I have had the utmost pleasant experience with Sleep Sound Property Management. Namely with Caitlin! She has gone above and beyond LIKE NO OTHER property manager I have had interactions with in the past. The move in general was a meaningful one for me and my future. Communication with Caitlin regarding the apartment helped ease me into this new apartment with excitement and peace of mind. Which we all could use! She has always been prompt, clear and her manner of customer service is excellent. My experience with Sleep Sound has been brief, but in that time I am already sold on their service. One week ago today, I reached out about a property I was interested in renting. In that week, I applied to the place, viewed the place, and was approved through their third party screening service. It has worked out like a dream! That would not have been the case if I did not have the help from Jack, Sofia and Nick.Jack was our main contact, he sent me info I needed right away; he checked in to make sure we had all the right documents and screenings filled out to process our application faster. He processed our application, set up our tour, and sent us our acceptance all within this week. He has been incredibly responsive and communicative every step of the way.Sofia has been a great contact to answer our questions when Jack was not available. Nick was also helpful in answering questions when I called in for last minute info.All in all, every team member I interacted with made me feel respected and like I was taken care of. I have used Sleep Sound Property Management for the last two years for rental property management. I have been very happy with the service provided by my account rep, Kesean Coleman. He has always been very responsive to my need. Whenever the property needed some repairs, he articulated what needed to be done, quickly made an arrangement for the repair, gave me the estimate prior to proceeding, and followed up with the status update once the repair work was approved/completed. When the lease was up, Kesean provided competitive information in the market to help me decide the pricing for the new lease term. Keseans proactive approach to manage the property is very much appreciated, especially after bad experience I had with a different property management company. I feel very fortunate to have a competent account rep like Kesean assigned to me. I highly recommend Sleep Sound Property Management just because of the great experience I had with Kesean.

This place is a very great location for my first apartment and is in a good distance from my work and stores and the bus routes are right around the street as well, it’s spacious enough for me and fits all of my furniture and items, Caitlin was very helpful and amazing with her responses and with her information she was a great help to moving in and I’m glad I had her help.

Sleep Sound made the rental process smooth and manageable, even in a stressful, competitive rental market during a pandemic. The entire experience was no-contact, from application, viewing, and signing paperwork. Although this would seem impersonal, Sleep Sound employees have been attentive and responsive throughout the process. Sophia sent a welcome video, which created a personal touch. Jack was extremely helpful in the initial move in process and always replied in less than 24 hours. After move in, Ana has facilitated repair/maintenance requests promptly and completed within a week. Overall, I am very happy with the communication, professionalism, and responsiveness of the Sleep Sound team.

I found him very responsive to my very numerous questions at the time of a potential sale preparation. Kesean is very informed of all the changes in Portland city landlord-tenant laws and ordinances. He took time to clarify my confusions of the provisions of the law in an ever changing rental market in the city of Portland. He also worked hard with the tenant to find the best solution for the vacation of the property. He willingly connected with my real estate agent to organize the showings of the condo and at the later time the preparation of the condo for the sale. Five years ago, I had to move out of Oregon for a job, but I love my house in Portland and didn’t want to sell it - I knew I’d be back. I contracted with Sleep Sound mostly because of how knowledgeable they were about the tenant experience, tenant rights, etc.. I wanted someone who would advocate for and support my tenants powerfully, and guide me through how to do right by my tenants. They’ve been wonderful over the last year - there were some hiccups over the last few years with laws changing, the pandemic, etc. that caused them to have to scramble a bit, but I appreciated their attempt to be as communicative as possible, and help both sides (landlords and tenants) navigate the uncertainty.My property manager Kesean has been especially helpful and stress-relieving through the process of moving back to Portland - helping me navigate my own tough transition and figure out how to make sure the tenants were taken care of as well. Every conversation with him reduced my anxiety - his (and Sleep Sound’s in general) knowledge and calmness was so helpful.I’d recommend Sleep Sound to any prospective landlords from my personal experience, and from what I can tell of how they advocated for and supported the tenants, I’d recommend them to renters as well.

If you are an owner who does not have a lot of experience with property management companies, I am writing this review for you.I have been a landlord for a long time, and worked with many property management companies. I worked with this company until I fired them. Their slick presentation might reassure you; it tends to make you afraid of what might happen if you don’t hire them. But Sleep Sound did a very poor job of managing my rentals. They also were often not clear or honest with me and my colleagues. Communicating with them was extremely frustrating.But even worse, they lost us a lot of money. Sleep Sound is THE most expensive management company I have ever worked with. They seem geared to sneakily get more money from me and to prey on an owner’s fears, to get one to agree to pay extra, for services that should be done without additional charge. And because they did a poor job they also lost me a lot of money. And they never were willing to own up to their poor performance.I think they are predators on inexperienced landlords. I can’t think of anybody who would be served by hiring this company to manage your rental. If you are a new landlord, educate yourself – don’t hire them just because you get the sense that you will sleep sound. My colleagues and I did NOT sleep soundly during the time that they worked for us. I would add our tenants also had a lot of negative things to say about this management company.

Jack has been a great leasing manager to work with. During the move-in and leasing periods, he was very helpful and responsive. He answered all of our questions in a timely manner and helped navigate us through the process. 5 out of 5 stars for his customer service.The one reason Im taking off a star is because Sleep Sound does not clean your apartment prior to move in. The place itself was in fine condition, but the fact that there was dust and dirt throughout the space prior to us even moving in was unfortunate. Hope they change that policy moving forward so that future residents can come into a clean new home.

I was moving in from out of state and went with this place because they had good reviews and would work with someone moving in from out of state. The application process was unpleasant. The people I dealt with would regularly respond to communication with questions that had already been answered or statements that contradicted previously established facts. The type of responses that made it clear they were not reading what I had just sent them. I had to go as far as calling them out on this in one of my emails. Coincidentally, after this, many issues got resolved almost as if I’d already resolved them a dozen emails or so ago.I figured as long as they leave me alone once I move in I’d move out once the lease was over. They did leave me alone, but the house was of very poor quality. The house was ancient and the main thing holding it together was thick coats of paint. The front door barely worked. They said it’s an antique despite pieces of the locking mechanism on the inside not even being attached. They were just there being held on by gravity and the grease of decades of neglect. The house was clearly sinking. Most of the electrical outlets looked like they were originals and didn’t function. They replaced some of them and broke my laptop’s charging cable during the process. They also didn’t fix them properly as they were improperly grounded. Most of the opening mechanisms for the windows were broken, so they were permanently shut. The upstairs heater was broken. Then summer hit and the bugs started crawling in through the front window, which apparently was improperly sealed. At least the AC worked.They also have some annoying requirements around renting. They require an in person tour of the property beforehand by you or someone representing you. They only accept cashier’s checks or money orders for deposits, despite accepting online payments for rent. They forced me to subscribe to some air filter monthly service. I didn’t use the HVAC for most of the time I was there. Unnecessary wastefulness.The exit was about as pleasant as the entry. I don’t understand how someone can be so bad at communication when that is their job. Listening is key.TLDR.House was trash, management was like talking at a wall, but they at least let me be for the most part.

This must be one of the most organized and efficient Property Management company Ive ever dealt with. Emmi was very nice and easy to work with, accommodated extra time for me to get paperwork and other tasks completed because of the weekend falling in the middle of the process. Pricilla at Forest Grove Apartments was very kind, meeting us at the apartment on a Saturday to view. Pricilla also was taking the time on her day off to give us our keys to begin moving in. The move in inspection was the most complete I have ever worked with, they also gave us ample time to complete our move in inspection. I highly recommend Sleep Sound Property Management to rent from or to have your property managed by, they are a top company. Only a month in since moving in to our apartment, but so far we are very happy here.

EDIT 8/5/21: I have been living in this property managed by Sleep Sound for a little over a month and have some updates to my review below for anyone considering leasing from them.First, the CON:- A lot of stuff wasnt set up in the unit when we moved in. Specifically: two rooms didnt have power, the toilet was broken, there was no place to connect our internet modem and we were without internet for 2 weeks until Comcast came out to connect a line, the trash & recycling service wasnt set up, the oven light was burned out, the laundry room door was broken, and the kitchen cabinets were covered with dirt and grease. Some of this stuff we have fixed ourselves, and Sleep Sound has been super helpful and expedient in working with us to get the rest of it dealt with, but I dont think it should fall to the tenants to make the unit livable. At the very least, it would have been nice to know BEFORE we moved in that we wouldnt have power, internet, or a functional toilet. But to be fair to Sleep Sound, I dont think Ive ever moved into a unit in Portland where something wasnt broken from the jump. Its pretty much par for the course with companies that manage multiple properties. I would just advise potential renters to thoroughly double-check that everything is working when you tour a property and, if anything is broken, ask that they fix it before move-in.Now, the PROS:- Now that theyve been fixed, the amenities are AMAZING. The washer/dryer, AC, fridge, and dishwasher are really tip-top. Definitely the nicest Ive ever had in a Portland apartment.- The unit is REALLY well-insulated. The windows are new(ish) and actually double-paned, so we rarely hear outside noise despite living in a pretty busy neighborhood. Im used to ancient Portland buildings with warped windows that havent been updated since like 1920, so it is truly a gift to live in a quiet place without bugs constantly getting in. Weve even been able to manage what I call the 2021 PDX Ant Invasion and keep ants out of the place, which is nothing short of a miracle.- The Sleep Sound staff are awesome. Specifically, Caitlin is a gem and has gone above-and-beyond to help us sort out the issues mentioned above. They still just seem like good people who want their tenants to have a good living experience.- There were curtains hung up in the bedroom when we moved in! Really nice touch!All in all, I recommend Sleep Sound. I have lived in some truly terrible apartments leased by some truly terrible property management companies, but this is not one of them.***********************************************************************I recently applied for a rental property managed by Sleep Sound PM. My experience with them has, so far, been limited to the initial stages of the rental application process, but they have been extremely professional, friendly, and responsive since I first contacted them about the unit. Sofia has replied to all of my emails in a timely manner, while Jack actually took the time to call me and give me an update on the status of my application. Overall, both Jack and Sofia have been very communicative, amicable, and willing to answer all of my questions.On the admin side, the application fees are reasonable and they dont require you to pay for a pet screening unless you are first in line for a property (or are otherwise requested to). Additionally, my partner and I were able to complete and pay for just one pet screening that covered both of us, rather than having to fill out two separate pet screenings and make two payments. This alone sets Sleep Sound apart from other property management companies in Portland that require each applicant to pay for a separate pet screening up-front.All in all, they seem like good people who work hard to make sure that tenants and potential renters are well-informed and treated properly.

My experience renting an apartment through Sleep Sound Property Management was generally very satisfactory. The application process was generally very smooth. Their website was easy to use and well designed. I worked primarily with Jack Dowe and he was extremely polite, professional, and responsive throughout the process. I could not have asked for more from Jack. My only complaint is that some of their policies were inconvenient and inflexible. Most significantly, they required an in-person walkthrough of the property and would not facilitate this in any way (e.g., a video walkthrough) or allow me to opt out of this requirement. As someone who is moving to the Portland area from across the country and does not know anyone well in the area this was difficult to achieve and was a huge inconvenience. Furthermore, they only allowed one week for me to arrange for a third party to view the property on my behalf. While of course I would have loved to view the property in person, it was just not possible in my situation and this made the already stressful process all the more so. I would have appreciated more flexibility with this particular point.

While 2020 turned out to be a hell-of-a year to rent our former Portland home for the first (and last!) time, we felt we were in capable hands with Sleep Sounds Property Manager, Kesean Coleman. Despite a number of challenging situations that arose, Kesean was always super responsive, professional, knowledgeable and empathetic in his communications with us. He provided 5-star customer service.The 4-stars reflects our dissapointment with Sleep Sound for taking 8 months to sort out how they could safely tour the properties they were charged with managing to ensure the tenants were caring for them adequately. In our case, a tour never took place, and our property was found to be greatly damaged by the tenants once they moved out at the end of the year-long lease.

Im a property owner who hired Sleep Sound to oversee my properties. They were predatory, charging hidden fees to owners and tenants for every small thing. They were neither responsive to tenants nor to owners. I take great pride in my properties, and treatment of tenants, but if I had left them to Sleep Sound, all of the above would have disintegrated for lack of care.

I own a couple of rental houses and duplexes in Portland. I was using Latitude Property Management until their owner decided to go out of business. Latitude sold their portfolio (including my units) to Sleep Sound Property Management in August of 2019.I found Sleep Sound to be very different from other property managers I’ve worked with over the years. My account rep had moved to New Mexico, so he wasn’t able to visit properties in person. And the only way to talk to him was to schedule an appointment many days in advance. The support staff is organized into teams sharing an email address, which means that it is very hard to have an ongoing dialog with a staff person regarding any issues that come up.Sleep Sound has high rates, and lots of extra charges, such as the one for doing walk thrus. But the walk thru reports lagged for many weeks, making it hard to use them.Also, Sleep Sound decided to make the rents for vacant units become ‘utilities included’. But they didn’t communicate this change well to me or internally, which resulted in lot of confusion over how to set the rate. As my units became available, they started renting them for low net rates that substantially reduced my income. And it was always hard to get ahold of anyone to talk over these problems.After several months of all this, their unwillingness to meaningfully address these problems meant that I was desperate to get away from them before they rented any more units at unreasonably low rates. Ultimately, I just pulled my properties and went to a different property manager, with much better results.I would never recommend Sleep Sound Property Management to any owners.

Amy Oberholtzer is very responsive and nice, especially with COVID going on and lots of change of plans! We feel safe and happy at our residence. There have been no substantial rent increases and all walk-through were given plenty of notice. Emergency maintenance needs were responded to fast. Even with hiccups on the new rent system, Sleep Sound was quick to fix and kept everyone in the loop.

I began using Sleep Sound Property Management to manage several units in SE Portland in 2019 and my experience has been excellent. The property managers are always highly responsive and on top of everything. They take care of everything behind the scenes and allow me to focus on other priorities. I mostly interact with them when they send me my monthly rent check. One property manager in particular - Kesean Coleman - has gone above and beyond on multiple occasions. He makes my life easier, sets out clear decision points when we need to take action (like for lease renewals or new tenant onboarding) and provides concise, important advice in a clear manner. Highly recommend.

Sleep Sound Property Management is amazing. They’re one of the best property management companies that I’ve ever had the pleasure of doing business with. We (my partner, roommate, and myself) rented one half of a duplex from them in Portland in 2017, and had no problems with them— always prompt with repairs and any other questions or concerns we had.Even when the owner of the property sold the duplex to another landlord (who, to no fault of Sleep Sound), was nowhere near their level of excellence, Michael Liddell at Sleep Sound assisted us with proving the condition of the property at move-in to the new landlord when we moved out, which helped us get our security deposit back. They went above and beyond!!! Would absolutely recommend them to anyone looking for a kind, honest, management company.

TL;DR: sleep sound PM does not care about or see their tenants as people.Have been a tenant in the same apartment for the past 6.5 years and thoroughly enjoyed living here until sleep sound PM took over. It’s been a complete disaster since the beginning (misplacing renter’s insurance info and making me pay double insurance for two months, lost my rent check that my bank automatically mails the middle of each month and tried charging me a late fee). Most recently, they have decided that their 6-month (45-60min) walk throughs are still mandatory despite huge spike in COVID-19 cases and governor-ordered 2-week freeze. So, as a tenant of a sleep sound managed property I am obligated to let some stranger (who has “walked through” many other properties) into my home where I am trying to avoid people and exposure to a global virus outbreak. It is mind boggling to me how they justify this huge risk to their employees and tenants, and honestly feels like should be illegal.

Sleep Sound was recommended to me by a different property management company due due to the location of the house. I trust that company and they have done great work with another rental, so I assumed they would be recommending someone at their level.The situation was that I inherited a home with a tenant, but live out of state. I was told the house was in very poor condition so reached out to Sleep Sound to get a professional out there as quickly as possible. At the very least I needed a walk through with pictures (Ive never seen the house). I explained that this was a very recent inheritance and that I was still trying to obtain some of the necessary information, but I just needed someone to LOOK AT THE HOUSE.It took almost a month for them to get out there (partially because with the inheritance issues I was having trouble obtaining the insurance policy number) and even then I never received any communication that they had visited the property. Eventually I received a voicemail and email that the property was inhabitable due to the roof and chimney. I had to respond and clarify, did they mean UNinhabitable??I had to request written confirmation that the house was in poor shape, and still only have photos of the chimney from one contractor. No idea what the rest of the house looks like, or the shape its in (despite the claim they had at least three contractors out).When I explained that unfortunately we arent in a financial position to replace the roof and asked that they just bill me for the work done, I received a pretty condescending email. Due to your unwillingness to provide a habitable property we are terminating your agreement. I wasnt unwilling, Im unable! I explained all this in the beginning!I waited two weeks to hear about the termination paperwork and how Id be receiving the rent that was collected. When I reached out, I was told someone would be calling the next day. IT TOOK ANOTHER WEEK. When I received the termination agreement, it stated that I started the termination and that it was a $450 fee. I pushed back, because they only managed the property for 15 days!The response was again pretty rude, stating my unwillingness to repair. Bro, I have explained this so many times. I inherited the property and had no idea the condition- thats why I needed help!Anyway, the agreement is signed and theyll get their money. It was my mistake for not insisting on a walk through before signing the year contract. It is possible that they are a great company for more straight forward situations, but unfortunately this wasnt one and it was a bad fit.

Although all of our communications with administration have been online, we have met one of the maintenance workers, Emilio, several times when he comes to fix things around the home.
