I read all the reviews for Kensington Woods before I went to tour, I was very pleased with my visit. Sally is nothing short of amazing. I am applying and really look forward to moving in next month. I am going through a ver stressful time, like most people currently and she was understanding and went above and beyond to make sure I had all the information I need. I have never lived in an apartment before and was full of questions. I am feeling better about life and a little excited. Thank you

Lived in an apartment here for months that is on a floor thats got an unfinished hallway. Sheet rock walls need repair, pieces of the carpeting are missing, and exposed wiring is hanging from nails in the wall. Management says its on the list to be fixed. Its apparently been on the list for months.. Dumpsters are usually overflowing in the parking lot.. Its not worth the rent to live here.

Stayed here for 7 months as a student. Maintenance was always punctual and never had a problem with them. My neighbors were quiet. Only disagreement I had was being forced to pay for amenities that I never used. But overall not a bad experience at all.

My daughter just moved in and she is very happy. Sally has the best customer service I have experienced in a long time. This is my daughters first apartment and we looked at at least 8 other placss and had no hesitation choosing Kensington Wood. Sally is a gem and I feel very good with our choice! Thank you.

I recently moved here after a bad experience. Life was very hard due to financial stress. I thought we were literally going to end up homeless. Then I met Sally. Sally is the property manager here at Kensington Woods Apartment Complex. We did our walk through and fell in love. It was spacious, affordable and perfect location. The property is clean, they have a pool, gym, walking trail, near by parks, schools, its literally perfect.. After we moved in we had a couple hiccups (not the apartments fault AT ALL) and they 100% accommodated us. Maintenance is always quick to get to work AND, THEY FIX IT RIGHT THE FIRST TIME! (I know, thats darn near unheard of!) BUT, Sally the property manager is the best of all. She went above and beyond to make sure my family was safe and cared for at ALL TIMES. Even before move in!!! She is not just a property manager. She is her residents advocate. She legitimately cares for each and every resident. You will find NO better property manager better then her. And I DO NOT just say that. There are no words to describe my happiness here.. and after the year Ive had thats nearly impossible to say.. You will get no better living anywhere other than Kensington Woods or one of their Richdale sister apartments. Obviously I put my vote in for Kensington 🤗 Dont let me be the judge for you though. If you are looking for an apartment look no further! Call Sally at Kensington Woods and be prepared for the best rental experience of your life! Let yourself be the judge! There is nothing that Barb wouldnt do for you. When I had a problem she was right there to help. She then returned to check on me. Great lady. Sally is very friendly. Sometimes she is hard to get ahold of, but if you leave a message she will always get back to you.

I lived for tow years in apartment number 121. and have had a great experience so far. The property management, they have been very receptive to my requests. The leasing team was great and helped me move in on short notice. From what I hear, they are taking a lot of steps to improve the property and community. Highly recommend this apartment to anybody looking for an affordable place to live in Omaha with a great location.

Previously I had some issues with my last post, but Sally was extremely helpful and called me back and had my issue resolved within 24 hours of speaking to her! Sally is great! I used to live at the Kensington Woods Apartments from 2016-2019 and I absolutely loved it!!! I moved out because I bought a home. People are very friendly, and the place is very safe. Sally Harris has been the Manager there for a few years and she is absolutely wonderful! She is very professional, always with a smile on her face, very kind and always helping the tenants in every way possible! She made my staying there very comfortable and happy!!

I have lived at Kensington Woods for eight months and I have enjoyed every moment thus far! The management team, Sally in particular, is truly a gem . Sally is extremely helpful and will try to do whatever she can to get things done for the tenant. I’m glad that I made the decision to make Kensington Woods my home!

I have lived at Kensington Woods since June 2007. I chose to live here because I liked the location, I wanted a balcony, I wanted a dishwasher, and I liked knowing that if I needed anything, the apartment manager was just a short walk away. There have been several managers since I have lived here, but I cannot think of anyone who has taken more interest in making this the best place I could live than Sally Atchity. There are adventures I have experienced, but no matter what, Sally was only a short walk away. When the squirrels invaded my living space, Sally did everything she could to help me get my apartment cleaned and replace the items the little creatures had destroyed. She has negotiated the best rent possible for me each time my lease needed to be renewed. When I pay my rent each month, there is always a friendly smile and inquiries making sure everything is okay with my apartment. I call Sally my angel. She cares and manages her responsibilities professionally while making every effort to treat me as a friend. Because of Sally’s efforts and friendliness, I feel that Kensington Woods is truly my home.

I have lived here less than a year and there has been 2 building fires, 4 car break ins (just from our apartment) and 2 car thefts, that I know of. Management does not help in any way and they continuously say they won’t put cameras on the outside of the building because they dont want people to be “uncomfortable. I highly HIGHLY do not recommend this place.

The staff is amazing! Sally, Nick, Barb and Mike have done a great job at making this complex the best it can be. I would love for some things to be updated but I love my neighbors and the people I have met while living here. I would recommend this place to my family and friends.

From the leasing office to maintenance- they really have gotten things done in a timely manner and they people are so nice and ready to help you with all your needs. Reviews are obviously subjective, but I had a good experience at Kensington. My unit was nice and clean when I moved into it, all maintenance requests were met same day and apartment staff was always friendly and helpful. I docked a star because I can hear my neighbors sometimes (my upstairs neighbors are particularly loud).

Im not sure about Richdale themselves because they keep adding more fees, Such as a $5 charge for a valet trash service when residents can take out their own trash. Also, Having to pay for the pool in the winter time is ridiculous being that the pool is NOT being used since its cold outside. As for the weight room, Residents are paying for that as well. Unfortunately, everything inside the weight room is broke or damn near broke. So that leaves to wonder what is the amenity fee really going towards since its not up to par. However, The staff inside the clubhouse is amazing and always seem to meet my needs inside my apartment. Sally is an great individual and makes you feel welcome to your apartment. Overall, i would recommend Kensington Woods, just remember there will be a extra fee for something so small like trash!

Both my son and I have lived at Kensington since October. BEST decision ever! This first 6 months has been perfect! Any time there is any type of question or issue, Sally, the leasing manager, is there to help immediately and with extremely quick responses. Sally is extremely kind and friendly and she never makes me feel like my question or assistance is unwarranted. Everything is always nice, the grounds, the hallways in the building. Maintenance is friendly and does a great job. Ive either emailed the office or sent work requests thru the website and always receive a quick response and any problem or question is solved or resolved. My mother lives in another apartment complex and not far from Kensington. The grounds are unkept, the response time to any questions is slow if at all. Never been happier with my decision and Sally is the best!

Current resident. Horrible service. You put in requests for maintenance they say its scheduled or that its been completed and nothing has been done. My bathroom ceiling has been leaking for a few days now, I would call, they ask if its an emergency & they would have maintenance come out. Had maintenancecome out 2 different days one after another & both of them stated if its not leaking rightnow then we are not too much worried about it, but we will put in an order for someone to come look at the ceiling . Called every hour of the day and I constantly get told they are not available or to give my information so that they could call me. Left information and nobody has gotten back. At this point, he ceiling is weak and looks as if its about to cave in. I have a 14 day notice for them, I have an attorney, and Im just documenting everything down to turn it over to the right people who can help me and my baby out. HORRIBLE SERVICE, DO NOT RECCOMEND BAD EXPERIENCE FOR FIRST APARTMENT!!!

There is a reason the studios here are so cheap. They are very old, loud, no dish washer, and the bathrooms are just very poor quality. The building shares a water heater Im assuming because if you are showering and anyone else uses water the temperature of your shower will change drastically. It will go from warm to scolding hot to freezing and back to scolding hot in a matter of seconds. The hot and cold knobs are almost completely useless. Would not recommend these apartments if you can afford anything more.

DO NOT MOVE HERE! I should have known from the beginning when the property would not let me see my actual apartment before moving in. The show apartment is much different, better upkeep and cleaner, than the actual apartments available to the public. Let me start with management; there was always someone different working the desk and none of them knew what was going on, frequently I would have packages go missing only to show up randomly -one was even already opened. Secondly, maintenance was down right awful. Most of the time they wouldnt show up at all, but when they did, they were lazy, didnt know what they were doing, and would leave dirty rags and muddy footprints all over. There have been multiple reports of maintenance stealing and attempting to force their way into apartments. I had an incident where a maintenance guy tried to enter without knocking, and without notice. I refused to let him in, as I was not decent, so he went to management and told them I wouldnt let him in, they called me telling me I must let him in even with no explanation of why he needed to be there. Another time I was in the shower, with the chain and dead bolt locked, and somehow maintenance figured out their way in without warning. I never felt safe from that point on knowing theres no way I could prevent someone from coming into my apartment. The doors themselves are flimsy and shake when people walk by. Theres also a huge gap between the floor and the door i could easily stick my hand through. The other tenants were horrible to deal with as well. Constant, loud, fighting was heard from apartments down the hall, I could hear the people upstairs always screaming and cussing at their children, and almost every night my apartment reeked of marijuana and cigarettes. Noise complaints did absolutely nothing. The secured entry was broken almost the entire duration of my 10 month lease. Every week there was a new bulletin posted warning of stolen vehicles, property and vehicle break ins, clothes stolen from the laundry room, etc. It seemed no measures were being taken to prevent further criminal activity. Lastly, tenants pay a $40 amenity tacked onto their rent. Im not sure what amenities they have but that money sure isnt going to the pool or workout facility. This place isnt even worth the cheap rates they offer, even for a college kid. Its worth upping your budget, if you can, to feel genuinely safe and to not have to endure Kensington Woods or The Richdale Group properties in general. LISTEN TO THE REVIEWS, theyre accurate.

Ive read the rest of the reviews and a lot has changed since they were posted. Maintenance hasnt stolen from me and everyone was very nice to us. I havent heard of any partys or break ins. The apartment we were shown was the one we got. Have to say its pretty good here!

We had a terrible experience here.There were people smoking in the halls, kids running rampant in the halls. During our duration the Security Entrance doors would not lock so anyone could come in.The people in the office would promise you the world and deliver nothing.Maintenance was awful.

Ive been at Kensington Woods for a little over a year now. I am happy with my apartment, the apartment manager Tanya is nice and helpful, and maintenance has been decent. (Summary before reading on: I am happy with my apartment and experience so far. I am very afraid of moving out or having to cut my lease short for any reason for the reasons I will list below). I have heard horror stories of people being completely screwed over when moving out-- Ive yet to move out, Im nervous to do so. Ive heard most people get charged for their carpets, and I even see an owner reply to a comment about the carpet below. Lets set it straight: Kensington does have all carpets cleaned before a new tenant moves in. However, this does not mean the carpet is in pristine condition. The tenant before me obviously had a cat and there was remnants of cat hair along the bed room wall carpet and also odor and cat litter in the carpet of the closet. Recently, the company that does these carpet cleanings came to give a complimentary carpet cleaning and the carpet did not look any cleaner or smell any less after. The cleaning took 15 minutes. They sprinkle chemical down and vaccuum-- no soap. I hardly call this a cleaning. So, when they say the carpet is pristine before every new tenant.. that is a lie. And I hear they often keep your deposit with excuses of carpet. Ive been lucky so far and have had pretty decent neighbors. The greatest part about these apartments is the location, with a nice park out back and close to every convenience being on 108th and Blondo. Warning if you live on any bottom floor, I do see a lot of flooding outside when it rains a lot so your patio area or directly outside of it might be a lake or mushy depending on the building. Also, the costs of ending a lease early are absolutely horrendous. Its best to avoid ending the lease early at any cost... but its sad that it has to come to that because the policy is so bad and inconvenient. My tips to newcomers: rent on the top floor of any building if possible. Nobody above you means less noise from above, no worries of things dropping onto your balcony space, and no flooding. When you move in, make sure you test EVERY appliance (toilet, shower, faucet, etc.) and mark their performance on the sheet where you state the condition of the apt. within the first few days of move in. Inspect every little thing and note anything. I recommend being critical of the carpet, flooring, any scratches on cabinets/doors, and the blinds. Note any smells etc.

Ive had nothing but issues with getting ahold of the leasing office. Im always directed to the corporate answering line and prompted to get a message to them when they had a chance. My lease was up in Dec and was notified in October of the 60-day notice that needed to be given. When I was presented with the options of lease renewal options for their prices, the minimum increase was $30/mo more than current prices for an 18-month renewal. It took an additional 3- weeks to barter prices to not be upped so high on top of the rising amentity fee per month before a new contract was presented to me at which point wasnt the price I agreed to for renewal after the conversations that had FINALLY taken place with the leasing office had finally occurred. I wanted to add a pet to my lease and was slapped with unauthorized animal on premise notices even AFTER they cashed the check for the addendum to be added to the lease. No one can deliver messages or keep matters straight and its cost me a lot of money in the process. I will be seeking new housing at the end of my newly renewed lease. This place causes nothing but headaches.
