JXN Housing poorly “manages” two properties on East Center Street in Canton, Mississippi. Both houses have been vacant for months and are a total disgrace. The yards have not been mowed since early spring. They are filled with knee-high grass and weeds, and littered with garbage, tree limbs and misc. debris.This is a nice, residential neighborhood and we own a lovely home nearby. We are all sick and tired of looking at this mess, and we get zero response when we try to contact JXN.

Absolutely a horrible experience. Can never get in touch with anyone. Put in maintenance requests only to have them marked closed without anything being done. Do NOT rent from them unless you want to be severely disappointed & neglected :) these are just a few of the problems with our house that they refuse to fix. They completely ignore us. The only guarantee with JXN housing is to be ignored.

One star is very generous. Very unprofessional and no communication whatsoever. When my roommates and I first moved in (during summertime) we did not have ac for two months. We did exactly what they instructed us to do..left maintenance requests, tried calling. No response. Even if you press emergency maintenance request on the phone call, no one will answer. They told us they would pay us back the months of rent paid with no ac because it was “unlivable”..never did. Part of the house flooded from the washer, and it took them days to come out and fix it. This was the worst renting experience I have ever had.

My mother has a house with you all and you all are very unprofessional and completely insensitive. The issues shes had since moving into the are completely ridiculous. The worst part is if the house had been ready to move into like she was promised a lot of the problems shes had could have been avoided. You all are unresponsive and barely fixed anything when she first moved in and now its almost been a year and you just dont even respond to voicemails left at your office or maintenance orders at all. It has been an awful experience for a single mother.

So I have been trying to rent from Jxn housing. I was referred by a friend and wanted to support the business. NEVER AGAIN,Kashia Thomas Was the leasing agent. She have yet to call me back. But she emailed me and told me to do the app for the house that I wanted. I did that and paid the app fee. She email me the next day and told me to APPROVE the back ground check. The next morning she emailed and said the house was rented. But when she had just told me the approve the back ground check. Then she never called or even sent a email back. I talked to JIM and he gave me the owners email. I will never recommend renting from them and I will never work or trying to support JXN housing.

Tried emailing them and calling them from the months of March-June. My employer transferred me out of state during the pandemic without much choice in the matter. I tried to explain this to JXN Housing and every time I tried to call I was met with a, Voicemail Mailbox is full please try again later. each time. I also tried to contact them through a portal which they never check. Instead of trying the same thing expecting a different result, I tried something that worked, but not without its own issues, I quit paying rent to these people. After this I was called by the office manager, who was nice enough, but could not help my situation at all. I was told that Paul (the agent that leased the apartment to me) or Dallis, the property manager, would contact me. I was notified today that I will be evicted unless I move my things out this weekend. Besides not responding to me in MONTHS, the first time I hear from Dallis has the nerve to finally call me to deliver this news. This is just the issue of getting them on the phone, not even all the issues I had with the property.I found out very quickly why the rent was so cheap once I moved in. The amount of work put into my duplex was substandard at best. The dining/kitchen, which I assume had a nice wooden floor at some point, was now covered over in diamond plated steel. No vent above the stove, the fuse box was painted over, the air conditioner and hot water heater were outside of the safe useful life of the object. They removed my fence, WITHOUT NOTIFYING ME. I found out after I came home (I traveled for work at the time) and let my dogs out, only to have to chase them around Belhaven at 10 pm that night.So Ill ask the reader of this review, does this sound like a company that has the renters best interest at heart?

DONT RENT FROM JXN HOUSING!I rented from JXN Housing for two years. It was the worst rental experience of my life. Not only are the people who run this business unprofessional, but they are uncaring of their tenants.The house did not look as it had when I initially viewed it. I had looked at the unit one month prior and it was at the time occupied by another tenant.Here is the SHORT LIST of issues I had in two years. There were way more problems than this.- When we first entered the house in July 2018 the home reeked of cat urine. Im assuming the various dark spots/stains throughout the house were related.- There was cat food left out throughout the home as well.- The house was not clean when we first entered and my fiancée and I spent our first day there scrubbing, sweeping, and mopping the whole house.- Not only could we not open the windows, there were cracks in several window panes.- The air conditioner went out within the first couple days of us moving in (in July). It took over a week to get the work order filled. It actually took 4 days to get a call back.- There was black mold in the bathroom and in one of the closets in the bedroom. I had clothing in the closet that backs up to the shower. At one point, those clothes were covered in mold.- The house seems to have severe foundation issues as there are spots in the entranceway that were actually separating and the house itself seemed to lean.- The ceiling collapsed on my fiancée and me. It injured my fiancée. There are several other spots throughout the house with cracks in the ceiling and potential future collapsings. When the bedroom ceiling was fixed, I recall one of the workers stating the whole house needed to be re-done. I strongly agree! When I asked about compensation for medical expenses and damages, I was only given $200 off rent for the following month.- The toilet constantly ran and we had several plumbing issues that were never fixed despite several phone calls and complaints.- The drawers in the Kitchen didnt work properly due to the bottoms being made of some type of cardboard.- The doors were difficult to shut, probably due to the foundation issues.- On several occasions, people would come to our back door asking for drugs. I am not sure why they assumed I had drugs. I dont use any type of drugs.- The tiles in the bathroom were broken and jagged as were parts of the fireplace. I cut my foot once in the bathroom.- Some of the tiles in the kitchen were missing, exposing flooring underneath.- The shower head was improperly installed. It is literally held up by pressboard.- The neighbors on both sides of the house were absolutely intolerable.Any time you call to have an issue fixed, you have to wait weeks for a response if you even get one at all.FINALLY:- I moved out in July of this year. JXN Housing continued to send me bills and late fees for three months. I should note that I actually spoke with the owner about moving out two days before leaving. He knew I was moving out. They also sent me an eviction notice TO MY NEW HOUSE IN ANOTHER STATE 1300 MILES AWAY!SAVE YOURSELF A HEADACHE AND DO NOT RENT FROM THESE PEOPLE!

Called the office with a complaint about their tenants. The person i talked to was rude and told me they could do nothing if their tenant breaks noise ordinances. The lady nearly hung up on me. So incredibly unprofessional. YOU DO NOT want a JXN Housing tenant as a neighbor!! 24/7 noise ordinance violations as well as a half dozen junked cars sitting in the driveway and on the street, all belonging to their tenants. This is a trashy rental company.

The people in the office continue to give my fiancé the run around. I understand that the virus is making things more difficult, but to ask someone to apply and pay a fee before even SEEING a property in person is something I’ve never heard of. Other agencies are offering alternatives or are being straightforward about having no showings with the current state of things, but no one else has asked us to pay a fee and fill out a full application before seeing a property. I’ll be happy to update my review if we receive decent customer service, but out of all of the leasing agencies we’ve been in contact with in the past two weeks, they have been the absolute worst. This certainly does not make us want to lease with JXN Housing, as this confirms what other reviews say about poor customer service and lack of responsiveness. If you want good tenants, you have to have good service.

My experience is that I moved in a few years ago and when I moved in the front window was already cracked, the foundation in the kitchen was horrible. The rats almost ate me out of house and home. The mold in the hallway and bathrooms were terrible I had to spray the walls with bleach constantly. Once it took a week to fix my air. The wood on the doors were rotten and screws in one of the doors stripped causing the hinge to ruin. I can go on and on. I tried to stay as long as I could. When I moved they sent me pictures of all of this as if I did it. I can go on but I’ll stop right here. I have never had a problem with anyone I rented from until I rented from them. The sewer was also messed up. The neighbor s were complaining about the smell in their home. They took my deposit just absolutely wrong.

My husband & I applied for a home through JXN housing, got approved, and put down a deposit all in one day because we had to move ASAP due to my husband’s job & we were relocating. We put down the deposit on this home (433 w hill dr) because the virtual tour video on their YouTube made the house look awesome & the agent we were speaking to (Jim) told us so many people were scheduled to look at it and if we wanted it- we better put down the deposit to hold it. However, doing this- we were told we wouldn’t be able to view the home in person until move in day, in which we would sign the lease then. We were told we couldn’t view it due to JXN Housing giving the keys over the maintenance and cleaning to get the house ready for us to move in.Okay cool! Awesome.While we were in town before move in day, we rode by the home & noticed the lawn was terribly under-groomed. Bushes wild, grass ankle high, weeds growing up beside the house in the backyard. We just knew they’d have it groomed and welcoming on move in day!We kept in touch with Jim all the way up until July 30. On that day, he told my husband that his fellow coworker was going to meet us.Move in day was set for the next day, July 31.We had rented a $500 uhaul, packed up our whole life, including our 3 month old baby, and our parents & us drove 2 & 1/2 hours to this home on July 31 to move in. Jim had told my husband the Coworker agent would be at the house at 11 am to meet us to do the walk through & sign the lease.11:10 rolls around & no word from the agent. I called the office. Did the whole run around, and then the coworker called and said he’s waiting on us AT THE OFFICE. He ends up coming to the house because of the obvious. But Jim never told him the plans. No fault on the coworker. He was nice & understanding of EVERYTHING. We get into the house and as soon as I walk in, I notice bugs and just dirty y’all around the bottom base boards and the house had a terrible odor. We walk around the house and get into the bathroom where the bath tub was so DIRTY! It has black stuff all in it. (Not to mention- a guy came up while we were there and said “I’m here to fix the bathtub???? Why wasn’t this done before we moved in????) then we get into the kitchen and the appliances that we were told would be in there & set up WERE NOT THERE. No fridge, no stove, no oven, no dishwasher. So we go outside to walk around the house, there is a busted/cracked window, and NO AIR CONDITIONER!!!! It’s JULY! Why wasn’t there an AC?! Why wasn’t it on before we moved in?! We paid $1000 deposit and we couldn’t get a WELCOMING home on move in day????!!!! The coworker offered us to go to the office while they geT things Sorted because, mind you, I have a 3 mo old in the running car after a 2 1/2 hr drive. At this point it was way past 11am. We got to the office and the coworker does NOT SHOW UP. We were there for well over an hour before anyone shows up. Finally, Dallis Ketchum shows up. His name is on their office sign at Neighbor House so obvi he thinks he’s an important honcho. Because he was absolutely rude and was only listening to have a fast reply to my husband. Completely careless with his head nods & replies. He told us the appliances, including AC, are not installed until we move in. Excuse me, what In the world??? The other agent never mentioned this. He was just as confused as to why our home looked like that on move in day. So, it seems Dallis was just covering his company’s butt. We threaten to get our attorney involved because we paid for a home that was not move in ready, have all these moving expenses, and we don’t even have a home to move into. They ended up giving us our security deposit back, thankfully. But this company is not ran very well. Not to mention, we came in contact with other tenants while waiting outside the LOCKED office for over an hour. And they told us to stay away from Jxn housing. So please... I advise you to stay far away!

So far it is terrible and I have not even gotten moved in yet!!!! I wish I would have read the reviews first. I wanted to move in March first but was told that I needed to Go ahead and move by February 15, that this would be the latest the property would be held. I was told the house would be ready. Got to the house it was not clean, no appliances and nothing had been fixed. Put in the order so they came and dropped the appliances off. I finally was able to get in contact with my agent days later who got them to come put in the appliances and do some very light cleaning and painting. But they left paint in the drains and all around the tub. I have a large trench going through my yard that I was told wold be fixed. It is dangerous and someone could hurt themself. Now I am unable to get my water turned on because the property needs an inspection and no one with this company is answering the phone. I have a very busy life and I dont have time to constantly come across town to tell someone how to do their job and then write you a large check. This is not a good start at all. I hope I have something better to tell you guys in the future.

Over paid to live in a rental home with this company. Plumbing didnt work from the moment we moved in and A/C unit leaked. There were several other issues and could never get anyone to properly fix things. Office always stayed busy...so hard to get anyone to answer the phone. Was the worst 5 months of my rental history. Kay in the office was as helpful as she could be, But to know youre paying that kind of money to live somewhere and to be treated as if all they cared about was taking your money, It reached a point to where I didnt really want to hear what she had to say either.

I rented from Jxn Housing for about a year and I must add that I am a great tenant. Never any complaints, rent always paid early, and left the place in excellent condition. When there is an issue or maintenance problem that needs to be addressed, the company if very slow about replying back or sending someone to fix things. Also, no one EVER answers the phone in the office. But when they needed to get into my place to have it appraised they called me day and night and even threatened to have a locksmith come and open the house if I was not going to be available to let them in. They have been very slow about getting me back my deposit and when I called to check on this issue, of course, no one answered the phone or called back. I wouldnt rent from them again.

I was charged extra for rent due to a mistake with JXN Housings website. I was never refunded or given credit. A tree fell on the roof over 3 weeks ago. It has not been moved. The roof is collapsing more as the days go on. The washing machine does not work. I reported that it was not working 6 months ago. I constantly submit maintenance requests and remind the JXN Housing office manager of these issues. I am promised the issues will get resolved but that has not happened. Also, Ronda Ashe works at JXN Housing as the assistant property manager. She gave the place 5 stars.... definitely a conflict of interest.

I cannot give them five stars, because some of the complaints made by others on here were true for me also. The staff seem to be incredibly busy and it can be difficult to get someone on the phone at times, and I have waited longer than I believed appropriate for responses at times; but, I cannot fault them too much for having a thriving business. And, unfortunately, the home I rented had some serious issues that necessitated my being let out of the lease after only 6 months; but, many of the issues were caused by the previous renter and unknown by myself or the staff until I was already moving in as previous renter finally departed. Otherwise, my interactions with the people at JXN Housing has been nothing but positive. Everyone, with whom I have had contact, is incredibly cordial and kind, particularly Kay, who was my most frequent contact. They were absolutely willing to recompense or at least meet me in the middle when the unforeseeable problems arose. And, when the time came that it became necessary to move, they were absolutely understanding and promptly returned the security deposit after my departure. I honestly could not ask or expect any more from them. They have fully earned my appreciation and this positive review.

I was a tenant for a little less than eight months and will never rent with JXN again. They evicted me with no notice, only because the owners wanted to sell their house. Then months after my lease was over, they made up reasons to keep my security deposit. That is not to mention the lack of communication throughout the entire company.I was trying to work with Dallis through the eviction process, but it is nearly impossible to get in touch him or anybody runs the company. Overall, I am very displeased with my time at JXN housing. It was not professional at all.

Based on my experience... They were unprofessional and unorganized. Went to an open house(actually I setup an appointment time) to view a property and I was never greeted by anyone. I couldnt find the agent on site. Everyone that I spoke with was there to view the property. The home was dirty and unfinished. In my opinion, it was not ready for viewing. They even had people in the house still cleaning and from the looks of it they had a long way to go. I eventually found the agent onsite and asked when would the property actually be ready. They basically said that it was already ready and there was not much more that would be done. But, me being in need of a place to live I said that I would submit an application and finish up the house myself. There was a $40 app fee. I completed the app and paid my fee... I never heard a word back about my approval status. Basically I gave away $40. Everything happens for a reason and I feel that it may have just been a blessing that they never responded back. I am still looking for a place but I wont be getting it from them. Based on my experience with this agency I would not recommend them to no one.

If I could rate them less than one star I would. JXN Housing is horrible at up keep and maintaining their properties! My sons ceiling is covered in mold and the dry wall is peeling! DO NOT rent from them! Sons place was also without air conditioning for days in the hottest part of the summer!!

My husband and I have lived in a JXN housing rental for around a year. I love how our apartment looks and I like our location. The woman at the front office is a sweetheart. Those are the only positives.The property management has been aloof and seemingly unconcerned with maintenance and housing emergencies from the beginning. We have tried to call the emergency number twice in our time here for serious issues: 1. water leaking from the ceiling onto electrical 2. the main sewer line backed up causing raw sewage to overflow from the toilet and tub onto our floor. Nobody has ever responded using the emergency number, period; I don’t understand the point of an emergency number if there is nobody on call. We put in multiple messages requesting assistance and had to call many times to be addressed. We’ve had to wait for a week on serious issues to be resolved or had to deal with issues (such as mold in the closets) on our own. We have damp rid all over the house due to a musty smell that has never gone away. I’m leaving this review so others know what to expect from management if you rent with JXNhousing. I’d never rent with them again. We pay a good amount for rent, are good renters who take care of our place, and deserve more respect from this company.Long story short, maybe management will read this review and call a plumber so I can do my laundry and shower before work tomorrow. You can check and see that I leave reasonable reviews so you’ve earned this one lol. I’ll post pictures if the toilet overflows again.

Only reason it has 2 stars is because of Natilyn. Sweetest woman ever, gave me all the information and was the only one to apologize about my awful experience. She was very helpful getting us approved for the home, but the property manager Dallas refused to meet me and my husband, last minute he requested first and last months rent because of our age. I was guessing it was a way for us not to get it but we got it. We received the keys to the property and it was disgusting. An aroma of cat pee filled the house, cracks up the walls, blood under a broken window, I purchased 50 dollars in cleaning supplies because I signed the lease and expected to be stuck with it.After 2 hours I broke down and demanded my money back. Finally, when receiving a full refund because they broke the contract before we even signed it. I met Dallas he purposefully called me and my husband the wrong name multiple times. Most arrogant man Ive ever met. Perfect example of a douche bag scam artist that thinks hes hot stuff. Id never recommend this place to anyone. Natilyn is a wonderful sales woman and needs to find an honest company to work for they dont deserve her working there.

I am a tentat in one of there newly owned homes. The conditions of the home are very bad to say the least! A month ago they took me to court for non payment of rent the judge ruled in my favor and ordered no payment be made because of the house state. After this maybe a week and a half later they called and said all of a sudden some repairs could be made. A month later they did send some to cover the breaker box and put covers over the lights however the breaker box is still shooting sparks and blowing. The sparks before the cover burned one of my children. There is no heat or hot water. There is a whole the size of a door way in the hall way going into the attic! Exposed duct work. Then when i informed them of that I was contacting the news I was brushed off as if to say you should not have done that. Well i am here to say I will let every person I see and talk know! For three weeks aftervtgey contacted me nothing was done period. Even the man they sent said that still a lot of work had to be done. I wish I could post pics here

The worst rental company ever. It takes them months to repair anything, you have to call and call and call. The only way to get them to repair anything is to threaten withholding rent for repairing it yourself and taking it out of the rent. Rent is over priced for homes that are on their last leg. The person Ronda Ashe that just gave 5 stars works there.....like really???

Only gave 5 stars to bring attention to my review. I called several times inquiring about a property listed and Natilyn Morris was not helpful at all. She was unprofessional and rude, she does not have customer service skills and should not be the liaison between the property owners and possible renters. Jxn housing your company should look further for a suitable employee to represent your company because she is running off potential renters. I also spoke with a close relative that stated the same. Her exact words were if Natilyn Morris name is listed as the leasing agent i scroll right on pass the property

This company manages a property adjacent to a rental property of mine. Several months ago, a tree from the JXN Housing managed property fell on my house, causing significant damage. They refused to return my phone calls, and when I would get them on the phone, would make very sincere sounding promises to return my calls, but never would. I even begged that they just confirm to me that their intention was to NOT do anything, so at least i could move forward with dealing with it myself, but they continued to promise some action, and that they would get back with me in a few hours. The tree remained on my property for a week. I had to drive to Jackson from New Orleans after 5 failed confirmations they would take action or return a call to deal with them directly. My guess is that the owner of their managed property didnt even know what had happened, but was on the verge of a lawsuit because of the blatant incompetence of JXN Housing. Forcing the issue by coming to their office in person, they confirmed they would remove the tree and fix my house, signed a contract to do just that, then failed again by stopping the repairs after I left town. Incompetent is polite description.
