I lived in one of Forbes Managements Highland Park apartments for three years and LOVED it. I foolishly moved to the Strip for a year using a different company, but came back because I loved my apartment, the neighborhood, and the company so much. Wouldve stayed in this space forever if I wasnt moving to a different state! Responsive company with affordable rent in a great neighborhood and physical space? Cant beat it!

I have lived in two Forbes units, spanning a period of seven years. I must say that my experience has been nothing but positive. Though Ive only had a few maintenance requests over the years, they were always responsive and took care of the problem within 24-48 hours. If I wasnt home when theyd stop by, they would leave a note, telling me that they were there and that they took care of the request. Bonny and Mandy in the office have always been welcoming and kind. I also want to mention that I appreciate the whole vibe of Forbes Management. They are very down to earth, and that alone can take the stress off of potential tenants trying to secure a home. If you are looking for a place to call home, I would give Forbes Management your attention. Thank you again!

RENT FROM FORBES AT YOUR OWN RISK. I don’t even know where to begin. I rented from Forbes for three years, which was definitely based upon the price, location, and not wanting to move during graduate school, and nothing to do with management.1. Construction was being done on the house next door and the workers kept parking in the building lot. Part of the reason I rented there was because of the off street parking (I cannot parallel park to save my life). When I called the office they said there was “nothing they could do” and demanded I get the address of the house right next door to their building or their hands were tied. It was unreal.2. The back walk was NEVER salted. It becomes a complete sheet of ice in the winter (and a lawsuit waiting to happen).3. I only had to call maintenance a handful of times, but each time was a disaster. Once my dishwasher was overflowing, but because it was the weekend I was told I would have to deal with an overflowing dishwasher until Monday. Another time my smoke alarm wouldn’t stop going off, but it was the end of the guy’s shift so he just didn’t show up. I dealt with a fire alarm going off in my apartment for hours (during lockdown so I had no where to go).4. There is one washer and dryer in the building, and they were breaking down all the time. I don’t know why they wouldn’t put in new machines. Also, we had a few times in which we had to go a couple days without hot water. Once it was, again, because it was the weekend so they just left a whole building without hot water rather than getting someone after hours to fix it. I had to go to the gym to shower. None of these things were ever communicated to the tenants by management. You had to figure it out from your neighbors.5. They have been entirely devoid of understanding through COVID. My neighbor tried speaking to them about how he may not be able to afford his rent and they responded with a link to “monster.com.”6. I had to relocate six months into my third lease with them. I had to pay a lease termination fee equal to a month’s rent AND pay out the rest of the lease. For the life of me I can’t understand why I have to pay a fee if I’m ending up paying the full term of the lease. They made almost no effort to rerent until I complained they weren’t advertising the unit. They won’t negotiate a buyout. My brother had to relocate at the same time, and even though buyout wasn’t in his contract his landlord worked with him, because that landlord isn’t devoid of all humanness. Of course I did not plan on breaking a lease, but no one planned for covid or this economic crisis and their total lack of compassion is appalling.I’m disgusted by this business and amazed they get such good reviews. They don’t care about their tenants. Rent from Walnut Capital, maybe, I hear they’re great. But if you rent from Forbes you will deal with a group of people that only care about their bottom line and take minimal effort.

The ladies at Forbes Management are magicians. Where to start? So I am currently living in Salt Lake City and I found out in late February that I had been accepted into a grad school program that was scheduled to start in May. Well COVID-19 made traveling in March nearly impossible. I found it very difficult to get in contact with any other property management in Pittsburgh at the time. Im honestly still waiting for return emails/phone calls from some folks. Megan from Forbes Management on the other hand was super responsive, and flexible. While other property managements struggled to figure out how to give virtual tours, Megan already had me ready to sign on the first apartment she showed me.Now I was about to sign, but I ended up waiting a few days and then got an email from my college that classes were being put on pause till August. Oh boy! I almost signed a lease from May to May. But dont worry Megan had my back. She found me a comparable unit with lease terms from August to August so I signed the lease.Then I found out that school would likely be all online for Fall 2020 so I decided to defer my school till 2021. Queue Mandy and Bonny my heroes. I was stressed about selling my contract in 2 months. They made the process of breaking my contract simple and easy to understand. Signed some forms and boom it was done. They also let me bug them with weekly emails wondering if the unit had been sold. Ill be honest I was freaking out. But Mandy & Bonny of course had zero worries about this whole thing probably cause Megan is such a bad a55 at her job. Yall they sold my contract in a blink of an eye.In summary Forbes Management is the way to go because 1) they are quick and responsive 2) kinda and professional 3) willing to bend over backwards to take care of the tenants.I will be moving to Pittsburgh in 2021 and I cant wait to sign a contract with these wonderful people.

I had a wonderful experience renting with Forbes Management. They are a well-run and organized group. The apartment was in great shape for a reasonable price, and any work order I had (which was always very small for the few I needed to put in) was addressed immediately. Although I had to vacate my lease early, the move out process was seamless, and they were able to find a new tenant for my apartment within four short days of posting the unit so I didn’t have to pay the rest of the lease. Thank you to Forbes!

Great experience with this management company. Very responsive staff and the one or two maintenance requests we had were resolved within a day. With COVID-19, they respected our wishes to have virtual tours of the unit. Would definitely recommend this company and would rent from them again if we werent leaving the city.

I just renewed my lease for the third year in my Forbes Management apartment. I have never lived in an apartment this long, but they are seriously great. They are always prompt to answer concerns, and maintenance and management are both kind. My apartment is a very reasonable price in a great location with free, off-street parking. The building is well-maintained and neighbors are quiet and friendly.I had a bad experience with poor management in a large luxury apartment complex in Pittsburgh and Im so glad I found this company. I highly, highly recommend renting from Forbes Management if you are looking in the Pittsburgh area.

Ive been renting from Forbes for years now in multiple locations, and cant recommend them enough. Ive found all of their properties to be well maintained, and if anything happens, they have the best maintenance crew. They were accommodating and easy to work with when I moved between units, and took the extra effort to get to know me and my roommates.

This is an amazing place to rent from. Im a college student at Pitt who lived in Oakland last year. This year, Im living in one of Forbes apartments in Bloomfield, and its been nothing less than a blessing. I love coming home from a long day of classes and being greeted by my wonderful apartment and my cat, who loves the apartment just as much as I do. The rent can be a little high compared to other apartments that can be found in Pittsburgh, but renting from Forbes is worth it. My building has a secure front door and security cameras that make me feel safe, and they take very good care of their buildings (e.g. nice wood floors, updated rooms, quick maintenance). And theyre really nice to their tenants!

Forbes management offer well maintained apartments which are very affordable (especially for student community), they are accommodative of your requests. I have lived with them for almost 2 years and have no complaints. The best part of living with Forbes is that they are very prompt with maintenance requests.

I was a tenant of Forbes Management for 4.5 years and was very happy to have them as landlords:- The rent never felt unreasonable. All year-to-year rent increases were well within the rate of inflation, and were either an extra $10 or $20 per month. There was never a major surprise off-the-wall increase.- Snow removal was always prompt and adequate.- Their maintenance team was particularly top-notch: When my air-conditioning was on the fritz, they had someone fix it the next day. When there was a minor leak in my bathroom, they investigated it the same day. When my neighbors oven broke, they gave him a new one as soon as they could. [None of this is to say that their stuff broke regularly; when you live somewhere for almost five years, minor things happen. Forbes Management understood that.]- I received nearly all of my security deposit back within a month of moving out (around $100 was deducted for a cleaning fee; I honestly expected it to be much more.) You always hear stories of landlords stiffing their tenants for a security deposit upon moving out; that simply didnt happen here.If I could give Forbes Management 6 stars, I would.

Ive been renting with Forbes for 2 years, and have found that this is one of the easiest management companies to work with. They have rules like every other company, but they have great structure and their properties are well maintained. They are there when you need them, and their staff is courteous and super friendly. I would recommend them if youre looking for an apartment.

I haven’t been renting from Forbes for long but have had very positive experiences so far. Communication was significantly more prompt and professional and the apartment tour was more helpful than other management companies I’ve inquired with.Upon move-in, I sent damage notes to management. Tony on the maintenance staff quickly repaired everything on the list and even fixed things I didn’t notice were broken! Management also offered to resurface my tub and bathroom tile. The project turned into nearly a full bathroom makeover. They did a great job, the bathroom looks beautiful, and Ted the contractor along with the maintenance team did their best to make the process easiest for me.

This management company is AWESOME. The apartment was in fantastic condition and they kept it very well maintained whenever we had a problem. The staff is very friendly, very helpful, and the apartment was a steal in the high priced neighbor in Oakland. Great staff (haven’t finished renting but great so far)!

I leased an apartment from Forbes Management in August 2015: 5634 Stanton Avenue. About the apartment showing, my visits were promptly arranged for the next day. The apartments were well-maintained and in good shape. The terms of the lease I signed were very stringent, and I pretty much signed away any rights I had in any dispute that arises between me and Forbes Management regarding the apartment. However, the experience of past tenants has been good. If you prefer to live well with reasonable rent in Pittsburgh, I would recommend this company along with Meyers Management and Rockwel Realty.

My girlfriend & I rent a 1 bedroom apartment suite from them in a renovated Victorian house. The home is very well maintained. Theyve been incredibly prompt when weve had maintenance issues. Ive submitted 3-4 maintenance requests and every single one has been fulfilled within 1-2 days.The office staff is very friendly, kind, and accommodating of any extreme circumstance.Would highly recommend renting from them.

Great apartment that was well maintained. Over the two years I stayed with them, I only had two minor maintenance issues that were fixed the next day. Friendly staff answered my questions about the leasing and moving out processes. After I moved out, I had no problem receiving my deposit in a timely fashion. Forbes Management is an awesome rental company I would recommend to anyone.

Their apartments are a little pricey but you get what you pay for. I have had no major issues with Forbes. The staff is friendly and accommodating. Still remains to be seen whether or not they will steal part of the security deposit when I move out but I feel fairly confident that theyll be fair about it, or at least more fair than most management companies Ive dealt with.

- Prepare to pay cleaning fee out of your security deposit and move out 2 days before lease ends (for cleaning), which is extra $ to spend.-If youre not renewing the lease, prepare to have people coming over 6 months before it ends. Basically, you have random people in your apartment (sometimes every other day) for half a year.Our place (3 bed. house):-The day we moved in, workers were still putting carpet. We sat outside until late night with all of our belongings. We extended Uhaul rent for another day. Forbes never cover those expenses.-The place was in a terrible condition: no lights, broken closet doors, dirty stove, broken blinds, some windows didnt work. We cleaned everything ourselves.-We were freezing in the winter. Kitchen and 2 floor barely had 67 degrees. Our newborn baby had fever. Forbes Management never fixed the temperature.The manager Bonny accused us of lying when we complained about the cold. Some of our emails and calls were simply ignored.At the end, we lost around ~300$ ( 240$ floor cleaning fee + plus 2 days early move-out), which is pretty crazy, considering our winter experience and the fact that we never got clean/ move-in ready house in the first place.P.S. Overall, renting with Forbes Managment was an awful experience for us and we would not recommend it to anyone.

They are responsive - both times something broke in my apartment, they had someone come fix it in less than 12h.Also, during the COVID-19 stay at home order, they made laundry free as it is coin operated and we were finding it hard to come by with quarters.

Forbes is a great company. Great staff, nice apartments, prompt maintenance. Ive lived in one of their apartments for 2 years and when I wanted to move to another place, I didnt even try the other management companies because those other dudes dont keep their places as nice, and just dont do as good of a job. Renting from property management companies often feels impersonal and frustrating. Forbes makes you feel like youre working with people who know you and want you to get into a place thats right for you.

I just moved into my new apartment and was welcomed with a bag full of goodies (bottled water, coupons, Pittsburgh attraction magazines, etc.) and my apartment was in great condition upon moving in.
