The buildings and apartments are extremely dated and run down. They haven’t updated anything in years. They’re old and you can definitely tell. I lived there for well over a year. With the old management, it was great, never had an issue. But with the new property manager, Katlyn, don’t expect much. She doesn’t help her residents in any way. Overall, beyond disappointed with my experience there. Save your time and money and go somewhere else.

Pros: Very spacious apartments, valet trash, multiple balconies, many parking lots, safe community, locked entry and the office generally gets back to you quickly under this new managementCons: When I moved into this apartment complex it was still owned by Richdale and was a mess. My roommate and I found a large black fungus growing in our bathroom during this point and Richdale’s staff tried to imply that it was normal. Other cons: strong odor of cigarette smoke, outdated appliances and carpet, an overall musty smell, no security cameras, the pool is closed more often than not but residents aren’t given the option to not pay the amenity fee, and the fireplace is for show—you’re not allowed to use it. It can get LOUD if the people above you play music, have pets that stampede the floors or slam doors due to the building being outdated.I’m not sure if the current company will or can change the lease, but smoking cigarettes is ALLOWED in the lease. We live above heavy smokers and our building’s hallway, apartment, clothes, furniture and even cat smell like cigarette smoke. We have cleaned our carpet professionally, bought three expensive air purifiers and multiple charcoal bags and even that has only made it bearable if we keep a window open at all times. Bristol Square is aware of the problem but has said they can’t do anything besides advise the tenants to smoke outside due to the lease. Their solution was clipping a car air freshener to our vents.Overall, I did not enjoy my stay at Bristol Square. The cons outweigh the pros.

I just moved in last Thursday I love Bristol Squares I am recommending this complex to other people who I know that are moving soon. Floor plans are spacious Lisa, Matt and Makyla are excellent management staff. I just had one little issue and it was resolved in a very timely manner. This will probably be my home for a long time.

This is my second time living at Bristol Square. Shelly is great to work with, the maintenance people get things fixed right away. The complex is quiet. The apartments have big floor plans. There are sliding doors on both sides of the apartment so you get a nice cross breeze when they are open. The apartments are conveniently located.

I have lived here for quite awhile and have no plans to move elsewhere. I love my apartment.Maintenance has always been quick to resolve any problems I’ve had. I enjoy the community environment and I love my neighbors. Thank you Bristol Square staff for treating me like family.

I lived at Bristol Square for three years, overall I would say I enjoyed my time there although there were a few frustrating times.Pros: *Great location-close to shopping centers & highway. *Huge floor plans-I lived on the second floor which was great because I only had to go up a few steps & my apartment was right there. *Locked front entrance. *Good management-fast with responses & friendly. Lisa began managing the place while I was moving out, she was really nice & informative. *Maintenance usually got things fixed same day or next & very friendly! *I also really liked how well they communicated important messages to their residents (postings inside building, emails, online portal) *You can pay rent online. *Nice small gym and clean pool. *Overall I felt safe during my time there!Cons: *Anytime I had to call the Richdale Apartment corporate office they were ALWAYS rude, always...they are NOT a flexible company in anyway. They are very set on their policies regardless of the situation. Residents are pretty much always wrong! You can never win. *They often posted incidents happening in the area such as car break ins & suspicious people around the area. One of our glass doors got shot at with a bibby-gun while having dinner, (we werent charged) I think it was some younger kids from the neighboring apartment complex. *There were 2 times I got letters stating I was violating my lease when my family visited from out of town during the weekend and stayed with me in which the letters reported that I was having someone living with me?? I spoke with management and they told me they went based off neighbors calling? Which I dont think is fair as anyone could call and make things up. After one neighbor moved out I never got letters like that again so Im not sure if it was that specific person with complaints although no one stayed more than 2 nights. *I had a leasing agent give me incorrect information regarding when I needed to provide a move out notice...please stick to what is in your contract!! They have floating leasing agents and I wouldnt trust them! Always ask for the manager. Always protect yourself, I would actually recommend asking important questions through email otherwise you will get hit with if its not written we cant go based off a conversation *Parking was sometimes limited and I had to park on the side of the road.Biggest take away, ALWAYS READ YOUR CONTRACT.

I enjoy living at Bristol Square Apartments very much. The Richdale employees are amazing! The maintenence men Chris & Dan do awesome keeping things up around the complex. They are great! I was happy to renew my lease again. Thank you Shelly for your help.

I had a 18 month lease - called a week before to see where I turn in keys after hours. Unbeknownst to me I have to give a 60 day notice to move out, whats the point of a lease end date so I had to pony up 2 months of rent. Feel swindled! Other than a few break ins it was a cool stay other than that.

Ive had a few issues here and there, but over all the place was well ran and the ladies at the office are awesome and go above and beyond to help.Shout out to the two maintenance guys that handle everything around there as well very nice people thank you folks Ill be resigning a second years lease.

If you have any sense do no go to this complex or any complex with Richdale. The corporate office is a joke and will not help anyone. They will charge you an extra time when you leave the complex if you put in your notice later than 60days. They do not spray the place for bugs. So if you are on the bottom floor you will have to deal with that. Also they have an issue with floods I lived there for 3 years and in that time my place was flooded multiple times. Not once did they say sorry or even offer money off rent. The lease office isnt available and they come into the apartments multiple times for quality inspection. Literally a cardboard box is better than this place. The only redeeming thing about this place is the leading manger of Bristol square Shelli. She is the only reason anything got done. Everyone else is a complete idiot and do not care about the residents that pay their rent.

The only pro with this apartment complex is the spacious apartments. However, apartment updates are few and far between, unless you count the building that caught on fire...that one is completely updated now. The. pool is closed for the second time this year and its been open just a month. It was closed last year several days for maintaince including the fourth of July holiday. Dont do it!!! There is a lot of turn a round as far as renters and anyone whose actually stayed past 12 months complains nonstop about the upkeep of the complex. We will not be renewing our lease.

Very help, I was locked out of my building on a really cold day. I called the leasing office and Chris, a maintenance person, promptly met me at my apartment to let me into my building. I appreciate their customer service.

DO NOT MOVE HERE. Unless you are looking for a problem go somewhere else. The extra space and lower price rent is not worth the amount of hassles that come with living here. There is never enough parking for the residents even though they assure you when you move in that no one ever has a place to park. I have lived here for about eight months and at least three times a week I have not had a parking space and have had to park on the sides of the buildings. Myself and other residents have been doing this the entire time I have been living here and nothing was ever said my management. This morning I go outside and my car is gone. The office explained to me that they contracted a towing company who now has the permission to come onto the property and tow THE RESIDENTS cars at any time. I was then told that it is my problem that there is no parking here and had to pay $300 to get my car out. I now cannot even come home when I work late hours at my job because there is no where to park and my car will be towed in the morning when I get up. Richdale is obviously receiving a cut of this deal and could care less about their residents.

BEWARE OF THE WOLVES IN SHEEPS CLOTHING! I wish I could leave negative stars for this complex & its parent company. Richdale Property Management is nothing more than a glorified Slumlord! I cant emphasize how horrible they are and how badly they treat their tenants. The office manager Shelly is the only positive thing about this complex. Richdale purposely puts a nice smile in the front office to hide the horrors experienced by the renters. Like everyone else whos been bitten in the behind by Richdale, I ignored the negative online reviews and the warnings from previous tenants. I thought that slumlords only existed in big inner cities. I never imagined an apartment complex in Omaha could screw me over this badly. I will admit I was partly to blame for my own nightmare. I ignored the building that burned down right next to mine. That shouldve been a clear indicator that repairs are the last thing Corporate cares about unless they can pass along the cost to the tenant. Right after move in, I experienced nothing but one disaster right after another. First, my new apartment was filthy and disgusting. The previous tenants left food caked on the kitchen cabinets and inside the drawers. The bathrooms also reaked of urine. This was surprising to me because Richdale will charge tenants over $300 to clean an apartment upon move out! They probably collected the cash from the previous tenants, but never inspected or cleaned the unit before I moved in. I quickly noticed little things like blinds that were installed incorrectly & eventually fell off and carpet that wasnt even laid down correctly. I promptly reported the errors to Shelly. Richdale immediately sent in a specialist that didnt even fix the carpet error. They entered my apartment without my knowledge or consent and charged me for a hole in the carpet that I never created. They didnt even tell me they sent anyone in. I had to wait until I received a mystery charge on my monthly invoice. I had to pay the charge anyway along with the charge for the broken blinds. There was more than one plumbing emergency in this old unit that required maintence to enter my apartment and shut off the water. The emergency eventually led to a strange smell coming out of the bathroom. It didnt take long to realize the building had a terrible mold problem. I reported the issue multiple times to Corporate and was told that Shelly could only smell a clean bleach scent coming from the bathroom. The smell of mold is so overwhelming I wanted to run away but couldnt break my lease. I had to offer to pay almost a $1000 to transfer to another unit. I reported the problem to the city and was told our wonderful politicians didnt give enforcement authority to the city which meant I was at the mercy of Richdale. Corporate was eventually gracious enough to let me move into another unit without an additional charge. Of course I had to move into a different building on the other end of the complex at the last minute. I only had to pay movers a few hundred dollars to help. At least I got away from the chronic pot smokers next to me and the armies of yellow jackets that nested in front of my door. Witnessing hundreds of massive wasps dying in the parking lot before I left was a site Ill never forget. At least Richdale finally admitted they had a mold problem. I went back to the old unit & saw they completely gutted the bathroom to finally fix the problem. I had enough at that point. I stayed in the new unit only long enough to find someone to take over my lease. I ran away feeling like an absolute fool. I moved into this complex to save money & I ended up losing hundreds of dollars in the process. At least Richdale deals with cochroaches quickly. My dirty pot smoking neighbors brought roaches in the complex. Shelly got an exterminator out that same day and the problem never happened again. That means if you move into this complex....youll only have to deal with mold, plumbing problems, ghetto neighbors, pot smoke, wasps, & bad mgmnt. At least Shelly is really nice about everything though! 👎

I live on the bottom floor. Quiet dont ever hear your neighbors above you or next too you. Have to deal with spiders and bugs. And when u want something fixed they take there time to fix it. But overall its not that bad of a place to live. One big thing tho is your rent might go up a lot after your lease is up. Mine went up 100 dollars so i did not renew my lease for that only reason. Have not had any problems with crime or bad tenants. People stay to themselves here.

I do not recommend this place at all, had a horrible experience, it’s not worth it. Parking is a major issue. Hallways are beyond disgusting, laundry room is disgusting. I’m glad I moved out.

I recently accepted a position in OMA and needed to move to a new place to live. I found a sublet opportunity with one of the tenants here and it was approved by the management company (Richdale Apartments), until the very last week before move in. Mandy Richardson from the company said she couldnt verify my former residence in Des Moines of 2 years (although admitted to me she never tried to contact my landlord). After submitting copies of rent checks to her for verification, she then said because I paid some of my rent with cash over that period, it wasnt considered verifiable. This decision just 3 days before taking over the lease!! She would tho, allow me to take over the sublease of 3 months if I forked over an additional $500! Isnt this called extortion and is illegal?

THE APARTMENT THEY SHOWED US LOOKED WAY BETTER THAN THE ONE LEASED TO US. THE APT ACROSS THE PARKING LOT HAD AN ELECTRICAL RELATED FIRE. IF YOU LIVE HERE SAVE ALL OF YOUR COMMUNICATIONS AND MAINTENANCE SLIPS. Lived on the third floor. Our shower would leak into the apartment below ours on and off for over a year. One time maintenance walked in on my roommate while he was showering. They claimed it was an emergency but afterwards the maintenance people didnt come back until hrs later.. The exact same shower issue happened to the apartment across the hall from us. The apartment community attempted to charge us $276 for repairs and maintenance. They didnt call or notify us in any other way besides assessing the charges to our rent bill. We left that month and I will never EVER lease any property managed by Richdale.

I moved in there because of the good reviews on the website but there are some issues. Their building has major draining issues. I lived there for 5 months this year and the pipe in the ceiling leaked once every month. It started with small leak and then went into a major leak which actually broke through the ceiling and made the carpet soaking wet. The manager sent someone to paint over the water stain from the first time without any effort looking into the problem until the ceiling was broken. I was told the rent for the last month will be prorated because my lease is due before the end of the month. I couldnt adjust the amount for the rent on the website so I paid the full month rent and then told the manager about this situation. She said it will be refunded but now it is not the case. She said that she didnt remember this conversation and she must misunderstand. The only thing she could say is sorry but she cant fix the problem.

NEVER MOVE HERE THEY ARE SO TRASH , THE HALLS STINK , THEY ARE SO BEHIND ON MAINTENANCE , AND NEVER FIX ANYTHING . the apartment manager shelly she is terrible as well they best one in the office is mandy at the bristol square location . save your money dont do it to yourself or family . everyone in my building moved out so what does that tell you .

Do not move in with richdale! They gave me a 3 day notice to get out cuz my boyfriend was letting my dog out and they thought he lived with me and he isnt on the lease. Apparently your guest arnt allowed to take your dog outside! Now there trying to charge me 10,000 for couple stains on the carpet and stove cleaning. Absolutely ridicules. How are you gonna kick me and my daughter out illegally without a court eviction and make me pay out the rest of my lease!!!!
