I moved in a couple of weeks ago with my two children, and couldn’t be happier. We feel safe, super friendly neighbors and staff. We drove across the country and we so glad we didn’t have to worry about a thing. Got our keys and moved right in.

Ive been living here for a while and I have nothing to say but positive feed back about springs. The grounds are nice and clean. Its always quiet and the staff are always willing to help. When covid hit I lost my job and had a really rough time but rather than trying to run me off the staff were really helpful and understanding. I moved in almost 5 years ago and I dont regret making the move.

Great place to live. Beautiful apartments! I have had no problems with getting anything fixed. They come within 24 hours and are so pleasant! Office staff are super friendly and get to know the residents quick!

I live comfortably and feel safe here at Springs. I also appreciate everything that the staff does to make me feel like family. It truly is home.

Prospectively looking to relocate. This place is beautifully landscaped, very well maintained. Extremely positive first impression. Pets are allowed. Fitness room is immaculate. In home washer/dryer is definitely a plus! Strong possibility of becoming a future resident!

I love my home at the Springs at Round Rock for several reasons. I want to start by acknowledging the friendly and knowledgeable staff. I presented a unique issue to Wena and she went to work immediately to resolve my issue. I could not ask for a better experience than what I have been provided by this complex.In terms of quiet, Springs at Round Rock is number one in my book! I am able to record my podcast and write my blog without any interruptions from noisy neighbors. The property location is fantastic! The Springs at Round Rock is a stones throw from shopping and dining venues. One of the best decisions I made in 2020 was to make the Springs at Round Rock my home.

This is a fantastic apartment complex. Very comfortable and homey, the apartments themselves feel a bit like town homes, which we like. Great community, I know a lot of my neighbors and everyone is very friendly. Great place for dogs too, lots of grass and two dog parks. And only 1 mile from I-35! Highly recommend.

Awesome Tour When I visited for a tour, Wena was really awesome presenting the community. I have toured alot of property and she did a wonderful job. Fenced in yard is what I specifically looking for. And they have it.

The grounds are kept relatively clean. Nice small and safe community. My only complaint is that the walls are super thin. I can hear everything my neighbors say or yell at each other. On all sides. Its ridiculous how sound carries in this place.

This place is amazing!! One of the best management staff I have ever worked with!! Would recommend this for anyone looking for there next home. Very safe and friendly. Gym and pool is perfect! Grounds are always clean.

Highly recommend Springs at Round Rock!Original review three years ago:We just moved in a day ago, and I am already loving this place. The apartment is very nice, as well is the entire complex. We only had one very minor issue when we moved in (an outlet wasnt working) and maintenance came within 20mins of us reporting and the gentleman was very nice and helpful. It was fixed in a matter of minutes. The layout of the buildings is wonderful, providing plenty of space in between buildings. As far as the review below me goes, they certainly try their best to answer all calls, as this apartment is still in the process of being fully built. The amenities are top notch, and if you have a dog they will love this place. They are super pet friendly, and I am able to sit on my porch while my dog can lay in the grass. I have high hopes for this apartment complex.

I have been living here for 2years. Just renewed my lease. It has been a great experience so far from the other apartments that I have lived in. Weve really enjoyed living at the Springs. The staff is so helpful. The manager Ronya is so kind and welcoming. She comes out and talks to us and doesnt hide from customers like weve had other managers do. She plays with our dog and gives her treats. The new person Kisha is very nice and helpful too. Maintenance is top notch. Our repairs have been fixed quickly and correctly. We highly recommend the Springs Apartments.

I am new to Texas and loving every minute of it. Trying to find the best place to live is always stressful but I can say I made the absolute best choice here in Round Rock. I’ve been a proud resident of The Springs at Round Rock for almost 4mths now. I am very well taken care of from a staff that puts their heart and soul into making my life easy and enjoyable. It’s always a pleasure to run into Brad, Moises and Eric; our hard working maintenance team, as they always greet with a friendly hello and a helpful hand.Ronya is our Property Manager, she is never too busy to address any concerns I may have or even some friendly advice on what’s good to eat in the area and always a beautiful smile to greet you and wish you a pleasant day. Kisha is our Assistant Manager, she is always caring, considerate, professional and always makes me feel so welcome when I come visit her.The property is very well maintained. I personally enjoy the Fitness Center, It has everything I need to start my day off right. Directly in front of the pool to give me that boost to keep me going longer on the treadmill... my bum needs it hahahaIt’s also really awesome that we have access to a car wash onsite along with the dog wash. Makes my life so convenient. Not to mention they have two large dog parks for my Lucy and Mr Boo.It really is such a fun place to live. They regularly have outdoor resident events, where I’ve meet some very friendly neighbors and have made some new friends :)I get some may have not had the same experience I have had , but I do pride myself in never writing anything I can’t stand by.. choose this place to be your new and forever home and won’t be disappointed .

Wena’s skills and kind heart is far far the best! She made us feel special and made us feel like home. It is that feeling of trust is the reason why I leased. I am very confident that she will take care of you. The maintenance, Arturo, has been really awesome! I am building a house right now so I have a short term lease. But the amenities are simple and not conplicated. Very homey feeling.

The complex is so beautiful. The application process was super smooth and easy. You don’t hear your neighbors at all. The office people are the sweetest, and extremely helpful. The maintenance guys are quick and fast, and extremely nice. I highly recommend this place, you will not regret it. I love it here.

Absolutely loved living here the last year. It’s ALWAYS clean, quiet, bug free and the staff are amazing and friendly. The Springs “Above and Beyond” promise is real, Ronya and Wena are always on top of things and have gone out of their way to make us feel welcomed here. Maintenance has quickly handled two small issues that came up during our year, one being our fault. You couldn’t find a better place to call home.

Disappointed, for the price I paid, the indoor pool isnt open and no breakfast buffet. Which states it is open and available online. I get the Covid thing but all other hotels around here are open and available. Small rooms, i wouldnt stay here again.

I just renewed my lease and my wife and I couldn’t be more happier to live at Springs at Round Rock. The office staff is always very nice and attentive to all residents. The community is very well kept and dog friendly:) I would highly recommend this apartment complex to everyone!

I recently visited the complex regarding questions I had about the property. The two ladies, Kisha and the property manager Ronya were so very helpful! They both had excellent customer service and were very knowledgeable about the different categories I needed information on. My son just moved in and he really loves it here. We toured with Wena and she’s very knowledgeable of the community and area. We love that his school is less than 7 minutes away and everything he needs is within a 5 mile radius. Thank you Wena and Arturo for helping our son get settled in.

I just moved in and I was so disappointed the soonest I put foot in my apartment. The cabinets painting was chipped, a part of the floor lifting, the light bulls not changed, vent and ac filters missing, ceiling fan on master bedroom leaning. The bathrooms drain stoppers broken. It was crazy and unbelievable. I felt used and mistreated. As a result, I take my time writing this review to warn future residence.Make sure that you view your apartment before your moving date. I think Arthuro for coming and taking care of my multiple work orders in a timely manner.

Highly recommend, new and up to date beautiful apartments, this is my second apartment Ive rented here. The front office staff is amazing, Ronya always welcomes me with a smile and my dog with a treat, Wena is always a phone call away with an answer to any questions I may have. Quick service with and technical issues. Love it.

COVID19 hit shortly after I moved in. I lost my job, and had no way to pay ANY bills. I told them Id pay up the month, and leave early, and yet they still decided to send me to collections when they knew I had no way to pay. Just disgusting.

Been living at Springs at Round Rock for about a year. Recently renewed my lease for a second year. This community feels like home. From the caring property manager Ronya to the leasing agent Wena.There was never a time were my concerns were not addressed. I love that this community is pet friendly with two available dog parks. My Yorkies definitely enjoy them. The apartments are upgraded with beautiful marble islands. Spacious and I even have a garage!

Move out as fast as you can! I’m glad we did. I moved in and had to wait half a day to get my keys because the old agent Lauren was waiting on Ronya to finish signing her stuff. She knew we were moving in I don’t know why she couldn’t get it done. We’ve had so many problems with the staff especially Ronya. A lot of long time residents I talked to don’t even go in the office anymore because of Ronya.... FINE ANOTHER PLACE TO LIVE!!!

When researching my options as my previous lease is nearing its end I just so happened across The Springs at Round Rock!! I literally walked into the right place at the right time. Not only was I met with excellent customer service and hospitality from the moment that I walked through the door, the leasing staff at The Springs have been more than helpful, going above and beyond. The property is very well manicured and maintained! We are excitedly looking forward to our future in our new apartment home!!!

Earlier this week I set up an appointment for a tour. It said my agent would be Ronya. When I came in she introduced herself as the manage and told me that someone would be back to assist me. She then went back to her office and I waited for a while. Im not sure what she was doing that she was unable to help me with, I was already on a time crunch to go back to work. She told me the studio was not available to look at. I work in the industry and I looked on the website to see what was avaiable to asap move in and the date was available for asap. She just did not want to take the time to show me. I informed her I work in the industry and know how these things work. She did not need to lie to me in trying to get out of touring. Thats part of your job! I couldnt handle her lies anymore and had to leave. Kisha was nice enough to call me back to reschedule the tour and show me the apartment. I was ready to lease but the customer service from a lazy and lying manager, is not somewhere I want to live for more than 12 months. Its a shame the community is really pretty and layouts and finishes are top notch. Your manager needs to be replaced. Very unprofessional.

This community is slowly falling apart. The only good thing here is Wena and Arturo. Dont move here.

I toured here with my Fiancé with Wena and we love the community! This is definitely our number one choice. It’s super pet friendly and the clean. Wena has the best customer service and answered all our questions. Moving from Michigan to Texas, she’s given us a lot of information about the area. Once we get the go from my fiancé’s company we are definitely putting in our application.

Kisha is very helpful when I have questions, love how attentive she is with her residents.

We had a great overall experience with Springs at Round Rock! The leasing staff was very helpful when providing us with loads of information when we were trying to relocate from a different state. We moved to Austin feeling confident in the choice we made and we were right! The location and apartment were both beautiful. Move out was quick and easy, unlike a lot of other apartment complexes we have dealt with before.

Living at Springs was unfortunately kind of a nightmare. Many appliances were broken upon moving in, and would consistently break after being repaired (which sometimes took weeks for our service requests to be answered). Things like the main gate would also break and made it difficult to even enter the grounds.The staff are also incredibly frustrating to deal with. Aside from seeming standoff-ish at times, there were times we would receive phone calls telling us we hadn’t given the office proper paperwork (terrifying right?) only to find out that Ronya (the manager) and some staff had shredded our paperwork instead of filing it - forcing us to have to resubmit everything on a very quick deadline.I’ve had several friends ask if they should move into Springs and I have discouraged all of them from doing so. Go get a house, or a different apartment. This place will only end up being more stress than it’s worth.

I moved in around November of 2019, and I have to say I love this community! All the events y’all do are awesome! The Team is very responsive, Wena is especially helpful! She always puts a smile on my face when I walk through those doors, because I know she cares!

Great apartment community! Maintenance team prompt to fix any issues (big or small). Great staff all-round. You got to try out the smoothie bar when you stop by!

I visited my brother over the weekend. I like how their guest parking works. It was a Sunday night and there were still parking available. The employees are really friendly and helpful and I really like amenities. 24hr fitness studio, and club house cafe, car wash and vacuum, with a bonus dog wash area. That is so amazing! For me, amenities that I can actually use is really important. The other resident were really friendly too, it is like a little community I feel like I am home..

The only bad thing is the construction that starts at midnight and stops at 6pm. It’s hard to sleep with the crazy loud noises. Everyone here has been great.

So far, I am very satisfied with the quality of care we’ve received from start to finish as future residents here at The Springs at Round Rock! Excellent customer service, very polite staff! The upkeep of this property is a direct reflection of quality you’re met with once inside! We’re proud to say this is our new home!!

I just moved in last month and so far, Ive really enjoyed it here. The office and the maintenance team are super friendly. The community as a whole is friendly as well. People will acknowledge you when you walk by or walk your dog. I highly recommend Springs at Round Rock.

Ive lived here for over a month now and I can honestly say the place is top notch for the price. Everyone is friendly from the occupants to the staff. Its got a clean and fresh community feel to it that you wont find much anywhere else. The two story set up makes parking never a hassle to find. If you can get in I would jump at the opportunity asap.

My wife and I have been with Springs at Round Rock for over a year and a half now and have truly enjoyed our experience. Ronya from the front office is always friendly and very helpful! The leasing process was easy. The clubhouse is well maintained. I highly recommend!

As a locator I love showing this property. Their efficiency is probably the cutest efficiency I’ve ever seen. Crystal really works hard to make her residents happy and the manager pays her bills on time. Since we work on commission only we appreciate that 😀. I’ve never seen a smoothie maker as a resident amenity so I thought that was cool. I also like the fact that they’re only 2 story buildings. Both clients that I’ve leased here are very happy with their units. And I’m leasing a client who is moving out because his job transferred him south Austin and he loved his stay there. Good job Springs!!!

Springs is AMAZING! Moved in almost a month ago and I have NOT been disappointed at all. The staff is always friendly and eager to help , I can’t believe how many times I’ve called asking questions and every time they’ve been so helpful and patient. The apartments are absolutely stunning , they keep the community VERY well kept.Maintenance is incredible, if you have any questions or problems they are at your door the very next day. I definitely recommend Springs to anyone. Very pet friendly too plus it’s gated which I love how I safe I feel here. It’s also super quiet I rarely or hardly hear my neighbors. It took us a while to find a place so great I’m really happy we waited and Springs is definitely the one !

Ive been a resident here for almost 2 years. I have loved it here. From day one the Manager Ronya helped me. She helps me even today whenever I need something. The whole staff is very nice and helpful. I have only needed maintenance a couple of times. He came out to fix my disposal right away. Its nice and quiet. I love it and recommend it. Its a very nice community.

I just wish there was more of a human element in caring for the tenants. Since I moved in October 2017 until now my rating has gone from 5 stars to the minimum. Either the management company (Continental Properties) needs to empower the community managers to make their own decisions or they need to reevaluate the tenant satisfaction of this property in particular (start with the turnover rate of the front office).

I have honestly had enough with this complex. From DAY 1 they have had issues. Move in day, I had to redo all my paperwork because they lost it! After I called and check several times to make sure things were all taken care of.They never answer the phones, they no longer change light bulbs due to needing to cut back on their budget. NOW we have to pay to have our packaged delivered? I might as well rent a house for the amount that I pay here. The entire reason for renting in a complex with amenities is to actually have amenities. I will be making a formal complaint as well. The turn over since I have lived here is ridiculous.The only good thing about this complex is the maintenance crew! They should be running the show.

I wanted to take this opportunity to say that I have enjoyed living here. Your staff is top-notch, always courteous, and any repairs I needed were addressed more quickly than I had expected. I would certainly recommend this apartment community to others. Thanks!

I constantly have to drive around to look for parking after 6pm. If you have the money, then you can pay extra for covered parking or a garage. If you’re like me and watching each pay check, then keep walking shoes in your car for your hike to your apartment!*Cheaply built (I had two doors literally come off the hinges and water come through my door twice, leaving lovely large puddles and causing water damage to some of my belongings.)*You will hear everything! You are going to wonder if your neighbor is in your apartment*The office staff is fairly incompetent. I have had to re-sign my lease on various occasions because they can’t seem to get it right the first time. I think they are more concerned about hosting little events.*There is dog poop everywhere.My honest opinion: It’s not worth the price. I’m moving once my lease is up. The price does not match the quality I was expecting. Their maintenance staff is the saving grace.

Its a delight to live in a community like Springs at Round Rock. The community is safe and quiet. The staff is very much helpful with the things I needed. The amenities are absolutely beautiful as well.

I second the opinion of the reviewer who talked about the noise. The staff, amenities and facilities are top notch, however the apartments themselves leave a lot to be desired, especially sound dampening.I was an early resident, and was incredibly lucky that my fist neighbor was extremely quiet, or never home. My neighbor moved out and the new neighbor sounds like they are running a 3 ring circus and I can hear every foot step, loud conversation, and other sounds that ought to be more private, all the time. Had I known these apartments were so poorly insulated, I wouldn’t have renewed my lease.

Fantastic community. Everyone on staff works hard to make you feel welcome and at home. The grounds are well kept - no trash or pet waste anywhere. I have recommended this place to friends who have moved into town.

Update: since moving in Ive had multiple issues and Ive been harassed by the front office. The maintenance team tries to fix things bit within the last 8 months Ive had my a.c broken 3 times, multiple pest issues, and my fridge randomly go out. I dont plan on renewing and I wouldnt recommend living here.

The first time I laid eyes on this complex, I instantly fell in love. It is indeed a great place to live in and the amenities are amazing. Springs at Round Rock is the place I truly felt safe and secured. Not only that, but the staff is incredible. They are always there to help me and my family. They instantly made me feel like I’ve been part of this community for years. With the kind of staff they have, I easily became comfortable. I would like to say thank you to both Ronya and Emely.

We really just wanted to take a look at the apartments and we ended up putting our deposit down in the same day. The apartments are beautiful, the amenities are amazing, and the staff has been awesome. They really have worked with us and been more than helpful.

Not to be cliché, but this place is too die for! I love the interior designs of the apartment and the money you spent here is just totally worth it. Moved In last year in November and havent regretted it since. Very nice staff that doesnt have a problem with fixing any mistake they may have (Which isnt many). They have a very high standard of care for the apartments and the area. Even though pets are allowed they truly enforce owners to clean up after their pets. Its a very quiet low drama area that give you a very safe feel. You can even walk around at night and not have any fears. Overall its a great place to live but make sure you have your finances in order because they will handle lateness accordingly as any grade A apartment should.

We had a great experience with my bestfriend living here in springs at round rocks! They had great facilities, helpful staff, great excellent environtment and only 10 minutes away from the outlet mall! We had an amazing experience!

The first time I stepped into this community Ronya and Lauren made me feel comfortable in knowing that this is a great place to live. The team from administration to Maintanance are professional yet, have a family feel.The apartments are new and well taken care of as well as spacious enough for your family. There is a great dog park, car wash and other great amenities in the apartments too.Give it a try!! I think you will be very pleased.

Friendly staff and clean property

We love this place! Everything is new and the whole community is well kept. Even maintenance are quick to respond with all our requests. I love the bar with free drinks like smoothie, the gym, pool and the free car wash! The open layout works perfect for us with it’s elegant style. The process was smooth since all paperworks are done prior to the move, like electric, internet etc. Crystal H. has an excellent before and after sales customer service, she is always available with any questions that you have and all staff are helpful as well. We leased for a year and would love to stay longer. Keep up the good work Springs!

When I moved in I thought I would be here for a couple of years cause it felt like home , I shared that with everyone I spoke too but that wont be the case. When I moved in I specifically asked if the rent and carport goes up after just one year, I was told No .Now my lease is up in August , I got a notice in May telling me I have two weeks to sign my renewal lease by June 7th. Also that my rent was going up by $42.00 , the carport up by $15. 00 thats $57. 00 thats almost 60.00 monthly !! , also if I dont sign my rates would go up ! The front office people are nice but they wont pay that $60.00 a month for me. Management is being greedy and shameful.

Immediately upon meeting and greeting Sandra and Ronya at the Springs we fell in love with first personalities ... then the apartment met everything that we were expecting. From the first date of moving in even until now Chris the maintenance manager has shown exceeding professionalism and taking care of any and all of our needs.I must warn you 😄 Ronya (the manager)will spoil you with her phenomenal display of genuine love.We would highly recommend anyone seeking a nice & comfortable place with great access to the city to join us here at Springs.

Everyone posting positively just moved in and loves the apartment. However, the STAFF is extremely unprofessional, you have to call and call and call before you get a call back, you will be lied to and then told you were the one that misunderstood, THEY WILL TRY TO CON YOUR MONEY, and if they say they are going to follow up just follow up with them because they wont. That includes their management company as well. Good luck....UPDATE: their response is just for show. It does not take DAYS or a WEEK to respond at a “timely and professional manner”. I’m not including the weekends either. If a head ache and unprofessionalism is what you want, you’ve come to the right place.
