I have lived here about a month, and I have not had any problems with the apartment itself, the service requests are answered promptly and efficiently. I also love that the apartment complex is always relatively clean or being cleaned. My only problem is the security, the gate has never worked since Ive been here, I do like that there is a guard at the gate but it is only on the weekend, which leaves us with no security every other day of the week.

Hi I was a previous resident here. I lived at Villas at the Rim for 27 months. My first recommendation to all the future renters is to get everything told to you in person or on the phone in writing. This apartment was ok in the beginning but has definitely gone downhill in the past 6 months. As a renter in good standing at every previous place I have ever stayed, and as a resident who paid rent on time, caused no disturbances, and no trouble of any kind they treated me horribly especially when it came to the move out process. Not only did they lie to me about being able to stay until my move was scheduled a little later in the month but then I was told I don’t know who would tell you that because everyone in the office knows better. So basically I was called a liar, I also referred a resident to them about a year and a half ago because I was pleased with my experience at that time. They were offering referral gifts/rewards at that time and I was promised an Amazon gift card that I never received even after multiple conversations with several people in the office telling me it was coming or they would check into that. But the real security issue I have with the complex is the gate situation if you are moving into this place because you feel it is safe because it is gated, the reality is that the gates don’t work more than half the time in the last 3 months that I lived here I only had to use my clicker about 3 times because the gate does stay broken. Also the property itself often has lights broken, burners from the gas grill missing or do not light, the stairwells always have trash, and there is constantly loud music being played into all hours of the night. Also I constantly see the security guard throwing cigarette butts onto the grounds. Living at the rim is very convenient but after the horrendous experience I had moving out of here… I’d definitely recommend checking out other apartments in the area.

Ive been here for about three months and so far I have been pleased with the experience. Service requests responded to in a timely manner, nice amenities that are now open again after COVID, and very friendly office staff that helped make move-in very slow.The only reason I didnt give it 5 stars is because of the security problems. I signed a lease here because I was promised a gated community with a gate guard on duty at night. The gates have been broken 90% of the time that I have lived here so people just come and go as they please and some of the gate guards dont do their job. There have been times Ive just driven through and they didnt even look at me. If they could get the gates fixed and get better gate guards this place would be a lot better.

We have lived on the property collectively for about 3 weeks. During these three weeks we have accumulated a lot of pictures that show why we are unwilling to keep our lease at Villas at the Rim. The pictures are only over about a 3 week period. When I spoke with the property manager (Scarlet) she advised me she had just gotten back from a 10 day vacation so it might be hard for her to get back to me quickly. I sent her the pictures we had accumulated of the lack of sanitation around the community and asked her to let us out of our lease because we’d prefer not to live around illegal narcotics and we expected a little more sanitation during a global pandemic. We were also advised to have brought up each instance to the leasing office when we saw them happening. We have a lot of personal things going on in our lives, we don’t have time to manage an apartment complex as well. We decided to pay a little more rent to be comfortable in the little downtime that we do have. Apartment complexes shouldn’t be able to hold you hostage in filth. The pictures that we have show trash filled hallways. Dog feces and urine in the parking garage in entry doorways. Dog feces on almost every area of landscape the property offers. Overfilled trash cans in pool areas. Dog feces right in front of our front and back doors. Abandoned cars in the parking garage. A “security guard” I have seen flick cigarette buds onto the landscaping. Empty Beer cans in the pool. Filthy grills. And a bag of cocaine near the dog wash center. We don’t feel safe health wise at this property. The only good thing about these apartments are the amenities and most are closed. After I spoke with scarlet about wanting to vacate the complex my boyfriend found dog feces right in front of our front door. I understand apartments allow dogs. I love dogs. I don’t like that management can’t keep up with their tenants.

Although I was not able to stay for the full duration of my lease due to personal issues, this complex for the most part is a great place to live. It is safe, clean, and pretty quiet. Security is on site every night from 9pm-5am and any visitors must register their vehicles with security before they are allowed to pass the barrier and gates. The complex management team is professional and prompt. Maintenance tickets submitted through the resident portal online are answered the same day and most issues are also corrected that same day. Some residents do not pick up their dogs waste, but the complex has installed reminder signs throughout the property and have installed more doggy waste cans w/bag dispensers. Otherwise, the complex is well maintained. All other complexes in the area do not have as many amenities or covered/garage parking and charge higher rent prices. At the Villas, you really do get the biggest bang for your buck. There is a very nice walking trail down the street from the complex and the complex is also walking distance to the restaurants and bars at The Rim. Overall, it was a great experience living here.

The entire move-in process was painless, seamless and wonderful. Freaking Victoria is a rockstar! Highly recommend her service and this place.

Wow, I really wanted to move into these apartments, after hours of comparing other complexes. I just hope that they have a 24/7 or even police presence to mitigate the increase in crime. I would like to feel safe, especially if I am living alone. Also, the maintenance and cleanliness of the property are extremely important. After reading some reviews, maybe you guys should start enforcing rules regarding tenants not picking up after their pets. It is their responsibility to keep the community CLEAN! What type of tenants are you trying to attract? Take control over your apartment complex before it starts taking control of you!

Throughout my 9 month stay at the Villas it was a pleasant experience. The leasing office was very professional and helpful when I had any questions. Crystal is amazing and very professional.The only problem was the lack of pet owners not picking up after their dogs. Something management couldn’t control as it is out of their hands. Before moving they added more trash cans and waste bags stations. Hopefully this will reduced the problem.Another problem I personally experienced was the lack of valet trash service. I would take my trash bags out during the indicated days and time and they would not pick it up. Days before moving they switched to a new valet trash company.Overall, Villas at The Rim is a great place that offers amazing amenities. I will definitely miss the sauna!

This property has never been terrific, but it was okay for most of the last few years. It has taken a serious nosedive in the past few months, however. I will echo what many have said on these reviews: Repeated loud, late-night parties from the same residents who are never evicted or stopped (I am currently up at 3 am after being woken up and listening to a nearby apartment singing at the top of their lungs); lewd graffiti drawn on multiple apartment doors; dog feces and urine everywhere; open marijuana use (not a big deal until the smell pervades your own apartment); residents loudly talking on their phone on their balcony at all hours of the morning for God knows what reason; cars broken into in the parking lot and residents peeling out there (I get you like your leased neon green Dodge Challenger, but why in the parking lot?); and the list goes on. You can read the other reviews.I signed on initially here because of the amenities. When this place was new, it looked nice—multiple pools, sauna, basketball court, and so on. But, with COVID-19, you cannot use many of the amenities (you are of course still charged the full rent). Furthermore, as others have mentioned, the main pool is often overcrowded with loud-music-playing, drunken youngsters who see fit to leave behind empty beer cans, hot dog bun wrappers, and their dignity.While management is largely to blame for the overall deterioration of this sprawling complex, I wonder what kind of people do this to the place that they live? Do you not care about your community or your home? Do you want the reviews on Google to continue to go down so that even worse residents will move here?Stay classy, Villas at the Rim.

I really love the vibrance, the leasing agents, and amenities of the community. Sad I was only able to enjoy it for a good month until the pandemic hit and all amenities were shut down. Then once everything started slowly opening up, it was great to make use of the pools, fitness center, and always having responsive leasing office staff. I also love the extra luxury feature of having a guard in the entry of the community. I felt very comfortable and gave it a high status touch to the community with its gorgeous Mediterranean look. Just loved the convenience of being by the Rim and La cantera . Everything about my unit was luxurious feeling with amazing views. Shout out to my favorite girls Makayla and Crystal G. They made my living experience amazing. Though sour part was towards the end where I had fixed the unit back to good standing of how the management wants it but they still charged me for cleaning fees and paint. Also the property Manager Scarlette W. had a nasty attitude treating me abruptly rude. I always had a preference to talk to someone else rather than her because she doesnt know how to be a decent human being. Utterly un helpful and not communicative at all. Everyone else was a great help except her, she is a poison to the community and to customer service of management support. Other than that I would lease here again.

Its so-so.Pros:- Helpful, friendly staff- Great amenities, though they need to take down the boxing speed bag in the gym if they havent already. its so loud it gives you a headache.- Attractive apartments.- The parking garages are good. Youre never very far from your car.- I didnt hear my neighbors much. Even vacuuming above me was fairly quiet.Cons- Its close to The Rim and priced like its at The Rim, but its not AT The Rim. You have to take a car to get to any of the shops or restaurants unless you dont mind walking a full mile down Vance Jackson while cars fly by you at 50mph.- Related, its expensive for the location. You can get an apartment in the middle of La Cantera or The Rim for just a little bit more money and then you dont have to use your car at all.- The gates are a mess. My keycard worked like 10% of the time I lived there, the call your own phone system didnt reliably work, and the gates themselves broke a lot too. This doesnt sound that bad, but I spent 5+ minutes waiting for somebody to leave so that I could drive into my own apartment complex at least 50x in my 1 year here.- Dog poop is everywhere. EVERYWHERE!!- The apartment halls are smooth concrete, so when it rains and people track water into them, they get dangerously slippery.- While I thought the neighbor noise was low, the outdoor noise was bad. My unit faced 1604, and even though it was a half mile away, traffic frequently woke me up.

If you are a family, this is not a very family friendly place, in my opinion. People party and drink and scream and yell around the pool area until 2 or 3 in the morning, waking up your children if they are within range. This went on for the entire year with management doing nothing other than to tell me to call the police and report it or take photos of the culprits so they could warn them. Taking photos of course causes confrontations with drunk people AT 2 AM. Cars routinely drive through the parking lot at 40 MPH or more. You can see the tire marks in the garage where they peel out. We had to jump out of the way of cars many times to keep from being hit. Again, management does little other than to inform us that the speed limit is 5 mph, but did nothing to anyone who was reported. The security people have allowed people to roam through on foot as well as drive through without authorization. Our car was broken in to and things stolen and the security people somehow have zero recollection. The owners are in California so local management doesnt have much to be concerned about as far as repercussions from complaints.Im sure that Scarlett is going to refute this by saying that they could never really identify anyone, that they gave out warnings, that she is sorry that our experience was not what we expected. Multiple complaints for the same issues throughout a year of residing in these apartments not once resulted in a change. No matter what she writes, her lack of ability to manage any situation cannot be ignored.

This place does not protect you or care about you when your apartment is broken into! Spend the money somewhere else. No no and hell no to this place.

Recently Im visiting a friend who moved to this place, he is just very disappointed and regret that he came here, the place is dirty because they still under construction and nothing is going well, also the management does not care about ppl and renters at all. this pics are example for how they care about the place, this panel is broken for more than 3 weeks now and all the renters asking them to repair it but they dont care about the ppl at all!!

The manager Scarlette and the assistant manager Crystal are exceptional managers. I used to live at the Vidorra High Rise downtown before I had to move closer to my work in Boerne. When I moved to Villas At The Rim I was welcomed with open arms through Scarlette and Crystals staff. Najia, Genesis and Victoria they are always kind and very helpful. I have been here over 6 Months the staff has always been exceptional! When a problem should arise they take care of it immediately. Not to mention Covid 19 they have handled that situation extremely well.I would recommend this place to anybody!Mindy Rowe

I have been living at the Villas for about 6 months and love it! The location is great, with lots of shopping around and fun things to do. I have not had any problems with management. Best part about living here is that it is always very quiet. Definitely recommend living here at the Villas at the Rim!

One of the best appartment complexes. The grounds are kept clean, the work orders are processed quickly, it is a safe place, and the office staff know how to make you feel at home. Especially Melissa, she is patient and kind. She truly helps you with anything. Highly recommend anyone to live here.

PROS: Great maintenance and staff, security at front gate is a plus but probably arent the most effective. Great amenities including an Indoor basketball court.CONS: Poorly constructed. I continuously had issues with the electricity, plumbing, and A/C system. A fire alarm that will hurt anyones ears. Security service that are just poor at doing their job.Overall not a bad place to live and it does continue to improve throughout each annual quarter. Tour apartments!

Edit: Be very cautious of this company. GET EVERYTHING IN WRITING BECAUSE THE MANAGERS WORD OF MOUTH IS NOT ENOUGH FOR THE THRID PARTY THEY USE. Never have I ever been treated so poorly. On move in make sure to document everything wrong with your unit and keep a copy so when they try to charge you they can take it off.Not a very organized and definitely not an understanding staff. The only positive thing I can say about this place is when you initially inquire about it. When it was time for me to move out they decided to make it very difficult to send in my notice to vacay. After I sent it on August 3rd it literally took them a few days to tell me it wasn’t worded right. So I resent it over 4 times and they took that day and moved my original day to vacay from oct 3rd to the 2 nd week of October. Side note: I haven’t lived in this apartment since June due to the recent pandemic I’ve had to help other family members. Bad business all around and very dissatisfied.Edit: yes I do remember signing it while in a rush not seeing that you ladies changed the date to the 13th when it’s originally supposed to be the 3rd. Just like I said “bad business” Most of the reviews on here are about your unprofessional customer service.

DO NOT LIVE HERE. Listen from experience. I cannot express this enough. My wife and I have lived here for 2.5 years. We were one of the first residents when building 1 opened in September 2017 and had rats in our apartment. Management did not help. We moved to building 2 in March 2018. The ONLY reason we continue to live here is for the convenience of location to our jobs and families while we were in school. ONLY REASON we have put up with everything. I’ve had 3 cars in my time living here, all three were broken into multiple times and my last car was stolen from my reserved spot in parking garage. My wife’s car has been broken into twice. Management and SAPD will not help you. Gate guard does not help AT ALL. Cameras are always claimed that they “do not work” or that the memory cards are wiped every 12 hours. When my car was recovered, the damage is obvious that it was a planned heist, that my wife and I were WATCHED. Cops even told us on phone a car was stolen the night before. At this point, they are being negligent to the issue. If we could round up all past residents to create a lawsuit worth it, we would. DO NOT LIVE HERE. Our apartment was also attempted to be broken into when we were home.

Had a package stuck in the package locker and called the office for assistance. Deborah said she’d be right there to get my package and never came. It was admittedly 5 mins before close when I called, but it would have been better for her to just say that someone would help me tomorrow rather than have me stand around by the lockers and not come. Not cool.

I have been living here at the Villas at the Rim for over six months now and it has been a great experience so far. From my initial application process, Crystal from the lease office has been very helpful, with communicating with me throughout the move-in process. The staff does a great job with any issues I may have. I appreciate Crystals hard work and dedication in making sure that all of my questions and concerns get taken care of. Keep up the great work! I highly recommend the Villas at the Rim to anyone looking for their next home!!

I was very cautious about moving into this apartment with the ratings it had received and the reviews left. With little to no time to find a place to call home, I pulled the trigger and moved into the Villas at the Rim. They have catered to all my needs, Ive felt safe the entire time since move in. I have a healthier lifestyle thanks to the amenities offered and overall quality of life has increased even with moving to a new city. Couldnt be more grateful to live here.

Been living here for almost 8 months, I have not had any issues. There is many amenities to enjoy all year and maintenance request are taken care of quickly. I plan on renewing my contract after completing my year here.

The Villas have been a great experience so far. They are quick in responding to any issues or concerns I may have. Ive been here for a full year, renewing my lease and Ive heard about the car break ins its not just this property its all of the Rim area. Management has responded quickly to any issues at hand. I agree somethings are out of their control and believe they are doing all they possibly can. My experience has been positive with management, leasing agents, and the community itself! I would recommend this community for the location and resort lifestyle.

This place just doesnt learn! the whole week the garage door was left wide open. Cars were coming in and out without control whos coming in or not. they cannot fix the simplest things to prevent crime and yet they say it happens everywhere. A girl was missing all week long and this place turned into a crime scene and residents were not notified. this just shows how much this place cares about residents. The hallway is always dusty and no one ever cleans it. Dog feces are all over the property and you cannot even enjoy the amenities without kids being supervised. the club house becomes a child day care. This manager doesnt care about safety because the gate was left wide open and the garage lights were not working for how many days. This place talks about preventing thieves and crimes but they cannot do their part to secure it. Do not move in here, for the price they want you can be at a safer apartment for less rent. MANAGEMENT DOES NOT CARE.

I find it funny reading some of the comments on here and negativity from the SAME people. If you dont like living here move! Simple as that! My neighbors are so friendly and kind, Ive met new friends just by playing basketball over the weekend. I moved here back in February and love it! I love everything from the leasing office staff to all the fun things I can do on the weekends. This place is like living in a resort! I would recommend Villas at the Rim to anyone and everyone!

She not only met but exceeded all of my expectations from my preferences for the apartment I rented all the way to going above and beyond with my move-in date. Melissa made me choosing Villas At The Rim an easy choice to call home.

Perfect location, I’m in love with my apartment!All is new and so elegant.Mellisa is very helpful and so nice, she helped me a whole lot when I needed her.The amenities are amazing! Love the gym and the Hot tub erea! Me and my friends have 5 apartments in that complex for 6 months already and the staff is very attentive and helpful whenever we needed them.The only concern I have is that a few cars got broke in, but after looking into it a lot of other complex apartments have the same problem, and they are working to solve this issue.

This place couldnt get anymore ghetto! this place hasnt recovered from the break ins and cars and trucks being left on blocks. This management creates fake review so they can get their rating back. look at all the positive review, the profile all has only one review and thats for this unorganized and unprofessional place. What kind of company laves its own fake review? please avoid this place. Please tour the hallways and the garage. Theres dog urine everywhere in the building and also dog poop being left in the hallway. Apartments were flooded during the rainy week! even the amenity area already has a roof leak. the building looks nice but they are rushed and cheap. this place should be called GHETTO AT THE RIM.

So the apartments are beautiful, staff is helpful. The gated garage is absolutely useless because it breaks literally everyday and youre stuck outside. When it does work people break in your car all the time because they refuse to just install any sort of security so you need to purchase a garage for $100 a month so you dont wake up to a car without rims. Besides the big security issues the amenities are really good, clean and staff has always been very friendly and helpful. But seriously the gate never works.

Wow, I was really thinking about looking into this place. But with all the negative reviews and the same complaints over and over again, I am reconsidering. Its also troublesome that the management has a standard response to every review. Take the time to hear your tenants, call them instead of them reaching out to you. It will show that you care and that their concerns are valid and appreciated.

DONT MOVE HERE!!!! They say the have security but security doesnt do anything I just had my motorcycle stolen from inside the parking garage during day light hours. Nothing is there to regulate anything. Lets see how they help me find my motorcycle. Unbelievable no security cameras in the parking garage and they have multiple wheel thefts in the garage and they still arent doing anything about it.Update: We had a lead on who stole it but the property manager wont accuse her residents and wouldnt allow police to do their job. It was a no harm no foul situation and she couldnt muster up the courage to do whats right. All we had to do is say please show is the back of that van if there wasnt anything to hid then there would be no big deal.

Villas ! Lol . Man sounds like gotten pretty crazy ! I am glad I moved back to MN left Villas but the front desk girls were nice to me. Yeah its that kid we saw him roaming the apartment area one day with a pistol hanging out of his pants and he was really high fell on pool table then took off. When you catch that punk I want my cologne and work book back he stole from my car ! Yeah sucks super bomb place looking so exciting some things were and are very nice there . The construction killed it for me but very pretty amenities and property. Hope yall hanging in there !

The gates never worked and the garage was not controlled. Gates were left open and anyone could come in or out. When the gates did work, the clickers to get in didnt work. In eight months, my apartment flooded three separate times. One of these times I was out of town when it occurred and no one told me what had happened. They had been in and out of my apartment to attempt to clean it up, and I had no notification that any of this was happening and only found out when I got home to find the mess in my apartment. The third time it flooded I was told it wasnt extreme even though there was water over my entire apartment ruining my furniture. When I moved out there was mold growing in three different areas in the apartment even though they had stated there was nothing to worry about it, it wasnt extreme. These are beautiful apartments with great amenities, but with no concern for the well being of their tenets and their belongings, it is not worth it pay for this place.

We just moved in like a month ago, and I was surprised to notice early yesterday that several cars had been broken into over night. I was more shocked when the office sent a letter stating that there has been a rash of car break ins through out the CITY and most recently a number of vehicles...were broken into over THE LAST COUPLE of Days! And it continues stating that we should not leave valuables in the vehicles, and that we need to keep our vehicles locked, (the delinquents break windows anyways) but get this, it also says we can not guaranty your safety or security. I am totally shocked here, because it is obvious that the management has not, is not, and apparently will not take measures to make this apartment complex more secure for us. There are no cameras in the garage, not at the entrance, nowhere, there are no cameras in the hallways either, there is not monitoring in the garage at least to check that the cars have the sticker for parking, nothing! I am worried now that I need to look out for myself everywhere in here, because apparently this has become a haven for criminals and delinquents, because clearly it is not only one. The management in here needs to really act and do something! Instead of putting money on a reward, what they need to do is to frequently monitor the garages and the whole building, enforce the sticker, and of course, put cameras everywhere at the entrance of the garage, in the garage and in all hallways. Next thing I worry to see is that these delinquents will go for the apartments, and who knows what else they will do. Also, I noticed this morning that there were 3 storage doors opened. Who would leave them open over night with their belongings in there? I would not. Something has to really be done here, and asap.

I have been living here since January 2018 and I absolutely love it! Everyone here is so friendly, and whenever I’ve had maintenance issues they were resolved within 2 days but usually less. I have had no issues with security here. The gate issues can be frustrating when you have guests, but I’m able to look past that. The amenities are great, and the pool area is always clean. They have a groundskeeper come every morning to pick up any trash both inside the parking garages as well as around the property. The finishes inside the apartment feel higher quality than most luxury apartments provide. Overall, this has been a great living experience and I am renewing my lease this month!As for all the break ins, despite what some people have claimed, there are in fact cameras inside the garages and the gates are always closed at night for controlled access. So besides having a rent-a-cop there every night all night, they have good security. I’ve never felt unsafe when I come home late.For the cars that have gotten broken into, the only thing I can imagine is they left something valuable in sight. When I was in high school my car was broken into because I left my purse in there, semi-hidden from view, and I quickly learned my lesson to never leave anything in my car period. There seems to be a group that targets this area however this is not the only complex that has had this happen. It has also happened at the Tribute and the Marquis to my knowledge. I wouldn’t be surprised if they also went up to Infinity and Axis as well. Just don’t leave things in your car to help prevent from becoming a victim.

I wish there was an option to leave zero stars, this place SUCKS! Ill start off with saying they promised to put up cameras when I moved in April of 2018, but today November 16th my car has been broken into two times, as well as 15 other cars that night, and 8 cars the next time with smashed windows. However, corporate doesnt want to put up cameras on the other floors other than the 1st because they dont feel like it will change the problem. I put a work order in the first week I moved in and they still havent came. The gates lock at 11pm so even as a resident and having a clicker you cant get in to the parking garage as a resident and that is not by choice but because the gate is ALWAYS broken. I signed a 9 month lease but because we let them know 55 days before our lease is over except for 60 days theyre making us stay an extra two weeks passed our lease.. ridiculous. Regardless, after the second time my car got broken into, I obviously verbally stated I wasnt re signing with them. The whole staff knew my position, especially the manager. The staff is friendly but I rather have results. DO NOT MOVE HERE!!!!

My husband and I love living here! From when we first met Melissa, who made the application and move in process a breeze. She treated us like residents as soon as we walked in!With everything that is brand new, there are a few bumps and bruises, however, maintenance takes care of them in a timely manner.

Not only are the amenities top notch, the entire staff are such a pleasure. Living at the Villas gives you a feeling of community. Love living here!

Perfect location for a complex. They are very gorgeous. The front office is super sweet. The units inside are just as impressive as the look on the outside.

Vehicles are broken into,keyed or vehicles are put up on blocks to steal your wheels weekly now. Residents have requested a roaming guard or cameras and the front office refuses to help. The front gate is broken more than working properly. They use a bike lock to keep a perimeter gate in the front of the complex instead of properly fixing it. Melissa posts fake google reviews so that the real residents can’t tell people about the real issues that this place has and trick people into moving in. If you notice all the 5 star reviews are praising her. This place could be great if they focus on safety- roaming guard and cameras- at this price point we deserve it. “Luxury”

Well if you value your personal items then this isnt the place for you. I lived here for almost 3 months and on October 8th had my vehicle broken into. $600 worth of valuables were stolen alone with the power cord being cut from my battery. Its a common occurrence around here and no one seems to care in the offices. No cameras inside the garage except the one to see who drives in. Other than that you better hope that youre lucky. I wish I had never signed this lease.

I recently moved in a few months ago knowing the apartments were under construction. However, I still have the majority of the amenities available to me. The comments that Im reading below, seem a bit unfair. The staff has always been upfront and honest with me from the time that I was looking for a home to now living in my beautiful apartment. Crime happens everywhere, but staff has maintained a professional way about them. They keep us updated as they can and are doing the best to their abilities to make us feel comfortable. I know that Ive ran into a few neighbors who have talked about why there arent security cameras , but why the hell would I want to be monitored 24/7? I think the staff and the apartment complex are doing a fabolous job in maintaining a beautiful property , Im happy to call Villas at the Rim my home.

This place had another burglary today. Came outside and the parking lot was hit again by thieves! this place has no solution to this and no changes have been made every time theres a burglary going on. The management doesnt even send out information on whats going on. Im surprised the manager here still has her position. Villas when are you guys going to start caring about your residents? when will you guys start caring about our safety and the property of other who work hard here? If this doesnt get better you guys will get the local news involved soon again.

These apartments are amazing from the amenities, location and most important the staff. The customer service is on another level and especially Melissa, she has been amazing during my transition process, Crystal was very helpful as well but I can truly say that about the entire staff where everything is tenant focused.

Amazing amenities and supportive staff. I can head down to the office with any concerns or questions and know that Crystal, Desiree, or Melissa will be there with a smile willing to help and make my day a whole lot better. Maintenance is profesional and prompt to come to my unit. I am on month 6 going on 7 living at the Villas and have had very few issues if not any at all. Honestly the best Managment group in San Antonio to manage the property.

This place is not professional at all! they are making fake google accounts to boost the review rating. Since villas at the rim cannot be honest, ill give you guys some information that will turn you guys away. This place in the past months have been a target for burglary and crime. 20+ cars got broken into and of course theres still NO CAMERA. this is the second round of the year. Then a couple of weeks went by and cars got keyed and damages were like 7,000 dollars. This place has lowered their rent so ghetto people started moving in. the college students tur this place into a spring break party. LOUD MUSIC AND LOTS OF SCREAMING. This place doesnt enforce rules and its turning into a chaos. Kids are always taking up the business center and all the amenities even though it says children must be supervised by an adult. residents also do not pick up their dog waste. Theres also a huge puddle of dog urine in the hallways. The manager doesnt care about this place, Its been months and its a shame because the complex looks amazing. Passing by this place wouldnt give you that impression of what I just said. Theres also lots of kids who are unsupervised in the gym and playing with machines. There are times at night the garage lights are not working so its pitch black. Come on villas we cant afford to have more break ins. As I am speaking, theres also a truck on blocks and all its rims and tires were stolen. Not to mention this happened on the other building a couple of weeks ago. This Management is so difficult to deal with, Every time something happens Scarlets response is Im waiting for corporate. or Im waiting on corporates decision. Then she will try to steer you away and talk about other complexes and say its also happening to them. NO!! worry about your complex and do something about this issue! They just now locked the side gate which was left unlocked all year long and now they final secured it when it was to late. Cameras are fake and they never work. Please take my advice and do not live here. you can get more better treatment than this somewhere else. Do not let this place fool you or how nice they are when you come in!UPDATE 9/4/2018 : Another truck was hit in building 1 and glass was damaged. Building 2 has a car on blocks again. Labor day weekend was a spring break party, other residents are blasting music with profanity when theres children present. Another resident got fed up with the situation and she started to throw objects from her balcony. clearly people who reside here are ghetto and have no consideration to other tenants. Yet again Management doesnt enforce rules and the pool is getting out of control on the weekends. Its funny how they dont take the people trying to lease in the parking garage because the garage still has stuff from the burglary as I am speaking. PLEASE AVOID!!

I was starting to like this place until I was on vacation and I heard some bad news from home. I got a text saying there was a break in and to check our vehicles. But how do you do that when you are across the world. My whole vacation was nothing but concerns about home and our property. It’s so unprofessional when I have to hear from my neighbors before the management itself. There was 7 break ins inside the garage and no one was notified. By law they are suppose to notify residents within 24 hrs. Floor quality is cheap, lights flicker and alarms go off for no reason and they don’t know what’s going on. Children at the cyber room are throwing basketballs on the walls. Computer cords are stolen so the key board doesn’t work. Lots of dog feces all over the property and the pool is dirty. Neighbors leave their pets on the patio and they bark all day. Cameras in the garage do not work for safety. We were also promised a car charger for hybrid vehicles and still today and 8 months later NOTHING. I would avoid this place! We regret signing another lease and we will never recommend this to anyone anymore. Do not let this place fool you.To Stephen j Olsen,You’re ideas are ridiculous! You know theres multiple break ins when the management has to bring in SAPD to talk about tips on how to not get your car broken into....Seems like a simple solution, put in some cameras....Verbatim staff says, Were working on it. Keep a better look out. Report suspicious behavior. Have more cameras been installed?? Nope.Amenities are nice. Construction in the units is poor. Wood floors separate and door trimming is awful. Maintenance entered without calling even though I specified in bold caps to call before entering due to the fact I have a dog.

This place is highly unorganized and unprofessional. Melissa was extremely rude and promised us a availability on April 1st! We get there and there’s nothing open until May 7th! When your trying to move to a city and your crunched for time, you would figure that representative of the establishment would be accommodating. Also, wasting my time driving over to the location. I’ve never been treated so poorly and would not recommend moving in, if the front leasing department is so poorly managed. She should be terminated from her position or management should definitely be training there team more effectively. What a joke! Terrible experience!

San Antonio Police Department has notified me of at least 7 vehicle break ins from September 2017 to March 2018. As of the time of this review, the management still has no plans to put cameras in or around the parking garage. Yet, the heavily restricted amenity center and office have nearly a dozen cameras that are either monitored or self-tracking. Until they implement some sort of solution to help prevent and discourage theft and vandalism inside the parking garage, I wouldnt recommend anyone to live here. This review can and will be changed or removed if a solution is implemented.UPDATE: 7/16/2018Apparently 10+ cars were broken into last night. Still no cameras or solutions implemented by management.UPDATE: 8/5/2018Vehicle break-ins have escalated to vehicle vandalism. Numerous vehicles have been severely keyed. There is a rumor of cameras being put in, but no noticeable changes in security have been implement nor observed. Is a roaming security guard not worth customer satisfaction? Added pictures of mold, random trash in the hallway (ya, that’s the front fender of a Nissan on the 3rd floor), and a gate being bike locked shut for some reason (pretty sure that violates fire code - along with the illuminated exit mailroom door they keep locked after their gym equipment got stolen). Looks beautiful from a distance. When you tour this place they show you the pool it’s always full of dirt. The outside TVs (nope) the gates and the famous fob (some of the gates don’t work). The rest of the promised amenities were supposed to be completed March 1 and they are no where close to being done. (I understand there will be noise but it was supposed to be finished by now) Once you get into the apartment the floors are cheap peel and stick laminate that were not properly laid and pieces will come up. -don’t worry they will super glue them back down for you. The lights flicker when you turn on the fans. Some of the outlets don’t work at all and you can only use certain ones to plug in a vacuum. We put in a work order for the electric issue and they swapped a fuse and didn’t even test if the problem was fixed. (It was not). We reported when we had mold and they said we had “mildew” and we could not move units but they are replacing our bathroom cabinets. The administration will send you an email saying someone will be coming into your apartment and no one will show then two days later they come and peak into bedrooms that they have no business being in (I have cameras) On top of all of that we were fine until our car had two smashed windows (in the “secured” parking garage) Admin continues to tell us that crime doesn’t have a zip code. We went to the office asking for camera footage -lied to us saying only the cops could see it /they would look for us/they only see vehicles entering- all of those excuses were used ...later being told that the one camera is not recording and they have no plans in place to add more cameras since they do not guarantee our safety at this location. This was the 7th SEVENTH!! one this month. The management has no idea that anything is not working and acts surprised when told otherwise. These are not Luxury apartments but the administration in the front act like your doing them a favor by living here. Also if you want to speak to their management they will not respond. -They have no phone number just an email that they never respond to. Please avoid !!! They prey on people who are out of state to sign before they can see the property.

Do not move here. Beautiful on the outside looks like a great place to move to. But day ONE of move in was a disaster. Walls had patches of paint all over them looking unapplealing. Floors black and dirty and covered in dirt. Cabinets covered in dirt. Scratches all over the doors and cabinets. Apartment was not made ready for us and we came into an apartment WE had to clean. Break ins in the garage. Call throughout the day for throw up in front of the door to get to garage, never cleaned up. Disgusting. Horrible customer service. Beautiful as it is I could care less because of this service we receive. Find another gorgeous place with better customer service and care. They give you broken garage openers one after the other then have the audacity to treat you like your stupid. I never leave reviews I’m doing this because after only 2 months I am fed up when they can’t even do something as simple as clean up the vomit in your hallway. Lived in an apartment before this that was half the price and didn’t have any problems. You DONT get what you pay for. Oh yeah and let’s not forget the girl leasing us our apartment trying to get us to spend more money and trick us. LOL

The Villas at the Rim definitley has all the bells and whistles you would want. From a sauna to an indoor basketball court, this apartment has that wow factor you’re looking for. I love the fact that there is a connected parking garage for each floor. I live on the 4th floor and the thought that I do not have to walk up any steps, but instead drive up to my floor, is AMAZING! The staff are also so professional and friendly. Crystal, the agent that helped us, definitley made moving into this apartment stress free. She is so friendly and helpful that I would recommend anyone to her.

Looking forward to seeing it opening soon! Staff has been really nice and quick to respond, and you really cant beat that location for work/play.

And to the people who gave this place a 5 star review, you havent gone through what some of us have as far as our cars being broken into and so forth. Just wait until it happens to you and your 5 star will change. And as for Scarlett dont bother replying to my post about our safety or breakins because I dont want to hear it anymore. Nothing has changed since the start. We dont need your BS response. Im sure if this was happening to you, you would feel the same as all of the tenants living here. Its not you its happening to, its us! It sounds to me like its more of an inside job. The problem is CORPORATE DOESNT CARE! 10/8/2018A white truck has been left on blocks, The gate to the second building has been broken and left wide open all night long. I understand crime does pick its place, but this place clearly doesnt care and feeds these criminals. The are still installing cameras and the manager has nothing to say every time something happens. She should just quit! this place doesnt take security well and as I am typing this review feel free to ask them to take you to the garage while you are checking this place. Theres still lots of glass inside the garage from broken glasses, A white truck is on blocks at parking garage 2. PLEASE DO NOT MOVE HERE! theres plenty of cheaper apartments around the area and scarlett doesnt take her job here seriously. Again this place doesnt take security well because the gate is left wide open all day and all night.

I absolutely love The Villas at The Rim, not just because of its beautiful layout and amenities, convienent location (right across from La Cantera and The Rim) but because of the AMAZING office ladies Crystal and Melissa!!! They’ve been nothing short of exceptional and always make sure we’re comfortable and happy!

The leasing agent on duty on 7/13/18 is absolutely rude and also the man who said he was the manager as well...but we were told the manager was not in so who that guy actually was??? Well, I have no idea other than a douche. Dont bother dealing with this place. Just dont.

NOTE (updates review-9/18) - The review added by Mr. Ledesma is inaccurate. The staff did not state everything he “quoted” it was actually SAPD that stated most of that. Next, while he believes that “adding more cameras” will solve the issue, he’s deeply mistaken. Cameras do NOT stop crime, just record it. The property has cameras at the gates, the pool areas, and common areas. While maybe better lighting in the garages could be an option, there is also a part of this that is on the resident. Even the SAPD officer that lives here said they broke into his car and stole his girlfriend’s laptop. Seriously? He left a laptop in the car! Next, there are quite a few residents that feel the rules don’t apply to them and they invite largest parties to the pool and their homes. They wait until the staff is gone and have these parties. Finally, SAPD was here talking to ALL the apartments in this area Becuase crime is up from the Dominion to the UTSA area. Not sure how the office staff can control crime sprees in the area, but it’s more productive to come together as a community than blame everyone else for a problem that is bigger than here. I had to make sure FACTS were stated because that review distorted them completely. Yes there have been break ins here, but as SAPD stated, it’s happening at apartments and shopping strips in the surrounding area also (not just here). The staff did listen and took notes. They also mentioned the “bid” they have out for additional cameras, but Mr. Ledesma Conveniently left that out.I moved in during November 2017 and have had a great experience. They are still building as another review wrote, but you know that when you move in, so you should kind of expect construction noise. With that said, I have never really heard too much other then when I have my patio door open and hear the contruction trucks, but its not that big of an issue and not all the time.The amount of amenities are incredible and make it well worth calling Villas at the Rim home. I absoultely love the pool area with the gazebos and many BBQ pit areas that are first class, encased in beautiful stone settings. You can lounge in the wading section seated in a chase chair felling the water around you. The gym is made up of two sections. First a full workout area with treadmills, stairmasters, rowing machine, weights, weight lifting machines, TRX, boxing equipment, and more. The second room is a spin/yoga/pilates room that has the latest technology. Select a workout from the touch screen outside the room and then head in to enjoy a large screen TV that will guide you throug your workout. Dont get me started on the incredible hot tub; a MUST TRY for everyone. There is also a sauna, racketball, and indoor basketball. I havent tried many of other amenities outside, but you can stay really busy.I love the convinence of managing my account through the residient portal. I can pay my rent, put in service request and check the status of them, and stay updated with resident information. NOTE: For the section of paying rent, it is a free service when you use a checking account. Using a credit card does have a fee, but that is pretty common with a lot of businesses these days. I have had a great experience with using my checking account.The staff is incredible. Having lived in apartments all my life, I have been so impressed with the staff here. They are incredibly helpful, professional, and just awesome people. There is staff on duty 7 days a week at specific times, but I have also emailed them after hours and heard from them the next day when they arrive.Its been a great experience so far! I am glad to call Villas at the Rim home. I am so close to the shops at the Rim, the movie theater, very nice restaruants, and the Shops at La Cantera. For those that like hiking, Frederick Wilderness is just one exit away. I hope my review has helped and I look forward to signing again when my lease ends.

The construction is from 6am to 6pm so if you work during those hours its a nice complex. Unless you have one of the many units with water pouring into your apartments caused by pipes being too tight and exploding causing many mold and mildew issues around here. We had to move across the hall because water was pouring into our laundry area and now the bathroom in our new unit is musty. Weve been here since dec had to move to our new unit dec 28. My 1 yr old has been on antibiotics twice and were trying to pinpoint if the mold is causing it. They want these units filled so if moving from out of state please use caution, they did and will lie about what needs to be completed around here. Weve spoken to everyone with out of state license plates and its a common theme around here. Please use extreme caution when thinking about renting here. Our 6 month luxury living relocation move has been an absolute nightmare. Someone literally killed themselves in one of the units and mid january my husband and i were using game room when a man claiming to have just gotten out of prison stumbled in and kept revealing his pistol to us... dont let them deceive you into this place. Theres apartments all over this area*we moved from out of state and hadnt seen the property prior to moving in which is why i stress they LIE about what is going on so take caution when speaking to the front. We moved dec first and their words were they were a month away from full completion. They said the guest suites were also lmost avaiable which was important to us as weve had many out of state guests. Its march now and they still arent ready. Construction is still non stop not complete at all. If you are able to tour prior to moving in and you see someone with a dog, ask them when they were promised the dog park. Its sad. I would hate for someone to have the same expectations we had and as promised especially people who move from out of state.

Been here a few months now.. Office staff is cool and responsive a majority of the time. Units are nice and amenities are great. However parking your car in the garage is not safe it seems. Its a weekly event when cars are broken into, tires taken off cars, things going missing right outside your apartment or even in the common areas. Heck staff knows this as from what I was told the offices were hit.... When I brought this up to office staff, I was told why do I care if it hasnt happened to me, I looked at her like are you kidding me..Theft is a huge issue here.They also seemed to have opened up this complex before being ready to do so. Lots of unfinished building projects, potential code violations around the whole complex and now it seems they are re-doing construction to fix mistakes that were made. It is a gated complex, but it is not, as a lot of the time the gates are just left open as the devices given to residents do not work.Pool and I say pool (as only one is working) are nice but its spring break on the weekends as no enforcement of the guest policy at all. Bear cans left all over, people drinking and smoking in the pool.For the price I would suggest to go else where that has better property management skills.8/20/2018- Another car break in. Spoke to SAPD and they were told by apartment management that there is a patrol officer, but yet no one has seen this officer. Its gotten to a point where its now daily car break inns.9/4/2018-2 more cars broken into. One car had his rims and tires stolen while parked in the parking structure and another car windows bashed in. Spoke to the SA officer on site this am during the storm and its crazy, not just here but all over this area.... Oh and yeah, during the storm residents had water flowing through there vents from the outside. not sure how this can happen but it did to at least 2-3 tenants.9/13/2018 more and more car break ins. it is becoming a nightly occurrence it seems. I understand that cameras are suppose to be in place and theft is all over, however here is a very simple solution. Make sure all residents have a parking permit sticker on their windshield. Then have a guard/person to sit at the gates to let only residents through. Any guests would have to wait upfront.10/9/2018 another car break in leaving a truck on blocks.... one gate is not working as left open now for a few days...10/29/2018- so over the weekend SAPD was again onsite as there was a garage break in. The next day driving in the garage SAPD was arresting someone as he was spread eagle up against the squad car....last weekend everyone saw on the news about the search for a woman who went missing, nobody notified about this in the buildings.10/31/2018- please read Stacys post as everything she has said is exactly correct and how many feel..11/7/2018- so here is a list of general issues people in my building encounter. If you face the west you will get all the lights from TOP GOLF and music till about midnight pouring into your apartment. You will also get the blinding sun during the sunset. The water pressure in this building is high then low. Stair well door to garage or stairs will always slam shut and you will feel it in your apartment... Not sure why everyones front doors do the same, you think they could close softer. Still question about the whole garbage pickups. To me it seems so tacky that you leave garbage out in front of your place for pickup. This isnt a management issue but rather a design flaw.12/20/2018- so for those who want to move in with pets, you will be billed a mandatory de-flea of the house. Just another way to scam money out of you. also whatever deposit you put down will be kept so expect to lose that..1/29/2018- ITS CARZY ALL OF THESE ISSUES ARE STILL HAPPENING AND NO RESOLUTIONS!! THESE ISSUES HAVE BEEN ONGOING FOR AT LEAST A YEAR NOW!! JUST MOVE AWAY!
