Bait and switch. Came to look at the studio listed. Wasn’t available. Waste of time. Not cool

Rent is going up. The pools are almost always in such a terrible condition you can’t go swimming. Right now, as I type this, the pool is dark green, stagnant, and you can’t even see the bottom. The other pool is almost as bad. It’s full of leaves and dead bugs. The apartments are small yet they are asking for higher and higher rents. It is in a prime location so I’ll give them that…but if you’re going to ask for more money keep the place in better condition.

I am a long resident of Daybreak Place Apartments and wanted to give a shout out to Phillip. I recently placed a service request for a cabinet repair and his customer service skills and workmanship are awesome. Upon my first introduction, Phillip assessed the job, ordered parts and made a commitment to provide excellent work upon his return. The required parts arrived pretty fast and when Phillip returned, he repaired the cabinet and the quality of his work made my old cabinet come back to life as new.Thank you for an awesome job Phillip and keep up the good work! On a side note, Phillip followed all the COVID protocols and I really appreciate his concern for the residents and his very kind and personable demeanor.Nick

Absolutely horrible. The new management is just as bad as the previous, the community is dirty, trash is piling up, and whoever is painting the buildings is doing a horrible job.

I would give this place 0 star if I could . I was a potential tenant here . Mid pandemic I figured I needed a place just getting home I started my search . This place was located in a PRIME area BUT it is very small units, very basic , not super great , not clean, just basic units . Nothing like what I am used to but was going to say yes anyways because the price of rent fit the quality. Honestly 700 a month would fit the quality better but moving on. I came the very end of November to move in and spoke w Daniel . It is now the very end of December. It has been over 5 weeks and I STILL HAVENT RECIEVED MY DEPOSIT BACK. I was told wait 2 weeks , I did and nothing. I was told they may have the wrong address which I know it was correct . I was told it’s out of their hands and that I have to contact corporate. I reach out and no answers. Straight to voicemail . I was robbed off a couple hundred from this apartment. If you value your hard earned money don’t step foot here I could only imagine what would go missing had I actually moved in

I live here, and I love it. The management is awesome and so are all the employees who work in the office. Maintenance always takes care of any issues I have right away. The location is great, as is the price, and I am very happy with my apartment.

Moved in May/2016 It was pretty nice living here 1 time got my apartment sprayed for bugs when I first moved in then didn’t see them again. The only thing I didn’t like was had to share a water bill with everyone in the roll u live in every month it went up. Overall it was good didn’t have any problems quite, clean, if u needed emergency maintenance they where there in a timely manner. Got a nice deposit back within 2 weeks of me moving.

Ive lived here a few years. The place has paper thin walls and is poorly constructed as can here my neighbors constantly. If thats not bad enough, the person works, loudly, from home, I dont know exactly what they do but it seems like they are packaging and mailing stuff out of the apartment. Ive told management about this but they dont appear to want to do anything about it.I will simply wait out my lease then Im gone. If you plan to move here, dont have any problems, youll be very disappointed.

I currently live here and the second my lease is up i plan on moving immediately. on top of poor management communication when it comes to placing maintenance calls; i’ve been actively lied to by two different managers that worked in the office. multiple times asking about certain policies and how they came about only to be given some fabrication that when brought to the attention the opposite manager had never heard the story before! also policies that i had checked with the original manager in order to fully follow the guidelines of the complex have apparently been changed since her departure without anyone informing the residents. bravo 👏🏼

I have lived here for a year and never had a problem!!! I absolutely love this apart. Eat complex. Very quiet, neighbors are friendly, grounds are clean, both pools are amazing, staff in the office is amazing. They are always willing to work with you in hard times. And the maintenance is always on top of problems. I havent had a problem in the year I have lived here. Like I said love the area and the people I would recommend this complex to anyone.

You need to get control of your tenants! Such bs that you have allowed this wreck less and dangerous driver still live there after numerous complaints!!!

Great place for the price. I am always treated courteously by the office staff and maintenance. Great location; close to bus and many local restaurants including Texaz, Phoenix City Grill and 5 and Diner. I have renewed here; it fits my plans for now and Im very happy with Daybreak Place as my home. Two thumbs up!

My least is ending in July. The apartment complex is very safe and quiet, Ive never felt uncomfortable walking around at night or had to complain about loud parties. When my husband and I first moved in, there was a leak in the kitchen wall from the neighbor upstairs dishwasher which had to be repaired a few times (they were quick to respond). The office staff is friendly, I always have treats for them when I visit. Overall theres no complaints with the complex my biggest fear was bugs (bed bug & roaches) theres NONE HERE at least not in my place. Maintenance is friendly. I could go on and on.. OH! And the location! One of my favorites. The location is gorgeous. Multi million dollar area. Right near the 51 and the 17 so traveling to Tempe is about a 15-20 min drive. I love love love the location. The floor plans arent as big as Id like, but theyll be renovating soon. Hey who knows, once my husband is done with school we may move back. I hope this review help someone as picky as I am out. I lived right near the laundry room so that was very convenient. Everything that I personally thought was wrong, they fixed.

I lived here about 6 years ago and as far as the apartment it self it was pretty decent. The walls however were paper thin. I could hear my neighbors conversations and TV on a daily and nightly basis. The front desk staff were not very friendly and charged me for the tiniest things when I moved out. Things like, you forgot mustard in the fridge. If you are wanting to live somewhere and can only afford a little amount then I suggest living here but if you can afford something more nicer do not live here! It could have changed in 6 years but my friend who lived there for 5 years just moved out and said its still the same.

If its a matter of convenience , there are better place to live. Ive had residence in this complex for almost 3 years. Not once have I had an issue with my rent check being excepted. The property and management are well lived and keeping tabs on the maintance guy is impossible. Note to corporate, .. Change your staff at this location before you get a legal issues with the state of Arizona for health and safety violations. Your manager is Ill equipped to fulfill the duties an tasks required. Be warned. Do Not Rent.

The name says it all.I had a friend that lived here that I would visit often and found the complex decent with the only exception is that towards his 6 years of being a tenant I started noticing nosy tenants but then again who isnt nosy in Arizona. I had a flat on my white 12 Nissan Altima one night and had two BMAs ask if I live here. Showing up in a blue 94 Nissan Sentra or green 97 Isuzu Rodeo or on foot here was always like taking a break from the madness.Relocating from Las Vegas ,NV to occupy the same position as a Bank of America Armed-Bank Protection Officer and staying at the Campus Court Apartments with the in laws was always a blessing for my brother(Fatboy), wife(Jazzy) and I(ART).My wife and I would sleep on the floor and if we couldnt cooperate then being kicked while laying on the floor was okay for them but not for me.My wife and I considered getting an apartment here and we shouldve when the unit under his was available.I definitely recommend this apartments to just about anybody. The complex has a pool, covered parking, laundry room within property and the location is centric.

The only thing good about the apartment complex is the location. I live here for 7 months, worst living experiences of my life. I signed a lease to a unit I was never shown prior to moving in and when I did the apartment smelled off smoke. Not being a smoker it was embarrassing to leave my house and smell as a friend of mine put it a motel 6 along with a putrid smell that came from my vents which upon moving out another friend said it smelled like something died. And if youre one who only uses your phone for internet as I often do, forget about it because it wont work the service sucks even more so inside your apartment. Many tenants have to go outside just to use their phone its a vortex! All my clothes and mattresses still smell. The office employees are ok but once you sign your lease thats it. And pay for covered parking the open spots are a nightmare my vehicle got damaged before getting a covered spot.

Everyone in the office is amazing, Josefina is one of the best property managers Ive ever met.

DO NOT MOVE IN! STAFF Is Unprofessional, and the place is not safe. My car got broken into. Told management and said it wasnt there problem. Hve dealt with Discriminating acts HUD was Involved and endless Water problems, and hidden fees. The worst management the worst apartments you will regret dealing with Josefina!

They have rats and don’t do pest inspections at all horrible place to live the management sucks I went through the reviews and all I can say is you have reviews from years ago here talking about the same thing and you still haven’t done anything to resolve the issues come on now step tf up and do your job

My overall experience here was amazing property manger is very nice and quick on all your looking for. Im moving in this week and im very exicted. You wont be dissapointed

DO NOT MOVE HERE!!Front office is extremely disorganized and unprofessional.Beware of unexpected fines for no real reason.The office WILL keep your rent if you do not keep proof of a receipt.I could go on and on about the quality of these apartments but im not wasting my time. Save the trouble and skip this place all together.
