ASHLEY the young lady that works in the front office really helped us make a decision to make the LIV our home. Ashley was knowledgeable and well spoken. We are so glad that we live here. The place is always so clean. I have been enjoying the many amenities. I regret not finding this place 2 years ago. LIV AHWATUKEE deserves my 5 stars!

Ritz Carlton like experience living here. The team here really goes out of their way to make you feel welcome. A lot of apartment communities say Luxury and its really just old outdated apartments and facilities that have been repainted etc. This place is actually really nice and has what I would consider luxury amenities: smart home devices, tall ceilings, upgraded appliances etc. Then the true test of any business is how well they handle issues - issues will arise - anywhere, no matter how good the place is. I had a minor maintenance issue and the team here went over and beyond to ensure it was taken care. The property leadershipMonica is also great and made me feel very at home. I have lived in multiple communities - high end etc. and this by far surpasses anything Ive ever experienced. My leasing consultant Lexi was also very attentive and helpful.

Since day 1 I visited Liv Ahwatukee I have loved this place. Not only the complex is wonderful but their staff is AMAZING. Special shout-out to Ashley, she was my leasing rep and she helped me through out the entire process ( from filing the application to moving as soon as possible) She is a rockstar! Thank you Ashley!

This place is great. Fantastic amenities, clean, responsive to concerns. The same people who are complaining about closed amenities during a global pandemic are the same ones who wear their masks under their noses. Theyve done an excellent job keeping facilities open while trying to give everyone space and keep residents safe. Its a juggling act and theyre doing it as well as can be expected given the circumstances. Stop whining people. Seriously.

We lived here for 3 years and only left after purchasing a house. We loved the property and the people who currently work in the office, especially Gabby and Monica. The pools are great and well kept, the gym is clean and actually decent for an apartment gym, the hub has lots of fun things to do AND free coffee/tea, and the common areas are almost always clean. Maintenance is always on top of requests and do their best to get things done quickly. They’re very strict about being smoke-free which is great for children and non-smokers. They’re also transparent and informative about when amenities will be closed for cleaning/improvements and about letting residents know of thefts and remind everyone to lock their car doors (because apparently that’s not common sense).I’ve seen complaints that amenities were closed due to COVID-19 and while I disagree with it, it was something ordered by the governor so they needed to comply. Rent includes the apartment itself and services such as water/trash so it would not make sense for them to have reduced rent during the amenity closures. I think it’s ridiculous for people to knock Liv for things that just come with apartment living such as loud neighbors or fees for early lease termination. I’m not sure why people are shocked at their rent costs or other costs when it is outlined very clearly in the lease they were supposed to read before they signed. I also think it’s ridiculous to knock Liv for things that come with desert living such as the occasional bug...

2 not for the appartement (the appartement are great) but for the music too loud on the weekend at the pool place, (we are not in a night club) make more rules about the music at the pool.

MONEY WASTE! ACCESS TO AMENITIES ARE LIMITED! They advertise amenities are open 24/7 but in all reality they not actually open 24/7. They don’t offer any kind of discount and force you to pay a luxury price for amenities you can’t even use! With everything going on your better off staying somewhere cheaper that doesn’t offer amenities because you don’t even get them here anyways! TOTAL WASTE!

I lived here for 15 months, and its honestly the first apartment Im genuinely sad to move out of. Gabby and Monica in the front office are amazing, and were always helpful. Maintenance was always very quick to respond the few times I needed anything fixed. I would highly recommend this as a place to live, and if I end up moving back to Arizona, this will be the first complex I check out to see if they have any availability.

I am still in awe of this property. I mean just speechless. The amenities are incredible. As well as the apartment is the perfect size. This hands down is somewhere I would love to call home. Immediately after I toured the apartment I put in a application. I just couldnt resist. Not only are the leasing agents personable but you feel right at home. I hope that I will soon be calling this place my new home for me and my family.

Monica in office is so, so helpful. Really pleased with the outcome having worked with her about our lease. Shes very communicative, straight forward, and otherwise great customer service.We loved the community while we lived there. Great residents, great amenities, espresso included. Had some issues with move out but now that its been resolved, we feel better about recommending them.

I lived here for a year and it was fantastic. The office staff was always helpful, the grounds were always spotless, and maintenance took care of issues promptly. You cant beat the amenities at this complex. The gym, car station, pools and dog park are great. Things like trash valet and forcing you to pay for cable makes living here very expensive which is the biggest downside.

STAY AWAY! Save your money and stay anywhere else!! They are closing amenities as they see fit and not offering any sort of discount! You will pay a luxury price for amenities that you can’t even use! This has been an ongoing issue for months! I say again , stay away!!!!!!!!

I love living here at LIV, everyone is friendly, the office and maintenance staff is exemplary, the grounds are beautiful, it’s a really great place to live. To say nothing of the excellent location to everything Ahwatukee has to offer, shopping and restaurants.

I love the apartment. Moved in about a week ago! Staff was super friendly helping me get moved in. The place was clean and smelled amazing. I had a welcome packet from them and they had an awesome move in special!! And lets not get started on the amazing 24 hour amenities. This place is a winner for sure! My kids love it!!

Liv Ahwatukee has been our first home since we got married a few years ago. We have had thousands of memories here and wouldnt change it for the world. Our apartment is beautiful and we love everything about it. We have truly made it our own. THANK YOU to the management team for every single thing you have done for us, as well as the maintenance team. They have gone above and beyond for work orders we have placed and are always SO prompt. To put it simply, dont move here. If you want incompetent, money hungry staff members this is your place. Im a federal agent, and my job required me to move from AZ to FL. First they charged me $2,000+ to break my lease when they could have taken care of it, stating they didnt have to let me out of the lease because Im not in the military. Then they incorrectly charged me. I sent multiple emails attempting to get it corrected, and they drug their feet on trying to get it corrected and at the end of the day it was still wrong. So then after trying to get it corrected, for the second time, they just plain out started ignoring my emails. Now Im getting a warning email from them stating they are going to send it to collections after they have been ignoring me for months. I dont think Ive ever dealt with a place with worse communication or care for their residents.P.S. The walls are paper thin so you can EVERYTHING outside your apartment. The AC ventilation is terrible so the living room will be freezing and the rooms are hot. Also, the water is always lukewarm, you will never get cold water and hot water is rare. I was told the water didnt get cold because its hot in AZ and the pipes heat up, but even in winter during extended periods of cold weather the water still never got cold.

Writing this review as weve moved out of Liv after living there for our first 2+ years in Phoenix. It was a great place for my wife and I as well as our dog. From the amenities - Pools, Fitness center, and Dog park (great for socializing a young pup!) to the friends weve made while living there it was all worth it. We started off in a one bedroom and eventually moved into a two. At the front office Monica and the rest of the ladies were all great to us and we cant recommend living there enough!

Lived at Liv Ahwatukee for a year and was never late on rent. Followed all the rules. Moved out...scrubbed the heck out of the apartment. It looked great. We received a call that we owed money for new carpet... mind you there was no need for any new carpet... but they had it installed and then sent us the bill. We were not expecting this bill so we set it up on a payment plan... we were getting ready to pay our last payment and collections called us!!!! I have never not paid a debt. This was totally uncalled for and wrong. Also, our daughter got her scooter stolen from our patio and other toys. During the summer the water at the splash pad burnt my daughter and I had to call the office. The pools were miserably warm in the summer and the speakers at the pools hardly ever worked. I am disgusted with Liv Ahwatukee and wouldnt recommend it for the amount you have to pay!!!! There are other places that will treat you better and cost less.

Very unhappy with pest control. When we first moved in we were assured everything was under control. Clearly not. First week we moved in, we found a scorpion in the living room. For 3 days now we are dealing with earwigs, dozens of them and today another scorpion. We will not be renewing the lease here.Found another scorpion in October. Counting the days until our lease is up.

I loved living here. I rented a three bedroom apartment with a garage and loved every minute of it. The amenities are fantastic. It looks exactly like the pictures. Everything is always kept clean and neat. I never, ever, saw any issue with bugs of any kind. The pools are wonderful, the fire pits and grills are fantastic, and I loved being able to get free coffee from their espresso machine in the Hub. The gym is the best Ive seen in an apartment, and I loved the option of group fitness classes. There is always room to find open parking if you have friends over or more than one vehicle (only once covered spot per apartment). And they have a station for free air for your tires and a free vacuum. Though I dont have a pet, they have a dog park that is great and are very dog friendly. They are strict however on pet waste, which I loved because I never saw or smelt any pet waste walking around the complex. They also have a sand volleyball court with sprinklers to wet the sand so you dont burn your feet, a basketball court, and a play area for kids with slides and things. The office staff is very nice and helpful. I liked that they held packages and sent you email reminders to pick them up. Maintenance is always on top of their requests, and get them resolved within a day or so. They have valet trash, which is so convenient, and a laundry room. This is truly the best apartment living experience Ive ever had. The ONLY complaint I have, and this is being very picky, is that noise does travel. So if you walk heavy, like I do, there is a chance your neighbors will complain, and they are strict about noise complaints. If you feel the need to dance and sing while you cook, you shouldnt do it here. Other than that, enjoy. Its wonderful.

I am disappointed I have to move out of this community. My job is taking me elsewhere but there is nothing to complain about. Staff was great, apartment was great and any issues were taken care of quick. As far as apartments go this is about as good as it gets.Lot of families if thats your thing - I am sure that would be a benefit for many but that just means a lot of loud kids for myself. Cant knock the apartment for that though - thats the same anywhere you go.

I absolutely love Liv! The amenities are amazing and they are available 24/7! Hands down the best apartment complex in the phoenix area! Very modern and beautiful! The staff is amazing! They are always so nice n helpful! They actually live up to their Moto, Liv like no other! I promise u, u will never want to leave this place! 5 stars all day, everyday! ❤️ Also, I need to add something. One guy gave them 1 star because the price of rent went up $20 when he ACTUALLY APPLIED, thats how it works! Nothing is promised until u apply n sign your paperwork! U were given a quote, not a promise! So u lost out dude! And I saw another guy give a 1 star cuz they wouldnt waive his lease termination. Like they said u r NOT military or have a medical release. Being a fed agent doesnt make u special if they did it for u, theyd have to do it for everyone! Dont give a bad review because of your incompetence...

Worst place Ive Ever lived. I can say this place has the oddest set of rules and the worst staff you could imagine. I moved here from NY not to long ago and immediately regretted picking this apartment complex, If you want constant raises in rent and a rude incompetent staff than this place is perfect for you. But if you want to enjoy yourself on a day to day basis I would suggest anywhere else. Its beautiful here when youre not at Liv....

Nice place to live...they are very strict and watch your every move...the people who work here also live here and are watching every second! I was very disappointed to learn that we moved into more like a college dorm room with a million rules rather than a luxury place that we are unable to even have visitors over. Would be a perfect place If it werent for that!

I’ve been here one year and satisfied would be an understatement. The office staff is friendly and professional and address any issue very promptly. I even made the entire staff fresh chocolate chip cookies. But my son and I ended up eating them, but i’ve heard it’s the thought that counts. We also bought a cheesecake for the office on a different occasion... but i don’t want to talk about it. Again, it’s the thought that counts.The amenities are by far unbeatable. The pools are probably the best anywhere you will go. Stainless steel grills poolside that i have never used because i have no idea how the hell to grill. Hence the reason I’m staying anonymous. But I’ll be that guy at the pool that will smell all the good food cooking in hopes you will offer me a shish-kabob in exchange for my friendship if i stare at you long enough awkwardly.My Frenchie does it. Works every time. 👌🏻Then again, I’d give her my own steak off my plate if it meant her leaving and farting in an unoccupied room for once. 🤦🏻‍♂️Overall I’m happy here. My sons happy. Even both of my fish were happy. Even though one of them uhh... went back to the ocean as far as my son knows as he’s started noticing the fish has randomly shrunk sizes throughout its life as it’s impossible to find replacements the same color AND size.I’ve renewed in a larger unit for a year so my son has his own room and doesn’t kick me in the face throughout half the night and being a leech the other portion of the night.In short i have nothing bad to say about this place. Only good. I think the few people that are upset create their own demise or are the people that also get upset about self checkout at the grocery store or the same people that complain about traffic, but notoriously leave at 8 am. These are also the people that drink their coffee black... watch out for them... savages. 🙄I know everyone i have talked to does and continues to Liv happy here as i have myself. 👍🏻Appreciative for another year.Thanks Liv staff.-P

I have lived all over and in many different kinds of makeshift living spaces so I was very excited to finally be able to live at a place like Liv. I was so disgusted by the rude staff. Women in the office constantly lying saying I didnt have a package in the mail room (especially during Christmas) so I would have to go find it for them IN THEIR BACK ROOM! When my lease was up I turned in my keys and did not renew, and yet they continue to email me private information about what my old roommates owe for rent. I have never lived somewhere that when I reach out to management it can take days or weeks to hear anything back. I really hope this helps deter anymore people from living there. Ps if you move here I hope you like living with scorpions.

EDIT: This place has issued me a notice to vacate for, as far as I can tell, writing a comment (The manager, Karissa Hoy, said the reason was because I was unhappy here.) When I first moved in, I heard complaints from other residents about the manager here, and I thought they were overblown, but boy was I wrong. Just so its clear, I havent broken any rules, nor have there been any complaints against me by other residents that I know of, Ive always treated the staff with respect, and Ive always paid my rent early. There is no other apparent reason for this. As a result, Ive downgraded the rating to one star.Review follows:I really wanted to give this place a good review, because I like the people here and the staff are super responsive to repair issues and are overall quite friendly. The problem is the place is constantly being broken into by people in the neighboring communities, (in fact the gates along 50th street are all broken open so that they no longer lock) and during the summer this place is kind of wild.The pools are almost always super crowded during the summer as a result, with people playing very loud music and basically letting their kids run around without any supervision. In fact, the reputation of the lax security got so bad that somebody threw a flash party here with several of the residents being harassed, and with one of them getting brutally assaulted during this incident. More recently, my neighbor told me that she fractured her hip due to an incident involving some kids that were trying to harass her dog.As a result this is, in my opinion, probably not the safest place for elderly people or single females. Though if youre looking for a college dorm type atmosphere, complete with the occasional used condoms, beer cans, and other party refuse littered about somewhere, this is a pretty decent place.

Dina, front office staff, has a terrible attitude. She hates life or she doesnt like minorities. Nose in the air, very very rude. I dont recommend living here at all. There are better places with nicer staff. I wouldnt live here just because she is so nasty.

Worked with John and Gabriella, who were very polite and accommodating during my visits to the property. After our tour of the facilities and the unit, I was provided a move in date and a quote on monthly rent. Was so interested in leasing an apartment here, I came back the next day to walk through again.Decided to pull the trigger — As I was filling out the online application today, I noticed the price had increased by 20$/month. I called the leasing office and spoke with a woman about the discrepancy. She told me that unfortunately the price had risen overnight and that she would not honor the quote I was provided only 24 hours prior.I have chosen to not rent this apartment.When spending $1200/mo, what’s another $20? It should go without saying that the money is not the issue for me here. BUT, that extra $20 clearly is the issue for Liv Ahwatukee.Personally, I’m principally frustrated with the inability of Liv to stick to an agreed upon monthl rate. This not only demonstrates an abysmal customer experience, but also shows that we, as potential residents, are little else but tallied showings on a spreadsheet. Liv Ahwatukee has shown a very low level of value in future residents, and for that I’m extremely trepidatious about how I would be treated (nickel and dimed) if I lived there (all over $20/mo...).Fortunately for us, though, there is a lot of really great competition in east valley. I’d suggest taking a look elsewhere.

STAY AWAY!!! I signed a one year lease because I was in awe of the brand new apartments and amenities, that quickly left! They also had a bunch of fake 5 star reviews on Yelp that influenced that decision. I later found out they were written by employees. In 10 years of living in different apartment communities across the country I have never had the issues that I had living in this hell! I received 10+ lawyer letters for various things and accusing me of anything you can imagine! When I talked to other resident they had the same issues. I spent a lot of time and money just responding to false accusations.In the first month of moving in my new apartment I had to have my dryer replaced, my sink support fixed, and hot water heater replaced. The first month my ceiling leaked the first time it rained damaging the ceiling (more on that later).The management here is horrendous! The leasing employees are completely clueless! They have cameras throughout the property, not for safety like they claim, but to spy on residents. One of my many letters accused me of having someone else living in my apartment that was not on the lease because they had her on camera taking my dogs out due to me working a double shift. When I received the letter and went to the office to dispute the claim I told them that she didnt live with me and was just there to walk my dogs. Their response was we have her on camera at 6pm and you got home at 10pm scary!! Terrifying to know that Im being watched the entire time Im there.Back to the water damage.. Instead of trying to work out a time wit me to repair it, I received a lawyer letter and note from the office saying that they are entering in 48 hours and will be there from 8am to 8pm for 7 days to repair it and at that time I would have limited access and regress from my residence! So no taking the dogs out or walking in or out of my front door since it would be blocked. I contacted the Fire Marshall that day and made him aware. I was told it is illegal to block the only exit. I wrote another response letter informing them of this issue and the day the repairs were supposed to start I had the Fire Marshall show up to enforce the law. This just shows the people you are dealing with here...Once I escaped (moved out) I received a bill for almost $600 for carpet where they did the ceiling repair. Thats right, they wanted me to pay for the damaged carpet from the construction of replacing a ceiling! I asked for pictures and they conveniently forgot to take them and said the debt was still owed. Prior to that I was present of the final move-out inspection and was given documentation showing that I had a zero balance and there was no damage. When I brought that in I was told that their inspector was not authorized to do move-out inspections so its not valid! Now I am in collections and fighting a debt collector.I hope that you take this warning very seriously! If you need anymore information or an even longer story please message me.

I definitely LOVE living at Liv. I moved into a one bedroom here in February 2015 and when I needed a bigger place I just upgraded into one of their two bedrooms. The amenities are beautiful ( 4 pools, spa, splash pad, multiple bbqs--both gas and charcoal, giant chess, ping pong, table soccer, misters and wifi throughout common areas, video games, corn hole, fire pits, outdoor tvs and sitting areas, sand volleyball, exercise mile, gym, pool tables, poker table, community garden, dog park, dog wash area, basketball court, movie style sitting with big screen, cabanas, shuffleboard, car wash area, and a playground) and open24 hours. I thought that there would be a problem with noise because of this but it is the quietest complex I have ever lived in. The grounds are kept immaculate and the office is incredibly helpful and friendly. Whenever I put in a service request they show up that same day or the next to complete it. I am trying to rack my brain on constructure criticism to give but cant think of a single thing. IPA management has done an AMAZING job at making it feel like a resort and not just your typical complex. They even have trash butlers 5 nights a week come and collect your trash. If you want your life to feel like one big vacation, (who doesnt?!?) this is the place for you!!

Nice place to live. Clean but only a couple hiccups. The shower install or construction in the master bath is poor quality. There is an unending flow of wood chips leaking out from below the shower wall crevice. The positives: no smoking property, trash butler except for fri sat, close to main freeway, shopping, quiet, close to parks, they hold alot of social events, nice amenities and excellent service from the staff. The leasing staff service is really top notch, top notch on site security and top notch maintenance staff/team. Once a month restaurant review although Carrabas server gave me an attitude when she was serving. I asked about the pasta if there was meat in it and she said no then asked me if ceaser salad was okay and acted reluctant to give me the salad. Why wouldnt ceaser be okay? I asked about the pasta not the salad. Also, Sometimes Ill put two bags in the garbage bin for Trash butler but theyll only take one bag and miss the second bag in the bin. Overall: 4.25/5
