’s not working properly, I had to call the manufacturer my self to set up an appointment and get my dryer fixed. 100% would not recommend any one living here. It’s also $1500 to break the lease, not quite sure where that money is going to when stuff is always a mess around here. The only good thing is that front office staff is pretty nice and the maintenance staff (although they take forever to fix stuff and aren’t really good at it) is pretty nice as well. Oh, and the also tell people to leave good reviews in exchange for gift cards!

Find some where else. I subleased my room from someone who was charged a $300 subleasing fee. I stayed there for 7 months and was charged for carpet replacement in the halls and stairway, living on the first floor I never had to use the stairs because unfortunately i didnt get to know my roommates well enough and to be charged a move out fee when I renewed my lease is upsetting cause I shouldnt have had to move in the first place (looking forward to seeing the bill when I move this time since I was wise enough not to renew for another year). They also give you a list of things to have cleaned prior to moving out but they will still charge you a cleaning fee. The amenities are great if you dont work and have time to take advantage. The front office has poor customer service skills and unorganized. Have had my car towed from my own place with the sticker on and was still expected to pay the tow fee (no reimbursement was made) I did get a discounted rate after several calls to the office were made. Also won the resident of the month award and never received my reward. (Doesnt matter now of course but why offer it if your not going to give.) I asked the front office about it two months later and they said i should receive that in the mail and that the promotion wasnt with them it was with another company. Example of poor customer service skills. An appropriate response might have been let me look in to that for you.I wouldnt recommend anyone to live here but I would love to invest in Student housing it is definitely a great source of income.

I really tried to like this place. In paper it seems like the perfect apartment. Ease of access to campus, social atmosphere, and cool amenities. However, after living here for a little close to a year I can safely say the only good thing about this apartment complex is the people that work for it, and the fact that I can get hot Cheetos from the Bull Market that is at the front of the buildings whenever I want. Otherwise, I would not recommend this apartment complex to other people. The standards for the inside of the buildings, the part that affects the people who live here, has to be crossing some health code lines. It generally smells like dog urine and feces, the floors are stained, there’s always trash that lingers from the weekends on the staircases, the elevator is always down, the list goes on. If the standards for the inside of the buildings were as high as they are for the pool area and leasing office, then this would be a really chill and awesome place to live at.My recommendation to the management at this complex: invest on fixing the inside of the buildings and fix the locks on the front gates that allow access to the inside of the buildings.

The Venue at North Campus is a great place to live if you have no care or regard for your personal property. I pay $735/month with the expectation that my property would be offered some sort of protection. Since I have lived here, I have had a flat tire from running over broken glass in the parking lot and an entire rim and tire assembly stolen off of my vehicle. When this happened, I was threatened to be towed and have to pay an additional $150+ for stowing an inoperable vehicle. There are no security cameras on property and I was told that these $500+ expenses would be my responsibility. Strangers who are not tenants are constantly in and out because there is little to no security measures. The gate code is well known and there are issues with key fabs not working/locking doors. Among other issues, there were numerous code violations and subpar housing conditions upon move in. In the townhomes, the tenants are primarily fraternities who live in a loud, messy environment. All of this is tacitly expected and not complained about, but when you pay what you do, you expect basic security measures to be taken.

This property is now under new management and you can tell they are really making this place the best it can be! I really love the staff in the office. They are extremely nice and helpful. If I was staying in Tampa I would 100% live here again.

The community and atmosphere here was incredible during my time here. The pool, gym and other amenities are very close and accessible almost all the time. Very good place to live for the price!

Not terrible to live here, nice to be living close to the school and some friends live down the hall. However, be mindful of other poor reviews because they speak the truth. Have had some poor customer service experiences with attitude with management and maintenance has taken years to fix issues on occasion until my roommates and i have befriended them. Also, residents trash the hallways a lot and so do their pets.

The rooms are a good sizes each including individual bathrooms. They offer apartment style and town homes. The pool area is nice an open unlike other apartment complexes where the buildings block sunlight for certain times of the day .

Ian Leibensperger was a wonderful employee, he convinced all 5 of us to sign a lease and he gave us $360 in credit plus waived majority of the fees. When/If you go to the venue make sure you ask for Ian. Plus he allowed me to give a tour on my 3rd trip there.

I lived at many different places around USF, and Venue has been my favorite so far. It has a good vibe and friendly staff that is very understanding. They also routinely do check ups and allow for a great student experience. They are a well known company (grey star) and they definitely make students their priority.

This is a wonderful place to live at.. Its close to campus and always has events and prizes that they give out throughout the year. I was living at another place not too far away and the staff there didnt treat me nearly as nice as the staff here. If youre looking to find a place close to campus you should definitely consider living here.

Managerial staff absolutely refuses to come to phone leaving complaints to hourly employees who lack the authority to resolve issues. Phone calls are not returned in a timely manner. Fraudulent damage charges are assessed after check out. Upkeep is substandard.

Dont trust other reviews. The Venue puts your name in some raffle for sub par concert tickets in exchange for 5 star reviews. This place is trashed 100% of the time. I dont remember getting to the elevator without sharing it with puke, garbage, or any other substance. On top of that, its overpriced. 4 people paying 635 for a cramped living space is absolute garbage, and then theyll charge you overages (even though management says that almost never happens). When moving out each of us gets over $100 in fines for the most ridiculous reasons. I was charged $25 to clean my bathroom even though I keep my room/items flawless. I get it, your looking for a place to party, but save yourself the trouble and go to Malibu. All in all, this is just another overpriced establishment with terrible management who is just looking to take advantage of naive college kids.

Parents and students beware!!! If you have a child who uses financial aid they will penalize them $100 every semester for not paying by the first... This is simply taking advantage of students who have to depend on USF financial aid disbursements dates. You would think an apartment complex catering to students would support their efforts in this already ridiculously expensive housing market in Tampa Bay. Also, dont let them pressure you to sign a lease before you get the notice from financial aid. They will not be full. Their reviews are horrible.

This is the worst place I have ever lived. During my tour, they only showed me an example unit in the main lobby. The unit was clean, spacious, and overall impressive. However, when I actually moved in and saw the real unit, it was garbage. The common areas (hallways, stairwells, elevators) were disgusting. I have seen everything from urine to broken glass in the hallways. They typically clean the public space once a month so the broken glass and urine can be expected to stick around for at least a couple weeks. The most annoying problem yet is that the front gate is obnoxiously squeaky. Its volume is so intense its impossible to ignore. During the day they will have maintenance spray it with wd-40 so it queits down for a bit, but after they leave for the day, the residents are stuck listening to it all night. Im currently living out the last month of my lease here and the other night it was so bad, I left and booked a hotel because I was going mad staying up every night to the sound of a squeaky gate. Staff is impossible to reach outside of office hours. For your sake, do NOT stay here. I would gladly have paid more money to stay somewhere else. Also, as for security, the locks on all of our gates (every single one of them) has been broken for the entire 12 months Ive lived here. Anyone can come in or out. There is only one positive note I have about this place. The maintenance staff is incredibly friendly and tries their best to keep up with the two buildings that are completely falling apart. When interacting with the maintenance staff, Ive had zero problems and all my issues were resolved quickly (minus the gate but thats outside their responsibility)

I have been living at Venue townhomes for two years running onto my third. I have had a pleasant experience here, considering the convenience factor of its proximity in relation to the University of South Florida. The maintenance and staff have been helpful and compliant. Ive only had one problem with my charges, and thats when they couldnt completely explain why I am paying a certain amount, but we got the unknown charge after I had discussed it with Dakota. Unfortunately, my roommates did not do the same and paid it anyways.Ive never had a problem with pests, which is awesome. The only problem thats been picking at me is the random drops of internet connection. Recently, the internet has been going on and off in inconsistent periods. Sometimes it goes back on in a couple minutes, sometimes in a couple hours. It happens nearly every day. Other than that, Venue is relatively a pretty good place to live.Edit: Dropped my review from four stars to three stars because the internet problems persist.

Hands down the number one best option for USF student living. Great pool area, brand new gym, and super friendly and helpful staff. They are very quick to assist in any problems or concerns you may have, making it an absolute pleasure to be a resident at this place. Don’t play yourself or get caught up in the hype of any other apartment complex because venue has proven itself to be the best and most accommodating in the USF area.

Do not live here. No one picks up after themselves, weekends are a pigstock, and half the stuff in your actual apartment is destroyed. They will show you a model and front how good it is to stay here and it may seem appealing at first but it is not worth the overpriced bed and surcharges.

The rent is reasonable with a convenient location. Staff is so friendly especially maintenance. My bedroom is a good size/bathroom/ closet. My only complaints is the RESIDENTS. The residents here are so filthy. The smell in the hallway so gross. My 2 year old niece is cleaner than those people. They let their animal pee and doodoo on the staircases they don’t like to clean up after theirselves there are so lazy no home training. They throw trash everywhere as if they’re too good to throw it out in the garbage that’s location in front of every building. I feel they should get rid of these so called pet friendly or put the nasty residents and their nasty pets in one building. It’s unfair the rest of us have to smell it.
