We have had a wonderful experience with the Shoenberger team. As our property managers, they have overseen every detail (including weighing in on which properties to buy). They have fully vetted applicants and paired us up with some good tenants. Theyve managed repairs and yard maintenance. Theyve also provided us with documentation for our taxes. Theyve been extremely responsive. I wouldnt hesitate to recommend them if you have a rental property in the Reno/Sparks area and need expert property management.

We have used Shoenberger & Shoenbergers services for eight years, owning multiple rentals, and have been more than satisfied with the level of service we receive. Yes, there are occasional issues but they are always resolved in a professional manner with an email or phone call. If we were new to the rental real estate business we would not hesitate to use S&Ss services.Reading one star reviews of Shoenberger & Shoenberger on google and yelp, it seems everyone is a victim. There are always two sides to the story. The tenant that calls into the office to complain about the issue of the day and says they were treated poorly. My guess is that the tenant was not very professional to whomever they talked to, and was treated in a like manner. Treat people the way you would like to be treated, very simple.Note to tenants, S&S can not force an owner to spend money on their property. Similar to red lights in Reno, replacement of appliances, flooring, etc., is merely a suggestion. Many owners would rather repair an old appliance, or replace it with another used appliance instead of buying new. The same goes for owners, George can suggest upgrades of whatever, flooring, lights, landscaping, appliances, but it is up to you to decide how to invest your money.

We did a 1031 exchange into a small apartment building in Reno last year. This was done while we were (and still are) out of the country. I had phone conversations with several property managers and George was by far the most engaged and responsive. He and his team made the transition very easy for us and since then they have been very thorough and professional. More recently we bought another small building and had no hesitation with having George and his team manage this property as well.

My wife and I have been associated with the Shoenberger management family since 2003 and they have managed our apartment in Reno since that time. We have always received great service from them. When a problem arises, it is quickly addressed and solved. The staff is most friendly and professional and well continue to use their service as long as we own our apartment.

Ive had nothing but positive experiences with the Shoenberger Property Management Company. One, they find qualified tenants in a timely manner where in my case theyve always paid their rent and paid it on time. Two, if there is a question or a problem, the staff responds, takes care of it and communicates back to me promptly. Three, over the years in my communications with the Shoenberger company, it seems there has been little employment turnover which to me means the staff is experienced, seasoned and knows how to take care of business. I can only infer from this, that the employees find it a positive well-functioning place to work. And that makes it a plus for me. No complaints. Thanks.

Horribly unprofessional. They will accept your background check fee for places that are already rented out then tell you that it will apply to other properties of theirs to try to lock you into renting with them. THEN if there is a good match they will request a deposit BEFORE allowing you to view their lease/terms. What a joke! Does this qualify as a scam? Pretty darn close. Not to mention they are extremely slow at responding to your questions and/or avoid them but are quick to demand information from you. I actually laughed out loud a few times while interacting with them because I couldnt believe how unprofessional and disorganized they were.

When my former property manager was bought out by a big company and the service turned awful, so I needed a new property manager. I met with George, who helped me arrange my property with suggestions even before I was a client. He helped me rid myself of a lot of lingering problems created by the old property manager. Ive been with S&S now for over three years. The people are very good and are very responsive. All my properties are rented for top dollar. I highly recommend S&S to manage rental property in Reno.

These guys are top notch! I have owned investment properties since 2003 and worked with many property management companies. Schoenberger & Schoenberger are the best Ive ever come across. George is still very hands on. He called me back on a Saturday once I made an inquiry and walked me through all the particulars. They made very helpful suggestions in terms of what rent to charge as I dont know the Reno area as well as they do. They have found me perfect tenants and provide useful information about the market. During the pandemic not all tenants were aware of their rights or how to utilize government programs. They provided useful information about that as well.

Just moved into a place that was supposed to be clean and ready to go, and the list of issues was never ending. The biggest is our fridge broke and the maintenance person who was sent wasn’t even qualified to fix the fridge? We have been asking for our pool key for a week and no one is getting back to us. We have lights that don’t work, our backyard was filled with garbage, and we have a shattered window. It’s the worst renting experience I have ever had.

I am very disappointed in Shoenberger & Shoenberger as property managers for my property in South Meadows. The first year was strong, but by year three they did not perform contracted inspections, allowed the yard to become overgrown and full of weeds, and attempted to use over-priced contractors when work was required. Inspections were incomplete until I insisted that they take detailed pictures and told them specifically what to inspect. My renter had to pay out of pocket twice during this past year in order to have the yard work completed. George Shoenberger has failed to return my phone calls or emails regarding property management. I fired S&S in June due to their failure to perform. I can not recommend them to either owners or renters.

My chronically ill husband, myself and our kids have been sleeping on a floor trying to find a place and this would have been nice to know within the 2-3days their site says.None of you care about the actual humans behind the paycheck.

This is an excellent property management company. We had a plumbing leak and a service person was there that day to take care of it. They answer the phone promptly and are very helpful, understanding and polite. Our home was in beautiful condition when we moved in. The accountant took the time to help me use the tenant portal and was very patient. Nancy took the time to do a video walk through of the property for us when we were making our decision. I have confidence they wont leave us hanging when we need help.

When I signed the agreement to move in I was excited because the rules I agreed to made it seem like I was moving into a nice quiet place with fair parking. I was wrong. My walls are constantly vibrating from the bass from multiple apartments around me. I can’t park in the parking lot because even though we’re only supposed to have 1 car per apartment unless we pay more, everyone here has multiple cars and even if they have a space they’ll move their car just to get a spot on the side I’m on so I’m lucky to see my truck parked from my apartment once a month. I’ve contacted the management company and they just ignore the complaints.Oh, also my air conditioner will freeze over if used for more than 45 minutes. They actually did send the maintenance man to look at it but he said that’s normal when it’s below 80° outside.Don’t rent from these people. It was nice years ago but it’s trash now and I’m counting down the days until I move out.

S & S has managed our property for over 12 years. George and his team have always been professional, extremely efficient, communicative and transparent on dealings with our property.

First, I made the rookie mistake of trusting this agency. I should have kept receipts of all the times we payed rent. Every month was always payed in FULL and now this agency has no record of it. The staff is extremely rude except for the blonde lady at the front desk and Laura. I called today to verify my last payment amount and had a very constructive conversation with Laura to figure out the discrepancies on this account. Only to be disrespected later when my fiance brought in our final payment. One of the staff members was saying things under her breath about us as tenants. . And told my fiance i was crying to Laura earlier basically insinuating that I have no reason to be upset that this agency is trying to overcharge what we have already payed. Would not recommend. Staff is unbelievably unprofessional. And honestly, money doesnt disappear. So whoever recieved it is screwing us. Thanks Shoenberger.

They’re only in it to get your security deposit. Have all the pictures from our move-out that they failed to accept as proof of condition upon move out. Damage that was even documented on our move-in sheets was never repaired and we were charged upon move out. To make it worse we were overcharged via a estimate, when asked for the invoice many items were no longer included yet we got nothing else back...My significant other and I both work full time and don’t have the time to take these crooks to small claims.Sad that I even had reached out to the owner who brushed me off and wouldn’t even listen to what I had to say.Steer clear of these people. Scum of the earth. They’ll get what’s coming to them. Just a matter of time. Be warned.

I never write reviews, however I have had some of the worst customer service at Shoenberger and Shoenberger I feel people should be warned of them. I have never been treated so horribly over asking a few questions. The woman there truly do not want to help you and speak to you in an incredibly demeaning tone. I would advise to look elsewhere.

A company that wont go above and beyond and i quote Nancy as (saying thats not my job) when i asked why i was not called for entry into my storage and removed my property. It sat out over night in a bad area. Got rained on and things stolen. My front door is 300 ft from the garage door. But their notice was put on a garage door not cool.

They then visited the property and prepared a detailed list of repairs that had be done to make my property appealing to renters, solicited several bids for the repairs, oversaw the completion of these repairs, listed the property and then carefully reviewed the applications to select the best one.I probably would not have ventured into the rental property business if not for George and his team, who were recommended by a friend of mine. We rented a house that was managed by Shoenberger & Shoenberger for 2 years. I never had a poor experience with their office staff or maintenance contractors. Every issue we ever had with the house was taken care of quickly and without inconvenience. Rebecca, I believe shes the administrative assistant, was always pleasant, friendly, and helpful. I also really liked the option to pay rent online, it was SO convenient! We had no trouble getting our full deposit back and were so grateful to them for working with us with regard to our large-breed dogs.We have hopes to one day be income-property owners and I would definitely call Shoenberger to manage our property, simply because I always appreciated how we were treated as renters.

Very Rude and Judgmental! First off, we get an email back after emailing about a property that said is this just you?? Which I thought.. None of your business until I fill out the application!! Then we go to the office and the old, old, very old lady over heard we had our own business! She immediately grabbed the keys away from us and said none of our properties allow having your own business that ships from that address! We are a small handmade business and we use USPS! We all use USPS everyday as well as the rest of the world! This doesnt make sense and this was a clear case of discrimination! The lady was just making crap up to not rent cause we run a business. The good reviews you see are just the owners of the homes saying their home was kept in good shape..that is because it stays empty! NO ONE wants to RENT from these nuts!!

Awful customer service on the phone...!!!!! They do NOT deal with students, and are not very nice about. They SHOULD take into consideration excellent rental history, great work/personal references and outstanding credit score of 700 and higher BEFORE they just turn someone away because they are students/young adults. So we listed our rental with George. Nothing but hastles trying to even get copies of payments. Then they had us spend $5000 on the yard, less than a year later it is trashed! Like I had a guy go by and he said he could clean it up for $4500. Not even a year later. Peeked through the window and the house and backyard are destroyed as well. They do not manage the people or home, they just take money and try to get you to spend it. If my wife didnt work so much and we had time to find another we would. I dont expect to be with them once the xo tract is up. Bunch of sleezy lazy liars.

Shoenberger & Shoenberger was the right choice for us. As out of town property owners, we were looking for peace of mind and turnkey service. From the first day I felt like we got the kid glove treatment. The Owner, George Shoenberger, gave me his personal cell number, and told me I could call him anytime, even weekends. I have called him, more than once, and if he doesnt answer right off, he calls right back, usually within the hour. The staff is totally professional, the accounting is flawless, and the service is top notch. Cant say enough good things about this company and the services the provide!

Sherrie is the only employee Ive enjoyed corresponding with with from the office. Maint requests were mostly fixed promptly. Typical property management. Good for landlords, annoying for tenants. As stated, the woman who does the inspections gave us a negative impression of the landlord.

Parasites and false advertising.they will steal your money ($100+ per person) in application fees, even when there is no apartment available for rent, or the unit was already rented. and then they will just laugh and say oh sorry guess you were denied!. so basically they lie just to steal your money. thats what i found out. absolutely disgusting.they also laugh at people who come in off the street seeking an apartment, knowing full well they will deny you (because there is no units available) and just take your money. dishonest, greedy, despicable practice. these frauds should be arrested. dont let these thieves cheat you.

As a long-term tenant, I have appreciated the companys quick response time and easy access. They hire excellent workers; whether for sprinkler repair, spider extermination, or HVAC maintenance. They keep the home in good condition.

Rude, disrespectful, and discourteous to my wife over the phone. I find it hard to believe there are positive reviews on this place. Rating could change with time but I doubt it.Update.Avoid these people at all cost. The complaints I have are too numerous to list here. These people are crooks, liars and thieves. We turned our rental in a month ago, it was in IMMACULATE CONDITION. We replaced all the screens in the house, replaced all toilet seats, etc. You could have eaten off the floors ! They kept $1,000 out of our $1,800 deposit and said the house was filthy! I really don’t know how they continue to stay in business. Do not use this business for anything !!

They will rip you off from security deposit when you leave. Even though you previously paid or the issues were there when you moved in & annotated. I had water leaks numerous times from sprinkler plus heating/air conditioner not working. I had to go to hotel room during winter& summer it took a week and half to get air repaired right. I showed them water bill expenses, when it was due to leak over $200& no one took responsibility for payment. 2500 Glen Eagles was address. I’m shocked but prior tenants mentioned the issues with return on some of security deposit.Read Yelp reviews also this is crooked, criminal property management.

Used Shoenberger for just over two years. Should have known when we initially had them rent out the house and they were calling me asking what the fire codes were for smoke alarms in existing homes was. Upon terminating our agreement with them we found out that many of the items we had paid for them to do when our last tenant moved out (cleaning, paint touch ups, etc.) had not been done and were listed as issues on our new tenants move in checklist. It was not until we terminated our agreement with Shoenberger that we ever saw the unfavorable move in checklist.Our current tenants had issues with them as well, most notably that Shoenburger had given them a unfavorable impression of the owners of the home.I would not use their service again (even if it was free).

FOR ONE THE PROPERTY WE MOVED INTO WAS DIRTY UPON MOVING IN,, WE HAD CONSTANT TROUBLE WITH GETTING REPAIRS DONE ON TIME AND CORRECTLY. OUR TRASH WAS OFTEN NOT PICKED UP, AND WHEN IT CAME TO GET OUR DEPOSIT BACK...AFTER THIRTY DAYS, WE DIDNT HEAR ANYTHING SO WE CALLED, NO ONE IN THE ENTIRE OFFICE COULD GIVE US AN ANSWER, WE LEFT SEVERAL VOICE MAILS, NO RETURN CALLS, WE EVEN LEFT A MESSAGE FOR THE OWNER AND HE NEVER CALLED BACK. STILL WAITING FOR AN ANSWER TO WHERE OUR DEPOSIT IS....CALL TWICE A DAY AND NO ONE KNOWS ANYTHING. SO UNPROFESSIONAL. I WOULD DEF. NOT RECOMMEND THIS COMPANY TO RENT FROM...

The staff at Shoenberger and Shoenberger are very judgmental and rude. My family was insulted and made to feel inferior upon terminating our lease.I would not recommend Shoenberger and Shoenberger for tenants as the staff is very rude and does not treat people with the respect they deserve.

If you have a choice (and you do) do not rent from this company. Their customer service is poor, and they are often slow to respond to maintenance issues. Nearly every time I had to deal with them I was treated as if I was a nuisance and talked down upon. Their method of choice for communication with their tenants is to leave nasty notes taped to the door, which I find extremely rude and disrespectful. Their business model is based around leasing a high volume of low-cost housing, while spending the least amount of time and attention towards the needs of each tenant. Unfortunately, there will always be people who need a cheap place to live, so they can get away with treating people like crap. Like I said earlier, if you have a choice, take your business elsewhere and save yourself the hassle of being treated like dirt.

Terrible!! Just completely wasted our time today! We went in to look at a home on Ellendale and the crypt keeper that works there told us you cannot ship anything from there or receive!? Are you kidding me? What about Christmas!? After the other lady said one of their clients is an eBay seller! So your telling me you cant ship or receive any items!? Interesting. So she basically told us NO mail in or OUT at ANY of their properties. So, if you plan on getting mail or sending mail out, I suggest you go with someone else! Thanks lady for wasting our time! Weve lived in a S&S managed property for almost 3 years. Luckily I was able to meet the actual owner, who was great, but lives out of state. She helped me communicate with S&S to get things done. Things like an exterminator for a huge wasp nest, that took me 6+ months to get anyone to respond. We had mice when we first moved in, and a person came out and laid down traps. good for 2 years, because the mice are back, and thank goodness were moving out. Management has changed over the years. In 2009-10 it was terrible. we had a pipe burst within the first month of living here and their maintenance man came and did a quick fix and then told me because its winter to put a space heater on the pipes so they wont freeze. and then I got a $400 electric bill. not cool. and yes, the owner let us reduce our rent to cover that, but shoenberger offered nothing in return.bottom line is this PM company is just like any other PM company in bigger cities (think Sacramento or LA or vegas) where they just want your cash and wont really deal with you. For instance last winter my heater didnt work, and it had been 2 days. I called in to say that we had no heat and the operator on emergency call said MY call was NOT an emergency because its wasnt a water leak. so, leaking water not ok, freezing is ok. so rude, so not helpful, not even compassionate.if youre looking for a PM company that has a heart, youll be hard pressed to find one anywhere. good luck to you!

George is rude, uses vulgarity and very unprofessional. The company I work for fired his company a few years ago for gross negligence.There are many others agencies to consider in Reno so both owners and renters think again before using this company as a source of property management.George refers to renters as a nuisance .

Evil soulless waste of space human beings who couldnt care less about the property they manage it the people that live in them....money money money is all that mattersThey were fired by the owner if the house we live in but did t tell us and still tried to get rent...also issues eviction notice but the owner of the house knew nothing about so they were trying to kick people out his properties in spite.....also have to fight with them over every little problemWorst management company ever

I went in there to pick up a key so I could look at a rental. A girl named Alli met me at the front desk and she reeked like booze and was slurring her words. Not a very professional place, rent from somewhere else.

Made them give me my application fees back after being told the process takes 72 hours, and Shoenberger called back within 5 hours of turning in the application only to be told BOTH homes we tried for had been given to other applicants. NEVER AGAIN!

I am at a loss for wordsI am also convinced that most if not all of the positive reviews are fake.

Shoenberger responds to maintenance requests within one to two days depending upon the repair. The reviews on this page seem to be disgruntled prior tenants. Shoenberger staff is professional and prompt in responding to any issues that I have ever encountered.

Don’t rent from them. They sent our security deposit to someone not on our lease without our permission and said we needed to call the person to get the money from them. Total crooks.
