Mrs. Nakeesha Myles (property management) has been so helpful and answers all my questions promptly by phone or email whenever I reach out to her. She even followed up with me after being transferred to the other departments within the company to complete the process of transferring to a larger home. Her communication skills are impeccable and she is super nice and professional.I’ve been renting from AH4R for a few years and anytime there has been a Maintenance issue it’s fixed immediately. From management to lease dept to maintenance everyone is really professional and accommodating. I would highly recommend them to anyone.

We began renting with AH4R about a year ago, shortly after Covid hit, and after the nightmare of trying to find a home to rent out there. The company I worked for, for over 20 years, closed due to the pandemic, and we had actually just been getting ready to buy a home, before we lost 75% of our income.Luckily, we found this house, and despite the struggles over the last year, AH4R worked with us throughout to help arrange payments during the months that were harder than others, and Rachel (our property manager) was WONDERFUL!!!Recently, with the eviction moratorium going into effect, and us being behind, unfortunately, we ended up getting a letter and going through a tough couple of months. With a new property manager, Julesha, who has been great, considering she started right before all of this, we were able to get what we owed together and stay in our home. I just wanted to thank a few people who helped to make that possible-First off- JANICE ❤ THANK YOU!!! You were a HUGE help! Staying on the phone with people at the counters to walk them through the process was above and beyond, and so appreciated! And the follow ups with me were also much appreciated!!! The last 15 months was incredibly challenging personally and professionally! Aubrey V. listened, she was empathetic, kind and professional. She maintained her responsibility to her role to her employer, in keeping her properties current while still being respectful of my situation. My personal circumstances have improved. The maintenance team (Rich and Paul) that came to my to fix everything were just awesome. It was so nice to have things fixed and resolved in a professional and courteous manner. My property manager is great as well. I can email any questions or concerns and they are dealt with promptly. I rented with go renter who I would give a zero star rating if I could, but American homes 4 rent has been a breath of fresh air. I am a very happy tenant.

My sons and I have lived in a beautiful AH4R home for 3 and a half years. It just so happens that the house and it appliances are about 15 years old. So in other words just the right time for things needing to be replaced. Our stove, hot water heater, disposal and most recently our air conditioner. We live in Peoria Arizona! And its summer! Our property manager Rachel Super has been a gift! We understand as things age they need to be replaced. We have never waited for anything to be fixed. . I have never had a email go ignored. I love that I can trust Rachel to get things done. She goes the extra mile to be sure we are taken care of. If she says its going to be done it is, and in a timely manner. For our air conditioner it did take quite a few days to get the new one in and installed. Rachel made sure we were safe and comfortable in a hotel while we waited. One of my sons had stay home with our dogs. Rachel made sure he was as comfortable as he could be, by sending a portable AC to our home. Renting from AH4R gives us peace of mind knowing that they will never decide to sell the house and well need to find a new place. We know we will be well cared for. I want to thank and recommend AH4R and especially Rachel Super!

Looking for a rental home in todays market has been rough. Either the posting was a scam or Id lose out on the lease at the last minute. I was seriously anxious that I wouldnt be able to find a home before my current lease expired. AH4R has been a super easy experience. I found and toured the home on my own and the application process was simple with Keiara helping me. She was helpful, patient, and reassuring. Now all Ive have to worry about is packing! 😁

Very very helpful and responsive. I’ve owned rental property and would have really appreciated a property management company that provided the service I received.

Where do I start? First off the property manager never answers her phone, then replies with an email saying they are in training or in a meeting. Second of all, if a major repair needs to be addressed, you can count on waiting a few days for a response, even worse a week. Had a contractor tear apart the bedroom wall and laminate flooring due to a water leak. The repair took up 1/4 of the bedroom that left a sticky floor and ugly wall. A week later today I had to follow up with the maintenance department just to find out that there was no follow-up from the contractor. Not only did have the pleasure of being on the receiving end of a snide and fresh attitude from the maintenance lady, I have to wait again to hear from another contractor. Finally, follow up is not a customers responsibility, its the companys. Watch my review get ignored my this company. They only comment on positive reviews.

Aubrey was wonderful when we were in the process of having to relocate after my husbands job had us move. She was so professional and extremely responsive to our e-mails. We are currently renting from AH4R - about a week ago we walked downstairs to a flooded home. The toiled broke due to lack of maintenance- everything on the toilet was original and broke and flooded our whole downstairs. Things happen and we understand. The PROBlEM was and currently is that we have had zero communication from our property manager Julesha Sisk. We called her as soon as we walked downstairs at about 6am and it sounded like we woke her up and she was not helpful- just told us to call maintenance and if it was our fault then we will be paying for everything. It has been 5 days and we have still had ZERO communication with her. Her mailbox is full and she is not responding to emails. We called another line that couldn’t reach her. We had left a message for her supervisor and no response from her either. We were offered no accommodations even though this was not our fault.We have 4 small kids and we have had dehumidifiers and vans taking up the whole downstairs space. All of our furniture is moved. They had to pull off baseboards and there is dust all over the home. The house is torn apart and the only people who have called are the vendors they hired. The remediation company has been great but I can’t say the same for the plumbing company. We work full time and meeting with all these vendors has been challenging. Again not our responsibility - everything in the home has been poorly taken care of and it’s a matter of time until other things break. There lack of maintenance has put a burden on our family and finances.I would look for other home companies to rent from. None of these people seem to care about the people renting there homes.

Andre came out to handle a plumbing issue that came out of nowhere and he was quick, efficient and fixed the issue completely. My wait was literally a couple hours for him to respond and even shorter for the job to be complete. He was friendly, polite and I really appreciated that.

I have rented a home from American Homes for Rent for 8 years. My current property manager Aubrey Ventittelli has been fantastic. She is the reason for the 5 stars. Recently I had a last minute possible life change that required me to switch to a month to month lease. Aubrey made sure everything was handled correctly and professionally. There was an issue with the accounting/leasing departments not figuring the rent correctly but Aubrey was a real advocate for me as a resident and was able to assist those departments in effort to get it right. She has always been responsive in a timely matter and very professional. She is an asset to American Homes for Rent.

She was able to assure me that my voicemail was received, she would be more than happy to be used as my reference (since looking for a new house in CA), and that the payments I mailed in were going to be posted to my account within a day or two. AH4R maintenance agent scheduled us for service and within 24 hours we had relief from the heat. Scheduling agent, property manager, and AC technician provided high quality, outstanding service.

The staff was courteous and polite . But getting someone on the phone meant sitting on hold for 15 minutes. I didnt ever talk to my leasing agent over the phone but texts and emails were usually answered within a day

My property manager is Rachael Super. Ive moved into their home 15 DAYS AGO and I STILL HAVE A LOCK BOX AND FOR RENT SIGN IN FRONT OF MY HOUSE. Havent been able to enjoy Easter or have a house warming party yet. I have requested this by phone and email and have been ignored. Slum lords. I DO NOT RECOMMEND.

I’ve been renting my home for 3 years now and have had minimal issues or concerns with the rental company they are very respectful and responsive to what concerns I’ve had .I honestly enjoy renting from them and the utilities are easy and kept in one bill which minimizes the cost of deposits yearly or upon moving in I’m able to budget it with my rent at the beginning of the month. I would definitely recommend this rental company .

There’s quite a few houses listed by them that I’m interested in renting. However they’re IMPOSSIBLE to get a hold of. We’ve been calling for weeks, staying on the line for 20+ minutes each time and never had an answer. I’ve made an account on their website to contact them through that and no reply. I’d love to rent from them but I don’t understand how people rent from a company you can’t communicate with. We’re super disappointed because there are some nice houses we wish we could apply for.

I am writing this review to share my experience with American Homes 4 Rent and to provide some honest feedback in regards to my property manager, Sonya. This is my first time renting from AH4R and this company (everyone thus far) has been professional, responsive and accommodating throughout the entire process. Now lets talk a little bit about Ms. Sonya. Although we have never met in person (due to the pandemic) Sonya has been so wonderful and genuine during each and every email and phone call. I cant say enough about this woman and I am so lucky to have her as my property manager. She is caring, attentive, professional and continues to exceed my expectations. After years of dealing with property managers, no one can compare to Sonyas warm spirit and wonderful personality. Sonya has gone above and beyond to answer questions and provide solutions. Whenever I have an issue, she has been there for me and has made the experience of renting so stress-free, painless and smooth. I cant say enough about her. Thank you Sonya!Now lets talk about the rental. Considering the fact that I moved to AZ from Colorado, as you are probably already aware, the rental market is very affordable down here. This is our first home and the place is amazing! AH4R did such an incredible job of putting the work into the house and getting it move in ready. I have fallen in love with the house and I hope AH4R will someday offer me the chance to purchase (hint hint LOL)Regardless I highly recommend AH4R in your search for a new rental. I recently scheduled 3 different self guided tours and went to each house and none of the codes worked to enter and view the homes. Their customer service is so poor I tried calling several times and couldn’t even get through their automated system. I would never recommend renting through this company. Stay far away!

Laura Tyler was the best person to work with. She was beyond a property manager but somebody who actually listened. I would recommend this company specifically because of her. She goes above and beyond and answers any questions that you may have. Shes very professional yet very compassionate at the same time

I was not impressed my first experience as I was informed I was the first applicant for a home and then heard nothing, had to continuously follow up, then was informed I did not get the home. Victor was not easy to get in touch with, and very harsh and rude on the phone once I did.

Pamela was incredibly helpful and polite. Every time I called in, all the agents I talked to were kind. We haven’t moved in yet and I have Heard some shady experiences, but so far nothing but great things to say.

I was assisted by William Wright and Brenda Gomez in the house renting process. Both were extremely helpful and professional. We were able to complete the process in 2 days due to their assistance and expertise.

The vendor from B&C landscaping and sprinklers Adrian ,came to my house this morning at 9 oclock and he was super nice, very respectful he answered all of my questions and he was able to do exactly what I wanted with the sprinklers and he was very understanding and did a great job! I havent had a better experience since Ive lived here than I did with him for the people that have come out He is absolutely the best one! Please if you can pass this along to whoever or his employer or AHR....the other tech that AHR sent out made alot of mistakes and had the sprinklers on 9 times a day flooding the backyard and told me he would return and never did. So Adrian at B&C was amazing breath of fresh air! Please let supervisors know how awesome he is! And request B&C for all your irrigation and landscaping with AHR! We have rented for 2 years with minimal issues; however when we renewed the lease this time around, we were told there is now a $27.30 “processing fee “ that is charged every month. And when I reached out to my property manager I was told it was a decision by corporate. Incredibly disappointing during financial hard times.

My Property Manager is Sonya Kazaros, and she is always available and ready to resolve any problems that may arise. SHE, has always been attentive and empathetic to our needs and concerns. Sonya has made our time with American Homes a very desirable experience, and I consider her a model employee for that company. Sonya you are the Best!

Sonja Kazaros has been my property manager and I couldn’t be more happy with the service she provided. We moved here from Southern California 5 years ago and this has been the only home we’ve known. It was a beautiful family home. Sonja did every thing imaginable to make it feel like it truly was our home and not a rental. Maintenance was always very responsive and any time I had a question Sonja would take ownership. I’m a home owner now, but if I ever need to go back into a rental....AH4R and Sonja will be my first and only call.

American Homes 4 Rent was a good option for us when we were coming to Arizona. Having the option to include utilities in the rent made it quite easy. We can only say good things about them.. If something broke they were quick to send someone to fix. They were so kind... I had left important items behind in a drawer and had asked Ryan to please send to me. They were able to get my items to me immediately. I am so thankful. I recommend using this company!

Sonya has been nothing but amazing, helpful, and beyond personable. Issues that are within her control were always handled professionally and in a timely manor. Very sad to have received an email that they switched her off our property.

I have to say that this whole process from start to moving in has been so painless thanks to Chris Kennedy with American Homes 4 Rent. He has been very responsive and very detailed with every little bit of information that I needed to know or if I had any questions. Everything is electronic and paid online so there is no in person contact (which is great for this pandemic). All is done online and electronic from start to finish except for viewing the house in person (which I absolutely knew this was the house once I entered) up to the day he handed us over to our Property Manager, he has been so great to work with. Even those that I worked with prior Jonathan Smith, Carla Fankuchen and every agent that has answered my calls have been very professional and courteous with great customer service.

Mr Ron Cobbs was very helpful and professional. Enjoyed working with him. Thankful to him for helping me find my first Arizona home!!!

I rented from AH4R for a year and just bought a home. I waited until the process was completely finished before making a review. I almost didnt rent from them in the beginning due to all the bad reviews, so thought Id leave a positive one for anyone considering renting from them.Renting with them is unusual in that from start to finish the only people we ever actually met face to face were maintenance guys coming over to make small repairs as we needed. Everything is either done over the phone or online, which I thought was odd at first but worked out great. We had no issues while living at the property and any small things that came up, they were really fast about fixing. Its just a matter of emailing your property manager (ours was Audrey) and they set up a work order.The only minor complaint I have is at the end, the list of things they want cleaned is insane. Dusting light bulbs, wiping each individual blind, cleaning under the stove, etc. You also need to have a receipt for professional carpet cleaning, and if any of this stuff is missed they take it from your security deposit. This wouldnt be terrible, but Id bet we cleaned YEARS worth of other peoples stuff from those out of the way spots. I assume they keep their deposit and dont bother cleaning it before the next tenant moves in. (Again, nothing major, were talking just dust build up or whatever else gets into the strange areas no one ever checks)We left the house clean and in good shape and got our full deposit back. They didnt send any petty made up stuff you hear about from other rental companies or land lords to keep most of the deposit.All in all, if there was ever a need, Id absolutely rent from them again.

I have applied for a house that has been on the market 30 days now and still getting the run around I call every day and it’s always another excuse as to why we haven’t moved forward! Can never get to the direct person instead of talking to all these people I even asked to sit down and go in to figure all this out and was told we do not have in person yet!

I have to say, I read some of the reviews on here so I was very worried about what I would encounter with the issue that I had and I was nervous for the responses I would receive. I am a neighbor of one of American Homes 4 Rent homes. One of their tenants, who lives right next to me, was parking in our yard. Full car, completely in our yard. I had tried working with our HOA for weeks to get them to stop and they were no help at all. Out of desperation, I did some researching and made some phone calls and I found out the Property Manager for my neighbors house is Sonya Kazaros. I contacted her and she was out of the office for a week, but her manager was literally on top of the situation and spoke to the neighbor/tenant immediately. Its been a week and so far we have not seen the car parked in our yard again. I actually got in touch with Sonya again about another issue with the tenant and some of their trash/treasures outside on the lawn and in the driveway and she has been more than helpful, extremely nice and pleasant, and so easy to work with. She is seriously on it and has not disappointed us once. I am honestly so shocked she is so nice to me with all the complaints about the tenants that Ive had. She takes each one of them very seriously and gets them resolved so quickly. I cant say enough good things about her and AH4R so far. Amazing customer service! I would recommend her to anyone of my friends or family members. Its a shame more people in the world arent as helpful and nice as she is!

We have been with AH4R for over 5 years, we recommend renting with them! We have never had any issues that they didnt jump on, water heater broke the next day installed a new one stove had issues next day got a new one, COVID hit I had issues with rent they help us get threw it and still getting threw it! Our property manager Laura Tyler is great! And is the one that has helped us along the way. So yes I recommend AH4R for your next living experience.

Cant complain my experience with this property management was good. They are not the nosey management but respond immediately to emails. I required the assistance of Maintenence and they came out quickly and were friendly. I also am grateful they took good care of the propertys outside. Thank you for a good experience.

We had an issue with our dishwasher, called them up they orders us a new one and Bob came out and installed it for us when home depot didn’t want to . He showed up with in 15mins of the call . He is such a great worker always very helpful and makes sure we are happy with the job before he leaves. I even wanted to learn from him as he was putting the dishwasher in so he let me watch him work . Bob is great he gets 5stars from me . Thank you again BOB

I have never posted a bad review before, but I had to say something. American Homes is the WORST rental company I have ever rented from. I have been with AH4R for 3 years now, I have NEVER had a bad experience until now. My water heater went out the end December of 2020, they came out the first week of January 2021.. The water heater NEVER worked and we had to call again to get someone out to replace our water heater AGAIN, they came out 2 weeks after we called. We had to shower in freezing cold water for 2 weeks. I called almost everyday to relay this information to AH4R, I relayed that the vendor they sent out was not even responding to me or returning my calls. Again tonight, went to use hot water and there is NONE.. We have had this water heater for about 2-3 weeks maybe. Called AH4R and they said someone should contact you within 24 hours, the person on the phone could care less about my situation. Another situation I had, was I paid my rent and bills (as it said on my account) and I got an email of a past due balance, I immediately reached out to our property manager Joanah Meyers, she could care less about my situation with my past due balance and does not even respond to my email. She is so unprofessional. I guess it does not matter that I paid more on my monthly services then I was supposed to. I email Joanah back on Thursday and still have yet to hear back from her. So going all this time with no hot water, they did not even credit my account, the vendors are using my water services and my electricity to fix the issue that has been occurring more than once. I have also called to speak to someone higher up, and they keep telling me that they will leave a message and I never hear back from someone higher up (go figure). Worst rental company I have ever rented from. HIGHLY NOT RECOMMENDED.

Laura Tyler is very nice and understanding. She really did a great job and helped us when our bottom a.c. went out and gave us a discount on our next months rent. We have been very pleased with renting this home for almost 2 years now The pool is very well kept up. AH4R really makes you feel right at home.

Disappointed that they choose to increase the rent by 7%. At the time I signed the lease they encouraged the ability to pre-pay rent which I did. But when it came time to renew they refused to budge on the price despite my excellent tenant record. So it goes. Hopefully they can turn around the property quick enough to make up the loss of income.

I have rented from AH4R for 7 years and I am only leaving because we have purchased our own home. AH4R has been responsive and cooperative when any issue had arise; not to say they were many! Over seven years we have worked with four different property managers with AH4R and hands down Laura Tyler has been the best we have spoken with. Laura has always been available at her phone during working hours to answer any questions we had about what steps were needed for us to have a successful transition from our rental property to new home. About 2 years ago our AC went out during the hottest part of the summer. AH4R did offer to compensate us for hotel fees because it would be a week before a company could come out and replace the unit. Although we did not accept the hotel fees due to we were going on vacation anyways, we where happy to return to a brand new AC that was more energy efficient than the one that went out. The biggest thing we like about AH4R was they never bother us with annoying minuet issue or unscheduled pop ups. Throughout the past 7 years we only have had 3 small rent increase and even then they where negotiable. During our 7 years in our home we sent one to college, another to the army and brought to new members into our family. We have wonderful memories in our rental home and hope that the next residence will be just as happy as we where. Thank you AH4R and Laura Tyler for 7 wonderful family years in our home.

Guarantee the customer service is 100% better!To Whom It May Concern,On August 11, 2020 I spoke with R——— at approximately 3:30pm regarding the cancellation of our lease at property 16———— N. —— Dr. Surprise, AZ 85—. I did not resign a lease for a fifth time due to the fact we purchased a home and in my lease termination I stated we would be out of the house on August 16, 2020. I am now advising I will not be out of the house until August 31, 2020. As we all know there is a pandemic and that has effected my job as well as the ability to have time to move. I was advised that I have a CREDIT of over $500.00 that will cover the rest of the month.I have over paid my rent a few times due to the fact American Homes for Rent is inconsistent when charging for utilities. There have been SEVERAL times that I am not charged for power one month and then charged the next month for two months which makes it hard to budget when you dont know if your power bill is going to be $250.00 or $600.00. The reason I have a CREDIT is because I took it upon myself to try and ensure I was never put into a finical hardship. When I spoke with Rachel about just returning my CREDIT and I would make August 16,2020 work I was told that it would go to any move out cost I had. Is that not what my security deposit is for? I find it ironic I over pay and it is on your terms as to when and if I get my money back.American Homes for Rent has been nothing short of a nightmare! My fridge went out for a week and I was left with no fridge and no compensation of food lost. I had an all glass dinning room light explode crashing down on my dinning room table, thank God my family was not sitting at the table. In regards to the light exploding American Homes for Rent just sent a tech out to replace the light there was not investigation as to why the light exploded. (I have several pictures). I have had to literally beg to have a bathtub re epoxied to ensure that my infants at the time didnt digest epoxy particles. (I have several pictures) We went without air for over a week and then when the air was repaired it was done incorrectly and the entry way to my house caved in, again I have several pictures. When asking to be compensated for the home being inhabitable because there was no air again I was told I had to wait for the whole problem to be fixed, drywall and paint included because of the AC unit being installed incorrectly.In conclusion I will be out of the property by August 31, 2020 but I wanted your company to be well aware of how you treat your tenants. I have never once complained of the significant increase in rent and I will never recommend anyone to rent from American Homes for Rent.

We had been looking for a couple months and getting frustrated to find a decent home for our sons to rent upon their recent move to the East Valley in Arizona. We were about to give up when we found a perfect home through American Homes 4 Rent. John Beals in their Phoenix office has been amazing! He was very responsive, polite, and knowledgeable. He was on top of getting things fixed in the home (not much to fix) and made sure our move-in date was met. We would definitely use American Homes 4 Rent and John Beals again!!!

I was deployed to the Middle when my lease expires. My disabled wife was unable to move houses, so AM4H thought raising my rent 400$ a month was a fair way to say thank you. I asked if they could extend my lease 3 months because I was coming home, but AH4R refused. Do not trust this company 1 inch. They will screw you at every turn.

My overall experience so far has been great. It was a quick and easy process and everyone has been so responsive and professional.

Considering it’s our first time renting a house in Arizona, AH4R has made the entire process beyond easy. The girls on the phone constantly answered my questions about probably 30 different properties, until I found the perfect one. The maintenance and service requests have been answered promptly and my property manager Aubrey Ventittelli has been beyond helpful in answering any questions since we’ve moved in. Only a few weeks in, and we feel beyond taken care of!

Chris J. Smith has been very compassionate and helpful during this very difficult time that my family is experiencing due to Covid and the state closure back in March. She calls or emails to check us and always responds to our emails in a timely manner.

My property manager is Laura Tyler and she has been so helpful and wonderful since day one. AH4R have worked with us during the pandemic and make living in our rental amazing. They offer easy payment options and we can access everything online. She is responsive and professional.

Weve been renting with AH4R for over a year now and we love it! We have had no issues with our home. The application and move in process was quick and easy and the office staff is very friendly and quick to answer any questions or concerns we may have. We especially love our property manager Laura Tyler who is very quick to answer any of our questions, she is super sweet and friendly and makes us feel taken care of.

This time of year was incredibly difficult, I may be looking at an eviction but Sonya 100% had great communication throughout the year. She was always next to her phone when I called and always heart warming and energetic to help me with whatever she could. Sonya Kazaros is our property manager and she has been fantastic through everything! The pandemic has not been easy on anyone and she has really worked with us and been professional and responded quickly to every email or phone call I have made to her! I can’t tell you how much we appreciate all of her hard work and showing how much she values her residents!

American Homes 4 Rent is a fantastic place to rent from and our property manager, Laura Tyler, is the best. Our maintenance requests are answered within the same day or, if it is after business hours, early morning on the next day. If I ever need any questions answers, my property is very responsive. If she is busy as the moment, I get a call back within the same day! I definitely recommend not only the company but Laura as a property manager!

The rental company has been one of the best that I have ever worked with. They are quick to respond on any request or help. They think of their renters first and want to be there for them. I would definitely recommend them to anyone.
