The Element at Ghent is by far the best apartment complex in the area. We checked out many other options, but The Element always came out on top. Now that we have been here a while, our original perceptions have been proven true. They have great amenities, great community events, and a very safe facility. Furthermore, Janice and Harley are amazing! They are super friendly, super helpful, and they take the time to get to know you on a personal level. I have been very impressed with this complex! We highly recommend checking out The Element if you are looking for a place to live in Norfolk!

I highly recommend The Element at Ghent as a fantastic place to live! There are so many things we loved about The Element including the great community amenities-large clubhouse, pool, lounge decks, gym and more! The apartments themselves are very modern and up to date. They are spacious and well laid out. The entire building is well designed and adds to the quality of living. We liked the parking options for being in a secured garage with only garage button or keypad access. One of the things we most loved about The Element at Ghent is the staff! There is no better staff in any other place in town-they are truly the best! The staff was always going above and beyond to make your living experience perfect from planning community gatherings to fixing maintenance issues in the quickest amount of time possible, they truly care. Again, I couldn’t recommend The Element at Ghent more as it’s a great place to live!

Not only is The Element a beautiful place to live, its also safe, quiet and clean. We were worried we would struggle to find a cozy place for our family after moving back to Norfolk, but the team at The Element was so welcoming and wonderful that we instantly felt right at home. Amenities are fantastic (especially the parking garage), the staff is friendly and efficient, and we love that our favorite restaurants and grocery stores are just a short walk away! Weve lived in many different places, but the team working here at The Element is truly the best weve ever had. Harley made our tour/application/moving process quick and painless. Any questions that I had (and even some I didnt think of) were always quickly answered, either by phone or by email. Janice, Harley, John, and Karen are ALL superb and make The Element @ Ghent truly feel like a family community. Safety is a priority, cleanliness is consistent, and the views are to die for. We love our personal space and enjoy using the common areas, especially the clubhouse and business center. Living at The Element has been such a great experience; were so glad we made the right decision!

I recently moved out of the Element at Ghent and I felt compelled to write an Exit Review of my experience. I lived at the Element for over 4 years with my 5 year old baby girl. Half way through my stay the most compassionate, thorough, and detail oriented property manager came aboard. Janice Hale made this property THRIVE. She arrived with a team like no other. Her maintenance technician responds RAPIDLY to requests and for four years completed each task with precision. I am so so sad to leave this property and would NEVER have left if it was not time to grow my family and purchase a home. We will miss the most elaborate resident events where Janice often deployed her family and team to cook the best food, we will miss the Christmas gifts that Janice would hand select for each child in the building, and we will miss the most clean and amazing property anyone could ever rent from. Janice....thank you for making the Element so special. Johnny...you are the best. I trust no one, but when I had a maintenance issue I would purposely leave and give you space to work your magic because I knew you would handle everything perfectly. I will miss you guys and I am grateful that my mom still lives there so that I can wave to you all and hold on to the best memories a resident can ask for.

The Element at Ghent has been an absolutely amazing place to live. If it was not for work, I would be staying here for a lot longer. Janice, Harley and Jonny are the absolute greatest. They go above and beyond when it comes to helping me and my fellow residents. One particular help has been assisting me when I am deployed, making quick repairs on any requests and trying to do social events -- via distance -- during COVID. Keep it up!

Lived here for only a year before deciding to move. The staff is WONDERFUL. I dont know if youll meet a more caring and kind staff anywhere. These are people who know you are and genuinely care about you. Any issues we ever had (which were minimal), were solved right away. The pool/pool area is beautiful and the gym is a good size. Its a very short walk to tennis courts and Harris Teeter. A yummy cafe is right across the street. Shout out to Midway Auto Repair as well, which is walking distance and has the kindest staff. Same goes to Ghent Seafood, which is where we got all of our seafood. This is a good central area close to really good restaurants! We are really going to miss Janice and Harley in the leasing office!!

Element is a nicer apartment complex, however, if you have an apartment that faces the courtyard area I would beware of the extremely loud echo of noises and loud music that is generated from inconsiderate tenants. During the warmer months, loud conversations and music can be heard until 3am. I’ve had to call the police more than once due to noise complaints and even after that fact residents still continue to party and play their music. After being woken up multiple times due to the noise, I’ve asked the residents who were down in the courtyard enjoying themselves to please turn down the music or lower their voices but they’ve always had an attitude about it. Other than the loud noises, elevators are down quite a bit. If you’d rather take the stairs then the elevator then this is the place for you.

The team in the office are wonderful people - they are not the typical building office staff. They are personable & caring. They also go over and above with little details throughout the year - planed holiday parties for the building, dinners for the tenants. They absolutely make living here a job & easy. Highly recommend, youll be in good hands. Plus, the apartments are new and well-maintained due to the high quality maintenance staff. And the common areas are always clean and put together! This is by far one of the top buildings in Norfolk. Large, Hotel Style bathrooms. Wonderful kitchens with stainless steel appliances, granite countertops , and nice size pantry for storage. Pool area with a resort feel is great for relaxing on beautiful summer days. Every unit has a large size patio that provides a private space to relax, have a glass of wine, or spend time with your loved ones. Additionally every unit has a full size washer and dryer. This building is a gem. The location is convenient to military basses, downtown, EVMS and the hospital district in Norfolk. Definitely a must see if your move to a Norfolk or ready for an upgrade. But by far the best feature is the management and facilities staff. They all provide top level customer service and enhance the quality of life of the residents. The staff has also been extremely mindful of the COVID-19 pandemic using masks, frequently cleaning common areas, and using signage to encourage responsible social distancing. This is a safe, friendly, beautiful, pleasant place to live.

Love It.... just a great place to live. Janice and Harley treat everyone as if they are the only tenant. The up keep and maintenance is unbelievable, plus all the amenities and all the monthly activities for the tenants is amazing. You live in the heart of Ghent, so everything is walking distance. The structure and design of the building leans for added security. The 1st floor is really the 3rd which means no window access to your apartment. Also the key fob for access to all the doors and elevators, just a wonder design. Johnny the maintenance manager is out of this world, clean, professional and ready available to respond to service requests. This is a slice of heaven on earth. The entire staff are living examples of angels and what top notch customer service looks and feels like. Come today and be my neighbor, you will not regret your decision.

I loved living here as young single female, first time living away from home by myself and I always felt safe in this part of town and in this building. I loved the underground parking garage, the pool and roof top decks, gym, game room areas, the frequent social events (there were at least 2 each month with great food and great company!) and the staff were all incredible! Any maintenance issue I had was fixed immediately each time, and I really only ever had a handful of small problems throughout my 2.5 years here because the building is still so new. The handyman, Johnny, even installed my curtain rod for me after I had asked him for some advice about how to operate a drill haha. Everything was fantastic here, I would recommend it to anyone looking for a place that really takes care of you. I would say it’s definitely worth the cost, you won’t regret it!

Review Part 1 of 2My husband and I have lived at the Element since July of 2015. After 5 years here, the military has now decided to send us elsewhere. We are very sad that we will have to say goodbye to the Element and its wonderful staff this July. We were the first residents to live in our apartment and have seen many changes throughout the community over the years. Having been here for so long, I think we can speak to almost all of the concerns addressed in the other reviews. We have also made a lot of friends who live in different complexes, so we have seen the inside of the majority of the other apartment buildings in the area and heard about all of their issues. The Element at Ghent definitely has the best to offer in the area in terms of amenities, quality and professional staff. Everything in the community is just as nice as pictured in the photos on the website. This is not always the case when looking on property websites while you are apartment searching.I would like to address some of the negative comments in other reviews, which are all either false or have since been corrected by new management. I hope this will give you a little more context and help you understand why none of these negative reviews apply anymore.New Management: There are a few complaints about the new management. These complaints all occurred during the transition period between the two management companies. Unfortunately, during that time period there was a lot of staff turnover and there were a few things that started falling through the cracks. Since Janice, Harley and Johnny began working here, they have completely turned everything around. They are on top of everything and have added many more fun community events. They go out of their way to make this building truly feel like a home. They are even coming up with fun new ways to have virtual events during these uncertain times.Community Events: These are always fun with great food and drinks. Sometimes even delicious homemade food by Janice! They always give plenty of notice about events on the community calendar and forum despite what some reviews have said.Maintenance: Johnny is a phenomenal maintenance manager and is super friendly and accommodating. He always responds to maintenance requests within 24-hours or less (usually less). He assesses the issue and fixes it right away even when it is a more complicated issue. If the issue requires him to come back more than once to fix it, he always checks with you to find out what time is best. Once, we were out of town and there was a bad hurricane heading towards Norfolk. Management recommended that everyone move their balcony furniture inside. We called to let them know we would not be able to do this, so they asked Johnny to move it in for us. He has also gone into our apartment when we were out of town and turned on our faucet to a drip to prevent our pipes from freezing when cold weather was forecasted. Johnny also makes sure that all of the pool and roof deck furniture are in good condition. He brings them inside if bad weather is expected and quickly replaces any broken or worn out furniture.Garage door: The old garage door was not as sturdy and broke often. The final straw was when someone rammed the gate with their car, completely destroying it. Management took care of replacing both gates with new and improved gates in a timely fashion. They also updated us along the way when there were a few setbacks due to the gate manufacturer, which was obviously beyond their control. While the gate was not able to be used, they hired a security officer at night to make sure that everyone entering was an Element resident.See part 2 of our review!

Review Part 2 of 2 (read part 1 first if you haven’t already!)(addressing negative reviews – continued)Break-ins: Most of vehicle break-ins mentioned were before the new management. Originally, the garage was not completely enclosed. The second floor just had a railing with an open area above it. Since the garage is partially underground, the second floor was low enough to scale the wall and climb into. To remedy this issue, management completely enclosed the garage with strong metal fencing. They also installed bright lighting all the way around the building to illuminate any area where someone might be attempting to get in.Parking: Another review mentioned that there was an issue with the garage door and they had to park on the street and then got ticketed. If you read the signs, only one side of the street has a 2-hour time limit. The other side is unlimited and there are always available spots. If you need an additional parking spot you have the option of parking on the street or paying an additional monthly fee for a garage space.Trash: I can’t believe there are so many complaints about the trash chute when there is a valet trash service that comes and picks up trash right outside of your apartment door. The trash chute is only needed on weekends or holidays when the valet trash service is not available or on the occasion that you have a lot of excess or odorous trash. There have been a few instances where the trash chute is out of service due to resident misuse. There are very clear instructions on how to use the chute posted right above it. Management has always fixed any trash chute issues in a timely fashion.Cleanliness: Management has hired a new cleaning professional who is doing a great job, especially during a time when sanitization is of the utmost importance. Unfortunately, there is an occasional resident who does not believe it is their responsibility to clean up after their pet in the hallways/stairwells. Management has gone out of their way to track down these residents and deal with them accordingly.Community Amenities: There is no fee to reserve the clubhouse while many other properties do have a fee. We have used it for many private events throughout the years ranging from a 10-person baby shower to a 75+ person graduation party. Each time the staff has been more than accommodating with making sure the clubhouse is ready for us. The grills and firepit are hooked to a gas line so you never have to worry about propane tanks running out. The clubhouse, roof deck and pool deck are all very spacious giving plenty of room for all the residents. None of the areas are ever too crowded. Although the gym is not that large, it only gets a little crowded at certain times of the day, but it is rarely an issue.Lease renewals: A few people complained about the 60-day notice for lease renewal or termination but that is standard practice for most properties around the country. It is also clearly stated in the lease, so I do not believe it is “sneaky or deceitful”.Safety: Norfolk in general is not the safest city. The Element has gone out of their way to do its best in protecting their residents. Downtown properties have shared city garages. We had a friend living downtown who was followed from the garage into the gym in his building and was robbed at gunpoint. Other properties in Ghent have private parking garages, but most are not completely enclosed like the Element. Other properties have first floor patio doors and windows that are easy access to break into. Since the Element has the garage underneath, all “first floor” balconies are one story up.We sincerely recommend that anyone looking for a property in the area go with the best community in town, Element at Ghent!

I am still a resident and the issues listed by the user below are spot on (except being upset about charges for stove cleaning, which is to be expected). Something is broken every single day. There is nothing more frustrating than coming home after grocery shopping to find an elevator out, causing you to walk up 5 flights of stairs. There was a new management change, which hopefully fixes some of these issues. Since the change however, the portal to pay rent has either been down or doesnt function properly to split rent payments. The final straw that breaks the camels back is the trash. This isnt so much the buildings fault, but a select group of residents. I have seen people just drop trash out of their car in the parking garage and leave it on the ground. Rent here is way too high for the slummy behavior people have. If living here has taught me anything: money does not buy class.Three stars because the leasing office staff is very nice and the amenities (grills, pool, gym) are great. The apartments themselves are well laid out and have a ton of room.

Pay attention to the negative reviews on this building because they are the most truthful as they are residents who have lived in this building the longest. We just ended our lease after 15 months. Thank goodness we did. There has been nothing but problems since we moved in. Break ins in a locked garage, pets constantly peeing down the entire stairwells and it being there for weeks before it was cleaned, incompetent office staff, constant middle of the night fire alarms, and the list goes on. If you for some reason choose this luxury building out of the thousands of other rentals in the Ghent area beware. Its hardly even in Ghent as it is on the outskirts so you have the constant traffic of shady people. Another would be the cost for parking in the garage thats NEVER full. Do yourself a favor and live in the apartment building next door or over on 21st St.Make sure to be very thorough on your move in inspection because it will become imperative on move out. Plus the office staff likes to enter your apartment for pre move out inspections without your knowledge. I cant say enough and how Im glad we got out of this horrible apartment with a shady company and management. Take note of the inability to post reviews on Facebook which was disabled after the influx of negative reviews- sounds like a great apartment, huh?? Being military its very easy to spread the word on places not to live in Norfolk and this would be one of them that I will forewarn anyone whos looking for a new place to live.

Since this is a brand new apartment complex, you expect that it will be a nicer than other places, and that you will pay for that luxury. The good: the individual rooms are great: spacious, nice appliances, granite countertops, the works. The grounds are also nice, with a pool, outdoor grilling space, fun common room with a pool table and other activities, The staff is usually friendly, and they are willing to help you on on some things. They also host events from time to time. The bad: those events can be fun, but they would probably be more fun if you knew about them more than a couple hours beforehand. Its great to do wine-down Wednesday at 5:30, but its not great that all the residents find out about it at 3:30. The biggest issue however, is that it seems as if the machinery that is in common spaces is always broken. We havent gone a month since I got here almost a year ago that at least 1 elevator was not broken for a few days. There have been times when all of the elevators were broken at once. In addition, there have also been multiple occurrences where the garage doors have been broken and stuck open or shut. Currently, the entry door has been stuck open for over a week, which greatly compromises the security of the complex. There have also been multiple occurrences of the trash chutes door mechanism being broken for long periods of time. This means that we have to put our bags of trash in the room next to the chute, which then smells up that section of the hallway. Lastly, there have also been one or two periods where a key fob reader has been broken, so we had to go around the building to get inside. If this were an older complex, I can understand some issues. But for a brand new building, all of these problems are inexcusable. And on top of that, they nickel and dime you upon move out. You pay a security deposit, yet that deposit does not go towards any damage in your apartment. So when you move out, if your stove is not clean, they charge you additional money to cover the cost. They also will steam clean the carpets when you leave, and charge you for the service. If they have cleaning staff come in and clean the apartment when you move out anyways, why charge you if you do not clean it? If it doesnt cover anything for the renter, why pay a security deposit at all?We pay a high price to live here, and they are increasing it even more for the upcoming rental term. The huge cost is not really worth it at this point.2 stars for the individual room and the grounds, 0 stars for everything else.

There are a lot of negative reviews posted about this apartment complex that are missing quite a few facts. I have been a resident for nearly a year and have very much enjoyed my time here. I move a lot for my job and this is my 11th apartment complex. I can confidently say it is the best I have lived in for many reasons including, staff, amenities, finishes, etc.I would like to clarify some things based on the reviews posted here.Parking- no one was forced to pay any fees. It is a new policy that does not affect current leases. You were grandfathered in and had the option to renew or not renew so it is unfair to say there was a surprise and/or hidden fee. There is also street parking that is not timed for guests and usually there spots available.Security- this is the most secure building I have lived in. You can only do so much if residents are letting cars in behind them through the door and/or garage door. The nearby apartments garage’s are open with no gates and anyone can get in or out. There have not been constant break-ins and of the few that have occurred- most of the owners of the vehicles will not file a police claim. They will get on the websites and complain but not file the report? What do you expect management to do if you don’t file? Report it people! Stop waiting for people to fix problems for you- do your part and help management try and fix the issue.Staff- the staff is beyond friendly and accommodating. I have only had one maintenance issue and it was minor and handled right away. They are incredibly responsive and proactive about getting information out (look how they have responded to every review- look for another place that does that). The post info about events and policies with weeks if not months notice. It is your fault for not reading them or your lease, which clearly states the policy renewals and move outs. There is the occasional mess caused by a disrespectful resident. There is not a maid staff on had 24 hours a day (and I have yet to see an apartment that does have that) and the staff can’t always drop what they are doing to clean up after these rude people. With that being said- they make every effort to get it taken care of right away and they do it with no judgment and smiles on their faces.Trash- the trash chute is not meant to be your normal method for trash removal. It is there for the occasional quick drop of something smelly or what have you. The compactor will be damaged if you use it for everyday trash and that is clearly written on the chute’s door. The valet is reliable and efficient. The hours are also reasonable for trash pick-up- no one wants to have to walk by smelly trash all day and two hours is more than reasonable to get what you need to out there- and then you have until 9 am to bring the can back in! There is also a dumpster if you need to get your trash out outside of the valet hours. What more do you want that is reasonable to provide??!!The elevator has been broken a few times but this is few and far between and not for a long time now (as in many months)- similar to the garage gate. The price is competitive and not inappropriate for the area and comps. The staff and amenities are fantastic. There are a number of great events/activities hosted by the staff. I have multiple friends living at near-by apartments (including the ones mentioned in other reviews) and they all agree this one is the preferred apartment building. Many are moving here but some can’t due to leases and/or availability, as this apartment is not being emptied of dissatisfied residents as mentioned before. While some of the tenants are rude and disrespectful (as you will find anywhere) the majority are very friendly and a joy to be neighbors with. You either can afford to live here or you can’t- don’t live outside your means and complain about standard apartment living costs and fees.

The new management added fees which should just be included in rent and keep adding them. The latest asinine policy is parking which typically has 80+ extra empty spots available now is $35-50 and you cant have a guest park in the garage when they come visit literally leaving them out on the street! The clubhouse which used to be the source of resident events and a sense of community now costs $150 to reserve and I only anticipate more of these policies coming down from the corporate puppet masters who local management just pass the buck to instead of taking accountability and saying something. The kicker is next door and down the street, there are some amazing complexes that dont charge all these extra fees to their residents (and have free parking and guest parking). Look at Alexander at Ghent and 201 twenty-one before Element! I would give zero stars if the computer said I could.

Warning to good people. This place is NOT SAFE. The management WILL not be honest with you. They will take advantage of you. I wish I could give 0 stars. This place is grossly mismanaged. The staff said there were cameras on the floors and in the garage. It is a lie. There are no cameras on the floors, so any problems like break ins or damage or vomit which occurs regularly will not get resolved. The management is lazy and does not care about you at all. The cleaning people and the maintenance people do not do anything right. The place is only a few years old and, we were the second people to move in. It was not cleaned upon move in as promised, there are leaks from the ceiling to this day. This place is built as cheaply as possible and the rent is extremely high. Law abiding citizens are not taken care of. The good residents are leaving quickly and they are being left with only trashy people here. Peoples cars are being broken into constantly. There is no security or safety here. Walls are thin. In addition to no cameras, they didnt put the standard electronic key access to your room which is the industry standard now, so if maintenance or anyone wants to break in you are compromised. The maintenance people are not good people. The garage gate is constantly broke. So people have to park outside, and you then get ticketed because there is a time limit for street parking. This place is going under fast. There is no reason with how new it is and in Ghent that this place is broke. Because they are losing money you are likely to be a victim of overcharging or sudden billing They will try to extort money from you in any way they can by frivolous made up charges. For example If you leave your garbage can out to early or too late you will be fined. The trash chute is small so you cannot put any reasonable garbage without having severe problems. They will also try to stiff you on your contract. Supposedly you have to give 60 days notice to prevent being automatically renewed, so they will try to get you that way to get more money out of you. That is not industry standard. They are sneaky, deceitful, and have bad business practices. I am telling you something huge is going to erupt soon and this place will go under. People are not happy here, there is a group page or forum within the community where people are always not happy full of complaints. Any nice things are from the management to again deceit you into thinking things are ok. You can message me if you want names, and more specifics.
